South Mel​bourne’s Domain precinct is no stranger to transformation, but <a href="/buildings/the-eighth-south-melbourne-22-kings-place-south-melbourne-vic-3205">The Eighth</a> signals a new kind of shift - one that places lifestyle, wellness, and design on equal footing.

Growth slated for Auburn with shopping centre redevelopment greenlit

Sydney’s unit market continued its steady momentum in June, recording a 0.5 per cent rise in values, according to Cotality’s latest Home Value Index.

The strong performance outpaced the city’s housing market, which grew by 0.4 per cent over the same period.

This marks the third consecutive month of gains for Sydney units, bringing them back to a neutral position for 2025 after earlier declines earlier in the year. The median unit value now sits at $856,000.

While still below the 2021 peak, the consistent monthly growth suggests buyer confidence is returning—particularly in well-located, high-amenity areas. Buyers appear to be entering a rising market, even as interest rates trend downward.

On the rental front, unit rents in Sydney have risen 2.6 per cent over the past year, with gross yields sitting at 3.7 per cent—among the lowest of any capital city. However, historically low vacancy rates continue to support tight rental conditions, which may tighten further if migration increases in the second half of the year.

Developers will be monitoring this shift closely, as rising clearance rates and renewed interest at the upper end of the apartment market indicate a resurgence in both owner-occupier and investor demand for premium Sydney stock.

Some of Sydney’s largest developers were active in June, and those bringing new projects to market are benefitting from limited competition.

Sekisui House Australia launched sales at Waterstone, its new St Leonards development adjacent to Newlands Park, to strong market interest.

One of the most enquired-about projects on Apartments.com.au in June, Waterstone will comprise 207 apartments oriented south towards the Sydney CBD.

The striking, landscape-integrated design was originally conceived by world-renowned Koichi Takada Architects, with TURNER appointed to complete the interiors following Sekisui’s acquisition of the prime Berry Road site.

A major focus of the design is its integration with the surrounding environment, with nearly 30 per cent of the site dedicated to communal open space.

Another successful sales launch came from PERIFA and joint venture partner Mitsubishi Estate Asia, who sold over 40 apartments at their Rozelle Village development.

Approximately $140 million in sales were achieved, largely to local owner-occupiers. Several premium three-bedroom residences sold for as much as $6.9 million.

Developer The One Collection, in collaboration with leading builder Masscon, launched sales at Horizon in Hurstville—its latest acquisition and the final building in a four-stage precinct already home to a Woolworths supermarket and direct access to Kempt Field.

The precinct benefits from strong walkability, with a current Walk Score of 81—set to improve with the arrival of St Clair Lane, a new laneway precinct soon to be activated by hospitality, health, and lifestyle retailers.

Hyecorp was active once again in June. After submitting a State Significant Development Application for a 259-apartment project in Roseville in May, the developer has lodged plans for a 28-level tower at 37 Archer Street, Chatswood.

The tower, named Celine, will add 125 apartments to Hyecorp’s growing portfolio, which also includes Audrey in St Leonards—now nearing completion with only a few three-bedroom apartments remaining—and Juliet, a boutique 37-apartment project in Roseville.

Fuse Architects won the design competition for Celine, with the jury praising the proposal for its “strong response to the site context, the originality and thoughtfulness of the architectural approach, and the consideration of the broader Chatswood environment.”

In the same suburb, Loftex has sought to go higher with their tower on Help Street, triggering the additional height affording to developers who incorporate affordable housing into the apartment mix.

They've filed for a State Significant Development Application for a 35-level tower designed by EM BE CE on a central 2,290 sqm site near the&nbsp;<a href="/developments/chatswood-nsw-2067" target="">Chatswood</a>&nbsp;Interchange.

EM BE CE won the design competition for what was in 2022 a 127-unit, 27-level tower at 3-5 Help Street, besting&nbsp;schemes from&nbsp;<a href="/architects/kannfinch" target="">Kann Finch</a>&nbsp;and Nettleton Tribe.

The upscale plans will now see 160 apartments delivered, 32 of those being affordable housing.

<h2>On the building front</h2>

Deicorp officially broke grounds on their upcoming East Zetland project, The Avenues, in June.

The 2.87-hectare site on Joynton Avenue, previously home to an Ausgrid depot, sits just four kilometres from the&nbsp;<a href="/developments/sydney-nsw" target="">Sydney</a>&nbsp;CBD and forms part of the broader Green Square renewal zone.&nbsp;

Once complete,&nbsp;<a href="/new-apartments/the-avenues-zetland-130-joynton-avenue-nsw-2017">The Avenues</a>&nbsp;will deliver 624 apartments across nine buildings, along with curated ground-floor retail, purpose-built student housing and build-to-rent dwellings delivered in partnership with Scape. It's one of the largest developments to be launched in&nbsp;<a href="/developments/sydney-nsw" target="">Sydney</a>’s inner south in recent years, and one that takes a layered approach to scale, tenure and architecture.

Time &amp; Place, and joint venture partner NPACT, also kicked off construction in June, at their new Manly project, Two Tides.

<a href="/builders/ultra-building-co">ULTRA Building Co.</a>&nbsp;will deliver the&nbsp;five-level, $100 million coastal development that will complete in Q2 2027.

What happened in Sydney’s off the plan apartment market in June?

City Beat June 2025: Sydney units continue quiet comeback as new project launches capture off the plan demand

National developer Fortis has submitted a development application for a major residential project on New F​arm’s dress circle Bowen Terrace.

Designed by DKO Architecture, the proposal includes 74 apartments and four standalone houses, replacing the former Palm Lodge aged care facility on a prime 5,727 sqm site at 424 Bowen Terrace.

The seven-level apartment building will front Moreton Street, while the four individual homes will face Bowen Terrace, positioned to maximise views and enhance the streetscape.

In its submission to Brisbane City Council, DK​O stated that the project aims to “create a high-quality residential development which celebrates its location, maximises amenity for future residents, and makes a meaningful contribution to the surrounding community.”

“The architecture draws inspiration from Brisbane’s subtropical character and traditional Queensland housing, incorporating elements such as verandahs, bay windows, deep balconies, and vertical greenery. The apartment building is configured around a U-shaped layout that frames a north-facing courtyard featuring a swimming pool, spa, and wellness zones.”

A Heritage Assessment was undertaken due to the site's proximity to the heritage-listed Fingal House at 3 Moreton Street. The broader heritage context includes several properties along Moreton Street and Bowen Terrace that fall within Brisbane’s Heritage Overlay.

In its Heritage Impact Statement, Urbis noted that “the proposed works are not considered to have a detrimental impact on the adjoining Local Heritage Place.”

The report stated that the proposed building massing, material palette, and setbacks have been carefully designed to reflect and respect the surrounding architectural character.

The application follows three rounds of pre-lodgement consultation with Brisbane City Council and early engagement with local residents, including two letterbox drops and nine meetings with neighbours. Community feedback led to several design refinements, including increased setbacks, additional deep planting, and noise mitigation through improved waste collection strategies.

The New Farm proposal follows Fortis’ entry into the Brisbane residential market with River House at Kangaroo Point, currently under construction. The developer also controls a prime Newstead site earmarked for 65 apartments.

Fortis is the development arm of real estate investment group Pallas Group and has a substantial pipeline of projects in Sydney’s Eastern Suburbs, as well as in Richmond and St Kilda in Melbourne.

Gold Coast developer Sherpa Property Group is expanding into Brisbane.

Building on the success of its new Flourish brand—designed to deliver affordable, well-designed homes to a broader range of buyers—Sherpa has lodged plans for a new project, <a href="/new-apartments/symphony-21-23-cordelia-street-south-brisbane-qld-4101">Symphony</a>, at 21–23 Cordelia Street, South Brisbane.

Community stakeholder resolution paves way for new multi-billion dollar Gold Coast Turf Club precinct

The latest proposal comes from Metis, a newly launched and fast-growing strategic property development advisory firm founded by industry veterans Jeffrey Curnow, Arian Galanis, and Nicholas Madgwick.

Metis plans to demolish five houses across a consolidated 1,961 sqm site spanning 93–101A Awaba Street to make way for a new six-storey building. The development will feature 29 two- and three-bedroom apartments and a two-level basement with 58 car spaces.

Designed by Cox Architecture, the building responds to Mosman’s distinctive topography and character.

"Our vision is to create an elegant and timeless building that will contribute to the neighbourhood vitality while being one of the first to embrace a future built form vision for Mosman," Cox noted in their submission to the local council.

"We draw our inspiration from the Heidelberg School and their transformative presence at Camp Curlew in Mosman. We aim to reflect their keen interest in transient light and its quality and effect on materials and colours. With an emphasis on a high quality and natural material and colour palette that is complimentary to local natural surroundings and architectural fabric."

The elevated corner site, with its steep fall, will offer upper-floor residents sweeping views of Middle Harbour. Landscaped courtyards, deep soil planting, and EV charging points in the basement reflect the project’s eco-conscious ethos.

The Awaba Street development is part of a broader shift driven by NSW Government planning reforms, including the Low and Mid-Rise Housing Policy. This policy has earmarked areas of Mosman—particularly those within walking distance of Spit Junction—as suitable for medium-density housing. Just 383 metres from the town centre, the site qualifies for increased density and will reach the 22-metre height limit permitted under the policy.

Approaching completion of their luxury Broadbeach tower, Faro, builder-developer 5Point Projects is doubling down—not just in the same suburb, but on the same street.

5Point has lodged plans for <a href="https://www.apartments.com.au/new-apartments/lumara-108-old-burleigh-road-broadbeach-qld-4218">Lumara</a>, a new high-rise at 108 Old Burleigh Road in Broadbeach, just a few hundred metres from Faro, which is being developed in partnership with Bottega Group.

The proposed development, referred to as 108OBR in planning documents, will comprise 37 luxury apartments within a 26-level tower designed by Cottee Parker. Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

"If you're looking to change your lifestyle over the next five years, now is your window of opportunity to buy."

Developers are already positioning themselves ahead of that window.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. They include <a href="https://www.apartments.com.au/new-apartments/gloriette-30-bedivere-street-yeerongpilly-qld-4105">Gloriette</a> at Yeerongpilly Green, a 25-storey tower within one of Brisbane's key Olympic precincts, and <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a recently approved 25-storey riverfront development at 47 Skyring Terrace in Newstead.

Hutchinson Builders will deliver both projects, with early works already underway at Yeerongpilly and Newstead expected to commence later this year.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."

Builder-developer&nbsp;<a href="https://www.apartments.com.au/developers/ceerose">Ceerose</a> has doubled down on its Leichhardt ambitions, lodging its second State Significant Development Application (SSDA) in the suburb in the last six months.

Their newest proposal seeks to transform a former industrial precinct into a new residential community centred around the adaptive reuse of one of the site's heritage warehouse buildings.

The new project, on a 6,930 sqm block at&nbsp;<a href="https://www.apartments.com.au/new-apartments/40-76-william-street-leichhardt-nsw-2040">40–76 William Street</a>, will bring more than 200 apartments to a suburb that has seen little to no new supply in recent years. It follows Ceerose's late 2025 SSDA for a mixed-use apartment project on nearby Parramatta Road, signalling the developer's growing investment in Sydney's Inner West.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the redevelopment would involve the demolition of four existing industrial buildings while retaining and adaptively reusing the site's most significant warehouse. The retained structure would anchor a new residential precinct comprising five interconnected buildings arranged around a large central landscaped courtyard, with heights stepping from five storeys along the surrounding residential streets to 11 storeys at the William Street corner.

According to the Architecture Design Report by Woods Bagot, the proposal "seeks to create a residential village centred around a generous green heart while celebrating the site's industrial heritage through the adaptive reuse of the existing warehouse building."

The development would comprise 203 apartments, with 188 proposed as build-to-sell residences, alongside 15 affordable housing apartments.

Rather than treating the retained warehouse as a standalone heritage object, Woods Bagot has sought to weave the site's industrial history throughout the masterplan. The proposal retains the north and west facades of the landmark corner warehouse, while new buildings reinterpret the site's brick-and-steel industrial language through their material palette and architectural expression.

The design is organised around what Woods Bagot describes as a "green heart", a landscaped communal open space that reinstates the leafy character removed when the site became an industrial storage facility. A new pedestrian laneway running through the site would improve permeability between William, North and Francis streets, linking residents through landscaped public spaces while activating the ground plane.

Residents would have access to communal gardens, rooftop open space and shared recreation areas distributed throughout the development. Sustainability has also been prioritised, with the project targeting an average 7.9-star NatHERS rating. Proposed initiatives include rooftop solar generation, rainwater harvesting, passive solar design, naturally ventilated lobbies, extensive cross-ventilation and the reuse of existing building fabric to reduce embodied carbon.

The adaptive reuse strategy became a defining feature of the application after heritage investigations found only one of the site's industrial buildings could feasibly be retained. The Heritage Impact Statement concludes that preserving the key warehouse façades while referencing the site's industrial character throughout the new development provides an appropriate balance between renewal and conservation.

"Retention and adaptation of the site buildings has been explored but found not to be feasible except for the tallest building, whose street facades will be retained," the heritage report states.

"The proposed building will interpret the brick and steel character of the subject site, including reuse of some components and construction of a large 'sawtooth' structure in the proposed open space."

The William Street site is located around 300 metres from Leichhardt North Light Rail station and a short walk to Norton Street's retail, dining and hospitality precinct. The surrounding area has increasingly become a focus for urban renewal given its proximity to public transport and the Parramatta Road corridor.

Ceerose, founded by Edward Doueihi in 1998, has become one of Sydney's more active apartment developers, with completed projects including The Alex Collective in Alexandria, Abbie's Lane in Annandale, and the award-winning Munro House in Elizabeth Bay. They are currently delivering Belgravia, 17 luxury apartments in Potts Point.
