Melbourne's top sale was a contemporary home at St Kilda.
The five bedroom 1880s home with modern Nicholas Murray-designed extension at <a href="https://www.realestate.com.au/sold/property-house-vic-st+kilda-123935874" target="_blank">10 Charlotte Place</a> fetched $4.4 million.
The property last traded at $875,000 in 2004 offering an unusually large parcel of land in St. Kilda with detached heritage graded weatherboard Victorian residence.
The brief to <a href="https://nma.net.au/project/charlotte-street-st-kilda/" target="_blank">NMA </a>was to create an extension that would transform the house into a home for a young family of four.
The client specifically wanted to emulate his grandmother's 1960’s Brighton home which he had grown up loving with it’s simple lines and early modern flavour.
Heritage restraints meant the two storey extension had to be set well back from the street facade.
Huge expanses of double glazing meant the dwelling and landscape flowed seamlessly.
The most challenging issue with the project was that it was surrounded by two storey blocks of flats.
This lead to a design solution where the two wings of the extention flanked a central private courtyard and restricted views from surrounding buildings.
Tall landscaping around the perimeter of the rear yard achieved a similar outcome.

For the past three decades the yields on long-term bonds have been on a downward trend. This has dramatically reversed since the election of Donald Trump, with more than a trillion dollars wiped off the global bond market in the past week and a half.
But it’s not just investors that are impacted by this spectacular reversal. The bond market is a backbone of the global financial system, meaning the sell off has implications far and wide, from economic growth through to real estate prices. 
<h2>What’s happening in bond markets</h2>
Bonds are a type of long-term debt - companies and governments sell bonds to investors and these will in turn be bought and sold on the bond markets. 
The thing to look at with bonds is the market price, which is reflected in the yield quoted or price paid when a bond is bought and sold. Investors in bonds receive their returns in regular interest payments and the return of principal when the bond matures. 
As the price of the bond rises, the yield will drop. With the price of bonds steadily rising during the 30 year bull market, yields have fallen away significantly, bringing down the interest rates around the world.

<h2>Why we pay attention to the bond market</h2>
The price of bonds filters through into the rest of the economy. This is because government bonds are considered relatively risk free, and so act as a benchmark for pricing (relatively more risky) securities in all other markets. 
A company’s shares, for example, are expected to yield the risk-free rate (what a government bond would yield) plus an additional amount to compensate investors for their riskiness - called the “equity risk premium”. Investment in corporate bonds can be expected to yield the risk-free rate plus a premium for taking on the added default risk. 
The US bond market is especially important, as it is the largest and its prices act as a benchmark for interest rates globally. Rising bond yields in the US signal a number of things - higher expected inflation from the touted tax cuts and higher spending, and the need to borrow to fund this expansion. All of this puts further downward pressure on bond prices and upward pressure on interest rates, increasing yields. 
Overall, bond prices serve as a “barometer” of what the market is “thinking”. Especially what it thinks will happen in the future, as the relation between long term interest rates and short term interest rates has a mechanical effect on future interest rates. 
<h2>What this could mean</h2>
The sudden increase in bond yields, most notably the 10 Year US Government bond yields, has broad implications for the economy.
Mortgage rates are tied to the 10 year bond yield, for example, meaning borrowers will need to pay more for housing loans. This won’t happen overnight and we will have to wait to see the long-term effect on real estate prices.
But taking in past history, here are a range of possibilities from the end of the bull market.
First, when long-term interest rates are higher than short-term interest rates, the market expects interest rates in the future to be higher. This suggests that this market sell off isn’t an aberration, we can expect higher yields and lower bond prices in the future, and this trend will continue.
Second, long-term bond yields generally reflect an economy’s long-term real growth rate plus a premium for inflation. Inflation measures around the globe have been quite low and central banks have struggled to reach their inflation targets. Rising bond yields could mean the growth starts to tick up.
Third, there will be more uncertainty in global markets until the implications of a Trump presidency are known. Investors will expect a greater return to investment in US government bonds because of this heightened uncertainty. So yields on long-term US Treasuries are likely to stay up and even increase further in the foreseeable future. But even so interest rates are still low by historical standards.
Fourth, new borrowing for housing will be more costly. The risk of rising interest rates on existing mortgages has been mostly shifted elsewhere in the US economy. Let’s hope that the institutions or individuals holding that risk fare better than the institutions which collapsed during the savings and loans crisis in the US in the late 1980s.
Fifth, this is a permanent change in the nature of global interest rates. Rising bond yields could push up interest rates. Australia’s Reserve Bank Governor Phillip Lowe has signalled no further interest rate cuts unless inflation drops well below its current 1.5 percent level.

If the ‘bond market rout’ continues it could impact home prices

The UK has long been in the grip of a housing crisis. Back in 2004, respected economist Kate Barker carried out a major review of housing, concluding that if the low rates of construction continued, it would increase levels of homelessness and continue to make housing less affordable. 
Ten years later, it’s clear that these urgent warnings fell on deaf ears. In 2004/05, when Barker’s report was published, 205,000 houses were built in the UK. In 2014/15, only 153,000 homes were constructed. As each year passes, the backlog of demand for housing grows larger, leading to rising house prices and greater numbers of households in rented accommodation. 
Currently, almost 80 percent of all new dwellings are built by private house builders. In 2014/15, just ten companies were responsible for nearly half of the new homes developed. But it has not always been this way. In the 1960s and 70s, there were several years when local authorities and housing associations developed more houses than all private companies put together. 
Prioritising profit
The issue of who builds housing matters, because government has so little control over the decisions and actions of private house builders. And since the 2008 recession, what has become clear is that the biggest house builders have been growing their profits much faster than they have been building new houses. 
Our recent research shows that from 2012 to 2015, the number of new houses built by the five largest private house builders grew by 31 percent. Meanwhile, their revenues increased by 76 percent, and their end-of-year profits (after taxation and various other deductions) increased by over 200 percent. It seems that maintaining the scarcity of new housing keeps sale prices high, which removes the incentive to significantly increase the number of dwellings being built.
Of course, profit-making can be helpful, if firms then reinvest in more house building. But in 2015, the five biggest house builders returned 43 percent of their annual profits to shareholders in dividends. Our research suggests that if this had been reinvested in building more homes, nearly 9,000 extra houses could have been built – equivalent to a 6 percent increase in annual output.
It could also be argued that shareholder investment makes such house building possible, and that dividends are a fair price to pay. Yet this still leaves us with an uncomfortable conclusion; that an increase in housing supply depends on whether just a few companies decide to reinvest or pay out to shareholders.
Changing direction?
For many years after the 2008 financial crash, senior politicians did little to highlight or address this issue. But recent announcements by the government suggest a shift in political direction. Sajid Javid, the government minister responsible for housing, recently declared that “the big developers must release their stranglehold on supply”. 
This echoes the more general statements made by the new prime minster: Theresa May has suggested that her government will intervene in dysfunctional markets – and the market for new houses could well be the first in line. 
The forthcoming Autumn Statement promises increased government investment in housing. A series of new measures were recently announced, including the £3 billion Home Building Fund. This will be targeted at small and medium-sized developers, and may work to lessen the dominance of the large firms. 
What does not seem to be on the government’s agenda, however, is the introduction of measures that would increase building by local authorities, housing associations and other non-profit bodies – in spite of proposals by sector representatives which outline how this could be achieved. 
The government could do much more to increase public sector house building. Possible measures include allowing not-for-profit and public bodies to use more of their reserves for housing, and lifting borrowing restrictions. A wide range of economists have advised the government to borrow for investment in physical infrastructure. 
Housing is not currently categorised as infrastructure, but treating it as such could generate economic gains, while addressing the growing shortfall in housing. What is for sure is that the house building industry on its own will not supply the homes which the UK so desperately needs.

Big housebuilders won’t dig a way out of the housing crisis on their own

Sydney had a stellar weekend with strong prestige property sales.
An off the plan penthouse offering at the luxury development Opera Residences on Circular Quay <a href="https://www.operaresidences.com.au/" target="_blank">sold for $27 million</a>, bettering a $26 million adjacent sale announced just a few days earlier.
The sale of the last 280sqm penthouse (below) occurred on Saturday at the official launch of the 109 apartments to be built on Macquarie Street by Chinese developer Macrolink and its local joint venture partner, Landream.

A local family from the Sydney's lower north shore secured the 19th level with views of the Harbour Bridge, Opera House and the Botanical Gardens. 
There was also confirmation of a <a href="https://www.realestate.com.au/property/54-wunulla-rd-point-piper-nsw-2027" target="_blank">$60 million plus sale of Altona</a>, a Point Piper harbourfront home (lead image pictured above).
It was sold by the low key Wang family to the Huang family from Hunters Hill. 
The Wang family had bought the prized harbourfront home for $52 million in 2013, so with few only minor renovations have made a handy profit.
Its sale did not require Foreign Investment Review Board approval by the resident Australians.
The iconic Victorian Italianate home sits on a 2400 sq m holding.
Sydney dominated the weekend auction scene too.
A $5.9 million pre-auction sale was secured at Mosman.

The <a href="https://www.realestate.com.au/property/6-lavoni-st-mosman-nsw-2088" target="_blank">6 Lavoni Street offering</a> (above) has sold at $5.55 million in September 2015.
In Sydney, 1,064 auctions were held this week, down from 1,089 over the previous week. The preliminary clearance rate of 81.2 percent is slightly down from 81.4 percent last week, however still higher than the corresponding week last year, when a clearance rate of 56 percent was recorded across 1,116 auctions.
The North Sydney and Hornsby region recorded the strongest clearance rate of 90 percent, while also recording the highest volume of auctions of all the regions with 149 offerings.
Next weekend the Sydney market will host its peak spring Super Saturday of auctions with more than 950 homes due to go under the hammer, according to Domain.
There were 2,950 auctions held across the combined capital cities, with only a small increase over the 2,897 reported capital city auctions last week.
The number of auctions are tracking at the highest level since March.
"There has been no indication that clearance rates are starting to ease as we approach summer," said CoreLogic's Kevin Brogan.
"However, when compared to last year, auction volumes continue to track lower with vendors still seemingly reluctant to place their properties on the market despite such strong selling conditions.
"There were 3,166 auctions reported over the corresponding week last year, with a clearance rate of 59.5 percent, which is a substantially lower rate of clearance when compared to the higher rate that has remained consistent since July."
This week’s preliminary clearance rate remains healthy at 75.6 percent, decreasing only slightly over last week’s final clearance rate of 75.8 percent.
In Melbourne, a preliminary auction clearance rate of 79 percent was recorded across 1,299 auctions this week.
Last week, Melbourne’s final clearance rate was recorded at 76 percent across 1,329 auctions, while this time last year, 1,510 properties were taken to auction across Melbourne and a clearance rate of 67 percent was recorded.

The Essendon midfielder Dyson Heppell sold his Moonee Ponds house after its weekend auction.
It was his renovation project spent during his year banned from football.
A $2.65 million sale was secured for the 1910 house which the 24-year-old transformed while serving his AFL doping ban,
The property had been bought in September 2015 for $1.74 million with Heppell naming it Albertus after his grandfather..
The selling agent Rebecca Towns of Brad Teal had been quoting $2.5 million to $2.65 million for the four-bedroom home.
The preliminary clearance rate in Brisbane this week was 47 percent, down from 53 percent over the previous week. Auction volumes were higher this week with 260 auctions held, up from 196 last week.
Brisbane had the nation's cheapest sale over the week at Beenleigh when a <a href="https://www.realestate.com.au/property-townhouse-qld-beenleigh-123832474" target="_blank">three bedroom townhouse fetched $230,000</a>.

It was a mortgagee sale.
It last sold at $112,000 in 2002.
A total of 135 Adelaide homes were auctioned this week and the preliminary auction clearance rate of 68 percent is just higher than the 67 percent from the previous week across 133 auctions.
It was higher than the equivalent week last year, when 64 percent of auctions were successful.
In Perth, 72 auctions took place this week, with 35 results reported so far. Perth’s preliminary clearance rate of 48.6 percent across these 35 results is higher than both last week’s result (37.5 percent) and the clearance rate from one year ago (31.3 percent).
Canberra’s preliminary auction clearance rate of 71 per cent this week is lower than last week, when the final auction clearance rate was 76 percent and higher than the 61 percent recorded last year.

Sydney's stellar weekend of prestige property sales

Sunshine North had its second ever million-dollar house sale at weekend auction.
The <a href="https://www.realestate.com.au/property-house-vic-sunshine+north-123870094" target="_blank">32 Troon Crescent property</a> (above) fetched a record price of $1.05 million.
Douglas Kay Sunshine’s Peter Kay said the price eclipsed the suburb’s earlier May record of $1 million, set when the agency sold <a href="https://www.realestate.com.au/sold/property-house-vic-sunshine+north-122389922" target="_blank">17 Taniyah Place</a>.
Four buyers competed for the five-bedroom Troon Cres home.

Australia’s richest woman Gina Rinehart didn't get to offload her redundant Brisbane riverfront property.
The 61 Sutton St, Chelmer home had been listed with Place Graceville agent Peter May for weekend auction.
The advertisement for the two level luxury four-bedroom home now states it is for sale, with no disclosed asking price.
Set 7km to the CBD, the architecturally designed home has floor to ceiling glass.
Ms Rinehart’s Wingfield Avenue Pty Ltd bought the property in March 2010 for $3.175 million. It’s previously been rented out for $2000 per week in 2012.
Rinehart spent a record setting Brisbane price elsewhere on the river.

Gina Rinehart's Chelmer listing still for sale

The Hyles family has sold Woodlands, its 1157-hectare grazing property in Bungendore near Canberra for $3.53 million.
It came after more than 150 years of ownership.
Woodlands sold via online auction to an undisclosed buyer with the winning bid $525,000 above the reserve price
The property includes an original four-bedroom 1870s homestead built by Richard Hyles for his Australian wife Jessie, and their 10 children.
The Hyles, who came to Australia from England in 1836, were pioneer settlers in the region.
Woodlands has been passed down through five generations of the Hyles family.
Meares and Associates offered the <a href="https://www.realestate.com.au/property-livestock-nsw-bungendore-7850266" target="_blank">1157 hectare property at online auction</a> on November 15-16.
Situated eight kilometres south of Bungendore with views northwards to Lake George, Woodlands is under three hours’ drive from Sydney.
Although still managed successfully as a commercial grazing operation, based on Merino sheep, the property has obvious potential for subdivision up to a maximum of 14 lots, to meet the steady demand from Canberra for small holdings. 
More than 200,000 pine trees have been planted, either in a 120ha dedicated woodlot or in strategic shelter belts.
Average rainfall is 640mm and the property is watered by 43 dams, an equipped bore and semi-permanent creeks.
As presently managed, “Woodlands” is operated as a woolgrowing concern, with a self-replacing Merino flock of Hazeldean bloodlines producing adult fleeces of 4.5-5kg and 19-19.5 microns.
In recent years a proportion of the ewe flock has been mated to Border Leicester rams to produce first-cross lambs, the ewe portion of which has commanded ready competition at the annual regional summer restocker sales.
The property’s estimated carrying capacity of 2600-3000 DSE offers considerable upside potential, with further investment in pasture establishment and infrastructure.
Bidding for Woodlands had been expected to fetch $2.8 million to $3 million.

Woodlands at Bungendore near Canberra sold

The Channel Nine television series, The Block is more about entertainment than real estate.
But there are always important takeouts from the stressfully quick renovation which concluded with the Sunday night showing of its rather laboured auction finale.
The location of this year's Port Melbourne offerings was brave, not because it sat in the capital city attracting negative headlines around the increasing potential of an oversupply in apartments.
The choice pushed the envelope because Ingles Street is still very much an industrial location, so a b-grade location in most buyers' mind.
For Sydneysiders it would be like flogging prestige apartments on say Canal Road, Tempe.
Notwithstanding the nearby rubbish tip, it will be a cosmopolitan suburb, but not in the immediate future.
Its massive residential development potential is only now kicking in.
Everywhere one looked from the heritage Block apartments, there's development which is potentially a good outcome, but also a poses a risk, and at least a disruptive period for potential buyers.
It will be many years before there is anything like a village atmosphere, so the art deco office apartment offerings were only ever going to appeal to a small number of owner occupiers.
Indeed four of the five apartments were sold to investors including the winning one fitted out very well by the young Queenslanders, Will and Karlie. 
Dan and Carleen Foley’s apartment was bought by a young family of owner-occupiers.
Will and Karlie's ground floor garden apartment sold for $2.6 million, some $715,000 over its conservative reserve. Remarkably the pair only had the ground floor apartment because they came last in a challenge among the contestants.
I am a huge fan of garden apartments as they are a rarity, so should typically always make for good prices and price growth.
With some 200 sq m internal space, plus alfresco deck and lawn, it was the biggest price any apartment on The Block has ever secured, beating the $2.47 million paid in 2014 for an apartment in the converted cinema complx in upmarket Albert Park.
All five sales did much better than the current price per square metre record for Port Melbourne that sits around $7,000. 
There's no doubting the depreciation benefits attracted the investors. 
Buyers secured likely tax deductions upwards of $80,000 in the first year, totalling more than $2 million after 11-plus years of ownership.
Investors were accordingly out in force, lured by the tax treat that investors receive from depreciation.
It was interesting the only criticism of the apartments came not from the posse of buyers' agents, but rather the Melbourne radio comedian, Dave Hughes who got inside by pretending to be a potential buyer. He turned up with his cheque book, and registered for the right to bid, though never raised his auction paddle.
His major issues centred around the height of the ceilings, noting the ground floor apartment, renovated by Karlie and Will, was his obvious preference due to the high ceilings, which then disappointed elsewhere in the apartment complex conversion.
He suggested the apartment won because the ceilings were really high, and as "you got up higher the ceilings get lower and lower."
The comedian was also critical of the parking facilities.
"You've got one car port and you've gotta walk quite a way to get to the car port.
"There's no parking people!"
The 1920s converted soap factory office was, he however acknowledged, "extraordinary."

Garden apartments are property winners

It sold through Kingsley Yates, the former Ray White Lower North Shore agent, now at Province, inconjunction with LJ Hooker agent Geoff Smith.
There is no sale price disclosure on the elevated waterfront reserve home set on picturesque Sirius Cove.
The luxurious harbourside family home is topped by a 246 sqm rooftop entertaining terrace with a dumbwaiter service lift linked to the main kitchen and ground floor kitchenette.
<a href="https://www.provinceagents.com/MD10487611/2-curlew-camp-road-mosman" target="_blank">The Curlew Camp Road home</a> was bought by the car dealer John Newell and his wife Maria in 2005 for $6.5 million from stock broker Peter Burrows and his wife Professor Jane Hall.
The long-time locals were looking for more than $8 million.
They were underbidders on a Kirribilli harbourfront earlier this year.
They own the Exeter, Southern Highlands retreat, Chimneys which was bought in 2014 for $4.5 million as a weekender.
Yates’ move to Province terminated his almost 30 years as a Ray White franchise.

Car dealer John Newell sells Sirius Cove, Mosman home

NSW’s Broken Hill has the highest mortgage arrears in the country followed by Queensland’s Armstrong Beach, followed by South Australia’s Currency Creek and Butler in Western Australia, according to S&amp;P.
“Mortgage delinquencies in regional areas traditionally have outpaced metropolitan areas,” the latest report said.
“This often has been the case because regional centres are more vulnerable to a downturn.”
Erin Kitson, an analyst for S&amp;P, says that mining and manufacturing regions, especially those in Queensland and Victoria, are struggling due to job losses.
The Australian also noted that Geelong was experiencing a sharp increase in mortgage arrears rate due to job losses.

“The non-metropolitan regions of Australia tend to have economies which are less diverse compared to metropolitan areas, which means if you lose your job in Wide Bay there are going to be less opportunities than if you lost your job in Sydney or Melbourne.”
The number of regional homeowners in arrears has increased by 18% in the past year compared with only 2 percent for metropolitan mortgagees.
The percentages of loans in arrears in the most affected postcodes are 8.27 percent in Broken Hill, 7.42 percent in Armstrong Beach, 5.44 percent in Currency Creek, and 5.43 percent in Butler.

Developer <a href="https://www.apartments.com.au/developers/bottega-property-group">Bottega House</a> has secured council approval for its first Brisbane project - a $270 million luxury residential development on an absolute riverfront site in leafy St Lucia.&nbsp;

The 15-storey project, known as <a href="https://www.apartments.com.au/new-apartments/st-lucia-by-bottega-house-180-macquarie-street-st-lucia-qld-4067">St Lucia by Bottega House</a> , will occupy a prime north-facing site at 178-180 Macquarie Street, directly fronting the Brisbane River in the established inner-west suburb known for its rowing clubs, golf courses and sprawling University of Queensland campus.&nbsp;

St Lucia by Bottega House will feature a suite of amenities including dedicated wellness spaces, a mineral pool and cold plunge. The project has been positioned to attract affluent owner-occupiers seeking high-quality, house-sized apartments.&nbsp;

Bottega House has been set up by co-directors Nick Malloch, Louis Mennes and Craig Marsh.

Malloch said the project drew inspiration from its Brisbane River setting and leafy inner-west surrounds, while responding to the demands of discerning locals looking to transition from freestanding homes into apartment living.&nbsp;

"With an expansive river frontage and lush green surrounds, we knew we had to create something special that reflects the natural beauty of the location while offering residents masterfully crafted homes," said Malloch.&nbsp;

"Our intent was to complement the project's quiet, private setting by introducing residences that offer a calm retreat and sanctuary from the everyday. The result is a harmonious blend of architecture, interiors and amenity that emphasises wellbeing, comfort and beauty without excess."&nbsp;

Malloch added that project consultants had been carefully selected in alignment with Bottega House's commitment to care, quality and attention to detail. The design team includes architects <a href="https://www.apartments.com.au/architects/plus-studio">Plus Studio</a>, interiors practice <a href="https://www.apartments.com.au/interior-designers/mim-design">Mim Design</a> and landscaping by <a href="https://www.apartments.com.au/architects/urbis">Urbis</a>.&nbsp;

Three-bedroom apartments are expected to start around $5 millio. Selling agents Keenan &amp; Byrne said the pricing strategy for the project was anticipated to achieve upwards of $25,500 per square metre.&nbsp;

The project's development approval this week follows the success of Bottega House's inaugural Queensland project - a 22-storey collection of full-floor sky homes at Broadbeach on the Gold Coast which included the sale of a two-storey penthouse at a record price for a beachside residence.&nbsp;

St Lucia by Bottega House is expected to launch to market in November, with construction anticipated to be completed mid 2029.

Bottega House to make Brisbane debut with St Lucia riverfront apartment development

<a href="https://www.apartments.com.au/developers/sherpa-property-group">Sherpa Property Group</a> is advancing its affordable apartment model into Brisbane with the acquisition of another site at Cordelia Street in South Brisbane for $27 million.

Sherpa, which has a $1.7 billion pipeline across Southeast Queensland, intends to bring a cohort of apartments exclusively for first homebuyers into its proposed 186-apartment project to be built at 2 Cordelia Street.

The Sherpa model has already been incredibly well received from their Gold Coast projects, where Sherpa Group set aside a number of apartments exclusively for first homebuyers.

The new $320 million project marks Sherpa Group's second development in Brisbane, following its $255 million Symphony project, also on Cordelia Street, which is currently under construction.

Symphony will deliver 146 apartments across 28 levels, offering a mix of one, two and three-bedroom apartments. With 114 already sold, construction by <a href="https://www.apartments.com.au/builders/lps-group">LPS Group</a> is scheduled for completion in 2028.

The project will feature ground-floor commercial space, creating a vibrant amenity for residents and the surrounding community.

A development application will be lodged with Brisbane City Council in August on the code compliant site and will be launched to the market early 2027.

Sherpa acquires new site for second Brisbane apartment tower

One of North Sydney's best-known commercial buildings could become hundreds of new homes, with insurance giant Zurich Australia lodging a State Significant Development Application (SSDA) to transform 5 Blue Street into a mixed-use residential development above North Sydney Station.

Rather than demolishing the existing building and starting again, Zurich is proposing an adaptive reuse project that would convert the landmark office building into a 15-level residential development delivering 62 apartments, 86 affordable co-living dwellings, activated retail and significant upgrades to the Blue Street Plaza.

The proposal reflects a growing trend of commercial property owners repositioning ageing office assets into residential housing as Sydney grapples with housing supply shortages and changing workplace demand.

Located directly above North Sydney Metro and train station, the 3,051 sqm site occupies one of the most strategically positioned parcels of land on Sydney's Lower North Shore.

Designed by fjcstudio, the proposal seeks to retain and adapt much of the existing structure while creating a contemporary residential address that better connects with the public domain surrounding North Sydney Station.

The application proposes two basement levels, ground floor retail, affordable co-living accommodation across the podium levels, and apartments above, while preserving and enhancing the publicly accessible Blue Street Plaza.

Rather than pursuing maximum apartment numbers, Zurich has opted for a housing mix heavily weighted towards larger owner-occupier residences.

The proposal includes 62 build-to-sell apartments comprising 12 one-bedroom, 19 two-bedroom, 29 three-bedroom apartments and two premium penthouses. It also incorporates 86 affordable co-living dwellings, which would be managed in perpetuity by a Community Housing Provider.

That balance between traditional apartments and affordable housing reflects the NSW Government's push to increase housing diversity around major transport infrastructure.

The proposal has been lodged concurrently with a rezoning application, with Zurich arguing the site is ideally positioned to support additional housing given its immediate proximity to public transport, employment and services.

"The proposal aims to respond to the housing challenges facing Sydney through the delivery of diverse housing types in a highly accessible location," the design report by fjcstudio states. It also seeks to improve pedestrian amenity through upgrades to Blue Street Plaza while creating a high-performing residential building that responds to the surrounding context.

Rather than replacing the commercial building, fjcstudio has developed a design that works with the existing structural framework above the rail corridor, an approach that significantly reduces demolition while allowing the site to be repositioned as a mixed-use residential precinct.

The existing structural constraints have informed much of the building's design, including its relationship with Blue Street and surrounding public spaces.

The building has been designed as a slender tower rising above a clearly defined podium, with vertically expressed façades intended to reduce the perceived bulk while reinforcing North Sydney's emerging skyline.

According to fjcstudio, the architectural language responds directly to the surrounding commercial towers while maintaining a finer grain expression more closely aligned with the neighbouring Lavender Bay streetscape.

The tower incorporates articulated façade elements, landscaped podium edges and recessed upper levels to soften its appearance and improve pedestrian amenity below.

A significant component of the proposal is the revitalisation of Blue Street Plaza.

The existing public space has long served as one of the primary pedestrian connections between North Sydney Station, Greenwood Plaza and Blue Street, yet its role is expected to become even more important following the opening of Sydney Metro.

Zurich's proposal seeks to strengthen that role by improving landscaping, introducing new retail frontages, enhancing pedestrian permeability and creating more active edges throughout the day and evening.

Ground floor retail would wrap the plaza, while separate residential and co-living entries have been designed to improve wayfinding without reducing street activation.

Landscape design has been integrated throughout the podium and public realm, softening what is currently one of the most heavily urbanised parts of North Sydney.

fjcstudio has carefully oriented apartments towards Sydney Harbour and the CBD while using privacy blades and articulated façades to minimise overlooking between neighbouring buildings.

Large framed openings along the western elevation maximise harbour outlooks, while the eastern apartments have been angled towards the south-east to improve privacy from neighbouring development.

The project forms part of the continuing transformation of North Sydney from a predominantly commercial CBD into a genuine mixed-use city centre.

Since the completion of Victoria Cross Metro Station, developers have increasingly shifted their attention towards residential projects capable of leveraging the area's unparalleled transport connectivity.

FiveX recently lodged plans for a 61-storey, 490-apartment tower that would become one of the tallest residential buildings in North Sydney if approved.

Aqualand continues to expand its Lower North Shore presence following the completion of AURA on Walker Street and its recent St Leonards and Roseville proposals.

Developers are also progressing projects throughout Walker Street, Miller Street and the Victoria Cross precinct as demand for well-located owner-occupier apartments continues to strengthen.

Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.

The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.

The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.

The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.

The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;

PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.

The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.

Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.

"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.

Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.

A major focus of the design has been the public domain.

The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.

The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.

Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.

Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.

Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.

Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.

Aqualand is also expanding its development pipeline following the launch of its luxury residential brand, Aqualand Prestige. The developer has delivered a string of high-end apartment projects across Sydney's affluent suburbs over the past decade, most recently AURA by Aqualand on Walker Street in North Sydney.

It has since quietly assembled its next wave of projects.

Earlier this year Aqualand launched Boronia in Roseville, a boutique 111-apartment development on Larkin Street. The project is one of the first significant apartment developments to launch in the suburb ahead of what is expected to become one of Sydney's most active new housing precincts under the NSW Government's Low and Mid-Rise Housing reforms, which allow greater density around train stations.

The developer has also lodged plans for a two-tower, 413-apartment development on Herbert Street in nearby St Leonards, further strengthening its presence across the Lower North Shore.

Beyond that, Aqualand remains behind the final stage of Barangaroo, where plans will deliver a five-hectare mixed-use precinct comprising new homes, retail, hospitality and community facilities, alongside a new Metro entrance and more than two hectares of public open space, completing the Barangaroo precinct.

First look: Aqualand pushes ahead with Chatswood apartment tower as SSDA lodged for Archer Street

Mass timber is becoming an increasingly popular construction material in apartment developments, but Adelaide developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> is taking the approach a step further.

At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.

The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.

Wellness isn't confined to a gym or shared resident facility at Flowe. Instead, Fieldwork embedded the concept into the building itself.

The development has been split into two residential wings connected by a naturally ventilated central breezeway, replacing traditional enclosed corridors with open-air walkways that improve natural light, encourage cross ventilation and create more opportunities for neighbourly interaction.

"Rather than treating wellness as something that only happens on the ground floor, our response integrates it throughout the building, which led us to ask what it really means to design a healthy building," Fieldwork Director Quino Holland said.

The building's architecture also reflects Bowden's industrial heritage. The lower podium references the area's historic brick and sandstone buildings, while the upper levels transition to exposed CLT, allowing the timber structure to become a defining feature throughout the apartments and shared spaces.

The use of mass timber sits alongside a range of sustainability initiatives, including a fully electric, gas-free design, rooftop solar and a targeted 5 Star Green Star rating.

Inside the residences, the focus remains on natural, durable materials. Blackbutt engineered timber flooring, exposed CLT ceilings, porcelain surfaces and warm timber joinery create a calming interior palette, while low-VOC finishes and responsibly sourced materials have been selected to improve indoor air quality.

Kitchens have been designed as the centrepiece of each apartment, featuring porcelain island benchtops, timber-look cabinetry and brushed steel tapware, with layouts that maximise natural light and ventilation.

The more traditional interpretation of wellness comes in the form of Level Eleven, a two-storey wellness club spanning the ground floor, mezzanine and first floor.

The facility will include a gym, yoga and reformer Pilates studios, Finnish and infrared saunas, magnesium hot and cold plunge pools, and dedicated recovery spaces. Unlike many residential wellness facilities, Level Eleven will also operate commercially, allowing the broader Bowden community to access the venue while giving residents exclusive membership benefits.

The ground floor has also been designed around everyday living. A café overlooking Bowden Village Reserve will activate the street frontage, while a bike workshop with tool storage, co-working space and dog wash has been incorporated to support daily routines and encourage interaction between residents.

"Flowe brings together my two biggest passions, creating places and creating healthier lives," Otello founder Daniel Harris said.

"We wanted to create something Adelaide hasn't seen before, a genuinely healthy building, where the way you live is lifted without even trying."

Flowe is positioned directly opposite Bowden Village Reserve and within walking distance of Bowden Railway Station and the Adelaide Entertainment Centre, placing future residents just minutes from the Adelaide CBD while remaining connected to one of the city's most established urban renewal precincts.
