Myer Centre Adelaide, the largest CBD shopping mall in the city, has been sold for $288 million through JLL.
It comprises a retail centre, three office buildings and four basement levels with 467 carpark lots.
It has a total area of 716,000 square feet in the city’s retail area along Rundle Mall, the city’s only retail pedestrian street which attracts 24 million shoppers annually.
The Singaporean REIT, YTL Starhill Global REIT Management Limited, as manager of Starhill Global Real Estate Investment Trust secured the freehold property located at 14- 38 Rundle Mall.
Its net income sits at $19 million.
Ho Sing, chief executive officer of YTL Starhill Global, said the asset fits its investment strategy of building a quality portfolio of properties in prime locations.
"At the purchase price of A$288.0 million, Myer Centre Adelaide provides an attractive yield of 6.6%, is 2.8% accretive to our DPU and is below the current replacement cost," he said.
It was listed two months ago by Novion Retail Partnership with price expectations for close to $270 million through JLL's Head of Retail Investments for Australia, Simon Rooney.

At 6.6% yield, Myer Centre Adelaide sells at $288 million to YTL Starhill Global

Blackwater, Moranbah, Karratha, Emerald, Muswellbrook, Gladstone have been dubbed by the Propell advisory group as the six towns have been most affected by the mining boom and bust.
Gladstone is the largest, with 8,900 houses in the port city for the Bowen Basin, within which are also Emerald, Moranbah and Blackwater.

These towns have been the worst affected.
For these six towns, the number of house sales has dropped by half.
There were almost 3,000 sales in 2011, as optimism about mine expansion and the dredging of the harbour to provide new port facilities reached its height.
Three years later in 2014 saw 1,225 sales, as mine expansion plans were reversed, environmental concerns dogged the harbour dredging, and commodity prices fell.
Moranbah saw 260 house sales in 2011 which dropped to 43 in 2014.
Price increases of 10% per anuum, 20% per anuum or more have been replaced by falls in the past two years of up to 38% per annum.
Blackwater has 181 house sales in 2011 which fell to just 12 last year. There are around 200 for sale, with Propell putting the sale time line for vendors out to 20 months.
Muswellbrook made the list as the most affected in NSW with a fall in volume of 13% in 2014 that Propell noted seems almost modest in comparison.
Karratha, at the hub of WA expansion, and with almost 3,400 houses, has seen turnover fall some 45% with prices down -12% in 2013 followed by -26% in 2014.

House listing backlog at Blackwater mining town will take 200 months to sell: Propell

Three more surplus government-owned property at Millers Point have been listed.

The Georgian-style terrace is listed for 14 May auction through Peter Starr at McGrath Estate Agents.
The terraces at 39 and 49 Kent Street are also for sale. The 39 Kent Street was built for solicitor/politician Sir George Wigram Allen
The 47 Kent Street was auctioned last year at $1.64 million.
Properties sold late last year included 24, 28 and 32 Argyle Place fetching $2.3 million, $2.35 million and $2.15 million respectively.
The NSW government is proceeding with plans to sell the remaining 284 properties so funds can be reinvested back into the public housing system.
The government-owned properties in Millers Point secured a total of $21.9 million from the initial nine sales.

Millers Point state government terrace sell-off resumes post-election

Any vendor on Sydney's lower north shore on the weekend would have been virtually guaranteed of finding a buyer.
50 of the 51 homes in the region sold, which APM's senior economist Dr Andrew Wilson noted amounted to a staggering 98% clearance rate. 
It is the awakening sleeping giant, as it was quite slow in recovering from the global financial crisis slowdown.
The three reported Mosman sale were all small apartments, not the trophy homes that dominate the market. The three apartments sold for between $552,000 and $891,000.
Neutral Bay had a pricier $2.5 million apartment sale within the prestigious Residenza La Mare complex.

This was followed by the northern beaches with 91%, the upper north shore with 89%, the city and east with 88%, the south with 87%, the north west with 86%, the west with 85%, Canterbury Bankstown with 83%, the south west with 81% and the Central Coast with 70%.

The lower north shore: Sydney's awakening property giant

Mirvac's 224 apartment Ovo Sales at Green Square Town Centre went on sale on the weekend. They sold 221 of them. 
Pricing on the apartments in the 28-storey tower was equivalent to the last two towers the developer had sold in the same burgeoning new precinct.
Rates on level 12 were around $13,000 per square metre, with lower floors cheaper and higher floors dearer. 
There are three three bedroom apartments remaining for purchase.
Studios were priced from $650,000, with first home buyers paying more than $700,000 for a one bedroom apartment without parking, and two bedroom apartments with one bathroom in the $900,000 range and going up in Ovo, which occupies a prominent gateway location at 956-960 Bourke Street.
Designed by architect Richard Francis-Jones in an elliptical shape, the curving, 28-storey tower will be clad in coloured glass panels in rusty and yellow hues.
It features a larger mix of three-bedroom apartments with layouts designed to appeal to households with children.
Some apartments have a bathroom for every bedroom. 
Its release to the market was fast-tracked due to strong demand for apartments in the two previous 10-level blocks.  
Ovo is the third residential release from UrbanGrowth NSW and Mirvac over the past six months at Green Square and follows the sell-out success of Ebsworth and No. 8 Ebsworth.
“The strong interest in Green Square Town Centre is an endorsement of UrbanGrowth NSW’s commitment, perseverance and vision over many years to create a town centre at Green Square, and our strong partnerships with Mirvac and City of Sydney,” said UrbanGrowth NSW chief David Pitchford.

Mirvac's near weekend sell-out of Ovo, Green Square

It sold at $1.7 million through Hugh McKewan at Hayden Ocean Grove with two buyers competing.
It was the most prestigious home on the Ocean Grove market and fetched one of the highest prices in recent times.
It had been listed with $1.5 million plus hopes.
The block in the Greater Geelong municipality was bought in 2010 for $500,000.
It is on 1.87 hectares overlooking scenic Lake Connewarre, just moments to the beach and town. 
<a href="/news">CoreLogic RP Data put the median house price</a> currently at around $500,000.
The agency's top recorded sale was $3.3 million in 2012 for a house designed by architect John Lochhead on a 2,600sqm to with panoramic views over the ocean and the Barwon Heads bluff.

Ocean Grove trophy home sale at $1.7 million

Sydney prices – up by a third since 2012 – look rather exuberant, the Reserve Bank of Australia governor Glenn Stevens says.
But he added: "popular commentary is, in my opinion, too focused on Sydney prices and pays too little attention to the more disparate trends among the other 80% of Australia."
He noted the continued role of Australian Prudential Regulation Authority and Australian Securities and Investments Commission on addressing risks in the housing market.
"APRA has announced benchmarks for a few aspects of banks' housing lending standards and both APRA and the Reserve Bank will be monitoring the effects of these measures carefully; at this stage, it is still too early to judge them.
"We can only say that over the past few months, the rate of growth of credit for housing has not picked up further."
He said credit conditions are only one of several factors at work here.
"But credit conditions are very easy.
'So while the conduct of monetary policy can’t allow these financial considerations to dominate the ‘real economy’ ones completely, nor can it simply ignore them.
"A balance has to be found," he said speaking to business executives in New York on Monday, at a luncheon of The American Australian Association hosted by Goldman Sachs.
Stevens laid out why further interest rate cuts were possible, suggesting the economy was too soft to generate significant inflation and that weak employment growth meant there is very little prospect of a wages-driven prices breakout.

"Interest rates should be quite accommodative and the question of whether they should be reduced further has to be on the table," he said.
However, he indicated the bank's outlook on monetary policy was heavily complicated by the fact household debt is at record levels.

Disparate housing markets, but Sydney prices look rather exuberant: RBA Governor Glenn Stevens

There were just 13 sales at $500,000 or less at weekend auction - when a record 88% clearance rate was secured.
And within what's commonly ascribed to Sydney, just the seven sales. There were 737 auctions scheduled on the weekend, with the initial results by Australian Property Monitors <a href="/expert-insights/buying/stellar-88-weekend-sydney-auction-success-rate-ensures-sales-from-a-to-z">including 626 results</a> analysed by Property Observer.
The cheapest weekend auction was $220,000 at Katoomba in the Blue Mountains, on Sydney's outskirts. It was a two bedroom unit at 3/67 Lurline Street which sold through McGrath Real Estate. It's last sale price in 2011 was at $220,000 and at $212,000 in 2010. It's most recent asking rent was $280 a week, so reflected a 6.6% rental yield.
The cheapest Sydney house was $380,000 when the three bedroom 42 Eton Road, Cambridge Park (pictured above) was sold by R&amp;W Rooty Hill.
The only other Sydney district house was $480,000 at 81 Warburton Crescent, Werrington County.
A Darlinghurst apartment sold for $390,000. It was a one bedder at 12/6 Farrell Avenue. And at nearby Potts Point a one bedroom unit at 3/114 Victoria Sreet fetched $441,000.
A Kirribilli studio fetched $460,000 at 32/33 Bues Point Road, (below) 22 sqm internal plus 8 sqm balcony. Currently tenanted on an expired lease receiving $395 per week, the furnished apartment was marketed by Perry Calkin at Blues Point Real Estate as having a proven track record of offering good solid returns.
The price guidance was over $400,000. It's $460,000 sale reflected a 4.4% yield, before costs that include $730pq strata, $160pq water rates and $210pq council rates.
A one bedroom Sutherland unit fetched $480,000.
The Central Coast secured four sales under $500,000 including two house sales at Blue Haven sold through R&amp;H Charnhaven  at $342,000 and $386,000, and a villa at Woy Woy that fetched $455,000. There was a $380,000 Point Clare house sale at 19 Wendy Drive.
There was a four bedroom house sale at $367,000 at Blue Bay near The Entrance too.
A two bedroom Bexley unit slipped in at $500,000.
The 11/65 Queen Victoria Street, Bexley flat sold through McGrath St George.

Katoomba, Central Coast home or Kirribilli studio: The stark sub-$500,000 weekend auction choices

Spot the $460,000 two year price difference in Maroubra sale

About $13 million has been spent by one of Canada's largest pension funds, on two organic Queensland farms of the pastoral legend, Sir Graham McCamley.
The Oakleigh and Stoodleigh properties, north of Rockhampton, have been sold subject to approval from the Foreign Investment Review Board.
The Australian Financial Review put the sale price at around $13 million with Sir Graham's 13,650-hectare Oakleigh and Stoodleigh aggregation passed in for $8.15 million at November auction last year.
Not retiring, but focusing on one nearby farm, Tanderra the 82 year old Sir Graham told ABC Rural on their listing that he had suffered nine cancers, so it was time to enjoy his bush farm with his great-grandchildren.
The organically accredited properties were offered on a walk-in, walk-out basis with 5,000 head of cattle, plant and equipment through CBRE's Geoff Warriner, Chris Holgar and Danny Thomas.
Other cattle stations have interested overseas funds with the Dutch pension fund Stichting Pensioenfonds ABP taking a stake in Macquarie Group's Paraway Pastoral.
The Public Sector Pension Investment Board invests money the Canadian Public Service and the Royal Canadian Mounted Police members.
The organically certified landholding located in the sought after Fitzroy region was dubbed by CBRE Agribusiness dubbed as the beef capital of Australia. 
The properties, formerly part of the larger Glenprairie Aggregation, are situated 19 kilometres north-west of the rural township of Marlborough and 107 kilometres north-west of Rockhampton. 
Since last traded in 2005, the properties had undergone a significant development program over the past nine years.

Canadian pension funds buys Sir Graham McCamley farms

A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

"This is exactly the type of large-scale, city-shaping development that will provide lasting benefits for Queensland, bringing together housing, jobs and world-class public spaces."

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the riverfront transformation would deliver a thriving new community precinct.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

First look: Level 33 upsizes Wollongong apartment towers

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."

First look: Urban Property Group plans next major Wollongong tower

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

The application follows Arada Australia's recently lodged One Campsie project at 124–142 Beamish Street and 16–18 Ninth Avenue, where the developer is seeking approval for 346 apartments across three towers rising 24, 32 and 39 storeys. Together, the two proposals would cement Arada Australia as one of the most influential developers shaping Campsie's future urban form.

Arada Australia entered the Australian market in 2024 and has rapidly assembled a significant development pipeline across Sydney. Alongside its Campsie holdings, the developer is soon to launch <a href="https://www.apartments.com.au/new-apartments/wattle-green-2-fishburn-crescent-castle-hill-nsw-2154">Wattle Green</a> in Castle Hill, and has expanded its local operations following its acquisition of construction firm Roberts &amp; Co.

Located around 14 kilometres south-west of the Sydney CBD, the site sits at the centre of one of Sydney's fastest-changing middle-ring precincts. The Metro conversion of Campsie Station, combined with Canterbury-Bankstown Council's master planning framework, is driving significant residential intensification around Beamish Street and North Parade, with thousands of new homes expected over coming decades.
