On the back of their successful sellout of their $200 million Signature Broadbeach, developer Little Projects Co are set for their second Gold Coast development, and it&#39;s just around the corner.

The new tower, dubbed&nbsp;Aperture,&nbsp;at 20 Mary Avenue in Broadbeach,&nbsp;will be made up of just 29 full floor and double-storey apartments.

Designed for the owner-occupier by the award-winning architect Elenberg Fraser,&nbsp;each apartment will have at least three bedrooms, hand-crafted materials and a minimalistic design.

Prices are set to range from $2 million to $7.75 million.

The respected Sydney-based developer, Abadeen Group, has officially launched&nbsp;its first Gold Coast project.

Abadeen, founded and run by property industry veteran&nbsp;Justin Brown, is behind the latest Palm Beach tower, Villea.

The 69-apartment tower at 26 Mawarra Street has one,&nbsp;two and three-bedroom apartments,&nbsp;designed for owner-occupier.

All of the one-bedroom apartments have already been snapped up pre-launch.

Villea offers&nbsp;a rare affordable entry point in Palm Beach, with current and future projects in the pipeline predominantly targeted at the luxury owner-occupier, many with prices starting from $2 million and up.

Villea prices start&nbsp;from $655,000 for the two-bed, two bath apartments with parking, and rise incrementally to the three-bedroom apartments, which start from $1.41 million.

Brown said Abadeen&nbsp;was delighted to have purchased such a strategic site to enter the Gold Coast market.

Villea Apartments have views west to the Gold Coast hinterland, north to Burleigh Heads and east across the Pacific Ocean.

It was a well-timed entry in to the Gold Coast market for Abadeen, with the market currently undergoing its highest demand in years.

Abadeen launch Villea, Palm Beach apartment development

Marissa Li was the first person to buy an apartment in Mirvac&#39;s Sydney Olympic Park development Pavilions back in 2017.

The 27-year old first home buyer, who was also the first&nbsp;to settle on her apartment in the 35-level Scarlet, the tallest building at Pavilions, was able to secure the apartment with a five per cent deposit through Mirvac&#39;s The Right Start initiative.

Now having moved in, Marissa is paying $100 a week less in mortgage repayments than she was at her rented Wolli Creek apartment. She paid the further five per cent deposit required in instalments over the three years that Pavilions took to build.

When Marissa began looking for her first home three years ago, The Right Start gave her the opportunity to get her foot in the door with a low deposit and ahead of investors. With reassurance from a family member who had bought at Mirvac&rsquo;s Harold Park development, Marissa felt confident about buying off the plan.

Marissa has had plenty of time to consider whether she made the right decision to buy and is adamant she has no regrets.

&ldquo;I am 110% pleased that I bought. I guess you always doubt yourself but I&rsquo;m much happier to be paying off a mortgage than dead money in rent.&rdquo;

Why first home buyer Marissa Li bought an apartment in Pavilions, Mirvac's Sydney Olympic Park development

Mirvac&#39;s Sydney Olympic Park apartment development Pavilions is the reputable ASX-listed developer&#39;s&nbsp;largest ever single stage development.

The&nbsp;four buildings constructed simultaneously using four cranes at one time.

It&#39;s been strategically located in a growth area where billions of dollars are still to be invested, particularly in the transport infrastructure which will see the commute to the Sydney CBD slashed to just 20 minutes.

The apartments have favoured working professionals, well advanced in their careers, Mirvac&#39;s general manager of residential Toby Long told Urban.

Urban recently sat down with Toby to discuss Pavilions.

&nbsp;JR: Why was Sydney Olympic Park chosen as a location for a Mirvac project?

TL: Mirvac has a long history on the Olympic Peninsula. We delivered the Athletes Village for the 2000 Olympics, which we adapted to create the suburb of Newington, developed more than 900 apartments at Rhodes Waterside, and luxury waterfront homes at Cabarita. So, the location and market were familiar territory for Mirvac and ticked all the boxes for good property investment &ndash; location, amenity, public transport, and billions of dollars in infrastructure on the way.

Sydney Olympic Park lies in Sydney&rsquo;s geographic heart, between the CBDs of Parramatta and Sydney, straddling east and west. It also lies within the knowledge corridor where the smart jobs of the future are concentrated and is key to realising the economic and social ambitions for the Greater Parramatta and Olympic Peninsula.

Olympic Park is also quite unique in being a growth area - a young and vibrant suburb that has a lot to offer. Everything you need is already there &ndash; cafes, restaurants, world class leisure and fitness facilities, train station, retail close by and this incredible 430-hectare parkland, right on the doorstep.

There are billions of dollars still to be invested at Sydney Olympic Park, especially in transport infrastructure, as well as a new high school proposed for nearby Wentworth Point. There will be an Olympic Park station on the Metro West line, with a journey time of just 20 minutes from Parramatta to the Sydney CBD. Light Rail stage 2, connecting Olympic Park to Parramatta is back on the agenda with recent NSW Budget funding to advance planning.

JR: Who did you identify as the buyer demographic when the design was in its early stages, and why this demographic?

TL: The demographic profile at Olympic Park and surrounding suburbs showed that residents are younger and better educated than the NSW average. The dominant age group is 25-34 and 45 per cent of residents have a bachelor degree or higher, twice the NSW average. The population is truly multicultural with around 70 per cent of residents first or second-generation Australians whose parents were born overseas.

Our assumption was that buyers at Pavilions Residences would follow a similar trend and that has been borne out, with a high level of professionals well-advanced on their career journey.

The buyer profile has differed in one significant respect with a far higher proportion of owner-occupiers than investors. Mirvac tends to attract more owner-occupiers because of our focus on quality and longevity. We do have a good following of investors who know that the price premium for a quality property is recouped in lower maintenance and repair costs, and strong capital gain.

JR: What was the design brief for the towers? And was there a shortlist of &ldquo;must-haves?&rdquo;&nbsp;

TL: Pavilions Residences stands at the gateway to Sydney Olympic Park, therefore a strong architectural statement was called for. Equally important was creating a connection with the natural environment and designing around three majestic Moreton Bay fig trees. Two of these decades old trees stand at the Australia Avenue edge of Pavilions Residences, forming a botanical marker for Sydney Olympic Park. The other was relocated to a new position on the site in a delicate six-month operation. The key design principles were:

-Vary the building heights to enrich the future desired scale and character of the precinct; 
-&nbsp;Create a more successful transition from 30+ storey residential towers on Australia Avenue to lower-scale buildings within the precinct; 
-&nbsp;Provide a gateway to Sydney Olympic Park from Australia Avenue south; 
- Minimise overshadowing to communal space; 
-&nbsp;Provide retail amenity and courtyard adjacent to the existing Fig Trees; 
-&nbsp;Use contrasting materials to create visual interest and define the scale and architectural quality of the building; 
-&nbsp;Maintain accessible communal open space with areas for passive and active recreation;

All open space and common areas to have access to natural light and air, and all lift cores open onto large lobbies with windows providing natural outlook and seating. 
 
JR: What did BVN bring to the table? Did they win a design competition? How did the process go for appointing them?

TL: BVN won the Design Excellence competition&nbsp;and then submitted a revised design following amendments to the Sydney Olympic Park 2030 Masterplan. The updated masterplan allowed for increased floor space in response to Government proposals for Metro West and Light Rail connection. This paved the way for a taller gateway tower with more apartments enjoying the sensational views over the district to the city.

JR: What do you feel are the biggest draw cards for buyers?

TL: Buyers seeking quality construction and finishes, and layouts that enhance liveability, are naturally drawn to Mirvac apartments. Pavilions Residences offers Mirvac&rsquo;s customary quality along with a living environment that has been carefully considered to enhance the connection to nature. From the moment you enter Pavilions, stroll along the majestic colonnade past beautiful gardens, you feel uplifted. That feeling continues as you enter the lobby with its exclusive residents&rsquo; lounge, al fresco terrace and co-working space.

JR: Can you talk a bit about the Mirvac milestones for Pavilions Residences?

TL:&nbsp;Pavilions Residences was the largest single stage development ever undertaken by Mirvac with the four buildings constructed simultaneously using four cranes at one time. Over 40,000 cubic metres of concrete went into the build, along with 175,000 bricks, 17,200 sqm of floor tiling and 9,100 sqm of balcony pavers.

Innovation has been a constant at Pavilions Residences. LIV Indigo at Pavilions is Mirvac&rsquo;s entry into the burgeoning build to rent sector, offering long term secure leases.

Mirvac&rsquo;s investment in LIV Indigo is a bonus for buyers of Pavilions Residences, ensuring an on-going commitment to the success of the project.

JR: How do you see the Sydney Olympic Park area changing in the next five to 10 years?

TL: Sydney Olympic Park has undergone massive change in the past five years and this will only continue in the five to 10 years ahead. Five years ago, the resident population was only about 1,500; today it is more than 6,000. The Sydney Olympic Park 2030 Masterplan lays out a vision for the future with an expanded Town Centre catering for around 23,500 residents and a daily worker population of around 34,000 and 5,000 students.

As major transport projects are completed, early adopters are likely to reap the benefit, living within minutes of the Parramatta and Sydney CBDs by Metro Rail, while enjoying the rare luxury of parkland right on the doorstep. The East has Centennial Park, the West has Bicentennial Park, more than twice the size with a greater variety of walking and cycling trails.

What a buyer needs to know about Pavilions apartments in Sydney Olympic Park: Five minutes with Mirvac's Toby Long

The RBA has held interest rates at a record low 0.1 per cent at its August meeting.

RBA Governor Philip Lowe&#39;s comments on the housing market were much the same, noting all markets continuing to strengthen, with prices rising in all major markets.

He did cite an increase in borrowing by investors, and that given the environment of rising housing prices and low interest rates, the Bank is monitoring trends in housing borrowing carefully and it is important that lending standards are maintained.

The experts and economists surveyed in Finder.com.au&#39;s RBA Cash Rate Survey all called the cash rate hold, with 75 per cent predicting the increase won&#39;t happen until 2023.

Tony Makin of Griffith University was the lone expert predicting the rate to rise before 2022.

&quot;In coming months a clearer picture will emerge of underlying inflation trends both in the US and [in Australia]. The recent US inflation spike is unlikely to be temporary given the massive money supply increase, recovery from the pandemic, and substantial US fiscal expansion.&quot;

AMP Capital&#39;s Shane Oliver said the RBA is still a long way from meeting its conditions for a rate hike &ndash; namely inflation sustainably back in the 2&ndash;3% target range which will require full employment and wages growth sustainably above 3%. And the latest coronavirus outbreaks and lockdowns risk delaying progress towards its goals.

Over a third of experts (71%), called for a change in stamp duty.

They agree that changes need to be made to either stamp duty or government stimulus in order to help buyers enter the property market.

Just over half (54%) think that only stamp duty should be changed, while another third (29%) think neither should be changed.

Finder&#39;s insights manager Graham Cooke said an easing of stamp duty could reduce the burden for first time buyers and establish a more even playing field.

&ldquo;Stamp duty is essentially a tax that slows down the turnover of property. It discourages current&nbsp;homeowners from downsizing, which locks up some of the market. &ldquo;A long-term land tax would provide a fairer long-term solution, while adding liquidity to the housing market,&rdquo; Cooke said.

RBA holds rates at August meeting, experts call for stamp duty changes

The economic recovery in Australia has been stronger than was earlier expected. The recent outbreaks of the virus are, however, interrupting the recovery and GDP is expected to decline in the September quarter. The experience to date has been that once virus outbreaks are contained, the economy bounces back quickly. Prior to the current virus outbreaks, the Australian economy had considerable momentum and it is still expected to grow strongly again next year. The economy is benefiting from significant additional policy support and the vaccination program will also assist with the recovery.

The economic outlook for the coming months is uncertain and depends upon the evolution of the health situation and the containment measures. Beyond that, the Bank&#39;s central scenario is for the economy to grow by a little over 4&nbsp;per&nbsp;cent over 2022 and by around 2&frac12; per&nbsp;cent over 2023. This scenario is based on a significant share of the population being vaccinated by the end of this year and a gradual opening up of the international border from the middle of 2022. The Board also considered a range of other scenarios, with the main source of uncertainty being the health situation.

The labour market has recovered faster than expected, with the unemployment rate declining further to 4.9&nbsp;per&nbsp;cent in June. Job vacancies have remained at a high level and there are reports of labour shortages in parts of the economy. Some increase in the unemployment rate is expected in the near term due to the current lockdowns, but most of the adjustment in the labour market is likely to take place through a reduction in hours worked and in participation. In the central scenario, the unemployment rate continues to trend lower next year, to be around 4&frac14; per&nbsp;cent at the end of 2022 and 4&nbsp;per&nbsp;cent at the end of 2023.

The CPI inflation rate spiked to 3.8&nbsp;per&nbsp;cent for the year to the June quarter, largely reflecting the unwinding of some earlier&nbsp;COVID-19-related price declines. In underlying terms, inflation remains low, at around 1&frac34; per&nbsp;cent.

Looking forward, a pick-up in both wages growth and underlying inflation is expected, but this pick-up is likely to be only gradual. In the Bank&#39;s central scenario, it takes some years for the stronger economy to feed through into wage and price increases that are consistent with the inflation target. In underlying terms, inflation is expected to be 1&frac34; per&nbsp;cent over 2022 and 2&frac14; per&nbsp;cent over 2023. One source of uncertainty is the behaviour of wages and prices at the low levels of forecast unemployment, including because it is some decades since Australia has sustained an unemployment rate around 4&nbsp;per&nbsp;cent.

Housing markets have continued to strengthen, with prices rising in all major markets. Housing credit growth has picked up, with strong demand from owner-occupiers, including first-home buyers. There has also been increased borrowing by investors. Given the environment of rising housing prices and low interest rates, the Bank is monitoring trends in housing borrowing carefully and it is important that lending standards are maintained.

Domestic financial conditions remain very accommodative, sovereign bond yields have declined and the exchange rate has depreciated to around its lowest level this year, despite elevated levels of commodity prices. The recent fiscal responses by the Australian Government and the state and territory governments are also providing welcome support to the economy at a time of significant short-term disruption.

The Board remains committed to maintaining highly accommodative monetary conditions to support a return to full employment in Australia and inflation consistent with the target. Together, the low level of the cash rate, the bond purchase program, the yield target and the ongoing funding that has been provided under the Term Funding Facility are providing substantial support to the Australian economy in the face of lockdowns in parts of the country and the expected resumption of the economic expansion.

The Board will maintain its flexible approach to the rate of bond purchases. The program will continue to be reviewed in light of economic conditions and the health situation, and their implications for the expected progress towards full employment and the inflation target. The Board will not increase the cash rate until actual inflation is sustainably within the 2&nbsp;to 3&nbsp;per&nbsp;cent target range. The central scenario for the economy is that this condition will not be met before 2024. Meeting this condition will require the labour market to be tight enough to generate wages growth that is materially higher than it is currently.

RBA hold rates, notes investor lending increase: RBA Governor Philip Lowe's August 2021 meeting statement

St Leonards is set for a new mega-development, with the integrated property group&nbsp;Top Spring Australia lodging plans for 329 residences as part of a 1.26 hectare masterplanned community.

The site,&nbsp;at 21-41 Canberra Avenue and 18-32 Holdsworth Avenue, will see the apartments built across five buildings, three fronting Canberra Avenue and Newlands Park, and the other two buildings with a frontage to Holdsworth Avenue.

The three buildings facing the parkland will be eight, nine and 10 storeys in height (some storeys will be part levels due to the site&rsquo;s incline), while the two rear buildings will be eight and 11 storeys.

The Bates Smart-designed buildings will include a mix of one, two and three-bedroom apartments, two-storey townhouses, as well as several penthouses. They have been designed to be stepped in height, to maximise views of the surrounding green spaces.

The plan provides public access to Newlands Park from Holdsworth Avenue via a six-metre-wide site link, as well as a 2,500 sqm communal garden at the centre of the project for a mix of public, private and communal uses.

The end of Holdsworth Avenue is to be closed by Council and turned into a pocket park. Three of the buildings will feature communal rooftop terraces providing sunny outdoor spaces, and all buildings will have landscaped setbacks from all street frontages.

Sydney Ma, Director and General Manager of Top Spring Australia, says the building forms step back and down the hillside revealing a series of stepped terraces, apartments and landscaped platforms towards Newlands Park.

First home buyers alerted to affordable Southport apartment development The Waverley Residences 

The ASX-listed developer&nbsp;Cedar Woods&nbsp;has spent $63.5 million on&nbsp;two sites in Melbourne&rsquo;s western growth corridor.

They&#39;ve secured a 14.6 hectare site in Fraser Rise ($30.5 million) and a 39.7 hectare site in Fieldstone ($33 million). Combined, the acquisitions will add 725 lots to Cedar Woods&rsquo; development pipeline.

The Fraser Rise site (pictured main),&nbsp;25 kilometers north west of Melbourne&rsquo;s CBD, has planning permits in place for a 225 lot subdivision.

As part of the Plumpton Precinct Structure Plan, the development will benefit from a recreational park and a proposed non-government school. Settlement is due in October 2021 and is expected to contribute to Cedar Woods earnings from FY23.

Cedar Woods acquires two new development sites in Melbourne's west

The Melbourne apartment market continued to grow over July, with the median apartment value rising&nbsp;0.4 per cent, according to the property data firm CoreLogic.

That takes the growth in Melbourne&#39;s apartment market to 6.1 per cent over 2021, following 0.8 per cent gains over June and 0.7 per cent in May.

The gains in the apartment market come as the booming housing market lost a little bit of steam over July.

CoreLogic&#39;s research director, Tim Lawless, suggests one of the reasons house prices are starting to lose a bit of steam is that they are becoming unaffordable for many.

One of North Sydney's best-known commercial buildings could become hundreds of new homes, with insurance giant Zurich Australia lodging a State Significant Development Application (SSDA) to transform 5 Blue Street into a mixed-use residential development above North Sydney Station.

Rather than demolishing the existing building and starting again, Zurich is proposing an adaptive reuse project that would convert the landmark office building into a 15-level residential development delivering 62 apartments, 86 affordable co-living dwellings, activated retail and significant upgrades to the Blue Street Plaza.

The proposal reflects a growing trend of commercial property owners repositioning ageing office assets into residential housing as Sydney grapples with housing supply shortages and changing workplace demand.

Designed by fjcstudio, the proposal seeks to retain and adapt much of the existing structure while creating a contemporary residential address that better connects with the public domain surrounding North Sydney Station.

The application proposes two basement levels, ground floor retail, affordable co-living accommodation across the podium levels, and apartments above, while preserving and enhancing the publicly accessible Blue Street Plaza.

Rather than pursuing maximum apartment numbers, Zurich has opted for a housing mix heavily weighted towards larger owner-occupier residences.

The proposal includes 62 build-to-sell apartments comprising 12 one-bedroom, 19 two-bedroom, 29 three-bedroom apartments and two premium penthouses. It also incorporates 86 affordable co-living dwellings, which would be managed in perpetuity by a Community Housing Provider.

That balance between traditional apartments and affordable housing reflects the NSW Government's push to increase housing diversity around major transport infrastructure.

The proposal has been lodged concurrently with a rezoning application, with Zurich arguing the site is ideally positioned to support additional housing given its immediate proximity to public transport, employment and services.

"The proposal aims to respond to the housing challenges facing Sydney through the delivery of diverse housing types in a highly accessible location," the design report by fjcstudio states. It also seeks to improve pedestrian amenity through upgrades to Blue Street Plaza while creating a high-performing residential building that responds to the surrounding context.

Rather than replacing the commercial building, fjcstudio has developed a design that works with the existing structural framework above the rail corridor, an approach that significantly reduces demolition while allowing the site to be repositioned as a mixed-use residential precinct.

The existing structural constraints have informed much of the building's design, including its relationship with Blue Street and surrounding public spaces.

The building has been designed as a slender tower rising above a clearly defined podium, with vertically expressed façades intended to reduce the perceived bulk while reinforcing North Sydney's emerging skyline.

According to fjcstudio, the architectural language responds directly to the surrounding commercial towers while maintaining a finer grain expression more closely aligned with the neighbouring Lavender Bay streetscape.

The tower incorporates articulated façade elements, landscaped podium edges and recessed upper levels to soften its appearance and improve pedestrian amenity below.

A significant component of the proposal is the revitalisation of Blue Street Plaza.

The existing public space has long served as one of the primary pedestrian connections between North Sydney Station, Greenwood Plaza and Blue Street, yet its role is expected to become even more important following the opening of Sydney Metro.

Zurich's proposal seeks to strengthen that role by improving landscaping, introducing new retail frontages, enhancing pedestrian permeability and creating more active edges throughout the day and evening.

Ground floor retail would wrap the plaza, while separate residential and co-living entries have been designed to improve wayfinding without reducing street activation.

Landscape design has been integrated throughout the podium and public realm, softening what is currently one of the most heavily urbanised parts of North Sydney.

Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.

The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.

The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.

The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.

The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;

PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.

The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.

Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.

"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.

Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.

A major focus of the design has been the public domain.

The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.

The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.

Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.

Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.

Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.

Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.

The developer has delivered a string of high-end apartment projects across Sydney's affluent suburbs over the past decade, most recently AURA by Aqualand on Walker Street in North Sydney.

Mass timber is becoming an increasingly popular construction material in apartment developments, but Adelaide developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> is taking the approach a step further.

At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.

The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.

Wellness isn't confined to a gym or shared resident facility at Flowe. Instead, Fieldwork embedded the concept into the building itself.

Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Online shopping has been one of the biggest drivers of that shift.

Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.

For apartment residents, however, receiving those deliveries isn't always straightforward.

Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

IPM is also planning its third project in Mona Vale, significantly increasing the scale of its previous developments with an 82-apartment proposal at <a href="https://www.apartments.com.au/new-apartments/159-167-darley-street-west-mona-vale-nsw-2103">159-167 Darley Street West</a>, opposite Bayview Golf Course and less than 800 metres from Mona Vale town centre.
