Sydney’s CBD off-the-plan luxury apartment prices have increased over the past year, according to Savills Research.
One-bedroom luxury apartment prices range from $11,538 per square metre to $15,385, averaging $13,462 per square metre, according to Savills head of residential Shayne Harris.
It was $10,000 to $13,350 a year ago, averaging $12,000.
Two-bedroom luxury apartments average $21,000 per square metre compared with $16,500 in the 2011 first quarter, and only a small change was notched in three-bedroom luxury prices, which now average $23,750 per square metre, compared with $23,350 a year ago.
Harris suggests that Sydney can be considered “fair value” in global prime residential property market comparisons, with room for growth in capital values.
“Sydney is beginning to display many of the common characteristics of a world-class city,” he says.
Over the past five years the City of Sydney recorded the highest rent prices across all metropolitan municipalities for both one- and two-bedroom units, with a median rent of $500 and $670 per week respectively.
Savills research suggest that luxury one- and two-bedroom units have asking rents between $650 and $1,800 per week. It was between $600 and $1,800 per week a year earlier in the first quarter of 2011, Harris notes.
The vacancy rate in the inner 10-kilometre circle of Sydney, based on Real Estate Institute of NSW data, remains low at 1.5%.
More than 10 kilometres out and it’s 1.9%.
Savills suggests low vacancy levels have been of benefit to investors, as they have enjoyed increased demand and consistent rentals.
“It is expected that these vacancy levels will remain low due to the continued disparity between the supply and demand of residential accommodation,” Savills says.
The municipality represents the largest unit rental market in NSW, with 30,000 landlords as of December 2011.

Inner-Sydney off-the-plan luxury apartment prices rising as Sydney becoming a 'world-class city': Savills

The Southport, Queensland riverfront home of the thrice-bankrupted property marketing spruiker Dudley Quinlivan sold for $9.5 million at Ray White auction last night.
It’s the second-highest paid on the Gold Coast for three years – and just weeks after former motor vehicle dealer <a target="_blank" href="https://www.propertyobserver.com.au/queensland/sanctuary-cove-mansion-sale-sets-new-reputed-%2412-million-record/2012053054896">John Zupp paid $12.7 million for a Sanctuary Cove home</a>.
The five-bedroom Quinlivan mansion comes with a cinema, games room, internal lift, large wine cellar, seven-car basement parking and even a panic room.
The 3,366-square-metre Winchester Street property was auctioned for Westpac Bank by receivers through Michael Willems in conjunction with Ray White Prestige Gold Coast agent Robert Graham.
There were 18 people registered to bid at the auction with five bidders, according to the Gold Coast Bulletin report.
The two-level house was owned through Sandtrend Pty Ltd, an entity controlled by Quinlivan's wife Jo.
The Quinlivans left the house several weeks ago. The block cost $2.35 million in 2000.
Quinlivan was most recently bankrupted in September 2011 after failing to pay a $49 million debt to the struggling mortgage fund Equititrust, also based on the Gold Coast.
The money had been lent to build a housing development at Ipswich, west of Brisbane.
Quinlivan shot to national attention when accused in Queensland Parliament as being involved in the late 1990s property marketeering scam where fly-in, fly-out interstaters were lured into paying out of line prices for Queensland properties.
Property consumer advocate Neil Jenman has described Dudley Quinlivan as one of Australia's most infamous real estate characters.
“During the 1990s and early 2000s, Quinlivan was deeply involved in the notorious Queensland two-tier marketing rackets,” Jenman’s website notes.
Last August  <a href="https://www.propertyobserver.com.au/queensland/former-property-spruiker-s-five-year-directorship-ban-upheld/2011082351264">Quinlivan was unsuccessful in applying to the High Court of Australia</a> to lower his five-year company directorship disqualification.

Thrice-bankrupted property spruiker Dudley Quinlivan’s Southport mansion abode sells for $9.5 million

The Mitre Tavern – the nooky thriving English-style pub with a Queen Anne feel dating back to its 1910s makeover – is listed for August 10 Alexander Robertson auction with $6.5 million-plus hopes.
Set on Bank Place, between Collins and Little Collins streets, it last traded at $6.3 million in 2008 when bought by the Toorak investor Ian Hicks from the hotelier Robertson family. There was a $4.6 million transfer in 2006 and a $5.75 million transfer in 2004.
It has one of the city's largest outdoor beer spaces.
Classified as being of historical and social significance to Victoria, the Mitre claims to hold one of the oldest continuous pub licences, granted in 1868 when a two-storey private dwelling was converted to a drinking house.
The bluestone coaching house Mac's Hotel in Franklin Street has been operating since 1853.
In 1930 <a target="_blank" href="https://www.propertyobserver.com.au/https://trove.nla.gov.au/ndp/del/article/4107472">The Argus</a> noted no other pub was like it.
The selling agents Kristian Peatling and Warwick Bramich say its current net annual income is $430,000 plus GST.
It's being offered with a long-term lease.

Mediaeval Melbourne pub the Mitre Tavern up for auction

The rock musician-turned-entrepreneur Tim Freedman has won legal proceedings seeking to thwart his near-beachfront Broken Head, Byron Bay retreat operating as a wedding reception venue.

His neighbours lost their case in the Land &amp; Environment Court, having hoped for an order for Freedman to cease use of the <a href="https://moorephotography.com.au/?p=1031">property as a place of assembly</a>. The judgement was given last month.

Freedman, the singer with ARIA-winning band The Whitlams, paid $2.8 million in 2009 for the 1.1-hectare holding in the upmarket bushland Pavilions Estate at Broken Head.

His property, Barefoot at Broken Head, is a sprawling luxury house next to Broken Head Beach.

With its rainforest setting and a modern Balinese feel, the beachfront location is a one-minute walk over a private path through the sand dunes to the sand.

Barefoot at Broken Head is marketed as having approval for just 14 weddings a year.

The whole house costs between $1,400 and $2,200 per day, with weekly rates from $7,500 to $15,000, accommodating up to 12 people.

Tucked away adjoining a beachfront bushland reserve, it&#39;s one of seven in the Pavilions development by Mathew Macpherson and three partners. It comes complete with interconnected pavilions, one each dedicated to living, dining, entertaining and sleeping.

The neighbours&rsquo; complaints mostly relate to excessive noise, litter, traffic, access and parking problems, but Freedman&rsquo;s lawyer, Wroth Wall, argued the property was zoned T2, for tourist use, and that weddings and other functions fell within that category.

The neighbours who lodged the proceedings were Richard Ridge and Terrence and Helen O&#39;Reilly.

After the council received several complaints in relation to weddings occurring at the Pavilions development, it served a noise abatement direction on Freedman in late 2010 and then an order to cease use of the property as a place of assembly.

With weddings booked six to 12 months in advance, Whitlam envisaged all possibly affected neighbours could be apprised of the schedule if they sought to avoid the weekends with the noisy guests. No live amplified music or DJs are permitted under the approved conditions. All functions must cease at 9 pm.

An ivy-clad streetfront 18-square-metre Point Piper lock-up garage in Sydney’s eastern suburbs has been listed with a $120,000 asking price.

With some 75% of all mooted new stock sold, Sydney’s CBD and surrounding apartment market could exhaust its supply of new apartments in less than a year, according to research by Colliers International.
Owner-occupiers and investors seeking a newly built apartment have the choice of 14 residential projects within the Sydney CBD and surrounding suburbs.
With only one new building being released to the market over the past six months, the 14 buildings are set to provide an additional 2,186 apartments.
Colliers International recently reported that during the past six months about 400 new apartments were sold.
The sales included solid demand for the apartments in The Quay on Quay Street in Haymarket, with 200 of the 270 units sold in quick time.
Despite supply levels expanding considerably in the southern precinct of Sydney’s CBD, Colliers noted 69% of the first two stages of Central Park projects One Central Park and Park Lane project have been sold.
Colliers sees the conversion of strategically located office blocks into apartments as crucial for the CBD advancement.
Ariel Pollard, Colliers International director of research, has studied 22 projects in Sydney and surrounding suburbs, equating to around 4,776 apartments in various stages of the planning system or under development.
Her report shows in past six months since late 2011 about 400 new apartments were sold.
And based on that sales rate the remaining 540 apartments on the market would be sold by mid- 2013, Pollard concluded.
The Hyde by Stockland in the southern precinct is one project that recently completely sold out.
Pollard says the strength of the Sydney CBD and surrounding apartment market is set to continue due to limited supply options and falling interest rates.
Lower interest rates are seen as assisting purchasers – whether they are first-home buyers, upgraders or investors – with achieving entry into the market.
“The time lag associated with site acquisition, approval and construction is considerable, particularly within Sydney due to the numerous impediments associated with the current planning system,” she says.
“This in turn restricts supply levels and leaves the potential purchaser with limited choice.
“An increased population base, smaller household formation rates and limited supply options will ensure long-term capital gain for the astute buyer,” Pollard says.
Buyer demand for apartments priced below $1.5 million across inner Sydney has been described by Colliers International as robust.
Over 2011 a total of 908 apartments – new and established – were sold in inner Sydney, which represented a minor 3% decline on 2010 volumes.
Some 90% of all apartments in the inner-Sydney precinct sold during the 2011 December quarter were under $1.5 million.
Median apartment sales within the inner city ranged from $433,250 in the mid-precinct to $1.1 million in the northern end of the CBD.
Eastern CBD apartments recorded a $710,000 median and $617,500 in the southern precinct. The $500,000 to $600,000 and $1 million-plus price ranges were the most popular, with each recording 21% of the transactions, according to Colliers analysis.
Three of the inner-city regions had higher medians than the total Sydney median unit price, which is around $480,000, according to RP Data.
Sydney’s median fell by 1.8% in the year to April 2012, according to RP Data, with the decline in Sydney unit prices having been modest compared with the likes of Melbourne and Brisbane.
The national downturn was put at 3.1%.

Sydney CBD’s apartment market could run out of stock in less than a year: Colliers

Shoe label Tom Gunn has leased 22 square metres of space within one of Melbourne's laneways – Howey Place, off Little Collins Street.
The rent is $4,318 per square metre, per annum – or about $95,000 a year. It’s one of the smallest lease deals to be offered in the Melbourne CBD.
The cutting-edge Australian shoe label was launched in 2008 by Brisbane-based designers Gabrielle Thompson and Shannon Gunn, whose training was at the Ars Arpel School in Milan.
“Melbourne’s iconic laneways are incredibly sought after by retailers keen to position themselves at the forefront of the city’s cutting edge fashion scene,” Colliers International retail leasing agent Ben Tremellen says.
“CBD laneways have been activated by an influx of high-profile, popular tenants in recent times, and Howey Place is one of the best performers.
“It is tightly held, recording record rents and is home to one of Alannah Hill’s best trading stores,” he says.

Set on a 746-square-metre Cooper Street block, the four-bedroom Victorian house was bought by MM Capital Pty Ltd for $4.7 million in 2005.
Its Laing+Simmons Double Bay agent Bart Doff had it listed with hopes of securing more than its last sale price given its renovation. No sale price has been disclosed.

The Alex Popov-designed Cronin Island Gold Coast home (pictured above) of McIvor and his wife, Stacey, sold to Fulton Transport boss Gary Fulton company, Vitago Pty Ltd earlier this year is back in the news.
Its official paperwork showed a $6.75 million sale price which stumped seasoned Gold Coast property experts, who'd imagined something closer to its $ 4.4 million auction passed in highest offer.
Now its emerged the lenders on the purchase, the Commonwealth Bank, commenced <a href="https://www.propertyobserver.com.au/https://apps.courts.qld.gov.au/esearching/FileDetails.aspx?Location=BRISB&amp;Court=SUPRE&amp;Filenumber=4173/12">Queensland  Supreme Court</a> proceedings against Fulton and Vitago in May.
The Gold Coast Bulletin inspection of the court document shows the Commonwealth Bank says it lent Vitago $4.758 million in first-mortgage funding on the Cronin Island house.
Its action seeks possession of the property and repayment of the mortgage, plus interest.

ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

The design report identifies the public realm as a central driver of the proposal.

"Collingwood has limited access to high-quality parks and public open space, and the proposal delivers valuable new areas for respite, social interaction and fine-grain retail activity."

The development would deliver a diverse mix of housing, including studio, one, two and three-bedroom apartments alongside townhouse-style residences. Two basement levels are proposed beneath the development, providing resident and retail parking as well as extensive bicycle facilities.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

The planning documents describe the existing office building as offering little engagement with the public realm, with the redevelopment intended to create a more permeable and active neighbourhood destination.

"The proposed scheme presents a significant opportunity to deliver a vibrant retail plaza and a local neighbourhood hub serving both existing and future Collingwood residents."

The 79–81 Victoria Parade site occupies a strategic location about 1.5 kilometres east of Melbourne's CBD, at the threshold between Collingwood and East Melbourne. It is well served by tram services along Victoria Parade and sits within walking distance of St Vincent's Hospital, Fitzroy Gardens, the Fitzroy activity centre and a broad range of employment, retail and hospitality destinations.

Stockland plans new mixed-use neighbourhood precinct for Collingwood gateway site

An 1880s timber cottage that has survived Kangaroo Point's transformation from riverside suburb to high-density apartment precinct is set to become the centrepiece of <a href="https://www.apartments.com.au/developers/zephyr">Zephyr Group</a>'s proposed Banksia development.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Designed by <a href="https://www.apartments.com.au/architects/joe-adsett-architects">Joe Adsett Architects</a>, the proposal carefully weaves the retained heritage cottage into a contemporary residential scheme, with the tower elevated above the historic building to preserve its presence within the Lambert Street streetscape.

Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. The site also benefits from direct access to active transport infrastructure and sits within an area earmarked for continued higher-density residential growth.

Buying into a masterplanned community often means committing to a vision still years from taking shape. At <a href="https://www.apartments.com.au/new-apartments/kew-tallawong-23-27-schofields-road-tallawong-nsw-2762">Kew Tallawong</a>, that vision is already visible.

Residents have moved into the completed first stage, landscaped spaces are established, and the next chapter is now underway. Stage 1 has been completed and settled, with Stage 2 now selling off-the-plan.
