A versatile three-level Darlinghurst building – which could suit retail, office, restaurant, artistic or residential uses – has been listed for sale.
The 900-square-metre Crown Street property with historic façade comes with parking for nine vehicles.
It is being sold with vacant possession, having been most recently tenanted and renovated by the contemporary office design company Zenith Interiors. It was Australian Playboy’s headquarters from 1982 to about 1990. The owner and vendor is Philip Mason, who was the publisher of Australian Playboy for 16 years.
It has been listed for October 11 auction through Cushman &amp; Wakefield agents Tony Anderson and Lindsay Sturrock.
It sits between Liverpool and Stanley Streets.
“The high ceilings and timber beams help shape a creative and flexible warehouse space which also benefits from excellent natural light,” Anderson says.
It is expected to attract strong interest from owner occupiers, residential converters and investors. There is access from Palmer Street.
Cushman &amp; Wakefield was presumably appointed to the listing given the company’s sale last year of the 500-square-metre Luxe Studios property around the corner, at 279-283 Liverpool Street, for $4.93 million.
 As reported by the Sydney Morning Herald magazine industry guru David Dale, it was in 1979 when Kerry Packer, flushed with the success of his new women's monthly Cleo, secured the rights to the US magazine Playboy, which had been founded in the 1950s by Hugh Hefner.
Hefner, who was interested in forming partnerships to produce overseas editions, did a deal with Packer, who had sent his lawyer Malcolm Turnbull to work on the deal in America.
The first issue of Australian Playboy in February 1979 sold nearly 200,000 copies.
Some three years later, Packer gave up the licence to produce Australian Playboy and it was taken over by a small shop called Mason Stewart Publishing, best known until then for the surfing mag Tracks and the rock magazine RAM.
Sales had settled at about 140,000 a month, with rival Penthouse becoming more explicit under American publisher Bob Guccione’s edict.
By 1996, Australian Playboy's circulation had fallen to 36,000 and in 1997 Mason's company was taken over by the British publisher EMAP, with Mason becoming its non-executive chairman of EMAP Australia.
Australian Playboy ceased publication in 2000.

Philip Mason to discard his Darlo property

Two like-minded economic doomsayers met in Sydney yesterday. So demographics and debt were on the bearish breakfast agenda, with not a Donald in sight.
Property Observer’s cameras were there catching the moment when home-town debt doomsayer Steve Keen met noted American demographic analyst Harry Dent.
Keen says demographics aren’t part of his modelling because they would swamp his debt dynamics, but he reckons they are very much on the same wavelength.
“There are a handful of people around the world whose work I respect because it intelligently addresses facets of our current predicament that I don’t.
“The economic and demographic analyst Harry Dent is one of those people,” Keen says.
“Harry uses empirical data about consumption levels and population growth to accurately predict economic trends.”
Both have similar views on the direction of Australia’s property market. Dent predicts the world will experience a second, deeper downturn, starting in the first half of next year in Europe, and spreading to the United States, China and eventually Australia.
"Australia is probably the best place in the world to survive this, but ... will not escape as well as it did from the last [2008] crisis," Dent says, predicting Australia's house prices would return to late 1990s levels.
And Keen has told Peter Switzer’s Sky Business program to expect Australian real estate to be down about 40% over the next 10 to 15 years, and maybe 15% to 20% over next two to three years.
Both also happen to be spruiking something – Dent’s got his book The Great Crash Ahead - How to Prosper in the Debt Crisis of 2010-2012 and his <a href="https://securethefuture.com.au/" target="_blank">upcoming lecture tour on wealth preservation</a>  in Sydney from October 11to 13, and in Brisbane on October 14 through 16.

More than 25 parties inspected the auction listing at 350 Annandale Street, <a target="_blank" title="Annandale" href="/news">Annandale </a>when it was open on its initial open for inspection last weekend.  The three-bedroom, two-bathroom house has been listed through Michael Harris at Raine &amp; Horne Newtown for October 8 auction.
The double-fronted freestanding residence in a north Annandale comes with many original features including high ceilings and marble fireplaces. There are casual spaces that flow to the outdoors, where there is a heated swimming pool and paved entertainment area with rear lane access.
About $1.5 million is being sought. There have been 25 houses sales above $1 million so far this year in Annandale, with six on Annandale Street, including the top $2.2 million sale.

Old Cow Town Ranch, a 129-hectare property that includes an 1880s reproduction town, has been listed for auction on September 22 with a pre-disclosed US$2.7 million minimum reserve. The ranch, which had an asking price of US$10 million, is bordered on three sides by the Rio Grande National Forest.
With 15 buildings that include a saloon, dining hall chapel and a lodge that sleeps 24, the project was a retirement project by its vendor.  Some things are authentic, including three cabins built circa 1880 and an old barn that are all historic remnants of the old Hoaglund stage coach line.
The auction will take place on Thursday, September 22 at Old Cow Town Ranch, located at 36710 County Road 36 CC in Saguache, Colorado. Reproduction ranch an ersatz Old West

The Choice Big Bank Switch initiative has kept the 40,300 home loan borrowers prepared to consider refinancing waiting for the past four weeks without any indication of any discounted home loan offers.
“One Big Switch is in a process of negotiation with a number of Australian lenders and is trying to source home loan offers for registrants which offer a genuine group discount,” the registered borrowers were advised four weeks ago on August 17, shortly after registrations closed.
One Big Switch launched in Australia on July 31 with 10,000 consumers registered in the first 12 hours, and 40,000 registered in the first two weeks.
Registration for the Choice Big Bank Switch closed on August 14.
“We are working night and day to try and secure a discount, but the reality is these discussions could take several weeks; we will keep you in the loop the whole way,” an August 17 email advised.
“If One Big Switch is successful in its negotiations with lenders it will then be a matter for you to decide whether any of the group discounts are right for you, and for the individual lenders who may make discount offers to decide if you are eligible to take up any discount offer,” the only email sent said.
On August 29 One Big Switch tweeted: “Discussions with lenders going well.”
But much of its Twitter activity has been about other subjects, including power bill savings.
In late August One Big Switch suggested @OurBankingPower had been sending rude tweets, based on inaccurate assumptions.
Paul Hunyor and Lachlan Harris founded One Big Switch. Hunyor has worked in corporate finance, private equity, and management consulting, and is a graduate of Harvard University. Harris was the Senior Press Secretary to Kevin Rudd from 2006 to 2010.
"We are finalising offers now, but I can’t give a timeline," Harris told Property Observer today.
“We are currently getting all our ducks in a row. I should be able to tell you more early next week," Harris says.
Toby Brennan, Brendan O’Mahoney, and Kate Gauld are all senior members of the One Big Switch Team. Brennan and O’Mahoney both have extensive experience working in the finance and corporate sectors in Australia and overseas. Gauld has worked at several of Australia’s best-known not-for-profit organisations.
“We believe the power of group switching will be good for competition in the mortgage industry,” the website says.
“This increased competition is good for all lenders who want to compete for the business of switchers.”

While falling short of its desired $10 million, a Gold Coast mansion has been sold for $8.3 million, the highest price this year in Queensland.
The six-month-old Sovereign Islands home with its rare 65 metres of water frontage was sold by estate agent Amir Mian at Ray White Runaway Bay.
The house of 2,000 square metres of luxury sits on a double block of 1,483 square metres.
It was sold by Gold Coast owner/builder Gary Brewster and his wife, Lucy, who managed all the interior designing of the home. It sold to Streeton resident Youhe Wu.
It was marketed by Mian as boasting the widest view of the Broadwater on Sovereign Islands and on the calmer side of the Broadwater, making it better for boat owners.
Its expansive entertaining areas flow seamlessly to alfresco areas featuring teppanyaki bar and grill.
There’s a 25-metre lap pool and a plunge pool with a bar.
A lift services all three levels, including its 20-car basement garage.
“This home is not just an average home, it's a cut above the rest,” Mian notes.
The land cost $3.06 million in 2006-2007.

Gold Coast island home fetches 2011 record $8.3 million

The Trenerry project at Abbotsford offers a rare opportunity of riverfront living in Melbourne close to Dights Falls.
Set on the banks of the Yarra River – once dominated by breweries, tanneries and woollen mills – Trenerry Abbotsford will have 109 apartments upon its mid-2013 completion.
With sales set to start next month, its one-bedroom, one-bathroom apartments are priced from $465,000, with the two-bedroom, two-bathroom apartments from $530,000. Both configurations come with one car park.
It has been designed by Carabott Holt Architects, combining new design with the character of the site’s former industrial past.
The building will be fronted by its heritage façade.

The <a target="_blank" title="Abbotsford" href="/news">Abbotsford </a>apartments will be built over seven levels.
There will be eight one-bedroom apartments, 97 two-bedroom units, and four three-bedroom units.
Some 92 of the two-bedroom apartments will have two-bathrooms, along with all the three-bedroom apartments.
The average apartment size will be 75 square metres internally, plus all apartments come with balconies, offering riverfront, CBD or Studley Park views. The development comes with easy access to the Capital City Trail.

There are 115 car spaces, one for each apartment, and two each for three-bedroom apartments. Same-floor parking is available for 60 of the apartments.
Storage spaces have been allocated to all apartments.

Buyers can select colour scheme in the contract of sale once the display suite opens next month.
“Trenerry is committed to achieving a five-star first energy-efficiency rating, and we have included initiatives such as large rainwater tanks natural lighting in car parks,” DiCintio says.
The Trenerry Crescent development site, wedged between Collingwood Football Club's Victoria Park stadium and the Yarra River, was bought last year from Australand for a reported $6.6 million.
The developers, Trenerry Property along with the Victor Smorgon Group and the Kanat family, are highly experienced developers, having been involved in various residential and large-scale retail and mixed-use developments over the past 20 years.

Trenerry Abbotsford development brings residential to the riverfront

Hobart was the only capital city to notch up an increase in online property listings during August, jumping by 2.2% to a total of 3,536.
The total national online residential listings decreased by 3.8% during August to a 362,793 total.
But despite the monthly declines in the seven other capital cities, SQM Research says stock on market sits 23% higher year-on-year – an increase of 69,229 properties since August 2010.
Perth recorded the largest monthly decline, with listings down by 7.1% or 1,546 during August to a 20,207 total.
Melbourne had the largest year-on-year increase in stock.
With 44,522 listings, Melbourne’s listings are up 56.8% or 16,127 over the year.
SQM managing director Louis Christopher noted no capital cities experienced a yearly decline in stock, however Perth recorded the most modest year-on-year growth at 17.8%.
Sydney’s increase of 18.8% or 4,837 listings since August 2010 puts its total listings at 30,606.
“The results for August have been surprising,” Christopher says.
“We were expecting a rise in listings and instead we have had a noticeable fall.
“This still could be a seasonal effect and it also could be vendors withdrawing their properties on the hope of relisting during better market conditions. Nevertheless, our base case here is that listings will rise during the spring selling season.
“If that were to not materialise or only rise marginally, this would be one signal to us that the peak in supply would be reached,” he says.

Property listings decrease in all capitals but Hobart in August, but stock still up for the year

High-profile property development industry advocate Aaron Gadiel will step down as chief executive of the Urban Taskforce next month to take a posting at the law firm Gadens.
He will be a director in the planning environment and government team at the law firm.
Gadiel’s media-savvy skills elevated the Urban Taskforce to the national stage with prompt and regular commentary on property issues. Gadiel, an environmental and planning lawyer, joined the Urban Taskforce as its chief executive in 2007.
Before joining the Taskforce, Gadiel was a ministerial chief of staff from 1999 to 2007 serving as the NSW government’s senior political advisor in the roads, housing, energy, regional development and mineral resources portfolios.
The Urban Taskforce Australia was formed in 1999 with the former NSW premier Neville Wran as its patron.  When Wran stepped down another former NSW premier, Nick Greiner, became its patron, until his appointment as Chairman of Infrastructure NSW by the NSW government.
The Urban Taskforce currently operates without a formal patron.

Urban Taskforce CEO Aaron Gadiel off to Gadens

Property owners living abroad who are concerned about the current spate of fraudulent property sales or attempted sales are urged to lodge a caveat over their properties to reduce the risk of being targeted by scammers.
The recommended anti-fraud measure prevents the registration of any change of ownership or mortgage.
Caveats typically require attendance in person at the various state title offices by completing a 100-point identity check.
The safeguards have been recommended in Western Australia after authorities began investigating <a target="_blank" href="https://www.propertyobserver.com.au/western-australia/absentee-investor-alert-nigerian-scammers-sell-%24410000-house-they-didnt-own/2011081751195">two successful Nigerian scammers</a> who sold Perth properties without the owners' knowledge in the past year.
In WA under a range of increased security measures, all transfers of land executed overseas will now require a 100-point identity check, signatures to be witnessed by an Australian Consular officer, and the sales will need to be independently checked by at least two senior Landgate officers.
Identity checks by real estate agents and the conveyancer are not mandatory.
<a target="_blank" href="https://www.propertyobserver.com.au/residential/nigerian-property-scammers-move-to-sydney-after-succeeding-in-perth/2011090851484">Rather than the transfer of land not owned by the scammer</a>, NSW has in the past years experienced mortgage fraud, where unencumbered titles are borrowed against without the owner’s knowledge.
But new regulations will come into force on November 1 that require a witness to a land dealing or caveat to have known the person signing the dealing or caveat for more than 12 months.
If the witness has not known the person for that length of time, he or she must take reasonable steps to confirm the identity of that person.
A person who is asked to witness a signature to a land dealing must sight an original primary identification document containing a photograph of the person (such as a driver’s licence or passport), or originals of two non-photographic identification documents (such as a birth certificate and Medicare card) that confirm the identity of the person signing the land dealing.
“The requirement to verify identity is an essential safeguard against fraud in conveyancing transactions,” Des Mooney, general manager of NSW Land and Property Information, says.
“The regulatory changes outlined above are intended to balance the need for an efficient conveyancing and financing industry with the need to manage the risk of fraud or improper dealings in transactions with land.”

New laws to help protect property owners from Nigerian scammers

ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

The design report identifies the public realm as a central driver of the proposal.

"Collingwood has limited access to high-quality parks and public open space, and the proposal delivers valuable new areas for respite, social interaction and fine-grain retail activity."

The development would deliver a diverse mix of housing, including studio, one, two and three-bedroom apartments alongside townhouse-style residences. Two basement levels are proposed beneath the development, providing resident and retail parking as well as extensive bicycle facilities.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

The planning documents describe the existing office building as offering little engagement with the public realm, with the redevelopment intended to create a more permeable and active neighbourhood destination.

"The proposed scheme presents a significant opportunity to deliver a vibrant retail plaza and a local neighbourhood hub serving both existing and future Collingwood residents."

The 79–81 Victoria Parade site occupies a strategic location about 1.5 kilometres east of Melbourne's CBD, at the threshold between Collingwood and East Melbourne. It is well served by tram services along Victoria Parade and sits within walking distance of St Vincent's Hospital, Fitzroy Gardens, the Fitzroy activity centre and a broad range of employment, retail and hospitality destinations.

Stockland plans new mixed-use neighbourhood precinct for Collingwood gateway site

An 1880s timber cottage that has survived Kangaroo Point's transformation from riverside suburb to high-density apartment precinct is set to become the centrepiece of <a href="https://www.apartments.com.au/developers/zephyr">Zephyr Group</a>'s proposed Banksia development.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Designed by <a href="https://www.apartments.com.au/architects/joe-adsett-architects">Joe Adsett Architects</a>, the proposal carefully weaves the retained heritage cottage into a contemporary residential scheme, with the tower elevated above the historic building to preserve its presence within the Lambert Street streetscape.

Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. The site also benefits from direct access to active transport infrastructure and sits within an area earmarked for continued higher-density residential growth.

Buying into a masterplanned community often means committing to a vision still years from taking shape. At <a href="https://www.apartments.com.au/new-apartments/kew-tallawong-23-27-schofields-road-tallawong-nsw-2762">Kew Tallawong</a>, that vision is already visible.

Residents have moved into the completed first stage, landscaped spaces are established, and the next chapter is now underway. Stage 1 has been completed and settled, with Stage 2 now selling off-the-plan.

Architectus has designed the tower, orientating the apartments to maximise views towards Sydney Harbour while introducing a sculpted façade intended to respond to light, wind and the surrounding skyline.

Architectus Principal Marko Damic said the design sought to create a tower that contributes to the public realm as much as the skyline.

"We wanted to design a tower that doesn't just sit in the skyline but actively participates and contributes to city life," Damic said.
