The artist David Bromley and his partner, Yuge Yu, have certainly embraced the NSW north coast lifestyle.

Bromley, one of Australia's most prolific artists, and Yu, a fashion designer, have opened a Jonson Street, Byron Bay, shop that's part gallery and part boutique.
The couple's home and studio is just down the road, but now on the market, with the couple planning to move to semi-rural acreage just outside Byron Bay.

It’s hard to separate Ron Walker from Melbourne, politics, big business and money. Walker was lord mayor of Melbourne (1974-1976), federal Liberal Party Treasurer (1988-2003), Fairfax Media chairman (2005-2009), and he’s still a successful company executive.
Since starting his business career as a backyard chemical maker more than 50 years ago, Walker has amassed a personal fortune of $800 million, according toBRW magazine’s Rich List.
“Are you worth $800 million?” I ask in this interview.
Walker: “I’m not prepared to discuss my own personal finances with anybody. Why should I? It’s my private business.”
Does he dispute the BRW Rich List figure?
Walker: “I don’t really care what BRW says [I’m worth]. When the magazine comes out, I don’t say anything. I don’t even read it. But I think BRW do a lot of research as to what business people are doing or not doing.”
Walker also counters persistent speculation that a syndicate led by him wants to wants buy The Age newspaper.
“I don’t want it now; I’m getting too old to own The Age,” the 73-year-old says, despite the continuing rumors. “Time has passed me by. And they [the Fairfax Media board] would want too much money for it. You would have to join it with 3AW (already owned by Fairfax) to make it work in this digital age.”
Walker says he and his then partners Lloyd Williams and Sir Rod Carnegie, as part of property development group Hudson Conway, offered to buy The Age more than two decades when Fairfax was in receivership. “But the receiver wanted too much money for it so we walked away,” he says.
Today, Walker says the Fairfax Media “rivers of gold” aren’t there anymore to tempt him.
“I don’t have the years left to turn it around and make it profitable,” he says. “But I’m sure there’s plenty of other people capable of regaining revenue in terms of advertising.
“I have other interests,” he says, referring mostly to property development. In a wide-ranging discussion with LeadingCompany, Walker reveals the secrets to his success.
Along with partner Ashley Williams (no relation to Lloyd Williams), Walker owns Evolve Development, a Melbourne-based company with about 8000 blocks of land and a $1 billion book of apartment construction.
Walker says a secret to his business success has been forming good partnerships. He describes Lloyd Williams as a brilliant strategist, who brought built-in experience and “rat cunning” to a partnership that lasted more than two decades until 1999.
Today’s partner Ashley Williams, a civil engineer prior to founding Evolve in 2003, had been involved in a string of major projects, including Melbourne City Link and the $1 billion New Quay precinct at Melbourne Docklands.
“Ashley came to me about 10 years ago with a vision to become a dominant builder and landowner and I backed him all the way,” Walker says. “Ashley has 14 young men and women upstairs (at the Albert Road offices) that are all trained and qualified.
“The secret of our business is to keep our young people invigorated. All their views are taken into consideration – it’s just not lip service. We actually listen to what people have to say. I think it’s terribly important to promote the young person of the future.”
Walker says Evolve focuses on building apartments for a sale price of between $300,000 and $500,000. An apartment block includes community gymnasiums and other recreational facilities.
“We don’t want to be in the $1 million-to-$3 million price bracket – that’s a different market,” he says. “We want to cater for the young, transient population.
“We do a lot of research as to what people want and it’s one, two and three bedroom apartments that have all the electronic gadgetry, a kitchen, a laundry and a lift to bring up the bike. They also want car parking.
“I think when people are maturing and finding their way in life, they want to be near the action. So we make sure our developments are close to public transport and recreational facilities that people can walk to, such as the MCG.
“I don’t think young people want to spend time mowing lawns, and a lot don’t want backyards. They will eventually get married and move to a property with a backyard.” Walker says Evolve sells about 80% of apartments off the plan – “before the first brick goes into the ground”.
“We are terribly risk averse and we don’t want the market to dictate the fortunes of our company,” he says. “I’ve been around for decades and I understand the frailty of the property market and how quickly it can turn.”
Property developers, perhaps by the very nature of the industry, are renowned for going broke. Walker says property developers invariably fail because they are greedy, borrow too much and can’t read the market.
“In business and property development, you need to take a modicum of risk, but you don’t need to make a large bet,” Walker says.
“It’s not worth it. We don’t want to be the biggest in town, or the smallest in town, but we want to stay alive. Businesses go broke because the managers lack the entrepreneurial flair and marketing skills to enable it to survive.”

Walker says the banks are “just as guilty as the borrower” when making loans to meet their short-term budgets, but “know inside” some can’t be repaid.
It was in property development that Walker made his fortune. The formerly ASX-listed Hudson Conway is probably best known for building Crown Casino in the 1990s before the Packer family’s Publishing and Broadcasting Ltd (PBL) took over the casino in 1999. Walker would later sell shares he held in PBL at close to the top of the market for a reputed $80 million, a figure he won’t confirm.
In the 1980s, Hudson Conway was contracted to build a sprawling new head office at Tooronga for the then ASX-listed Coles Myer company.
But bigger and better was to follow when Hudson Conway became the second biggest property owner in England after buying 5500 Courage pubs in partnership with Elders IXL for about £2.3 billion.
To reduce risk, all the English hotels were underpinned by tenants, providing income for business costs.
“A lot of people in the property industry don’t bother about risk – that’s not the way we operated then or now,” Walker says.
Evolve will lodge a submission to build a superstructure over the Jolimont rail yards when the Victorian Government calls for tenders. Evolve will partner industry superannuation fund Cbus and will tender to build a deck over the rail yards, accompanied by an entertainment precinct.
Walker expects the successful bidder for the $1 billion-plus project will be announced next year. He says it’s time to “develop the dream” that has been espoused by every Victorian Premier dating back to Sir Henry Bolte (1955-1972). Walker’s dream includes a hotel, offices, apartments and an art gallery.
“I envisage our building will be a minimum of 70 floors, but that will be a lot less than other superstructures,” he says.
Walker wanted to build the project during John Cain’s reign (from 1982 to 1990), but the former Premier couldn’t deliver the rail yards because of ownership complications; now an opportunity exists for a rail yards development.
“We’re confident it will happen, whether it be Evolve, Lend Lease, Leighton Holdings – somebody will do it this time,” he says.
But Walker is far less confident that Evolve will be the successful bidder. “No, I’m not confident about anything because it’s a tender process,” he says. “Each design will be different.”
Leaders must be willing to make mistakes
 Top leaders share their ideas and aspirations with key staff, Walker says. They have the courage to make a decision and stick to it, but it’s also the quality of the decision. They must have weighed up the likely consequences, but they can deal with the unexpected out of left field. Good leaders guard against complacency.
“A lot of leaders won’t make a decision because they’re afraid to be seen making a mistake,” he says. “And, therefore, they shouldn’t be in a leadership position – rather they should be a follower. Invariably good leaders inspire others to follow.”
He says leaders shouldn’t get carried away with their own success. If they let their guard down, competitors will take advantage.
“Napoleon was a great leader for a number of years, but because of his success, he lost his way,” he says.
Walker considers engineer turned executive and board director Sir Arvi Parbo and G.J. Coles, the founder of what would become supermarket Coles, as among Australia’s best-ever leaders. Sir Arvi because, “as an immigrant, he came to Australia with nothing, got his hands dirty (in mining) and went on to become chairman of BHP”.
“And G.J. Coles was just a standout in developing a retail empire,” he says.
Walker says successful leaders grow businesses through astute investing and a careful watch on the finances. They study trends, such as consumer spending, and financially track what’s happening around the world.

Walker on Fairfax and the media
On December 17, Fairfax Media announced it would sell its remaining 51% stake in TradeMe for a reported $616 million.
As a former Fairfax Media chairman, Walker keeps a close eye on the rapidly changing media landscape. He says downsizing Fairfax mastheads, The Age andSydney Morning Herald, from broadsheet to tabloid next year won’t take readership from the Herald Sun because they are aimed at a different market.
Walker says the Internet won’t kill newspapers, but printed editions of Fairfax papers may be reduced from seven days to two, three or four days, perhaps Thursday-to-Sunday, to cut costs. The Fairfax board will continue to assess print performance after the pay-for-content model is introduced next year.
“I think there will always be some form of newspaper that people can shuffle around on a Saturday morning,” he says. “But I also think Fairfax Media will eventually be broken up, so shareholders get more value than a price languishing at 45 cents.” Fairfax shares closed at 45.5 cents on December 10.
Walker says his strategy at Fairfax was to broaden the revenue base through online offerings, such as the recently sold TradeMe, dating site RSVP and a “host of other internet services”. He says News Corporation founder Rupert Murdoch’s strategy to diversify out of newspapers years ago and establish cable television opened the company’s to multiple revenue and profit streams.
“Seventy-five per cent of Murdoch’s profits come from assets outside the newspaper business,” he says. “Even though I was no longer chairman, I screamed when Fairfax Media recently sold down Trade Me (to 51 per cent) to pay staff redundancies, or reduce debt (Walker was speaking before Saturday’s sale of the remainder of Trade Me).
“It was one of their key profitable assets.”
He believes mining magnate Gina Rinehart, as a substantial Fairfax Media shareholder, is entitled to board representation without having to sign up to a charter of editorial independence.
“I didn’t sign up and I never interfered with editorial control,” he says. “I think if she pledges her support for the journalists, the same as I did, then there’s no difference between her and me.”
Why the loss-making grand prix is great for Melbourne
Walker says 2013 will mark the 60th year since grand prix motor racing was first held at Albert Park. “And that’s a cause for celebration,” he says as chairman of the Australian Grand Prix Corporation.
He is also the public defender of an event that loses more than $50 million a year. But he argues the Formula 1 Grand Prix generates more than $140 million for the Victorian economy and provides a rare opportunity to advertise Melbourne to the rest of the world.
Walker says the Grand Prix attracts 25,000 overseas visitors, who along with interstate guests fill 80,000 hotel rooms, shop at exclusive boutiques and eat at fancy restaurants.
“More particularly, it’s the only free-to-air sports event in Australia that broadcasts direct to more than 400 million people across the globe,” he says. Walker says $28 million, of the $54 million State Government subsidy, is spent on setting up and removing the infrastructure around Albert Park.
“Now if the race was held at Bob Jane’s Calder Park, you wouldn’t have the infrastructure costs,” he says. “But there’s no point in doing that because you wouldn’t be advertising the city, you would be advertising tree tops and that’s not what we do it for.”
He loves Melbourne and has done since starting a business making dishwashing detergents in “my backyard in Collingwood with a couple of 44-gallon drums and a paddle”.
“I love the enthusiasm of Melbourne people to get things done,” he says. “I love their energy, drive, focus and determination.
“I love the spirit of the people, who have a great passion for what they believe in, such as the arts, restaurants, more importantly their sport and their culture.”

Q: What is your favourite source of leadership inspiration and ideas?
A: I’m a great disciple of Robert Menzies and Winston Churchill because of their decision-making skills in the face of adversity. I like to see people prepared to make a decision in life and stick to it. That inspires me more than anything else.
Q: What two elements are critical to achieving change?
A: Listening to others. Making sure change is for the better and not for change’s sake.
Q: What important qualities do you look for in your direct reports?
A: Accuracy from the person writing it. A report should not be about pleasing the reader. It has to be accurate in explaining the facts, so it can be relied upon impeccably for honesty and integrity in the future.
Q: What makes a workforce productive or more productive?
A: An individual’s energy and drive. The ability to lead others in the pursuit of excellence.
Q: What is the one thing a leader should never do or say?
A: That’s up to the individual and how they operate. There’s no blueprint for that answer.

It's all about the sub-$500,000 sales: Evolve and Ron Walker's off-the-plan development strategy

Fernhill, the Georgian-era showcase estate at Mulgoa, is set to be transformed into an equestrian centre following its formal sale to wealthy businessman Simon Tripp and his wife, Brenda.
The couple will move into the mansion this weekend. They took a caveatable interest as purchaser under a November 30 put and call option deed.
With the sale the couple have secured the mansion outright and entered into a joint venture with the financiers Angas, the Adelaide-based boutique financier, to develop the 100-lot plus housing development on its outer perimeter.
All up the deal is valued at more than $50 million. The sale was the result of extensive negotiations by Teena Dwight (pictured below) at <a target="_blank" href="https://dwightrealestate.com.au/property_details.php?id=152">Dwight Real Estate Windsor </a>in conjunction with Paul Cutcliffe at Cutcliffe Acreage Property. 
The 654-hectare property at Fernhill comes with an 1843 homestead on Sydney’s western outskirts had been the home of the bankrupted property tycoon Warren Anderson. The listing followed a matrimonial Anderson family dispute.
It's been suggested the Tripps intend to revive a disused racecourse on the estate as well as construct a showjumping school, which would be run by their daughter.

The prized estate last traded when it was bought from the founder of the Darling and Co merchant bank, John Darling, in 1980 for $2.8 million.
It was built for Edward Cox, the sixth and youngest son of pioneer William Cox, in the Greek Revival temple style, possibly designed by architect Mortimer Lewis, with amended plans dropping the second storey due to the 1840s agricultural recession. William Cox oversaw the building of the first road over the Blue Mountains in 1814.
Fernhill remained in the ownership of the Cox family until 1896, when it sold to the Wright family, of Wright, Heaton and Co, who billed their firm as the most extensive carrying firm in the colony.
The stone house and outbuildings were constructed over four years by 20 stonemasons who were brought in from Ireland.
The buildings are now surrounded by gardens modified in the 1970s by landscape architect Paul Sorensen, during which time the swimming pool was added.
Fernhill has 15 lots totalling 653 hectares, of which 404 hectares form part of the historic Fernhill estate that contains the original 1810 Cox family Crown land grant.
Anderson, the property tycoon whose collection of Regency antiques, old master paintings, French Empire clocks and stuffed animals raised $12 million in 2010 after matrimonial disputation, was made bankrupt in June 2011.
The six-bedroom mansion is widely regarded as one of the finest examples of Georgian architecture in the country.

Fernhill sale sealed as Simon and Brenda Tripp secure the trophy Mulgoa home

Collingwood’s Scott Pendlebury is having another shot at selling his Newport cottage.
But his <a href="https://www.domain.com.au/Property/For-Sale/House/VIC/Newport/?adid=2010175683" target="_blank">two-bedroom Douglas Parade property, </a> just a stroll to Williamstown’s cafes, hasn't had much taken off his expectations despite the 13 months since its initial listing.
It was first listed with $780,000 to $840,000 expectations and now comes with $750,000 to $810,000 hopes following its fresh marketing campaign, which kicked off earlier this month.
He's now changed agents to Greg Hocking Elly Partners, using the same photographs as its November 2011 marketing campaign.
Pendlebury paid $567,000 in late 2007.

Scott Pendlebury has another shot at selling his Newport cottage

The proposed 300-metre long bridge over Homebush Bay, linking the Sydney suburbs of Rhodes and Wentworth Point, near Sydney Olympic Park, has moved closer to realisation, although the developers are now seeking 1,300 further dwellings on top of the original 7,000-dwelling proposal.
The proposed two-lane bridge would be used by <a target="_blank" href="https://majorprojects.affinitylive.com/public/96599e350f6a1307c313c9850d0941f5/Homebush%20Bay%20Bridge%20-%20Preliminary%20Environmental%20Assessment%20Report.pdf">pedestrians, cyclists, public buses</a>, with no access proposed for private vehicles.
The bridge, which would link Gauthorpe Street at Rhodes with Footbridge Boulevard at <a target="_blank" href="/news">Wentworth Point</a>, has been up for public consideration since late 2010.

The bridge is set to become a focal point of Homebush Bay, peaking at 9.2 metres, and is designed to save Wentworth Point residents the current 12-kilometre round trip to Rhodes to access shops, office employment and the railway station.
The project is proposed by Fairmead Business Proprietary Ltd, a consortium formed by Wentworth Point landowners including Billbergia Group, Sekisui House Australia, City Freeholds and Homebush Bay Holdings, directed by the Nasser brothers.
The New South Wales Department of Planning and Infrastructure last week invited public feedback on the now accompanying proposal for additional housing at Wentworth Point.
The department is seeking feedback on a proposal to increases the densities and heights within the development controls officially known as the Homebush Bay West Development Control Plan (DCP).
The changes seek four towers of 25 storeys to be built, with eight surrounding towers of between 16 and 20 storeys.
The current height limits on the site are limited to eight to nine storeys.
The additional floor space is proposed to fund the bridge between Wentworth Point on the west side of Homebush Bay and the Rhodes peninsula on the east, which would be completed by 2016.

A total of 68 submissions were received during the public exhibition period for the bridge's environmental assessment, with 55 submissions identified as supporting the proposal.
Consideration for future light rail was sought from Parramatta City Council, which has been developing a light rail concept for Western Sydney including a potential corridor from Parramatta to Concord via Wentworth Point/Rhodes.
 The proponents noted the bridge had suitablity for possible future conversion to light rail.
The bridge agreement will requires the develop syndicate to contribute funds for the anticipated cost of maintaining the bridge after its likely December 2016 completion.

The amount is to reflect the anticipated operating costs of the bridge for 40 years from the date of completion of the bridge.

The bridge proposal is the latest in the vast rejuvnation that dates back to 1993, when Sydney was selected as the host city for the 2000 Olympics.
It triggered comprehensive remediation strategies for <a target="_blank" href="/news">Homebush Bay</a>, the suburb, and the neighbouring suburb of <a target="_blank" href="/news">Newington</a>.
Renewal of Homebush Bay has continued in the post-Olympic period marked most recently by the adoption of a 2030 Vision Master Plan for Sydney Olympic Park, continued redevelopment of Newington, continued remediation and redevelopment of Rhodes Peninsula and the urban renewal of Wentworth Point.

Homebush Bay bridge proposal nears, but developers seek 1,300 more dwellings

No other home has starred on the nightly news over the past six months more than the Toorak home of James Hird.
And the Essendon coach's daily questioning at the address has been easy for the media due to the home's exposed front door and drive way.
Title Tattle recalls  James Hird bought the property in 1998 for $2.4 million, but didn't move in until the mid-2000s.
On his 1998 purchase James Hird gave his address as Regency Towers, 2010/265 Exhbition Street, Melbourne.
In 2005 James Hird transferred the Toorak house  entirely to his wife, Tania, with the nominated price being $4.8 million.

The Hird's are only the fourth owners of the 1,436 square metre Toorak property.
Behind its imposing facade, it comes with just a 110 square metre floor plate, according to official records, so most of the property is tennis court and lap pool.
It had previously traded in 1987 at $2,105,800 when bought by John Shergold, who owned the brickmaking company Brick and Pipe Industries, and his wife, Michelle.
Normal Carlyon, the horse breeder, owned the property between 1969 and 1987.
It dates back to the merchant Edward Hayne who bought the building block for 2150 pounds in 1933 from John Dixon of the Armadale estate, <a href="https://www.james.net.au/rating/540-Orrong-Road-ARMADALE" target="_blank">Moana</a>. Edward Hayne lived there with his wife, Pamela, nee Crowther, elder daughter of Mr and Mrs O'Dell Crowther of Toorak. The <a href="https://www.propertyobserver.com.au/https://trove.nla.gov.au/ndp/del/article/4501045" target="_blank">approaching wedding </a>and their <a href="https://www.propertyobserver.com.au/https://trove.nla.gov.au/ndp/del/article/4501662" target="_blank">marriage in 1932 </a>were in the society pages. They had sons born at the house in 1934 and 1940.
Edward Hayne's younger brother, John married into the Syme, Melbourne establishment family in 1934.
His sister <a href="https://www.propertyobserver.com.au/https://trove.nla.gov.au/ndp/del/page/522397" target="_blank">Helen married into the Manifold pastoralist family in 1933</a>.
James Hayne, the shipping merchant family patriach gave his home as the Caroline Street, South Yarra residence, Shipley House and his business address as 34 Queen Street, Melbourne. James Hayne and then his son Edward ran Gibbs, Brights and Co.
It was in mid-1800s that the trading partnership of Gibbs, Bright and Co established a branch in Melbourne which rapidly became a leading colonial shipping agent and merchant in mining, stevedoring and pastoral interests and exporting wool and timber. In 1981 the group was acquired by the Hong Kong, Shanghai Bank.

Before Toorak, the Hird's had previously lived in East Melbourne. The early 1930s terrace house at 26 Berry Street, was sold for $2.45 million in 2006, but not before the actor Susan Sarandon, star of such films as Thelma &amp; Louise and Dead Man Walking, rented the property while she was in Melbourne filming Irresistible. The house with a lap pool and off-street parking for three cars.
The Hird's also rented out their Toorak house before taking up their mid-2000s occupancy. It initially was leased to the Crown Casino boss, Robert Riley, who paid about $11,000 per month, and also spent about $100,000 renovating the house during his 12-month lease.
Then Brian Watson, the director at investment house JP Morgan's equity capital markets group, and his wife, Edwina Le Maistre, rented it for several years at about $14,000 a month.

Regional Victorian prices have been much more stable during the recent downturn than the Melbourne capital city, according to the Real Estate Institute of Victoria.
Geelong's median is 1.8% below peak; in Ballarat, it is 2.1% below; and in Bendigo, prices are only slightly (0.1%) below peak.
"Melbourne's inner city is where buyers will find the best bargains in 2013," says REIV chief Enzo Raimondo while suggesting 2012 was ending with the market in a better position than it was a year ago.
“Affordability is at reasonable levels with prices remaining below their peak and interest rates at historical lows," he said.
The inner city median is 10.4% below its peak compared to 9.3% in the middle suburbs and 7.9% in the outer suburbs.
“If consumer confidence continues to slowly improve it should encourage more buyers into the market and that will drive capital growth. As supply and demand is in much greater balance, any capital growth in 2013 will only be moderate.
“First home buyers have clearly responded to lower prices and interest rates with around 18 per cent more than in 2011. With stamp duty cuts increasing to 30 per cent on 1 January, conditions will continue to improve for them,” Mr Raimondo concluded.

Victorian regional prices hold up better than Melbourne's median

The final auction weekend for 2012 ended with not a bang but a whimper in the two major capital cities.
Sydney had about 550 auctions on Saturday, the last big auction day of the year with a 57.2% clearance rate which was slightly below the recent average, according to Australian Property Monitors.
The same weekend last year had a 50.9% clearance rate. 
There are about 50 still scheduled for next Saturday.
Sydney's inner west district's 70% success rate was bettered at weekend auctions by the 73% secured by vendors in the Canterbury-Bankstown district.
In Melbourne Saturday's auction clearance rate was marginally below trend at 57% from its 777 auctions reported to the Real Estate Institute of Victoria. Post-auction negotiations might see a slight lift given a preparedness of buyers and sellers to clinch a deal pre-Christmas.
The Melbourne clearance rate for the spring auction season was 62% compared to 55% last year and 66% in 2010.
The bulk of remaining sales in 2012 will be by private treaty with <a target="_blank" href="https://www.propertyobserver.com.au/auctions/twilight-auction-trend-to-cope-with-the-late-december-rush/2012120558308">the occasional twilight auctions</a>.
Many agents believe the 2012 spring/summer sales results provide a solid platform for when auctions resume in February.

An 1880s timber cottage that has survived Kangaroo Point's transformation from riverside suburb to high-density apartment precinct is set to become the centrepiece of <a href="https://www.apartments.com.au/developers/zephyr">Zephyr Group</a>'s proposed Banksia development.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct.
