Giovanni D'Ercole, the jewellery designer of Love and Hatred, has listed the River House, a five bedroom home in the Byron Bay hinterland.
Tucked away on the sub-tropical ridge, the 42 ha property has been listed through Nicolette van Wijngaarden at Unique Estates Australia with a $3.7 million asking price.
<a href="https://www.realestate.com.au/property-house-nsw-coorabell-118612343" target="_blank">The timber home</a>, entered through antique Indian doors, comes with cathedral ceilings. It has a spa therapy room with a hydrotherapy tub.
The 2005-built home is surrounded by stands of old native rainforest with small creeks that all feed into the billabong at the front of the house.
It comes with approval for six rural tourism cottages. 
D'Ercole paid $1.7 million in 2007 when it was bought from Mark Morgan. His other nearby property, Coorabella, the magical 125-year-old home on 23 hectares, remains a holiday rental. It was briefly listed for sale in 2013 at $7.5 million.
Panoramix Studio founder Bertrand Lalanne and his wife, Dianne secured the district's highest sale when La Grande Vue, their Peter Hobbs-designed home on a hectare holding sold at $4.25 million through Liam Annesley at LJ Hooker earlier this year.
Singer Natalie Imbruglia recently spent $1.3 million on a two hectare property with shack through Glen Irwin, of LJ Hooker Byron Bay.
Another recent Coorabell sale saw the veteran recording studio, The Music Farm sold at $2.9 million.

Bird baths are a familiar sight in Australian gardens but surprisingly little is known about the precise role they play in the lives of birds.
In a dry continent such as Australia, bird baths may be vital to supporting an otherwise stressed bird population. We wanted to find out more, so we enlisted the help of thousands of citizen scientists across Australia to gather as much data as we could on how birds use bird baths. 
And so the Bathing Birds Study was born. Started by researchers at Deakin University and Griffith University in 2014, this study involved collecting data online from 2,500 citizen scientists on bathing birds all over Australia.
The study has revealed so far that bird baths are much more than just ornamental splash pools for feathered visitors. They’re also a site where animals socialise and intense rivalries play out. Human choices – such as the design of the bird bath, where it is located and how often it is cleaned – can have a big impact on birds.
<h2>Different baths for different birds</h2>
The majority of participants in the Bathing Birds Study monitored the traditional pedestal or elevated bath type.
Cats are a big risk to garden birds, so elevated or pedestal baths are a good idea. They help keep birds safe from cats.
Baths should be situated near plants so smaller birds can have refuge if they are disturbed. Stones or rocks in the centre of the bath can give smaller birds a place to perch while bathing. 
Birds need to groom their feathers daily, so don’t assume they’re only visiting bird baths on hot summer days. Birds need baths in winter too. We even had reports from some of our citizen scientists of birds trying to break ice in baths to access the water.
It can take time for birds to find a new water source but they will find it. Other types of baths, such as pots or saucers on the ground, can provide water for a range of wildlife species. We had records of koalas, foxes, snakes and even echidnas using baths – so consider having multiple types of water baths in your garden. 
<h2>Bath bullies</h2>
The Bathing Birds Study found that different bird species dominated bird baths depending on state or region. 
In South East Queensland and New South Wales, aggressive noisy miners and rainbow lorikeets were most frequently recorded at baths. Introduced birds and wattlebirds were more common in the cooler states of Victoria, South Australia and Tasmania.
The Bathing Bird Study also found that certain birds can act as bullies at baths and prevent other birds from using it by standing guard.
This type of behaviour can be directed toward smaller and/or less aggressive birds so having a range of bath types (such as a pot or saucer on the ground, hanging bath or multiple elevated baths) in your garden will give all birds a place to drink and bathe. 
<h2>A clean bath is a good bath</h2>
Like all bathrooms, the garden bird bath needs regular cleaning. A dirty bath can spread disease and birds can be susceptible to infection where many species and individuals are congregated at communal watering stations.
For example, infected parrots can spread beak and feather disease to other parrots when they bathe and drink together. 
Another risk is that birds will, in time, grow too dependent on bird baths or feeding stations. How might they cope if the food and water is withdrawn during certain periods or not adjusted to reflect the prevailing need of birds?
The Bathing Birds Study also showed that many people refilled their bird baths more frequently in summer than in winter and regularly clean the baths.
<h2>Is feeding birds good or bad? Let’s find out!</h2>
Many people enjoy providing food for birds as well as water. At this stage, we do not know whether this has a positive or negative effect on birds.
It is important to understand the ecological and behavioural effects of feeding in Australia as almost all information from other countries regarding bird feeding simply does not apply here. 
Feeding of wild birds is an important activity for large numbers of people. For many, it is a significant way of connecting with nature. 
The Australian Bird Feeding and Watering Study, an extension of the Bathing Birds Study, aims to find out more about how exactly birds interact with feeders and bird baths – and how human choices can either help or hinder these feathered visitors. 
We’ve just completed the winter stage of our research, which involved collecting responses online from 3,500 citizen scientist participants. Nearly 7,000 have signed up to take part in the feeding study so far, and we are now recruiting for the summer stage. We hope to one day develop guidelines for people who feed and/or provide water for birds so they can do so with minimum risk to the birds.

Bath bullies, bacteria and battlegrounds: the secret world of bird baths

Street protests against popular “sharing” economy firms Uber and Airbnb have become commonplace around the world.
Both these sector giants are succeeding in circumventing market regulations in many markets in areas including tax and labour law, creating concerns not just among workers but the broader public.
Direct action against these companies has not been the only response. Co-operatives and new platforms that offer workers equity or customers a “purpose” are growing in number.
One example is Canadian firm Stocksy, which brings together more than 900 photographers and redistributes 90% of profits to the artists. Loconomics adopts a similar approach. It is a co-operative owned by service professionals from massage therapists to dog walkers that operates with a strict principle of one member one vote. 
These innovative co-operative startups are up against corporations with deep pockets. But they can build on the much broader worker co-operative movement, which emerged in the mid to late 19th century as a response to increasing pressure from changing market structures. At that time, bigger companies undercut quality and used unfair labour practices, particularly low pay. They also restricted attempts by workers to organise better conditions – a situation that has obvious parallels in the platform-enabled economy. 
Co-operatives and mutuals can also be customer and community owned. These organisations echo the increasing interest in social entrepreneurship and corresponding business models that enable the pursuit of both social and financial returns. 
For instance, Fairmondo aims to change e-commerce by creating a global online marketplace based on a federation of national co-operatives. Scaling such models in order to compete globally is of course a challenge.
Co-operatives are also emerging as popular organisational structures for social entrepreneurs. For example, Hepburn Wind Farm is a locally owned co-operative in Daylesford, Victoria, that owns and operates two wind turbines. These provide enough clean energy for more than 2,000 homes in the community. 
There are about 2,000 mutual businesses and co-operatives in Australia. The top 100 of these businesses represented a turnover of A$28 billion in 2013/14, growing at a yearly rate of 14%. This demonstrates the sustainability of such models.
There are also calls for co-operatives in Australia to be allowed to more ready access to funding opportunities beyond membership, including crowdsourced equity platforms, as is occurring in other countries. 
This resurgence in interest in co-operatives reflects broader developments and trends in the “social economy”. One growing trend impacting retail spending and the philanthropic sector is people turning from simply donating to a charitable cause to actively being members of purpose organisations and engaged in “purpose spending”. Examples include  thankyou, new Sydney café Gratia and TOMS with their buy-one-give-one model. 
Purpose spending goes further than ethical consumerism and “doing no harm”, by enabling consumers to buy from organisations with a social purpose as their main function. 
Our current research with Chuffed, one of Australia’s largest civic crowdfunding platforms, points to this emerging trend in purpose spending. 
Chuffed users have raised A$10 million in 3,000 campaigns across 20 countries over the past three years. One in five of these fundraisers have been “value-exchange campaigns”, where donors receive a reward/good/service in return.
It might well be that membership, crowdfunding and impact investing are not enough to provide the resources necessary to compete with giant global platforms. But in a world where the race to global market share and brand domination is key to success, mixed models hold some promise. 
For instance, Juno, a recently created startup in the ride-sharing business, received its initial funding from classic investors – not workers or customers. However, its model promises fairer treatment of drivers by adopting an equity structure that will facilitate drivers’ owning 50% of the business in coming years. The result is a hybrid between the usual startup model and the member-owned model. 
Though still in its infancy, Juno has signed up more then 8,500 drivers since its launch seven months ago. 
Co-operatives are an organisational and financial model at the interface of major technological, business and societal trends: the sharing economy, social entrepreneurship, impact investing and social purpose spending. 
Although not always living up to their ideals, co-operatives and other versions of employee ownership can offer alternatives to the “Uberisation” of work.

The ‘Uberisation’ of work is driving people to co-operatives

Those looking to get a piece of the Australian dream of buying a home are still falling victim to the shadow property market of rent-to-buy deals, a new report shows.
In a typical rent-to-buy deal, the buyer agrees to an inflated property price, then pays market rent (or above), an “option fee” to buy the property in several years’ time, and in some cases a deposit and outgoings. The option fees are at least partly credited to the purchase price. The catch is that the buyer has to refinance with a mainstream lender to buy the home by the time the rent-to-buy deal expires. 
People who have signed up to rent-to-buy deals find it virtually impossible to refinance. The Consumer Action Law Centre has seen no examples of successful rent-to-buy deals. They are extremely risky financially and the legal protections for buyers are grossly inadequate.
In vendor finance schemes, the buyer agrees to an inflated property price, then pays a deposit, instalments, outgoings and, in some cases, their First Home Owner Grant. Vendor finance agreements are typically for between two and 30 years. However, the buyer will often need to refinance within several years and will face the same obstacles as in rent-to-buy deals.
The Consumer Action Law Centre report, Fringe Dwellings: The vendor finance and rent-to-buy housing black market, collected and published 10 case studies from Victoria and beyond. The studies detail the experiences of people across Australia who have bought into these schemes. There are some striking similarities between these cases.
The sales pitch is the same – “Own a home quickly and easily”, “Buy without a bank!”, “Tell the landlord to shove it!” and so on. The dream of home ownership is a very easy sell, especially to someone who thought it was out of their reach.
There are many examples of failed vendor finance deals. Many buyers have paid significant amounts towards what they hope will be their home, only to find they cannot complete the purchase and will lose everything.
The people who fall victim to these schemes don’t have the income, savings or credit history to get a mortgage. Often the banks have said no and people are drawn in by someone who seems to understands their predicament and finally says yes. 
In most cases the deals were unaffordable from the beginning. The purchase price is well in excess of market value and the repayments are much higher than you’d see in a mainstream mortgage.
<h2>How people fall into the trap</h2>
Owning your own home is at the centre of the modern Australian dream. Yet this dream is increasingly out of reach of many as housing affordability worsens with rocketing property prices in our major cities. A report published earlier this year by the Australian Population Research Institute cited international research data ranking Sydney and Melbourne as second and fourth respectively among the most unaffordable locations in the world across the 86 major markets surveyed.
So it’s no wonder that people will go to extreme lengths, and are susceptible to the seductions of smooth-talking property spruikers, as they chase the dream of home ownership.
The legal framework is almost impossible for an individual to navigate without expert advice. In Victoria alone, there are nine pieces of state and federal legislation that can apply to rent-to-buy and/or vendor finance arrangements.
Although the various deals are sold to buyers in much the same way, it’s when they unravel that the complicated nature of the deals comes to light. This is essentially a black market, because it does not sit within established property markets or laws. 
<h2>How common is this in Australia?</h2>
Such schemes have a long history in Australia and elsewhere but have achieved somewhat of a renaissance with the rise of the people who promote these schemes. 
Unfortunately, it is difficult to identify how many people have entered into these sorts of schemes due to a lack of available data. Answers to questions in the census also do not provide this information. For the most part, therefore, these transactions are invisible.
As the property has not changed hands, there is no record on the title to the land and consumers rarely register caveats. However, the Consumer Action Law Centre and other legal services around Australia have assisted clients regarding these schemes in recent years. 
In addition to this, there is an unhealthy level of interest in getting involved in these schemes. Thousands of potential brokers have attended vendor finance and rent-to-buy promotions in Australia. We Buy Houses Pty Ltd, the biggest of the operators, had a turnover of $20 million between January 2011 and June 2014. The role that some lawyers play in the establishment of the schemes is another concern. 
<h2>What can be done?</h2>
These schemes operate in a legal twilight zone. The patchwork of state and federal laws does not adequately regulate these transactions. 
Depending on the structure of the particular transaction and the jurisdiction in which it occurs, some consumers may qualify for some legal protection while others simply fall through the cracks. Given the already onerous financial and emotional burdens incurred, consumers may recoil at the prospect of further expense and stress through engagement with the legal system. 
Obviously the best course is to discourage consumers from entering into these transactions in the first place, so more public awareness of the pitfalls is desirable. The reality is, however, that the tantalising prospect of home ownership will mean that many hopeful but vulnerable homebuyers will still enter into these transactions. Proactive legal intervention is necessary and urgent.
As suggested by the Consumer Action Law Centre, the most effective solution would be to prohibit such schemes. Their track record in Australia and elsewhere is poor. The only benefit flows to the broker. 
Failing this, property investment advice should be more tightly regulated. 
The Corporations Act and the Australian Securities and Investments Commission Act impose tight regulations upon other forms of financial advice and all of these transactions should be no exception. Also purveyors should be licensed under the national credit laws to ensure compliance with national standards and make sanctions available for non-compliance. 
These measures are essential to ensure that advice provided complies with existing regulation, that consumers are aware of the pitfalls of the schemes and that an especially vulnerable cohort of consumers is protected. 
Another concern is the coverage of existing national and state laws. It is ironic that, in many cases, these transactions do not fall under the national credit law, the cornerstone of responsible lending and protection from unjust contracts. 
State legislatures, which have carriage of real property laws, also have a role to play. Again, depending on the the structure of the transaction, laws could potentially overlap and yet other scenarios are not addressed at all. 
Finally, regulators should use consumer protection laws to pursue these schemes. These laws prohibit misleading or deceptive and unconscionable conduct – although proving these legal standards before a court can be onerous. 
The Consumer Action Law Centre’s suggestion of an extension of the provisions to include unfair trading – especially within the context of the ongoing review of the Australian Consumer Law – is timely.
These types of shonky schemes are not new and their shortcomings cannot be denied. The desire for a home means that many consumers will be vulnerable, especially in a time of declining home affordability and tighter credit. It seems we have reached a point where a national approach to the regulation of these transactions is not just desirable, but essential.

Eager homebuyers still falling victim to shadowy rent-to-buy deals

Michael and Judy McMahon, from the iconic Rose Bay restaurant Catalina's, have decided to depart Potts Point after a little more than a year in the neighbourhood.
They are apparently off to Double Bay.
<a href="https://www.realestate.com.au/property-apartment-nsw-potts+point-123550046" target="_blank">Their Potts Point apartment</a> with views out towards the Opera House has been listed for sale.
After 15 years living opposite their harbourfront restraurant, they bought off the plan through Richardson &amp; Wrench agent Andrew Hoggett, paying $2.6 million in 2013, then moving in on its mid-year 2015 settlement. 
Some 19 of the original 22 buyers still remain on the Wylde Street complex. The most recent sale was when the international jeweller Tony White sold for $3.35 million to his tenant, the airline industry executive Lisa Brock. White had paid $2.3 million off the plan.
Michael and Judy both began their careers with the late Len Evans, working at the legendary Bulletin Place. In 1978, they made the move to Gay and Tony Bilson's Berowra Waters Inn, Michael as floor manager and Judy as their first female waitress. 
The McMahon's own harbourfront restaurant has been running at Rose Bay now 22 years, with their children James and Kate involved.

Catalina's Michael McMahon lists at Potts Point

The 479-berth Mackay Marina is on the market. The marina - twice winner of the MIA's Marina of the Year award – plus the adjacent waterfront commercial village and shipyard is being sold by Brisbane-based developer, Port Binnli Group.
It established the facility in stages during the early 2000s.
The sale is being handled by Resort Brokers Australia agent Trudy Crooks, according to the marinebusiness.com.au website.
Located midway between Brisbane and Cairns, the Mackay Marina and adjacent properties cover almost 25 hectares, including the 20.8-hectare marina basin on a 99-year seabed lease (expiry 2098), along with freehold land covering four hectares.
Port Binnli Group, headed by directors Malcolm Hall-Brown, Peter Hooke and Neil Morris, recently sold Raby Bay Marina on Brisbane’s bayside.
The company is now focused on a $1 billion master-planned community on Brisbane’s north side, incorporating the Northeast Business Park and 1,500-lot North Harbour residential and marina precinct, in partnership with the construction giant Laing O’Rourke.

We've noted the composition of one, two and three bedroom apartments in each suburb, as well as the average sizes of internal and outdoor (balcony) areas.
As a benchmark for comparison, Table 1 (above) shows the current average apartment size (indoor area only) in inner Melbourne.  Note that the majority of Cremorne apartments sampled are from the proposed development at 2 Gough Street and is thus more of a reflection of this specific building than the entire suburb.

Apartment prices in Sydney more expansive than houses everywhere else in the country: CoreLogic

A Chinese consortium have proposed a water theme park, international hotel, boutique residences, indoor go-karting track, spa resort, hot springs centre, and prestige golf academy at the Moonah Links golf course on Melbourne's Mornington Peninsula.
The estimated cost could be as high as $600 million.
The owners — a consortium of Chinese and Chinese-Australian business people — have presented their plans to the Minister for Tourism and Major events, John Eren.

Mornington's Moondah Links set for theme park transformation

Melbourne real estate agency Hockingstuart has been fined $330,000 fine after admitting to underquoting properties advertised for sale.
The punishment was handed down in the Federal Court with Justice John Middleton saying the matter was serious.
“Price is an essential piece of information about the property being offered for sale for prospective buyers,” he said.
“Buyers should be able to rely on correct information to make an informed decision.”
Simon Jovanovic, CEO of hockingstuart advised he takes "very seriously" the need for his franchisees to accurately price properties in marketing.
"Our Richmond office has already implemented a number of changes including establishing a rigorous in-house compliance program to ensure this doesn’t happen again.
"As Justice Middleton referred to in his judgment, this is a substantial penalty for a company the size of hockingstuart Richmond.
"We are disappointed with the severity of the penalty handed down and the example being made of our Richmond office for what is an issue that impacts the real estate industry as a whole," Simon Jovanovic said.
Sitesh Bhojani, for the director of CAV, told the court one Hockingstuart, Richmond, agent, Daniel Atsis, told a vendor who had expressed concerns about the advertising of his property via email that “unfortunately there’s a culture of underquoting in Richmond. The price range is used more as a marketing tool than an indication.”
The court heard that another implicated agent, Trent Stewart, wrote to a client: “We want to get the best price for you, and the best way to do that is to create an illusion of a bargain”.
The agency admitted to misleading and deceiving buyers in 2014 and 2015. It was fined $30,000 for each of the 11 breaches of consumer laws by its Richmond branch associated with houses listed across Richmond and Kew.
“The manipulation of the ‘agent’s estimate of selling price’ for the properties did demonstrate the lengths that Hocking Stuart Richmond went to in creating its enticing (but illusory and misleading) marketing web. There was a conscious decision to engage in the conduct.”.
Victoria Consumer Affairs told the court Hockingstuart misled buyers about 11 properties including 310/59 Coppin Street, Richmond, which sold for $545,000.
The sale of 278 Mary Street, Richmond, for $955,000 in August 2014 was another of the properties investigated. 
Other properties named in the legal action were a two-bedroom apartment in Docker Street, Richmond, which sold for $667,000 and a grand Edwardian in Kew’s Barkers Road, sold for $955,000.
In NSW the major case of alleged underqoting saw the magistrate of Blacktown Local Court dismissing all charges against BresicWhitney Estate Agents Pty Ltd earlier this year.
After a considerably delayed trial, the dismissal came on a technicality concerning the term ‘employee’ in the Property Stock and Business Agents Act 2002 (the Act).
In this case the ‘operating’ arm of the business was the licence holder and undertook the business of a real estate agent.
A subsidiary company ‘employed’ the employees.
As a result the court found the ‘employees’ who made the statements about price, which were less than the estimated selling price in the agency agreement, were not technically employed by the licensed agent.
"This is not the policy intent of the provisions and in his findings the Magistrate acknowledged the likelihood that the business was structured in a way that would insulate it to some degree against liability in the event of such matters," a department spokesperson advised.
The NSW consumer watchdog advised the more serious price discrepancy alleged was at Double Bay, where the publicly published price guidance reputedly did not match the private agency agreement documentation in the office paperwork.
The Murilla apartment at 62/543-545 New South Head Road had a reported price guide of over $1.5 million, but Fair Trading investigations revealed the selling price estimate in the agency agreement at the low end of $1.6 million.
The prosecutions were only the third in a decade.

Hockingstuart fined $330,000 for underquoting

Developer <a href="https://www.apartments.com.au/developers/bottega-property-group">Bottega House</a> has secured council approval for its first Brisbane project - a $270 million luxury residential development on an absolute riverfront site in leafy St Lucia.&nbsp;

The 15-storey project, known as <a href="https://www.apartments.com.au/new-apartments/st-lucia-by-bottega-house-180-macquarie-street-st-lucia-qld-4067">St Lucia by Bottega House</a> , will occupy a prime north-facing site at 178-180 Macquarie Street, directly fronting the Brisbane River in the established inner-west suburb known for its rowing clubs, golf courses and sprawling University of Queensland campus.&nbsp;

St Lucia by Bottega House will feature a suite of amenities including dedicated wellness spaces, a mineral pool and cold plunge. The project has been positioned to attract affluent owner-occupiers seeking high-quality, house-sized apartments.&nbsp;

Bottega House has been set up by co-directors Nick Malloch, Louis Mennes and Craig Marsh.

Malloch said the project drew inspiration from its Brisbane River setting and leafy inner-west surrounds, while responding to the demands of discerning locals looking to transition from freestanding homes into apartment living.&nbsp;

"With an expansive river frontage and lush green surrounds, we knew we had to create something special that reflects the natural beauty of the location while offering residents masterfully crafted homes," said Malloch.&nbsp;

Three-bedroom apartments are expected to start around $5 millio. Selling agents Keenan &amp; Byrne said the pricing strategy for the project was anticipated to achieve upwards of $25,500 per square metre.&nbsp;

The project's development approval this week follows the success of Bottega House's inaugural Queensland project - a 22-storey collection of full-floor sky homes at Broadbeach on the Gold Coast which included the sale of a two-storey penthouse at a record price for a beachside residence.&nbsp;

St Lucia by Bottega House is expected to launch to market in November, with construction anticipated to be completed mid 2029.

<a href="https://www.apartments.com.au/developers/sherpa-property-group">Sherpa Property Group</a> is advancing its affordable apartment model into Brisbane with the acquisition of another site at Cordelia Street in South Brisbane for $27 million.

Sherpa, which has a $1.7 billion pipeline across Southeast Queensland, intends to bring a cohort of apartments exclusively for first homebuyers into its proposed 186-apartment project to be built at 2 Cordelia Street.

The Sherpa model has already been incredibly well received from their Gold Coast projects, where Sherpa Group set aside a number of apartments exclusively for first homebuyers.

The new $320 million project marks Sherpa Group's second development in Brisbane, following its $255 million Symphony project, also on Cordelia Street, which is currently under construction.

Symphony will deliver 146 apartments across 28 levels, offering a mix of one, two and three-bedroom apartments. With 114 already sold, construction by <a href="https://www.apartments.com.au/builders/lps-group">LPS Group</a> is scheduled for completion in 2028.

Sherpa acquires new site for second Brisbane apartment tower

One of North Sydney's best-known commercial buildings could become hundreds of new homes, with insurance giant Zurich Australia lodging a State Significant Development Application (SSDA) to transform 5 Blue Street into a mixed-use residential development above North Sydney Station.

Rather than demolishing the existing building and starting again, Zurich is proposing an adaptive reuse project that would convert the landmark office building into a 15-level residential development delivering 62 apartments, 86 affordable co-living dwellings, activated retail and significant upgrades to the Blue Street Plaza.

The proposal reflects a growing trend of commercial property owners repositioning ageing office assets into residential housing as Sydney grapples with housing supply shortages and changing workplace demand.

Located directly above North Sydney Metro and train station, the 3,051 sqm site occupies one of the most strategically positioned parcels of land on Sydney's Lower North Shore.

Designed by fjcstudio, the proposal seeks to retain and adapt much of the existing structure while creating a contemporary residential address that better connects with the public domain surrounding North Sydney Station.

The application proposes two basement levels, ground floor retail, affordable co-living accommodation across the podium levels, and apartments above, while preserving and enhancing the publicly accessible Blue Street Plaza.

Rather than pursuing maximum apartment numbers, Zurich has opted for a housing mix heavily weighted towards larger owner-occupier residences.

The proposal includes 62 build-to-sell apartments comprising 12 one-bedroom, 19 two-bedroom, 29 three-bedroom apartments and two premium penthouses. It also incorporates 86 affordable co-living dwellings, which would be managed in perpetuity by a Community Housing Provider.

That balance between traditional apartments and affordable housing reflects the NSW Government's push to increase housing diversity around major transport infrastructure.

The proposal has been lodged concurrently with a rezoning application, with Zurich arguing the site is ideally positioned to support additional housing given its immediate proximity to public transport, employment and services.

"The proposal aims to respond to the housing challenges facing Sydney through the delivery of diverse housing types in a highly accessible location," the design report by fjcstudio states. It also seeks to improve pedestrian amenity through upgrades to Blue Street Plaza while creating a high-performing residential building that responds to the surrounding context.

Rather than replacing the commercial building, fjcstudio has developed a design that works with the existing structural framework above the rail corridor, an approach that significantly reduces demolition while allowing the site to be repositioned as a mixed-use residential precinct.

The existing structural constraints have informed much of the building's design, including its relationship with Blue Street and surrounding public spaces.

The building has been designed as a slender tower rising above a clearly defined podium, with vertically expressed façades intended to reduce the perceived bulk while reinforcing North Sydney's emerging skyline.

According to fjcstudio, the architectural language responds directly to the surrounding commercial towers while maintaining a finer grain expression more closely aligned with the neighbouring Lavender Bay streetscape.

The tower incorporates articulated façade elements, landscaped podium edges and recessed upper levels to soften its appearance and improve pedestrian amenity below.

A significant component of the proposal is the revitalisation of Blue Street Plaza.

The existing public space has long served as one of the primary pedestrian connections between North Sydney Station, Greenwood Plaza and Blue Street, yet its role is expected to become even more important following the opening of Sydney Metro.

Zurich's proposal seeks to strengthen that role by improving landscaping, introducing new retail frontages, enhancing pedestrian permeability and creating more active edges throughout the day and evening.

Ground floor retail would wrap the plaza, while separate residential and co-living entries have been designed to improve wayfinding without reducing street activation.

Landscape design has been integrated throughout the podium and public realm, softening what is currently one of the most heavily urbanised parts of North Sydney.

Large framed openings along the western elevation maximise harbour outlooks, while the eastern apartments have been angled towards the south-east to improve privacy from neighbouring development.

The project forms part of the continuing transformation of North Sydney from a predominantly commercial CBD into a genuine mixed-use city centre.

Since the completion of Victoria Cross Metro Station, developers have increasingly shifted their attention towards residential projects capable of leveraging the area's unparalleled transport connectivity.

Aqualand continues to expand its Lower North Shore presence following the completion of AURA on Walker Street and its recent St Leonards and Roseville proposals.

Developers are also progressing projects throughout Walker Street, Miller Street and the Victoria Cross precinct as demand for well-located owner-occupier apartments continues to strengthen.

Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.

The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.

The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.

The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.

The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;

PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.

The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.

Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.

"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.

Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.

A major focus of the design has been the public domain.

The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.

The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.

Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.

Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.

Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.

Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.

Aqualand is also expanding its development pipeline following the launch of its luxury residential brand, Aqualand Prestige. The developer has delivered a string of high-end apartment projects across Sydney's affluent suburbs over the past decade, most recently AURA by Aqualand on Walker Street in North Sydney.

It has since quietly assembled its next wave of projects.

Earlier this year Aqualand launched Boronia in Roseville, a boutique 111-apartment development on Larkin Street. The project is one of the first significant apartment developments to launch in the suburb ahead of what is expected to become one of Sydney's most active new housing precincts under the NSW Government's Low and Mid-Rise Housing reforms, which allow greater density around train stations.

First look: Aqualand pushes ahead with Chatswood apartment tower as SSDA lodged for Archer Street

Mass timber is becoming an increasingly popular construction material in apartment developments, but Adelaide developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> is taking the approach a step further.

At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.

The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.

Wellness isn't confined to a gym or shared resident facility at Flowe. Instead, Fieldwork embedded the concept into the building itself.

The development has been split into two residential wings connected by a naturally ventilated central breezeway, replacing traditional enclosed corridors with open-air walkways that improve natural light, encourage cross ventilation and create more opportunities for neighbourly interaction.

"Rather than treating wellness as something that only happens on the ground floor, our response integrates it throughout the building, which led us to ask what it really means to design a healthy building," Fieldwork Director Quino Holland said.

The building's architecture also reflects Bowden's industrial heritage. The lower podium references the area's historic brick and sandstone buildings, while the upper levels transition to exposed CLT, allowing the timber structure to become a defining feature throughout the apartments and shared spaces.

The use of mass timber sits alongside a range of sustainability initiatives, including a fully electric, gas-free design, rooftop solar and a targeted 5 Star Green Star rating.

Inside the residences, the focus remains on natural, durable materials. Blackbutt engineered timber flooring, exposed CLT ceilings, porcelain surfaces and warm timber joinery create a calming interior palette, while low-VOC finishes and responsibly sourced materials have been selected to improve indoor air quality.

Kitchens have been designed as the centrepiece of each apartment, featuring porcelain island benchtops, timber-look cabinetry and brushed steel tapware, with layouts that maximise natural light and ventilation.

The more traditional interpretation of wellness comes in the form of Level Eleven, a two-storey wellness club spanning the ground floor, mezzanine and first floor.

The facility will include a gym, yoga and reformer Pilates studios, Finnish and infrared saunas, magnesium hot and cold plunge pools, and dedicated recovery spaces. Unlike many residential wellness facilities, Level Eleven will also operate commercially, allowing the broader Bowden community to access the venue while giving residents exclusive membership benefits.

The ground floor has also been designed around everyday living. A café overlooking Bowden Village Reserve will activate the street frontage, while a bike workshop with tool storage, co-working space and dog wash has been incorporated to support daily routines and encourage interaction between residents.
