Melbourne-based developer ICD Property has created two of Melbourne's tallest residential towers in the last five years.

Their Aspire tower was the fastest-selling project in 2019, selling a significant number of the near 600-apartment project quickly following its launch.

Since then the team has also moved into different markets.

They're currently undertaking a restoration and redevelopment of the <a href="/new-apartments/sydney-house-194-204-pitt-street-sydney">City Tattersall Club</a> in the <a href="/new-apartments/sydney-nsw">Sydney</a> CBD, while in Adelaide they're creating over 230 apartments in a new mixed-use precinct called Market Square.

With everything going on at ICD, we caught up with their Managing Director Matt Khoo to talk about ICD's approach to development.

Since ICD was founded 15 years ago, they've delivered over 1,500 homes across Melbourne.

"Each one of them we've got the same philosophy: we want to build something that stands the test of time and really deliver value for our purchasers," Khoo says.

Khoo believes you're only as good as your team when it comes to creating a new project.

"We obviously employ the right people internally, but it's about the consultants, it's about the builders. We&nbsp;would only ever trust the build and the build quality, of something like <a href="/buildings/aspire-melbourne-301-king-st-melbourne">Aspire</a> or <a href="/buildings/eq-tower-127-abeckett-street-melbourne">EQ Tower</a>, or our project in Adelaide or Sydney, to tier one builders.

"We're crafting and designing it, they're only the tools, putting the materials in. They're backing themselves to say that it's going to last to the purchaser.

"We invest a lot with having the best consultants and the best builders. With the idea of doing the right thing, we can sleep comfortably at night knowing we have engaged in the absolute best."

Not many project marketers cover as much of the country as Urban Activation.

The Melbourne-based company is currently marketing projects in Newcastle and Orange in New South Wales, as well as Vista in <a href="/new-apartments/surfers-paradise-qld-4217">Surfers Paradise</a> on the Gold Coast.&nbsp;

They've recently sold down all of <a href="/new-apartments/melbourne-vic">Melbourne</a> developer Hirsch &amp; Faigen's Gold Coast projects; Hemingway at <a href="/new-apartments/palm-beach-qld-4221">Palm Beach</a>, <a href="/new-apartments/yves-mermaid-beach-7-9-mermaid-avenue-mermaid-beach">Yves</a> at <a href="/new-apartments/mermaid-beach-qld-4218">Mermaid Beach</a>, and Emerson at Kirra, the latter of which has just the $10 million penthouse remaining.

George says the key to successful sales at the moment is confidence in the builder and developer.

Talking about the <a href="/developments/gold-coast-qld">Gold Coast</a>, George suggest buyers don't want to be sitting on their hands if they're looking.

"Every single project we're working on up there we're doing sales every single day out of each project," George says.

"[In the Gold Coast] you're dealing on a national basis, so there's a lot of competition from people who are investing, downsizing, or upsizing."

George says there's regular price increases due to the amount of demand that's coming through.

"We find that buyers really take a backward step when they come back three or four months later and realise that due to the cost of construction and the sales volume that's come through, the price has increased. I can assure you, up there at the moment, the initial offering of pricing is very very competitive and it will keep going north."

George suggests buyers need to understand the broad range of products in the Gold Coast and find out what their needs are, what their budget is, and move very quickly.

He says the demand is equally strong in Newcastle, however that's a more insular market.

"Of course you get interest from Sydney, but there's not the same interstate investment like on the Gold Coast. It's a local market, it's a lot of upsizers and upgraders from what they've previously purchased."

In late 2023, developer Wickton quietly announced themselves to the Bayside market, launching two apartment projects in Hampton.

First they launched <a href="/new-apartments/linacre-rise-hampton-8-10-linacre-road-hampton">Linacre Rise</a>, a collection of 27 apartments on Linacre Road, and then a week later followed up with <a href="/new-apartments/58-beach-hampton-58-beach-road-hampton">58 Beach</a>, just six apartments around 750 metres away.

Wickton is founded and run by architect Will Leaf and project manager Blanco Norton, who have brought their expertise together to create a development company that they believe brings the two most important parts of project delivery together in-house.

Norton says the interesting&nbsp;part about the collaboration is that it allows them to bring the best of both worlds together,&nbsp;both Will being able to draw on his experience from VCAT and planning and himself handling the early feasibility modelling having done so previously with a range of other developers.

Leaf, who grew up in <a href="/new-apartments/hampton-vic-3188">Hampton</a>, is also a founder of architecture firm <a href="/architects/ewert-leaf">Ewert Leaf</a>. He's designed around&nbsp;50 projects in Bayside, from townhouses and single homes to apartment projects.

"We have&nbsp;a strong relationship with council and we see these buyers that are like us and that have family like us, and we've been tailoring the product to that demographic for a long time," Leaf says.

Leaf believes his and Norton's skillset bring the two most important disciplines in the project, being the architect and project manager.

"We really see this as providing assurances to buyers, in the sense that they're not being outsourced these two roles and it's about us being at the coal face and being responsible for the product."

Gardner Vaughan Group have been at the forefront of apartment development in South East Queensland since it was founded in 1989.

Gardner Vaughan has moved from around 20 to 50 apartments per development to around 90 to 120 per stage.

"A lot of that comes down to the control of having input into every single facet of development," Gardner says, adding that they brought development in house about a decade ago.

"We know that being a builder developer in Queensland at the moment gives us an advantage. It's an interesting environment that we find ourselves in, but it's an environment conducive to builder developers."

Gardner says it's important to build a level of trust with buyers in the off the plan market.

"One of the biggest hesitations of our buyers buying off the plan is that trust, and one of the ways you can improve this trust is by showing a track record and your experience, but it's really taking the buyers and everyone else involved through the process of showing them what we're thinking, showing them how these developments have been designed, showing them how we've had the end user in mind."&nbsp;

Gardner Vaughan has recently released the final stage of their <a href="/new-apartments/chermside-qld-4032">Chermside</a>&nbsp;apartment development, <a href="/new-apartments/estilo-on-the-park-chermside-81-kittyhawk-drive-chermside">Estilo on the Park</a>, on the doorstep of Seventh Brigade Park. They're also parkside in <a href="/new-apartments/stones-corner-qld-4120">Stones Corner</a> where they are developing <a href="/new-apartments/stonebrook-stones-corner-10-flora-street-stones-corner">Stonebrook</a>, 90 apartments on Hanlon Park, voted Australia's best park in 2023.

A further two of GVG's current projects are up on the Sunshine Coast. <a href="/new-townhouses/bokarina-beach-homes-bokarina-boulevard-bokarina">Zinc</a> in <a href="/new-apartments/bokarina-qld-4575">Bokarina</a> has almost completed construction and has just one apartment left to sell, while <a href="/new-apartments/bask-bokarina-38-bokarina-boulevard-bokarina">Bask</a>, a few doors down, will start construction once Zinc has completed.

How Gardner Vaughan is creating trust as a builder developer in South East Queensland: Five minutes with Gardner Vaughan Group Director Sam Gardner

Over the last two decades, Mosaic Property Group has grown from a construction firm focussing on large suburban blocks around 10 kilometres outside of Brisbane, to become one of, if not the most sought-after and trustworthy brand for buyers across the whole of South East Queensland.

<a href="/developers/mosaic-property-group">Mosaic</a> Founder Brook Monahan started the company in 2004 and it steadily progressed from suburban blocks to high-end homes and then into smaller unit complexes. They even partnered with the Queensland Government on some affordable housing projects their business was that diverse.

It was 2012 when the company rebranded with the intention of reaching a cross-section of the market that&nbsp;t was based on understanding what the consumer wanted and then being able to consistently deliver that across a long period of time.

Since then the company has delivered over $2 billion worth of apartments across the booming South East Queensland region, with a further $1 billion currently under construction.

We recently caught up with Brook to talk about Mosaic and how they've grown into one of the largest builder developers in the area.

Monahan says that while the company has become known as a luxury brand in the marketplace, that's not what they set out to do.

"We set out to design and deliver product that the market responded well to, and that form and function was just as important as architecture and beauty, but most importantly that people knew we did things for the right reasons over the long term, and that the buyer that bought off us today would be another buyer in the future, and if it wasn't them it would be one of their family members or friends," Monahan said.

Monahan says they've always said they'll be a developer that responded to a larger cross-section of the market.

"We'll deliver projects now that are mostly suited to wealthy downsizers in luxury apartment markets, particularly on the coast, where apartment prices ranges might be between $5 million to $12 million which we couldn't have dreamt of 20 years ago, but then we've also got a diversity of product that will enable people to come and buy a two-bedroom, or two-bedroom plus MPR product in any of one of our markets that suits a different buyer demographic."

As for advice for off the plan buyers, Monahan says do your homework.

"If you don't understand the track record of the organisation, and I'd encourage that track record to relate to whatever it is the project they're now taking to the consumer.

"If you've got a developer, even if they've got a track record, is that track record reflective of the type of product that you're looking to buy off that developer, and if not, I would say proceed with caution in the current market.

Milieu&nbsp;has been one of the most forward-thinking developers in the last decade in Melbourne's off the plan apartment space.

Milieu, who has been developing in Melbourne's coolest inner-northern suburbs since 2010, recently branched outside of its comfort zone, launching its first project in Melbourne's south-east.

<a href="/new-apartments/plant-street-by-milieu-malvern-1-plant-street-malvern">Plant Street by Milieu</a> in Malvern, in partnership with Penfolds, will comprise just 21 apartments designed by RITZ&amp;GHOUGASSIAN.&nbsp;

Milieu has several projects that they're working towards, the first being <a href="/new-apartments/elsternwick-gardens-by-milieu-8-gordon-street-elsternwick-vic-3185">Elsternwick Gardens by Milieu</a> on a sprawling 11,740 sqm, the site of the former ABC Studios.

They also have a project coming up, likely later this year, in Brunswick East next to the iconic Brunswick Baths building.

With everything going on, we caught up with Michael McCormack, the co-founder at Milieu, to talk about how they as a development company have matured with the apartment market.

McCormack says when the company was founded, a number of the team were working for a developer who had turned to creating larger projects, recalling that at the time the type of product being developed was more investor grade stock.

"There just seemed to be a gap in the market which was developing that kind of attainable townhouse or apartment in a location that we wanted to live," McCormack says.

Their first project in Fitzroy was just five townhouses, each selling to owner-occupiers. Four of the five buyers still live there today.

"We did that successfully over a number of projects before five townhouses grew to 15 townhouses, to 30 apartments, and so on."

McCormack says the intention of the company stems from the name. Milieu is a French word which&nbsp;means the environment or context in which one lives and is influenced.

"That's kind of at the core of whenever we're looking for a project it's response to place that's how we kind of start so we think about really the local area and how we can contribute to and improve that with our project."

Prominent Sydney lower North Shore developer Abadeen branched out into the owner-occupier market in Melbourne late last year.

They announced former CBRE executive Andrew Leoncelli as their managing director, as well as their first two developments, <a href="/new-apartments/malea-94-burke-road-malvern-east">Malea</a> in Malvern East, and an upcoming project at <a href="/new-apartments/grandview-prahran-616-646-high-street-prahran-vic-3181">646 High Street, Prahran</a>.

Leoncelli says Abadeen is a great business to be a part of.

"Abadeen Group in Sydney, run by Justin Brown is a very successful, luxury high end property developer with lots of runs on the board, lots of great projects, lots of great delivered projects and lots of great capital partners and consultants," Leoncelli says.

The focus for Abadeen VIC is Melbourne's east and south-east, owner-occupier stock in the best locations.

There are just seven apartments on offer at Malea, the only new development on Malvern East's Central Park.

Abadeen will be submitting an application for 646 High Street in Prahran soon, and pending council approvals which they hope to come later this year, will launch either at the end of 2024 or more likely the start of 2025.

"Identifying sites where there's retail amenity, good public transport, some lifestyle amenity, whether that be a park, beach, those sort of things, is key for us," Leoncelli says.

"High Street is moments to High Street Armadale, it's in <a href="/new-apartments/prahran-vic-3181">Prahran</a> East village, it gets great city views, it's surrounded by good public transport and infrastructure, great restaurants, pubs. It's a really exciting little pocket of Melbourne."

Leoncelli says there hasn't been a lot of high end development in that community

"I think it's a really great opportunity working with Carr to deliver a really high end product."

The project will target the downsizer with two and three-bedrooms. The two-bed apartments will start from over 100 sqm, and the three's with a study will have over 200 sqm of living space.

"It will suit those looking for something of high quality and size that matches their needs."

2023 was a busy year for luxury Sydney North Shore developer Abadeen Group.

They announced they were expanding into Melbourne with the establishment of <a href="/developers/abadeen-group">Abadeen</a> Victoria, led by former CBRE executive Andrew Leoncelli.

Brown's experience in project marketing armed him with the knowhow to create his own development firm, Abadeen, which he founded in 1999.

He was one of the original founders of both Colliers and CBRE's project marketing divisions, the latter of which he is chairman.

On having the experience in the project marketing space, Brown says it's been their history of&nbsp;advising developers on where they sees the product, where they sees the product, what the purchasers want, and what is the best design.

"We identify where we believe where the market is, and at the moment we believe there is a big demand for the empty nester product, and that needs to be delivered well," Brown says.

Abadeen currently has 10 projects currently under construction, the majority of which are boutique projects on the lower North Shore.

The former TOGA CEO says having the construction arm in Versatile&nbsp;brings a lot of confidence to the buyer.

"They know what they're going to get [with this model,"&nbsp;Perilli says.

"We're putting a lot of work in in regards to our schemes and making sure they're buildable, at the right price point, meeting the right quality.

"I really believe in the vertically integrated model and I think it has a massive advantage compared to the third party model."

PERIFA be looking at advancing the plans for the Putney project, dubbed Pier 20, this year. They'll be creating a community with&nbsp;a waterfront dining and commercial precinct within the restored Halvorsen boatshed, two three-level apartment buildings, 18 three-level townhouses, and a 36-berth marina.

Perilli says it's one of those iconic projects you only get to do every so often in your career.

"Putney has been a bit of a hidden gem for many years, and the chance you get to redevelop a wharf building into 19 amazing apartments is quite unique. You don't get many chances to do that many times in your life."

Perilli expects the buyer pool to come from a market which is in the proximity of Putney like Hunters Hill and Gladesville.

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

"Flow Residences offers a rare combination of elevated beachfront positioning, architectural excellence, comprehensive resident amenity and premium finishes, which is exactly what discerning purchasers are seeking," Lambert said.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The long-planned transformation of Brisbane's historic Shafston Estate has taken another major step, with Capella Hotel Group announced as the luxury hospitality partner behind what will become Brisbane's first branded residences.

The project, to be known as Capella Residences Brisbane, is being delivered by Verso Projects at the landmark Kangaroo Point riverfront estate, with completion targeted for 2029.

The announcement follows a series of planning changes to the project over recent years. The site was originally approved in 2023 for a 15-level, 37-apartment development designed by Rothelowman for Burgundy Group before Verso Projects took over the 10,070 sqm riverfront holding and lodged revised plans with Kerry Hill Architects to increase the development to a 25-level tower with 51 apartments.

The latest announcement confirms Capella Hotel Group will bring its branded residential offering to the project, marking just the second Capella Residences development globally after Seoul, and the group's first branded residential project in Australia.

The <a href="https://www.apartments.com.au/new-apartments/23-castlebar-street-kangaroo-point-qld-4169">Castlebar Street development</a> will centre around the restoration of the heritage-listed Shafston House, one of Brisbane's oldest residences, originally constructed in 1851 by Reverend Robert Creyke as a single-storey cottage known as Ravenscott.

Capella said the project aligns with its focus on heritage-led developments, with the Brisbane estate combining the restored historic residence with a new luxury apartment tower and hospitality-inspired resident amenities.

Residents will have access to the Capella Living Room, a concierge-led communal space inspired by the group's luxury hotels, alongside landscaped gardens, six swimming pools, wellness and recreation facilities.

The broader estate will also include two riverfront homes, a six-berth private marina, porte cochère arrival experience, secure basement parking and a new section of public riverwalk along the Brisbane River frontage.

The heritage Postal Depot Building will also be retained and repurposed as a guest house, in line with the revised development plans.

The project represents another evolution for the site, which Kerry Hill Architects previously described as a rare opportunity to restore one of Brisbane's most significant heritage estates while creating a new benchmark for apartment living.

"The Shafston Estate provides a once-in-a-generation opportunity to restore one of Brisbane's finest heritage precincts and to reinstate residential use as a unique site perched on the edge of Kangaroo Point," Kerry Hill Architects said in its Urban Context Report accompanying the planning submission.

"The project will celebrate excellence in sub-tropical residential design, setting a new benchmark for vertical living in Brisbane."

Verso Projects, which now has an $8.5 billion development pipeline spanning more than 6,000 dwellings across apartments, townhouses, retail and commercial projects, said the partnership with Capella would elevate the development beyond a traditional residential project.

"We feel honoured to be restoring Shafston Estate to its former glory, elevating it to new heights of luxury and excellence underpinned by Capella's distinctive service ethos and design philosophy, and making it a standout landmark in Brisbane," Verso Projects CEO Steve Laffey said.

"By partnering with Capella, globally recognised for its refined approach to luxury hospitality and deep respect for cultural and historical context, we will elevate this project beyond a residential offering into a world-class destination."

Capella Hotel Group President Roland Fasel said Brisbane's emergence as a global city made it the right location for the company's Australian residential debut.

"Brisbane is a city on the cusp of something remarkable, and Capella Residences is our commitment to being part of that story," Fasel said.

"The Capella residential experience is more than luxury. It is about a sense of belonging to a place with deep meaning."

Private appointments have now opened for the project, with a display suite expected to open in late 2026 ahead of the planned 2029 completion.

Lewis Land's latest apartment release within its <a href="https://www.apartments.com.au/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters-qld-4216">Harbour Shores</a> masterplan is targeting one of the Gold Coast's fastest-growing buyer groups, with almost a third of apartments at Solis priced below $1 million.

The seven-storey building at Biggera Waters will comprise 91 apartments, including 24 one-bedroom residences starting from $778,000, a price point Lewis Land says is aimed squarely at first home buyers struggling to enter the Gold Coast market.

<a href="https://www.apartments.com.au/developers/lewis-land-group">Lewis Land</a> Head of Development Michael Long said the developer deliberately allocated a significant proportion of the project to more affordable apartment types.

"First home buyers have been priced out of many parts of the Gold Coast, and we saw a clear opportunity to address this and play our part in a longer-term housing solution," Long said.

"That's why 24 of the 91 apartments being delivered at Solis have been designed and priced for the city's next generation of homeowners, quality one-bedroom apartments, half of which include an additional multipurpose room to maximise space and flexibility.

"This approach places 30 per cent of apartments in Solis under $1 million, and with close proximity to Harbour Town's future light rail extension connecting residents to the city's major employment and knowledge hubs, it's a win for buyers looking to secure their first property."

Designed by BDA Architecture, Solis will deliver a mix of one, two and three-bedroom apartments, with residences ranging up to 232 sqm. Apartments feature generous balconies and contemporary finishes, while residents will have access to Harbour Shores' lagoon pool, clubhouse, tennis court, gym, yoga studio and sauna.

The focus on first home buyers resonated with purchaser Holly Humphreys, who said she and her boyfriend spent more than a year searching for their first property before shifting their attention from houses to apartments.

"We fell in love with the first house we bid on and got our hopes up, but after repeated knockbacks we learned not to get too attached," Humphreys said.

"We offered at the high end of price guides, but sales kept going even higher. That's where we really struggled and we needed to re-evaluate our budget and our expectations. Standalone houses were off the table, and we pivoted to apartments and townhouses."

Humphreys said it was encouraging to see developers recognising the growing demand from first home buyers.

"There's a growing number of young buyers looking to enter the market earlier because they understand that getting in now can make a real difference as prices continue to rise," she said.

"It's fantastic to see a developer recognise this and then actively take measures to deliver an apartment with us in mind."

Solis is the first development planned within the second stage of the Harbour Shores masterplan, with early works expected to commence in September 2026.

Lewis Land targets first home buyers at latest Harbour Shores release, Solis

Luxury apartment developer Abadeen has recorded $19.25 million in apartment sales across two of its Lower North Shore developments in the lead-up to the end of the financial year, headlined by the sale of a $6.75 million penthouse at <a href="https://www.apartments.com.au/buildings/koyo-crows-nest-5-rodborough-avenue-crows-nest-nsw-2065">KOYO in Crows Nest.</a>

The transactions also included the sale of a newly completed three-bedroom apartment at <a href="https://www.apartments.com.au/buildings/park-residences-cremorne-2-sutherland-street-cremorne-nsw-2090">Park Residences in Cremorne</a> for $6.35 million, with the residence selling shortly after the project's first public inspections following completion.

The sales come as completed, owner-occupier-focused apartments continue to attract strong demand across Sydney's Lower North Shore, particularly from buyers looking for certainty and immediate occupancy.

The penthouse at KOYO spans 491 sqm across a single level and was designed by architect Koichi Takada. The development is one of Abadeen's flagship boutique projects in Crows Nest.

Abadeen Executive Chairman and Founder Justin Brown said buyer activity lifted noticeably in the lead-up to the end of the financial year.

"We saw a clear increase in enquiry levels, inspection numbers and buyer engagement across our completed projects leading into the end of the financial year," Brown said.

"Buyers have become far more decisive over the past six months. The combination of improving confidence, limited supply and the ability to physically inspect completed residences is creating strong competition for premium apartments in the best locations."

Brown says the&nbsp;response to Park Residences following completion has been particularly strong.

"Buyers want certainty and are responding positively to the opportunity to walk through a finished product, inspect the quality firsthand and move in immediately," Brown suggested.

"Projects such as Park Residences and KOYO demonstrate that when the product is exceptional and the location is irreplaceable, buyers are prepared to act quickly."

Abadeen CEO Joe Tack said quality continued to differentiate projects in the current market.

"Today's buyers are incredibly discerning," Tack said.

The City of Sydney has approved plans for <a href="https://www.apartments.com.au/developers/billbergia">Billbergia Group</a> and Metrics Credit Partners’ $3.5 billion Castlereagh Place project in the heart of the Sydney CBD

The towers will be among the tallest in <a href="https://www.apartments.com.au/developments/sydney-nsw-2000">Sydney</a>'s CBD, with more floors than any other residential tower in the city.&nbsp;

The 6,000 sqm site was acquired by the joint venture partners in 2024. It is the largest amalgamated land parcel in the Sydney CBD and comprises eight individual sites fronting Castlereagh, Pitt and Liverpool Streets.&nbsp;

<a href="https://www.apartments.com.au/new-apartments/castlereagh-place-sydney-324-348-pitt-street-sydney-nsw-2000">Castlereagh Place</a> will transform an underutilised city block into a landmark mixed-use destination, anchored by two 82-storey towers comprising 607 luxury residences above an 8-level podium housing a 209-room luxury hotel. A 1,000 square metre civic park on ground level features a curated mix of food, beverage and retail.

The plans have been refined over the past year to rebalance the residential and hotel offering, and reconfigure the retail footprint to create a stronger, more dynamic dining experience.

A three-level flagship building on the prominent corner of Pitt and Liverpool Streets will be the gateway to the Castlereagh Place lifestyle precinct. Set to become a Sydney icon, the building is capable of housing multiple hospitality venues.

Castlereagh Place has been designed by architects <a href="https://www.apartments.com.au/architects/fjc-studio">fjcstudio</a> in collaboration with Trias Studio, Aileen Sage and Polly Harbison Design, joint winners of an international design competition in 2018.&nbsp;

Signature design elements from the original scheme remain unchanged, while the public domain has been significantly enhanced, delivering 60 per cent more open-to-sky space.

Pedestrian access will also be enhanced through new laneways linking Pitt, Liverpool and Castlereagh Streets, drawing people into a new civic park with outdoor seating, landscaping and integrated public art.

With activated laneways supported by strong hospitality offerings, Castlereagh Place is tipped to become a vibrant new dining destination in the heart of Sydney’s CBD.

It marks the largest undertaking to date for the Billbergia and Metrics Credit Partners partnership. Together they are developing other underutilised Sydney sites into mixed-use precincts, including the $2.2 billion Concord Central and the $1.3 billion Chatswood Grand Residences.

Metrics Managing Partner and Group CEO Andrew Lockhart said Castlereagh Place is a landmark project that will redefine Sydney’s skyline.

"As the tallest residential high-rise development, the revitalised site will offer panoramic views across the CBD and surrounds. Total apartments within the towers have increased to 607 dwellings, with a focus on larger floorplans. Aligned to growing market demand, Castlereagh Place now comprises 299 three-plus-bedroom apartments, 198 two-bedroom units and 110 one-bedroom configurations.

Resident amenities will include an exclusive residents club containing a gym, rooftop pool, dining rooms, co-working spaces, library, golf simulator, games room, cinema room, and access to an exclusive concierge service. There will be around 500 basement car spaces below the towers.

The development will also include a state-of-the-art wellness centre, set to feature a bathhouse with magnesium pools, hot/cold plunge pools and premium amenities.

According to fjcstudio, the towers will feature distinctive yet elegant architectural design reflecting Sydney’s geometry and urban character, with a network of through-site links and intimate public spaces activating the streetscape.

"Castlereagh Place is a city-making project of significant scale and ambition," said Richard Francis-Jones, Design Director at fjcstudio.

"It will create a rich urban complex of public open spaces, landscaped gardens, and vibrant laneways. Defining these new public spaces and the important streetscape of Castlereagh Street is a sequence of fine-grained, diverse retail and hotel architecture designed in collaboration with Aileen Sage, Polly Harbison Design and Trias.

“Rising above the tree-lined, human-scale streetscape are two slender residential towers that will transform the city skyline and look towards the Harbour, Hyde Park, and the Royal Botanic Garden.”

Demolition and early construction works have commenced onsite at Castlereagh Place.
