It’s reporting season, and over the past few weeks some of Australia’s biggest companies have been releasing information on how they’re travelling.
These reports reflect key themes of how things are going in key sectors of the economy. Over coming days we’re going to report on the results a handful of major companies in key sectors, transport, construction, retail, mining, insurance and banking. Today we look at the retail sector.
Dominant retail giants Wesfarmers - owner of Coles supermarkets - and Woolworths hold a 70 percent of market share of Australia’s fresh food grocery market, but have had contrasting fortunes over the past few years. Half-year results for Wesfarmers and Woolworths for 2016 show very different outlooks.

Meanwhile, the major retail players are continuing to feel the disruptive impact of smaller players such as Aldi and highly competitive market conditions; both will have employ new strategies away from the tried and true defensiveness that has worked in the past.
Wesfarmers reported a net profit after tax of $1.4 billion, up 1.2% since the same time last year, while Woolworths reported a net loss of $973 million after a profit of $1.3 billion. Over the last few years Coles has seen stronger sales growth and comparatively better market share.
By contrast, Woolworth’s strategy problems with its home improvement business, Masters, has been widely ventilated. The company attributed $1.8 billion loss to the costs related to its exit from Masters.
Woolworths' underlying profit was $925 million, still down 33 percent on prior year. Woolworths would hope that its exit from the ultimately costly Masters endeavour will serve as a boost to investor confidence.
Woolworths has also struggled with branding and has seen advertising agency changes over the last few years the most recent being the dropping of Leo Burnett and a return to M&amp;C Saatachi.
Perhaps more revealing to the outlook of the industry are some of the underlying similarities in strategy. Both Woolworths and Wesfarmers emphasised price deflation, cost reduction and further price cutting, as key strategies.
The companies expect highly competitive market conditions and consumers to remain price sensitive, and will largely focus on improving supply chain productivity, through cost reduction. Woolworths is reducing its spending on activities such as marketing, property acquisition and rent as part of $500 million in cost savings during the 2016 financial year (July 2015 to July 2016).
Likewise, Wesfarmers has highlighted similar measures, with cost cutting objectives, the company hopes will allow them to lower their prices in the supermarket even further.
In an industry where profit margins are already low, such intense competition would carry significant risk. If sales don’t meet expectations, the retailers have little room to lower prices when margins are low. As a consequence, covering fixed costs like maintenance and rent of stores becomes increasingly difficult and the likelihood of making a loss is higher.
To some extent these price wars reflect the two retail giants directly competing against each other, but another factor is the disruption caused by new entrant Aldi. The supermarket chain has gained 11% of the market since it came onto the scene in 2002, using its streamlined, low cost supply chain to undercut Woolworths and Wesfarmers on price.
Aldi is a unique player in this space. In the past Coles and Woolworths could exercise their market share and size to squeeze out small producers; but Aldi is a different beast, a global company with a presence in both Europe and the USA.
Aldi may not even be the biggest problem facing the locals, if reports that European retailers such as German retailer LIDL are sizing up the Australian market prove true. LIDL is the fourth biggest retailer in the world, with $128 billion in annual sales. Whatever hold true for Aldi is doubly true for LIDL. Other hypotheticals floated around Danish discounter Netto and UK grovery giant, Tesco.
The traditional defensive strategy against competitors employed by the Aussie giants relies on economies of scale, being larger than your rival and being able leverage this efficiency to deliver a cheaper end product or more controversially to loss lead and force your opponent out of business maintain your market share and eventually maximise your profit.
Woolworths and Coles are falling back on their old ways to try and beat Aldi, the companies' corporate strategy for the most part is focused on a doubling down on the traditional squeeze out all newcomers approach. However Aldi brings global resources to the table that Woolworths and Coles don’t have access to.
In the retail sector Aldi will continue to steal market share from Wesfarmers and Woolworths more so if the companies continue with old strategies and don’t think of a way to innovate the retail space.

Big retailers feel the pressure of the new challengers

The US Federal Reserve at its March meeting left interest rates on hold as widely anticipated, but it was more dovish than expected.
While it sees continued moderate growth in the US it also acknowledged ongoing global and financial market risks and lowered its so-called "dot plot" of meeting participants' interest rate expectations to show just two 25 basis point rate hikes this year down from four and lowered the long term interest rate expectation to just 3.25 percent from 3.5 percent.
Fed Chair Janet Yellen in her press conference also signalled a greater willingness to tolerate upside surprise on inflation as opposed to it continuing to run below 2 percent as the Fed has more policy room to deal with an upside surprise in inflation than a downside surprise.
The lowering of the dot plot has again taken the Fed closer to market expectations for interest rates - much as occurred last year when it started by signalling four hikes and only ended up doing one.

The Fed appears to have no inclination to hike at its April meeting, but a June hike does look like a reasonable base case, particularly given the recent upwards momentum in US inflation, but with only around a 55 percent probability. And its dependent on global threats and financial market turbulence continuing to settle down.
A risk in recent times has been that a too aggressive Fed will threaten the global outlook by further pushing up the US dollar which in turn would threaten US growth, put more downwards pressure on oil prices and hence energy producers and add to the risk of a funding crisis in the emerging world (as some emerging country borrowers struggle to service US dollar denominated debt).
By continuing to indicate that it is conscious of global risks and that US rate hikes will be data dependent and gradual, the Fed is clearly indicating that it is not going to do anything to consciously threaten the global and US outlook.  
So the Fed's latest decision is supportive for shares and growth assets and should lead to an ongoing stabilisation in the value of the US dollar.
A risk for Australia though is that the Fed's continuing dovishness maintains recent upwards pressure on the value of the $A, which rose 1.5 percent on the Fed’s announcement. This could go further in the short term but with the Fed still heading towards rate hikes (albeit ever more gradual) and the RBA still biased towards cutting rates we still see the $A ultimately resuming its downtrend.

When Malcolm Turnbull became prime minister last September and announced there was to be a minister for cities and the built environment, many were pleasantly surprised. 
The Coalition’s 2013 election platform made the briefest mention of cities and proposed only a program of investment in urban roads and national highways to ease congestion. It seemed then that the traditional antipathy towards urban policy from the conservative side of politics was set to remain.
So, Turnbull’s innovation agenda, which included this new focus on cities, was welcomed in many quarters. Perhaps now we would see concerted policy attention given to the places where most of us live, work, study and play.
Over the next few months, the new cities minister, Jamie Briggs, undertook extensive consultation and discussion around Australia. But this process had not produced a clear statement of government policy by the time he was obliged to offer his resignation, just after Christmas.
One of Briggs’ last major speeches was to the State of Australian Cities conference in December. He described his ambition for greater co-ordination among federal agencies and between levels of government and greater collaboration between government, the private sector and urban researchers.
However, apart from Briggs’ passing references to trying to capture some of the value uplift associated with public investment in infrastructure, we were none the wiser about the substance of an embryonic national urban policy.
A new broom?
Briggs’ successor is Angus Taylor, who enjoys the slightly different title of assistant minister for cities and digital transformation, sitting within the Department of Prime Minister and Cabinet rather than in Greg Hunt’s Environment Department.
With Taylor having been in the job for less than a month, we have not yet heard much detail of his views on cities and urban policy. But he has said:
I’m the assistant minister for cities, not the assistant minister for inner cities, or even capital cities …
And to fulfil his “deep belief that consultation and proper public debate gets to wise outcomes”, what advice might we offer to the new assistant minister? Here are some suggestions to be going on with.
Dear assistant minister,
Congratulations on your appointment. Many who recognise the importance of cities to how well we live are pleased that the prime minister continues to show a commitment to building policy in this field. We trust that you will be able to lead this process and overcome the policy neglect that has been evident for some time.
You have rightly pointed out that Australian cities are many and varied and although we do not have a clear definition of what constitutes a city, we should not be preoccupied with what happens within the inner areas of some of our capital cities.
No doubt you will be aware that previous federal urban policy initiatives have tended to focus on what happens within our cities and this is important. But too often it has been at the expense of any serious attention to the overall pattern of settlements across the country and to relations between cities.
Now would be a good time to rectify this and develop a truly national policy on settlements and cities.
We expect that Australia’s population will double by 2075 if current assumptions about fertility, life expectancy and migration hold. While the validity of these assumptions will always provoke public debate, it is unlikely that the population will not continue to grow.
It is incumbent on the federal government to think about where this growing (and ageing) population will live and work; you have a critical role in stimulating this thinking.
You might take the view that the market is best placed to anticipate where people want to live and provide accordingly. But those decisions have consequences, especially for the provision of infrastructure such as roads, public transport, schools and hospitals.
And you have already indicated that the distribution of economic activity – and especially access to local jobs – is one of the biggest challenges facing Australia’s cities, large and small.
A national spatial plan is needed
Local councils and state and territory governments already prepare spatial plans for their areas. These aim to anticipate where growth might occur and what its wider impacts might be. These plans and strategies enjoy varied success, but few would argue that we should abandon spatial planning.
There are no obvious reasons, therefore, why the federal government should not also develop a spatially-aware national policy for settlements. This does not mean that you, minister, should be responsible for approving state or local government plans, or for signing off on development approvals – unless they were of national significance. But it might mean that you are able to build a national perspective within government on where growth should be encouraged or discouraged and where government investment in critical infrastructure might be targeted.
The government already has a plan for northern Australia. You have the opportunity to help it develop a settlement and investment plan for all of Australia.
This will not be an easy task. Many believe the federal government has no role to play in the planning and governance of our cities. This overlooks the fact that your colleagues in government make decisions every day that have spatial implications and urban impacts.
The new policy commitment to cities that you embody provides an important opportunity to make these processes more explicit and to plan accordingly. I wish you all the very best in this difficult task.

Memo to the cities minister: what needs to be done

With plenty of hype around US property agent Jonathan Tepper’s predictions that Australian property prices will fall by 50 percent, here are ten reasons I think the Aussie property bubble won’t burst. 
1. Australia has high credit quality
Australia and the US are two completely different markets. Australia has higher quality home loans thanks to stricter lending criteria and requirements, which means borrowers who are approved for loans can generally afford to service them. In contrast, banks in the US at the time of the GFC were lending to people who hadn’t provided paperwork and couldn’t service the loan – a recipe for disaster.
2. Not as many foreclosures
Borrowers in the US weren’t required to stump up a deposit to get a mortgage. To make matters worse, banks had no recourse so a borrower could walk away from a property without being sued. In contrast, Australians can no longer borrow 100% of the property value, and lenders can seek financial retribution if a borrower defaults. Australian borrowers are therefore less likely to default on their home loan, resulting in fewer foreclosures.
3. You need to compare apples with apples
A major problem with Tepper’s examples is that he was talking about the US as a whole and not comparing apples with apples. We need to compare prominent cities with other prominent cities, like Sydney with New York, which didn’t have much of a collapse during the GFC. No one would compare Logan in Queensland with Manhattan, would they? It just doesn’t make sense.
4. Financial bodies are closely monitoring the market
Down under, the Australian Prudential Regulation Authority is keeping a close eye on the market and responding swiftly. For example, last year when APRA found there were too many investors driving up the Australian property market, it brought in new regulations that required lenders to reduce their investor loan books. The banks responded quickly and as a result we haven’t seen a major drop in the property market.
5. We have a strong employment market
For a 40-50% property collapse to occur, there need to be massive job losses and foreclosures – but we are seeing the opposite in Australia, as unemployment has dropped to around 6%.
6. There’s a limited amount of land available
The US is covered coast to coast with property, whereas in Australia we are restricted to areas around the coast where there is water and amenities, so we have a limited amount of properties available. We also have record migration at the moment, which will underpin prices for land.
7. Continued property demand from foreign investors
The Australian market is also being propped up by continued investment by overseas buyers from countries like China.
8. The market is similar to 2003
If you compare the percentage of disposable income today to what it was in 2003, it is somewhat similar. Back then, the RBA increased the official cash rate and prices slowed down. However, prices still moved along with inflation – they didn’t drop. So we’ve seen this happen before and we are just as leveraged now as we were then.
9. The RBA has room to move
The good news is today the Reserve Bank of Australia still has 2% to play with, so if the market did start to collapse the RBA could push the official cash rate to 0%, which would help homeowners get through the tough period financially.
10. We have negative gearing
The US didn’t have negative gearing when the GFC occurred – and still doesn’t today. But tax benefits Down Under drive behaviour as many investors are willing to lose a portion of their wages for the benefit of capital gains and bringing down their taxable income. Even if negative gearing concessions were to be slashed, property prices are unlikely to drop by 50%.
So where will the Australian property market go?
Property clearance rates are improving from last year despite predictions the market would keep dropping, so I’m still tipping prices will go up by 3-4% and will keep up with inflation.

The weekly ANZ/Roy Morgan consumer confidence rating rose by 1.6 points (1.4 percent) to 116.4 in the week to March 13 –the highest reading since November 2015. 
Confidence is up 5.1 percent over the year and above the average of 111.4 since 2014.
The estimate of family finances over the next year was up from +28 to +35 – the highest reading since January 2010.

New vehicle sales: New vehicle sales fell by 0.1 percent in seasonally adjusted terms in February to be up by 5.1 percent on the year. Sales of SUVs (418,691) hit record highs in annual terms and accounted for a record 45.1 percent of combined passenger car and SUV sales in the year to February.
Reserve Bank Board in wait and see mode: “Over the period ahead, new information should allow the Board to assess whether the improvement in labour market conditions was continuing and whether the recent financial turbulence presaged weaker global and domestic demand. Members noted that continued low inflation would provide scope to ease monetary policy further, should that be appropriate to lend support to demand”.
The lending and consumer confidence figures have implications for finance providers, retailers, and companies dependent on consumer and business spending. The RBA Board minutes provides insights on the interest rate outlook.
What does it all mean?
The Aussie dollar is holding near US75-76 cents; job security is strong; interest rates are stable; and petrol prices are low. So what’s not to like? Sure the sharemarket has been volatile, but Aussie consumers seem resigned to the fact that is a “normal” situation. And they are looking through the volatility, realising that our economy, and more importantly their finances are in good shape.
The good news for retailers is that consumers are seemingly looking forward to the next year with a healthy level of optimism. The estimate of family finances over the next 12 months has lifted to the highest levels since January 2010 – essentially at the height of the commodity boom. In addition consumers continue to believe it is a good time to buy a car, fridge, washing machine or television. Certainly retailers don’t seem to be in a rush to lift prices, so affordability is good.
It may be that the recent long weekend holiday in a number of states and territories as well as the upcoming Easter long weekend may have artificially boosted the level of euphoria amongst households. However the fundamentals are still sound. No doubt the upbeat economic data over the last few weeks coupled with a stronger Australian dollar is a key factor in supporting sentiment.
There were no surprises in the Reserve Bank Board minutes. The decision to keep interest rates on hold in early March was accompanied by virtually a carbon copy of the statement from the prior month’s RBA Board meeting. And the minutes are essentially singing from the same hymn sheet.
The Reserve Bank minutes make it clear that the focus is likely to be on more timely data over the next couple of months, to gauge how the economy is tracking.

There was no real mention of the Australian dollar. However given that the currency has remained persistently high in the last couple of weeks it may be a topic of conversation in upcoming speeches by Reserve Bank officials.
The data on new vehicle sales merely confirms the industry estimates made by the Federal Chamber of Automotive Industries earlier in the month. The key message is that record car affordability, low interest rates and a stronger job market are serving to drive vehicle sales.
Of note, sports utility vehicles (or four-wheel drive vehicles) remain the ‘new black’. While sales of ‘ordinary’ passenger cars fell by almost 7 percent in February compared with a year ago, SUVs lifted by almost 11 percent over the year. In fact over 418,000 SUVs were sold over the past year – a record high. 
One in three new vehicles sold in Australia is a SUV. And almost 45 per cent of combined SUV and passenger cars sold are SUVs.
What do the figures show?
Consumer confidence
The weekly ANZ/Roy Morgan consumer confidence rating  rose by 1.6 points (1.4 percent) to 116.4 in the week to March 13. Confidence is up 5.1 percent over the year and above the average of 111.4 since 2014. 
Three of the five components of the index rose in the latest week:
The estimate of family finances compared with a year ago was up from +6 to +10;
The estimate of family finances over the next year was up from +28 to +35;
Economic conditions over the next 12 months was down from -1 to -2;
Economic conditions over the next 5 years was down from +10 to +7;
The measure of whether it was a good time to buy a major household item was up  from +31 points to +32 points.
New car sales:
According to the Australian Bureau of Statistics (ABS) new vehicle sales fell by 0.1 percent in seasonally adjusted terms in February after rising by 0.4 percent in January. Passenger car sales rose by 0.8 percent, while sales of sports utility vehicles fell by 0.6 percent and sales of “other” vehicles (includes utilities, panel vans, cab chassis, goods carrying vans, rigid trucks, prime movers, non-freight carrying trucks, and buses) fell by 1.1 percent.
New vehicles sales were up by 5.1 percent over the year . Passenger car sales in January were down 6.8 percent over the year while SUVs sales were up by 10.8 percent and “other vehicles” were up by 8.4 percent.
In rolling annual terms, a record 1,163,684 new vehicles were sold over the year to February. Sales of SUVs (418,691) hit record highs in annual terms, while annual sales of other vehicles stood at a 2-year high of 235,112.
Sales of passenger vehicles stood at a 15ó-year low of 509,881.
SUVs accounted for a record 45.1 percent  of combined passenger car and SUV sales in the year to February.
Reserve Bank Board minutes
The key quotes from the Board minutes:
International conditions: “Growth in Australia's major trading partners had remained a little below average in year-ended terms and commodity prices were still significantly lower than they had been a year earlier.
Meanwhile, global financial markets had been volatile in the aftermath of the Bank of Japan's decision to implement negative interest rates and generally there appeared to be more uncertainty about the direction and potency of monetary policy in the major jurisdictions. However, given the usual lags in the data, it was still too early to assess whether the bout of financial market volatility since the turn of the year foreshadowed or would lead to a weakening in global economic conditions.”
Job market: “Leading indicators of employment had increased further and were consistent with employment growth in the months ahead. Wage growth had remained at quite low levels.”
Housing:  “Conditions in the established housing market had eased somewhat since September 2015, in part reflecting the effect of supervisory measures implemented in that year. In addition, after rising for some time, the growth in aggregate housing credit had stabilised over the past six months or so, with a significant easing in growth in lending to investors.”
Monetary policy:  “Members judged that there were reasonable prospects for continued growth in the economy and that it was appropriate to leave the cash rate unchanged at an accommodative setting. Over the period ahead, new information should allow the Board to assess whether the improvement in labour market conditions was continuing and whether the recent financial turbulence presaged weaker global and domestic demand. Members noted that continued low inflation would provide scope to ease monetary policy further, should that be appropriate to lend support to demand.”
What is the importance of the economic data?
The ANZ/Roy Morgan weekly survey of consumer confidence  closely tracks the monthly Westpac/Melbourne Institute consumer sentiment index but the former measure is a timelier assessment of consumer attitudes and is now closely tracked by the Reserve Bank.
The Australian Bureau of Statistics  provides seasonally adjusted and trend estimates of industry data. The Federal Chamber of Automotive Industries  releases estimates of car sales  on the third business day of the month. The figures highlight the strength of consumer spending as well as conditions facing auto &amp; components companies.
The Reserve Bank releases minutes of its monthly Board meeting  a fortnight after the event. The minutes give a guide to Reserve Bank thinking on interest rate settings.
What are the implications for interest rates and investors?
CommSec doesn’t expect any change in the cash rate for the foreseeable future. Underlying inflation remains at the bottom of the 2-3 percent target band but should lift over 2016.

The recent lift in the Australian dollar has already garnered the interest of the Reserve Bank and may dominate discussion at the next Board meeting. Last week Deputy Governor Phillip Lowe said the Reserve Bank would prefer to see the currency lower.
If the Reserve Bank was to cut rates it would be because of global factors – certainly not domestic considerations.

The recent changes to the NSW Standard Instrument zoning definitions to allow hardware and building supplies in the IN1 zone is very welcome and long overdue. 
Retail stores are becoming more mixed and varied in the products they sell and zoning laws in planning systems must reflect the changing nature of retail.
These changes should have been made a long time ago. Land use zones and definitions which are flexible and less restrictive encourage competition and efficiency among retailers which keep prices low for consumers.
While the changes to the zoning definitions are positive, more flexibility is needed to ensure there is sufficient appropriately zoned land to accommodate retail stores, particularly those with a large floor plate. Retailers must often pursue lengthy and complicated rezoning processes, which are costly and create significant delays.
Given the substantial contribution that retail sector provides to NSW Gross Domestic Product, we encourage the NSW Government to continue reforming the Standard Instrument LEP to accommodate innovative emerging retail and business models.
A vibrant retail sector provides economic growth and significant positive benefits to the community in terms of lower prices, increased consumer choice, investment and job creation in the retail industry.

In the lead up to the ASX listing <a href="https://buymyplace.com.au/" target="_blank">buyMyPlace.com.au</a> has grown its national property listings by 20 per cent and has grown lead generation by 245 per cent compared to same period prior year, following the commencement of a test marketing TV campaign in late January, the CEO Paul Heath said. 
"We have had a strong response from customers across Australia, as a result of a successful television advertising campaign and strong testimonials from customers ecstatic with their sales results, saving more than $17,000 in agents’ commissions and fees on the average $600,000 home. Some of our customers have saved considerably more than this, depending on how much their property is worth.
“We achieved a record February in sales results and we will continue to update the market on our progress,” he continues.
As a result of increased awareness, through television advertising in WA and Queensland, coupled with media interest in the commission-free sales model and technology disruption of the real estate industry, plus improvements to its website, buyMyPlace has seen a 14% improvement in growth of unique visitors to the site, which is backed up by a 12 percent improvement in site conversions.

Petrol: Last week the key Singapore gasoline price recorded the biggest percentage increase in a year, up by US$6.60 or 13.6 percent to US$55.20 a barrel. In Australian dollar terms the Singapore gasoline price rose by $7.73 a barrel or 11.7 percent to $73.72 a barrel.

Credit cards: The average credit card balance fell by $77.10 (2.4 percent) to $3,114.30 in January. In smoothed terms (12 month average) the average balance was down by 1.5 percent – the biggest fall in 21 months.
Credit limits: Usage of credit card limits eased from 35.2 percent to 34.3 percent in January - a 14-year low.
ATM use: Withdrawals at automated teller machines in January were down by 7.2 percent on a year ago in smoothed terms, the biggest decline on record.
The petrol figures have implications for retailers, especially petrol marketing groups. The credit card figures have implications for finance providers, retailers, and companies dependent on consumer and business spending.

What does it all mean?
Global oil prices have surged in the past week. In fact the almost 14 percent lift in the Singapore unleaded price was the strongest gain in over a year. Even the heavy lifting Australian dollar has not managed to buffer the price gains. In Australian dollar terms prices the Singapore unleaded price lifted by almost 12 percent. Importantly while petrol prices will lift from recent seven year lows they remains relatively depressed, providing households and businesses with additional spending power.
In addition the discounting cycle continues to pay dividends for motorists – provided you are filling up at the cheap end of the cycle. More capital cities are experiencing petrol below $1 a litre. But the key is to keep an eye on the discounting cycle. In Sydney and Adelaide, prices are holding between 94-98c; Perth 104c; while in Melbourne and Brisbane prices are around $1.15-$1.20 a litre. Clearly filling up at the cheaper days of the cycle can yield motorists substantial savings.
Consumers continue to be savvy about plastic card use. The average credit balance has gone backwards over the past year with the smoothed measure at a near two-year low. And given that the inflation rate is above 2 per cent, it would suggest that credit card debt is falling even further in real terms. Cardholders are frequently paying off credit card debt by the due date and using cards to maximise loyalty points. In addition usage of credit card limits is holding at a 14-year low.
Interestingly, average ATM withdrawals fell by 7.2 percent in the year to January – the biggest fall on record. And the average value of a debit card transaction was just $53.40 in smoothed terms – a record 12-year low. No doubt the changes technology with PayPass and Paywave are resulting in fewer Aussies carrying physical cash and also using their cards for smaller purchases.
The Reserve Bank will continue to remain on the interest rate sidelines – comfortable about the way the Australian economy is evolving. Importantly, activity levels are lifting, driven by stronger home construction. Policymakers are likely to focus on the labour market and Australian dollar in coming months.
What do the figures show?
Petrol prices
Today the national average wholesale (terminal gate) unleaded petrol price  stands at 101.9 cents per litre, up 3.1 cents per litre on a week ago. The terminal gate diesel price  stands at 96.5 cents a litre, up 2.2 cents over the week. (Data on pump or retail prices is released on Tuesday).

Of credit cards attracting interest charges , the average outstanding balance rose by $11.10 in January to $1,981.50. The average balance accruing interest is down by 4.6 per cent on a year ago. In smoothed terms (12 month average) the average balance was down by 5.7 percent on a year ago – the biggest decline in 16 months.
The average credit card limit  rose by $11.80 to $9,075.90 in January. The average credit card limit in January was down 0.1 percent on a year ago. Usage of credit card limits eased from 35.2 percent to 34.3 percent in
January - a 14-year low.
On average, there were 11.3 transactions made per each credit card account  in January, up from 11.1 a year ago. The average value of purchases was $119.4 in January. The rolling annual average of purchases eased from $129.4 to $128.9 in January - an 11-year low.
The number of cash advances  recorded a 2.4 per cent annual fall in smoothed (12-month average) terms in December.

Debit card lending &amp; ATMs
The number of debit card accounts rose by 3.2 percent in the year to January to 41.66 million.
The number of purchases and cash-out transactions  made with debit cards in January was up by 13.7 percent on a year ago. The annual growth rate has averaged 12.1 per cent over the past two years.
On average there were 8.8 transactions made per debit card  in January, up from 8.1 a year ago. The average value of a transaction was $52.02 with the rolling annual average at $53.40 – a record (12-year) low.
Transactions at automated teller machines  in January were down by 8.4 percent on a year ago. In smoothed terms, ATM transactions were 7.2 percent down on a year ago, the biggest decline on record.
What is the importance of the economic data?
The Reserve Bank releases data on credit and debit card  transactions each month. The credit card figures are useful in highlighting consumer borrowing and spending trends.
Weekly figures on petrol prices  are compiled by ORIMA Research on behalf of the Australian Institute of Petroleum (AIP). National average retail prices are calculated as the weighted average of each State/Territory's metropolitan and non-metropolitan retail petrol prices, with the weights based on the number of registered petrol vehicles in each of these regions. AIP data for retail petrol prices is based on available market data supplied by MotorMouth.
What are the implications for interest rates and investors?
The Reserve Bank will be comforted by the more stable conditions in financial markets and the broader economy. The Federal Reserve meeting will garner the most interest this week, particularly in terms of the impact on the Australian dollar. CommSec expects no change to interest rate settings for the foreseeable future.

Usage of credit card limits at 14-year low: Savanth Sebastian

A who's who of Australian surfing, business and entertainment has emerged on title records following the completion of Esprit Rainbow Bay, the latest boutique beachfront apartment development by former professional surfer Paul Gedoun's S&amp;S Projects.

The completed project has attracted an enviable collection of owners, many with long-standing ties to the southern Gold Coast and the surf culture that has helped define Rainbow Bay and neighbouring Kirra for generations.

Given Gedoun's own background in surfing, it perhaps comes as little surprise that some of Australia's most recognisable surfers have chosen to buy into the development overlooking one of the country's most celebrated stretches of coastline.

Pezet Matheson directors Jayde Pezet and Todd Matheson launched the project in late 2021, and have managed the sales campaign all the way through to its sell-out and recent completion.

Former world champion Mick Fanning, who grew up in Coolangatta, secured an apartment in 2023. He paid&nbsp;$2.07 million. Last year he sold his Bilinga home for over $16 million.

Three-time world champion Joel Parkinson also purchased in the development, alongside big wave surfer Mark Mathews. Mathews bought the most expensive apartment in the building, spending just over $4 million.

Joining them is Rip Curl founder Doug Warbrick, whose company helped shape Australia's global surfing industry over the past five decades.

The appeal of Rainbow Bay has extended well beyond the surfing community.

International DJ Paul Fisher purchased an apartment through his investment vehicle, YLB Developments, an abbreviation of his trademark phrase "You Little Beauty".

The purchase comes as Fisher and his wife Chloe are developing their own luxury apartment project further north in Palm Beach. Their boutique beachfront development, Pescado, comprises just seven apartments on Jefferson Lane, which start from just shy of $6 million. The couple intend to retain the two-level penthouse as their Australian base between international touring commitments.

Melbourne Storm coach Craig Bellamy and his wife Wendy have also invested in Esprit, purchasing two apartments after spending decades holidaying on the southern Gold Coast. They also have a luxury apartment in Joe Adsett's Rockpool, less than 400m away from Esprit.

<h2>Boutique project draws owner-occupiers</h2>

Esprit launched in 2021 and sold strongly, with buyers drawn to its boutique scale, beachfront position and contemporary design.

The completed development comprises 94 apartments across 11 levels, offering expansive floorplans designed primarily for owner-occupiers rather than the investor market.

Crowning the building is Club Esprit, pitched as being the Gold Coast's first residential rooftop wellness centre. The roof features a&nbsp;25 metre magnesium lap pool, which is surrounded by wet daybeds and poolside cabanas,&nbsp;multiple barbecue areas,&nbsp;a yoga and relaxation play lawn, and a private dining room with a kitchen scullery, bar, lounges, and an outdoor terrace.

The wellness centre is&nbsp;fully equipped with a Technogym, ice bath, infra-red sauna, steam room, thermal room, and treatment room. The roof has views spanning&nbsp;Rainbow Bay, Snapper Rocks and the Pacific Ocean.

<h2>S&amp;S Projects continues to shape Rainbow Bay</h2>

S&amp;S Projects founder Paul Gedoun has become one of the key figures behind Rainbow Bay's evolution over the past several years.

After establishing S&amp;S Projects, Gedoun has focused on delivering lifestyle-driven apartment developments designed primarily for owner-occupiers seeking a permanent coastal home.

Esprit is Gedoun's third completed project in Rainbow Bay, following Flow and Awaken, both of which achieved record prices for the suburb.

He is now delivering <a href="https://www.apartments.com.au/new-apartments/radia-rainbow-bay-271-boundary-street-coolangatta-qld-4225">Radia Rainbow Bay</a>, a 38-apartment development on Boundary Street that is currently selling, and has no plans to leave the precinct anytime soon. S&amp;S Projects has also lodged plans for its fifth Rainbow Bay development, an 88-apartment project on Boundary Street featuring a strong wellness focus.

Who's who of buyers revealed as Esprit Rainbow Bay settles

Nature Based Cities (NBC), the not-for-profit organisation focused on improving biodiversity and nature outcomes in urban development, has launched its latest industry design guidelines and accreditation framework, this time targeting precinct-scale residential communities.

The move extends NBC’s influence beyond its initial focus on medium and high-density residential developments. Several projects have already achieved NBC accreditation since the launch of its Medium &amp; High-Density Residential Guidelines in early 2025.

The expansion into masterplanned communities and new residential precincts reflects the growing need for stronger nature-positive benchmarks as Australia’s outer suburban growth corridors continue to expand at pace.

Paul Hameister OAM, NBC Founder and the Executive Chairman of Melbourne developer Hamton who itself leans heavily into nature and biodiversity in its developments, says the&nbsp;nature-first approach to mitigate the effects of climate change has become standard in other parts of the world such as the UK, but Australia is lagging.&nbsp;Australia’s environmentally sustainable design (ESD) rating tools have no minimum mandatory requirements for living landscapes.

“We’ve always wanted to do more, and we know other developers who want to do more, but the ESD rating tools just aren’t there,” Hameister says. “In Australia, you can have a five-green-star rated building that’s concrete and glass with not a blade of grass. 
 
“The focus is on reducing emissions, which is laudable, but there hasn’t been enough attention paid to protecting and re-establishing nature. We need both for the health of the environment and for communities.”

He says that having now&nbsp;made good progress in supporting developers of medium and high-density residential projects, NBC is now looking to bolster better nature-based decision-making and recognise developers of greenfield projects in the outer ring and large inner-ring brownfield precincts, who want to champion nature and living landscape as a defining feature.

Since 2022, the not-for-profit has sought to remove the roadblocks preventing developers from incorporating nature and living landscapes into their projects, shifting the conversation from the reduction of emissions and grey infrastructure, toward recognising nature as an essential infrastructure.

The New Communities Design Guidelines and Scorecard arm developers with the tools needed to deliver a nature positive outcome for their new communities. Intended to be adopted at the outset of the planning process, the guidelines are designed to help create communities that are cooler, healthier and more resilient while also enhancing social wellbeing and long-term economic value.&nbsp;

New Communities developers seeking accreditation will be independently assessed across a range of key criteria including ecology, tree canopy, biodiversity, and walkability. Once the masterplan is complete and submitted for approval, the scorecard is formalised based on proposed outcomes. Projects that meet the NBC criteria will receive either Commended or Exemplary accreditation outcomes, creating a clear benchmark for nature-positive new communities in Australia.&nbsp;

Janis Fischer, Director at Tract and NBC Advisory Council member, said the development of new communities in our suburbs can have a substantial impact on nature and biodiversity.

"By incorporating nature-based design principles at the inception of a project, developers and their design teams can achieve nature positive outcomes that are good for both people and the planet.’’&nbsp;

NBC accredited New Community projects will gain access to NBC branding and marketing tools to help communicate their nature-based credentials to purchasers and the broader market.&nbsp;

Nature Based Cities: A new Australian benchmark for developing nature-positive new communities

Apartment buildings are increasingly being designed around how people actually live day to day, not just how they want a building to look.

For buyers, that shift is showing up in practical inclusions that respond to changing habits. Work-from-home spaces, EV charging, wellness amenities, secure bike storage and parcel management are becoming part of the broader apartment conversation, reflecting a move toward buildings that reduce friction in everyday life.

Online shopping has become one of the clearest examples of that change.

Australians spent a record $82.6 billion online in 2025, with nearly one in four retail dollars now spent online. That has made parcel delivery a regular part of apartment living, rather than an occasional inconvenience.

For apartment residents, however, the delivery process can be less straightforward than it is for detached homes. Parcels may be left in lobbies, redirected to Post Offices, missed entirely, or placed under the responsibility of building managers and concierge teams.

Australia Post Parcel Lockers offer one way to address the issue. When a parcel arrives, residents receive a notification through the AusPost app or SMS, then collect it using a QR code or one-time PIN. The parcel is kept secure, accessible and removed from common areas.

The broader Parcel Locker network now includes more than 1,500 locations across Australia, positioned at Post Offices, shopping centres, supermarkets, transport hubs and other accessible locations.

For new apartment projects, the relevance is clear. A building’s amenity offering is no longer only about lifestyle spaces, but also about convenience, security and functionality.

As buyer expectations evolve, secure parcel delivery is becoming part of the same design conversation as flexible working, sustainable transport and resident wellbeing.

It is one less thing for residents to worry about, and another example of apartment design adapting to the way Australians now live.

While school holidays and trips to Europe tend to define the winter property market, there's been no cold snap at <a href="https://www.apartments.com.au/new-apartments/the-walden-north-sydney-177-walker-street-north-sydney-nsw-2060">The Walden</a> in North Sydney.

Developer-builder&nbsp;<a href="https://www.apartments.com.au/developers/aland">ALAND</a> sold more than $35 million worth of apartments throughout June, including a $6.8 million apartment that now ranks among the highest apartment sales ever recorded in North Sydney.

SRM Residential agent Ben Stewart said buyer demand throughout June reflected a mix of improving market confidence and longer-term thinking from owner-occupiers.

"We're seeing strong demand from owner-occupiers who are taking a longer-term view," Stewart said.

"Many recognise the opportunity to secure an apartment in an iconic building and premium location while values remain attractive. They may initially lease the property, but the intention is to eventually move in themselves, rather than purchasing purely as an investment."

The long-awaited redevelopment of the former Eastlakes Shopping Centre site has reached a major milestone, with Conquest's plans for a new mixed-use precinct officially placed on public exhibition.

The State Significant Development Application would transform the 1.7-hectare site at <a href="https://www.apartments.com.au/new-apartments/19a-evans-avenue-eastlakes-nsw-2018">19A Evans Avenue</a> into one of Sydney's largest urban renewal projects, delivering 736 apartments above a new shopping centre anchored by Woolworths, alongside specialty retail, dining, commercial space and new public open spaces.

The public exhibition marks the next chapter for the project after <a href="https://www.apartments.com.au/developers/conquest">Conquest</a> acquired the stalled Stage Two development from Crown Group, who completed the first stage across the road prior to their voluntary liquidation.

Designed by DKO Architecture, the proposal comprises four residential buildings ranging from 14 to 18 storeys above a two-level retail podium. The development would deliver 736 apartments, including 74 affordable homes, 215 Build-to-Rent apartments and 521 market residences. Provision has also been made for dual-key apartments, which could increase the total number of dwellings to 877.

At ground level, the shopping centre has been designed as the suburb's new meeting place, anchored by a full-line Woolworths and complemented by a curated mix of fresh food retailers, cafés, restaurants, health services and everyday convenience shopping. Generous pedestrian links and landscaped public spaces will connect the retail precinct through to Jack Mundey Reserve, creating a more walkable and connected neighbourhood.

Conquest CEO Michael Akkawi said the redevelopment was about far more than replacing a shopping centre.

DKO said the design had been shaped by the site's landscape setting and surrounding open space.

"Our vision for the site embraces its unique Bidjigal identity by blending the residential living with generous landscaping and a material palette inspired by the Bidjigal locality, and celebrating the panoramic views to Botany Bay and the wetlands reserves."

"Taking cues from Country, we seek to harmonise built form with the landscape and lightly touch the earth. By reconnecting, retaining and regenerating existing ecology, and weaving in natural elements, we can deepen our connection to Country."

The landscape strategy extends across the podium and rooftops, incorporating communal gardens, children's play areas, lawns, community gardens, family gathering spaces and extensive tree planting. New landscaped links will also strengthen the connection between the precinct and Jack Mundey Reserve, while publicly accessible open spaces have been integrated throughout the development.

The proposal builds on Conquest's broader placemaking strategy for the site. Through an ongoing partnership, local artist Joe Rashbrook has been appointed Urban Art Curator, working alongside young residents to transform the project's site hoardings into a public art gallery that allows the community to engage with the redevelopment before construction is complete.

Conquest has rapidly expanded its development pipeline since acquiring the Eastlakes site, with more than $6 billion worth of mixed-use projects now in planning across Sydney, including Stanmore, Castlecrag and Waterloo.
