As they gear up to release something special to the Surfers Paradise beachfront, the family-ran KTQ Group are set to top off their hugely successful Miles Residences project at Kirra Beach.

KTQ, led by Peggy Flannery, has just released the special penthouse crowning Miles Residences, which sold out in just a couple of months after its launch in December 2020.

Miles Penthouse, the most&nbsp;elevated penthouse&nbsp;on the southern Gold Coast and priced at $16.75 million, has been two years in design to offer a complete custom residence.

KTQ release near $17 million Miles Residences, Kirra Beach penthouse

The hotly anticipated development of Garfield Terrace is heading in to 2022, with further plans submitted to the Gold Coast City Council for a luxury apartment tower.

Following the submission by the&nbsp;Sydney-based Weiya Holdings, <a href="/news/qld/first-look-weiya-holdings-submit-38-level-garfield-terrace-surfers-paradise-beachfront-apartments">who plan to develop&nbsp;Aalto</a>, a 64 apartment block&nbsp;at 75-79 Garfield, the fellow Sydney-based developer, Iris Capital, has lodged plans for their next development which sits&nbsp;next door.

The project, 71&nbsp;on Garfield, named after its prime location at 71-73 Garfield Terrace which Iris secured earlier this year, will have 51 apartments across the 38-level tower, as well as&nbsp;a two level beach house.

DBI, who handled Iris Capital's recently launched Victoria &amp; Albert in Broadbeach, their first foray in to the Gold Coast apartment market, put together the plans for&nbsp;71 on Garfield.

"Iris Capital is set to deliver a new breed of building, combining subtropical principles, fashion inspired design and a sky living experience," DBI's design statement read.

"71 on Garfield is designed exclusively for the coastal environment, moving away from smaller unit types and white upstands to embrace the increasing demand for large apartments and a new level of coastal sophistication."

Another aimed at the high end holiday maker or owner-occupier, the smallest apartments on offer will have three bedrooms and span half a floor, oriented to have ocean-facing balconies.

They run over half way up the tower, before hitting the resident&nbsp;facilities on level 24 where there will be a swimming pool and pool deck, a gym with a sauna, and an outdoor barbecue and dining area.

Up to level 33 will be the full-floor, four bedroom apartments, each with a study and private plunge pool on the balcony.

The most impressive apartments are right on the top of the tower.

The five-bedroom subpenthouse spans two levels and has a larger plunge pool on the lower level balcony, an upstairs ocean-facing master retreat with a private balcony, study, two walk in wardrobes, and an ensuite. Each&nbsp;of the five bedrooms have walk in robes and ensuites.

Crowning the tower is a three-level penthouse, with the same floorplate as the subpenthouse, but with the addition of the rooftop, where a room, pitched as being suitable as a gym, lounge, or games room (complete with a sauna), opens to the outdoor area where there's a swimming pool and outdoor kitchen.

The beach house starts from the ground level and has four bedrooms and two living areas across its two levels. There's a pool that opens from the ground floor living space.

DBI said that narrow&nbsp;sites are challenging, which makes quality urban design principles&nbsp;more important than ever.

There development of Garfield Terrace is expected to continue in to the new year, with the Brisbane-based Siera primed to create a boutique tower. KTQ are also set to reveal what they intend to do with their huge amalgamated beachfront site.&nbsp;

Longstanding South East Queensland developer, Drew Group, has received the green light from the City of Gold Coast for the Lagoon project - the largest single-site to be developed in the suburb since the 1990s.

Lagoon, which will launch to the market in early 2022,&nbsp;has been designed by Plus Architecture and Form Landscape Architecture and will see 248 apartments created across two towers at 11 Cronin Avenue, a near 4,000 sqm block in the heart of the exclusive suburb.

Big Projects, the local Gold Coast development and construction firm, has lodged plans for a boutique complex on the Gold Coast Highway in Mermaid Beach.

The six-storey development dubbed Cleo, at&nbsp;2265-2269 Gold Coast Highway in the heart of Nobbys thriving village precinct and near the new light rail, has been designed by Plus Architecture.

Construction starts on Frasers' Encompass, Carlton apartments

The leading western Sydney developer ALAND is set to deliver an $800 million masterplanned&nbsp;precinct in Merrylands, in Sydney&rsquo;s west.

ALAND&nbsp;has purchased the project &ndash; formerly known as The Opera &ndash; for $75m. It was one of eight development sites up for sale when a receiver was appointed to some parts of the Dyldam Group in January.

The first Stage of the 2.5 hectare&nbsp;development site at 224-240 Pitt Street is currently being rebranded and is scheduled to be released by&nbsp;ALAND&nbsp;in early 2022.

Ryan Lane, ALAND&#39;s&nbsp;Head of Development, described the site&nbsp;as a fantastic acquisition.

&ldquo;In terms of location, you couldn&rsquo;t find better with the site being within strolling distance to a major retail hub and train station, as well as being moments to the beautiful Holroyd Gardens with playgrounds, bike tracks and picnic areas and only a few minutes&rsquo; drive to Parramatta&rsquo;s CBD,&rdquo; Lane said.

The precinct will deliver around 1200 residential apartments set across multiple buildings with a rooftop pool and gardens. The project was unveiled by the Dyldam Group in 2018 but only minor earthworks have been undertaken on the site to date.&nbsp;

The first stage already has approval for 365 apartments set across three buildings and will include approximately 2600 sqm of retail and commercial space, plus basement car park.&nbsp; It will comprise 17 studios, 98 one-bedroom apartments, 219&nbsp;two-bedders,&nbsp;and 31&nbsp;three-bedroom units.

The first stage will include a ground floor central communal space plus two rooftop areas with pool, terrace, barbecue with picnic/seating area. &nbsp;It will be surrounded by generous planting including a communal vegetable and herb garden.

ALAND are expected to appeal to a range of buyers including families.

ALAND bolster 2022 pipeline with $800 million Merrylands precinct

Niña is the latest Chevron Island apartment development to hit the small Gold Coast island inland from Surfers Paradise.

It's the second development on the island by the Sydney-based Macquarie York, who are just a few apartments away from selling out their first Chevron Island project, Allure.

Niña, less than 200 metres from Allure at 8-10 Parnero Street, will home 73 apartments in a 22-level building designed by Plus Architecture.

This is where Plus' clever design comes in. The two-beds will have balconies that extend on the side of the building, allowing for views of the ocean.

From level eight, the building will have a four metre set-back. Levels eight to 15 will home four two-bedroom apartments per floor, before hitting level 16 where the large sub-penthouse style apartments kick in.

There will still be two two-bedders at the back, but spanning the width of the building will be a half-floor, three-bedroom apartment, with two balconies, one off the master suite which will have its own walk in wardrobe and ensuite, and one off the open plan kitchen, living and dining room. These apartments will also have a media room.

There are two two-level penthouses from level 21. Downstairs is one of the bedrooms, and the main living, kitchen and dining area. Upstairs is another two bedrooms, and another outdoor terrace with its own plunge pool.

Queensland developers were among some of the most active, and busy,&nbsp;in 2021.

The Gold Coast boomed as much as anywhere in the country, with interstate migration still seeing thousands move from the southern states, while Brisbane picked up an early burst of sentiment with the news they would be hosting the 2032 Summer Olympics.

Some of Queensland&#39;s top developers&nbsp;have been planning for 2022 and&nbsp;acquiring development sites, while also happy to leave any official project launch to near Christmas given the border reopening to prospective New South Wales and Victoria buyers.

We&#39;ve taken a look at who&#39;s been busy in the market, with site acquisitions and project launches, heading in to 2022.

<h2>Cube Developments</h2>

Cube Developments is one of the most well known developers on the Sunshine Coast. They&#39;ve built&nbsp;up their pipeline for 2022, with further site acquisitions&nbsp;in the lakeside suburb of&nbsp;Birtinya.

They recently secured a near&nbsp;9,000 sqm site in Cardinal&nbsp;Place, which will host up to 245 apartments, adding a further $100 million to Cube&#39;s&nbsp;Birtinya&nbsp;portfolio.

Cube, led by director Scott Juniper, recently submitted $75 million plans for Oasis Apartments, just 56 residences across three buildings at Bokarina Beach.

Juniper said that he expected the new sites acquired by Cube would&nbsp;relieve the pressure currently experienced in the Sunshine Coast housing market.

&ldquo;Our commitment to the Sunshine Coast is resolute and has culminated in a site where we can rapidly cater to the strong demand that we&rsquo;re experiencing,&rdquo; Juniper said.

Currently Cube are selling Seasons Birtinya, a two-building development of 146 apartments designed by Cottee Parker Architects.

<h2>Siera Group</h2>

The Brisbane-based Siera Group will be heading in to 2022 ready to launch their first Gold Coast apartment project.

Dubbed Tapestry, designed by BDA Architecture to&nbsp;pay homage to the Island&#39;s new Home of the Arts precinct,&nbsp;will have 83 apartments across its 17 levels.

Offering two and three-bedroom apartments, Tapestry will be crowned by an exclusive resident rooftop featuring a resort-style&nbsp;swimming pool with day beds, a spa, and a pool deck. A&nbsp;barbecue and alfresco area, will sit in landscaping, as will dining surrounded by an edible garden.

There&#39;s set to be a private dining space with a terrace and fire pit, a gym with sauna and steam room, and a lounging area with a lawn.

The Brisbane-based development and construction firm is headed by&nbsp;managing director&nbsp;and founder Brent Thompson, who sits on the board of UDIA QLD and chairs the Brisbane&nbsp;City Council&nbsp;Policy&nbsp;Committee.

Thomson said he wanted to create something that was targeted at a wider net, rather than the multi million dollar apartments that are limited to the fortunate few.

&quot;We want the local owner occupier, who could be living&nbsp;in a medium-size house in the area, to be able to downsize or rightsize, or have others who just want to find a new lifestyle, and have the opportunity to do so without being priced out.&quot;

Siera is committed to the Gold Coast, having also snapped up a further development site, on the dress circle Garfield Terrace where they intend to create an owner-occupier driven boutique collection of apartments.

<h2>Aria Property Group</h2>

The Brisbane-based Aria Property Group recently secured council approval for Urban Forest, a Koichi Takada-designed South Br​isbane apartment development which when proposed last year was dubbed &quot;the world&#39;s greenest residential tower&quot;.

The project, some 194&nbsp;apartments across 18 levels, was slated to have&nbsp;over 1,000 trees and 20,000 plants when it was going to be 392 apartments across 30 levels before the size was reduced. Now there will be 550 trees and 25,000 plants.

A mix of two, three and four-bedroom apartments, Urban Forest will also feature a cafe, 1,450 sqm ground floor park, a rooftop rec deck with pool, gym, dining room, cinema, spa with hot and cold pools, sauna &amp; steam rooms, workspace, wine room, resident&rsquo;s lounge and bar and bbq areas.

Also in the pipeline is a&nbsp;Kangaroo Point apartment development.&nbsp;Dubbed Riviera, the complex between&nbsp;470 and 480 Main Street will have&nbsp;124&nbsp;apartments across 12 levels.

Aria, who recently won two awards at the 2021&nbsp;QLD Master Builders Award for its West End apartment development, Tree House,&nbsp;just sold out Trellis, their most sustainable project to date.

Aria has been led by its managing director, Tim Forrester, since he founded the company in 2003.

<h2>FORME</h2>

The local developer FORME has just launched its second Koichi Takada-designed&nbsp;apartment project on the Gold Coast.

Sea, at 96 The Esplanade in Burleigh Heads, has just 30 apartments across its 17 curved levels.&nbsp;

Even the popular beach photographer&nbsp;Aquabumps have prints available of the iconic facade.

&quot;Norfolk has been a great success and it was important we carried the key elements of its success, mainly via the architecture, through the design at 96 The Esplanade&quot;, Calvisi added.

Sea will have 23 half-floor apartments of around 220 sqm, as well as three full-floor residences with around 440 sqm of space.

Calvisi&#39;s eye next year will be on Brisbane, where he has a striking commercial development on James St, and recently secured a site on Doggett Street which will home around 30 apartments.

<h2>MOSAIC PROPERTY</h2>

After constant sell outs in 2021, Mosaic are certainly one to watch in 2022. They will be launching seven apartment projects all up next year.

Their most recently announced will be their first in Bilinga, just north of Coolangatta, where SJB Architects has designed a seven-level, 13-apartment building at 1 Surf Street.

They have Florence, on Burleigh Heads The Esplanade, and a project in Brisbane&#39;s Toowong.

One of the most impressive is likely to be Florence by Mosaic, nine full-floor apartments across nine levels, also in Burleigh Heads.

Last year was one of Mosaic&#39;s biggest since it was founded by its managing director Brook Monahan. They sold&nbsp;out L&#39;Orient on the Sunshine Coast, The Witton in Brisbane&#39;s Indooroopilly, and Kensington in Toowong, all to database buyers.

<h2>ANIKO GROUP</h2>

Responsible for transforming a large section of Hope Island, Aniko will be continuing their development on the Gold Coast island&nbsp;in 2022.

Next year, pending approval, the George Mastrocostas-led Aniko will launch their latest project at 10 Sickle Avenue, a further 185 apartments spread across two buildings.

They&#39;ve&nbsp;had their go-to architecture firm, the local Archidiom, create&nbsp;plans for the two mid-rise buildings, focused around a central recreation area feature a pool, gym, theatre, residents lounge and outdoor seating and lawns.

It will join their recently approved Athena Residences, at 6-8 Sickle Avenue.

Also launching next year will be their $52 million gated townhouse project at&nbsp;31-35 Grant Avenue.

The development, dubbed No.35 Grant Avenue, will see 48 townhouses developed, as well as 10 waterfront duplex villas,&nbsp;designed to reflect upmarket city-inspired living. The project will centre around an expansive park precinct with walkways and gardens.

Aniko&nbsp;is also preparing to submit an application for marina berths which will be available for sale.

<h2>HABITAT DEVELOPMENT GROUP</h2>

The local Sunshine Coast developer, Habitat Development Group, will be launching two projects to the market in 2022.

In August Habitat&nbsp;lodged plans for St Clair Apartments, some 200 apartments on Lake Kawana in&nbsp;Birtinya.

There will be 100 apartments in each eight-level building, made up of 46 two-beds, 119 three-bedroom apartments, making up 60 per cent of the development, and 35 four-bedroom and penthouse apartments.

Habitat Development Group managing director Cleighton Clark said they are excited about the project and look forward to Habitat playing its part in the growth and evolution of the&nbsp;Birtinya&nbsp;lakeside precinct.

&quot;There&rsquo;s already been some exciting momentum created by&nbsp;Stockland&nbsp;and other strong local developers,&quot; Clark said, adding that the&nbsp;Birtinya&nbsp;precinct was awarded the 2020 National UDIA Award for Master-planned Development.

Their other project will be The Corso, their second&nbsp;from Economic Development Queensland (EDQ)&nbsp;in the new&nbsp;Maroochydore&nbsp;CBD, having sold out their $83 million Market Lane project.

The new $94 million development, will include two towers, one 15-storey tower offering 116 apartments, including five penthouses, and an eight-storey tower, comprising 42 apartments and 715sqm of retail space.

Designed by Sunshine Coast-based K Architecture, the project will include a large resort pool on the ground floor and a communal rooftop terrace on level four connecting the two towers.

<h2>SHERPA PROPERTY GROUP</h2>

Sherpa were another developer with a stellar 2021.

Their Perspective range, including Perspective Two Sea and the neighbouring Perspective Nexus in Palm Beach were&nbsp;immensely popular, selling out within weeks of each other earlier this year.&nbsp;

Perspective Two Sea hadn&#39;t even officially launched, with buyers between $3.5 million to $4.75 million coming forward from their&nbsp;database.

Actively looking for further development sites, Sherpa recently secured a Mermaid Beach block at&nbsp;72-74 Albatross Avenue, one of the suburb&#39;s premier streets, just off Hedges Avenue.

That will see Perspective Albatross constructed, just eight beachfront apartments. There will be six three-bedroom apartments and two whole-floor penthouses designed by Cottee Parker.

Also expected to launch in 2022 is Perspective Broadwater, just six apartments&nbsp;in Biggera Waters, and Perspective Nexus, 34 three-bedroom apartments across 14 levels.

Top 8 Queensland developers to look out for in 2022

Three years after lodging a development application for 900 apartments in Tallawong in Rouse Hill, local developer CDMA Australia has received planning proposal approval for the $700 million masterplanned project.

The&nbsp;Kann Finch-designed development&nbsp;at 34-42 Tallawong,&nbsp;directly opposite the Tallawong Metro Station and future Town Centre,&nbsp;will home 900 apartments across nine eight-level buildings, as well as a 2,200 sqm public plaza,&nbsp;pending further development approvals from the local council.

The new public piazza will comprise two main zones, one open paved piazza fronting the street and internal green lawns. The plaza will&nbsp;comprises a retail premise and public open space.

A green sp​ine comprising a village green lawn and communal facilities will run through the middle of the development which will be surrounded by an extensive running track.

The project is expected to be completed within six or seven years.

CDMA Australia Development Manager, Alex Guan, said after three years of coordination with the NSW Department of Planning, Industry and Environment and local Blacktown Council, the planning proposal was gazetted and officially signed off.

“The height limit of the buildings was increased to 26 metres and the residential yield was increased from 630 units to approximately 900 units subject to DA approval,” he confirmed.

“Significantly, the development has set a new precedent for heights in the area,” he said.

The concept design seeks to create an attractive landscape setting that reflects the surrounding natural bushland character of the Rouse Hill area, while providing a diverse range of outdoor passive and active communal spaces for the residential population.

The development will be conveniently located directly opposite the Tallawong Metro Station and new Town Centre which will house two major supermarkets including a Woolworths as well as other retailers.

CDMA has already seen strong demand for its current residential development, Rosella Place, which has sold&nbsp;$30 million worth of apartments&nbsp;since July.

Named after the vibrantly coloured Australian bird which is native to the Rouse Hill area, Rosella Place offers a peaceful, safe community with 357 apartments set across five mid-rise buildings located within a short 100m walk to the newly opened, Tallawong Metro Station.

One of North Sydney's best-known commercial buildings could become hundreds of new homes, with insurance giant Zurich Australia lodging a State Significant Development Application (SSDA) to transform 5 Blue Street into a mixed-use residential development above North Sydney Station.

Rather than demolishing the existing building and starting again, Zurich is proposing an adaptive reuse project that would convert the landmark office building into a 15-level residential development delivering 62 apartments, 86 affordable co-living dwellings, activated retail and significant upgrades to the Blue Street Plaza.

The proposal reflects a growing trend of commercial property owners repositioning ageing office assets into residential housing as Sydney grapples with housing supply shortages and changing workplace demand.

Located directly above North Sydney Metro and train station, the 3,051 sqm site occupies one of the most strategically positioned parcels of land on Sydney's Lower North Shore.

Designed by fjcstudio, the proposal seeks to retain and adapt much of the existing structure while creating a contemporary residential address that better connects with the public domain surrounding North Sydney Station.

The application proposes two basement levels, ground floor retail, affordable co-living accommodation across the podium levels, and apartments above, while preserving and enhancing the publicly accessible Blue Street Plaza.

Rather than pursuing maximum apartment numbers, Zurich has opted for a housing mix heavily weighted towards larger owner-occupier residences.

The proposal includes 62 build-to-sell apartments comprising 12 one-bedroom, 19 two-bedroom, 29 three-bedroom apartments and two premium penthouses. It also incorporates 86 affordable co-living dwellings, which would be managed in perpetuity by a Community Housing Provider.

That balance between traditional apartments and affordable housing reflects the NSW Government's push to increase housing diversity around major transport infrastructure.

The proposal has been lodged concurrently with a rezoning application, with Zurich arguing the site is ideally positioned to support additional housing given its immediate proximity to public transport, employment and services.

"The proposal aims to respond to the housing challenges facing Sydney through the delivery of diverse housing types in a highly accessible location," the design report by fjcstudio states. It also seeks to improve pedestrian amenity through upgrades to Blue Street Plaza while creating a high-performing residential building that responds to the surrounding context.

Rather than replacing the commercial building, fjcstudio has developed a design that works with the existing structural framework above the rail corridor, an approach that significantly reduces demolition while allowing the site to be repositioned as a mixed-use residential precinct.

The existing structural constraints have informed much of the building's design, including its relationship with Blue Street and surrounding public spaces.

The building has been designed as a slender tower rising above a clearly defined podium, with vertically expressed façades intended to reduce the perceived bulk while reinforcing North Sydney's emerging skyline.

According to fjcstudio, the architectural language responds directly to the surrounding commercial towers while maintaining a finer grain expression more closely aligned with the neighbouring Lavender Bay streetscape.

The tower incorporates articulated façade elements, landscaped podium edges and recessed upper levels to soften its appearance and improve pedestrian amenity below.

A significant component of the proposal is the revitalisation of Blue Street Plaza.

The existing public space has long served as one of the primary pedestrian connections between North Sydney Station, Greenwood Plaza and Blue Street, yet its role is expected to become even more important following the opening of Sydney Metro.

Zurich's proposal seeks to strengthen that role by improving landscaping, introducing new retail frontages, enhancing pedestrian permeability and creating more active edges throughout the day and evening.

Ground floor retail would wrap the plaza, while separate residential and co-living entries have been designed to improve wayfinding without reducing street activation.

Landscape design has been integrated throughout the podium and public realm, softening what is currently one of the most heavily urbanised parts of North Sydney.

Large framed openings along the western elevation maximise harbour outlooks, while the eastern apartments have been angled towards the south-east to improve privacy from neighbouring development.

The project forms part of the continuing transformation of North Sydney from a predominantly commercial CBD into a genuine mixed-use city centre.

Since the completion of Victoria Cross Metro Station, developers have increasingly shifted their attention towards residential projects capable of leveraging the area's unparalleled transport connectivity.

FiveX recently lodged plans for a 61-storey, 490-apartment tower that would become one of the tallest residential buildings in North Sydney if approved.

Aqualand continues to expand its Lower North Shore presence following the completion of AURA on Walker Street and its recent St Leonards and Roseville proposals.

Developers are also progressing projects throughout Walker Street, Miller Street and the Victoria Cross precinct as demand for well-located owner-occupier apartments continues to strengthen.

First look: Zurich targets North Sydney office conversion with 148-unit proposal above Metro station

Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.

The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.

The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.

The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.

The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;

PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.

The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.

Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.

"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.

Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.

A major focus of the design has been the public domain.

The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.

The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.

Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.

Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.

Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.

Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.

Aqualand is also expanding its development pipeline following the launch of its luxury residential brand, Aqualand Prestige. The developer has delivered a string of high-end apartment projects across Sydney's affluent suburbs over the past decade, most recently AURA by Aqualand on Walker Street in North Sydney.

It has since quietly assembled its next wave of projects.

Earlier this year Aqualand launched Boronia in Roseville, a boutique 111-apartment development on Larkin Street. The project is one of the first significant apartment developments to launch in the suburb ahead of what is expected to become one of Sydney's most active new housing precincts under the NSW Government's Low and Mid-Rise Housing reforms, which allow greater density around train stations.

Mass timber is becoming an increasingly popular construction material in apartment developments, but Adelaide developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> is taking the approach a step further.

At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.

The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.

Wellness isn't confined to a gym or shared resident facility at Flowe. Instead, Fieldwork embedded the concept into the building itself.

The development has been split into two residential wings connected by a naturally ventilated central breezeway, replacing traditional enclosed corridors with open-air walkways that improve natural light, encourage cross ventilation and create more opportunities for neighbourly interaction.

"Rather than treating wellness as something that only happens on the ground floor, our response integrates it throughout the building, which led us to ask what it really means to design a healthy building," Fieldwork Director Quino Holland said.

The building's architecture also reflects Bowden's industrial heritage. The lower podium references the area's historic brick and sandstone buildings, while the upper levels transition to exposed CLT, allowing the timber structure to become a defining feature throughout the apartments and shared spaces.

The use of mass timber sits alongside a range of sustainability initiatives, including a fully electric, gas-free design, rooftop solar and a targeted 5 Star Green Star rating.

Inside the residences, the focus remains on natural, durable materials. Blackbutt engineered timber flooring, exposed CLT ceilings, porcelain surfaces and warm timber joinery create a calming interior palette, while low-VOC finishes and responsibly sourced materials have been selected to improve indoor air quality.

Kitchens have been designed as the centrepiece of each apartment, featuring porcelain island benchtops, timber-look cabinetry and brushed steel tapware, with layouts that maximise natural light and ventilation.

The more traditional interpretation of wellness comes in the form of Level Eleven, a two-storey wellness club spanning the ground floor, mezzanine and first floor.

The facility will include a gym, yoga and reformer Pilates studios, Finnish and infrared saunas, magnesium hot and cold plunge pools, and dedicated recovery spaces. Unlike many residential wellness facilities, Level Eleven will also operate commercially, allowing the broader Bowden community to access the venue while giving residents exclusive membership benefits.

The ground floor has also been designed around everyday living. A café overlooking Bowden Village Reserve will activate the street frontage, while a bike workshop with tool storage, co-working space and dog wash has been incorporated to support daily routines and encourage interaction between residents.

"Flowe brings together my two biggest passions, creating places and creating healthier lives," Otello founder Daniel Harris said.

"We wanted to create something Adelaide hasn't seen before, a genuinely healthy building, where the way you live is lifted without even trying."

Flowe is positioned directly opposite Bowden Village Reserve and within walking distance of Bowden Railway Station and the Adelaide Entertainment Centre, placing future residents just minutes from the Adelaide CBD while remaining connected to one of the city's most established urban renewal precincts.

Otello launches wellness-focused Flowe Bowden with Adelaide-first mass timber apartment design

Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Online shopping has been one of the biggest drivers of that shift.

Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.

For apartment residents, however, receiving those deliveries isn't always straightforward.

Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. As apartment living continues to grow across Australia's cities, parcel management has become an increasingly important consideration for both residents and developers.

Australia Post's Parcel Locker network is one response to that shift.

Rather than relying on home delivery, eligible parcels can be directed to a nominated Parcel Locker, where they're securely stored until collected. Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

IPM is also planning its third project in Mona Vale, significantly increasing the scale of its previous developments with an 82-apartment proposal at <a href="https://www.apartments.com.au/new-apartments/159-167-darley-street-west-mona-vale-nsw-2103">159-167 Darley Street West</a>, opposite Bayview Golf Course and less than 800 metres from Mona Vale town centre.
