The landmark 1933 Villa d&#39;Este estate at Palm Beach has been sold for around $7.5 million by Terry Tobin, QC, and his wife, Bernadette, who have owned the property since 1983.

The 2,626 square metre property has been the family holiday home since&nbsp;bought for $700,000 from Guy Dawson.

It was <a href="https://palmbeach.ljhooker.com.au/2N9F6Z" target="_blank">listed for sale with $9 million price hopes through LJ Hooker Palm Beach agents David Edwards and Peter Robinson who have declined to reveal the selling price.</a>

Its set over two separate titles on Northview Road&nbsp;comprising&nbsp;a 1,426 square metre block with a Spanish Mission-style house and a 1,200 square metre vacant block.

It has&nbsp;views stretching across the length of Pittwater&nbsp;and especially north towards Lion Island and the Barrenjoey headland.

Built in 1933, the&nbsp;Mediterranean villa&nbsp;has an open loggia with barley-twist columns, arched windows and wrought-iron detailing.

The&nbsp;five-bedroom residence has a large living room and a billiard room.

Land title records show it changed hands in 1933 to Elizabeth Bay estate agent Morris Leventhal and his wife, Orissa when the 1927 mortgagee, the Bank of New Zealand secured a 310 pound sale. The departing mortgagor&nbsp;was Samuel Hood Hammond.&nbsp;&nbsp;

Tobin, admitted to the NSW Bar in 1973, was appointed a Queen&#39;s counsel in 1985.

He and his surgeon brother, Sir Victor, who was an author of a 1933 book on Australian shark attacks, had grown up in Wee Waa on the Namoi River in northern NSW. Sir Lionel was knighted in 1969.
An earlier auction was <a target="_blank" href="https://www.propertyobserver.com.au/https://trove.nla.gov.au/ndp/del/article/16694832">in 1930</a> when it was noted Addenbrooke adjoined the homes of Sir William Vicars and surgeon Sir Charles Clubbe.
The 850-square-metre Cranbrook Road lot that adjoins the property is a level block with a northerly aspect and harbour views. It was purchased in 1994 for $1.25 million from the Consulate General of the Republic of Korea. On its May listing it was noted the land had been valued at $5.75 million.

Long-standing Geelong, the Bellarine and Apollo Bay real estate group, cjkeane&amp;co., has joined the LJ Hooker network, which has been billed as Victoria’s fastest growing real estate network.
The paperworked was signed off earlier this week by cjkeane&amp;co director, Laurie Thomson and the LJ Hooker chief, Georg Chmiel.
cjkeane&amp;co. was the largest, non-franchised real estate agency operating in regional Victoria having started in 1950.
It has a property management portfolio of more than 2,000 properties.
Mr Thomson said the decision hadn’t been made lightly but ultimately decided the move was the right cultural fit for his group.
“I recognise that it’s getting harder for independents to continue operating successfully so becoming part of LJ Hooker is a move in the right direction for us to secure our future, continue operating competitively and increase our market share,” he said.

Fashionista Lisa Ho has relisted her four bedroom Randwick residence, Silverton.
It has $3 million plus hopes at its September 14 auction through McGrath agent Adrian Bo.

The fashion designer Lisa Ho and ragtrader Philip Smouha sold their 380-square-metre retail premises in Queen Street, Woollahra for $3.9 million to a company called Flocolo 1 Pty Ltd, whose shareholder is Charlotte MacKenzie, the bookseller wife of Adrian MacKenzie, the private equity entreprenuer.

Lisa Ho relists 1880s Randwick abode with shrunken $3 million plus hopes

Drama returns to a huge red brick warehouse in O'Grady Street, Albert Park which is set to be the location of the next Channel 9 The Block reality renovation show.
It's the site of one of the former Dux cinemas in the early 1900s as well as previously being a former Presbyterian Church. According to the Sands and McDougall Directories, the building became warehouses following World War II and has most recently been used as an office.
The building has been bought by the producers of the series, Watercress Productions for $5.85 million from Alston Post Pty Ltd, a company associated with Lloyd Williams, the Melbourne property developer. It previously sold in 2007 at $5.61 million.
<a target="_blank" href="https://www.realcommercial.com.au/property-offices-vic-albert+park-5770119">Dux House</a> is a 1176 square metre building at 47 O'Grady Street which was offered as an office commercial building or development opportunity through Cayzer Real Estate and Gross Wardell.
The Williams company sought VCAT permission allowing the warehouse to be extended and refitted as six large dwellings over four levels in 2010.
The Allan Powell-architect designed warehouse proposal was opposed by the Port Phillip Council over its height, density and appearance which it said "represented a significant and unacceptable visual intrusion into the surrounding historic neighbourhood".
The 607 square metre property is located on the southeast corner of O’Grady Street and Gray Lane.
The building has wall heights of eight metres and a ridge height of approximately 11 metres.
The building was designed by architects Messers Ashworth and Oakley of Collins Street, Melbourne. Ashworth was a South Melbourne Councillor from 1898 to 1901 and an MLA 1902-1904.
The building façade has been altered over time and currently features large non-original windows.

Purchasers of the most expensive homes in Australia are hit with the fourth highest stamp duties on property purchases in the developed world, according to a new 25 country tax study conducted by UHY Haines Norton, the international accounting and consultancy network.
The report notes however that in Australia the tax varies widely with luxury homebuyers especially in Tasmania and Queensland faring much better than the ACT and the NT.

UHY’s research shows, the international average cost of stamp duty and other compulsory property purchase fees for a USUS3.5 million property is 3.4% compared to 5.3% (average across all states) for Australia–the fourth highest major economy in the 25 nation study.
Dearer than Australia was India, Spain and the United Kingdom.
UHY’s study also highlights Australian property purchase taxes for median range properties are significantly higher than the international average. For properties costing USD$500,000, the property purchase tax in Australia ranks as eighth place but its 3.7% (average across states), compares to a 2.90% international average.
“Aside from making it harder to enter the home-owner market, higher property purchase taxes may discourage people from moving state for a new job, especially those with families who might reasonably expect to own their own property,” UHY Haines Norton indirect tax specialist partner, Dario Nazzari said.
“This effects the mobility of the labour market in Australia as it is not simply a case of selling in one market and buying in another. Even if employers agree to foot the bill, it adds a further overhead and cost to Australia’s already high labour costs as highlighted in a recent UHY study on labour costs.
“In North America, which is renowned for its flexible and mobile labour market, property taxes are below 1% in the USA and no higher than 1.23% for median priced homes in Canada.
“Compare this to a rate around 4.8% in the Northern Territory and you can see one labour mobility impediment our labour market faces.“ said Mr Nazzari.

Mr Nazzari says state governments have attempted to plug fiscal deficits with stamp duty in recent times.
“Stamp duty is an additional barrier to entry into the housing market and, as house prices soared, so did the additional stamp duty which needed to be paid at the time of purchase. This is somewhat of a paradox as it made it harder to enter the market and, as a consequence, cooled the housing market even further as activity slowed.
“The high level of taxes on property purchases can also make Australia an unattractive option to overseas investors as it adds further cost to any acquisition,” he said.

Australian stamp duties the fourth highest in world for luxury home purchases

So Sydney managed another preliminary auction clearance rate of 80% plus on the weekend.
According to Australian Property Monitors (APM), that's the fourth consecutive week of an 80% plus preliminary clearance rate.
And Property Observer readers were asked last week if Sydney could make it four weeks in a row.
Some 64% made the correct prediction.
That was a marked turn around on the 60% who didn't think it would get to its third consecutive week.
The first two weekend results were revised, after last auction results, to slightly below 80%, but the revision for the July 27 weekend was to 80.3%.
So later this week we will again ask if Sydney can continue the extraordinary 80% plus clearance rate run?

Housing affordability supposedly ranks as a major issue among voters, according to the Auspoll survey, conducted between May 19 to June 21, when voters rated the importance of a list of public policy issues in the lead up to the 2013 federal election.
Some 84% said housing affordability was either quite important (39%) or very important (45%). Housing affordability was the fifth most important issue out of the 12 areas surveyed with the healthcare system of greatest concern(96%), followed by the economy (95%), crime and personal safety (94%), and then jobs and employment (91%).
Only 16% of those surveyed believed Australia was performing well when it came to housing affordability with 41% suggesting it was performing poorly.
Some 72% of those polled said they were unaware of either Labor or the Coalition having a clear plan to improve housing affordability.

Luke Henderson advised the Australian Financial Review that potential buyers were being shown the home as late as Friday morning before he was told Henderson Professionals would no longer be required.
