Approval has been granted for Brighton’s first fossil fuel-free apartments, Slate House, which will consist of 14 residences, featuring two and three-bedroom homes across three levels.

Slate House is set to achieve a NatHERS rating of 7.8 by incorporating a fossil-fuel-free embedded network and utilising energy-efficient appliances, as well as running entirely carbon neutral in operation. 

The project will be delivered by Lucent, who are renowned for the sell-out success of Nightingale and Little Miller apartments in Brunswick East. When asked whether there was a strong buyer demand for NatHERS and Green Star rated homes, Lucent Managing Director, Panos Miltiadou explained that given the response from their previous projects, buyers today held both sustainability and community in high regard.

However, if the world is to reach <a href="/news/oceania-maintains-top-rank-in-the-global-real-estate-sustainability-benchmark-for-2019">near net-zero by 2050</a>, it’s crucial that we look at our homes, the lifecycle of materials and how our houses are built.

While it may seem daunting to completely overhaul your home, <a href="https://www.theguardian.com/environment/2010/may/10/lifestyle-change-environmental-impact">studies have shown</a> that even small changes can make a significant difference and save the planet tonnes of emissions per year.

Here’s a guide to help reduce your environmental impact, ranging from low-cost ideas to larger investments in sustainability:

By using Compact Fluorescent Lamps (CFLs) and Light Emitting Diodes (LEDs) you can save up to <a href="https://www.energy.gov/energysaver/save-electricity-and-fuel/lighting-choices-save-you-money/how-energy-efficient-light">25% - 80% less energy</a> than regular bulbs. These light bulbs are also great because they last 2-25 times longer, meaning less cost.

#2 CREATE A COMPOST BIN

According to food-waste recovery organisation, Oz Harvest, over <a href="https://www.ozharvest.org/what-we-do/environment-facts/">5 million tonnes</a> of food ends up in landfills every year, which is enough to fill 9,000 Olympic-sized swimming pools. Instead, it can be a good idea to plan out your meals to avoid waste and freeze any perishables that you don't anticipate to eat before they spoil. For food scraps, creating a compost bin is an easy and more environmentally conscious way of dealing with food waste. 

#3 REMEMBER TO RECYCLE

For the same amount of energy that it takes to produce one can from virgin materials, 20 cans can be created through recycled materials; while recycling one tonne of plastic can save 16 barrels of oil. When you consider the energy expenditure it takes to produce a disposable item, it makes a lot more sense to make a little extra effort to recycle it.

#4 USE ENVIRONMENTALLY-CONSCIOUS CLEANING PRODUCTS

Many cleaning products on the market contain harmful ingredients such as ammonia, ethylene glycol monobutyl acetate, sodium hypochlorite and/or trisodium phosphate, which all emit toxic VOCs when released into the air. Today, there is a wide range of cleaning products on the market which contain all-natural ingredients and achieve the same results.

#5 BUY RECYCLED FURNITURE

Every 5 seconds a new IKEA bookshelf is purchased somewhere in the world, which seems like a shocking statistic given how many can be found in op shops or organic hard rubbish collection – in perfect condition. By purchasing and recycling furniture, you are helping to eliminate the <a href="https://www.samedayrubbishremoval.com.au/War-On-Waste-Statistics.php">85% of 'hard-rubbish' furniture</a> that ends up in the landfill.

#6 TURN OFF LIGHTS + UNPLUG ELECTRONICS

While the idea of unplugging appliances to save energy <a href="https://www.nopec.org/blognewsroom/blog/top-5-energy-myths/">has been debunked</a> (as it actually uses more energy to repower the appliance when you turn it on again), hand-held device chargers including smartphones, cameras and laptops will continue to extract power even when the device is fully charged. It's a good idea to regularly check your plugs the same way you would with light switches to ensure that no energy within your home is being wasted.

#7 RUN A FULL, COLD LOAD OF WASHING

Did you know that running a load on a cold wash as opposed to hot can reduce the energy expenditure <a href="https://www.sustainability.vic.gov.au/You-and-your-home/Save-energy/Appliances/Washing-machines">by up to 80%</a>? You can also save energy by ensuring your load is full before every cycle and handwashing items that you need immediately.

#8 OPT FOR REUSABLE LUNCH WRAP + CONTAINERS

There are so many great alternatives to cling film and takeaway coffee cups on the market right now. From beeswax lunch wrap to glass Tupperware containers and 'Keep Cups', reducing plastic and single-use food container use has just got a whole lot easier.

#9 AIR DRY CLOTHING

Line-drying your clothes not only saves energy but it also saves money and risk of clothing shrinkage.

#10 PLANT YOUR OWN HERBS

When you consider the cost and energy expense to commercially grow a parsley plant, ship it to the supermarket, and transport it home – the fuel and production costs greatly outweigh the cost and energy to grow your own. Instead, pick up a few herb plants from your local garden centre, and create a garden bed or plant them in pots on your kitchen window sill. 

#11 AVOID MICROWAVE USE

A recent study by The University of Manchester found that microwave usage across the EU emits as much carbon dioxide as <a href="https://www.manchester.ac.uk/discover/news/microwaves-could-be-as-bad-for-the-environment-as-cars-suggests-new-research/">nearly 7 million cars</a>, which is equivalent to 7.7 million tonnes of carbon dioxide per year. 

#12 INSTALL LOW-FLOW SHOWERHEADS

Data shows that low-flow showerheads can save up to 160,000L of water daily for a household of four.

Many homes across Australia would have been fit with the minimum insulation requirement, however, <a href="/news/oliver-steele-of-steele-associates-discusses-australian-building-codes-apartment-design">Passivhaus design suggests</a> in order to maintain better thermal performance, insulation should be installed underfloor, in walls and ceiling, and contain a higher R-value than the minimum standard. 

#15 DOUBLE GLAZE JOINERY

The same way insulation works, double and triple glazing works to keep a balanced internal temperature and avoids heat loss or influx – depending on the season. This saves on additional heating costs and energy use. 

#16 OPT FOR WATER-BASED PAINTS

Many paints contain high VOCs (Volatile Organic Compounds) which are also found in many building materials such as flooring, benchtops, curtains, furniture and more. Opting for water-based low VOC containing paints is better for both your health and the environment. 

#17 UPGRADE YOUR TOILET

In most households, a toilet will use almost 30% of the indoor water usage. In order to reduce this significantly, the EPA suggests upgrading older toilet models to the EPA certified WaterSense model.

Consider having an environmental consultant inspect your home to look for areas which are the least energy-efficient and could require an upgrade.

These could include:

	<li>Fill any gaps to prevent leaks and draughts</li>
	<li>Replace any materials which emit high VOCs with more <a href="/news/fast-track-your-developments-sustainability-credentials-by-opting-for-certified-building-materials">natural, low VOC, certified products</a>

	<li>Make upgrades to appliances, water heater, air conditioning, etc.</li>

#20 INVEST IN AN HRV SYSTEM

Heat Recovery Ventilation systems (also known as HRV) work by pumping fresh air into living areas while extracting air from kitchens and bathrooms. This ensures that the air circulation around the home is clean and fresh. It also keeps the heat in during the winter, and the heat out during the summer.

The <a href="/developers/arcadian-property">Arcadian Property</a> development has already nearly sold out, which real estate agent Alex Ouwens believes could be indicative of the growing strength of Adelaide’s property market.

Located within the leafy inner western suburbs, Third Avenue is only 2km from Adelaide CBD, and 10 minutes to Glenelg Beach.

Arcadian Property CEO Warwick Mittiga explains that the homes have been popular due to their design and location.

Following the launch of Australia’s first Passivhaus apartment <a href="/new-apartments/the-fern-7-wyndham-street-alexandria">The Fern</a>, Apartments.com.au caught up with the man behind the design – Oliver Steele, founder of Sydney based architecture and building practice Steele Associates.

Oliver discusses code compliance, building loopholes, <a href="/news/no-dust-no-noise-no-bills-australias-first-passivhaus-apartments-are-almost-here">Passivhaus design</a> and what buyers should be looking out for.

Apartments.com.au: What do you believe are the safest materials to install in a home for the health of its occupants? (Flooring, walls, insulation, etc.)

Oliver Steele: Look for low VOC (Volatile Organic Compound) products. The pungent smell of some paints and varnishes, and even that ‘new car smell’ are VOCs ‘off-gassing’ as the product dries or slowly cures. These VOCs can be emitted for extended periods by some products, including plastics. Some of the newer water-based polyurethane floor coatings are very low in VOCs and quite hard-wearing, The technology has improved a lot in the past few years. Natural oils on timber veneer joinery give a soft, warm glow, and doesn’t scratch like polyurethane finishes. Interior paints have also improved a lot in the past decade, and low VOC paints and even water-based enamels are improving in their ease of application and durability. Knauf Earthwool is a good insulation product. It's not as itchy as the old fashioned glass-wool batts.

U: What iterations do you feel need to be made to the Australian Building Code to ensure buildings are constructed to the highest quality and safety for their inhabitants?

OS: The codes are pretty thorough in terms of quality and safety. The main issues are with compliance. The area that the code most needs improvement is in environmental standards. There’s a push to include minimum standards of airtightness in the code, but a lot of resistance from industry. Insulation and glazing standards for energy efficiency should also be improved, especially in apartments.

U: Have you discovered any loopholes in the Australian Building Code where developers and builders can potentially cut corners, compromising the quality of the build?

OS: Compliance with BASIX (the environmental compliance minimums) in NSW is self-certified by builders. That leaves a lot of room for cutting corners. Poor insulation, draughty buildings, and ‘sick building syndrome’ can result.

U: How has being a qualified builder as well as an architect influenced your design methods and processes?

OS: I’ve learnt a lot about building from designing, and a lot about designing from building. Knowing the building constraints of costs and materials helps me design and detail buildings that will be affordable, durable, and hopefully uplifting for occupants. Having the design background helps me resolve construction issues in a way that won’t impinge on the architectural integrity of buildings, and gives me a deep-seated appreciation for maximising the functionality and beauty of buildings throughout the building process.

U: Which areas of a home do you think require the greatest financial investment for long term benefits?

OS: Insulation and draught-proofing are the best value for money in building. External shading is another great value investment. Stopping the summer sun before it hits glazed doors and windows is always more effective than mitigating summer heat after its made its way into your home. Energy-efficient doors and windows cost more upfront, but will help keep you cool in summer and warm in winter for a lifetime. 

U: Passivhaus design appears to have fantastic long-term rewards – such as significantly decrease power bills even heat distribution and airflow etc. – how does the upfront building cost of a Passivhaus home compare to a standard build of the same size and configuration?

OS: It depends on many factors including specific climate location, site orientation, and building design. I’d estimate the cost premium at 10-15% over a code-compliant building for Sydney, but these estimates will become clearer in the coming years as more Passivhaus buildings are completed. Hopefully, the cost premium will reduce as this better way of building becomes more popular as well. 

U: What changes would need to be made to the Australian building code to reflect the attributes of Passivhaus design?

OS: More than will happen in the foreseeable future! Australia, and especially NSW lag far behind in this area, sadly. One achievement we’re particularly proud of at The Fern is that we had Heat Recovery Ventilation accepted as an alternative solution under the BCA, so it’s now available for all apartment projects to use.

OS: With the cost of housing so high, most buyers are just looking for something they can afford that’s large enough and well-located enough to be suitable. Unfortunately, this means the ongoing running costs of power bills and the qualitative wellbeing elements of a healthy, thermally comfortable space are often overlooked. Hopefully projects like the Fern will be part of a wider push towards quality over quantity, but cost pressures will remain a big factor.

U: What are your favourite modern apartment design techniques and why?

OS: On the practical side, minimising circulation space to maximise usable living space. Lots of built-in storage well-placed so the joinery keeps your stuff out of the way without getting in your way. On the lifestyle side, open plan kitchens connected to dining and living areas so cooking and eating are shared daily rituals. And sheltered balconies that work as extensions of your living space when the weather is good. And building in high environmental performance for occupant and planetary wellbeing, of course!

U: What would your ideal mixed-use precinct community look like?

OS: Net-zero energy use, plenty of green space and shade trees to help keep the precinct cool in summer. Stormwater used to create mini-wetlands integrated into parks, attracting native birds and insects. Human-scale buildings with organic forms designed to capture the winter sun and shade summer sun. Degrees of public and private space to encourage community connections whilst allowing people to feel secure and serene when they need to. Oliver Steele of Steele Associates discusses Australian building codes and apartment design

Australia’s property development industry has a lot to celebrate recently after the Global Real Estate Sustainability Benchmark (GRESB) announced Oceania’s world-leading real asset performance rank for the ninth year running.

The GRESB benchmark takes into account the environmental, social and governance (ESG) performance of real assets and infrastructure investments from across the globe – with Oceania reaching a new world record GRESB Score of 81, up from 72 the previous year. 

This year, the GRESB assessed 1,005 property companies, Real Estate Investment Trusts (REITs), funds and developers, with a combined asset count of 100,000 properties valued at over $6 trillion.

On a global scale, the current GRESB Score has climbed from 68 to 72 over the past year. However, despite the upward growth trajectory, the assessment also found a subsiding greenhouse gas reduction of only 2.66% this year, compared to 4.91% in 2018 – which is not enough to meet the <a href="/news/a-greener-future-green-building-council-australia-discuss-climate-change">Paris Climate Agreement target</a>.

Despite the disappointing greenhouse gas emission results, GRESB’s Director of Real Estate, Roxana Isaiu expressed confidence that the overall success since the GRESB Benchmark was established in 2009 shows a tenacity that will hopefully set us in good stead to reach the goal.

It is clear Australia is on the right path towards leading global environmental, social and governance performance standards, however, in order to continue breaking Oceania's GRESB record, Australia needs to build on the framework we already have in place. This could include investing in greater analysis as to what is driving the most carbon emission and focus on ways to mitigate this; relook at policy and raise minimum environmental standards; retrofit and/or <a href="/news/upcycling-australia-why-demolish-when-you-can-re-polish">upcycle existing buildings</a>; and engage in more detailed, <a href="/news/place-over-product-akron-property-s-andrew-harvey-discusses-the-concept-of-creating-a-community-centric-mixed-use-precinct">holistic town master-planning</a> to create cohesive communities which are energy-efficient, future-proofed and environmentally sustainable. Ultimately, a change in perception that it’s time to place sustainability ahead of financial gain would be the desired outcome – but whether or not that's viable will become evident over the next few decades.

Oceania maintains top rank in the Global Real Estate Sustainability Benchmark for 2019

Since opening in 2002, Federation Square has welcomed approximately 10 million visitors each year and is home to several of Melbourne’s cultural institutions including Flinders St Amphitheatre, Australian Centre for the Moving Image (ACMI) and The Ian Potter Centre: NGV Australia.

In April earlier this year, the Victorian Government announced that they would be exploring ways to future-proof the precinct. The review aims to reconsider accessibility of Federation Square, creation of more public and commercial spaces, inspire public gathering and to deliver better access to the Yarra River, transport links, as well as sports and cultural precincts.

The year-long review process has recently reached Stage 1, which has now opened up the project for discussion with 'community consultation'. The feedback phase will run for two months before ideas are pitched to stakeholders.

To date, some of the requests include the following:

The Victorian Government invite the public to share ideas for Federation Square Review

Imagine 31 years down the track – it’s 2050, and the time has arrived that Australia must be <a href="https://www.generationyes.com.au/why_net_zero">at (or near) net-zero emissions</a> to avoid the most detrimental impacts of climate change. Would we have achieved it?

Buildings produce <a href="http://www.bdaa.com.au/buildings-constitute-to-25-of-australias-emissions-how-will-they-be-turn-into-green-and-who-will-fund-that/">25% of Australia’s emissions</a>, which is why now is a crucial time to bring about greater accountability when it comes to greening our buildings. Thanks to environmental organisations such as Green Building Council Australia (GBCA) we now have a better chance of drastically reducing our country’s built environment embodied carbon rates, as more new builds and retrofits are being constructed to the GBCA’s Green Star Rating standards.

The team at Green Building Council Australia shared some insight into what the future of sustainability in Australia could look like, and how Green Star Ratings work.  

Urban.com.au: According to the Sustainable Development Goals index, Australia has some of the world’s highest carbon emissions per capita – what measures can current homeowners, as well as developers take to help reduce this and prevent future emissions?

Green Building Council Australia: We can all support sustainability by being conscious of our energy-consumption choices at home. There are opportunities for homeowners and developers to make a difference by retrofitting sustainability features such as solar panels and more efficient hot-water systems to improve the sustainability of an individual home. Removing drafts by sealing doors and windows, insulation and ceiling fans can make a massive difference – estimates suggest these measures alone could save homeowners up to $150 a year. This has the added benefit of reducing ongoing operation costs for residents.

U: Are there any areas of the National Construction Code that you feel could be amended to promote greater environmental sustainability?

GBCA: Energy standards in the National Construction Code need to be upgraded in order for new buildings to be fit for a zero-carbon future. All of the buildings being constructed today will be there in 2050 when we need to be at or near net-zero emissions.

We are supportive of the improvements to the 2019 National Construction Code, in particular, the changes to strengthen energy performance in commercial buildings. However, to meet the Code’s full potential, Australia needs a long-term plan with targets and a clear, regulated and transparent process for Code updates out to 2030, starting with a step-change for residential standards in 2022.

Last year, we supported the delivery of two major reports by the Australian Sustainable Built Environment Council and ClimateWorks Australia which strongly influenced a government commitment to set future energy targets in the Code. ASBEC’s work identified that implementing these opportunities across projected new buildings and renovations could deliver an estimated 10.8 million tonnes of cumulative emissions reductions to 2050, approximately equivalent to the annual emissions of the Loy Yang B coal power station and mine! Just three years delay in improvements to the National Construction Code could lock in an estimated $1.1 billion in wasted energy bills from homes alone out to 2050, and 3 million tonnes of additional emissions. Implementation details are still being worked out, but <a href="https://new.gbca.org.au/news/gbca-media-releases/gbca-welcomes-national-action-zero-energy-buildings/" target="_blank">we're very pleased</a> with the progress to date and looking forward to working across government to deliver change in the coming months.

U: What are some of the most creative environmentally conscious designs you’ve audited to date?

GBCA: Australia and New Zealand’s real estate industry has ranked best in the world for sustainability for eight years in a row, according to the investor-driven GRESB global benchmark. More than 2350 projects across Australia are Green Star-rated, including more than one-third of office space and shopping centres that attract about 1.3 million people daily. There are so many creative and sustainable projects, including:

Awarded a 6-Green Star Communities rating, the Brisbane development is targeting strong environmental, economic and social impacts with features such as rainwater and greywater recycling for the gardens and public realm, a zero food waste to landfill target, LED lighting, solar energy generation, 10,000 plants, a car-share programme and 1600 bicycle parks. The development, which spans 2.6 hectares in inner-city West End, will also offset 100 per cent of its energy use.

Credit: Stockland</figcaption></figure>Stockland’s Sunshine Coast master-planned development has achieved a 6-Green Star Communities rating, a significant achievement for Australia’s biggest precinct under single ownership. Water use and quality is being preserved and monitored annually, with advanced water treatment and recycling. More than 700 hectares of land will be rehabilitated from its former forestry use into a conservation area. Community-building elements including affordable housing, social infrastructure and education and skills development were also built into the project from the early stages of development. It is a model for the development of future communities in Australia.

U: From the establishment of the Green Star Rating system in 2003 to today, how have your regulations evolved, and what new considerations have you had to consider in recent years?

GBCA: Technological and social advances have spurred significant changes to Green Star, with more to come. Green Star is a holistic rating tool that takes into account not just environmental sustainability, but also social and economic benefits, too. The introduction of Green Star – Performance has driven the ratings of vast portfolios of buildings in operation, and Green Star – Communities has seen our impact extend to master-planned communities around Australia that will be home to more than half a million people. Today and in the coming years, we are continuing to ensure our rating tools support leadership through our Future Focus program. We want to maintain the transformative impact and integrity of Green Star in the fast-changing world. Specifically, the GBCA is focusing on carbon emissions as we move to a net-zero carbon future for our built environment. So from mid-2020, future 6-Green Star rated buildings will have to use 100 per cent renewable energy sources to qualify the rating. later, getting five stars will require the same achievement.  

U: What do you believe is the main motivation for developers to opt into the voluntary Green Star Rating system?

GBCA: Green Star-rated buildings make business sense. They help meet increasing investor, tenant and employee demand for buildings and assets that are demonstrably sustainable. This leads to improved returns and savings from these buildings in operation. All in all these buildings save money, create healthier and happier environments for people, minimise carbon and energy emissions, and build a better future for us all.

U: What are some of the main challenges in retro-fitting heritage buildings to raise their sustainability credentials?

GBCA: There are challenges in retrofitting heritage properties to comply with Green Star ratings, but there are many examples where it has been achieved.

Curtin University and The National Trust of WA successfully overhauled the interior of the 1854-built Old Perth Boys’ School to a 6-Green Star standard. Total greenhouse gas emissions reduced by more than half (55 per cent reduction), energy for lighting dropped 80 per cent, and power for air-conditioning fell 65 per cent throughout the limestone building. Water use also declined by 35 per cent through efficient fixtures and fittings. Engineered timber was used for its low whole-of-life environmental impact. The outcome was facilitated while protecting and enhancing its heritage value and creating a contemporary space that is well used.

Credit: Sydney Opera House</figcaption></figure>A World Heritage-listed icon and a busy performance space, the Sydney Opera House has also achieved 4-Green Star rating for its sustainability. Lighting upgrades installed efficient centrally-controlled LEDs that cut the power usage in the Concert Hall 75 per cent. Innovative solutions for cleaning – including the use of olive oil and bicarbonate of soda instead of harsh chemicals – also assist to maintain air quality.

U: Which companies are currently striving to attain Volume Certification across their properties? 

GBCA: In Australia, we are fortunate to have so many companies leading internationally using Green Star across their portfolios. Our members are world leaders. There are many examples on our website, for example Vicinity Centres, Dexus Group, Charter Hall, Frasers Property are all notable examples of very large portfolios being rated Green Star.

For volume certifications, recently, the Commonwealth Bank of Australia boosted the sustainability of its branches and reduced its energy emissions almost 54 per cent from its 2009 levels, through volume certification. In keeping with its long-term sustainability strategy, 20 branches achieved 5-Green Star or 6-Green Star ratings in two years. Volume certification enabled shared features across the branches to be rated once, then repeated across the network.

U: Which international environmental movements have impacted your rating framework, and what has been the public and political response to your policies?

GBCA: Green Star recognises and responds to global and domestic movements and initiatives influencing our industry and the built environment. Some of the drivers which are impacting on Green Star and helping to influence the development of the next iteration of Green Star tools include the United Nationals Sustainable Development Goals, Global Real Estate Sustainability Benchmark (GRESB), the IPCC Special Report on Global Warming of 1.5 degrees, the Task-Force for Climate-Related Financial Disclosures and the National Cities Performance Framework.

We have been working with all levels of government to support more sustainable, energy-efficient buildings as a way to cut costs for consumers and businesses and reduce Australia’s carbon emissions. <a href="https://gbca-web.s3.amazonaws.com/media/documents/gbca-federal-election-platform-2019-final.pdf" target="_blank">Our policies</a> resonate with both government and communities because healthy, productive and resilient buildings and communities are the foundation of a strong society. Having the conditions to foster these places should be a priority for all governments. Future Focus will encompass social and economic factors to ensure Green Star remains a holistic rating tool.

U: As the Green Star Rating system continues to modify its standards, will buildings that have gained certification need to reapply to meet new standards?

GBCA: While some of the criteria and benchmarks for Green Star ratings will change, our philosophy at the GBCA will not. Our goal is still to create healthy, resilient and positive places for people to work, live and play. We believe we can achieve this through the sustainable transformation of Australia’s buildings, cities and communities. Existing Green Star-rated properties will not lose their certification but new buildings, communities and fit-outs will have to meet the contemporary standards. Green Star-rated buildings will retain their competitive advantage in the crowded commercial and residential property markets and Green Star-rated buildings will continue to save money, create healthier environments and improve the nation’s environmental sustainability – one building, or community, or fit-out at a time.

U: What are the 3 key sustainable rules you suggest we should live by?

GBCA: At the GBCA, we believe that everyone is responsible for working towards sustainability, not only in the built environment but in all areas of our lives. The GBCA is supportive of the United Nation’s Sustainable Development Goals. We think everyone should jump on the UN’s Sustainable Development website and have a read of <a href="https://www.un.org/sustainabledevelopment/takeaction/">The Lazy Person’s Guide to Saving the World</a>.  We are all part of the solution, and luckily there are some easy things that we can all adopt into our routines which can make a big difference.

A greener future: Green Building Council Australia discusses climate change

The proposal for a six-storey timber-framed office building has recently been given the green light to commence construction by Fremantle Council. <a href="/developments/fremantle-wa-6160">Harbour Fremantle's</a> architectural design has been led by <a href="/architects/harris-architects">Harris Jenkins Architects</a>, who have created a future-proofed modern design which will be constructed out of highly sustainable cross-laminated timber. The building’s operable glass façade will provide natural ventilation throughout the structure, as well as dispersing natural light into each workspace – creating a pleasant work environment for the building's inhabitants. At street level, a 150 square metre café and bar will occupy the ground floor tenancy, providing communal areas for office workers and the general public to connect and relax. Levels 2-6 will feature a selection of 57 square metre office spaces, which will be available for lease or purchase from $347,500.

Josh Byrne and Associates have led the landscape design and vertical greening project, which will aim to deliver thermal protection, as well as seamlessly integrating nature within the work environment.

Other sustainable features include solar photovoltaic panels and battery storage as a source of renewable energy; electricity and water management software (to monitor usage) and storm and grey water collection.

The building approval follows a stellar year of development in Fremantle with over $231 million worth of projects being approved for 2018-19. This statistic paints a dramatically different picture to the rest of the country, with other major cities showing a halve in building approvals since 2014.

Western Australia’s first cross laminated timber office building given green light to commence construction

Australia is setting a world precedent with ground-breaking sustainable building designs coming to fruition year after year. Today we’re taking a look at Australia’s first apartment complex to integrate solar balustrades into its design – taking out an impressive 7.5-star NatHERS energy rating.

If you've explored Northcote's High Street recently, then you may be familiar with the illustrious building, <a href="/buildings/the-general-421-high-street-northcote">The General</a>, which occupies the corner north-facing section at High and Bent streets.

Cedar Group Developments

The glass panels were provided by Environmental Technology Solutions (ETS) and cover an area of 130 square metres, meaning the building is able to generate 2,075 kWh per year and eliminates the release of 1.95 tons of CO2 into the atmosphere.

Other sustainability measures include adding 25,000-litre rainwater tank capacity which is used to flush 50 toilets and 137 bicycle parks for resident use.

The General features a modern, convex glass feature piece which adorns two street-facing facades. The glass can be illuminated at night, and one side even features a striking pattern which depicts a Victorian general on a horse – which pays homage to architect Kairouz’ father, who was affectionately nicknamed ‘The General’ and owned the site’s former butcher’s shop.

Spotlight on sustainable: The General, Melbourne

The City of Melbourne recently put a call out to the community of Kensington to gather ideas and suggestions for the revitalisation of the local recreation centre. The first design iteration has been released, taking on board the requests from the community for more flexible spaces, additional multi-purpose sports courts and a refurbished pool area.

The centre has been a part of the community since 1976, so the new improvements will aim to bring the loved centre into the modern day with sustainable features, better accessibility and more thoughtful integration with JJ Holland Park.

In keeping with the city’s sustainability goals, the project has had a number of eco-conscious additions included in the plan. These include solar panels, a vertical garden along the Altona Street frontage, more efficient heating and cooling systems, external shading to conserve energy, double glazed joinery, upgraded insulation (beyond minimum requirements) and greater water conservation systems.

Other on-site facilities will include three full-sized sports courts, additional changing areas, 4 and 8-metre running areas, more flexible spaces for use by community groups and classes, and additional bicycle parking.

Councillor Beverley Pinder believes it’s important for the community to be involved in the decision-making process and encourages people to share their opinions.

City of Melbourne releases latest concept designs for the Kensington Community Recreation Centre

<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Designed by <a href="https://www.apartments.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>, the proposed tower at 99-101 Old Burleigh Road would deliver a predominantly larger-format apartment mix aimed at the owner-occupier market. Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

First look: Sunland Group returns to Broadbeach new apartment market with new Old Burleigh Road tower plans

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Bays West Delivery Authority established to "turbocharge" Sydney’s newest suburb

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

Proposed are 63 new dwellings, a wide ranging mix of studio, one-, two-, and three-bedroom apartments, and townhouses and duplexes. They will be spread across a part-three, part-eight storey building.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

The Fitzroy proposal continues that strategy, leveraging the area’s strong transport links, established retail amenity, and proximity to the CBD.

Fitzroy has been one of the most popular spots for developers and buyers in recent years. The likes of PACE Development Group, SMA Projects, Crema Group and Chapter Group, currently selling projects in the suburb.
