<a href="https://www.brw.com.au/p/investing/australia_five_best_suburbs_for_PfBU6ox6a3AFRLHv69YA3J" target="_blank">The list </a>was prepared by BRW Rich 200 list editor Andrew Heathcote in collaboration with Dr Andrew Wilson from Australian Property Monitors who warns that buy in the wrong part of town will be especially costly in 2013 as APM expects rises of 3% to 5%, but varying widely across the country.
Wilson suggests that buyers will need to "analyse the market in terms of local (price) drivers."

Although New Farm property prices are unlikely to set records this year, they are tipped by the BRW analysis to grow solidly in a difficult market. New Farm is 2km from the central business district on the banks of the Brisbane River with its tree-lined streets containing period cottages that hold their value well. Its limited supplies of apartments are also apparently in demand. The BRW columnist notes the Brisbane property market had a difficult 2012 but it was showing signs of improvement already. New Farm and neighbouring suburbs stand to do better than most from a rise in buyer sentiment. Property Observer scoured the recent listings and found a rumoured $4.5 million riverfront sale.

Fannie Bay, Northern Territory
Median price: $698,000
Highest price paid in past 12 months: $3.4 million
Long-term trend: 11.2%
 
After a strong end to 2012, Darwin property is set for more growth in 2013, the report proclaims. Work on the $34 billion Ichthys liquefied natural gas project due to start in May and production is expected to start in 2016 providing the place with a fillip. Darwin will be home for the plant and the many people required to run it, he says. Not unexpectedly wealthy new workers are likely to look to high-end suburbs such as Fannie Bay, which is already home to the Paspaleys et al. Its deemed highly desirable because of its proximity to the central business district and waterfront. Established properties are in short-supply so tend to sell quickly.

Hawthorn, Victoria
Median price: $1.2m
Highest price paid in the past 12 months: $8.8 million

The two Andrews, the Melbourne based Andrew Heathcote and the Sydney-based Andrew Wilson rip into Toorak addresses as no longer "the be all and end all" for the ultra-wealthy, with many choosing nearby suburbs such as Hawthorn and Brighton. He reports Hawthorn has always been popular but its stocks have risen "in recent years." Known for its wide and leafy streets, it is popular with international buyers and rich Melbournians. And speaking with some expertise Heathcote noted Hawthorn and Hawthorn East were two of the five most popular suburbs for members of the latest BRW Young Rich. He did slip up with his suggestion that $8.8 million was the year's top price as <a href="/news">Property Observer </a>did report in October that the low-key off-market 2012 Easter $12 million-plus sale on Kooyongkoot Road, Hawthorn had been settled. It was an remarkably private sale, so barely more than Marshall White agent Marcus Chiminello initially knew anything about the details. It was sold by Craig Parsell, a veteran executive partner in the technology services company Accenture, for $12,588,000 to company director Juhne Liu.

Potts Point, NSW
Median price: $825,000
Highest price paid in the past 12 months: $12.5 million
Long-term trend: 4.3%
While Sydney property is unlikely to boom in 2013, high-end suburbs such as Potts Point appear the safest bet in the long-term, the report suggests.
Potts Point is three kilometres east of the city centre. Heritage buildings in the highly populated areas hold their value well and the gentrification of nearby Kings Cross also provides a boost to house prices. Apparently an eclectic group of white collar workers are attracted to Potts Points for its location and status. Heathcote also notes that last year, Potts Point was named as Australia’s hardest working suburb; residents spend 41.9 hours on average at work, according to the Australian Bureau of Statistics, although this writer wasn't at home to fill in the survey. The trend for owners of big properties in Mosman and Bellevue Hill to downsize to apartments in Potts Point will also assist prices, BRW added. Ofcourse given some things are very hush hush, BRW understated the year's highest sale in Potts Point. No point asking the players for details as those who've done so are hit fierce denials, but the street is awash with word of an estimated $17 million or so paid for the Pomeroy penthouse by a downsizing Point Piper couple. Its consolidation in 2005 cost $13.25 million.

Perth has become a gateway for many workers seeking access to Western Australia’s mining towns so many are choosing to keep home bases in Perth. The rezoning of some light industrial land has opened up new opportunities for residential developers near the centre of Perth but top residential properties remain tightly held. Bordering the Swan River, Rivervale is situated between the city and airport. Its location has lead to significant capital improvements at many properties. High rents make it popular with investors. The data was from Australian Property Monitors for 12 months to October 2012.

The top five 2013 price growth suburbs - and the price drivers behind them

The Sebel Hotel in Mandurah, which forms part of the Point Residential Apartments, has been sold by Accor Asia Pacific for about $15 million.
The buyers of the 89-room hotel are entities associated with FJM Property, a Perth company with a list of quality hotel properties already to their name.
Once a holiday town and fishing village, <a target="_blank" href="/news">Mandurah</a> has now become effectively an outer suburb of Perth, being 50 minutes from the Perth CBD situated about 70 kilometres south of Perth. But is retains its tourism attraction.
 Accor, Australia’s largest hotel operator and one of the biggest in the world, has retained management of the 4½ star hotel. Rob Cross, David Kennedy and Ryan McGinnity of CBRE Hotels handled the sale of the hotel.
FJM is led by property veterans Adrian Fini, Barry Jones and David Mack and has projects, including hotels, in <a target="_blank" href="/news">Leederville </a>and <a target="_blank" href="/news">Claremont</a>, across Western Australia. The portfolio includes <a target="_blank" href="https://www.fjmproperty.com.au/FJM-Hospitality/The-Boat-Mindarie-Marina-Complex">The Boat marina complex at Mindarie</a>.
Adrian Fini has been involved in the property development, property investment and construction industries in Western Australia since 1977 and Adrian’s private investment companies have been in partnership with Barry Jones and David Mack’s private investment companies since 1989. He was formerly managing director of Fini Group and following its merger with Mirvac in 2001 was cheif of the expanded Mirvac Fini business. He was subsequently appointed an executive director of Mirvac Group responsible for Mirvac’s development division before resigning in 2010 to concentrate on FJM’s projects.
Barry Jones founded the Criterion Group of private investment companies with David Mack in 1987. Since then, the private group has grown its property and business holdings predominantly in the retail, office and hotel property areas.
David founded Mack &amp; Co, chartered accountants, in 1978 and was a managing partner at the firm until 1987.
The Sebel property was one of two freehold hotels in the Mirvac portfolio that Accor bought last year. Accor have since also sold the Newcastle Beach Novotel to Australia’s largest private hotel owner, Jerry Schwartz, for about $16.5 million.
On the Sebel Mandurah's listing last July the Australian Financial Review reported $18 million price hopes along with $20 million hopes by Accor for the Newcastle offering.

Gippsland tourism rental cottage has $285,000 hopes

It's a <a href="/news">Swanbourne </a>house designed<a href="https://www.realestate.com.au/property-house-wa-swanbourne-112045407" target="_blank"> for the Campbell family by architect Kerry Hill</a>who reportedly has replicated his Hayman Island and Aman Hotels design ideas for Ocean Zone. Indeed the main bathroom has a spacious resort feel to it.
The pool is in a submerged courtyard at the side of the four-bedroom, five-bathroom house.
The narrow living area opens up to the adjacent Nedlands Council Allen Park. The block was bought from the council for $465,000 in 2000.

Only Sydney and Perth vendors ended 2012 with lower private treaty discounting necessary to secure sales, according to Australian Property Monitors. Hobart and Canberra vendors were required to greatly amend their asking prices to achieve sales, the December APM figures suggest.

Over the past year the amount of vendor discounting required to secure residential property sale is much lower in all capitals except Canberra and Hobart, a heat chart released by APM shows.
In Sydney, the average discount required in December 2012 was 6%, compared with 6.1% in November and 6.4% in December 2011.
Melbourne recorded a monthly increase in the required discounting, jumping from 6.9% in November to 7.2% in December. But this is lower than the required 7.8% in December 2011, APM research analyst Clinton McNabb said.
The limited sales in Darwin was not sufficient for a figure.

Vendor discounting lower in Sydney, but up in Melbourne and Brisbane in 2012: APM

Australia still has among the most unaffordable housing markets in the world, according to the 9th Demographia International Housing Affordability Survey. It ranked third to Hong Kong and Canada.
The last time Australia’s housing markets were classified affordable was back in the 1980s with no affordable locations found this time among the 39 chosen Australian locations.
Even regional locations were dubbed as unaffordable including Port Macquarie, Coffs Harbour, the Sunshine Coast, Shepparton and Mildura, according to the US-based property forum.
The ninth annual survey by Demographia's Wendell Cox places Sydney as the third most expensive major housing market in the world - with a median multiple of 8.3 topped by Vancouver in Canada at a multiple of 9.5, and, most expensive, Hong Kong where the multiple sits at 13.5.
There are 337 locations in the international survey.
Some 30 of the 39 Australian locations are classified as severely unaffordable
Melbourne is ranked as the seventh most unaffordable housing major market with a multiple of 7.5 after London and San Francisco and San Jose in California in the USA.
A multiple of three or less is deemed affordable.

Australia's major market housing affordability did improve a touch over the past year from a median multiple of 6.7 to 6.5.
"Rising incomes and flat or declining house prices improved the median multiples in Australia's major markets. However each of the five major markets continues to be severely unaffordable, reflecting vastly overpriced housing," said the report.
"Sydney is the least affordable, with a median multiple of 8.3. Melbourne has a median multiple of 7.5, Adelaide 6.5, Perth 5.9 and Brisbane 5.8."

The Demographia survey ranks the affordability by dividing the median house price with the median household gross annual income before tax.
Its conclusions, given they are based on ABS data on housing and wages that's not wholely inclusive, are taken with a grain of salt by many Australian property commentators.

Sydney third most expensive property market in the world: Demographia

Comedian Denise Drysdale lists Neerim North, Gippsland, acreage

The grandest of current listings across Australia is unquestionably the Tallebudgera estate Bellagio La Villa, the home of the horse racing enthusiast and property developer Paul Sweeney and his wife, Viki Farrar.
It is listed for January 31  Ray White auction as a court-ordered separation sale.
No price guide has been given for the 17-hectare estate, set some seven minutes' drive from <a href="/news">Burleigh Heads</a> in the Gold Coast hinterland.
The land holding was bought in 2006 for $7 million.
They reputedly spent a further $8 million constructing their dream residence over the next two years.
Not suprisingly, American reportage of the mansion's auction listing has stressed it's a 27,415-square-foot (2,546-square-metre) mansion of amazing proportions. 
The Sweeneys founded Coral Homes in 1990 after moving from Mayfield West, near Maitland in New South Wales, with the company rapidly expanding to become one of the largest residential developers in Queensland. In its first year of operation, the company sold 25 homes. The business doubled sales each year from 25 to 50 to 100 to 200 and then 400 homes in its fifth year.
Like the market, from that point sales were up and down, but Coral Homes was still able to achieve an average of 20% growth a year to 1,200 homes by around 2008.
The Sweeneys' luxury home features 10 ensuited bedrooms, plus multiple living areas, a library, media and music rooms, a gym, and indoor pool and spa.
There is also a five-car garage-cum-ballroom.
The marketing describes it as the most gracious and elegant horse estates in the region. And there is some evidence to back up that claim as Southern Lord, a Group 1-winning thoroughbred, as born and raised there.
Despite the downturn in the Gold Coast's property market, sales have included a record $12 million for a Sanctuary Cove property and $9.5 million for a house on the Nerang River at Southport.

Bellagio La Villa listed as Tallebudgera owners cash in their glorious Gold Coast hinterland chips

James Packer's estate agent has signalled $22 million-plus hopes for the billionaire's Bondi Beach pad.

It's a four-storey Campbell Parade property, which is set to hit the market in February.
The four-bedroom, six-bathroom home has an eight-car garage, gym, cinema, winter garden and six terraces.
The <a href="/news">Bondi Beach</a> pad has views of the beach. The initial report of the pending listing came last July in News Ltd papers when property reporter Bronwen Gora reported its $20 million plus mumurings.
But its McGrath listing agent Andrew Livingston has now acknowledged the official pricing was derived from September 2012 sales at the nearby Swiss Grand Hotel redevelopment into the Pacific Bondi Beach, where its ''lighthouse'' penthouses are being offered at $40,000 or so a square metre. The 800-square-metre Packer pad pricing rates at close to $30,000 a square metre.
Last September the first of the "lighthouse" penthouses sold to a European buyer.

The penthouses, which range in size from 152 to 282 square metres, are priced between $6 million and $15 million. 
The 95-apartment residential, hotel and retail project has been designed by Andrew Andersons of PTW Architects for developers Eduard Litver of the Capit.el Group and Allen Linz of Rebel Property Group.

The cheapest off-the-plan sale started at $575,000 for a 35-square-metre studio, with prices peaking at the initial September offering at $10.3 million for one of the lighthouse penthouses.
The price per square sales ranged from about $15,000 to $45,000, according to CBRE agent Ben Stewart.

James Packer seeks $22 million for Bondi Beach pad

Queensland is the state requiring vendors to slash asking prices most to secure a sale, according to a RP Data study.
The state accounted for 19 of the top 20 suburbs where vendors gave the greatest reductions on their initial asking price.
Stapylton, situated some 45 kilometres south of Brisbane, topped the list, with an average required vendor discount of 32%.
Next was Eli Waters, near Hervey Bay, as a close second with 31.5%.
The Queensland tourist town Airlie Beach came third with an average discount of 29.4%.

Queensland accounts for 19 of the nation's 20 highest property vendor discount suburbs

ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

The design report identifies the public realm as a central driver of the proposal.

"Collingwood has limited access to high-quality parks and public open space, and the proposal delivers valuable new areas for respite, social interaction and fine-grain retail activity."

The development would deliver a diverse mix of housing, including studio, one, two and three-bedroom apartments alongside townhouse-style residences. Two basement levels are proposed beneath the development, providing resident and retail parking as well as extensive bicycle facilities.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

The planning documents describe the existing office building as offering little engagement with the public realm, with the redevelopment intended to create a more permeable and active neighbourhood destination.

"The proposed scheme presents a significant opportunity to deliver a vibrant retail plaza and a local neighbourhood hub serving both existing and future Collingwood residents."

The 79–81 Victoria Parade site occupies a strategic location about 1.5 kilometres east of Melbourne's CBD, at the threshold between Collingwood and East Melbourne. It is well served by tram services along Victoria Parade and sits within walking distance of St Vincent's Hospital, Fitzroy Gardens, the Fitzroy activity centre and a broad range of employment, retail and hospitality destinations.

Stockland plans new mixed-use neighbourhood precinct for Collingwood gateway site

An 1880s timber cottage that has survived Kangaroo Point's transformation from riverside suburb to high-density apartment precinct is set to become the centrepiece of <a href="https://www.apartments.com.au/developers/zephyr">Zephyr Group</a>'s proposed Banksia development.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. The site also benefits from direct access to active transport infrastructure and sits within an area earmarked for continued higher-density residential growth.

Architectus has designed the tower, orientating the apartments to maximise views towards Sydney Harbour while introducing a sculpted façade intended to respond to light, wind and the surrounding skyline.

Architectus Principal Marko Damic said the design sought to create a tower that contributes to the public realm as much as the skyline.

"We wanted to design a tower that doesn't just sit in the skyline but actively participates and contributes to city life," Damic said.
