The development duo&nbsp;behind Bondi's redevelopment of the Bondi Pacific are back again for a new project around the corner.

Rebel Property Group’s&nbsp;Allen Linz and Capit.el Group’s&nbsp;Eduard Litver have submitted plans for a&nbsp;$12.5m project across an amalgamated site at&nbsp;34-38 Hall Street, Bondi's popular shopping strip.

The four-level building will have ground floor retail, apartments above, and two-levels of basement parking.

The proposed site forms an important part of the block along Hall St from Jacques to Consett Avenue, with the block bookended by the heritage Post Office to the east.

The proposed site forms an important part of the block along Hall St from Jacques to Consett Avenue, with the block bookended by the heritage Post Office to the east.

Embece Studio was enlisted to design the plans for the Hall St project, taking inspiration from the neighbourhood’s surrounding landscape and greenery.

Mladen Prnjatovic,&nbsp;Ben Green and Chi Melhem teamed up to establish Embece, with the Chippendale-based trio designing everything from bespoke private homes to city-scaled projects and precincts.

“We are proposing to draw this landscape into the architecture of our building, extending it around the corner and into Hall Street, bringing new biodiversity and life into the street,” Embece noted in their design application.

“Our design is a direct response to the character of the place. It maximizes the vibrant neighbourhood character of Bondi and makes great places for people to live.”

A palette of white off form concrete and ceramic tiles make up the built form, which has been designed to extend the corner into Hall St from Consett, established through curved geometry and a series of landscaped pockets.

Ground Ink handled the landscape architecture, with&nbsp;significant planting to the rear gardens planned and landscaping integrated into the architecture as well as the roof terrace.

"The landscape character of Consett Avenue turns the corner into Hall street, transforming the experience of the street as well as the apartments within the building," Ground Ink noted.

The Hall Street precinct is currently undergoing significant change and development, with a string of projects recently completed in the area, including the duo’s Pacific, Bondi project, as well as TOGA’s, Bondi Boheme, and the Silvester Fuller designed, The Drift.

Linz recently lodged plans for a sprawling 6,400 sqm Woolloomooloo site, with the $161 million project set to bring 229 apartments across 10-levels, with an extensive rooftop garden landscaped by Ground Ink.

The former North Shore Gas Co. Office building is set to be conserved and readapted in Crows Nest.

The Double Bay-based developer&nbsp;PDS has filled plans for a $55 million project which will comprise a 14-level mixed-use building, with a two-storey commercial podium.

There will be 61 three and four-bedroom apartments planned on the&nbsp;290 Pacific Highway site, just up the road from PDS&#39;s The Wentworth.

The recently amalgamated lot has a primary frontage to the Pacific Highway with a rear address to Sinclair Street.

It is currently occupied by the local heritage listed Former North Shore Gas Co Office building and an existing two storey commercial building, with the latter secluded to be demolished in the process.

LFA Pacific prepared the urban design report for PDS, who engaged Fuse Architects to design the plans.

&ldquo;The development proposal seeks to retain, conserve and adaptively re-use the Former Gas Company building as part of a new mixed-use building with a ground floor commercial podium and residential uses above,&rdquo; LFA said in their urban design report.

The site is situated in an urban block bound by Shirley Street to the north, Bruce Street to the south, the Pacific Highway to the east and Sinclair Street to the west.

The block forms part of the Five Ways intersection, where Pacific Highway, Shirley Road, Willoughby Road and Falcon Street converge, creating a local landmark that defines the southern gateway to the St Leonards, Crows Nest Precinct.

The site is approximately one kilometre from major public open space such as Brennan Park and Newlands Park, St Leonards Park, and St Thomas Rest. Smaller pocket parks such as the Hume Street Park, Ernest Place Park, and Sophia Street Park are located east of Pacific Highway, while Morton Lane Road Reserve off Sinclair Street is a landscaped walkway.

The design involves the reinstatement of key materials such as exterior masonry, terracotta tiles, pressed metal, stainless steel, and glass panelling.

Glass is used for the remainder of the facade with a textured glass awning and pressed metal soffit to match the existing heritage pressed metal soffit pattern.

The existing facade is provided with powder coated metal profiles to match the existing awning and fluted glass as a key design motif for the front elevation where a curtain wall is proposed to the remainder of Pacific Highway frontage.

Incorporating a muted palette and lightweight materials, the upper residential levels highlight the heritage item, while inverted, fluted glass is used as a contemporary adaptation of the scalloped heritage facade.

$55 million Crows Nest apartments to target the owner-occupier

The push for residential towers on the fringe of Sydney&#39;s most central park continues.

Chinese-Australian billionaire Hui Wing Mao is the latest to file plans overlooking Hyde Park in the middle of the Sydney CBD.

&nbsp;Mao&nbsp;is aiming to demolish the two office towers at 175 Liverpool Street, which he bought for&nbsp;$390 million in 2014, and create two residential towers, which will home 289 apartments across both 118 metre buildings.

Mao, who heads the Shanghai-based Shimao Group, always had plans to redevelop the commercial space into apartments, with the proposal also set to include the renewal of the existing pocket park to the south of the site.

The two 36-storey mixed-use towers will be separated with a through site link and a newly developed public open space, in addition to over 11,000 sqm of retail and commercial space, which will be located in the lower six levels of the tower and in the basement.

Following the second-round deliberations, the Jury selected by unanimous vote the&nbsp;<a aria-label="Bates Smart - opens in new tab" data-uw-rm-brl="false" data-uw-rm-ext-link="" data-uw-styling-context="true" href="/architects/bates-smart" target="_blank" uw-rm-external-link-id="https://www.urban.com.au/architects/bates-smart$batessmart">Bates Smart</a>&nbsp;scheme as the winner.&nbsp;

The Jury praised the scheme for its more solid fa&ccedil;ade response, with the widened masonry frame providing additional depth in the fa&ccedil;ade, reducing the tendency for the project to appear as a dark, glazed box and improving its passive solar control.

&ldquo;Our aim is to build respectfully and quietly in the context of the War Memorial; neither replicating its materiality &amp; detail, nor negating them, but rather being a responsible supporting element in the of composition with the Memorial, and a complimentary backdrop,&rdquo; Bates Smart noted in their design application.

The scheme was also praised for its response to the ground plane, providing a successful through site link and Urban Room that responded to the wind issues on the site, and provided a useable space.

The Urban Room will incorporate an interpretative public artwork by Yhonnie Scarce, located off Liverpool Street, providing a connected, formal entry to the residential towers, as well as sheltered outdoor dining spaces and connection to the renewed pocket park.

&ldquo;Scaled to respond to the War Memorial it honours the historic sequence of spaces on the Memorial axis by extending it across our site to Surry Hills.&rdquo;

Bates Smart said their primary intention was to respect the axial symmetry of the War Memorial and Hyde Park, which led them to design a pair of identifcal towers framing the Memorial Axis.

&quot;To respect the primacy of the Memorial we designed a &lsquo;quiet&rsquo; building free from visual distractions and unnecessary formal manipulation, that would not distract from the visual prominence of the memorial,&quot; the statement read.

&quot;Finally, we have created a civic architecture that respects the formality of Memorial and the Hyde Park axis; and indeed Hyde Park itself, as one of Sydney&rsquo;s greatest urban rooms.

&quot;Recalling the War Memorial&rsquo;s stately materiality and paired back simplicity, we developed a recessive palette of honed and polished precast concrete and brickwork, with bronze metallic detailing. Using the elemental simplicity of a column &amp; lintel frame as a unifying language, the finishes adjust to the contrasting urban conditions.

&quot;The frames vertical proportions reference the Memorial&rsquo;s scale and proportions and the towers terminate on the skyline in an open air loggia, balancing the compositions symmetry in a civic celebration of Hyde Park&rsquo;s axis.&quot;

There&#39;s been a boom over the last 12 months around the leafy Hyde Park, with the supply of prime&nbsp;new CBD&nbsp;apartments not keeping up with the demand.

Currently selling&nbsp;is 111 Castlereagh Street, which sits just off Hyde Park, and Castle Residences, down the road at the other end of the park.

In the last year there&#39;s been plans submitted by Deicorp for their redevelopment of the Polding Centre, and Central Element has plans for a $100 million, 53-apartment tower to replace the 16-level Hyde Park Inn Hotel.

Last year the alternative asset manager&nbsp;<a aria-label="Fife Capital - opens in new tab" data-uw-rm-brl="false" data-uw-rm-ext-link="" data-uw-styling-context="true" href="/developers/fife-capital" target="_blank" uw-rm-external-link-id="https://www.urban.com.au/developers/fife-capital$fifecapital">Fife Capital</a>, led by Allan Fife, submitted plans for a 17-level tower to&nbsp;sit alongside a heritage-conscious redevelopment of the George Bosch Chambers and St James Hotel&nbsp;building that has stood since the 1920s.

The development of two lots,&nbsp;114-120 Castlereagh Street and 139 Elizabeth Street, will see just 26 apartments built, only starting from level 10, with the rest of the building being commercial.

Sydney CBD's residential push continues with new Hyde Park dual-tower development plans

South east Queensland developer Chapter Two have expanded their land development pipeline in Brisbane, securing a 2.6 hectare site in Taigum, in Brisbane&#39;s north.

Chapter Two, founded in 2020 by Oliver Bagheri and&nbsp;Jon&nbsp;Quayle, are seeking to strengthen their presence in&nbsp;Brisbane&rsquo;s north side to meet much-needed demand for new housing.

They are believed to have paid just over $5 million for the land subdivision at 321 Roghan Road, which will accomodate&nbsp;around 30 new homes as well as dedicated public parkland backing on to Cabbage Tree Creek.

Bagheri said the site represented one of the last significant in-fill development opportunities in the area.

&ldquo;Taigum is a very localised and tightly held suburb that has seen a spike in popularity in recent years with families drawn to its new amenity, relative affordability compared to surrounding suburbs and superb connectivity to major retail, health and employment nodes,&rdquo; Bagheri said.

&ldquo;At present there are only 8 established homes for sale in Taigum, representing around 0.3% of the suburb&rsquo;s total&nbsp;residential properties, with most several decades old.&nbsp; There is simply not enough supply for the ever-growing list of purchasers that want to call Taigum home.&quot;

It&#39;s been a busy few months for Chapter Two, who have secured several parcels nearby in Bridgeman Downs and McDowall, bringing their total land pipeline to 140 lots across the Brisbane and Moreton Bay council areas.

The development group are just as bullish in the vertical space as they are on the land, with a number of apartment&nbsp;and townhouse developments across Brisbane and the Gold Coast under construction and in planning, headlined by the $135 million Holm apartment project in Coolangatta&rsquo;s Rainbow Bay.

&ldquo;Brisbane, Gold Coast and the Sunshine Coast are now fully fledged mature markets and not the little brother city or sleepy coast villages they once were,&rdquo; Bagheri added.

&ldquo;The key population growth, infrastructure spending and job creation fundamentals supporting South-East Queensland show no sign of slowing, particularly with the Olympics still a decade away.&nbsp; Compound that with a distinct value proposition compared to Sydney and Melbourne, a still relatively low cost of borrowing and of course our desirable lifestyle and climate makes South-East Queensland and in particular the greater Brisbane region an attractive place to be for many years to come.&quot;

Chapter Two expand Brisbane pipeline with Taigum land purchase

The growth&nbsp;of North Sydney continues with plans lodged by development giant Cbus&nbsp;to create a new residential tower.

The tower will rise 28 levels&nbsp;from a prime 3,950 sqm across&nbsp;173-179 Walker Street and 11-17 Hampden Street, in an area known as the East Walker Street Precinct, up the road from the Aura by Aqualand development.

The new Walker Street project&nbsp;will home 189 apartments, a mix of studios through to four-bed apartments, as well as a handful of Walker Street Terraces.

Cbus Property&rsquo;s Chief Executive Officer Adrian Pozzo&nbsp;said the intention is to develop high-end owner-occupier residences in this fabulous location, with views across the eastern side of Sydney Harbour and northern Sydney.

&ldquo;In recognising the prime location of the site within close proximity of the vibrant and burgeoning North Sydney CBD, we seized the opportunity to create this partnership to deliver this outstanding residential development opportunity,&rdquo; Pozzo said.

Local architecture and design firm fjmtstudio has designed the latest plans for the tower. Plans had previously been submitted by SJB on behalf of Avenor, who sold the site to CBUS in a joint venture&nbsp;for around $150 million last year. Avenor planned for&nbsp;266 apartments when they had the site.

Fjmtstudio Design Director, Richard Francis-Jones, said delivering improved outcomes for the local community was a key objective for the proposed development.

&ldquo;It is a unique and innovative design, generated directly from these key community issues. It has been very helpful consulting with the local community to understand their concerns and explain our design.&quot;

In their Design Concept submission to the local council, fjmt said they have developed an architectural response that draws from the character of a freshwater gully stream eroding its way through this place of ceremony, leaving behind a series of sandstone fissures and verdant landscapes.

&quot;The tower and podium forms of Hampden Street suggest horizontally stratified and eroded undercrofts typical of the sandstone escarpments of the Harbour and the subtropical gullies of the North Shore.

&quot;With the brick terraces of Walker Street offering sympathetic scale, structure and contemporary reference to the typologies of our post-colonial past.

The natural designs flow through to the resident only main plaza, which will home 1200 sqm of landscaped space featuring extensive seating, a walking track, dry creek, sandstone terracing and retreat areas.

Fjmt have made a conscious effort to make the building green, targeting a GreenStar rating for the Walker St project. It will be ran off electricity, with solar power supplementing demand.&nbsp;It will promote an active lifestyle, with a car share scheme.

The majority of the building, over 70 per cent, will be two and three-bedroom apartments.&nbsp;

Residents will&nbsp;have access to a wine library and adjoining wine storage space on the lower ground level, as well as bookable meeting space. The lobby is on the ground floor, where there&#39;s also a reading lounge space, a work from home business centre, and the building&#39;s concierge.

Traditional resident amenity is located on the fourth level. There will be a lap pool, gym, sauna, spa, a bookable dining room and function space, sun decks, and a barbecue area.

North Sydney is undergoing a construction boom in both residential and commercial development, which will all be aided by 19 key projects in the area delivered by government and private investment, representing an addition of more than 17,000 sqm of new parks and plazas.

Between Berry Street and the Pacific Highway, the closure of Miller Street gives room for a 7,450sqm public plaza outside the Victoria Cross metro station.

First look: Cbus lodge plans for striking Walker Street apartment tower in North Sydney

Gold Coast apartment seekers are set for a new chance to buy into the sought-after Broadbeach area, with Amaya, a new 33-level tower just 300 metres from the beach, set to launch.

The Canberra-based national residential property developer Amalgamated Property Group were given the green light by the Gold Coast Council this week to push on with the DBI designed development at 30 First Avenue.

There will be a range of two and three bedrooms on offer, with floor to ceiling windows and large balconies.

Amaya marks a return to the Gold Coast, and Broadbeach market for APG, who has previously created the Old Burleigh Road tower Verve.

Construction on Amaya is set to commence in October 2022 with demolition now underway, with intended completion in 2024.

The beachfront boom in Bilinga is continuing with yet more apartment development plans filed to the local council.

And success has been had on the tightly held beachfront, which has been starved of brand new stock in the last few years compared to its coastal neighbours.

Mosaic secured a quick sell-out of Bianca by Mosaic at 1 Surf Street, just off the beach, and Cielo Group have secured nearly all of their Bloom apartments on the strip at 55 Golden Four Drive.

The latest plans filed are by a local developer, who bought 301 Golden Four Drive, a 1,246 sqm site on the corner of Pacific Parade, for $4.5 million&nbsp;back in 2017.

Gatehouse Architects put together the designs for the project, which they noted in their design statement reflects the elegance and architectural vernacular of&nbsp;the Gold Coast coastline.

&quot;The design draws in its natural surroundings and blurs the threshold between interior and exterior spaces,&quot; Gatehouse&#39;s design statement read.

&quot;The vision is to create an address where the building and its occupants embrace the natural local environment synonymous with living in a modern Queensland beach house.&quot;

There will be just 17 apartments across the 10-level building, including two two-level beach houses which each have their own private pool. The resident pool is located on the ground level.

A full floor penthouse crowns the building and will have four bedrooms, a kitchen with a butler&#39;s pantry and wine cellar, a home office, a gym, two outdoor areas, one with a barbecue kitchen, and a private rooftop pool.

The town planning report by Enhance Urban Planning noted&nbsp;that the area along Golden Four Drive is subject to an evolving character of mid and high-rise buildings with numerous recent approvals and current applications under assessment.

Gatehouse says the&nbsp;architecture for the building has been inspired by the natural forms found in the surrounding environments.

Tapestry, the new arts-inspired apartment tower on Chevron Island, has been given the green light by the Gold Coast City Council.

The project, on the sought-after eastern side of Chevron Island near the bridge that takes residents over to Surfers Paradise, was signed off by the local council earlier in the year, but due to high demand in the early stages of marketing, Siera Group filed a minor change application to add another five levels to create a 22-level building.

Thompson spent a good 12 months researching the Gold Coast apartment market before making the move from the Queensland capital, with a goal to cater for locals and to produce something created by locals.

As well as a local architecture firm, Siera Group had local artist Tania Blanchard create art work which is hanging in the onsite display suite. They will hang in the lobby of the 113-apartment tower when completed.

The rooftop amenity will rival the best on the Gold Coast. It will feature a private dining space which can be closed off to the rest of the rooftop, an infinity pool with views across Surfers Paradise, a gym, and outdoor lounge areas.

Set to launch its mutli-billion dollar La Pelago in Surfers Paradise to the local market soon, the&nbsp;national apartment developer GurnerTM has their eyes on their next Gold Coast project.

It's something completely different to La Pelago, which will see around 800 apartments built on its prime Ferny Ave site.

GurnerTM, led by prominent developer Tim Gurner, has put together something more boutique for its Burleigh Heads site that was secured late last year.

Gurner&nbsp;has had their go-to Melbourne-based architecture firm Warren &amp; Mahoney create a 22-level tower at 1929 Gold Coast Highway, which will home 80 apartments.

It's more affordable owner-occupier stock than some in the area, with the building&nbsp;dominated by large two-bedroom apartments.

There's just eight three-bedroom apartments, including the sprawling full floor penthouse. There's 64 two-beds, each with a multi-purpose room. There's a single two-bed, two-bath apartment, and one one-bed unit.

The resident amenity, oriented to have views of Burleigh Beach and the hinterlands, is located on the roof&nbsp;and features a pool and a barbecue space.

In their architect statement submitted to the local council, Warren &amp; Mahoney noted the two key elements of the Burleigh Beach project, proximity and aspect.

"These elements craft orientation and enable each home to be unique. By considering first principles and designing from the inside out, the floorplates allow occupants to be at the forefront."

They said the design emulates an architectural style unique to its context, taking cues from&nbsp;Burleigh Beach, Tallebudgera Creek and the National Park.

"Upon arrival, residents and visitors are drawn into the dense landscape followed by gentle ripples of the water reminiscent of evenings at the Pavillion.

"Expressed within the structure, the journey and the abode provide an experience of being in and around nature."

GV Property Group's Luke Reaby, who sold the site to Gurner, says interstate developers are bringing a fresh set of eyes and design to the Gold Coast strip.

"We welcome interstate developers at is Creating more competition in demanded suburbs, and setting a benchmark for a higher level of finish and architectural flair," Reaby says, adding that there's still plenty of interest from interstate developers who still see value in the Gold Coast development market.

The GV team are working with Gurner on his third local acquisition.

Palm Beach is set for a new luxury high-rise apartment development.

STEER&nbsp;will deliver C&Ocirc;TE Palm Beach, a $45&nbsp;million high-rise project at 3 Thirteenth Ave, on the corner of&nbsp;Thirteenth Ave and the dress circle Jefferson Lane. It will see&nbsp;17 half-floor apartments built, each with&nbsp;three&nbsp;bed, three bathrooms, and two parking spaces.

Steer Founder Rob Steer&nbsp;says despite the rising construction&nbsp;prices, there remains a strong local demand. He is committed to delivering the project with a strong local builder.

DKO studio director Kai Chua says the design of each apartment, balances the need for\ shelter and privacy whilst opening to the ocean and magnificent views. It offers all the wonders of modern coastal living with the warm, intimate embrace of home.

The local population in Palm Beach is forecast to grow considerably over the next 10 years, and Steer says that, with height limit laws soon to be introduced, there will be even tighter availability of this type of stock in the coming years.

With due diligence completed on the site, Steer is expecting sales and marketing to begin in July, with construction set to follow shortly after in September.

Jefferson Lane is the most sought-after beachfront strip in Palm Beach. Down the street&nbsp;a 247 sqm, three-bed apartment in 77 Jefferson&nbsp;recently sold for $3.95 million.

Further along the sand&nbsp;at 39-41 Jefferson Lane,&nbsp;Seven Group media heir Ryan Stokes has apartment development plans currently with council.

Dubbed Akuna, a word derives from the Aboriginal word meaning &ldquo;flowing&nbsp;water,&quot; the project will span&nbsp;nine levels and&nbsp;comprise nine three-bedroom apartments and four four-bedroom apartments.

A two-level penthouse&nbsp;at 15 Jefferson Lane sold last year for $7.5 million, which was even more than the suburb&#39;s former $6.9 million record house price sale. That now stands at $8,275,000, a sale achieved earlier this year.

Steer has a mixed bag of projects currently in the pipeline, working on a few residential developments in the southern Gold Coast, a joint venture with Churchill Group for the $50 million redevelopment of the Ashmore Seafood and Steakhouse which will become the Ashmore Markets shopping centre, and his most recent, a joint venture of a new striking hotel in Palm Beach.

One of North Sydney's best-known commercial buildings could become hundreds of new homes, with insurance giant Zurich Australia lodging a State Significant Development Application (SSDA) to transform 5 Blue Street into a mixed-use residential development above North Sydney Station.

Rather than demolishing the existing building and starting again, Zurich is proposing an adaptive reuse project that would convert the landmark office building into a 15-level residential development delivering 62 apartments, 86 affordable co-living dwellings, activated retail and significant upgrades to the Blue Street Plaza.

The proposal reflects a growing trend of commercial property owners repositioning ageing office assets into residential housing as Sydney grapples with housing supply shortages and changing workplace demand.

Located directly above North Sydney Metro and train station, the 3,051 sqm site occupies one of the most strategically positioned parcels of land on Sydney's Lower North Shore.

Designed by fjcstudio, the proposal seeks to retain and adapt much of the existing structure while creating a contemporary residential address that better connects with the public domain surrounding North Sydney Station.

The application proposes two basement levels, ground floor retail, affordable co-living accommodation across the podium levels, and apartments above, while preserving and enhancing the publicly accessible Blue Street Plaza.

Rather than pursuing maximum apartment numbers, Zurich has opted for a housing mix heavily weighted towards larger owner-occupier residences.

The proposal includes 62 build-to-sell apartments comprising 12 one-bedroom, 19 two-bedroom, 29 three-bedroom apartments and two premium penthouses. It also incorporates 86 affordable co-living dwellings, which would be managed in perpetuity by a Community Housing Provider.

That balance between traditional apartments and affordable housing reflects the NSW Government's push to increase housing diversity around major transport infrastructure.

The proposal has been lodged concurrently with a rezoning application, with Zurich arguing the site is ideally positioned to support additional housing given its immediate proximity to public transport, employment and services.

"The proposal aims to respond to the housing challenges facing Sydney through the delivery of diverse housing types in a highly accessible location," the design report by fjcstudio states. It also seeks to improve pedestrian amenity through upgrades to Blue Street Plaza while creating a high-performing residential building that responds to the surrounding context.

Rather than replacing the commercial building, fjcstudio has developed a design that works with the existing structural framework above the rail corridor, an approach that significantly reduces demolition while allowing the site to be repositioned as a mixed-use residential precinct.

The existing structural constraints have informed much of the building's design, including its relationship with Blue Street and surrounding public spaces.

The building has been designed as a slender tower rising above a clearly defined podium, with vertically expressed façades intended to reduce the perceived bulk while reinforcing North Sydney's emerging skyline.

According to fjcstudio, the architectural language responds directly to the surrounding commercial towers while maintaining a finer grain expression more closely aligned with the neighbouring Lavender Bay streetscape.

The tower incorporates articulated façade elements, landscaped podium edges and recessed upper levels to soften its appearance and improve pedestrian amenity below.

A significant component of the proposal is the revitalisation of Blue Street Plaza.

The existing public space has long served as one of the primary pedestrian connections between North Sydney Station, Greenwood Plaza and Blue Street, yet its role is expected to become even more important following the opening of Sydney Metro.

Zurich's proposal seeks to strengthen that role by improving landscaping, introducing new retail frontages, enhancing pedestrian permeability and creating more active edges throughout the day and evening.

Ground floor retail would wrap the plaza, while separate residential and co-living entries have been designed to improve wayfinding without reducing street activation.

Landscape design has been integrated throughout the podium and public realm, softening what is currently one of the most heavily urbanised parts of North Sydney.

fjcstudio has carefully oriented apartments towards Sydney Harbour and the CBD while using privacy blades and articulated façades to minimise overlooking between neighbouring buildings.

Large framed openings along the western elevation maximise harbour outlooks, while the eastern apartments have been angled towards the south-east to improve privacy from neighbouring development.

The project forms part of the continuing transformation of North Sydney from a predominantly commercial CBD into a genuine mixed-use city centre.

Since the completion of Victoria Cross Metro Station, developers have increasingly shifted their attention towards residential projects capable of leveraging the area's unparalleled transport connectivity.

FiveX recently lodged plans for a 61-storey, 490-apartment tower that would become one of the tallest residential buildings in North Sydney if approved.

Aqualand continues to expand its Lower North Shore presence following the completion of AURA on Walker Street and its recent St Leonards and Roseville proposals.

Developers are also progressing projects throughout Walker Street, Miller Street and the Victoria Cross precinct as demand for well-located owner-occupier apartments continues to strengthen.

Busy developer Aqualand Prestige has formally taken the next step in its expansion across Sydney's Lower North Shore, lodging a State Significant Development Application (SSDA) for its long-held Archer Street site in Chatswood.

The application covers <a href="https://www.apartments.com.au/new-apartments/51-55-archer-street-chatswood-nsw-2067">51-55 Archer Street</a>, a 1,767 sqm amalgamated site on the eastern edge of the Chatswood CBD, where the developer is seeking approval for a 45-level mixed-use tower delivering 114 apartments, including a significant affordable housing component, alongside retail, commercial space and six basement levels of parking.

The SSDA marks the latest milestone for a project Aqualand has been quietly progressing over the past two years. The developer first secured the site for its Aqualand Prestige platform before undertaking an alternative design excellence process with PTW Architects, ultimately avoiding a formal design competition through the Housing Delivery Authority pathway.

The proposal has evolved considerably from Aqualand's original concept. The revised scheme has been designed around larger owner-occupier product, with an unusually high proportion of three and four-bedroom apartments, targeting the more affluent buyer profile, and downsizer, emerging across the North Shore.

The 114-apartment mix comprises six studios, 27 one-bedroom apartments, 18 two-bedroom apartments, 50 three-bedroom residences and 13 four-bedroom homes. A quarter of the building will be dedicated to affordable housing, well above the mandated 15 per cent&nbsp;

PTW has structured the building vertically, with affordable housing across levels one to six, premium apartments through levels seven to 31, duplex skyhomes on klevels 32 to 43, a penthouse on level 44, and a rooftop plant level above. Six basement levels will provide resident parking and servicing.

The tower is proposed to reach approximately 154 metres, placing it among a growing collection of residential high-rises transforming Chatswood's skyline.

Rather than competing purely on height, PTW says the design has been driven by creating a slimmer tower capable of delivering significantly larger apartments.

"The primary objective of this project was to create a distinctive building that stands out from the recently approved or built structures in the Chatswood area," the design report states, noting the structural efficiency allows greater investment into apartment quality and resident amenity.

Residents would have access to more than 450 sqm of communal open space including landscaped gardens, swimming pool, rooftop entertaining areas, fitness spaces, community gardens, children's play areas and barbecue facilities.

A major focus of the design has been the public domain.

The ground plane has been opened up through landscaped terraces inspired by Willoughby's sandstone ridges, with native planting, public seating, artwork, retail activation and a series of gathering spaces intended to soften what has traditionally been a hard commercial streetscape.

The landscape strategy references Blue Gum forests once common throughout the area, while incorporating Indigenous storytelling, public art and lighting installations to strengthen the connection to Country.

Chatswood has been one of Sydney's busiest apartment markets over the past 12 months, with a steady pipeline of both new project launches and fresh development applications.

Hyecorp recently launched Celine, a 122-apartment development just along Archer Street, while Changfa and Huirong Group are progressing The Anderson, an 84-apartment project on Anderson Street.

Develotek recently secured approval for a 101-apartment tower on Pacific Highway, while Tian An LFD received the green light for Hammond Greens, its apartment development on the edge of the Chatswood Bowling Club.

Commercial property developer FiveX is also making its move into the residential market. Last month it lodged plans for a 61-storey tower with 490 apartments, which, if approved, would become one of the tallest residential buildings in Chatswood.

Aqualand is also expanding its development pipeline following the launch of its luxury residential brand, Aqualand Prestige. The developer has delivered a string of high-end apartment projects across Sydney's affluent suburbs over the past decade, most recently AURA by Aqualand on Walker Street in North Sydney.

It has since quietly assembled its next wave of projects.

Earlier this year Aqualand launched Boronia in Roseville, a boutique 111-apartment development on Larkin Street. The project is one of the first significant apartment developments to launch in the suburb ahead of what is expected to become one of Sydney's most active new housing precincts under the NSW Government's Low and Mid-Rise Housing reforms, which allow greater density around train stations.

First look: Aqualand pushes ahead with Chatswood apartment tower as SSDA lodged for Archer Street

Mass timber is becoming an increasingly popular construction material in apartment developments, but Adelaide developer <a href="https://www.apartments.com.au/developers/otello">Otello</a> is taking the approach a step further.

At its new <a href="https://www.apartments.com.au/new-apartments/flowe-bowden-18-gibson-street-bowden-sa-5007">Flowe Bowden</a> development, the exposed cross-laminated timber (CLT) structure isn't just about reducing the building's environmental footprint. It also forms the foundation of a broader wellness strategy, influencing everything from indoor air quality and natural materials to the way residents move through and experience the building.

The 115-apartment mixed-use development, designed by Melbourne-based architecture practice Fieldwork, will occupy a prominent island site opposite Bowden Village Reserve, combining one, two and three-bedroom apartments with retail and a dedicated wellness destination.

Wellness isn't confined to a gym or shared resident facility at Flowe. Instead, Fieldwork embedded the concept into the building itself.

The development has been split into two residential wings connected by a naturally ventilated central breezeway, replacing traditional enclosed corridors with open-air walkways that improve natural light, encourage cross ventilation and create more opportunities for neighbourly interaction.

"Rather than treating wellness as something that only happens on the ground floor, our response integrates it throughout the building, which led us to ask what it really means to design a healthy building," Fieldwork Director Quino Holland said.

The building's architecture also reflects Bowden's industrial heritage. The lower podium references the area's historic brick and sandstone buildings, while the upper levels transition to exposed CLT, allowing the timber structure to become a defining feature throughout the apartments and shared spaces.

The more traditional interpretation of wellness comes in the form of Level Eleven, a two-storey wellness club spanning the ground floor, mezzanine and first floor.

The facility will include a gym, yoga and reformer Pilates studios, Finnish and infrared saunas, magnesium hot and cold plunge pools, and dedicated recovery spaces. Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Online shopping has been one of the biggest drivers of that shift.

Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.

For apartment residents, however, receiving those deliveries isn't always straightforward.

Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. As apartment living continues to grow across Australia's cities, parcel management has become an increasingly important consideration for both residents and developers.

Australia Post's Parcel Locker network is one response to that shift.

Rather than relying on home delivery, eligible parcels can be directed to a nominated Parcel Locker, where they're securely stored until collected. Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

IPM is also planning its third project in Mona Vale, significantly increasing the scale of its previous developments with an 82-apartment proposal at <a href="https://www.apartments.com.au/new-apartments/159-167-darley-street-west-mona-vale-nsw-2103">159-167 Darley Street West</a>, opposite Bayview Golf Course and less than 800 metres from Mona Vale town centre.
