Australia Fair’s $25 million upgrade is on track, with stage one of the redevelopment of the Southport shopping centre in Gold Coast expected to be completed by the end of the year.
Work is underway to replace and modernise the Centre’s iconic Scarborough Street facade.
The facelift will create a modern facade for the retail, dining and entertainment complex, with fresh signage bearing Australia Fair’s new branding.
Inside, ceiling mall finishes have been removed between the Scarborough St entrance and Mister Minit, while the ground-floor mall and an expansion of Coles continues. The store’s total floor space will increase to 4,222 sqm and will become one of the most modern supermarket formats in Australia, with new specialty butchery, seafood and bakery areas when it opens in December.
Hutchinson Builders has been contracted for the upgrades.

Australia Fair general manager Ramon Otten said construction was progressing well on the first stage of the Centre’s rejuvenation.
“The upgrades to the ground-floor mall and expansion of Coles will create a whole new look and feel to this part of the Centre,” Otten said.
New tenants include Colette by Colette Hayman, LiquorLand, Zaia Handbags, U Grill, Green Valley Butcher, Joy Stylist, Clearskincare Clinics. The latest arrivals include men’s clothing store Connor, which has recently opened on the ground level.
Sportsgirl, City Beach and Lowes have recently relocated into their latest concepts stores on the ground near Scarborough Street. Go Vita, Lucky Dragon Newsagency have all relocated to the Woolworths Mall floor while Ally Fashion has relocated next to Valleygirl on Level 1. Shine Beauty will be returning to the Centre in late 2017.

Nine out of 10 people who re-sold a property during the March 2017 quarter earned themselves a profit, according the CoreLogic Pain &amp; Gain March 2017 quarter report.
The total gross losses realised over the quarter was recorded at $493.8 million with a median gross loss of $35,000 per re-sale.
The CoreLogic Pain &amp; Gain report reveals Mackay ranked among the worst.
Areas linked to mining and resources sector continue to be some of the weakest housing markets across the country, the report noted.
Although transaction volumes appear to have bottomed in many of these regions, values have generally continued to fall albeit at a slower pace. 
The reported noted although more than half of all resales in Mackay were at a loss over the quarter, it noted there are signs that in some of the weakest markets conditions are starting to improve.
The proportion of resales at a loss has fallen in Mackay from a peak of 61.8%.
"Although there has been a moderate improvement in a number of these regions it is anticipated that the instances of resales at a loss will remain elevated in these regions.
"Although transaction volumes are generally no longer falling demand remains low and there are still many that bought at or near the market peak looking to sell and likely to incur losses when they do eventually sell their property," it noted.

Queensland municipalities, Lockyer Valley, Somerset and Ipswich proved tough markets too.
Across the capital cities, vendors reselling earnings were varied: Sydney resales earned 97.8%, Melbourne 95.3%, Adelaide 92.5% and Hobart 95.4% while vendors in Darwin 63.0%, Perth 76.8%, Canberra 90.4% and Brisbane 90.8% profit earnings were significantly less. 
In the regional areas of the country the top resale earners were in the Southern Highlands and Shoalhaven at 98.8%, Illawarra at 98.6%, Newcastle and Lake Macquarie at 98.2%, Sydney at 97.8% and Geelong at 97.3%. The biggest regional losses came from regional areas closely linked to the mining and resources sector. The Pain &amp; Gain regional results found that 11.1% of houses resold for less than their previous purchase price over the first quarter of 2017. By proportion, regional house sales losses were marginally higher than the 11.0% over the December 2016 quarter and slightly higher than the 10.9% in March 2016.

CoreLogic report author Cameron Kusher said there is still a relatively high proportion of units in regional Australia reselling at a loss (17.2%) however, the proportion of loss making unit sales has shifted substantially lower as lifestyle markets see buyer demand rebounding and mining regions approach the bottom of their cycle.
At the end of 2016, 17.9% of regional units had resold at a loss and in March 2016 quarter the proportion was recorded at 19.7% of all properties. The 17.2% of regional units resold at a loss is the lowest proportion since the December 2010 quarter. 
“While the proportion of loss making sales has started to reduce in some of these regions, there remains a high willingness from home owners to sell up coupled with little demand to purchase. As a result we are seeing a high proportion of vendors materializing their losses,” Mr Kusher said.

A contemporary five bedroom home behind its Federation Armadale facade topped the nation's results when it fetched $5.925 million at its weekend Marshall White auction.
<a href="https://www.realestate.com.au/sold/property-house-vic-armadale-125599174" target="_blank">The </a><a href="https://www.realestate.com.au/sold/property-house-vic-armadale-125599174" target="_blank">9 Alleyne Avenue, Armadale </a>offering was the renovation project of the advertising guru turned property developer Nick Condon, who was formerly managing director of ad agency DDB, and his interior designer wife Kate Beadle.
They secured $900,000 above reserve for the 1910 home that traded in 2014 unrenovated at $2.022 million. They kept the home’s charming red brick facade and the front four rooms, adding a modern extension with five metre high ceilings at the rear.
National clearance rates continued to trend below 70 per cent across the combined capitals, with preliminary results showing 69.1 per cent of auctions found a weekend buyer.
There were 2,323 capital city auctions held this week, down from the 2,444 held last week.
"This week’s preliminary result indicates that clearance rates are continuing to soften," CoreLogic auction analyst Kevin Brogan said.
"Compared to results from one year ago clearance rates are relatively similar with the 67.4 per cent rate of clearance," he noted.
Volumes are up slightly on last June when there were 2,183 offerings.
"Underlying demand is still strong," the Domain chief economist Dr Andrew Wilson noted in Fairfax Media reports.
"And this year, we have higher mortgage rates for investors," Dr Wilson added.
Melbourne’s preliminary clearance rate increased to 71.9 per cent this week, according to CoreLogic, up from last week’s final of 71 per cent, when the lowest clearance rate since July last year was recorded.
Auction volumes decrease slightly with 1,050 auctions held over the week, down from 1,129 over the previous week.
At the same time last year, the Melbourne clearance rate was 68.3 per cent across 1,085 auctions.
The Mornington Peninsula region was the best performer in terms of clearance rates, with an 87.2 per cent success rate across 44 auctions, followed by the North West region, where 79.5 per cent of the 90 auctions sold.
Melbourne had the cheapest result when $262,000 was paid at Moonee Ponds. It had been tipped to sell for around $240,000 to $250,000.
The one bedroom at 6/78 Argyle Street had last sold in 1997 at $53,500.
Across Sydney, 918 homes were taken to auction this week with the preliminary clearance rate for the city at 73.1 per cent.
The final clearance rate dropped for the third week in a row, with 66.7 per cent of the 927 auctions clearing last weekend.
The volume was lower one year ago, when 768 Sydney homes were taken to auction for a 73.4 per cent clearance rate was 73.4 per cent.
Sydney's highest result was a longway from the traditional Saturday auction hotspots, as winter triggers fewer listings.
Offered for the first time in 29 years, an imposing Glenhaven home on a five acre estate fetched $4,625,000. <a href="https://www.realestate.com.au/sold/property-house-nsw-glenhaven-125607338" target="_blank">The vast six bedroom residence</a> was built in 2001. 
The preliminary clearance rate in Brisbane this week was 30.7 per cent, down from 46.4 per cent over the previous week.
Auction volumes were lower this week with 129 auctions held, down from 151 last week.
But Wilston secured a record price when a four level home at 39 Ray Street sold for $3,851,000.

It was sold through Queensland Sotheby’s International realty agent Douglas Tonkin who sold it to an international buyer, whose top bid broke the suburb record of $3.2 million.
"Fastidious owners have remodelled and extended the home to incorporate multi-level living flowing out to the finest in al fresco entertaining and recreation," Tonkin advised.
A total of 101 Adelaide homes were taken to auction this week, with a preliminary clearance rate of 67.6 per cent across 68 results, down from 69.5 per cent last week when 103 auctions were held across the city.
Adelaide's prices ranged between $313,000 at Ingle Farm and $940,000 for <a href="https://www.realestate.com.au/sold/property-house-sa-linden+park-125593922" target="_blank">a 1950s house at Linden Park</a>, which was marketed as representing land value. There had been $790,000 price guidance.
A four bedroom home at <a href="https://www.realestate.com.au/property-house-sa-ingle+farm-125637250" target="_blank">24 Sloan Road</a> at Ingle Farm had been marketed with $300,000 price guidance.
In Perth, 54 auctions took place this week, with Perth’s preliminary clearance rate of 36 per cent higher than both last week’s result (32.3 per cent) and one year ago (31.9 per cent). 
Canberra’s preliminary auction clearance rate of 73.9 per cent this week is higher than last week, when the final auction clearance rate was 50.8 per cent and higher than the 61 per cent recorded last year.
Canberra's top sale was $1.4 million when <a href="https://www.realestate.com.au/property-house-act-o%27connor-125622950" target="_blank">79 David Street, O'Connor</a> was auctioned, having been marketed with $1.25 million plus hopes.

Federation Armadale home tops weekend auction results

Romeciti has launched its 357-apartment Natura project in Macquarie Park, one of Sydney's booming residential construction precincts.
On the weekend, the developer sold 88 percent of its first stage launch of 210 apartments.
The total sales valued at $210 million.
This included a suburb record price of $5.6 million for a Grand Penthouse. All six Grand Penthouses have been sold prior to launch.
There were one bedroom apartments selling for $598,000 to $790,000.
The price range for two bedroom apartments was between $988,000 to $1,360,000.
The three bedroom apartments sold for $1.4 million to $1.6 million.
Selling agent RCG Real Estate's Justin Jia said most of the purchasers were owner occupiers.
The $450 million project is expected to be completed in 2020 with more than 7,000 square metres of communal gardens and 3,000 square metres of residential amenities.
Architects Architectus designed Natura, with living and communal space interiors designed by Elenberg Fraser, and landscaping designed by Aspect Studios.
Jia said these companies were specifically chosen to collaborate on this project.
Natura sits right next to an all natural creek, known as a riparian corridor, which is to be complemented with leafy pedestrian walks and cycle paths.
Romeciti will announce the stage two of Natura and its penthouses featuring the unique Rome Club services in coming weeks.
A high-end golf residential master plan community in Cattai is also in planning to be launched later this year.

Knight Frank rural agent Russell Iles brokered the deal that achieved close to $40,000 an acre [$100,000 per hectare].
The district's last big sale was when the Conte family sold their long-held premium vineyards on California Road and Bayliss Road near Aldinga to fellow McLaren Vale winemaker Dowie Doole last year for $1.9 million. The 53-hectare property has 35 hectares of vines.
McLaren Vale is regarded as one of Australia's most prestigious wine districts.
South Australia is responsible for almost 80 per cent of Australia's premium wine.

The $2.85 million opening bid was followed by a vendor bid of $3.7 million.

Big gap between buyer and seller at artist's Annandale warehouse auction

JLL Hotels &amp; Hospitality Group have announce the biggest Sydney pub deal for nearly six years with the simultaneous sale of the Hunters Hill Hotel and Tiger Bar Hotel Hurstville.
Iris Capital and Gallagher Hotel Management have bought two key Sydney hotels with a combined value of $65 million, to expand their footprint in the hot pub sector.
The sales come at an interesting time for the hotel industry with Redcape groups mooted $700m sale of their 26 venue hotel portfolio to Moelis Capital, John Singleton’s Australian Pub Fund continuing their attempts for a portfolio sell down and KKR, debt provider to the ill-fated leasehold Dixon group, reportedly seeking capital solutions after recently shelving IPO plans.
National Director John Musca who negotiated the sale stated that "the asset transactions are manifest examples astute divergence in investment and operating strategies of two highly respected industry stakeholders at a particular point in time, reflecting class-leading thinking on both their parts".
Opened in 2012 the Tiger Bar Hotel resides adjacent to the Hurstville bus and train stations in a precinct benefitting from a new LEP and residential intensification.
It includes public bar, TAB, gaming room and upstairs restaurant and is a consistently high-ranking NSW gaming venue.
Along with the neighboring Ritz and Meridian Hotels, the Tiger Bar has become a cornerstone entrainment venue for the Hurstville Forest Mall retail and business core.
The hotel was purchased by Iris Capital where a change in group focus has seen their property and business empire rapidly expand to include extensive development and broad-acre land interests across NSW.
This includes their recent success in winning the tender to acquire the East-End Newcastle city site master planned to include circa 700 residential apartments, a possible five star hotel and over 10,000m2 of retail space.

The 34-level tower at <a href="https://www.apartments.com.au/new-apartments/137-old-burleigh-road-broadbeach-qld-4218">137 Old Burleigh Road</a> will comprise just 49 residences, ranging from half-floor apartments through to full-floor homes and a penthouse. The launch follows the strong sales performance of DVB's nearby Sea Glass development. The start of demolition at 137 Old Burleigh Road signals DVB Projects’ underlying confidence in the Gold Coast’s luxury beachside apartment sector.

The project will comprise 40 half-floor residences of approximately 260 sqm, alongside eight full-floor residences spanning around 524 sqm.

A single penthouse will crown the building, featuring a private pool, barbecue area, indoor gym and dedicated entertaining spaces.

Residents will have access to a resort-style suite of amenities, including a 20-metre pool with daybeds, a gymnasium, hot and cold plunge pools, a sauna, and private residents’ lounge and dining facilities.

Sales agent Todd Matheson, of <a href="https://www.apartments.com.au/project-marketer/pezet-matheson">Pezet Matheson</a>, which is marketing both 137 Old Burleigh Road and Sea Glass, said 137 Old Burleigh Road would address a clear gap in the market for genuine luxury products.

“There are very few opportunities on the Gold Coast where buyers can secure a residence of this size and quality in a new building,” Matheson said.

Located on a 1,156 sqm site one block from the beachfront, the development will replace an ageing walk-up building and is expected to contribute to the ongoing transformation of the Old Burleigh Road strip into one of the Gold Coast’s most prestigious residential corridors.

With the development moving into the delivery phase, 137 Old Burleigh Road is slated to hit the market later this year.

DVB Projects to launch second Broadbeach apartment tower as demolition commences

A proposal to redevelop one of North Sydney's ageing commercial buildings has taken another step forward, with plans for a 38-storey mixed-use tower adding momentum to the long-awaited transformation of the Alfred Street precinct.

Now on public exhibition through the NSW Government's Housing Delivery Authority-led State Significant Development pathway, the proposal for 271-273 Alfred Street would replace an underutilised commercial building with 95 apartments, ground-floor retail, commercial space and affordable housing. The proposal was submitted by&nbsp;Tara Shore Pty Ltd, acting for the John Taylor Family Trust.

While the project will deliver much-needed housing on the southern edge of the North Sydney CBD, it also represents another piece of a broader precinct that has spent years in planning limbo.

Despite its proximity to both North Sydney Station and the Victoria Cross Metro, redevelopment of Alfred Street has progressed slowly over the past decade as broader planning controls, zoning and building heights remained unresolved. The introduction of the Housing Delivery Authority pathway has provided a new avenue for projects to progress, allowing rezoning and development assessment to occur concurrently and unlocking sites that have long been earmarked for renewal.

Designed by Office of Cortese &amp; Gilder, the proposal seeks to do more than replace an ageing office building. The architects have positioned the project as the first stage of a wider public domain vision that would improve pedestrian connectivity and create a more cohesive mixed-use precinct as neighbouring sites are redeveloped over time.

The proposal includes a widened Alfred Street setback, new street trees, landscaping and outdoor seating, along with a landscaped through-site pedestrian link connecting Alfred Street with Little Alfred Street. The connection is intended to become the first section of a future east-west pedestrian network extending across the precinct.

The mixed-use tower would comprise retail space at ground level, commercial uses on level two and apartments from level three upwards.

In total, the development would deliver 95 apartments, including nine one-bedroom, 28 two-bedroom, 56 three-bedroom and two four-bedroom residences. Twenty-one apartments, representing 15 per cent of the residential gross floor area, would be secured as affordable housing and managed by a registered community housing provider for at least 15 years.

Nine basement levels would provide 133 resident car spaces, seven motorcycle spaces and 111 bicycle spaces.

According to the Architecture and Urban Design Report, the public domain strategy is designed to transform what is currently an inward-facing commercial edge into a more active and connected pedestrian environment, creating a stronger relationship between the commercial core and surrounding residential neighbourhoods.

Office of Cortese &amp; Gilder has also prepared a broader public domain framework spanning neighbouring properties between 263 and 283 Alfred Street, arguing that a coordinated approach to redevelopment will deliver better public spaces, improved tower separation and a more connected streetscape as the precinct evolves.

The proposal comes at a time where North Sydney is slated for future residential growth. Commercial developer FiveX has residential plans for the neighbouring site at 275 Alfred Street. They've proposed a 39-storey mixed-use tower with 184 apartments, while Freecity was recently approved for nearly 300 apartments across a 51-storey building on Walker Street.
