As one of Canberra’s most prolific developers, Geocon has had a front-row seat to the evolving dynamics of the ACT’s apartment market — and according to Andrew Clark, General Manager of Development, the capital is only now beginning to realise its potential.

“Canberra’s really just coming of age,” Clark says. “We’re seeing consistent growth, and the fundamentals are incredibly strong — population is forecast to increase by around 9,500 people a year for the next five years, a highly educated buyer pool, and a government steadily investing in infrastructure.”

Geocon currently has two major projects in the planning stage. One is in Woden, where the Phillip Swimming and Ice Skating Centre site will be transformed into a three-stage development. The first stage, currently under review under the ACT’s updated Territory Plan, includes a new 25-metre indoor pool and splash park, along with 285 apartments — one of the first large-scale projects to move through the new framework.

“This is really a benchmark for how civic infrastructure and residential development can co-exist,” Clark says. “It’s a strong statement about what modern infill can look like in Canberra.”

Geocon’s other main focus is in Braddon, where the developer recently acquired a 10,663 sqm site on Northbourne Avenue. The site is slated for around 558 apartments and is still in early DA stages.

This project joins a growing list of higher-density developments pushing closer to public transport corridors — a clear priority under recent ACT Government strategies.

For Clark, the shift to infill and higher-density living isn’t just a planning directive, but a market inevitability.

“We’re seeing a widening gap in housing affordability between freestanding homes and units. For many first-home buyers and investors, units remain the more realistic entry point, especially as the cost of land and detached housing continues to climb, due to limited supply. That shift is having a real impact on buyer behaviour, particularly for families who still value the long-term benefits of owning land but are being priced out. It’s no surprise the market has been pushed toward more multi-unit developments — and frankly, it makes sense.” he says.

Clark also points to the environmental and infrastructure benefits.

“Infill helps us put more people closer to public transport and activity centres. That reduces car reliance and supports investment in things like light rail, which in turn drives more growth.”

Clark notes that while apartment living is more established in cities like Sydney, Melbourne, Brisbane and the Gold Coast, Canberrans are starting to embrace the shift.

Investor interest has been growing in recent months, particularly from Sydney, with vacancy rates in Canberra sitting at just 1.5 per cent.

“There’s a good level of investor confidence in Canberra, and that hasn’t really changed. It’s a secure, stable place to invest — and that’s attractive when you're looking long term,” Clark says. “We’ve got solid relationships with agents across the country. And even though our core marketing is local, we know how to tap into that national interest.”

Looking ahead, Clark sees continued pressure on supply, particularly as the ACT’s population forecasts and housing targets outpace the current development pipeline.

“The government has acknowledged that urban infill is a critical part of the future land release programme, and their legislative changes reflect that. But even with that, we’re not really keeping up with demand. There’s still a lot of upside here.”

With the University of New South Wales recently lodging plans for a new Canberra campus, and light rail expansion progressing, Clark is optimistic about the region’s trajectory.

“The university sector has grown significantly, and that growth flows through the broader economy. At the same time, Canberra’s strong public sector presence underpins a wide range of private sector activity. That solid economic base gives the city a level of stability and insulation that many other cities simply don’t have.”

Ultimately, Clark sees Canberra continuing to evolve into a unit-driven market — not just for investors and students, but for professionals and downsizers who now see apartments as a viable long-term option.

“People are rethinking the quarter-acre dream,” he says. “It’s taken time — and there’s still work to do in appealing to families — but we’re seeing that shift.”

And as the city continues to grow, so too will the scale and ambition of its projects. “We’re ready for that next chapter. Canberra’s not a ‘maybe’ market anymore — it’s a market with a future.”

Sydney North Planning Panel has given the go-ahead to the renewal of St Andrew’s Anglican Church in Lane Cove.

National property and construction group <a href="https://www.apartments.com.au/developers/traders-in-purple">Traders In Purple</a>, in partnership with Sydney Anglican Property and Sustainable Development Group, won the approval with the endorsement of Lane Cove Council for 48 apartments and a performance and meeting space for ministry and community use, including a 418-seat auditorium.&nbsp;&nbsp;

Spyre advances Hampton Ltd as construction surges ahead, with exclusive townhomes in focus

Local Wahroonga residents Peter and Corinne Collins knew they didn’t want to live anywhere else but the suburb they’ve called home for several decades.

However, limited apartment supply in the area had prevented them from downsizing from their large five-bedroom family home—with 38 stairs, no less—even though the kids had “flown the nest a long time ago.”

“We’ve always loved Wahroonga—the village feel, the bushland surrounds, and being close to everything we need,” Corinne recently told me.

“While we weren’t in a hurry to downsize, it was looking increasingly likely we’d have to leave the area to find something more suitable for our later years.”

Now in their mid-70s, it was almost serendipitous that developer <a href="https://www.apartments.com.au/developers/capital-corporation">Capital Corporation</a> received council approval to proceed with the multi-stage masterplan, <a>The Residences at Wahroonga Estate</a>, on a large disused 1.5-hectare site that is adjacent to the Sydney Adventist Hospital.

“We’d known something was going to be developed on that land when it started appearing in the press a few years ago,” Corinne said.

Even before purchasing in Stage One—<a href="https://www.apartments.com.au/new-apartments/the-residences-at-wahroonga-estate-169-fox-valley-road-wahroonga-nsw-2076">The Residences at Wahroonga Estate</a>—Corinne and Peter had already mentally committed. By the time they queued up at 8 am on launch day in March 2024, they were ready. They secured a three-bedroom, top-floor apartment—the largest non-ground-floor residence available.

“One of the things we couldn’t believe was the aspect from the top floor,” Corinne recalled. “We weren’t expecting to have such a beautiful view over the tree canopy in a low-rise building.”

The bushland setting and extensive network of walking tracks on their doorstep were also major drawcards for the active couple. The broader location was another plus—close to local shops and just a short walk to medical services, which was an important consideration as they planned for the future.

“Being able to walk everywhere—including to the hospital if we need to—really gave us peace of mind,” says Corinne.

The couple had downsized before, albeit to a three-level home, but this time they wanted to “truly downsize.”

“We didn’t want to be looking after a big block and mowing lawns anymore,” Corinne laughs.

“We wanted something new, low-maintenance, and easy to lock up and leave when we travel.”

She admitted buying off the plan was a bit of a “leap of faith,” but said they felt confident thanks to Capital Corporation’s reputation, and the fact their deposit was held safely in a trust account—a key reassurance for off-the-plan buyers, knowing the developer can’t access those funds.

The Residences at Wahroonga Estate, designed by Group GSA with interiors by Coco Republic, will comprise 128 one-, two-, and three-bedroom apartments across three low-rise buildings.

Floor-to-ceiling glass windows and doors provide a strong connection to the outdoors, whether via balconies or private garden courtyards. One- and two-bedroom apartments come with one parking space, while three-bedroom apartments have two.

Residents will also enjoy a range of on-site amenities, including a private, pet-friendly “Green Spine” with exercise and relaxation zones, a BBQ pavilion, a dog wash bay, and a communal lounge with a boardroom-style table and kitchenette—ideal for remote work or social gatherings.

Capital Corporation is expected to announce a builder shortly, with construction to begin later this year. Completion is forecast for mid-2027.

Shimao had secured approval last year for 259 apartments across two 28 and 30-level towers, set above commercial and street-level&nbsp;retail.

Lendlease will develop up to 300 apartments&nbsp;and 2,000 sqm of retail and commercial space, subject to planning consents, on the circa 3,750 sqm site.

The project, which is expected to have a gross end value of more than $2.5 billion, will be developed alongside joint venture partners, with a sell-down of up to 50 per cent of the project expected in the coming weeks.

Centrally located in Sydney’s CBD at the southern end of Hyde Park, residences at 175 Liverpool Street will offer north-facing expansive views across 16 hectares of green space through to the Opera House and Sydney Harbour.

The acquisition of 175 Liverpool Street builds on Lendlease’s success in Sydney’s luxury residential market, including the completion of One Sydney Harbour, which set a new sales record for a penthouse, and sales at One Circular Quay surpassing $2 billion. One Darling Point also received development approval last month, progressing Lendlease’s portfolio of luxury projects in desired locations.

Developer Holdmark Group has revealed plans for its site within the ongoing redevelopment of Melrose Park.

Holdmark, which last year filed for 1,300 apartments on half of its 9.4-hectare site, has submitted another State Significant Development Application (SSDA) for the remaining 4.2 hectares, <a href="https://www.urban.com.au/new-apartments/32-waratah-street-melrose-park-nsw-2114">fronting Wharf Road and Waratah Street</a> in the south-east part of the wider 55-hectare community being established by several major developers.

The new plans propose an additional 1,029 apartments, bringing Holdmark's pipeline within Melrose Park to approximately 2,400 apartments.

The SSDA is one of the state’s largest-ever affordable housing applications, with just under 400 of the 2,400 proposed apartments set aside for key workers. The well-connected waterfront location will be served by the future Parramatta Light Rail Stage 2, which will run through Melrose Park.

Holdmark’s contribution to affordable housing is significant, accounting for around 25 per cent of the NSW Government’s commitment to delivering 1,535 new affordable homes by 2029 under the National Housing Accord Future Fund.

Holdmark CEO Sarkis Nassif told Apartments.com.au the plans for Melrose Park signal the family company’s strong commitment to delivering quality homes that will make a difference for decades.

"Melrose Park is one such area that has seen a decline in recent years due to the restructuring of the pharmaceutical manufacturing industry, which is increasingly relocating offshore or to larger industrial parks.

Holdmark's plans are part of the wider urban renewal of Melrose Park, once an industrial and pharmaceutical manufacturing hub.

Redevelopment planning for Melrose Park began in 2016, and the area was rezoned in 2022 following the council’s endorsement of the&nbsp;<a href="https://www.apartments.com.au/new-townhouses/parramatta-nsw">Parramatta</a>&nbsp;Employment Lands Strategy.

The regeneration of the 55-hectare site is well underway, with the likes of Deicorp, joint venture partners PAYCE, and Sekisui House Australia, all contributing to what is, in essence, creating a new suburb with a new town centre with extensive retail and childcare, a new Melrose Park school, and thousands of apartments.

Sekisui House Australia recently launched their latest stage of their part of Melrose Park. Dawn, 368 apartments that will be strategically positioned on a new park, is the fifth stage of the masterplan for Sekisui.

Builder-developer&nbsp;<a href="https://www.apartments.com.au/developers/ceerose">Ceerose</a> has doubled down on its Leichhardt ambitions, lodging its second State Significant Development Application (SSDA) in the suburb in the last six months.

Their newest proposal seeks to transform a former industrial precinct into a new residential community centred around the adaptive reuse of one of the site's heritage warehouse buildings.

The new project, on a 6,930 sqm block at&nbsp;<a href="https://www.apartments.com.au/new-apartments/40-76-william-street-leichhardt-nsw-2040">40–76 William Street</a>, will bring more than 200 apartments to a suburb that has seen little to no new supply in recent years. It follows Ceerose's late 2025 SSDA for a mixed-use apartment project on nearby Parramatta Road, signalling the developer's growing investment in Sydney's Inner West.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the redevelopment would involve the demolition of four existing industrial buildings while retaining and adaptively reusing the site's most significant warehouse. The retained structure would anchor a new residential precinct comprising five interconnected buildings arranged around a large central landscaped courtyard, with heights stepping from five storeys along the surrounding residential streets to 11 storeys at the William Street corner.

According to the Architecture Design Report by Woods Bagot, the proposal "seeks to create a residential village centred around a generous green heart while celebrating the site's industrial heritage through the adaptive reuse of the existing warehouse building."

The development would comprise 203 apartments, with 188 proposed as build-to-sell residences, alongside 15 affordable housing apartments.

Rather than treating the retained warehouse as a standalone heritage object, Woods Bagot has sought to weave the site's industrial history throughout the masterplan. The proposal retains the north and west facades of the landmark corner warehouse, while new buildings reinterpret the site's brick-and-steel industrial language through their material palette and architectural expression.

The design is organised around what Woods Bagot describes as a "green heart", a landscaped communal open space that reinstates the leafy character removed when the site became an industrial storage facility. A new pedestrian laneway running through the site would improve permeability between William, North and Francis streets, linking residents through landscaped public spaces while activating the ground plane.

Residents would have access to communal gardens, rooftop open space and shared recreation areas distributed throughout the development. Sustainability has also been prioritised, with the project targeting an average 7.9-star NatHERS rating. Proposed initiatives include rooftop solar generation, rainwater harvesting, passive solar design, naturally ventilated lobbies, extensive cross-ventilation and the reuse of existing building fabric to reduce embodied carbon.

The adaptive reuse strategy became a defining feature of the application after heritage investigations found only one of the site's industrial buildings could feasibly be retained. The Heritage Impact Statement concludes that preserving the key warehouse façades while referencing the site's industrial character throughout the new development provides an appropriate balance between renewal and conservation.

Homecorp has secured approval for a $360 million apartment development at Budds Beach, paving the way for one of the Gold Coast's most amenity-rich residential projects to launch later this year.

Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

<a href="https://www.apartments.com.au/new-apartments/l-on-residences-25-27-oak-avenue-surfers-paradise-qld-4217">Lýon Residences</a> has been designed around a resort-style wellness offering, headlined by a Moroccan-inspired spa precinct featuring treatment rooms, a Nordic sauna and steam room, hot and cold plunge pools, a soaking pool and a residents-only juice bar.

The rooftop will include a heated infinity pool and spa, residents' lounge with private kitchen and bar, gymnasium, yoga and Pilates studio, outdoor entertaining areas and barbecue facilities overlooking the Surfers Paradise skyline.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

"Budds Beach represents one of the most unique and sought-after pockets of the Gold Coast, and Lýon Residences has been designed to reflect that sense of rarity and refinement," Bakir said.

The project arrives as wellness continues to become a defining feature of new residential developments both in Australia and internationally.

The latest Global Wellness Institute figures show wellness real estate remains the fastest-growing segment of the global wellness economy and is forecast to exceed $1.8 trillion by 2030. Australia continues to rank among the world's 15 largest wellness real estate markets, with developers increasingly integrating health, recreation and community facilities into apartment projects.

Queensland is also experiencing strong population growth, with the Gold Coast continuing to outperform many other Australian cities as demand for new housing remains elevated ahead of the 2032 Olympic and Paralympic Games.

Bakir said the project had been designed to respond to that shift in buyer expectations.

"Strong population growth and sustained demand across the Gold Coast continue to highlight the need for well-designed new housing supply. Lýon Residences responds directly to this demand while setting a new benchmark for residential living," he said.

Each apartment has been designed to maximise views across the coastline, the Nerang River and the Gold Coast hinterland.

Located just minutes from Surfers Paradise beach and the Broadwater, the development also offers easy access to the light rail network, Broadbeach and Burleigh Heads.

Early site works are underway, with construction expected to commence later this year.

New apartment developments with uninterrupted, north-facing views over Perth's Swan River are exceptionally rare.

"Location, location, location," she says. "We are nestled right on the front of the Swan River. You can never get built out, so wherever you are in Rivière Residences, you've got views of the river forever."

The unique waterfront position has resonated particularly strongly with local downsizers. McSweeney says many buyers are long-time Applecross residents looking to transition from large family homes into a luxury apartment without sacrificing space, quality or the lifestyle they've enjoyed for decades.

A major focus for Edge in recent years has been resident amenity. Across its apartment portfolio, from beachfront developments in Scarborough to luxury towers in South Perth, the developer has increasingly invested in the spaces beyond the apartment itself.

The strategy has largely been shaped by downsizer demand. Many buyers are moving from large family homes with swimming pools and established gardens. While they're looking to leave the maintenance behind, they don't want to compromise on lifestyle.

Beyond the location and amenity, McSweeney says many buyers take confidence from Edge's fully integrated development model.

Completed apartments in the East and Central buildings are now available to inspect by appointment, while Rivière West, the final stage of the precinct, is expected to be completed in the first quarter of 2027.
