Brisbane architect-turned-developer Joe Adsett and his development partner Craig Purdy are teaming up again for Arcilla, their latest project in New Farm.

The pair submitted plans to the Brisbane City Council shortly before Christmas to create a new five storey apartment block at 28 Maxwell Street, not far from their recently completed and sold out project Botanic on the nearby Sydney Street.

They paid $4 million for the 845 sqm Maxwell Street site which homed an original four storey apartment block.

Adsett has designed a five storey block which will comprise eight three bedroom apartments and one four bedroom apartment, which will span the whole of the top level. 

There's been a nod to the Spanish Mission heritage residence Neville Court next door, designed in 1936 by the prominent interwar architects Chambers and Ford.

The building also prompted the development's name, Arcilla, Spanish for clay. Adsett has incorporated its design aesthetics in to his design, with a sculpted facade and a direct imprint of the Spanish Mission tile.

There will be landscaping on all levels including a green roof. Levels one and will will have bigger open spaces, but each apartment will have a minimum of near 27 sqm of balconies and terraces.

The ground level will feature a communal gym and swimming pool.

"Arcilla epitomises contemporary classic architecture in the diverse and evolving suburb of New Farm through a refined material palette and sweeping, curved forms," Adsett wrote in the architectural plans.

"The building is enveloped by planting, providing a sanctuary for residents whilst giving back to its surroundings.

"The architectural language of Arcilla is strongly enlightened by the neighbouring heritage place’s arches, colonnades, and lush subtropical gardens.

"Expansive views across the Brisbane River to the CBD are afforded from each balcony and living space which are consciously designed to promote outdoor living.

The town planning assessment said the proposed development has been designed to respond to Brisbane’s subtropical climate and lifestyle.

“All units benefit from a dual aspect and well-proportioned living areas and balconies that create indoor/outdoor living spaces and maximise access to natural light and ventilation.

“The proposal provides a high quality and contemporary architectural design outcome that responds to the continually developing and diverse streetscape of Maxwell Street, while remaining respectful of the materiality and architectural themes of the remaining pre-1947 character of the street."

Purdy and Adsett have combined before, on Botanic New Farm, the 17-apartment development on the nearby Sydney Street (below), which is just getting its finishing touches.

Every apartment in the six storey building was snapped up quickly upon its launch.

Private sector house approvals jumped 6.1 per cent over November to reach their highest levels since 1999, figures released by the ABS found.

They've now soared by 40 per cent since June.

Daniel Rossi, director of construction statistics at the ABS, said that Federal and state housing stimulus measures and low interest rates have resulted in strong demand for detached dwellings.

There were 11,489 houses approved for building over November.

Queensland led the way in approvals, up 17 per cent, followed by Western Australia up 7.5 per cent.

South Australia saw 2.8 per cent more private sector houses approved, Victoria 1.5 per cent and New South Wales 0.7 per cent.

Total building approvals were up 2.6 per cent, beating economist forecasts of a two per cent rise.

Centurion Group have submitted $25.8 million plans for a new mixed-use development in Sydney's Alexandria.

Architecture firm Rothelowman has designed the development of three buildings at 21 Collins Street, on the corner adjoining O'Riordan Street.

The four level buildings will comprise 85 apartments, ground level retail and a cafe. There will be 36 one bedroom units, 43 two bedrooms and seven three bedroom apartments, as well as 71 car spaces on the basement and ground levels.

The building has been designed with sustainability in mind, with living areas of the apartments to be orientated to maximise sunlight, daylight and natural ventilation.

The 4,305 sqm site was last sold for $3 million in 1999 when bought by Jaimee Alex Pty Ltd, directed by the Vaucluse-based ragtrader Eliezer Alster.

It currently homes The Alex warehouse conversion business centre, occupied by a number of retail and wholesale trade tenants.

Edwina Stuart is handling the landscaping which will feature a central garden area with an avenue of deciduous trees and bench seating.

Rothelowman's architect lead and firm principal Ben Pomroy wrote in the documents lodged to the City of Sydney that the proposed development recognises that the locality is undergoing a transition towards higher density residential uses and responds to the existing context through integration of commercial/retail uses along the prominent street frontages.

"The proposal has been developed in response to planning controls which encourage development and promote a liveable city."

This year has been a rollercoaster for residential values, from January onward the market began to rally off the back of some political and financial certainty in Q3/Q4 2019.

This ended abruptly at the beginning of lockdowns as we saw prices decline seemingly 10-15% overnight.

Once restrictions were lifted, buyer sentiment and demand returned to near pre-lockdown levels while the number of properties on the market remained considerably less than comparable months in previous years.

Low stock levels meant that there was a shift in the supply/demand dynamic which is now weighted toward larger dwellings as buyers' value usable space more than ever.

With stronger demand per property some local markets saw houses sell for record highs towards the end of 2020, surpassing previous peaks set in 2017. The apartment market has not been as lucky due to other external factors that appear to have stagnated prices however for the most part, this segment of the market has remained stable since restrictions were eased.  

Over the year we also saw a sharp decline in rents which has meant less investors were actively looking at residential property due to lower yields. What we are now seeing is a steady return of investors to the market due to the poor performance of cash so while yields may have declined, the net position of many investors remains relative due to lower borrowing costs.  

Next year the following changes are proposed to take place which will have significant impact on the local residential property market:

Changes to the National Consumer Credit Protection Act - 1 March 2021 
While it won't quite be like the old days when you would walk into a bank and walk out with a loan approval, one of the legislative frameworks that banks work within and are held to account will be eased. This is proposed to shift the balance of responsible lending from lender back to consumer which will have interesting effects, one of which we will likely see is an increase in borrowing in affordable markets where access to credit has previously not been possible or too expensive. Is a bubble coming, maybe, all we know for sure is that there will be more money in the market which will likely lead to price growth. 

COVID-19 Vaccine - First half 2021 
Many industries and local businesses seem to be almost back to normal (apart from distancing measures) so while we are able to live and operate locally without a vaccine, the news is welcomed and will give certainty to businesses and consumers who will be able to forward plan and travel internationally. To give you an understanding of one of the biggest impacts a vaccine will have, International tourism in Australia is a ~50 Billion dollar industry that is currently non-operational. 

Changes to stamp duty in NSW - Second half 2021 
The formula of how the new duty will be accrued is yet to be determined and this will impact the feasibility of a more transactional property market, however the reform in principle has been welcomed by both potential buyers and sellers. As always, time will tell, however we expect to see this enable the business of real estate manage cashflow better (developers, investors etc.) which will create additional activity and subsequently increase prices with competition.

Overall, in 2021 it will be a good year to own residential property, I expect the detached dwelling market to continue to outperform others in inner suburbs while we will likely see a renaissance in off-the-plan sales as investors and first home buyers begin competing for the same stock, leaving a hole in the market and pushing up prices making currently held development sites more feasible.

The traditional Christmas property listing decline saw listings fall -7.9 per cent over December, down from 296,267 in November to 272,999, figures released by SQM Research show.

Sydney drove the decline, down -18.3 per cent, although their 26,038 total listings in December 2020 was 13.8 per cent higher than it was in December 19 (22,888).

Listings in Melbourne were a huge 30.5 per cent higher than in December 2020 compared to 2019. They have 39,475 listings on the market compared to 30,247 12 months ago.

New listings were unsurprisingly down by 17 per cent nationally in December, with 13,680 less new properties listed for sale.

Sydney’s new listings decreased by 41.8 per cent followed by Melbourne which decreased by 27.1 per cent. 

Hobart was the only capital city that recorded an increase in new listings of 0.8 per cent.

Louis Christopher, managing director of SQM Research said it's no surprise to see listings decline at this time of the year.

“The month of December traditionally records falls in properties listed for sale as it is the start of the festive and summer holiday period," Christopher says, adding however that activity was strong all the way through to the last weekend before Christmas.

He said this was unusual and likely reflected a degree of catch up from the property inspection restrictions earlier in the year.

"Going forward I believe listings activity is going to remain strong in early 2021 but could weaken on the wind up of Job Keeper in March 2021.

"We believe Job Keeper has provided support to the market over 2020.”

The specialist ODI and T20 spin bowler has spent $2.25 million in the pricey waterfront suburb Dalkeith.

The three bedroom home, built in 1990, sits in 1,165 sqm grounds which feature a tennis court and resort-style swimming pool.

It had been for sale for a year and a half before Agar swooped.

Agar was trading up from the beachside Scarborough where he has owned a four bedroom townhouse since paying $660,000 in 2016, shortly after making his international T20 debut for Australia.

Agar, who plays for the Perth Scorchers in the BBL, has played four Tests for Australia, earning his baggy green in 2013.

The stockpicker veteran Geoff Wilson has bought a holiday home in the Sunshine Beach.

The Double Bay-based founder and executive chairman of the ASX-listed Wilson Asset Management has spent $6.5 million on one of the best street’s on Sunshine Beach.

It’s the same street Therese Rein spent a record $17 million on the home tennis legend Pat Rafter built. Karl Stefanovic spent $3.6 million on the street earlier this year, with nine sales on the street in 2020 ranging between $2.05 million and the big $17 million sale.

The home Wilson bought hadn’t traded for three decades, having last sold for $525,000 in 1990.

Set on 550 sqm, the absolute beachfront, with direct access to the sand, was described as Mediterranean in its marketing, with its plantation shutters, terracotta tiles, colonnaded entrance and slab hut gates.

The two level property has five bedrooms, including a master suite with a private balcony and an open-concept ensuite with a spa bath.

Century 21 Conolly Hay Group agents Mike Hay and Rachel Sellman secured the sale. It was listed for rent pre-Christmas at $3,200 a week, which would see Wilson net a 2.5 per cent yield.

Wilson is based in a Double Bay trophy bought for $10 million by his wife Karen Greer in 2010. He also owns a farm in Berrima.

The pop singer, whose real name is Toni Watson, has spent $3.3 million on two holiday rentals on the same block just out of town. The homes, known as Starr Cottage and Skye Lodge, share the 1010 sqm parcel.

She's understood to be honouring rental bookings for the properties, with Starr Cottage still available to book at $880 a night. However, despite bookings coming up, Skye Lodge is no longer available for further bookings.

Skye Lodge (pictured top and below) is the grander of the two homes, comprising six bedrooms and three bathrooms, a media room, games room and its own pool.

The Brisbane apartment market ended 2020 on a high, recording a 0.4 per cent gain over December, according to data analytics firm CoreLogic.

It took the median apartment price to a 2020 high of $390,000.

Adding to Chatswood’s growing skyline, <a href="https://www.apartments.com.au/new-apartments/the-anderson-chatswood-54-56-anderson-street-chatswood-nsw-2067">The Anderson</a> is grounded in a simple principle: apartment living in a major centre does not have to come at the expense of space and outlook.

Set on Anderson Street in the heart of <a href="https://www.apartments.com.au/developments/chatswood-nsw-2067">Chatswood</a>, the new residential tower, a collaboration between developers <a href="https://www.apartments.com.au/developers/changfa-group">Changfa Group</a> and <a href="https://www.apartments.com.au/developers/huirong-group">Huirong Group</a> with architecture and interiors by <a href="https://www.apartments.com.au/architects/ajc-architects">AJC Architects</a>, will introduce 122 apartments that prioritise generous proportions, considered orientation, and a strong connection to the surrounding heritage precinct.

A key driver behind the architecture was the desire to deliver family-sized apartments rarely seen in the Chatswood market. The Anderson includes a mix of one to four-bedroom apartments, with around 35 per cent of the residences configured as three or four-bedroom homes. At the top of the building, two double-storey penthouses span approximately 200 square metres each, reinforcing the project’s emphasis on scale and long-term liveability for both downsizers and intergenerational households.

Orientation and outlook were central to the planning of the building. The apartments are positioned to maximise views to the north and east across Chatswood’s heritage precinct, with upper levels capturing glimpses of the Pacific Ocean. South-facing apartments gain distant views toward the Sydney CBD and Harbour Bridge, while the building’s configuration intentionally reduces western exposure at lower levels to minimise overlooking toward the nearby railway corridor.

The external design references the character of the surrounding conservation area without replicating it directly. A brick podium anchors the building to the street and introduces a series of architectural portals that draw inspiration from the nearby Chatswood Presbyterian Church. Above this base, the tower shifts to a lighter, more open expression defined by horizontal lines and carefully detailed balconies that balance privacy with outward views.

Toward the top of the tower, AJC introduces a distinctive lantern-like element formed by sliding screens. These screens provide both solar shading and privacy while also creating a visual marker for the building within the Chatswood skyline. The feature reinforces the architectural intent of the project, a structure that is visually refined while still responding to the practical requirements of apartment living.

Inside the residences, interior architecture by Hayball focuses on clear spatial flow and practical everyday use. Open-plan living areas connect directly to large balconies, extending the internal living spaces outward and allowing natural light to move deeper into the apartments. Kitchens are designed as central working spaces with premium appliances and carefully selected materials, positioned to serve both daily living and entertaining.

Bathrooms follow a similarly restrained design language, using refined fixtures and materials to create calm, functional spaces, while wardrobe areas adopt a gallery-style layout with integrated lighting and generous storage. How AJC designed The Anderson to bring oversized apartment living to Chatswood

<a href="https://www.apartments.com.au/developers/bridgewell-development">Bridgewell Capital</a> has lodged plans for a major mixed-use apartment development in the heart of Maroubra, seeking a significant uplift in height and density controls to deliver 120 apartments and a 120-place childcare centre near Maroubra Junction.

The State Significant Development application, filed through the NSW Government’s Housing Delivery Authority pathway, covers a 3,270 sqm amalgamated site at 251-257 Maroubra Road and 133-135 Garden Street. The proposal includes a concurrent rezoning that would increase the maximum building height from 12 metres to 35.6 metres and lift the floor space ratio to 4.02:1.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the project would replace a mechanic’s workshop and several detached homes with a 10-storey residential building above four basement levels.

The scheme comprises 120 apartments, including 27 affordable housing units to be managed by a community housing provider for 15 years, alongside 203 basement car spaces and 92 bicycle spaces. A childcare centre occupying nearly 900 sqm of floor area would sit at ground level and be capable of accommodating 120 children and 22 staff.

According to the Design Report, the project has been conceived as a “gateway proposal” that responds to Maroubra’s evolving urban character and its proximity to the town centre.

“Designed to complement the character of Maroubra’s town centre, this gateway proposal features a building scale that matches its surroundings,” the report stated.

“It integrates residential units above a ground-level childcare centre, fulfilling the strategic objectives of the Randwick City Council Masterplan.”

The apartment mix is weighted toward larger residences aimed at families and downsizers, reflecting changing demographics in the Randwick LGA and increasing demand for medium-density housing close to transport and amenity.

BKA Architecture said the proposal seeks to reinforce Maroubra Road as a civic spine while improving the pedestrian experience around the site through landscaping and upgraded public interfaces.

“The design capitalises on the following site opportunities: reinforcement of Maroubra Road as a civic spine, enhancement of pedestrian pathways and the public interface via new landscaping, and strong market demand for two and three-bedroom apartments to support families and down-sizers,” the Design Report noted.

The building has been designed with setbacks and articulation intended to transition between the commercial intensity of Maroubra Junction and the surrounding lower-scale residential neighbourhoods. Communal open space is proposed on level one, while upper-level apartments would secure views towards Port Botany, Maroubra Beach and Sydney’s eastern suburbs.

The development sits around 200 metres east of the Maroubra Junction intersection of Anzac Parade and Maroubra Road, within one of Randwick’s identified strategic centres. The site is close to Pacific Square Shopping Centre, major bus routes, schools, parks and future cycling infrastructure proposed under the Maroubra Junction Masterplan.

The Maroubra proposal aligns with broader NSW Government initiatives encouraging higher-density housing near established centres and transport corridors, particularly where affordable housing is incorporated.

National diversified developer <a href="https://www.apartments.com.au/developers/goldfields-group">Goldfields</a> has launched its latest Brisbane apartment project, <a href="https://www.apartments.com.au/new-apartments/quartet-milton-33-manning-street-milton-qld-4064">Quartet Milton</a>, marking its entry into the sought-after inner-city suburb just two kilometres from the CBD.

The circa $100 million development will rise 18 storeys and deliver 131 apartments, offering a mix of one, two-, and three-bedroom residences.

Ideally located on Manning Street, Quartet residents will be within 300 metres of Milton Station, 500 metres from the Milton Ferry Wharf, and a short walk to Milton Markets, the iconic Park Road, as well as a range of breweries and cafés.

Residents will have access to a 1,000 sqm rooftop, curated to balance wellness and entertaining, in response to increasing demand for wellness-focused shared spaces.

While the building is expected to appeal predominantly to owner-occupiers, Goldfields anticipates interest from investors seeking strong rental returns, driven by the project's design, location, and the city's projected capital growth in the lead-up to the 2032 Brisbane Olympics.

<a href="https://www.apartments.com.au/developments/milton-qld-4064">Milton</a>, widely regarded as one of Brisbane's most desirable inner-ring suburbs due to its lifestyle offering and proximity to the CBD, has experienced a shortage of new apartment supply in recent years.

Goldfields is already active in the Brisbane residential market through its Ripley Valley masterplanned community, Hayfield. The 109-hectare neighbourhood is already home to more than 300 families and features a large community park.

Plans for the precinct include a 4 km running track, future schools, and retail and commercial amenities, all within a 35-minute drive of the Brisbane CBD.

Goldfields sets the stage as Quartet Milton launches

<a href="https://www.apartments.com.au/developers/stockland">Stockland</a> and Homes NSW have taken the next major step in the transformation of Waterloo Estate, lodging a Concept State Significant Development Application and concurrent rezoning proposal for the renewal of Waterloo South.

The proposal, now on public exhibition, outlines plans for around 3,300 new homes across the 12.3-hectare precinct. A minimum 30 per cent of residential gross floor area will be delivered as social housing, approximately 20 per cent as affordable housing, and a maximum 50 per cent as market housing. The redevelopment would more than quadruple the number of homes currently on the site and more than double the existing supply of social and affordable housing.

The renewal of Waterloo South forms the first stage of the broader Waterloo Estate transformation and is set to unfold over the next 10 to 15 years. The estate currently contains 750 social housing dwellings and 120 private homes.

The proposal, prepared by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a> and Beam Planning, spans 10 street blocks bounded by Cope, Raglan, George, Wellington, Gibson, Kellick, Pitt and McEvoy Streets, directly adjoining the Waterloo Metro Station precinct and within walking distance of Redfern and Green Square stations.

Under the masterplan, building heights would range from two to 33 storeys, delivering approximately 282,485 sqm of residential floor space alongside at least 10,000 sqm of non-residential uses and a minimum 5,000 sqm of community space. The planning framework has been specifically structured to support the mixed-tenure outcome, with the residential gross floor area capped at a maximum 50 per cent market housing allocation.&nbsp;

The Urban Design Report describes the vision as creating “a unique and vibrant mixed-tenure housing precinct that supports the needs of the community and delivers much needed housing in response to National and State Government priorities.”&nbsp;

A major focus of the revised proposal has been increasing the social and affordable housing component. The Minns Government increased the affordable and public housing allocation from 35 per cent to 50 per cent after coming to office in 2023.

Minister for Housing and Homelessness Rose Jackson said the changes were critical to maintaining Waterloo’s social diversity.

“When we came to government, we immediately reviewed the plans for the Waterloo renewal and boosted the number of public and affordable homes from 35 to 50 per cent,” Jackson said.

“This was a crucial step to ensure Waterloo remains a welcoming place for people from all walks of life to call home now and into the future.”&nbsp;

Minister for Planning and Public Spaces Paul Scully said the project would reshape the precinct for generations.

“This concept DA brings thousands of new public, affordable and market homes on the doorstep of the Waterloo Metro station another step closer to reality,” Scully said.

“Importantly, alongside the new homes the plan also proposes new open space where residents and the broader community can gather, relax and play.”&nbsp;

Stockland Managing Director and CEO Tarun Gupta said the project had been shaped around long-term liveability and community infrastructure.

“As delivery partner, Stockland is proud to be working with the NSW Government on the renewal of Waterloo South – a significant project with community at its heart,” Gupta said.&nbsp;

The planning documents place strong emphasis on “Designing with Country,” recognising the site’s location on Gadigal land. The masterplan incorporates new east-west pedestrian links, activated streetscapes, rooftop communal spaces, retail frontages, and landscaped public areas intended to improve permeability and community connection throughout the estate.&nbsp;

The proposal also seeks to establish a more flexible planning framework for future detailed SSDAs, including updated provisions for educational uses, creative industries, rooftop communal areas, and active frontages. A minimum seven per cent of residential floor space will be delivered as affordable housing managed in perpetuity by community housing provider City West Housing.&nbsp;

The Social Impact Assessment prepared by Urbis describes the renewal as one of Australia’s most significant public housing transformations, identifying substantial long-term positive impacts associated with housing supply, accessibility, public domain improvements, and community infrastructure.&nbsp;

Stockland and Homes NSW have already commenced the first stage of resident relocations, with some tenants moved into newly completed homes at Waterloo Metro Quarter and the Boronia development nearby.
