The Fortune of War hotel – marketed as the oldest continuously licensed pub in Australia – has been listed for sale after nearly 25 years in the same hands.

The Fortune of War, which dates back to 1828, is part of a recently renovated hotel complex positioned opposite Circular Quay in Sydney. The actual George Street hotel is a three-storey facebrick building with stucco detailing built in 1922. The first recorded licensee of the public house was John Boreham who was the seller of wines, malt and liquor. In March 1976 Tooth &amp; Co relinquished its head lease to the Sydney Cove Redevelopment Authority, and the lease has been with publican Robert Keyes since 1987.
Given its location in Sydney’s Rocks district it has prided itself on the reputation of being the first and last port of call for generations of Australian and visiting soldiers.

“With over 100k per week in revenue, it will be hotly pursued,” Jolliffe advised Property Observer.
Of course the claim of Sydney's oldest pub is also claimed by the more upmarket Lord Nelson. In May this year Fairfax writer Mark Chipperfield wrote the nearby Lord Nelson has the words "Sydney's Oldest Hotel" painted on its exterior in bold letters. Chipperfield noted on face value, the Lord Nelson's claim on the title of oldest pub seems unassailable: built in 1836 using sandstone blocks quarried from Observatory Hill, the pub has held its liquor licence continuously since May 1841. But there are some flaws in the claim including the building being initially built as a private residence for William Wells, a local merchant and publican, and only transformed into a hotel in 1841.

The latest offering comes with The Fortune of War Hotel, The Russell Hotel (which offers accommodation, pictured below) and The Russell Wine Bar (pictured above) at the Rocks. Its Ray White Hotels listing agent Andrew Jolliffe told The Shout that the hotel market dynamics changed in October last year after the gap between buyer and seller closed earlier in the year.

“We could see the value bounce in quality assets was far more likely than less likely," he said.
Jolliffe <a target="_blank" href="https://www.raywhite.net/?p=4697">joined the Ray White Hotels Australia group</a> following its expansion from Brisbane into Sydney.
Over the past 20 years, Jolliffe’s senior executive roles included general manager of the Palace Leisure Group, managing director of the Grant Samuel Private Equity Pub Fund and chief executive of ASX -isted hotel company National Leisure and Gaming Limited.

Sydney’s Fortune of War, Australia’s oldest pub, listed after 25 years

Cookbook queen Donna Hay and her butcher husband, Bill Wilson, have listed the last of their Windsor Street, Paddington, investment terraces.
The Windsor Street investment terrace - which comes in Tabbereresque all-white - was bought for $1.42 million in 2003.
The couple secured $2.15 million when their unrenovated two-bedroom terrace was auctioned in 2009 some three years after it was purchased for $1,035,000.
The couple also own a $3.85 million Watsons Bay residence. They retain another investment property in Holdsworth Street, Woollahra, which was bought for $1,615,000 in 2008 for Hay’s homewares shop.
The March 4 auction listing comes with $2.4 million hopes through McGrath agent James Dack. McGrath has three other Windsor Street listings.

Peter Bond, the new owner of a cyclone-damaged resort on Dunk Island, off far north Queensland, says it could be many months before construction begins on his proposed new resort.
The island was devastated in February 2011 by Cyclone Yasi.
The mining entrepreneur bought the island in December – and <a href="https://www.propertyobserver.com.au/https://www.propertyobserver.com.au/leisure/dunk-island-in-fnq-rumoured-to-have-sold-to-linc-energy-boss-peter-bond/2011120252645" target="_blank">after initial confusion as to his intentions,</a> announced plans to build a five- or six-star eco resort.
The Linc Energy boss, who bought the island for about $10 million, was ranked as the 12th richest person in Queensland in the recent Sunday Mail top 100 rich list with an estimated wealth of $607 million.
"It is a big task, and we've only just taken over the island – we're only just getting on with it," Bond has told the ABC.
"The reality is it's the rebuild that matters, so by the time our architects get on with that and we really get on with construction, that's many months away, I'm afraid."
He says he hopes “day trippers” will be able to return by Christmas.
"I'd like to get the spit working again, so I'd like to get a cafe down there," he says.
"I'd like to get that area cleaned up and I'd like to get that usable for day visitors again this year.
"With the help of the government to get the jetty going ... that's the big area, get the jetty and the spit going, and we've ticked a big box."

Peter Bond says construction of new Dunk Island resort could be months away

The historic Olderfleet building in Collins Street has been sold for about $67 million by the Australian Unity Property managed office trust –below the price expectations of $72 million.
Offers for the intricate neo-Gothic facade building at 477 Collins Street closed last August.
Mark Pratt, the general manager of property, mortgages and capital markets at Australian Unity Property, says selling the property enabled AUI to provide investors with enhanced liquidity and ”higher than expected capital returns.”
“Strong demand, tight supply and a lack of development in Melbourne over the past three years presented us with a unique window of opportunity to maximise the value of the Olderfleet Building on behalf of investors.
“While we considered a range of alternative options including refurbishing the property, we determined the best outcome for investors was to sell the property into an improving market, achieving a sale price above current book value,” Pratt says.

The sale to Aviva Investors Asia Pacific Property Fund – a fund managed by Singapore-based fund manager Aviva Investors Asia Pte Limited – was packaged by the Sydney fund manager Propertylink after being marketed by CBRE, according to the Australian Financial Review.
Its valuation was $65.4 million as at November 2010. As at December 2009 there was a $63 million book value for the building – a decrease of $3.75 million from its 2008 book value.
Olderfleet is 100% leased, and the car park is leased and operated by S&amp;K Car Park Management. Its office tenants include Accenture, CapGemini,  Ernst &amp; Young, Melbourne Conference &amp; Training Centre and Allens Arthur Robinson law firm.
The complex consists of an eight-storey office building behind a series of classified historic facades dating back to 1884 – and protected from demolition during the 1970s building boom by public lobbying – a well as a large car park.
With a dual frontage site of 3,899 square metres, it has more than 40 metres of prime retail frontage on Collins Street.
The office investment has 11,986 square metres of net lettable area and a commercial car park of 598 bays off Flinders Lane.
Located between William and King streets in the CBD's popular western core, the property was offered as substantially under-rented.
It has a net passing income of $5.7 million per year.
The office complex was built by Becton in 1985 behind the row of three historic terraces.
It was sold in 1994 by Becton Corporation for $40 million to Singaporean interests at a yield of 14.75% on its then net income of $5.9 million a year.
The sale occurred about the same time that Michael Buxton retired from Becton, thereby ending his two-decade long partnership with Max Beck.
It was later sold to the Acumen Office Trust established by Multiplex Capital in 2002 for $56 million.
Multiplex Capital achieved strong returns for investors, delivering an income yield of 9% per annum for the two years to 2007, which represented a total return of 11.3% over the five-year period. By 2007 Multiplex Capital had renewed leases for more than 11,000 square metres of space.
In 2007, after sounding out investors, there was a transfer of management rights to Australian Unity Property Limited.
Australian Unity Investments is the funds management arm of financial services, health and retirement living services provider Australian Unity.  It has more than $11.5 billion in funds under management as at January 2012.

Ideally situated in the heart of Manhattan, the four-bedroom residence features views of Central Park, a wraparound terrace, an oval bedroom and a study panelled in Brazilian rosewood.

It’s been reported it was sold by a retired American banker to the family of a Russian billionaire – from Sanford I. The previous record residential sale in Manhattan was the 2006 purchase of a townhouse on East 75th Street by J. Christopher Flowers, a private-equity investor. The largest condo deal was the $51.5 million purchase of a series of apartments at the Plaza Hotel by developer Harry Macklowe in 2007.

Ian Jackson at Kay &amp; Burton has the South Road listing, which hit the market in both 2009 and 2010.
The six-bedroom residence was designed by local architect Jon Friedrich within Paul Bangay designed gardens. Its foyer has a sweeping wrought-iron staircase with marble flooring.
The estate comes with a guest house, flood-lit mod-grass tennis court and glassed indoor pool and spa.
Woodlands, initially listed with $10 million plus hopes, reputedly sits on the suburb's largest private landholding.
The block cost $1 million in 2002.

Nip/Tuck star Julian McMahon has listed the long-time home of his mother, the late Lady (Sonia) McMahon. The property has been listed for March 24 auction with $6 million-plus hopes by the executors of the estate. Sonia McMahon, the widow of former prime minister Sir William McMahon, bought the building block for $3 million in 1991 and subsequently constructed a French Riviera-inspired residence on its 1252-square-metre holding.
The four-bedroom house has large entertainment areas plus lawn and pool, cabana and a sauna.
It has a northerly aspect and some harbour views from its hillside Victoria Road vantage point.
The house was briefly in the headlines in 1996 after 30 alterations were carried out without council permission.
It’s been listed through Sally Hampshire of Laing+Simmons Double Bay and Victoria Morish of Di Jones Real Estate. Internet advertising for the property was posted this week.
It’s been rented over the past few years.  The house is furnished as Sonia left it.
Sonia McMahon was 77 years old when she died in April 2010. Her husband, who was prime minister between 1971 and the December 1972 election, died in 1988 aged 80. She’d held onto her previous nearby empty 1920s Drumalbyn Road, Bellevue Hill home. Last June <a href="https://www.propertyobserver.com.au/new-south-wales/nip/tuck-star-julian-mcmahon-sells-childhood-home/2011062450590" target="_blank">Julian and his two sisters secured $9 million from the sale of their late mother’s earlier Sydney residence</a>.
The Australian actor and former fashion model grew up in the Bellevue Hill home, which was bought in 1968, the year of his birth.  Julian has an older sister, Melinda, and a younger sister, Deborah.
No doubt the next eventual listing by the executors will be Lady McMahon’s Palm Beach weekender. It cost $975,000 in 1993.

Group chief executive L. Janusz Hooker says the partnership will help agents better understand market trends and the behaviour of property owners and investors.
It will collaborate with the university's Institute of Sustainable Development and Architecture, which works with national and overseas organisations to deliver sustainable development, research and investment.
The institute runs graduate and master degree real estate programs.
"The partnership with Bond University covers a number of components including research collaboration, the exchange of academics and industry experts, and a higher level of professional development programs for agents," Hooker says.
"One of my goals is to improve professionalism in the real estate industry.
"Through the partnership, LJ Hooker will produce degree-qualified agents with invaluable knowledge of the growing importance of sustainability, energy-efficiency and their impact on real estate."
Dr George Earl, director of the institute and the university's professor of real estate, says the partnership will fund investigation into issues relating to the Australian property market, including housing affordability.

The Snowtown bank listing has been pulled by eBay from its online auction on grounds that its breaches eBay’s community content standards.
Some 47 eBay bids from 17 bidders had been made in the initial 16 hours of the online auction of Snowtown’s infamous bank building.
The bidding opened with a $US25 offer added to the $US1000 starting price.
The bidding stood at $35,100 when eBay took down the listing.
The barrel storage of murder victims was not mentioned on the auction site. Listing agent Nigel Christie says he believed he was adhering to eBay policy on murder memorabilia. 
Christie is seeking to have the eBay listing reinstated.
But the originating Hale Real Estate website does say: “Ever wanted a piece of grisly SA history?”
It adds: “Buyers should note that illegal activities were conducted in the old bank building, and you should enquire to the nature of these activities prior to bidding.”

The disused bank at Snowtown, about 140 kilometres north of Adelaide, became infamous after police discovered eight mutilated bodies in barrels inside the vault of the bank in 1999.

The bank sold the premises for $43,000 in 1995. It first sold after the gruesome discovery in 2000 at $34,560.
It sold again at $130,000 in 2005.
It last traded at $142,000 in 2006.
The online auction reserve price had been hidden from participants.
The property originally built as the bank manager’s residence consists of four good-sized bedrooms and the old bank building.
“It has since been used as rental for commercial purpose and more recently as a band room/games room and setting for the movie Snowtown,” bidders were advised.

Hale Real Estate director Nigel Christie has said the Snowtown property had $200,000 expectations.
“The bank and home would make an ideal investment giving two separate rental opportunities: the four-bedroom home and the ex-bank (subject to consents).”
The listing is also being advertised on <a target="_blank" href="https://www.realestate.com.au/property-house-sa-snowtown-109650811">realestate.com.au</a>.

Auction site eBay pulls publicity-seeking Snowtown bank listing on grounds of poor taste

Salta Properties has secured the $61 million sale of its office and warehouse complex at CitiPort Business Park in Port Melbourne to the listed property group GPT.
The business three zoned complex at CitiPort (pictured below) comprises 28,000 square metres of office and warehouse facilities over five storeys with basement car parking.

Salta developed CitiPort 13 years ago, being one of the first to develop in the Port Melbourne precinct.
Its other estates include CitiLink Business Park, which it has sold previously, and Gateway@Port Estate, which Salta still owns.
“CitiPort has also been Salta’s head office since it was developed, and we will continue to occupy under lease for the time being,” Salta Properties managing director Sam Tarascio says.
The sale was negotiated by Tony Iuliano, national director industrial at Colliers International, and colleague Rob Joyes.
Tarascio says that the sale is in line with its business strategy and it intends to use the proceeds of the sale to advance Salta’s development pipeline.
“Following the successful sale of CitiPort Business Park, we are in a strong position to expand and accelerate the delivery of our substantial development pipeline and to take advantage of attractive opportunities as they come to market.
“We can now transfer capital towards new opportunities and existing developments, beginning by ramping up construction for projects at <a target="_blank" href="https://www.greensquareapartments.com.au/">Green Square in the Victoria Gardens Precinct</a> and at the dynamic Nexus Business Park,” Tarascio says.
The 2.55-hectare Lorimer Street building has a total building area of 28,000 square metres. There is a car park for 567 vehicles. Its fully leased net income was given as $5.5 million annually.

Salta intends to ramp up construction of Green Square, Abbotsford project after $61 million Port Melbourne office block sale

ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

The design report identifies the public realm as a central driver of the proposal.

"Collingwood has limited access to high-quality parks and public open space, and the proposal delivers valuable new areas for respite, social interaction and fine-grain retail activity."

The development would deliver a diverse mix of housing, including studio, one, two and three-bedroom apartments alongside townhouse-style residences. Two basement levels are proposed beneath the development, providing resident and retail parking as well as extensive bicycle facilities.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

The planning documents describe the existing office building as offering little engagement with the public realm, with the redevelopment intended to create a more permeable and active neighbourhood destination.

"The proposed scheme presents a significant opportunity to deliver a vibrant retail plaza and a local neighbourhood hub serving both existing and future Collingwood residents."

The 79–81 Victoria Parade site occupies a strategic location about 1.5 kilometres east of Melbourne's CBD, at the threshold between Collingwood and East Melbourne. It is well served by tram services along Victoria Parade and sits within walking distance of St Vincent's Hospital, Fitzroy Gardens, the Fitzroy activity centre and a broad range of employment, retail and hospitality destinations.

Stockland plans new mixed-use neighbourhood precinct for Collingwood gateway site

An 1880s timber cottage that has survived Kangaroo Point's transformation from riverside suburb to high-density apartment precinct is set to become the centrepiece of <a href="https://www.apartments.com.au/developers/zephyr">Zephyr Group</a>'s proposed Banksia development.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Designed by <a href="https://www.apartments.com.au/architects/joe-adsett-architects">Joe Adsett Architects</a>, the proposal carefully weaves the retained heritage cottage into a contemporary residential scheme, with the tower elevated above the historic building to preserve its presence within the Lambert Street streetscape.

Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. The site also benefits from direct access to active transport infrastructure and sits within an area earmarked for continued higher-density residential growth.

Buying into a masterplanned community often means committing to a vision still years from taking shape. At <a href="https://www.apartments.com.au/new-apartments/kew-tallawong-23-27-schofields-road-tallawong-nsw-2762">Kew Tallawong</a>, that vision is already visible.
