Crown Group's Eastlake, Sydney project has seen a 300 per cent rise in traffic to its display suite as buyers continue to seek apartments in areas with a strong infrastructure pipeline.

Crown's development, rebranded from Eastlakes LIVE to The Grand by Crown Group, is a $1 billion residential and retail master-planned community in Sydney's south eastern suburbs.

Crown Group's sales director Prisca Edwards suggests the spike is due to the near completion of the stage one building and retail areas, combined with more movement and activity around the site.

The Grand is nearing completion of stage one, with three towers topped out and seven new retailers poised to move in to The Grand Shopping Centre by July.

The 133 residential apartments in stage one have been a hit with locals so far, with prices starting from from $749,000 and ranging to $1,953,000.

The first stage of The Grand Shopping Centre comprising 2,800 sqm of retail space and 15 outlets. A Woolworths Metro and Aldi will anchor the centre. The precinct has been designed by architects Francis-Jones Morehen Thorp (fjmt), replacing the current 1960s-built Eastlakes Shopping Centre

The shopping centre will sit below the soon-to-be completed apartments across the three towers on the north side of the development.

Stage two will see 357 new apartments built across five buildings and the $150 million shopping centre, the heart of the development with up to 65 stores. Construction of stage two is expected to commence in 2022.

In total there will be 490 apartments, 80 restaurants, cafes, shopping and supermarkets.

Crown Group Chairman and Group CEO Iwan Sunito said The Grand was the largest single development in the inner east, forming the most significant catalyst for growth for the area.

Even the torrential rain has failed to slow down the booming first home buyer appetite, with over 70 per cent of apartments at Sekisui House&rsquo;s Lumia in Norwest going to first home buyers.

Some first home buyers were taking advantage of the final week of the HomeBuilder&nbsp;incentive&nbsp;with just a week remaining on the government grant.

There were 31 one bedroom apartment sell,, 41 two bedders and three three bedroom apartment sales.

Siskas&nbsp;is the final stage in the luxury Taskers apartment development in North Fremantle, expected to be completed in less than six months.

There are 55 apartments in Siskas, with prices starting from $595,000&nbsp;a one bedroom apartment, $975,000 for a two bed and $1,225,000 for a three bedroom apartment.

Mr Dempsey said buyers were often in the dark in relation to specifications when buying an apartment such as insulation.

“I think buyers should at least be aware that the apartment they are looking at purchasing for instance does not have insulation in the internal walls and ceilings (sadly a common practice across the industry) so they at least able to make an informed purchasing decision."

Infrastructure

Despite the market booming from COVID-19, there are hopes the Gold Coast apartment market will continue to grow due to the strong infrastructure pipeline.

Some $2.3 billion has been allocated to upgrade the G-Link Light Rail which currently runs as far south to Broadbeach.

The next stage will see the south terminus become Burleigh Heads, then, as part of the Gold Coast City Transport Strategy 2031, it will head as far as the airport at Coolangatta, less than a few kilometres from Miles Residences.

The local developer CDMA Australia have launched the final stage of its $237 million Rouse Hill development Rosella Place.

Named after the native bird that characterises the north-western Sydney suburb, Rosella Place is set to home 357 apartments across five nine-storey towers when completed in late 2023.

So far just under 200 apartments have sold, equating to $120 million in sales.

The final stage release sees 117 residences up for grabs across Buildings D and E, a mix of one, two and three bedroom apartments. There will also be seven townhouses available in the final stage (pictured below).

The Rouse Hill growth forecast

Many experts and agents are suggesting the Hills District is prime for a property boom, with public infrastructure projects in the pipeline worth billions of dollars.

Ray White Group managing director Dan White said the group had never seen higher numbers of from people inspecting properties on a per property basis in the Hills District. 

“It’s currently 30-40 per cent higher than it was at this time last year, prior to Covid,” Mr White said.

Mr White says that people should be very confident with the property outlook over the medium to long term.

CDMA Australia’s sales and marketing manager Jonathan Tan said Rouse Hill’s rural, country-style setting appeals to many buyers, which many of the surrounding suburbs such as Blacktown and Westmead do not offer.  

“It also offers an array of excellent amenities including the upcoming Tallawong Town Centre which will include retail, childcare, public parks and cycle and walking tracks all connected to the Metro Station. 

“The area has a variety of major developments and infrastructure on the horizon with the $250 million expansion of the Rouse Hill Town Centre, the new Rouse Hill Hospital and the Norwest University all to be delivered in the next coming years,” he said.

Brisbane's Indooroopilly is set for a new boutique apartment tower.

A company associated with local developer and Verrecchio Property Group director Sandro Alberti has lodged plans to the Brisbane City Council for a 35 apartment block on Clarence Road.

Alberti paid $3 million for the 1,215 sqm block at 109-113 Clarence Road which had been marketed by Cushman &amp; Wakefield as a boutique mixed-use development site which allows for up to eight storeys.

There's already plans by Prospect Architecture for an eight level tower, not including the two basement levels of garaging. Crowning the development will be a communal rooftop with swimming pool. 

The plans suggest the development will be called The Fairmont.

There will be three two bedroom apartments and two three bedroom units on each level.

"Each unit is designed to encourage open plan living, with kitchen, dining room and living room opening onto balcony private open space", the proposal reads.

"Visually, the contemporary building design is consistent with the intent and character of the precinct.

"The proposed landscaping and open space areas ensure the site is adequately vegetated, providing amenity for residents as well as adjoining neighbours and the relevant streetscape."

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

“Buyers are increasingly seeking apartments that genuinely replace a standalone home, and this penthouse delivers that with its size, privacy, and direct ocean frontage.”

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its unique detailing and compelling design,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. BIG Projects is targeting a late 2027 completion.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Melbourne’s property market growth is currently led by apartments.
