Last year Spira departed Meriton having joined the firm as an architect in 1978.
His last day as as the general manager of the east coast developer, Meriton was Friday, 11 December. He has been the general manager since the 1980s.
Spira joined Meriton in 1978 as the company’s first in-house architect, leading the architecture department before being appointed general manager, and finally a director, of Meriton Group. He was always the low key lieutenant.

A site with development approval for an apartment complex at Homebush in Sydney’s inner west has been sold by Ray White Commercial South Sydney for $12.6 million.
The 2,216 square metre property at 172-176 Parramatta Road, Homebush was sold to a local developer by agent Peter Kotzias who said the former caryard site had development approval for 84 apartments.

“This site was sold off-market to a developer ready to exchange and settle in a short period of time,” Kotzias said.

They tried to sell it in 2010 and 2011 with $2.25 million hopes.

Mandarin-language mortgage comparison website launched in Australia

US-based Vail Resorts has bought James Packer's Perisher ski resort for $176.6 million.
The deal includes Perisher Valley, Smiggin Holes, Blue Cow and Guthega resorts on a lease until 2048 with a 20-year option.
Perisher's ski ticket will now include entry to a range of Vail-owned skifields in the US, including Breckenridge, Beaver Creek and Vail in Colorado, Park City and Canyons in Utah and Heavenly, Northstar and Kirkwood in the California and Nevada. It has a $US3.6 billion capitalisation. 
The deal was announced to the New York Stock Exchange earlier this morning. The Company indicated that it expects Perisher to generate incremental Resort Reported EBITDA of approximately AU$20 million (approximately US$16 million) during its first twelve months of operation following the acquisition. 
The Company expects Perisher to generate positive Resort Reported EBITDA of approximately AU$38 million (approximately US$30 million) during its ski season, June through September, and negative Resort Reported EBITDA of approximately AU$18 million (approximately US$14 million) during its off-season, October through May. 
The Company expects Perisher to generate approximately US$6 million of free cash flow in its first year of operations, after deducting capital expenditures at the resort, income taxes (both U.S. and Australian) and all interest expense relating to the acquisition. 
These estimates do not include any incremental benefit of increased visitation to the Company's U.S. resorts from Australian guests.
"Perisher season pass holders have an unprecedented opportunity by combining unlimited skiing, from June through October, at the best and largest resort in Australia with season-long skiing, from November through April, at nine of the best mountain resorts in the United States," said chairman Rob Katz.
 "Our Company looks forward to welcoming an even greater number of Australian guests to our domestic resorts to showcase the incredible experience we provide."
Until Kerry Packer bought the Perisher ski fields in 1972 - they came unwanted with the takeover of Murray Magazines -  skiing in Australia was a leisure activity attracting a relatively small number of enthusiasts.

Joe Hockey said that while he appreciates the concerns of economist Saul Eslake, removing negative gearing has national ramifications.
Rob Hudson from the Brotherhood of Saint Laurence asked the Australian Treasurer at yesterday's luanch of the government's discussion paper on tax reform in Melbourne: "Can you commit through this tax review that if in fact negative gearing and other tax concessions are found not to be the best way to assist low-income people in terms of housing affordability, that you will do something about them?"
Hockey's response was: "I've already spoken to Saul many times over many years about his view on negative gearing and the view was when Bob Hawke got rid of negative gearing back in the '80s, a lot of people said well that meant that rents increased, so those people who were least able to afford an increase in costs ended up paying more rent because of course homeowners, home investors needed to recover the full costs of the interest payments on the loans associated with those properties.
"But Saul's point is: well it only happened in Sydney it didn't happen in other places that rents went up.
"Well, if it happens in one part of Australia, it happens effectively in all parts of Australia because the Commonwealth government can't discriminate in one particular market and certainly can't apply tax in one particular jurisdiction within the Commonwealth.
"We have to apply it to the whole country.
"So you know, people have raised negative gearing in comparison with Europe.
"Europe has rent controls, so they’ve got a different system entirely and then others have – other countries have rental subsidies above and beyond the rental subsidy we pay for those people that receive welfare in Australia.
"So there are many different systems. I and Tony Abbott, Tony Abbott and myself, all the government are concerned for first home buyers in particular who are finding it increasingly difficult to get into the home market, into home ownership. We are very concerned about that.
"One of the big areas of response is going to be supply and I'm also going to raise that with the Treasurers in the next couple of weeks but there are many other suggestions on the table and we welcome the input but I'm not giving guarantees now.
"I mean I've released the paper in the last 20 minutes and now you're the first cab off the rank to say please give a guarantee."
Eslake, the Bank of America Merrill Lynch chief economist, has been a long-term critic of negative gearing for existing dwellings, arguing it does not create supply.
Eslake also said yesterday that capital gains tax concessions should be reduced.
“I can’t see a policy rationale as to why income from speculating should be taxed at a lower rate to income from working,” he told News Ltd papers.

Joe Hockey says Saul Eslake's negative gearing critique is Sydney-focused

The Aussie Home Loans founder John Symond doesn't think investors in the luxury home market should enjoy the benefits of negative gearing.
Entering the tax white paper discussion, John Symond said negative gearing should be capped.

“The intention of negative gearing when it was introduced was not to facilitate a $10 million- $20 million house to rent out, get a 2% yield and write the rest off on negative gearing,” Symond told The Australian.
“It needs tweaking on capping the benefits.”
But he warned that scrapping the tax break in the broader market would affect housing supply.
“The downside with messing with negative gearing is that it would stifle investor appetite and there would be an even bigger problem in the supply of housing," Symond said.
"The lack of an orderly supply strategy for housing has brought on price increases in cities like Sydney.”
The Treasury white paper suggested that negative gearing and capital gains tax concessions were probably inflating house prices.
It found that taxes on property – stamp duty and land tax – contribute 9% net of the total tax base which is far more than the OECD average of around 5%.
Investment property was described by the paper as the Australia's third most popular savings.
The paper indcated a preference for removing stamp duty.

John Symond says scrap millionaires' negative gearing

Glenrock, the Scone district pastoral station, has been sold for Chinese buyers.
It last traded in 2005 when bought by then Babcock &amp; Brown managing director Phil Green and Tricom brokerage firm founder Lance Rosenberg in a syndicate that paid $23 million.
The syndicate purchased Glenrock from Compagnie de l’Occident pour la Finance et l’Industrie, a Luxembourg corporation with interests in financial management, banking, property and ­agriculture.
The Australian Financial Review columnist Joe Aston reported contracts exchanged last Friday with a Chinese buyer for "the princely sum of $45 million".
"We're sure the Foreign Investment Review Board will be taking a look at that one," he added.
According to ASIC filings, Green owns 51% of the property's holding company Glenrock Station Pty Ltd, and its directors include Claymore Capital's Anton Rosenberg (whose wife Sharron is also a shareholder) and former Babcock &amp; Brown's Paul Platus, who now works with Green at advisory firm, Alceon.
The other shareholders are Grace Mutual chief Andrew Tyndale and property developer Alan Cardy, the second largest with 25%.
When the Upper Hunter Valley sold it was apparent investment driven Pitt Street farmers were on the rise, not seeking the tax dodge of the past but a diversification of risk as improved rural returns now compete with rival asset classes.
Previously passionate about city residential properties, those new entrants were attracted by improved farm returns that they envisaged were comparable to investments such as industrial property.

Ex-Babcock's Phil Green sells Hunter Valley station Glenrock to Chinese buyers

Currently available for high net worth investors, the Brick Exchange Pty Ltd (BrickX) is a newly established trading platform that offers investors easy access to an array of residential properties.
There is a minor required minimum investment, with the purchase of ‘Bricks’ sometimes starting from as little as $66. 
So far the trust has two properties including an apartment in Mosman, Sydney, where BrickX is brokering equity for as little as $126.
It bought the two bedroom 18/5 Parriwi Road, Mosman NSW for (pictured above and below) for $1.2 million with it recently available with an asking rent at $995 a week, but reduced to let at $950 a week.

Around 120 Bricks have been sold for the Enmore property with 9879 remaining and 158 for the Mosman opportunity with 9,842 remaining.
BrickX is actively scouting the inner bayside suburbs of Melbourne, but yet to find its first there. The aim is to acquire around 20 residential properties over the next year. 
BrickX takes a flat 2% brokerage fee on each purchase of bricks.
The platform allows a customised online portfolio with individual digital wallet accounts providing monthly income distributions - all without the investor troubled by the time and worry of property management. 
Bricks are initially offered at acquisition price, plus stamp duty along with legal fees and advisory.
Each Brick attracts a monthly dividend yield from the rental of the property that is calculated after rent, less strata levies, water rates, council rates, maintenance, management fees, debt interest and principal repayments.
Once issued and sold out the price of Bricks will be based on investor demand and sentiment. 
The buying and selling of Bricks will be facilitated through The BrickX Platform with the liquidity or otherwise driven by the number of investors and how long they each intend to hold onto their Bricks. 
Once a year it will conduct an annual general meeting for every BrickX Trust, and allowing owners to visually inspect the property. 
Markus Kahlbetzer is the co-founder of <a href="https://www.brickx.com/" target="_blank">BrickX</a> with Darren Patterson, having devised what they envisage as an easy route into investing in residential property across Australia.
Darren Patterson said they are helping to make purchasing property more accessible by facilitating liquidity and "seeking to bring transparency to what has been a convoluted and expensive process for far too long.”
It presents an exposure to Australia’s residential market rather than through traditional investing in major banks or through residential mortgage-backed securities and real estate investment trusts (REITs), which have mostly catered for commercial, retail and industrial investors. 
While it has launched licensed to attract only the wholesale investor, the  ambition is to make BrickX property investing available to everyone possibly within a year or two.
On the debt front, BrickX intends treading lightly, with low or no gearing.
Each BrickX Trust has 10,000 Brickx for investors to buy and to ensure there is no major holder of Bricks, and to facilitate liquidity in Bricks, the maximum number of Bricks an investor may hold in any BrickX Trust is 5%, or 500 Bricks.
"We are focusing on wholesale investors with assets worth $2.5 million and/or who are earning $250,000 or more and have done so for two consecutive years," Darren Patterson said.
"We can also help self-managed super fund investors who meet the wholesale requirements."

BrickX offers $126 entry into Mosman market for high net worth property investors

A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

"This is exactly the type of large-scale, city-shaping development that will provide lasting benefits for Queensland, bringing together housing, jobs and world-class public spaces."

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the riverfront transformation would deliver a thriving new community precinct.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

First look: Level 33 upsizes Wollongong apartment towers

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."

First look: Urban Property Group plans next major Wollongong tower

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

The application follows Arada Australia's recently lodged One Campsie project at 124–142 Beamish Street and 16–18 Ninth Avenue, where the developer is seeking approval for 346 apartments across three towers rising 24, 32 and 39 storeys. Together, the two proposals would cement Arada Australia as one of the most influential developers shaping Campsie's future urban form.

Arada Australia entered the Australian market in 2024 and has rapidly assembled a significant development pipeline across Sydney. Alongside its Campsie holdings, the developer is soon to launch <a href="https://www.apartments.com.au/new-apartments/wattle-green-2-fishburn-crescent-castle-hill-nsw-2154">Wattle Green</a> in Castle Hill, and has expanded its local operations following its acquisition of construction firm Roberts &amp; Co.

Located around 14 kilometres south-west of the Sydney CBD, the site sits at the centre of one of Sydney's fastest-changing middle-ring precincts. The Metro conversion of Campsie Station, combined with Canterbury-Bankstown Council's master planning framework, is driving significant residential intensification around Beamish Street and North Parade, with thousands of new homes expected over coming decades.
