The purchase of the five-hotel Ayers Rock Resort, overlooking Uluru, by the Indigenous Land Corporation (ILC) is to be investigated by the federal government. 
Fairfax Media reported that Finance Minister Mathias Cormann has been convinced of the need for an inquiry into the $317 million acquisition in 2010.
After lobbying by the new board of the ILC, the minister has asked Indigenous Affairs Minister Nigel Scullion to take charge of a review.
The new board of the ILC has complained that the acquisition has burdened the corporation with debts of $200 million.
After two write downs it is worth nearly $120 million less than when it was bought from the listed GPT group.

A $7.8 million development site at Bundoora has been sold by Savills International at 33 Janefield Drive.
It last sold at $5.5 million in 2010.
<a href="https://www.realcommercial.com.au/property-land+development-vic-bundoora-501343339" target="_blank">The 1.64 hectare site</a> has zoning which allows for a range of uses, including townhouses, apartments and student accommodation.
The current permit allows for 45 luxury townhouses within proximity of the University Hill Town Centre.
Given its proximity to the wetlands it was marketed as offering water views, something of a rare Melbourne marketing option.
Elsewhere in Bundoora, Dealcorp has onsold parts of the former Larundel Hospital site, including the Woolworths and Dan Murphy stores for $22.5 million reflecting a 7 per cent yield.

The art deco Dorijo apartments at 458 Victoria Parade, East Melbourne have been sold for $4.95 million.
Heritage watchers are now worried as to its fate, hoping for its restoration.
It was offered through <a href="https://www.realestateview.com.au/print/7782056.pdf" target="_blank">Teska Carson</a>.
The art deco block has 12 strata units sold in one line. Some leases were still existing.
With weekly rents upwards from $260, its income was around $175,000 annually, reflecting a 3.5% yield. 
Its land area is 647 square set between Powlett and Hoddle streets.

Another quarter or half percent interest rate cut won't make the property market hotter, John Symond thinks.
The founder of Aussie Home Loans noted parts of the real estate market had cooled.
"Certainly the lower rates go the more affordable it is for borrowers, but I think we have rates at the moment where another quarter or half percent rate cut I don't think will push the property market to be hotter."
He envisaged rates would be cut because of the non-housing sector which needs "every bit of help they can get."
But with falling oil prices a boost to mum and dad wallets, Symond reckons the Reserve Bank might wait on the first cut in 2015.
"They might wait a little bit longer to drop than next week," he told Ross Greenwood on 2GB Money News.
"The political situation is not helping the economy," he said.

His comments came before today's CPI data which was was mixed, with a further slowing in headline inflation but some pick up in underlying measures.
Headline inflation printed at 0.2% q/q and 1.7% y/y, the weakest annual rate since Q2 2012.
At the component level, ANZ said the largest downside surprises were for fruit and vegetables, as well as retailing components such as clothing &amp; footwear and household furnishings and audio, visual and computing equipment. 
"Indeed, tradables measures were very weak, confirming our view that global disinflationary trends and weak demand conditions are partially offsetting the impact of pass-through from the weaker currency."
Meanwhile ANZ Banking Group chief executive Mike Smith has suggested the Reserve Bank of Australia should resist calls to cut official interest rates saying he was optimistic about Australia’s outlook – particularly with a falling dollar making exporters more competitive.
“If I was the central bank I would wait and see how this plays out because if the currency can take most of the shock, it’s a much better way to deal with it,” he said in remarks ­published by the bank on its <a href="https://bluenotes.anz.com/posts/2015/01/no-need-for-rate-cuts-mike-smith/" target="_blank">Bluenotes website</a>.
Speaking exclusively to BlueNotes on video, Smith said while plunging commodity prices were having an effect, the declining Australian dollar was mitigating some of the damage. “And of course it does leave you the option of monetary policy later.”

An 860,000 debut audience for latest reality renovation series, The Block Triple Threat, was no match for Seven's tennis coverage last night.
Seven achieved up to 1.7 million watching Kyrgios v Murray. The soccer audience, a combined ABC and Fox Sports, exceeded The Block too.
It was the weakest launch for a series of The Block ever. Maybe everyone is awaiting Darren and Dee!
Last January the Channel 7 series, My Kitchen Rules, easily won the 2014 reality television blockbuster's debut up against The Block on Channel 9.
The initial 2014 OzTam ratings had the MKR audience at 1.67 million.
The Block Fans v Faves in 2014 secured a very respectable 1.14 million opening night five capital city audience.
The premiere of The Block Glasshouse attracted 1.374 million viewers.
The Block Sky High series debuted with 1.312 million in 2013.
Last night's 2015 debut in South Yarra was the 10th season for The Block which began in 2003 at Bondi Beach.  
No sign yet of any promotion for the Johanna Griggs hosted House Rules next series on Seven, whose debut second series debut was triumphant with 1.18 million metropolitian viewers, according to the OzTam ratings.

Seven's tennis smashed The Block, which posed no opening night threat

Before The Block – now in its 10th season over 12 years – there was the television renovation style setter Maggie Tabberer.
Tabberer and her then partner Richard Zachariah were the perfect hosts for the ABC's The Home Show.
While neither where professional designers, they were in the process of renovating their sixth home in six years, so they spoke with expertise.
The towering duo made four series in the early 1990s. 
Of course, who could forget the show's renovation stars: the legendary Montells, with their little house in Balmain. They sold for $400,000 in 1996, with the Sutton Street terrace reselling for $900,000 in 2012.
Maggie hasn't been overly active on the sales front, though last year her all white three bedroom, two bathroom Randwick home sold for $2.4 million (pictured above). 
Marketed as an inspired freestanding sundrenched private oasis inventively built around a central courtyard – featuring a magnificent frangipani tree and a heated pool – it was her home for the prior eight years.
It was 2006 when Maggie, the fashion and style guru, sold her Rushcutters Bay garden apartment in the McLachlan Avenue block developed in the mid-1990s by James Packer and Theo Onisforou.
It too was up for sale last year when the <a href="https://www.rwebay.com.au/1843429/" target="_blank">1 and 2/61 McLachlan Avenue apartment</a>, the size of a house, was offered by Ben David, creative director of the vibrant linen design company Kas who bought the property in 2009 for $2.8 million (pictured below).

It was an urban sanctuary in the then still industrial zone of Rushcutters Bay.
The Tabberer touch is still there with the enormous wooden carved doors decorating the dining room.

The two level apartment had been sold by Maggie Tabberer in 2006 for $1.7 million to rag trader David Mellick.
More than $3.5 million was sought at its November auction with Jason Boon, of Richardson &amp; Wrench Elizabeth Bay, and Di Grundy, of BresicWhitney, now offering the Belle featured apartment with $3 million plus price indications.
Ben bought it from Roger Melik, a name behind the Roger David group. 
Before that, Title Tattle recalls Tabberer had an Edgecliff abode – labelled the White House after its mid-1980s makeover.
It was 1960 when Maggie moved to Sydney with her daughters from Adelaide. She began appearing on television in 1964, as a "beauty" on panel talk show Beauty and the Beast.

Greg Paramor, managing director of Folkestone and chairman of LJ Hooker, received an Australia Day 2015 award. He was among several senior property industry recipients.
Paramor's recognition follows involvement with charities including the National Breast Cancer Foundation and the Garvan Institute of Medical Research.
After being made an Officer of the Order of Australia for distinguished service to the community across these roles and including his sport, real estate and property investment industry involvement, Paramor said it is wonderful work that the research scientists carry out.
"They don't measure their success in dollars but in the outcome for humanity," he told Fairfax Media.
He is the Property Industry Foundation's ambassador, a charity that assists homeless youth.
Brian White got his recognition, some 113 years after the Ray White estate agency was established.
The Ray White Group is still a family business, ­across nine countries, turning over more than $27 billion each year.
His sons Sam, Dan and Ben are members of the management team.
White has been appointed an Officer of the Order of Australia for distinguished service to business through leadership in the real estate, professional services and property industries. He has also been honoured in the arts as a ­patron having supported the Queensland Art Gallery, the Sydney Symphony Orchestra and sat on the board of the Queensland Philharmonic Orchestra. 
“Often people say start a family business and then you sell it," he told Fairfax.
"The joy I’ve got most is seeing my sons embrace the values that were part of the establishment of the business all those years ago.”
Bill Moss, who retired from Macquarie Bank's head of property and development, in 2007 redirected his efforts into disability advocacy, founding the FSHD Global Research Foundation in 2007.
Moss has been made an Officer of the Order of Australia for his distinguished service to the community, especially in the area of disability advocacy.
He wrote an autobiography and continues to prospect great property opportunities.
The philanthropic Lang Walker, the benefactor of the Lang and Sue Walker Centre for Hearing Research among many other worthy causes, was awarded an Order of Australia this year.
He established Walker Corporation in 1972, with projects along the way including the Wharf at Woolloomooloo.
Marcus Besen, the executive chairman of the Highpoint Property Group, since 2004, received his AC award for service to the visual and performing arts as a leading benefactor and supporter, through philanthropic contributions to a range of social welfare, community health, educational and youth initiatives, and to business.
Highpoint Property Group supports a range of Indigenous and youth welfare projects.
The Melbourne based Besen AO was one of only five people named a Companion in the General Division of the Order of Australia.

Apartment development group founder Harry Triguboff has raised the bar on his hopes for the sale price of Meriton to as high as A$15 billion.
But the rumoured suitors -- Country Garden, China Vanke and Greenland Holdings -- have seemingly yet to lob a serious bid.
For a long time Meriton was always spoken of as a $6 billion outfit, then a $10 billion price tag <a href="/news/meritons-harry-triguboff-says-10-billion-is-his-asking-price">was bandied about by Harry</a>.
In November, the Australian Financial Review's Street Talk column suggested an internal advice from Grant Samuel had it closer to the $12 billion based on a multiple of 10 times earnings, when recurring income was taken into account.
Meriton also revealed for the first time in its history that its net assets rose 21% to $7.4 billion last year and annual turnover jumped more than 50% to $2 billion in the past year. It jumped from 29th place on IbisWorld’s Top 500 to 11th place last year.
“I am learning about the (sale) process. To sell that type of business (Meriton) is a long process,” Triguboff told The Australian.
The wide-ranging interview with Lisa Allen saw Triguboff also note he did not sit on company boards like his peer Frank Lowy, who sat on the Reserve Bank board from 1995 to 2005.
“I am a dictator, I am not a board member,” he said.
“I can’t go on a board. I am happy to ­advise, on the other hand.”
Late last year Meriton advised it had been a record year for the apartment developer, with the company’s annual turnover rising more than 50% to A$2 billion, bringing it to 11th place in IBISWorld's 2014 Top 500 Companies, up from 29th spot the previous year.
The company’s net assets leapt from A$6.1 billion in 2013 to A$7.4 billion, a 21% increase. 
The HIA-Colorbond steel Housing 100 named Meriton as Australia’s largest residential home builder, up more than 5,000 housing starts, from 2,573 in FY2013-14 to 7,929.
Based on this figure, new homes by Meriton accounted for around 10% of all multi-unit dwellings commenced in Australia, and 29.5% of all multi-unit dwellings commenced in New South Wales. Meriton projects equated to approximately 0.05% of Australia’s GDP.
The company reported a 33% increase in visits to its sales website, www.meriton.com.au with the most popular searches in 2014, Parramatta, Mascot, Ryde, Zetland and Brisbane CBD.
In 2013 it was Parramatta, Ryde, Chiswick, Lewisham and Brisbane.

Harry Triguboff's hopes hit $15 billion for Meriton

The Chinese industrialist, Feng Hailiang has spent $34 million on a large residential development site at Campsie in Sydney’s inner south-west.
Hailiang Group bought the 4,416 square metre Robbo's Retail site at 445-453 Canterbury Road.
 The Australian reported the company plans a $70 million mixed-use development with 200 plus units and commercial and retail spaces.
Hailiang, China’s 90th richest man <a href="https://www.forbes.com/profile/feng-hailiang/" target="_blank">according to Forbes</a>, is reportedly worth US$1.7 billion (A$2.14 billion).
Hailiang Group is one of China’s largest copper tubing and alloy manufacturers.
It has expanded into real estate development seeing the Australian property market as "thriving".
The <a href="/news">Campsie</a> development is to be financed through a capital raising and new debt.
Council considerations in 2013 suggested a height limit of 25 metres.

Canterbury Road, Campsie site sold to China's Hailiang Group

Citigroup's private equity specialist Aidan Allen has been pinpointed as the $9 million record setting Coogee buyer.

It's the Craig Rosevear-designed, five-bedroom place on Gordons Bay, the ninth trophy home sale above $3 million over the past decade.

It had been listed with $8.5 million plus hopes last October, <a href="https://www.realestate.com.au/property-house-nsw-coogee-118158807" target="_blank">selling Christmas Eve</a> through Jason Pantzer of Phillips Pantzer Donnelley who had it listed with Ric Serrao from Raine &amp; Horne.

The multi-level house on 727 square metres of beachfront reserve was marketed as minimalist beach-chic. It was constructed built by Paul Watson in 2008 with a lift connecting each floor.

It has five bedrooms, five bathrooms, nanny's quarters, 1,200 bottle cellar, and a horizon-edge pool, cabana and steam room. The outdoor kitchen includes two barbecues.

The interiors are finished with heated Spanish limestone floors.

Citigroup’s head of general industrials and financial sponsors was identified as the buyer after a weekend party in a report by the Australian Financial Review's Rear Window column. Official settlement documents have yet to become available to Title Tattle.

The $9 million sale trumped Gordon Avenue, Coogee's previous $7 million record when Belinda and Chum Darvall sold their neighbouring property in mid-2013. There was also a $6.3 million sale in 2013. Further back there was a $6 million sale in 2011, a $5.9 million in 2008 and $4.72 million and $3.9 million sales in 2006. There was a $3.75 million sale in 2005 and its first $3.1 million sale in 2004.

According to CoreLogic RP Data, <a href="/news">Coogee</a>'s median house price sits at $1,905,000.

Allen bought the house from Danny Simmons, the M&amp;A partner at the legal firm Clifford Chance, and his wife Melissa Bresnahan.

The bay's small beach, lined with boats belonging to the local fishing club, is reminiscent of the seaside towns along the Amalfi Coast.

Record $9 million Craig Rosevear-designed Coogee sale

A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

"This is exactly the type of large-scale, city-shaping development that will provide lasting benefits for Queensland, bringing together housing, jobs and world-class public spaces."

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the riverfront transformation would deliver a thriving new community precinct.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

First look: Level 33 upsizes Wollongong apartment towers

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."

First look: Urban Property Group plans next major Wollongong tower

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

The application follows Arada Australia's recently lodged One Campsie project at 124–142 Beamish Street and 16–18 Ninth Avenue, where the developer is seeking approval for 346 apartments across three towers rising 24, 32 and 39 storeys. Together, the two proposals would cement Arada Australia as one of the most influential developers shaping Campsie's future urban form.

Arada Australia entered the Australian market in 2024 and has rapidly assembled a significant development pipeline across Sydney. Alongside its Campsie holdings, the developer is soon to launch <a href="https://www.apartments.com.au/new-apartments/wattle-green-2-fishburn-crescent-castle-hill-nsw-2154">Wattle Green</a> in Castle Hill, and has expanded its local operations following its acquisition of construction firm Roberts &amp; Co.

Located around 14 kilometres south-west of the Sydney CBD, the site sits at the centre of one of Sydney's fastest-changing middle-ring precincts. The Metro conversion of Campsie Station, combined with Canterbury-Bankstown Council's master planning framework, is driving significant residential intensification around Beamish Street and North Parade, with thousands of new homes expected over coming decades.
