The global real estate franchisor RE/MAX has sold its regional RE/MAX Australia master franchise to the local management group headed by a group led by the region’s managing director, Michael Davoren (pictured below).

RE/MAX Australia/NZ gets new owners in management buy-out

The reputed $4.4 million sale of a renovated Middle Park at auction yesterday to Santic thoroughbred horse breeding family topped weekend auction results.

The Cayzer agency would not comment on the strong result for the five-bedroom house (pictured above), which The Age reported was rumoured to have sold for $4.25 million six weeks ago in an off-market deal that collapsed.
It was offered by another horse racing industry family, the Dorgans. It last sold at $2.28 million in 2006.
The weekend auction clearance rate held steady at 60%, according to data collected by the Real Estate Institute of Victoria, from the results of 853 auction. But estate agent Kieran tweeted  "not many buyers around, but the smaller number were good quality". 
A further 80 or so auction results are yet to be included in the REIV results, which could result in the tally falling slightly below the year to date average.
Sydney vendors however suffered in the over-burdened heat of the last-minute rush to sell before Christmas with a 54% clearance rate.
The dearest sale was a five-bedroom Strathfield house for $2.82 million.
The revised tally for the prior weekend fell from 59.7% to 54.2% after extra results were included.
Sydney had about 575 auctions this past weekend, according to Australian Property Monitors, which was about 7% up on the same Saturday last year.
Next weekend there are around 650 auctions scheduled, then 500 in a fortnight, a very late and heavy offering for the lead into Christmas.
Melbourne has around 970 auctions next weekend, according to the Real Estate Institute of Victoria. The following weekend there are around 930 auctions.

Capital city auctions cool as thoroughbred breeder families top weekend auction results

Commemorated by a blue plaque, Oscar Wilde’s family home on Tite Street in London’s Chelsea is for sale through Savills for £1.15 million ($1.77 million).
It's part of Oscar Wilde’s family home,  where he lived with his wife and two sons for 11 years.

It was in the library that Wilde wrote some of his best-known works, including The Picture of Dorian Gray, An Ideal Husband and The Importance of Being Earnest. Wilde’s library is now a bedroom.
The offering is a one-bedroom flat that also includes an elegant reception room with high ceilings and an open-plan kitchen. In the late 19th century Chelsea was home to London's bohemian quarter, with neighbours on Tite Street including artists John Singer Sargent and James McNeill Whistler. Wilde moved into the property with his new wife Constance in 1884 and left after his fall from grace and imprisonment in 1895 when the Marquis of Queensberry accused the famous playwright of homosexuality due to his affair with her son Lord Douglas. The listing agent Tom Wilson, of Savills Sloane Street, says the ideal pied-à-terre was now in one of London’s most desirable residential locations, where prices for a family home can start from £4 million upwards.
"We forecast that prime central London will outperform all other markets over the next five years, with a 25% increase in prices by 2017.”

Sydney snared the largest amount of high-end property sales, with 11.1% of houses and apartments selling above $1 million.
Hobart accounted for the lowest number of sales in the $1 million-plus premium bracket, with just 1.2%, followed by Darwin's 2.3%.
Perth sits in the middle, with 6.5% of sales in the $1 million plus range.
Throughout Australia, 48.3% of all homes sold were at prices below $400,000.
Within capital cities, its 37.2% of all sales priced below $400,000.
The data covered the year to August 2012.

Million-plus market shrinks: RP Data

The administrators of the Raptis Group construction company, Rapcivic Contractors Pty Ltd, have eliminated an $11.6 million claim against the company from the Australian Tax Office.
The administrators Brian Silvia and Andrew Cummins of BRI Ferrier not only defeated the claim but secured a GST refund of $302,000 after working in co-operation with the Raptis management team.
Additionally Rapcivic’s chairman Jim Raptis has been successful before the Federal Court in having an ATO assessment for a $19.5 million also set aside, although the ATO is seeking leave to appeal to the High Court.
The ATO’s claim made up almost 75% of the estimated unsecured creditors’ claims against Rapcivic, which is now estimated to be between $11 million and $12 million.
The removal of this claim means the likely return to unsecured creditors under the company’s deed of company arrangement is now between 5.38¢ to 10.26¢ on the dollar.
The veteran property developer said he was determined to bring the group back under shareholders’ control and back to operational status.
"Creditors will become shareholders under the deed of company arrangement and any future operations will benefit them directly," he said.
"This is why we have worked tirelessly to resolve the dispute with the tax office, and the withdrawal of the claim brings us another step closer to returning to operations."
"In anticipation of the group’s reinstatement, funds will be made available to identify and commence new development opportunities," Raptis said.
The Raptis Group <a href="https://www.raptisgroup.com.au/Past_Projects" target="_blank">built many major Gold Coast high-rise projects over past decades </a>before it hit financial trouble with its three-tower Southport Central project during the global financial crisis.

Partly completed projects have been sold off by receivers, but the company survived under a deed of arrangement with creditors.
It was recently reported by the Gold Coast Bulletin that the son of Jim Raptis, Evan Raptis, was in Asia trying to rebuild the family empire.
The son, in his mid-20s, has established his own businesses after the banks moved in on companies linked to their fathers.
He was among 15 people travelling as part of mayor Tom Tate's trade mission to Taiwan and China last month.
Evan Raptis is joint managing director of Emandar, a company he set up in 2007, which he wants to be part of the next upward cycle.

"We have to look for new opportunities to be able to do that. We have to position ourselves for when the market returns," he says.
His company is involved with a handful of low-rise projects across the Gold Coast.

Raptis Group's phoenix-like return closer after tax battle victory

The Heilongjiang Feng Agricultural Group has completed the $29 million purchase of 23,000 hectares of land in Western Australia.
It was previously owned by Dennis Joyce's family companies.
The land includes several properties in the Great Southern, including around Newdegate and Lake King.
The arm of the state-owned conglomerate reportedly wants to buy and lease more than 100,000 hectares to grow grain for export to China.
The company acquired a $23.2 million holding last year in a move seen as creating a supply chain that will operate independently of WA grain handler CBH.
The 6,500-hectare farm near Ingerup was sold by farmer David Webster.
Heilongjiang Feng Agricultural is an arm of <a href="https://www.chinabdh.com/english/index.htm" target="_blank">Beidahuang</a> Group.
Earlier this month, Chinese conglomerate Shanghai Zhongfu secured a $700 million deal to lease more than 13,000 hectares of farm land in the Kimberley region for 50 years for sugar production.

Chinese buy more WA grain farmland

The Tamarama property occasionally occupied by model Megan Gale sold yesterday at an undisclosed price, believed to be around $3 million.
The sale was revealed by the realestate.com.au website. Buyers were being advised $2.95 million-plus was expected for the four-bedroom house, which might have fetched closer to $3.5 million at its peak.
The property sold one week before its scheduled December 6 auction.  Gale's mother bought the Ashley Street house in 2003 for $2.4 million with it rented out much of the nine years.
Property Observer featured the on-the-quiet listing last weekend. At $3 million, the investment yielded an ordinary 2.3% annual price growth.

The much-admired 1904 Nyrang Homestead at Molong has been listed for sale with $1.5 million hopes.
Regarded as one of the finest examples of Australian architecture and construction, it's a 34-room, 120-square (1,116-square metre) mansion built of bluestone that was hand-cut on the property west of Orange.

It was built for the Kater pastoralist family, with Mount Canobolas forming the backdrop for views from its veranda in the hamlet of Borenore.
Nyrang was once a 6,000-acre sheep-grazing property on some of the richest soil on the western side of the Great Divide.
The <a target="_blank" href="https://www.williamsmachin.com.au/Real-Estate-Search/Rural-Real-Estate?id=ORR138&amp;lid=1953&amp;page-type=detail-rural">12-bedroom house </a> has polished floorboards, high ceilings, 14 fireplaces and stained glass windows. It was the work of craftsmen who built the gracious asymmetrical bungalow in the classical revivalism style of the period possibly to a design by Cyril Blacket, son of the architect Edmund Blacket.

There's a school house restored for guest accommodation and a workmans cottage.
The Urbanski family bought it in the mid-1990s purchase and turned the house into <a target="_blank" href="https://www.nyranghomestead.com.au/">high-class heritage bed-and-breakfast accommodation</a> with oversite by Stephen Sykes, the onetime chair of Central NSW Tourism. It's offered as an "early Australian homestead experience."

Its grounds also comes with five hectares of productive vineyard given water from Boree Creek. It has plantings of shiraz, cabernet sauvignon, ruby cabernet, sauvignon blanc, merlot, chardonnay, pinot noir and sangiovese. The eight-variety vineyard has the wine label, Barton Creek.
There's old stables and a shearing shed on the 60 hectare holding.
There are 40 acres of creek flats suitable for lucerne. Tenders close late January 2013 with Jim Oates at First National Williams Machin Orange .
The property's original demolished homestead was built for Robert and Emily Barton, the setting for the marriage in 1863 of their daughter Rose Isabella Barton and Andrew Bogle Paterson.
 The son they had the following year, Andrew Barton (Banjo) Paterson, who went on to write some of our best-loved ballads like Waltzing Matilda, The Man From Snowy River and Clancy Of The Overflow.

Together with the adjacent Boree Cabonne property, Nyrang was regarded at the time as one of the best sheep stations in the colony.
It changed hands in 1865 with John Smith of Gamboola, Molong, buying 17,000 acres (6,880 hectares) of the original 66,560-acre holding.
His eldest son controlled it until 1900 when 6000 acres of Boree Nyrang was sold to Sir Norman Kater MLC, who built the present Nyrang homestead in 1904.
The Katers sold in 1918 to George Rutherford, the son of James Rutherford, who expanded the Cobb &amp; Co stagecoach company throughout Australia.

Nyrang Homestead, the much-admired Molong property, listed for sale

ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

The design report identifies the public realm as a central driver of the proposal.

"Collingwood has limited access to high-quality parks and public open space, and the proposal delivers valuable new areas for respite, social interaction and fine-grain retail activity."

The development would deliver a diverse mix of housing, including studio, one, two and three-bedroom apartments alongside townhouse-style residences. Two basement levels are proposed beneath the development, providing resident and retail parking as well as extensive bicycle facilities.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

The planning documents describe the existing office building as offering little engagement with the public realm, with the redevelopment intended to create a more permeable and active neighbourhood destination.

"The proposed scheme presents a significant opportunity to deliver a vibrant retail plaza and a local neighbourhood hub serving both existing and future Collingwood residents."

The 79–81 Victoria Parade site occupies a strategic location about 1.5 kilometres east of Melbourne's CBD, at the threshold between Collingwood and East Melbourne. It is well served by tram services along Victoria Parade and sits within walking distance of St Vincent's Hospital, Fitzroy Gardens, the Fitzroy activity centre and a broad range of employment, retail and hospitality destinations.

Stockland plans new mixed-use neighbourhood precinct for Collingwood gateway site

An 1880s timber cottage that has survived Kangaroo Point's transformation from riverside suburb to high-density apartment precinct is set to become the centrepiece of <a href="https://www.apartments.com.au/developers/zephyr">Zephyr Group</a>'s proposed Banksia development.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Designed by <a href="https://www.apartments.com.au/architects/joe-adsett-architects">Joe Adsett Architects</a>, the proposal carefully weaves the retained heritage cottage into a contemporary residential scheme, with the tower elevated above the historic building to preserve its presence within the Lambert Street streetscape.

Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. The site also benefits from direct access to active transport infrastructure and sits within an area earmarked for continued higher-density residential growth.

Architectus Principal Marko Damic said the design sought to create a tower that contributes to the public realm as much as the skyline.
