La Pelago, The Ferny Avenue, Surfers Paradise mega development by the Melbourne-based developer GURNERTM, has received development approval from the Gold Coast City Council.

The application for the $1.75 billion project, lodged in August, will see four towers built across a 11,000&nbsp;sqm plus block at 108&nbsp;Ferny Ave, which GURNER acquired&nbsp;following the high profile collapse of the developer Ralan, who had planned two towers on the site.

Over 900 residences have been signed off on, as well as over 200 hotel suites which will be part of the mixed-use central tower, the tallest tower which will rise up to 60 levels.

GURNERTM Founder and Managing Director, Tim Gurner, said La Pelago will be the culmination of all of their work over the past 15 years.

Designed by longstanding collaborator Warren and Mahoney, La Pelago centres on a private island theme whereby each of the project’s four towers is surrounded by a&nbsp;waterway lagoon, tropical landscaping and poolside water retreats, in addition to food and beverage tenancies, retail and open space.

The proposal also includes two levels plus one mezzanine level of basement, three storeys of a consolidated podium and 1,257 car spaces – recreation facilities, open areas and green spaces sit atop the podium level, with additional indoor communal recreation areas throughout the podium and towers for residents and guests.

Mid-2022 will see an initial VIP launch to GURNERTM's client database, which Gurner expects to see significant interest of the first release, before commencing a wider project launch later in the year.

Gurner gets sign off for La Pelago, Surfers Paradise mega-development

National property developer Goldfields is further expanding its extensive portfolio, announcing its first acquisition in Western Australia and the opening of a new Goldfields office in Perth.

The newly acquired 400-lot site was purchased for $8 million and is four kilometres&nbsp;from the centre of the Margaret River township. It will be Goldfields’ first development beyond Australia’s eastern seaboard.

The site, at 211 Darch Road, Margaret River,&nbsp;is set to become a masterplanned residential community, with construction due to commence in the fourth quarter of this year. It is well-positioned to&nbsp;benefit&nbsp;from strong demand as Western Australia prepares to welcome back domestic and international migrants in the future.

Lachlan Thompson, Chief Executive Officer of Goldfields, said the team had been looking for areas with strong development potential on the western coast of Australia.

Fortis and Dare Property Group to launch exclusive Point Piper apartment development

The real estate developer and investment giant, Mulpha, is committing to create its $1 billion masterplanned community, Norwest Quarter, with a zero carbon footprint,&nbsp;one of Australia&rsquo;s first urban masterplan developments to deliver full life-cycle sustainable design principles from conception through to its construction and long-term performance.

Each apartment in Norwest Quarter, in The Hills District north-west of Sydney,&nbsp;will consume two thirds less energy than a typical code compliant apartment, and will see residents live zero carbon, with up to 25 per cent less cost.

Lower energy bills will be the norm for residents, while resident wellbeing will be increased through healthier buildings which will provide better air quality and greater access to nature.

The first stage of Norwest Quarter will include two residential apartment buildings spanning a 9,450 sqm master planned landscaped site and will provide196 apartment homes, as well as convenient retail and commercial space including a full-floor commercial gym, fresh food grocer, medical services, and restaurants.

Gold Coast developer Aniko Group, the company behind the transformation of Hope Island,&nbsp;is headed to&nbsp;Chevron Island for its latest project.

Aniko has acquired a development site at Chevron Island on which it is planning a Plus Architecture-designed tower.

The 1,518 sqm site&nbsp;at 12-16 Weemala Street, sold by GV Property Group&#39;s Luke Reaby, is positioned in the south-west pocket of Chevron Island, within easy access to the island suburb&rsquo;s retail strip and the city&rsquo;s emerging cultural precinct at HOTA.

Aniko managing director George Mastrocostas said he is currently reviewing his options for the Chevron Island site with a view to building on the success the company has achieved at Hope Island.

The Melbourne developer Golden Age Group has commenced construction on the first two stages of its Willow Springs land estate in the city&rsquo;s west, following the sell-out success of its first three stages, totalling close to $50 million.

With a mix of first-home buyers, owner-occupiers and investors snapping up the land parcels, stage three&nbsp;of Willow Springs was brought forward to meet overwhelming demand, with stage four earmarked for the end of February.

Situated 30km west of Melbourne&rsquo;s CBD in the state&rsquo;s fastest-growing region, Golden Age Group&nbsp;purchased the site in 2017, keenly aware of its potential once key infrastructure had been established.

The family-owned Australian land developer Satterley Property Group are teaming up with&nbsp;F​ar East Organizat​ion,&nbsp;one of the largest private real estate developers in Singapore,&nbsp;to launch&nbsp;St Helena Place, a new masterplanned residential project in the suburb of St Helena, 26 kilometres north-east of the Melbourne CBD.

Set on a 19-hectare site, the community will incorporate more than 240 homes and townhomes of between two and four bedrooms. Residences will be sold off-the-plan in four stages, the first of which will open at the end of February.

Satterley's Senior Development Manager, Kat Klau, said the one-of-a-kind development is characterised by the highly convenient location and amount of green space.

“It’s a very rare project. You won’t find anything like it anywhere else. For a start, it’s a beautiful site characterised by its many attractive, mature trees - a place of real natural splendour," Klau said.

“In a standard [residential] project, we’re required to dedicate five percent of the area to green space. In the case of St Helena Place, it’s four times that number. The result will be an exclusive masterplanned community enveloped by green space,” Klau added.

Far E​ast Organization&nbsp;first purchased the site more than 30 years ago. Since then, extensive planning has taken place, in addition to a supplementary purchase of adjacent land and significant landscaping works.&nbsp;

“A fully rejuvenated wetland divides the site in two. And it’s been there for nearly three years. That’s incredible; you would never get that in a typical new community development," Klau continued.

The latest apartment development application to the Gold Coast City Council&#39;s desk has been designed by the local architecture firm BDA with inspiration taken from modern racing yachts with foiled keels.

A Sydney-based development has lodged plans for a 15-level apartment project at&nbsp;2919 Gold Coast Highway, Surfers Paradise, which will home just 35 apartments.

The majority of those will be three-bedroom apartments, with a handful of two-bedroom apartments located on the lower levels.

In their design statement, BDA noted that the towers form is a product of the changing floor plates, with the overall mass of the building reducing, the higher it gets.

The Gold Coast Highway, which runs all the way down the Gold Coast from Mermaid Beach to Bilinga with apartment projects on both the beach side and the west side, has been busy in recent months.

The $120 million project, which will see 80 apartments created and high end amenity located on the rooftop, will be designed by&nbsp;Gurner&#39;s go-to architect, Warren &amp; Mahoney, who handles all of&nbsp;Gurner&#39;s projects both in Melbourne and on the Gold Coast.

Just up the road, the&nbsp;innovative developer FORME is also set to produce another high quality project,&nbsp;having secured the site behind their Burleigh Heads apartment project, Sea.

Above this historic base, the 68-storey tower will deliver just over 600 residences, a notable reduction from earlier schemes, reflecting a deliberate move toward larger-format apartments and a stronger owner-occupier focus.

Unlike traditional CBD developments that prioritised investor stock, 640 Bourke Street has been repositioned to respond to changing buyer expectations.

"The discussion was all around making 640 Bourke Street the best residence to live in, to be much more focused on the people in the building rather than people looking at the building," Marsland explained.&nbsp;

This shift is evident in the development’s interiors, which emphasise practical luxury with spacious layouts, high ceilings, and floor-to-ceiling windows framing sweeping views of Melbourne and Port Phillip Bay.&nbsp;

“What it's meant for 640 Bourke is we've actually reduced the number of apartments. We've increased the overall size of the apartments. Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”
