There was an interesting admission on the point of real estate advertising from the new boss of News Ltd, Kim Williams.
"Research shows print media is a major influence on how vendors decide on choosing an agent for their listing presentation,'' he advised his real estate industry audience last week.
"Since listings are the lifeblood (for agents), I suggest print should be a non-negotiable part of anything that you do.''
Williams noted that despite increasing pressures from digital platforms, print media was therefore still powerful as a "brand enabler''.
The talk was attended by about 650 delegates from Brisbane's real estate industry, and Williams’ noteworthy comments were reported by the News Ltd journalist who attended.
The Quest Newspapers/The Courier-Mail Six Steps to Success in 2012 seminar was hosted by News Ltd real estate advertising director Tom Panos.
Pity about the 368,123 unsold properties around Australia.
It seems many of the desirous vendors are paying for print ads in News Ltd and Fairfax papers that do little more than assist the profile of their estate agency.

News Ltd boss lifts lid on the big beneficiaries of print property advertising

The historic gothic 1914 Mount Martha mansion Glynt Manor, briefly known as Demetri’s Castle, has been sold to the prominent Zampelis restaurateur family.
But the Zampelis family, who’ve operated more than 70 hospitality venues in Victoria since the late 1980s, including Cafe Greco, The Long Room, Lotus, Silk Road and Waterfront at Crown, have decided to lease out the property.
The Zampelis family snapped up the property for $3,399,000 – <a target="_blank" href="https://www.propertyobserver.com.au/residential/demetri-s-castle-sells-for-%24900000-loss-not-including-televised-labour-of-love/2011111352335">which represented a $900,000 loss</a> in three years by the Commonwealth Bank in a mortgagee sale.
It had been initially listed by the vendors, hair and make-up artists Demetri and Lila Sideropoulos, at $6.5 million in 2010.
The nine-bedroom, eight-bathroom mansion was bought by the Greek couple in 2008 for $4.3 million from Michael Puttock and Diana Carr.
They then thoroughly renovated it into a family home and bed-and-breakfast on the SBS documentary Demetri’s Castle, a name that’s been abandoned by the new owners.
It sits on about 8,000 square metres, with views of Port Phillip Bay and the Melbourne lights in the distance. It was designed by Harold Desbrowe Annear as a single-storey farmhouse for the Henty family, descendants of Victoria's first European settlers.
It bears a similarity to another of his designs, Delgany at Portsea. Its later owners included the Buxton family from 1917 to 1983 when the then 31-hectare property featured sweeping lawns, orchards and farmlands that ran right to the edge of the bay.
In 1969 the family subdivided the property but retained the manor and two hectares of beautiful English- and French-inspired gardens.
In 1983 the property was sold to new owners, who restored the grand old manor and ran it as a tourism resort, naming it "Glynt By The Sea". It was again run as a bed-and-breakfast from the mid-1990s by the adventure travel pioneer Bill King.
Mark Callan and William Gilchrist bought the property in 1997 and commissioned Yarraville architect Hugh Basset to undertake some interior redesigns while the home's former gardener, Bob Barker, who started work at Glynt in the late 1920s, returned to restore the gardens.
The duo sold the property in 2000 for $2.35 million.
Last year the Sideropouloses indicated they were selling so they could pursue opportunities overseas, saying they didn't get attached to things. Geoff Smith from LJ Hooker Frankston sold last November, some four weeks after its scheduled October auction, and now has it up for rent.
ASIC documents indicate Smith was taking instructions from administrators of the holding company Mt Martha Landmark Pty Ltd.
The Zampelis Group owns seven restaurants/bars/cafes in the Melbourne area serving over 15,000 customers a week. Earlier this month The Age reported that Crown Casino faces a multimillion-dollar damages payout after Victoria's appeals tribunal found it breached a verbal agreement with Nick Zampelis to renew leases for his former riverside eateries.
The decision by the Victorian Civil and Administrative Tribunal heard Zampelis claimed former Crown owner Lloyd Williams and his two sons, Nick and John, told him the lease for the two venues,  Cafe Greco and Waterfront, would be extended by at least five years.
Despite denials by Lloyd Williams, his sons and Crown management, VCAT senior member Alan Vassie decided a ''collateral contract'' did exist and ordered for damages to be determined by an independent assessor. A Crown spokesman Gary O'Neill told Fairfax Media it would appeal the decision.

Zampelis family regain a crown with purchase of Mt Martha castle Glynt Manor

Friesia, an 1888-built Italian Renaissance-designed Hawthorn house and one of Melbourne’s most captivating residences, has been sold.
The single-storey mansion was designed for the German consul William Brahe by architect John August Bernard Koch, who later designed Labassa in North Caulfield.
It’s been bought by Caulfield North couple Valeri and Irma Danilova. He hails originally from Makhachkala in the Russian Federation and resided in Sydney’s North Bondi in the early 1990s. He heads Australia's Quality Sheepskin Pty Ltd, whose core business is to supply raw sheep and lamb skins to tanners and dressers worldwide from its processing plant at Leongatha North in Gippsland.
The Hawthorn house was last traded in 1970 for $49,000 totally derelict – with no electricity, no hot water, no internal toilet, and the sky could be seen through most rooms.
It was listed by Kay &amp; Burton agent Scott Patterson, who <a href="https://www.propertyobserver.com.au/victoria/hawthorn-house-built-for-19th-century-german-consul-on-the-market/2011101051871" target="_blank">on its listing last November</a> hoped to secure $6.5 million plus.
No sale price has yet been revealed for the property, which was inspired by the works of Filippo Brunelleschi, father of Italian Renaissance architecture in Florence.
From its Corinthian-arcaded entrance, Friesia exhibits the grandeur, glory and grace of Melbourne's magnificent boom period during the 1880s.
It’s been sold by Warwick Forge and his wife, Sue, who have been running the biennial Australian Landscape Conference for 10 years in a bid to bring together creative landscape designers from overseas and Australia.
It is set in the small Isabella Grove enclave near a bend of the Yarra, and a pocket of German high culture was formerly centred on Friesia.
The flow of German immigrants began within 10 years of Melbourne being established in 1835, with vignerons laying the foundations of the Victorian wine industry in the Lilydale and Geelong districts during the 1840s, and many were attracted by gold discoveries in the 1850s.

Collingwood’s 2011 Best and Fairest winner, Scott Pendlebury, still hasn’t sold his Newport cottage through Barry Plant Yarraville agent Niels Geraerts. And he’s committed to a $1.3 million Albert Park cottage, which was snapped up post-auction last spring.
His two-bedroom Douglas Parade property – just a stroll to Williamstown’s cafes – <a target="_blank" href="https://www.propertyobserver.com.au/residential/magpie-scott-pendlebury-on-the-move-but-not-to-greater-western-sydney-title-tattle/2011110452216">went to late November auction</a> with $780,000 to $840,000 expectations.
Pendlebury bought it for $567,000 in early 2008.
His latest price guide is between $780,000 and $820,000. The house is being advertised with a sale by set date marketing campaign – with a March 29 desired sale date.

It was the revamped Domain property section in Saturday’s SMH that was the weekend’s major talking point, especially as auctions were in their holding pattern – 56% in Sydney and 58% in Melbourne.
T<a href=""></a>he Sydney Morning Herald Domain relaunch was acceding to the power of the developer dollar.
Previously houses had their own distinct section, as did apartments – an unusual arrangement that had some merit.
The paper didn’t explain to its readers any rationale, although agency franchise bosses were advised that Fairfax thinks home buyers are increasingly ambivalent about whether they want to buy a house or apartment these days.
So the A-Z by suburb, separated into antiquated regions, will henceforth include houses and apartment alongside each other, which also has merit.
B<a href=""></a>ut in between there will seemingly be towers of developer ads.
It was clear from Saturday’s edition the change was to the detriment of the section's editorial coverage and at the expense of their mum-and-dad house advertising. There were seven whole-page developer ads in the first 21 pages of the Domain section.
No enticing editorial until page four, with the dominance of developer advertising pushing editorial further back – and the vital auction results were well hidden at the rear of the 80-page supplement.
 The Age Domain had 112 pages, with its editorial starting on page two, and no whole-page developer ads at all. 
The SMH's editorial over-emphasis on new apartments kicked off on the front cover with a Bondi block that won’t be officially for sale for another three to four months.
The Title Deeds column appeared on page eight – the furthest back in its 24-year history, having been on the front cover during its heyday.
Veteran industry leaders like Max Raine often credited the Title Deeds column as being the conduit for bringing extra readers to Domain who weren’t necessarily intent on perusing the property ads.
These readers stayed and grazed on the property ads and became accidental buyers. These are the same potential buyers who casually flick through their midweek glossy property pages and then turn up at Saturday opens.
The biggest losers of the revamp were the mums and dads whose vendor advertising faced being overwhelmed by pages of huge developer ads.
It won’t upset the individual apartment vendor, as they had almost all migrated from Saturday Domain to online, and the locals, so the merger will more potentially more likely hinder the house seller in finding buyers.
“The mums and dads vendors of homes will all get lost in the wash,” one agent suggests.
The biggest losers are the Mosman sellers, who were pushed from page 12 last week to page 32 this week, well behind Avalon which came forward under the revamp.
So watch Murdoch’s Mosman Daily seek to lure the vendor advertising away from Fairfax.
“Saturday Domain is increasinly irrelevant now as a sales forum,” another agent says, noting more and more advertising is migrating to online and or the mid-week local papers.
He suggests eventually like car sales there won’t be many individual sellers with Saturday print ads.
Just developers and possibly a return to the old days of big estate agency franchise whole-page ads, which makes Fairfax’s uncompromising response to request for Saturday position rotations among the big franchises all the more surprising.
Fairfax is also still stuck with an antiquated regional carve-up that doesn't acknowledge there's a burgeoning Hills district. It still treat the region like it's the sticks.
Of course under Fairfax’s belt tightening it recently ceased publishing Domain in regional editions for much of the NSW.
It followed the earlier removal of Domain from airlifted interstate delivery.
Fairfax advised its country readers to go to the Domain app on their smartphones and iPads.
The shift to digital has certainly seen an increased emphasis on video.
On Saturday its property video even outrated the Kony video on the smh.com.au website, proving property content when done well is lapped up by the Sydney audience.
The video talent of interior designer Thomas Hamel enhanced the peek inside John and Patti David’s $9 million Observatory Tower penthouse.
The SMH video is, however, hit and miss, as the previous week’s was a little-watched $600,000 Stanmore flat.
Apparently its writing staff have been encouraged to take acting classes to improve their appearances.

Fairfax accedes to the power of the developer dollar in SMH Domain revamp

Celebrity interior designer Tina Chalabian from Channel Ten show The Renovators has sold her Willoughby home pre-auction for a record price. It was on the market for about three weeks and sold to a family from Mosman, who were among the 160 inspectees. There were 72 inspectees on its first Saturday open.
“While we can’t disclose the exact price, we can say it certainly eclipsed the previous suburb record of $2.855 million for a house in Chiltern Avenue,” selling agent Mark O’Brien from Richardson &amp; Wrench Castlecrag.
“But it wasn’t beyond expectations, as we were quoting high $2 millions to low $3 millions.”
Title Tattle gathers about $2,955,000 was secured for the Remuera Street house.
The five-bedroom, four-bathroom house was just a few years old with a huge, level yard and European-style swimming pool. Built by Meadowbank to a <a href="https://www.tinac.com.au/">Tina C design</a>, it sits on a 911-square-metre block, which cost $1.18 million in 2006.
The Chalabians, the 34-year-old interior designer and mother of three who appeared on The Renovators television series and her lawyer husband Sevag, are moving to Northbridge, where they will renovate their $2.2 million acquisition. Since Tina bought her first house 11 years ago, she has renovated five houses and says each sold for a profit. The one in Castlecrag sold for $2,525,000 in 2006 with the block costing $899,000 in 2002. The Killarney Heights property was a closer call having cost $525,000 in 2001 and sold for $610,000 in 2002.

The Renovators’ celebrity interior designer Tina Chalabian secures record price for Willoughby home: Title Tattle

Chateau de Benelong, the distinctive Bellevue Hill palazzo residence, has been sold.
Its revised $5 million hopes for last week’s auction were realised with a $4,995,000 sale through Michael Finger and Gavin Rubinstein at Ray White Double Bay.
With its multiple arches, columns, balustrades and detailed decorative exterior adornments including cherubs, lions' heads and a central courtyard fountain, the nine-bedroom house has stood out from the crowd since 1977, when it was built by designer Lesley Santy.
Santy, who won a gold medal in the 1957 international furniture exhibition in Milan, designed the building for the Levy family.
The Benelong Crescent property had been renovated since last traded for $3.67 million in 2009.
The neo-classical house comes with northerly harbour views from its grand columned terraces. Its luxury living spaces include a poolside entertainer's pavilion, home theatre and gym. It comes with eight bedrooms, including a two-bedroom apartment.
The vendors are Elio and Makedonka Del Ben, who own a building company called Big Dig Pty Ltd. <a href="https://www.propertyobserver.com.au/new-south-wales/columned-chateau-with-21st-century-interiors-at-bellevue-hill/2011080951100" target="_blank">It was initially listed</a> with unrealistic $7.5 million hopes last August through Di Jones Real Estate.

Bellevue Hill palazzo Chateau de Benelong sells for about $5 million

Despite her American citizenship she’s still buying property Down Under – her most recent acquisition was a $575,000 cottage in Burradoo in the NSW Southern Highlands. The purchase comes up on official LTO records, which trace back to its auction through Century 21 Mittagong. Like the Rineharts, who have a Mosman holding, Parry-Okeden also keeps a Mosman bolthole, which cost $750,000 in 1991.
In the billionaire stakes she actually ranks ahead of James Packer, Andrew Forrest and Frank Lowy, although the newcomer to list Ivan Glasenberg sits higher in 125th place. Since the death of her mother, Barbara Cox Anthony, Parry-Okeden and her brother, James Cox Kennedy, shared an inheritance derived from media conglomerate Cox Enterprises, which owns dozens of daily newspapers, radio stations and television stations across the United States.
Since the early 1970s Anthony amassed an impressive portfolio of pastoral land holdings in NSW. Title Tattle seems to recall that Winderadeen was her first Australian purchase in 1971 for $110,000. It is now a quarterhorse stud just north of Canberra at Collector. In 1994 she doubled the size of her Wagga Wagga district holdings with a $4.6 million 4,500-hectare Borambola Park purchase. One of her last acquisitions was Oura station, bought in 1997 for the loose change sum of $2.5 million, next to her Eringoarrah property. There is a $2 million private bridge built across the Murrumbidgee that links the farms on both sides.
Parry-Okeden married one of the sons of the rural establishment, Simon Parry-Okeden, but they are now divorced. Unlike Australia's media heirs James Packer and Lachlan Murdoch, their two sons Andrew, 32, and Henry, 30, who both have agricultural science degrees, successfully steer clear of the public gaze. Parry-Okeden’s been inactive in buying up rural land in recent times, although last year she spent $10,136 on a disused Scone road neighbouring her Scone farm, Rockview. She bought the road from the NSW government.

Its sale will draw the curtain on Porteous's plentiful Toorak property plays which have filled the city's society columns for much of the past decade.

The Edwardian-era Kent Road Bay residence (pictured above) was last traded at $8 million when sold by the Tasmanian-bound property developer Piers Dawson-Damer and his wife, Kim. Tagg, the former western suburbs first-grade footballer who made his big name from his part-ownership of the stallion prospect Haradasun, bought the 1912 house on 1,296 square metres with his wife, Sally in 2007. It’s listed with Alison Coopes, who’s taking offers until March 27. Title Tattle recalls the Taggs had been looking for something better suited for their children than their CBD penthouse, which still remains unsold. Back in 2003 it was expected to bring more than $11 million, then in 2007 more than $8 million was tipped and about the same on its 2009 listing. Sitting high above the Myer retail development, in Tower Apartments, the 35th-floor 640-square-metre Market Street penthouse was bought in 2000 for $4.5 million.

The three-bedroom Macleay Street apartment – with about 350 square metres, including indoor-outdoor balcony space – has been relisted in February through Jason Boon and Geoff Cox from Richardson and Wrench Elizabeth Bay. It last traded in 2006 when bought for $7.38 million, with offers above $8 million initially sought in 2010, but this was amended to $6.5 million since the penthouse was sold recently to Lizanne Knights, the wife of the director of local private-equity group Ironbridge and Sydney Dance Company chairman Julian Knights for $6.17 million.  The Knightses’ whole-floor unit had previously traded for $7.4 million in 2008. It’s a five-bedroom, sixth-floor unit, with 280 square metres of internal space plus 50-square-metre terrace, and was a combination of two units. The Harrises sold given their purchase of the 1870 Elizabeth Bay mansion Ashton for $10.75 million.

Architects Engelen Moore designed the three-bedroom farmhouse and entertainment barn space about eight years ago for the 18-hectare property on Range Road. It was listed with $5.5 million plus hopes back in 2010, but now with reduced expectations. Glenelg comes with original dairy bales, tennis court and pavilion, croquet lawn, spa and soccer pitch. There are also Harry Seidler plans for its main residence.

The five-bedroom, seven-bathroom house sits on a 4,091-square-metre Minkara Road hillside holding with Pittwater views. The residence was built for Beirut industrialist Agob Dellalian, replete with fine finishes such as 24-carat gold filigree balustrades. Billed as the ultimate entertainment venue for glamorous gala occasions, its entrance is via the semicircular drive and grand foyer. It has a commercial-grade kitchen and, on its sandstone terrace, a commercial-style wet bar.
The grounds come with a heated pool and spa, sauna, gymnasium and tennis court with pavilion. It last sold for $10 million in 2003 and when listed in 2010 Title Tattle recalls it came with suggestions it was likely to fall short of a double-digit sale price. But maybe a Texan who can’t find what he wants in Manly might offer over the odds this time. Poche and van Norton spent $11 million in 2009 buying a vacant Manly harbourfront site on which they are building their own dream home. The philanthropic Poche, whose net worth was put at $800 million in the BRW Rich List in May, sold his freight logistics company, Star Track Express, to Qantas for $750 million in 2003. Poche left school at 14 and, after various jobs, joined TNT as the company's national marketing manager in 1970.

They secured $2.7 million and eventually bought something bigger, Otley (pictured above), a landmark Italianate Victorian residence with the grandest of three-storey towers set on a Clive Street 1,658-square-metre block with botanic gardens and pool. Otley has been listed for March 31 auction through James Redfern and Kate Strickland at Marshall White with plans to move closer to the city. More than $2.5 million is tipped.

The street name came from the Scottish emigrant James King, who took up the largest single land grant in Mosman, 150 acres (61 hectares), which was initially subdivided in 1853.

After making his debut in 1973, Flower played 272 games at the club and captained the team from 1981 to 1987. Flower is a director if Sports Education and Development Australia, which was established in 2006 as a provider of senior secondary education and training in partnership with schools.

But Kay and Burton’s Scott Patterson and Chris Alcock had expectations for an $800,000-plus sale. It cost $365,000 in 1998.

The latest sale was apparently secured through McGrath agent Ben Collier, although he's not included it in his publicly available list of sales. So no idea on its resale price - but it was never going to match its last sale price or the Woollahra record - when sold in recent weeks by the Roulstone family.

Australian house prices could decline by more than 5% in 2012 if China's economy experiences a soft landing with GDP growth at about 8%, according to Standard &amp; Poor’s.
But in the event of the less-likely scenario, under which China's economy slows to 5% GDP growth, Australia could be sent into recession.
China's hard landing likely flow-on effect of higher unemployment could trigger a sharp decline in Australian house prices of 20% or more, according to S&amp;P who rate the prospect of a hard landing happening at 10%. The other scenario - a medium landing - would trigger a 10% price fall, it envisaged with the prospect of a medium landing happening given at 25% chance.
S&amp;P analysts Craig Parker and Vera Chaplin see a soft landing as the most likely scenario.
The report noted the insatiable demand for commodities from China and other Asian trading partners has kept Australia in good stead relative to most other Western economies during the current global economic slowdown.
While China's growth slowed to 9.2% in 2011 from 10.4% in 2010 due to a weaker global economy and efforts by the Chinese government to control inflation, Standard &amp; Poor's expects China to experience a soft landing in 2012, with forecast GDP growth of 8%.
“Based on this scenario, we expect the Australian economy to continue its moderate growth path and that the performance of the Australian housing market will soften further but not experience a sharp decline given the sound economic outlook,” Parker and Chaplin say.
“In this scenario, we expect the impact on both mortgage defaults and loss-given default to be muted and remain at relatively low levels as we expect the unemployment rate to increase marginally and property price decline to continue its recent softness.”
The report indicated that although Australian residential property prices have softened with Australian capital city dwellings losing about 4.8% of their value in 2011, a supply shortage and demand-side factors (such as falling mortgage interest rates, government assistance to first-home owners, strong labour market conditions and population growth) have prevented a more precipitous decline in asset prices.
But any increase in the unemployment rate and weaker or negative growth in household disposable income are likely to be the key drivers of mortgage default in the coming years.
“Sharp increases in unemployment will be likely if Australia experiences a significant economic slowdown,” the report says.
“Rising unemployment has been a strong precursor to mortgage defaults as evidenced in the early 1990s recession.”
It notes mortgage default rates can be masked in a strong economic environment with vibrant property prices, as borrowers have more options to refinance or adjust their financial position by downsizing their debt exposures.
The report noted that the credit quality of most Australian residential mortgage-backed securities (RMBS) was likely to remain stable, despite renewed uncertainty over the global economic outlook and growth prospects for China.
“However, subordinated RMBS could be vulnerable – with possible downward-rating biases – if China were to experience a harder landing, thereby adversely affecting Australia's mining sector and the overall economy.”
While Standard &amp; Poor's Ratings Services expects the performance of the housing market and housing loans to weaken, the credit enhancement available to Australian senior RMBS is likely to withstand a worsening of portfolio credit quality.
Australian subordinated RMBS would be sensitive to the effect of a downturn on the financial strength of Australian lenders mortgage insurance providers.

ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

An 1880s timber cottage that has survived Kangaroo Point's transformation from riverside suburb to high-density apartment precinct is set to become the centrepiece of <a href="https://www.apartments.com.au/developers/zephyr">Zephyr Group</a>'s proposed Banksia development.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Designed by <a href="https://www.apartments.com.au/architects/joe-adsett-architects">Joe Adsett Architects</a>, the proposal carefully weaves the retained heritage cottage into a contemporary residential scheme, with the tower elevated above the historic building to preserve its presence within the Lambert Street streetscape.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct.
