The boutique developer Spyre Group has lodged plans to convert the Komune Resort and Beach Club Coolangatta in to a block of 31 apartments.

There’s a potential sale of the 862 sqm site on the table between Spyre Group and the 144-146 Marine Parade owners, a company directed by Komune Resort owner Anthony Cannon and Fitness First founder Tony de Leede.

The near beachfront, located opposite the two level Coolangatta Surf Club, is currently home to a nine storey building. Spyre are seeking to demolish the block and have had bureau^proberts design the new 12-level tower.

Between levels one and nine there will be 18 two bedroom apartments and nine three bedders. Level 10 will home two near 200 sqm sub penthouses and level 11 will have two penthouses, both with three bedrooms and their own private rooftop crowning the block.

There will be 75 bedrooms in total across the 31 apartments. The plans will see the tower have three units per floor, with the two bedroom units located on the south-eastern and south-western sides and the larger three bedroom apartments fronting Marine Parade.

The two bedroom apartments span around 80 sqm of internal living space, with three bedroom apartments spanning over 220 sqm.

The ground level will feature 576 sqm of recreational space, designed by Cusp Landscape Architecture which will include a communal resort area with plunge pools.

The design statement lodged by bureau^proberts says the site at 144 Marine Parade is characterised by beauty and abundance.

"From here views extend north to Greenmount Headland, north-west to Coolangatta Beach and south to Fingal Headland. These surroundings of coastline, hilltop and river are the foundations for the architecture which strives to create a building designed from and for its place.

"144 Marine Parade takes its cues from its coastal setting with apartments designed to optimise view and breeze corridors, while managing privacy from neighbouring sites and shelter from low-angled sun.

"Its form is derived from sweeping coastal forms, created to give the illusion of a windswept exterior rippled by a cool, coastal breeze.

"A defining experience of the architecture occurs at ground level in the terraced, open air spaces of the lobby. In this atmospheric space, reflective pools and stone terraces create sheltered outdoor rooms for casual gathering among subtropical gardens."

The original 14 residential units were converted from permanent accomodation in to short-term letting suites in 2010. 

At the end of December an application was lodged for the site, and the adjacent site, seeking to build a 27 storey high rise mixed-use development, made up of a resort hotel with a 5-star, 100 suite resort, 94 residential apartments, a restaurant, shop and cafe.

The application was approved by council and then appealed by the neighbouring body corporate to the west, with the appeal ultimately successful. Now the current development proposal won't exceed the site's mapped building heights and does not include podium levels.

The number of loans for the construction of a new home saw record-breaking levels in November 2020, as the figure, tracked by the ABS, record its sixth consecutive rise.

New home loan commitments in November jumped a further 7.2&nbsp;per cent higher than the record-breaking levels in October 2020 to now be 99&nbsp;per cent higher over the year.

HIA&nbsp;economist&nbsp;Angela Lillicrap says HIA&#39;s new home sales data suggests the detached housing finance approvals will continue to be strong over the coming months.

&ldquo;It is evident in today&rsquo;s data that HomeBuilder has been successful in boosting confidence in the market and creating work on the ground,&rdquo; Ms Lillicrap says, adding that the extension of&nbsp;HomeBuilder will see the strength in housing finance data extend into 2021,&quot; Lillicrap says.

The value of construction loan commitments grew 5.6 per cent in November, rising 75 per cent since July. This follows the June implementation of the Government&rsquo;s HomeBuilder grant in response to COVID-19.&nbsp;

Loans for first home buyers also soared in November, with 13,905 loan commitments from first home buyers&nbsp;the highest since 2009. The number of loans accounted for&nbsp;42 per cent of the total number of owner occupier loans issued in November.

<h2>Am I eligible&nbsp;for HomeBuilder?</h2>

Time is running out for prospective HomeBuilder applicants to to advantage of the&nbsp;$15,000 grant to construct a new home, with the government stimulus set to conclude on March 31. Applications however will now be taken until April 14 2021.

To be eligible for HomeBuilder, below are the criteria:

-&nbsp;Construction must commence within six months of the contract being signed.

- The property value cannot exceed $950,000 in NSW, $850,000 in Victoria or $750,000 in all other States and Territories.

-&nbsp;Applications must be submitted to the relevant State Revenue Office by April 14 2021.

The former Socceroo Brett Holman and wife Femke have downsized on the Sunshine Coast.

Having sold their Peregian Beach holiday home for $2.55 million mid-way through last year, they’ve gone off-market to secure a near new property in the same coastal suburb.

They’ve spent $1.15 million on a home on the Peregian Golf Course.

Only completed last year, the home has five bedrooms, including a master with its own sitting area, walk in wardrobe and ensuite which spans the entire length of the top level.

There’s a dedicated media room, a kitchen with butler’s pantry and an alfresco area overlooking the pool.

The prime residential forecasts for the 30 cities in Savills World Cities Prime Residential Index highlight the strength of prime residential property.

Average growth for the cities in the index is forecast at 1.6% for 2021. Sentiment is improving as the rollout of the Covid-19 vaccine begins in many countries and, despite the uncertainties which still linger, prime residential property is expected to remain an active market.

The resilience of prime residential markets was highlighted during the second half of 2020. Savills World Cities Prime Residential Index recorded an average increase of 0.8% for the cities in the index at a time when global GDP is recovering from the impact of Covid-19 and subsequent lockdowns.

Many of the factors which helped drive the prime residential market in the second half of 2020 are expected to continue into 2021, including low stock levels in some locations and the desire for more space.

Historically low interest rates, which are expected to remain low for some time, also make the sector attractive for wealth preservation. These factors, and the sector’s strong fundamentals, mean positive price growth is expected in 19 cities, compared with nine that are expected to see small price falls.

<h2>The high fliers: +6%</h2>

Of the cities in the Savills World Cities Prime Residential Index, Seoul saw the strongest growth during 2020 with prices increasing 8.6%. This strong performance is expected to continue over the coming year. The market remains on an upward trend, driven by high demand from historically low interest rates, strong economic performance and short supply.

Berlin and Sydney are the next strongest performers. The German capital has been on an upward trend with high levels of demand that exceed supply. Sydney has seen comparatively weaker performance in recent years but is expected to improve in 2021 as economic activity picks up.

<h2>The strong contenders: +4-6%</h2>

Guangzhou is expected to see the highest growth out of the Chinese cities in the index over the coming year. The city is benefitting from urban regeneration projects as well as its proximity to comparatively higher-valued Shenzhen.

In the USA, as with many Western markets, the search for more space was a pandemic-driven trend during 2020. This is expected to continue over the coming year, benefiting cities that offer space, such as Miami.

Miami also has particularly attractive tax advantages. Should the rise in remote working continue, those who no longer need to stay in one location for work may find Miami appealing.

Mumbai has seen stamp duty changes over the past year. The forecast growth in Mumbai, driven by the stamp duty reduction and low mortgage rates, follows price falls due to an oversupply.

<h2>The steady cities: &gt;0-4%</h2>

Despite the headwinds of 2020, supply remains a significant influencer of price movements. Many cities that expected to see positive growth of up to 4% in 2021 are markets characterised by low supply levels, e.g. San Francisco, Amsterdam and Tokyo.

London’s prime market is expected to see a turnaround, with forecast growth underpinned by the value on offer compared with its peak in 2014.

The Chinese cities of Shanghai, Shenzhen, Hangzhou and Beijing are expected to see growth of between 0% and 4%. These markets have performed well in 2020 as economic activity returned. Residential is seen as a safe investment, which is expected to continue in 2021. Beijing has a slightly weaker forecast than the other cities in China due to heavy local regulation.

<h2>A softening of prices: -2-0%</h2>

Some prime residential markets are more reliant on international demand than others. For these markets, travel restrictions have hindered performance during the past year. While vaccine news does bolster optimism for the return of travel, a number of markets that are driven by international demand, including Dubai, Kuala Lumpur and Lisbon, are expected to see a slight softening of prices over the coming year. Lower international demand is also expected to impact the prime market in Paris.

A weaker economic environment is expected to impede growth in a number of cities in Southern Europe, including Milan, Rome, Barcelona and Madrid, while oversupply also continues to play a role for a few cities in this price growth tier, namely Bangkok and Dubai.

<h2>Down, but not out: &lt;-2%</h2>

In Hong Kong, the highest valued city in our index, prices have been impacted by political uncertainty. Prime values are expected to continue their downward trend over the coming year.

New York’s prime market has been on a downward trend in recent years due to oversupply. The pandemic has also caused a temporary move away from densely populated urban living – whether this becomes a long-term trend, however, still remains to be seen.

Sydney forecast to sit among the 2021 residential high fliers: Savills

Apartment sellers in the luxury Main Beach block Sea have joined the windfall gains kicked off by the off the plan buyers three years ago.

The sixth level sub-penthouse in the boutique block of just seven whole floor apartments has just sold for $6.3 million, some $800,000 higher than it was bought for just eight months ago.

The whole floor apartment spans 365 sqm and has three ensuited bedrooms, a home office and a media room.

The sale was secured in just 15 days by Ray White Surfers Paradise agent Robert Graham, to a local couple from the Gold Coast.

Investors will no doubt be looking to some of Main Beach’s high end apartment developments given the resale value which Sea, on the beachfront Main Beach Parade, has seen in recent years.

The majority of Sea’s off the plan buyers have seen huge price gains when re-selling their apartments following its mid-2018 completion.

Most off the plan sales took place in early 2018, a few months before the Bayden Goddard-designed block was completed.

The second level apartment sold for $3.3 million in early 2018, and less than 15 months later when completed sold for $5 million. It traded again last year, bought for $5.35 million by the Dominos Pizza boss Don Meij.

Main Beach apartment complex Sea secures $6.3 million sub-penthouse sale

The luxury redevelopment of the Kirra Beach Hotel site in Coolangatta's Kirra Point has already seen nearly half of their 118 Miles Residences apartments in stage one sell.

Some $88 million has been secured for the KTQ Group, whose $180 million first stage is part of their <a href="/buildings/miles-kirra-beach-hotel-101-musgrave-street-coolangatta">$380 million re-development of the site</a> which will also include a new pub and pavilion.

The average sale price has been $1.61 million.

The sales conversion has come off the back of more than 1,000 inquiries prior to the project’s much launch on December 27. 
KTQ Group development director Jeremy Holmes said the very promising sales start would fast track the commencement of construction on the project.

Kirra Point's Miles Residences nearly 50% sold in just three weeks

The diversified developer ID_Land has spent $40 million buying two adjoining sites in Geelong's Armstrong Creek which will add over 500 greenfield lots and $135m to its rapidly growing pipeline.

Planning is currently underway for the project, dubbed The Reserve, with the project slated to hit the market early this year.

Regional property sales have experienced significant growth this year, driven by a shift in work- from-home habits, an increased focus on lifestyle amenity, and government stimulus.

Heritage-led design anchors Far East Consortium’s 640 Bourke St, Melbourne

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Yasmine Ghoniem, Director of YSG Studio, says their vision&nbsp;for The Frederick "reinvents coastal living."

A standout feature of The Frederick is its rooftop terrace, an uncommon inclusion for a boutique, low-rise building, where amenity is typically concentrated at ground level.

Positioned to capture panoramic views from the hinterland to the ocean, the rooftop has been designed as a series of intimate zones. It includes a pool, sauna, sun decks, workspaces and dedicated entertaining areas.

“The rooftop was conceived as a collection of spaces where residents can unwind and connect, an extension of the Nobby’s lifestyle,” Barrett says.

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its unique detailing and compelling design,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. BIG Projects is targeting a late 2027 completion.

Sydney’s YSG Studio makes Gold Coast multi-residential debut with BIG Projects at The Frederick

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The 17-storey building is a masterclass in adaptive re-use, with the existing commercial building’s façade, shell and internal structure to be retained, before high-end residences are built from the ground up in a newly built Albert Park facing addition to the building.&nbsp;

Sitting atop the building will be two 320+sqm penthouses with private rooftop terraces, which are expected to be priced between $9 - $11 million.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

ALTA Property was launched by Nigel Givoni in 2023, bringing over 25 years of experience in multi level residential delivery.&nbsp;

Melbourne’s property market growth is currently led by apartments. According to RPM VIC Apartments &amp; Townhomes Market Report (April 2026), units are outpacing houses, especially in the middle ring suburbs where median prices hit $757,500 – a four-year high that represents 2.9 percent growth quarter-on-quarter.&nbsp;
