All but a handful of apartments were sold at Mirvac's latest offering, the Bondi residential development, The Moreton.
Mirvac secured Waverley Council approval earlier this year for 190 apartments and terraces on the 11,000 square metre site which it acquired in December 2013.
The Moreton, designed by Smart Design Studios, is on the Wellington Street site formerly owned by the Benevolent Society.
There will be a public footpath/bike path dissecting the development which will be locked at night.
It also comes with the 1884 heritage listed <a href="https://bondi.mirvac.com/residences/scarba-house/" target="_blank">Scarba House</a> which is for sale, with residential or potentially commercial usage, on its own 900 square metre parcel.
Mirvac will begin construction on the eight floor complex in the coming weeks with completion expected by the end of 2016. 
Prices started at $750,000.
Mirvac Group executive residential, John Carfi said there been the high number of repeat Mirvac customers with past buyers who kept coming back.
“We sold top down over the weekend with the penthouses and three bedroom apartments, some in excess of $3 million, the first to go,” John Carfi said.
Buyer Cihan Demirci was the first person to register for a buyer's appointment when the sales date was announced, responding just 20 seconds after the email notification was sent.
He and his wife Justine bought a one bedroom plus study garden apartment, making it their third Mirvac purchase in as many years. 
IT architect Richard Arsenian had lived at Mirvac’s Newington development before taking a four-year posting to the US two months ago. He entrusted his architect father Richard and girlfriend Lara Nercessian to secure a three bedroom apartment with beach views while he participated in the selection via FaceTime on the mobile from Texas.
John Carfi also noted another trend were investors who were “hybrid investors” planning to rent and move in later when circumstances allowed.
One interesting trend was the absence of Chinese buyers.
Porperty Observer was advised by a prospective buyer that early in the marketing campaign, the high-rise building had been numbered without level four, jumping from the third floor to the fifth floor, in the style often adopted in pro-Chinese developments.
But by the second week numbering was back to normal with the interested party advised there was not enough Chinese buyers interest to pander to them.
One bedroom units (47 to 107 square metres) started from $750,000.
The two bedrooms (78 to 202 square metres) range upwards from $1.15 million and three-beds (122 to 224 square metres) from $1.75 million.

The Moreton, Bondi near sell-out for Mirvac

The world’s rich are on the move… sometimes to Australia where the ultra high net worth individuals are a happy property loving lot.
Ultra high net worth individuals (UHNWI) have a net worth of over US$30 million, excluding their home. 
Focusing purely on the population of wealthy residents, Knight Frank data confirms that London remains the single biggest centre for global UHNWIs, followed by Tokyo, Singapore and New York. 
<a href="https://www.knightfrank.com/resources/wealthreport2015/global-c/04-kf_globalcities_aw-big.jpg" target="_blank">Sydney</a> had 765 UHNWIs, with Melbourne on 456. Auckland sits in between on 557.
Perth edged out Brisbane with 267 to 249.
London tops the list with 4634 UHNWIs followed by New York with 3008.
Last year around 15 people a day joined the ranks of the 172,850 ultra-wealthy across the world. 
Only 4% of the UHNWIs who are Australians and New Zealanders were considering a move out of the country, and just 15% were thinking of upgrading their trophy homes.
Australasia seem happiest with their lifestyles, the report concluded.
By contrast, a third of those from Russia and the CIS are considering a move, and over 60% dispatch their children abroad for their secondary education. 
The fifth instalment of The Wealth Report’s annual Attitudes Survey is based on a detailed survey of almost 500 leading private bankers and wealth advisors from across the globe, and reflects the attitudes of their ultra-wealthy clients who have a combined wealth of over US$1.7 trillion.
Covering many aspects of the lifestyles of ultra-high-net-worth individuals (those with a net worth of over US$30 million), from wealth creation to philanthropy, from property investments to luxury spending trends, the survey’s findings offer a unique insight into the attitudes of the super-wealthy.
"One of the clear trends to emerge is the increasingly global nature of private investments," the report noted.
"UHNWIs still hold most of their property investments in their own country, but in the vast majority of the locations surveyed, wealthy private individuals have been increasing the amount invested overseas."
Matt Whitby, group director, head of research and consulting at Knight Frank, said there were 1,734 UHNWIs living in Australia in 2014.
“UHNWIs are now an important force in the commercial property world and are operating at all levels – prime, secondary, development and change of use," Matt Whitby added. "UHNWIs are now looking beyond prime or trophy offices and retail space as a safe haven for their funds; they are prepared to look up the risk curve to non-core locations."
Matt Whitby said over the past decade that Australia was positioned fourth in terms of countries with the greatest foreign inflows of High Net Worth Individuals (HNWIs), with a gain of 22,000 which represents 14% of the total 158,300 Australian HNWI population. 
UHNWI is defined as someone with a net worth of US$30m or more, excluding their principle residence, while HNWI is defined as someone with a net worth of US$1m or more, excluding their principle residence.

Sydney sits 14th in world rankings with 765 ultra high net worth individuals: Knight Frank Wealth Report

Strong weekend sales were made at the Royal Shores, a $450 million estate being developed by PAYCE and Sekisui House on a portion of the former Defence Housing Australia (DHA) site.
More than 170 groups had paid $5,000 to register ahead of the Royal Shores launch at Ermington.
Most of the 178 apartments put to market had sold by midday on Saturday in the first two waterfront buildings. Called Safari, the twin six-level buildings cater for apartments ranging from one bedroom up to four bedrooms.
There are:

<li>two-bedroom apartments (up to 170sqm) from $726,000</li>

There were just the two three-bedders, both 138sqm. There were many two bedders, ranging from 91 to 170sqm. The really large two-bedders have this 'all seasons' room which is an indoor-outdoor room.
The site is 19 kilometres from the CBD, and drawing on the site’s rich maritime history, architects HDR Rice Daubney designed buildings with pitched sawtooth roofs and white-painted brick facades.
Link’s sales director Rhys Morgan believes Ermington will quickly become one of Sydney’s more exclusive riverfront suburbs for new apartments.
“It is on the water, surrounded by beautiful parklands, serviced by well-developed infrastructure, with the nation’s finest sporting and entertainment venues of Sydney Olympic Park just across the way.
“Ermington is also well served by schools and universities, and shopping centres, including Westfield Parramatta, Rhodes and Top Ryde."

Since 1978 the publicly-listed Australian property developer has transformed sites including The Waterfront at Wentworth Point.
Sekisui House, one of Japan’s largest home builders, have undertaken major residential developments including The Address at Wentworth Point.

Royal Shores, Ermington secures strong stage one sales

Businessman and commentator John Hewson has listed Invergowrie, the Tudor-style Exeter estate, built in the 1930s for the BHP industrialist Sir Cecil Hoskins, which now stands on 26 acres.

The grounds have Paul Sorensen gardens with tennis court, bocce pit, swimming pool, croquet lawn, orchard, vegetable gardens, a Japanese garden with waterfall, aviary and three guest houses.
Designed by architect Geoffrey Loveridge, Invergowie replaced Headlands, which had been owned by the Yates seed family. Before that the Badgery family had what remains the landmark feature of the village of Exeter.
After several changes of ownership, Invergowrie was bought in the 1960s by the Fieldhouse family who invited Paul Sorenson to return and substantailly reverse his earlier planting; for while the Hoskins preferred to have trees and shrubs around the house leaving the boundaries open, the new owners wanted the main plantings to be on the boundaries.
Title Tattle gleans the main Invergowrie gates were relocated from Sydney in the late 1960s by the Fieldhouse family.
Hewson and his wife, Jessica Wilson have enlisted Drew Lindsay Real Estate to secure the trophy home sale with $7.5 million expectations.

John Hewson lists Southern Highlands, Exeter trophy home, Invergowrie

Some 75% of apartments on offer in what will be Melbourne's highest tower, Australia 108 have sold within three weeks of its launch.
Property Observer glean three parties are expressing serious interest at around $25 million for the  800 square metre penthouse.
Andrew Leoncelli, the Melbourne director of CBRE, says interest in Australia 108 had been "running hot".
"The project has sold incredibly well," Leoncelli advised.
Among those apartments that remain are the more exclusive three bedrooms on the higher floors.
Of the three bedrooms already sold for $1.6 million to $12 million, many have gone to downsizers looking for a lock up and leave apartment close to their work.
Among the early purchasers was a family buying five apartments on the 79th level for more $9 million. 
Another family has reserved the entire 91st floor and, if the sale goes through, intend turning it into a bespoke apartment.
"It's about super convenience and amazing facilities," says Leoncelli.

It was only earlier this year that Singapore's World Class Land, a subsidiary of Aspial Corporation, got the final go-ahead for Australia 108 which will have 1,105 apartments.

Stellar 75% success rate in Australia 108 apartment offerings

The NSW Opposition has promised a staggered stamp duty payments scheme for first home buyers if it wins government at the upcoming March election.
It was an undertaking revealed on the Channel 7/Daily Telgraph leaders debate in response to an audience question about what Luke Foley and Mike Baird would do to make it easier for first home buyers to enter the hot NSW market.
“Look at a scheme where people, rather than being charged 100 per cent of stamp duty upfront, they could pay it back in instalments over several years,” the NSW Opposition leader, Luke Foley suggested, seemingly foreshadowing a more detailed policy announcement.
Advising the key to lowering prices was increasing the number of houses built, Premier Mike Baird said he had introduced a scheme where first home buyers purchasing new dwellings under $550,000 are exempt from paying stamp duty.
Stamp duty is one of the big upfront costs in buying a house especially if the buyers don't wish to be corralled into buying a new house or flat.
<a href="https://www.apps08.osr.nsw.gov.au/erevenue/calculators/fhnh.php" target="_blank">Stamp duty is calculated</a> by applying a sliding scale of state government taxation, depending on the value of the property purchase.
The NSW first-time buyer concession in place for stamp duty is designed to make it easier for people to get their first home, but only news homes. 
NSW is probably the most generous state.

The revised figure for last weekend came in at 80.5%, maintaining the whole of February 80% plus clearance rate.
There are 600 plus auctions expected over the next week, with March 28 looking like the predicted pre-Easter super Saturday 
"We look like we have a very big super Saturday just before Easter," Damien Cooley told 2GB.
Cooley Auctions clearance rate was 86% today selling 48 of its 56 offerings.
His auction agency reported high levels of pre-auction sales with February seeing 38% of properties ahead of auction.

Sydney maintains its 80% plus auction success rate as Vaucluse bookie family bags $15.3 million

NSW estate agents have been reminded that they must tell buyers the same price guidance estimate they have given to their vendors.
Depending on the success of his re-election, Premier Mike Baird has vowed to crackdown on price underquoting ….. and overquoting too.
Not only fines, but also the loss of sale commissions for any such sale where there is intentional false feedback.
Property Observer gleans the genesis of the policy was when the Fair Trading minister Matthew Mason‐Cox was quoted a price on a Sydney unit, only for him to discover it sold for 25 per cent more a few days later. 
There has, however, not been a fine on an agent for underquoting since 2004 when an agent was fined more than $14,000 by NSW Fair Trading. In 2008 another agent was disqualified from holding a licence for five years for underquoting, The Daily Telegraph reported.

"There are some agents that bend the rules and waste everyone's time," the Premier Mike Baird said today.
"The practice of underquoting has to end," Mike Baird said.
"This is aimed at those who advertise a price that they know is not fair value for a property. 
"We don't want to raise false hope, we don't want home-buyers to waste their time, we don't want them to spend money on strata inspections and building inspections if they have no chance of actually acquiring this property."

Underquoting is where an agent intentionally quotes a low likely price estimate to reel in prospective auction buyers who face a vendor reserve price far in excess of the guidance, then typically concluded with the claim the auction was a great result.
For many years, NSW estate agents have been required to duplicate the price guidance they had advised the vendor on the agency agreement, which has generally seen a lessening of the underquoting issue across Sydney.
However it is possible that the agency agreement is an intentionally conservative estimate designed to encourage a greater pool of prospective buyers into the bidding process when all along the vendor's hopes were substantially higher when revealed on auction day.
Ofcourse many naive vendors continue to be tricked by agents who promise the world with an ambitiously high estimated selling price, as a strategy to get the listing only to then condition the vendor down in price in the lead up to the auction day, blaming the market.
Also another cyclical issue around underquoting is that in a strong market it is harder to predict where a sale price might finally fall, making genuinely held estimates considerably short of the sale price, a frustration for longtime lookers missing out yet again at auction.
Competition on the auction day can just blow a vendor's and agent's expectations out of the water. Some industry players believes the price estimate within the agency agreement between agent and vendor should be disclosed after the auction to make sure nothing shady has taken place, available to the registered bidders, not just the Department of Fair Trading whose well-announced raids on agencies have failed to yield any recent scalps.
Agents, of course, sometimes have little idea of where the vendor's true expectation is until the written reserver is handed over minutes before the auction.
Agents typically provide comparable recent sale prices elsewhere in the neighbourhood to both their prospective vendors, then prospective buyers to assist in informing the market.
“The existing laws are vague at best so prosecutions or fines have been few and far between. So, yes, greater ­enforcement is anticipated ­because the laws will be clearer,” a spokeswoman for Mr Baird told state political editor, Andrew Clennell in the Daily Telegraph exclusive front page Saturday story.
“The changes we’ll impose will require all ads to specify a dollar figure or price range as opposed to ‘offers over’.”
While disclosed price estimates are the cornerstone of transparent pricing, some agents don't like price ranges as they deem it to be almost price capping, setting an upper limit.
An aggrieved Fairfax Media quickly lashed out with follow-up Saturday afternoon headlines labelling the Premier's truth in advertising announcement in the Daily Telegraph as an "election stunt leaked to the tabloid press." However the Fairfax Media readers website vote on whether underquoting was an issue in NSW was tracking at 80% or more has having concerns. 
The minister also raised the prospect of over quoting in markets in decline.
Matthew Mason-Cox advised the changes will be made to clear up the confusion around what constitutes underquoting, also known as bait advertising.
“The laws will be changed to recognise underquoting has occurred if the advertised selling price of a property is less than the price indicated in the agent’s agreement with the vendor,” he said. “The new laws will also … require all property advertisements mentioning a price to now offer an actual dollar price or range.”
"As part of what we are bringing in if we are re-elected, there would be a very clear picture of how the price was arranged, how the price was actually come to by the agent," the Minister said.
"Everything will have to be in writing for the first time, as well as ensuring that that is communicated to the vendor and reflected in the file as well as in relation to the vendor contract."
The government is promising to set up a special hotline for underquoting complaints.
Underquoting became a political issue in Victoria during last November's state election.
The outgoing Coalition government said it would introduce new laws on underquoting if it was re-elected – a policy slammed as unnecessary by the Real Estate Institute of Victoria.

Estate agent commissions to be at risk as NSW Premier Mike Baird seeks house price underquoting review

Renzo Piano will design the next stage of residential apartments at Barangaroo's new address, One Sydney Harbour, three high-rise towers.
After a globally competitive bid process, the Renzo Piano Building Workshop will undertake the firm’s second project in Australia.
The first was Sydney’s award-winning office and residential towers Aurora Place, developed by Lend Lease in 2000.
“A city development of three luxury residential highrise towers in such a location is, in this climate, a rare opportunity," Renzo Piano said.
"Our vision is to design three buildings with a gentle presence in the cityscape and in dialogue with the harbour waters and Barangaroo waterfront.”
Lend Lease’s Barangaroo South managing director Andrew Wilson forecast One Sydney Harbour will be an iconic Australian address.
It is likely there will be about 750 apartments on offer.
The apartments will be the second residential release at Barangaroo South. The first 159 apartments in the two waterfront buildings Anadara and Alexander sold out within 3.5 hours of launch in August 2013.

Record prices for Parramatta and South Wentworthville as Ray White secure 100% February success rate

A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Frank Developments Founder and Director Frank Licastro said the development would continue the company's focus on architecturally-led residential projects while addressing one of the region's biggest challenges.

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

"This is exactly the type of large-scale, city-shaping development that will provide lasting benefits for Queensland, bringing together housing, jobs and world-class public spaces."

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the riverfront transformation would deliver a thriving new community precinct.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

First look: Level 33 upsizes Wollongong apartment towers

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."

First look: Urban Property Group plans next major Wollongong tower

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

The application follows Arada Australia's recently lodged One Campsie project at 124–142 Beamish Street and 16–18 Ninth Avenue, where the developer is seeking approval for 346 apartments across three towers rising 24, 32 and 39 storeys. Together, the two proposals would cement Arada Australia as one of the most influential developers shaping Campsie's future urban form.

Arada Australia entered the Australian market in 2024 and has rapidly assembled a significant development pipeline across Sydney. Alongside its Campsie holdings, the developer is soon to launch <a href="https://www.apartments.com.au/new-apartments/wattle-green-2-fishburn-crescent-castle-hill-nsw-2154">Wattle Green</a> in Castle Hill, and has expanded its local operations following its acquisition of construction firm Roberts &amp; Co.

Located around 14 kilometres south-west of the Sydney CBD, the site sits at the centre of one of Sydney's fastest-changing middle-ring precincts. The Metro conversion of Campsie Station, combined with Canterbury-Bankstown Council's master planning framework, is driving significant residential intensification around Beamish Street and North Parade, with thousands of new homes expected over coming decades.
