Waite and his wife have refurbished their double-fronted period home since purchasing in 2008 for $764,500, but have not altered its floorplan.
It sold to an Ascot Vale family, according to the Herald Sun. One of the bidders that missed out did not go home empty-handed, though, taking home a signed Sherrin for kicking off the bidding at $1.305 million, which was $5000 above reserve.

Infrastructure in our cities – let’s call it the hardware – remains much the same as ever, but the software – the way we use it – is transforming rapidly. One piece of that software, Airbnb, is dramatically reshaping the world’s cities.
The digital platform allows citizens to find and rent short-term accommodation from other citizens. Airbnb has the potential to rupture the traditional spatial relationship between tourist and local, making our cities more vibrant and diverse places to live in and to visit.
The question is: what opportunities and dangers does the platform present? What are the implications of repurposing existing residential infrastructure for short-term accommodation? What happens when the global “sharing economy” meets a city’s suburbs?
<h2>Lessons from an early adopter</h2>
Melbourne was an early adopter of Airbnb. It is also one of the top 10 cities for global travellers on Airbnb. What insights can be gathered from its experience?
According to Airbnb, three-quarters of listings worldwide are outside major hotel districts. Airbnb has three types of property listings: entire homes, private rooms and shared rooms.
Entire homes make up over half the total number of Melbourne’s metropolitan listings. Data collected in January 2016 reveals that their distribution is relatively consistent with that of hotels and licensed accommodation, which exist in large concentrations in the CBD and inner city.
Many hosts who list entire homes lease or sublet when they go away. In Australia, tenants require permission from their landlord to sublet, so there is little risk for the landlord if they follow due process. But analysis by website Inside Airbnb indicates that about 75% of entire-house listings in Melbourne are available for over 90 days per year.
Hosts with multiple properties manage about a third of all the entire-house listings in Melbourne. These operators hold an average of three properties, but some have dozens. Through Airbnb, these brokers are turning existing housing infrastructure into informal, distributed hotels while saving on capital costs, overheads and wages.
Globally, the Airbnb phenomenon has been blamed for driving up rents, accelerating gentrification and displacing local residents by reducing available housing stock.
In Melbourne, the boom in high-density development in the CBD has resulted in an excess of homogeneous apartment dwellings. Bedrooms without natural light, as well as insufficient floor area, outdoor space and storage space, characterise many of these developments, rendering them effectively unlivable for long-term residents. But these properties are attractive to itinerant tenants seeking affordable inner city accommodation. 
Shared rooms in Melbourne constitute only about 2% of all listings, but they are almost exclusively confined to the CBD. Box Hill (14 kilometres east of Melbourne), and Maidstone/ Braybrook (eight kilometres west of Melbourne) are secondary outlying hotspots. The majority of CBD listings are around new apartment towers near Southern Cross Station (at the western end of the CBD) and RMIT University.
A number of already small two-bedroom apartments in the Neo200, Upper West Side and QV1 towers are operating as gendered dormitories. These often sleep eight, with four to a room. Overloading these apartments creates potential fire-safety and hygiene-compliance issues.
Short-term letting via sites like Airbnb allows investors to earn up to three times the amount they’d receive in rent (the average cost to rent an entire home is AU$189 per night). Travellers benefit from competitive accommodation rates, cooking facilities, convenient locations and access to private pools and gymnasiums intended for residents.
Airbnb acknowledges that professional hosts with multiple listings are exploiting the so-called sharing economy, but has not yet taken steps to regulate this. Governments would do well to implement the long-awaited and much-needed minimum design standards for apartments to curb the construction of developments in the city that fail to cater for residents or which are purpose-built for the Airbnb market (a few local examples are already emerging).
Beyond the obvious need to protect the amenity of citizens, protection of the liveliness and heterogeneity of the city is essential to maintain the kind of “authentic” experience that appeals to Airbnb users in the first place. Melbourne is beginning to follow the trajectory of international cities like London where the investor market, fuelled by capital gains tax exemptions, has pushed residents further and further out. Dispersing the concentration of entire-house and private-room rental is vital.
More promising is the dispersed pattern of private rooms in Melbourne. These represent around 45 percent of listings across the city. While private rooms are still concentrated in and around the CBD, diffuse listings across Melbourne’s middle-ring suburbs realise Airbnb’s ambition to enable access to the everyday spaces of cities.
This pattern makes sense given the mismatch between Australian house sizes, which remain the largest in the world, and changing household structures – most significantly, the decline of the nuclear family. An increase in housing diversity in the middle-ring suburbs is likely to facilitate more entire-house listings in these areas in the future.
We are also seeing evidence of Airbnb driving housing diversity. Annexed and granny-flat configurations are commonly listed in suburbs close to the Melbourne CBD like Brunswick and Caulfield. Loose-fit arrangements like these provide more flexibility to cater to both residents and visitors, and the by-product is slow but genuine “bottom-up” densification.
Government incentives for this kind of small-scale development would help to make this a viable (and, for many, welcome) alternative to densification through high-rise apartment development.
In 2015, Tourism Victoria entered into an agreement with Airbnb Melbourne to promote buzzing inner-city suburbs Fitzroy and St Kilda as “sharing economy” hotspots. But the cost of renting in these suburbs is already exorbitant. Fitzroy was named the second-most-expensive suburb in Melbourne for apartment rental in 2015.
Instead, policymakers could encourage disruption in the suburbs that would benefit both sides.
<h2>What can be done to capture local benefits?</h2>
Airbnb claims that tourists who use the platform “stay longer and spend more”. Through taxation and additional revenue from the sharing economy, governments could fund more extensive and efficient transport networks to service both locals and visitors. Extending transport infrastructure would support the intensification of distributed neighbourhoods and maximise intermingling between tourists and locals.
Bottom-up densification could also be a way forward for Perth. The distribution of Airbnb accommodation towards Perth’s coastal suburbs highlights potential in this space: here, tourism-specific and local infrastructure can converge. This is an exciting prospect for a state that positions itself as a unique travel destination.
Airbnb emerges from the same cultural tendency as the pop-up shop and interim-use place activation. Built environment professionals must recognise it as an urban issue and lead with a framework for targeted, productive disruption.
Airbnb can increase the density of people within existing building stock, while dispersing the positive effects of the tourist economy. This requires more imagination from planners and designers, who first and foremost must consider the interests of individual citizens, whether they are renters or home owners.

How Airbnb is reshaping our cities

What is LPI and what is being privatised?
A1 Prior to 1st July 2016, LPI, which stands for Land and Property Information, was made up of the former Land Titles Office and a number of non-profitable government agencies including the Valuer General’s and the Land Information Centre. The Baird Government is only privatising the unit formerly the Land Titles Office, the creator of the “Torrens Title” because this is the only part of LPI which is profitable. The other agencies have gone back to being supported by the public purse which makes no sense at all!
Q2 What sort of a profit are we talking about?
A2 Last financial year, (2014-15) the titling and associated services produced a $47 million profit sufficient to fund 400 teachers or nurses in the State’s schools or hospitals so by selling the title service, the Government is after a one off sugar hit with consequent loss of long-term revenue.
Q3 Why should the ownership of the Torrens title system remain in government hands?
A3 What is at risk here is the simple Torrens title Government Guarantee of ownership provided by an independent government agency which is at the heart of sound economic development in New South Wales
It is every home owner’s dream to hold the Torrens Certificate of Title issued by the Titles Office to prove ownership of their own property.  
This single document shows what land is owned by reference to a survey plan, who owns the land and what affects it and provides the security required by purchasers, lessors and lending authorities for the purchase or lease of land, homes and businesses.
There is a very real potential for conflict of interest if a commercial organisation such as a major bank, insurance company or land title data provider, owns the title.  The privatised model would eliminate independent Government operation of the title system, reduce community trust and open up opportunity for corruption in land transactions.
Q4 Surely a privately run title system would provide cheaper conveyancing for the average citizen, wouldn’t it?
A4 Certainly not! If the system is privatised, the Government Guarantee currently protecting ownership will slowly disappear.  There is no doubt the public and banks will lose confidence in the Guarantee once the current checks and balances are reduced and there will be an inevitable shift to private insurance.
The impact on costs of conveyancing cannot be overstated.
Quotations have been obtained from 1st Title, a subsidiary of First American Financial Corporation. 1st Title calls this their “Property Risk” or “Title Insurance” which, according to their web site, “protects you against legal risks that can threaten the ownership of your property, or affect your right to occupy and use your land”.  They say:
“These risks include:
<ul>
<li>boundary issues</li>
<li>fraud and forgery against your certificate of title</li>
<li>unregistered rights of way and easements</li>
<li>“adverse possession of another person against your property.”</li>
</ul>
These “risks” are already bundled in the existing State guarantee of title!
For a property valued at $1.4 mil, the premium is $989.18.  On lodgement figures for last year, if we look at transfers alone, 212,982 this would place an additional impost on home buyers in excess of $210 million annually.  If we add mortgages into the mix - 281,056 - $278mil, this figure rises to a staggering $488.6million.  Add to the mix, leases and mortgages of leases and other transactions which will attract insurance and the sky is the limit for the profits to be made by potential overseas investors.
Q5 The Treasurer has promised a more efficient title system under private ownership.  Surely a private owner would be more efficiency oriented wouldn’t it?
A5 Where does this evidence come from?  The New South Wales land title system is the envy of the world and has been adopted by many other countries 
The agency is recognised for its leading role in the provision of cheap efficient land registration services and has proudly developed:
<ul>
<li>The first ever automated title and land dealing registration system;</li>
<li>Electronic access to plans of land subdivision and dealings such as transfers and mortgages of land;</li>
<li>An electronic plan lodgement service; and</li>
<li>The Registrar General’s Directions for Plans, a bible for land developers and surveyors.</li>
</ul>
Over many years, the staffing structure of the Office has been streamlined and numbers reduced to the bare minimum required to deliver an excellent level of service.
The Government’s plan to privatise the Titles Office of the LPI will yield a short term monetary “fix” and no long term benefit to the public.  It makes no sense at all when you consider that the service is self-financing, with an excellent record of reducing costs and keeping fees to a minimum.
Q6 Surely privatisation of title agencies has been successful elsewhere around the globe?
A6 No!  This is the point.  The Government must be unaware of how truly revolutionary their proposal is because despite protestations to the contrary, we can find no evidence of successful privatisation/concession of this type anywhere in the world.
The Government quotes the Canadian experience as a successful example however, research discloses that in Ontario, Teranet (the concession holder) has a concession to manage the electronic lodgement system and sale of title searches, but the government still maintains registry offices with public servants checking dealings that don’t go through to registration automatically. The only other place it has happened so far is in Manitoba, another Canadian province that seems to have done it because it was in dire financial straits. Since that happened in 2013, a couple of other Canadian provinces, Alberta and Nova Scotia have decided NOT to privatise land titles as has the UK where there was a huge public backlash against the proposal.
Q7 Why are you opposed to the privatisation of the Torrens Land title system?
A7 Buying a home, whether it be a single dwelling, duplex or unit, is the single biggest purchase anyone is likely to make in their lifetime! Under our world class “Torrens” title system the land title is guaranteed by the independent scrutiny of the State Government. However once this system is privatised – sold to a bank or an insurance company for example – the government guarantee will be degraded - slowly replaced by title insurance – which will cost home owners many thousands of dollars extra for a less reliable service.
Q8 What will be affected in the privatised model?
A8 The trained personnel in LPI. It is this expertise that is being sold that will eventually be lost as the New Model doesn't allow for their continuation under Privatisation!
In preparing titles the LPI Plan Examiner is a skilled analyst who has the final say on whether the plan is in order for registration and title creation looking at the history involved before asking particularly, “What is the effect of the definition on adjoining properties?”  Titles created are for a “lot in a plan” and they form the base segment of the State’s legal cadastre.
This Plan Examiner and LPI Titles Officers requires sound knowledge of the survey process, legal matters related to plan and title examination, Survey Practice Regulations, road redefinition, Council requirements, Strata title legislation, Community title legislation, Railways Act on boundary determination, Pipelines Act and many other Acts &amp; Regulations.
Q9 The Government says the government guarantee of title will continue?
A9 This is difficult to understand as they will have limited or no control over the quality or accuracy of the documents and plans being registered. Legislation doesn’t ensure control, it only assists in prosecution. If the checks and balances are reduced or removed, slowly errors and inaccuracies will invade and corrupt the title database.
We have a world class Torrens Land Title system already – the best in the world – which makes a profit for the NSW taxpayer - in 2014/2015 the title system made a profit of $47m – enough for hundreds of nurses, teachers or police -  why would you put that at risk?
Q10 The Government says the State Guarantee is secure, what do you say to that?
A10 Tell that to the lady in Canberra who was recently de-frauded - her land title was stolen – and she lost her home. She had to sue the ACT government to get compensation. While this is very rare it happened. If this fraud can happen under a government owned monopoly – similar to that existing in NSW – how much more likely is it once the land title system is privatised? 
Q11 What should people do if they are concerned?
A11 Tell the government through your local member –enough is enough! Stop this crazy sell-off, protect the family home and don’t sell off the land title system.  Other countries have avoided this for good reason. Why would NSW want to be the first in Australia to introduce a lesser system?
Q12 What would you like to see happen now?
A12 We ask all our politicians in both the Upper &amp; Lower Houses to vote against the privatisation Bill - which will shortly be debated in the Lower House.  The Bill is the “Land and Property Information NSW (Authorised Transaction) Bill 2016” which in its title contains not a hint of its true intention to privatise the NSW Torrens Land Title System.
Further, the power to be vested in the Treasurer under the Bill is truly astounding: “The authorised transaction is to be effected as directed by the Treasurer and can be effected in any manner considered appropriate by the Treasurer”. 
Should the Bill make it to the Upper House we trust our representatives will kick it out taking into account:
<ul>
<li>The impact of the proposal on the integrity of the current Torrens Land Title System; </li>
<li>The loss of a guaranteed revenue source for future government; and </li>
<li>The impact on the cost conveyancing for our children and grandchildren resulting from the insurance which will inevitably replace the current State Government Guarantee of title</li>
</ul>

Property 101: Concerns about the privatisation of the NSW LPI

The New South Wales government is set to privatise its land-titling services. This decision may provide the impetus for other states and territories in Australia to go down the same path.
But what are the implications of privatising the operation of title offices for the Australian public?
<h2>What are title offices and why do they matter?</h2>
Title offices maintain a registry that defines the ownership and boundaries of private and public properties and keeps records of changes to the properties as they happen.
Details of various changes affecting the land – such as mortgages, restrictions, leases and rights of way – are also recorded in the registry.
So, if you are about to commit hundreds of thousands of dollars to buy a property, you or your solicitor need to search the registry and make sure the seller is not a pretend owner, and the dimensions of the property are the same as what the registry says.
Similarly, if you want to subdivide your backyard to sell or build a new dwelling, it is necessary to look into the registry about what you can and can’t do in your backyard.
Australians may do business with a title office only a couple of times in their lives, but they do provide services to many people every day. For example, in NSW, about 900,000 land dealings (like transfers of title or mortgage discharges) were lodged and almost 53,000 new titles registered in the 2014-15 financial year.
Australia’s stable and reliable property market is a key contributor to the country’s economy. From buying and selling to financing property, title offices underpin billions of dollars of economic activity every year. The robust titling systems in Australia’s states and territories are one of the reasons the country was among the least affected by the global financial crisis.
Australia’s system is a simplified land registration method that guarantees the ownership of a property if it is recorded in the title office. Although there is always room for improvement, this system of registration is one of the best and most efficient in the world.
In Victoria, if you have all the necessary documentation you could transfer the ownership of property in 24 hours. Many countries around the world – including the US – cannot even dream of such efficiency.
<h2>But what might privatisation lead to?</h2>
Uncharted territory
Title offices usually do not cost the government; they generate revenue through the provision of land-related services and selling land and property information.
But, if privatising title offices is being done with the aim of improving its performance, does any provider in Australia already have a better service in place to do the job more efficiently than it is being done now?
Impact on individuals
Apart from the economic significance of land and property, arguably a property could be the most valuable asset an average person could own in their life.
Although the announcement emphasises that the government will continue guaranteeing titles, the for-profit philosophy of privatisation can lay the groundwork for the private sector to negotiate more profitable alternatives such as the insurance-based titling system that operates in the US. So this may well be the starting point of moving away from guaranteeing Australian land titles.
Impact on the public
Land information that is created in the process of titling is accurate, assured and authoritative.
When you subdivide the backyard of your million-dollar property, a new title is to be created. In this process, a licensed surveyor prepares a plan, which is lodged and registered with the title office. Before being registered, the title office staff examine the plan to ensure the ownership boundaries on the plan correspond with the boundaries as marked on the ground.
Land information generated and maintained in title offices has a documented and legally valid audit trail. This is not only key to the property market and land development, but is critical to many public services such as infrastructure engineering, emergency management, or disaster responses. Any compromise on the private sector’s part will have significant consequences, which could go beyond the properties we own.
Privatisation has its advantages. But Australia’s title offices may not necessarily be the right government businesses to be privatised.

What are the implications of privatising land title offices?

NSW North Coast macadamia farms on the flood free red basalt plateaus have mostly been sold in the broad range of $40,000 to $80,000 per macadamia tree planted hectare, according to a recent report by Herron Todd White.
The valuation firm advised flood plain sugar cane farms have mostly sold in the broad range of $5,000 to $20,000 per sugar cane cultivated hectare.
"This flood plain land is attracting interest from macadamia farmers seeking to expand.
"This is a serious concern for the sugar mills as throughput is needed for viability."
<a href="https://www.century21.com.au/property/77108/">Century 21 Alstonville</a> (above) have a 72 acre macadamia property listing with 5,600 trees of mixed varieties ranging from 10 years to mature.
Agent Noel Outerbridge recently marketed a <a href="https://www.century21.com.au/property/360309/" target="_blank">220 acre Tuckurimba farm</a> currently growing soya beans and sugar cane as suitable for macadamia.

NSW north coast macadamia farms on expansionary push

There are nine Melbourne properties worth $8.6 million are up for sale because foreign investors bought them illegally.
Chinese buyers must sell a luxury five-bedroom home at <a href="https://www.realestateview.com.au/real-estate/12-14-caserta-drive-berwick-vic/property-details-sold-residential-6345279/" target="_blank">Caserta Drive, Berwick house</a>, bought in 2014 for $1.6 million, according to the Herald Sun.
It sits on 8362sq m.
The properties also include a $2 million two-storey home in Brookfield bought by a Chinese buyer in the ATO/FIRB crackdown on breaches of foreign investment laws.
Treasurer Scott Morrison announced today the sale of 16 properties in Victoria, New South Wales, Queensland and Western Australia, worth more than $14 million. The dearest in Sydney was a York Street, Sydney apartment owned by a UK investor. 
The most expensive property on the list was the $1.68 million apartment in the Sydney CBD owned by a UK national. 
Two properties in Manly worth $1.6 million and $1.1 million were also in breach, owned by Canadian nationals. 
The purchase price of 46 residential properties divested during the past three years ­total $92 million plus.
Since last December, foreigners who buy real estate outside the rules lose any profit from the forced sale. There will also be a penalty of 10 per cent of the purchase price.
Mr Morrison said at least 25 investors had self-divested, which showed a change in behaviour.
In Melbourne, Chinese ­purchasers of homes in Melton ($950,000), Wantirna ($576,000) and Blackburn ($885,000) have been found to have bought them illegally.
A Malaysian owner of two properties, each worth more than $600,000, must also put them on the market.
"The foreign investors either purchased established residential property without Foreign Investment Review Board approval, or had approval but their circumstances changed, meaning they were breaking the rules," Mr Morrison said.

The strength of the early spring market has been a bonanza for sellers across most of the capital cities.
At 85 percent Sydney had its highest clearance rate since June last year, the height of the then-boom, according to Domain. Saturday’s result in Melbourne was the highest for two months.
Sydney has now recorded five weekends out of the past six with clearance rates at or above 80 percent. 
The shortage of auction listings is contributing to higher clearance rates, with Domain calculating September offerings in Sydney down by around 30 percent on the same month last year and down by 20 percent in Melbourne. 
The weekend's top auction result was when an eight bedroom, English style Strathfield mansion fetched a record $7.3 million.
Five of the 12 registered bidders bid to own the home at <a href="https://www.realestate.com.au/property-house-nsw-strathfield-123345238" target="_blank">2 Llandilo Avenue</a> (above) which last sold for $1.03 million in 1988. The buyers were an upsizing local family, Strathfield Partners agent Robert Pignataro advised.
The sale eclipsed a nearby seven bedroom home which sold for $6.825 million in May.
The home on the estate’s 2665 sq m holding had been custom built with 2500 tonnes of sandstone from Darling Harbour.
The buyers were an upsizing local family.
Sydney also saw the $7.25 million sale of Taiping, a five-bedroom Sydney Harbour beachfront home at <a href="https://www.realestate.com.au/sold/property-house-nsw-neutral+bay-123371122" target="_blank">3 Lower Wycombe Road, Neutral Bay</a>, (below) sold by McGrath Neutral Bay for $7.25 million.

Melbourne's top sale was a six bedroom art deco 1930s Armadale home renovated in 1999 by Toorak architect Anthea Bickford.
It sold at $5,525,000 against its $4.5 million plus price guidance.
The <a href="https://www.realestate.com.au/sold/property-house-vic-armadale-123418158" target="_blank">1500 sq m Dandenong Road</a> holding (below), between Orrong and Kooyong Roads, was once owned by the well-connected ragtrading entrepreneur Saul Same of Gloweave fame until its $797,000 in 1999 after four decades ownership.

Eloc, the weekend property offering at <a href="https://www.realestate.com.au/sold/property-house-vic-brighton-123379162" target="_blank">50-52 Bay Street, Brighton</a> fetched $4,925,000 post-auction.
The Buxton agency price guidance had been $4.7 million plus for the 1874 home with extensions on its 1760 sq m block.
There were just the two bidders before it was passed in at $4,710,000 (below).

The national capital city clearance rate rose this week, from 75 percent last week to close to 78 percent. This time one year ago close to 70 percent of capital city auctions found buyers under the hammer.
There were 2,093 capital city auctions held over the week, similar to the 2,062 last week, but lower than one year ago, when the spring market had over 2,500 auctions across the combined capitals.
"This week last year represented the 7th consecutive week of capital city auction volumes being over the 2,000 mark, while over the past seven weeks, only three weeks have seen more than 2,000 auctions across the capitals," CoreLogic spokesperson Kevin Brogan noted.
This week there were 956 auctions held in Melbourne, down from 974 last week and lower than last year, when 1,127 Melbourne homes were taken under the hammer.
Preliminary results indicate that Melbourne’s clearance rate was steady at around 78 percent this week, while one year ago, 73 percent of Melbourne auctions cleared.
One of the high profile sellers was Kangaroos forward Jarrad Waite who sold his Moonee Ponds home at $1.48 million at weekend auction.
The Edwardian cottage (below) was expected to fetch $1.15 million plus but went $200,000 over reserve given four bidders battled it out for the three-bedroom home.

The <a href="https://www.realestate.com.au/property-house-vic-moonee+ponds-123380294" target="_blank">Addison Street property</a> sold through Charles Bongiovanni of Alexkarbon, North Melbourne.
Waite will be moving to a nearby larger home at Strathmore with his wife Jackie and their baby son.
Waite and his wife had refurbished their double-fronted period home since purchasing in 2008 for $764,500, but have not altered its floorplan.
It sold to an Ascot Vale family, according to the Herald Sun. One of the bidders that missed out did not go home empty-handed, though, taking home a signed Sherrin for kicking off the bidding at $1.305 million, which was $5000 above reserve.
Melbourne’s strongest performing sub-region this week was the North East, recording a clearance rate of 86 percent across 91 reported results.
Inner Melbourne was the busiest region for auctions, with 181 held and 168 reported so far, with a preliminary clearance rate of 76 per cent.
CoreLogic had Sydney notching up an 85 percent success rate, based on preliminary results.
Some 773 Sydney auctions were held this week, remaining relatively steady when compared to last week (758) and the week prior (757), however well below the number held over the corresponding week last year (1,041).
The Eastern Suburbs had the strongest preliminary result with 94 percent of homes selling.
There were 139 Brisbane homes taken to auction this week, relatively steady when compared to both last week (148) and one year ago (143). Brisbane’s clearance rate rose to 55 per cent last week, from 44 per cent the previous week, while one year ago, half of all auctions reported were sold.
Brisbane had the nation's cheapest auction result when a three bedroom house sold on Macleay Island (below) for $195,000.

The home on the Morton Bay island had last sold at $250,000 in 2006 and at $198,000 in 2003.
In Adelaide, the preliminary clearance rate was 76 percent this week, having risen from 68 percent last week. The number of homes taken to auction this week was 96, compared to 88 last week and 99 one year ago, when 71 per cent were successful.
There were 83 auctions held in Canberra this week and the preliminary clearance rate was 70 percent, up from one year ago when it was 58 percent.

Strong weekend auction results a bonanza for early spring home sellers

It was a two-bedroom home at <a href="https://www.domain.com.au/29-rolfe-avenue-kanwal-nsw-2259-2013006452" target="_blank">29 Rolfe Avenue, Kanwal</a>, which sold for $360,000 by Sorensen Real Estate.
There had been a $340,000 price guidance on the house which was snapped up the day prior to auction.
Its suggested rental range was $300 to $350 a week.

Lee-Blair, Brighton trophy home for sale

ASIC has banned Geoffrey Woodcock of Auckland, New Zealand, from providing financial services for a period of four years.
Between November 2011 and October 2013, Geoff Woodcock was the founder and manager of Capital Alternatives Pty Ltd and a director of Velvet Assets Pty Ltd. Both of those companies promoted alternative investments in Australia.
However, Capital Alternatives, Velvet Assets and Mr Woodcock were not holders of Australian financial services (AFS) licences. They were also not authorised representatives of a licensee.
Following an investigation, ASIC found:
<ul>
<li>a number of the alternative investments promoted by Capital Alternatives and Velvet Assets were financial products and as such the companies were required to hold an AFS licence;</li>
<li>as a consequence, Capital Alternatives and Velvet Assets carried on a financial services business without holding an AFS licence and so contravened s911A of the Corporations Act;</li>
<li>Mr Woodcock was involved in this contravention by the companies; and</li>
<li>Mr Woodcock personally induced clients to invest by failing to disclose that around 40-45 per cent of the money invested would be retained as commission.</li>
</ul>
Commissioner Greg Tanzer said, 'The Australian financial services licensing regime provides safeguards. Consumers should not invest with a person or entity in Australia unless they are authorised by, or hold, an AFS licence.'
Mr Woodcock has the right to appeal to the Administrative Appeals Tribunal (AAT) for a review of ASIC's decision.
There has been action elsewhere too against Capital Alternatives and other firms. 
In February 2014, the UK’s Financial Conduct Authority won a case in the High Court against two investment schemes promoted by Capital Alternatives and other firms.
The FCA accused the firms of “promoting and/or operating collective investment schemes (CISs) in the UK illegally and without our authorisation”.
Judge Nicolas Strauss QC ruled that the schemes were collective investment schemes. 
The fact that the investment schemes were not authorised by the FCA means that they were operating illegally.
The FCA took out the case against the companies and individuals in July 2013.
The case focussed on two investment schemes: African Land (also known as Agri Capital) which offers investments in rice farm harvests in Sierra Leone, and is operated by African Land Limited and Reforestation Projects (also known as Capital Carbon Credits) which offers investments in carbon credits generated from land in Sierra Leone, Brazil and Australia. It is operated by Reforestation Projects Limited.
To sell the land, Capital Alternatives was advertising “Projected returns up to 175 percent in over five years.”

Developer <a href="https://www.apartments.com.au/developers/bottega-property-group">Bottega House</a> has secured council approval for its first Brisbane project - a $270 million luxury residential development on an absolute riverfront site in leafy St Lucia.&nbsp;

The 15-storey project, known as <a href="https://www.apartments.com.au/new-apartments/st-lucia-by-bottega-house-180-macquarie-street-st-lucia-qld-4067">St Lucia by Bottega House</a> , will occupy a prime north-facing site at 178-180 Macquarie Street, directly fronting the Brisbane River in the established inner-west suburb known for its rowing clubs, golf courses and sprawling University of Queensland campus.&nbsp;

St Lucia by Bottega House will feature a suite of amenities including dedicated wellness spaces, a mineral pool and cold plunge. The project has been positioned to attract affluent owner-occupiers seeking high-quality, house-sized apartments.&nbsp;

Bottega House has been set up by co-directors Nick Malloch, Louis Mennes and Craig Marsh.

Malloch said the project drew inspiration from its Brisbane River setting and leafy inner-west surrounds, while responding to the demands of discerning locals looking to transition from freestanding homes into apartment living.&nbsp;

Sherpa, which has a $1.7 billion pipeline across Southeast Queensland, intends to bring a cohort of apartments exclusively for first homebuyers into its proposed 186-apartment project to be built at 2 Cordelia Street.

The Sherpa model has already been incredibly well received from their Gold Coast projects, where Sherpa Group set aside a number of apartments exclusively for first homebuyers.

The new $320 million project marks Sherpa Group's second development in Brisbane, following its $255 million Symphony project, also on Cordelia Street, which is currently under construction.

Symphony will deliver 146 apartments across 28 levels, offering a mix of one, two and three-bedroom apartments. With 114 already sold, construction by <a href="https://www.apartments.com.au/builders/lps-group">LPS Group</a> is scheduled for completion in 2028.

Sherpa acquires new site for second Brisbane apartment tower

One of North Sydney's best-known commercial buildings could become hundreds of new homes, with insurance giant Zurich Australia lodging a State Significant Development Application (SSDA) to transform 5 Blue Street into a mixed-use residential development above North Sydney Station.

Rather than demolishing the existing building and starting again, Zurich is proposing an adaptive reuse project that would convert the landmark office building into a 15-level residential development delivering 62 apartments, 86 affordable co-living dwellings, activated retail and significant upgrades to the Blue Street Plaza.

The proposal reflects a growing trend of commercial property owners repositioning ageing office assets into residential housing as Sydney grapples with housing supply shortages and changing workplace demand.

Designed by fjcstudio, the proposal seeks to retain and adapt much of the existing structure while creating a contemporary residential address that better connects with the public domain surrounding North Sydney Station.

The application proposes two basement levels, ground floor retail, affordable co-living accommodation across the podium levels, and apartments above, while preserving and enhancing the publicly accessible Blue Street Plaza.

Rather than pursuing maximum apartment numbers, Zurich has opted for a housing mix heavily weighted towards larger owner-occupier residences.

The proposal includes 62 build-to-sell apartments comprising 12 one-bedroom, 19 two-bedroom, 29 three-bedroom apartments and two premium penthouses. It also incorporates 86 affordable co-living dwellings, which would be managed in perpetuity by a Community Housing Provider.

That balance between traditional apartments and affordable housing reflects the NSW Government's push to increase housing diversity around major transport infrastructure.

The proposal has been lodged concurrently with a rezoning application, with Zurich arguing the site is ideally positioned to support additional housing given its immediate proximity to public transport, employment and services.

"The proposal aims to respond to the housing challenges facing Sydney through the delivery of diverse housing types in a highly accessible location," the design report by fjcstudio states. It also seeks to improve pedestrian amenity through upgrades to Blue Street Plaza while creating a high-performing residential building that responds to the surrounding context.

Rather than replacing the commercial building, fjcstudio has developed a design that works with the existing structural framework above the rail corridor, an approach that significantly reduces demolition while allowing the site to be repositioned as a mixed-use residential precinct.

The existing structural constraints have informed much of the building's design, including its relationship with Blue Street and surrounding public spaces.

The building has been designed as a slender tower rising above a clearly defined podium, with vertically expressed façades intended to reduce the perceived bulk while reinforcing North Sydney's emerging skyline.

According to fjcstudio, the architectural language responds directly to the surrounding commercial towers while maintaining a finer grain expression more closely aligned with the neighbouring Lavender Bay streetscape.

The tower incorporates articulated façade elements, landscaped podium edges and recessed upper levels to soften its appearance and improve pedestrian amenity below.

A significant component of the proposal is the revitalisation of Blue Street Plaza.

The existing public space has long served as one of the primary pedestrian connections between North Sydney Station, Greenwood Plaza and Blue Street, yet its role is expected to become even more important following the opening of Sydney Metro.

Zurich's proposal seeks to strengthen that role by improving landscaping, introducing new retail frontages, enhancing pedestrian permeability and creating more active edges throughout the day and evening.

Ground floor retail would wrap the plaza, while separate residential and co-living entries have been designed to improve wayfinding without reducing street activation.

Landscape design has been integrated throughout the podium and public realm, softening what is currently one of the most heavily urbanised parts of North Sydney.

The project forms part of the continuing transformation of North Sydney from a predominantly commercial CBD into a genuine mixed-use city centre.

Since the completion of Victoria Cross Metro Station, developers have increasingly shifted their attention towards residential projects capable of leveraging the area's unparalleled transport connectivity.

Aqualand continues to expand its Lower North Shore presence following the completion of AURA on Walker Street and its recent St Leonards and Roseville proposals.

Developers are also progressing projects throughout Walker Street, Miller Street and the Victoria Cross precinct as demand for well-located owner-occupier apartments continues to strengthen.

Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.

The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.

The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.

The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.

The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;

PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.

The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.

Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.

"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.

Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.

A major focus of the design has been the public domain.

The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.

The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.

Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.

Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.

Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.

Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.

Aqualand is also expanding its development pipeline following the launch of its luxury residential brand, Aqualand Prestige. The developer has delivered a string of high-end apartment projects across Sydney's affluent suburbs over the past decade, most recently AURA by Aqualand on Walker Street in North Sydney.

First look: Aqualand pushes ahead with Chatswood apartment tower as SSDA lodged for Archer Street

Mass timber is becoming an increasingly popular construction material in apartment developments, but Adelaide developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> is taking the approach a step further.

At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.

The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.

Wellness isn't confined to a gym or shared resident facility at Flowe. Instead, Fieldwork embedded the concept into the building itself.

The development has been split into two residential wings connected by a naturally ventilated central breezeway, replacing traditional enclosed corridors with open-air walkways that improve natural light, encourage cross ventilation and create more opportunities for neighbourly interaction.

The building's architecture also reflects Bowden's industrial heritage. The lower podium references the area's historic brick and sandstone buildings, while the upper levels transition to exposed CLT, allowing the timber structure to become a defining feature throughout the apartments and shared spaces.

The use of mass timber sits alongside a range of sustainability initiatives, including a fully electric, gas-free design, rooftop solar and a targeted 5 Star Green Star rating.

Blackbutt engineered timber flooring, exposed CLT ceilings, porcelain surfaces and warm timber joinery create a calming interior palette, while low-VOC finishes and responsibly sourced materials have been selected to improve indoor air quality.

Kitchens have been designed as the centrepiece of each apartment, featuring porcelain island benchtops, timber-look cabinetry and brushed steel tapware, with layouts that maximise natural light and ventilation.

The more traditional interpretation of wellness comes in the form of Level Eleven, a two-storey wellness club spanning the ground floor, mezzanine and first floor.

The facility will include a gym, yoga and reformer Pilates studios, Finnish and infrared saunas, magnesium hot and cold plunge pools, and dedicated recovery spaces. Unlike many residential wellness facilities, Level Eleven will also operate commercially, allowing the broader Bowden community to access the venue while giving residents exclusive membership benefits.

The ground floor has also been designed around everyday living. A café overlooking Bowden Village Reserve will activate the street frontage, while a bike workshop with tool storage, co-working space and dog wash has been incorporated to support daily routines and encourage interaction between residents.
