Dahua Group recently completed their $300 million Hawthorn East apartment development Hawthorn Park, their biggest apartment development in Melbourne.

They had architecture firm Rothelowman, one of Australia&rsquo;s leading architecture practices, collaborate with the landscape architect Jack Merlo on the Camberwell Road development of 330 residences.

Now the development is complete, Urban has taken a look at five of the key selling points of Hawthorn Park.

<h2>The Developer</h2>

Dahua Group was established in 1988 in Shanghai and was established in Victoria in 2014, a year before they entered New South Wales. In 2017 they completed their first apartment development in Melbourne, the 91 apartment block Noir in South Yarra.

Led by managing director William Huang, Dahua has currently a number of master planned communities across Victoria, New South Wales and Queensland.&nbsp;

<h2>The Architect</h2>

The Melbourne-based, but very much internationally renowned architecture firm Rothelowman handled the unique design of Hawthorn Park.

&ldquo;Dahua Group wanted a sense of community and tranquillity in a common garden setting as a transition from the hustle/bustle of Camberwell road&rdquo; Rothelowman senior associate Frances Hall told Urban.

&ldquo;All of the colours inside and outside were influenced by tones found in nature.&nbsp; Hence the name Hawthorn Park.&rdquo;

<h2>The Amenities</h2>

Hawthorn Park&rsquo;s striking 25 metre floating lap pool with glass bottom immediately catches the eye, acting as a bridge between two of the four buildings.

Rothelowman said it was the feature of the development they were most looking forward to seeing.

&ldquo;We were most excited about delivering the pool bridge as it is testament to our collaboration with the contractor Hickory Group and the consultant team, to realise a design which resolves many complex requirements,&rdquo; Rothelowman&rsquo;s Frances Hall said.

As well as the pool, Hawthorn Park features a fully-equipped gym with a yoga and meditation studio and massage suites, a sky lounge, hammock lounge, an indoor residents lounge and a garden pavilion.

<h2>The Landscaping</h2>

One of Australia&rsquo;s leading landscape architects Jack Merlo created the central park and a series of garden spaces through Hawthorn Park, with the plan to soften and complement the built form.&nbsp;

&ldquo;Our brief was also to find a balance between providing a level of privacy in communal spaces while also providing spaces for residents to enjoy with friends,&rdquo; Merlo told Urban. &ldquo;We have achieved this with a design that caters for larger groups and smaller so it can be used by everyone for any occasion.

&ldquo;Dahua wanted to use landscaping wherever possible, so we also have spaces like the Eastern Courtyard that provides light, greenery and a view for residents.&rdquo;

<h2>The Location</h2>

Located in one of Melbourne&rsquo;s most blue chip suburbs, the Hawthorn East development is surrounded by heritage homes and buildings, cafes, boutiques and bars, as well as a well connected public transport system.

The major train and tram lines that provide services into the Melbourne CBD only six kilometres away.

Residents will be surrounded by nature by being within walking distance of Fritsch Holzer Park, and a cycle to the trail that lines the Yarra River.

Five key selling points of Dahua’s Hawthorn East apartment development, Hawthorn Park

Crown Group are on the look out for apartment development sites, as the Sydney headquartered developer looks to bulk up its apartment development pipeline for the next five to 10 years.

They&#39;re not limiting their search to opportunities just in the Harbour capital however, with&nbsp;Crown Group Chairman and chief executive Iwan Sunito suggesting they are also looking in Melbourne and Brisbane.

&ldquo;While the international border remains closed, growth will be hampered significantly,&quot; Sunito said, adding that the hampered growth is why they are looking at development deals.

&ldquo;The market is more realistic than three to five years ago as foreign groups and state-owned enterprises have left the market.&nbsp;

&ldquo;The market contracted due to the Government&rsquo;s policy on foreign buyers having to pay double the stamp duty as well as difficulty in finding access to funding.&nbsp;&nbsp;

&ldquo;Covid-19 and the shutdown of the international border also dramatically impacted Australia&rsquo;s residential apartment market, where foreign buyers used to make up at least 50 per cent of purchasers,&rdquo; Sunito noted.&nbsp;

Despite the international border remaining closed, Crown Group remains confident in the future, based on initiatives such as government stimulus packages such as Jobkeeper which has buoyed Australia&rsquo;s economy.&nbsp;

Sunito compares the stimulus supply offered by the Australian government as similar to the US.

&ldquo;Property prices have risen in the US in the last 12 months, which is not dissimilar to Sydney,&rdquo; Sunito noted.&nbsp;

&ldquo;There is such a shortfall of city apartments. The first home buyer grant really only impacts the house and land market due to the price point. It&rsquo;s barely making an impact in the apartment market as apartments in the inner city are upwards of $1 million.&rdquo;&nbsp;

&ldquo;The city will experience a crisis of supply which will in turn push the price growth even further in inner city apartment developments,&rdquo; Sunito said.

Crown are currently marketing two inner city Sydney projects, the luxury Waterfall by Crown at Waterloo, completed in late 2019 shortly before COVID hit, and the nearby Mastery by Crown which will be Australia&#39;s first Japanese-themed community.

Designed by acclaimed Japanese architect Kengo Kuma in collaboration with&nbsp;Koichi Takada&nbsp;Architects and Silvester Fuller, the masterplanned community will have five&nbsp;uniquely designed and distinct residential buildings positioned above a 2,175&nbsp;sqm&nbsp;retail precinct which will home&nbsp;27 stores and a new&nbsp;Japanese eat street.

Crown Group look to expand apartment development pipeline, weighing up opportunities in Sydney, Brisbane and Melbourne 

The recently completed and ready-to-move-in The Brass Edition, the contemporary Empire Properties-developed&nbsp;Moonee Ponds development of just 22 apartments, has been designed by the renowned architecture firm ClarkeHopkinsClarke.

The brief from Empire was for a boutique range of apartments that would each feel like a home.

&quot;We interpreted this through the generosity of space; internally, vertically, and outdoors,&quot; CHC advise.

They designed the 22 two and three bedroom apartments, geared at the owner-occupier, with a generous amount of indoor and outdoor living space per residence.

The two bedroom, two bathroom apartments, which each come with a car space, start from $650,000, around half of the price of the median house price for the inner-north west suburb.

There are three bedroom apartments still for sale in the development, starting from $950,000 and spanning over 100 sqm.

There are larger three bedroom apartments priced at $1.12 million, and four bedroom apartments from $1,495,000.

Set just 100 metres from Queens Park, the Brass Edition takes cues from the surrounding industrial heritage.

Large terrace areas are framed by large floor to ceiling windows which maximise&nbsp;natural light and allow the internal surfaces to exude warmth and enhance their textural element.

Inside the completed apartments at Brass Edition in Moonee Ponds

Beulah has appointed the world renowned urban design practice Grant Associates and the international design practice ASPECT Studios to create the landscaping on their landmark Southbank development, STH BNK by Beulah. 
 
The development will be the first in Melbourne for the UK-based Grant Associates, who are most recognised for designing&nbsp;Singapore&#39;s well known Gardens by the Bay. They also handled the public area in the development of Barangaroo South in Sydney.

They&#39;ll&nbsp;be working with the Melbourne-based ASPECT Studios, who were the landscape architects for&nbsp;Prahran Square in Melbourne and Darling Square in Sydney.

The duo will join&nbsp;UNStudio, Cox Architecture and global design and engineer firm&nbsp;Arup, along with &lsquo;living infrastructure&rsquo; specialists Junglefy, in&nbsp;bringing to life the green spaces proposed in the winning concept from the 2018 Southbank by Beulah architecture competition.

&nbsp;The landscape design will be centred on the planted vertical facades and outdoor spaces that will create the world&rsquo;s tallest vertical garden, stretching from the street level to the top of both towers.

Upon completion there will be&nbsp;the Future Sky Garden, an expansive conservatory space at the top of the tallest tower. Extended planted terraces will characterise the facing facades of the two towers as they twist towards each other.

The&nbsp;mixed-use development on the current BMW showroom site on Southbank&#39;s&nbsp;City Road will comprise nearly 500 apartments and around 390 hotel rooms, as well as retail and office space.

On Grant Associates&rsquo; appointment, Beulah Executive Director Adelene Teh said the practice&rsquo;s reputation, globally, is second to none.

Beulah appoint landscapers Grant Associates and ASPECT Studio for Southbank by Beulah apartment development

Townhome approvals across Melbourne softened over April, but are still higher than they were this time last year, according to&nbsp;according to Archistar&rsquo;s&nbsp;May National Townhouse and Unit Building Report.

There were 687 townhouses across the Victorian capital approved over April, down from the 895 approved in March.

Sydney went the other way however, with a spike from 699 to 923 approvals.

Since the impact of COVID in early 2020, there&#39;s been a strong shift in buyer preference toward townhouses.

Over the last 12 months, only Adelaide and Perth saw less approvals for townhouses.&nbsp;

Brisbane reported the highest increase in townhouse building approvals over the year ending April 2021, up by 42.9 per cent,&nbsp;followed by Sydney up 14.6 per cent&nbsp;and Melbourne up by one per cent.

Townhouse building approvals however were down by 24.9 per cent&nbsp;for Adelaide and 10.6 per cent&nbsp;for Perth on the same year on year comparisons.

Melbourne reported the highest average per townhouse building cost of $349,032 over April 2021, followed by Perth at $341,500, Brisbane at&nbsp;$282,123, Sydney at $277,494 and Adelaide at $238,286.

Nationally, 6669 higher-density dwellings were approved for building over April, which was the highest April total since 2018.

Melbourne townhouse approvals soften in April as Sydney spikes

Having recently completed its Palm Beach apartment development Siarn,&nbsp;Gold Coast developer Cru Collective,&nbsp;has lodged a development application for an exclusive&nbsp;collection of full floor apartments on&nbsp;the sought-after Kirra beachfront.

The site at 2 Musgrave Street will become a boutique tower of just 11 beachfront apartments, each with three bedrooms and internal living space of over 280 sqm.

Each apartment will have two living areas, a butler&rsquo;s pantry, wine cellar and a&nbsp;dry bar. Secure lift access will lead to each residence&rsquo;s private foyer.

There will be wrap around windows which take advantage of the views across the Gold Coast sights of Rainbow Bay to Stradbroke Island and the hinterland.

Cru Collective Managing Director Chris Bolger said Cru have committed to produce premium quality homes that substitute the conventional high density apartment trope for a boutique approach to unit living.

&ldquo;We have worked extremely hard to ensure our product meets the expectation of the sophisticated buyer, reducing the volume of apartments and raising ceiling heights to deliver spacious living typically reserved for standalone houses,&quot; Bolger said.

Cru Collective submit plans for luxury Kirra Beach apartment development

The Seven Group media heir Ryan Stokes is set to develop an apartment block on his recently acquired double block on Gold Coast’s Palm Beach.

Stokes, managing director and&nbsp;chief executive of Seven Group Holdings which his father Kerry Stokes founded in 1991, recently doubled the size of his Jefferson Lane holding, paying $4,625,000 for a holiday home on 406 sqm. That gave him a total of 814 sqm. Stokes spent $3,375,000 on a four bedroom home on 408 sqm next door in 2016.

And now Stokes has lodged plans for&nbsp;Akuna, a boutique block of just 13 apartments designed by the Brisbane-based Modulus Architecture at 39-41 Jefferson Lane, Palm Beach.

Akuna, which derives from the Aboriginal word meaning “flowing&nbsp;water," will span&nbsp;nine levels and&nbsp;comprise nine three bedroom apartments and four four bedroom apartments.

One of the three beds will sit on the ground floor, next to the ground level resident amenity of a gym, lap pool, spa and communal rec space.

The four levels above will have two apartments per floor until level six. From there there will be four single level apartments, the four bedders, which span over 265 sqm.

Crowning the apartment development is another resident amenity level, featuring a mother pool, sun deck, built-in barbecue space and external dining space.

There will be 34 parking spaces across the two basement level garaging, and bicycle parking for 17.

The development is oriented toward the vistas of Surfers Paradise, Coolangatta and the Gold Coast Hinterland.&nbsp;

“Linear elements roll and curl along the facade, in the same way as a wave curls before breaking on the shoreline. A refined palette of materials references Queensland coastal vernacular, composed of linear timber boards, flowing concrete forms and ornate fenestration.&nbsp;

“Contextually, the development is conveniently located within proximity to a range of retail, restaurant and wellness facilities, providing residents with an increased level of amenity.”

Architectural Design Statement

Architectural Design&nbsp;

Taking inspiration from the curls of a breaking wave,&nbsp;Akuna’s sculptural form evokes a sense of fluidity and calm. Concrete upstands bend and curve their way around each articulated floor plate and terminate much like a wave crashing back into the ocean. Each floor level is articulated with a series of breaks and extensions that mirror the effect of natural resonance. Pushing in and out to provide balconies and quiet moments to view the magnificent coastline.&nbsp;

Built Form&nbsp;

The sculptural form appears to float over the street level but seamlessly integrate with the natural surroundings along the beach front.&nbsp;Akuna&nbsp;is study in horizontality, broken by finite vertical elements. Slab extensions and breaks are positioned so as to provide glimpses to the water but provide privacy to neighbouring sites. Setbacks are considered with the view to reduce overlooking. Rear setbacks to balconies are calculated from the Sea Wall A-Line, with the street front setbacks exceeding four metres to the bulk form of the building. Elegant curves wrap and fold around the façade whilst providing a level of protection to the apartments from the afternoon sun. Bedrooms and living spaces are positioned to capture vistas north to Surfer’s Paradise and south to Coolangatta. Noting the 29m height limit,&nbsp;Akuna&nbsp;looks to maximise its coastal outlook by providing a series of elevated roof zones which follow the natural contour of the ground. All 9 levels are contained within the stated 29m height limit.

Urban Design Intent&nbsp;

Akuna&nbsp;looks to provide a complementary and respectful design outcome to the developing and vivacious Palm Beach locale. A secure lobby entry is provided on grade from the street level, providing a central point for the collection of mail and meeting of guests. Flanked by lush sub-tropical gardens, a private access stair is provided for the ground level unit. Communal recreation facilities are provided on the ground level, allowing for a series of internal and external recreation activities to take place. Direct connection to the beachfront boundary on grade provides resident’s and their guests the opportunity to access the beach or enjoy the coastal vista from the privacy of their outdoor terrace. A pool and sculptural planting creates an increased level of activation to the street and provides the opportunity for passive surveillance to the public footpath and street face to the north of the site. Car &amp; bicycle parking is contained within the basement zone, providing four visitor carparks accessible from the street, and an additional 30 residential carparks secured behind an access controlled gate. Bicycles are located within the basement, with a collection of visitor bicycles located on grade adjacent the lobby.&nbsp;

Materiality&nbsp;

A refined palette of carefully selected materials envelope the elegantly winged floorplates; profiled concrete provides a reference to the striations of shells, whilst the battened façade screens allude to the natural tones and colours of found items along the shoreline. Clear glazing is interwoven with timber boards to add contrast and texture to the adjacent smooth concrete ‘curls’

Seven boss Ryan Stokes lodges plans for Palm Beach apartment development Akuna

There's only a handful of apartments left in the modern Art&nbsp;Group development Mulberry in Canberra's Dickson.

Art Group had COX Architecture design the development in the inner north Canberra suburb, and the interior design expert Darren Palmer handle the interiors, with buyers choosing between light, dark, and contrast&nbsp;colour palettes.

Palmer also hand selected a number of furniture packages for buyers, who will be moving in to the development at the end of the year.

Mulberry, which comprises five buildings,&nbsp;features a rooftop pool and sun deck with its own Zen Garden for residents of its 409 apartments.

Prices start from $485,600 for one bedroom apartments and from $544,200&nbsp;for the two bedroom apartments. All of the three bedroom apartments have been sold.

Buyers are expected to move in to Mulberry&nbsp;at the end of the year.

Sales Director Josh Morrissey&nbsp;says the location is one of the key factors driving demand to Mulberry.

"Mulberry is positioned&nbsp;perfectly in the geographical centre of the Inner North," Wiggins says.

The luxury Rainbow Bay, Coolangatta apartment development Rockpool, developed and designed by the architect-turned-developer Joe Adsett, has got the go-ahead from the&nbsp;Gold Coast City Council.

The council signed off on the 20 apartment project at 154-156 Marine Parade, a sought-after strip fronting Kirra Beach.

Adsett has gone back to the council to try and increase the building height by another two levels, which would see another two apartments added.

&quot;The proposed development delivers a quality architectural design to deliver a built form that contributes to both the existing and intended character of the area,&quot; the council assessment read.

It was a three-month turnaround from development application lodgement to approval for the highly anticipated project, developed and designed by Adsett, an award-winning Queensland architect.

Adsett secured the prime site late last year from Sunland, who had demolished the two smaller apartment developments on the 1,194 sqm block.

They were planning on constructing four separate towers on the site, which also included&nbsp;the adjoining Greenmount Resort site which Sunland owned. The plans were for&nbsp;247 apartments across four buildings ranging in height from 15 to 17 storeys.

Adsett&#39;s tower is considerably more modest, spanning potentially 14-levels and 45 metres high, if the Gold Coast Council sign-off on the revision.

There will be 18 three bedroom apartments, just two per floor.

The approval included a two-level, four bedroom penthouse which was spread between levels 11 and 12. The change seeks to&nbsp;provide a five-bedroom unit on each of Level 11 and 12 and introduce a smaller, four-bedroom unit on Level 13.

The real estate investment giant Mulpha, developers of Norwest&nbsp;in Sydney&#39;s Hills District, has lodged its development application for the first stage&nbsp;its approved $1 billion masterplanned community, Norwest Quarter.

There will be nine slender residential towers containing 864 apartments across the whole of the masterplan, with 6,000 sqm&nbsp;of space allocated for cafes, restaurants, neighbourhood shops and childcare facilities.

The first stage of Norwest Quarter will see two of the apartment buildings constructed, homing a total of 196 apartments and more than 3,500 sqm of retail and commercial space,&nbsp;including a full-floor commercial gym, fresh food grocer, medical services, and restaurants.

The towers, located less than 400 metres from the new Norwest Metro Station,&nbsp;have been designed by two of Sydney&#39;s leading architecture studios, Bates Smart and Smart Design Studio.&nbsp;

The slenderness of the towers will allow for 70 percent of the site to be used for landscaping and amenity.

When complete, the Norwest Quarter masterplan will transform over 4.8 hectares of greenfield land into a vibrant village centre for over 2,000 residents.

Bates Smart and Smart Design Studio are working in collaboration with landscape architecture firm Aspect Studios, urban designers Terroir, and environmental sustainability firm Finding Infinity&nbsp;to design and deliver an innovative, environmentally led development with a unique nature-driven biophilic ethos.

Mulpha lodges application for stage one of $1 billion masterplanned Norwest Quarter community

One of North Sydney's best-known commercial buildings could become hundreds of new homes, with insurance giant Zurich Australia lodging a State Significant Development Application (SSDA) to transform 5 Blue Street into a mixed-use residential development above North Sydney Station.

Rather than demolishing the existing building and starting again, Zurich is proposing an adaptive reuse project that would convert the landmark office building into a 15-level residential development delivering 62 apartments, 86 affordable co-living dwellings, activated retail and significant upgrades to the Blue Street Plaza.

The proposal reflects a growing trend of commercial property owners repositioning ageing office assets into residential housing as Sydney grapples with housing supply shortages and changing workplace demand.

Located directly above North Sydney Metro and train station, the 3,051 sqm site occupies one of the most strategically positioned parcels of land on Sydney's Lower North Shore.

Designed by fjcstudio, the proposal seeks to retain and adapt much of the existing structure while creating a contemporary residential address that better connects with the public domain surrounding North Sydney Station.

The application proposes two basement levels, ground floor retail, affordable co-living accommodation across the podium levels, and apartments above, while preserving and enhancing the publicly accessible Blue Street Plaza.

Rather than pursuing maximum apartment numbers, Zurich has opted for a housing mix heavily weighted towards larger owner-occupier residences.

The proposal includes 62 build-to-sell apartments comprising 12 one-bedroom, 19 two-bedroom, 29 three-bedroom apartments and two premium penthouses. It also incorporates 86 affordable co-living dwellings, which would be managed in perpetuity by a Community Housing Provider.

That balance between traditional apartments and affordable housing reflects the NSW Government's push to increase housing diversity around major transport infrastructure.

The proposal has been lodged concurrently with a rezoning application, with Zurich arguing the site is ideally positioned to support additional housing given its immediate proximity to public transport, employment and services.

"The proposal aims to respond to the housing challenges facing Sydney through the delivery of diverse housing types in a highly accessible location," the design report by fjcstudio states. It also seeks to improve pedestrian amenity through upgrades to Blue Street Plaza while creating a high-performing residential building that responds to the surrounding context.

Rather than replacing the commercial building, fjcstudio has developed a design that works with the existing structural framework above the rail corridor, an approach that significantly reduces demolition while allowing the site to be repositioned as a mixed-use residential precinct.

The existing structural constraints have informed much of the building's design, including its relationship with Blue Street and surrounding public spaces.

The building has been designed as a slender tower rising above a clearly defined podium, with vertically expressed façades intended to reduce the perceived bulk while reinforcing North Sydney's emerging skyline.

According to fjcstudio, the architectural language responds directly to the surrounding commercial towers while maintaining a finer grain expression more closely aligned with the neighbouring Lavender Bay streetscape.

The tower incorporates articulated façade elements, landscaped podium edges and recessed upper levels to soften its appearance and improve pedestrian amenity below.

A significant component of the proposal is the revitalisation of Blue Street Plaza.

The existing public space has long served as one of the primary pedestrian connections between North Sydney Station, Greenwood Plaza and Blue Street, yet its role is expected to become even more important following the opening of Sydney Metro.

Zurich's proposal seeks to strengthen that role by improving landscaping, introducing new retail frontages, enhancing pedestrian permeability and creating more active edges throughout the day and evening.

Ground floor retail would wrap the plaza, while separate residential and co-living entries have been designed to improve wayfinding without reducing street activation.

Landscape design has been integrated throughout the podium and public realm, softening what is currently one of the most heavily urbanised parts of North Sydney.

fjcstudio has carefully oriented apartments towards Sydney Harbour and the CBD while using privacy blades and articulated façades to minimise overlooking between neighbouring buildings.

Large framed openings along the western elevation maximise harbour outlooks, while the eastern apartments have been angled towards the south-east to improve privacy from neighbouring development.

The project forms part of the continuing transformation of North Sydney from a predominantly commercial CBD into a genuine mixed-use city centre.

Since the completion of Victoria Cross Metro Station, developers have increasingly shifted their attention towards residential projects capable of leveraging the area's unparalleled transport connectivity.

FiveX recently lodged plans for a 61-storey, 490-apartment tower that would become one of the tallest residential buildings in North Sydney if approved.

Aqualand continues to expand its Lower North Shore presence following the completion of AURA on Walker Street and its recent St Leonards and Roseville proposals.

Developers are also progressing projects throughout Walker Street, Miller Street and the Victoria Cross precinct as demand for well-located owner-occupier apartments continues to strengthen.

Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.

The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.

The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.

The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.

The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;

PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.

The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.

Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.

"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.

Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.

A major focus of the design has been the public domain.

The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.

The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.

Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.

Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.

Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.

Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.

Aqualand is also expanding its development pipeline following the launch of its luxury residential brand, Aqualand Prestige. The developer has delivered a string of high-end apartment projects across Sydney's affluent suburbs over the past decade, most recently AURA by Aqualand on Walker Street in North Sydney.

It has since quietly assembled its next wave of projects.

Earlier this year Aqualand launched Boronia in Roseville, a boutique 111-apartment development on Larkin Street. First look: Aqualand pushes ahead with Chatswood apartment tower as SSDA lodged for Archer Street

Mass timber is becoming an increasingly popular construction material in apartment developments, but Adelaide developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> is taking the approach a step further.

At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.

The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.

Wellness isn't confined to a gym or shared resident facility at Flowe. Instead, Fieldwork embedded the concept into the building itself.

"Rather than treating wellness as something that only happens on the ground floor, our response integrates it throughout the building, which led us to ask what it really means to design a healthy building," Fieldwork Director Quino Holland said.

The building's architecture also reflects Bowden's industrial heritage. The lower podium references the area's historic brick and sandstone buildings, while the upper levels transition to exposed CLT, allowing the timber structure to become a defining feature throughout the apartments and shared spaces.

The use of mass timber sits alongside a range of sustainability initiatives, including a fully electric, gas-free design, rooftop solar and a targeted 5 Star Green Star rating.

Inside the residences, the focus remains on natural, durable materials. Blackbutt engineered timber flooring, exposed CLT ceilings, porcelain surfaces and warm timber joinery create a calming interior palette, while low-VOC finishes and responsibly sourced materials have been selected to improve indoor air quality.

Kitchens have been designed as the centrepiece of each apartment, featuring porcelain island benchtops, timber-look cabinetry and brushed steel tapware, with layouts that maximise natural light and ventilation.

The more traditional interpretation of wellness comes in the form of Level Eleven, a two-storey wellness club spanning the ground floor, mezzanine and first floor.

The facility will include a gym, yoga and reformer Pilates studios, Finnish and infrared saunas, magnesium hot and cold plunge pools, and dedicated recovery spaces. Unlike many residential wellness facilities, Level Eleven will also operate commercially, allowing the broader Bowden community to access the venue while giving residents exclusive membership benefits.

The ground floor has also been designed around everyday living. Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

IPM is also planning its third project in Mona Vale, significantly increasing the scale of its previous developments with an 82-apartment proposal at <a href="https://www.apartments.com.au/new-apartments/159-167-darley-street-west-mona-vale-nsw-2103">159-167 Darley Street West</a>, opposite Bayview Golf Course and less than 800 metres from Mona Vale town centre.
