Harry Seidler's McMahons Point apartment development, Blues Point Tower, is one of the revered architects' most iconic projects.&nbsp;

It's in one of the best spots in the harbourside suburb, just off Blues Point Reserve on Blues Point Road.&nbsp;

They've got the advantage of extensive Harbour views, and residents have convenient access to the city via the McMahons Point ferry. But the tower also stands as a sign of the times in McMahons Point. Most of the apartment developments are decades old.&nbsp;It's been years since a new apartment project was developed.

Cue a new boutique project on a near 1,000 sqm site at 1 Warung Street, under 200 metres from Seidler's landmark.

Vince Squillace's&nbsp;Squillace Architects has put the plans together for seven owner-occupier apartments for a company tied to developer Theo Paradisis from Highbury Group.

Squillace's Design Report said given the given the locality and context of the site, the unit mix, of six three-bedroom apartments and a four-bedroom penthouse, is appropriate for the local market. One and two-bedroom units are less appropriate for the site, they said.

"The proposed seven units responds to the planning controls imposed on the site, appropriately considers the local market demands and reduces what was previously an overdeveloped site which provided a higher number of units but poor amenity and an inferior product."

The current 1960s building homes 12 units, and there had been approval previously for a nine-unit development on the site.

Squillace said given the&nbsp;existing building is a 1960's residential flat building, it has been identified as an uncharacteristic item within the McMahons Point South Heritage Conservation Area, which is primarily a&nbsp;mix of Victorian and Federation 1920’s and 1930’s housing mixed with some Interwar residential flat buildings.

They said the aim is to "create a high-quality contemporary apartment building that makes a positive contribution to this unique and world-class harbour foreshore site whilst maximising views, sunlight, the natural beauty of this environment and enhancing the lives of its occupants."

First look exclusive: McMahons Point to get rare new apartment development

Luxury apartment developments on the Palm Beach beachfront are continuing to stack up.

The latest play is by Sydney-based developer Chanine Developments, who secured a large site across 1407 Gold Coast Highway and 402-404 The Esplanade through site amalgamation specialists GV Property Group.

Chanine, led by Marwan Chanine, has now lodged plans for a boutique eight-level building with 15 half-floor apartments and a massive five-bedroom penthouse.

Chanine said the vision&nbsp;is to bring the opulence of the Eastern Suburbs to Palm Beach, in both finishes and aesthetics."

"The team are consistently looking across the entire eastern seaboard, and we've always loved Queensland," Chanine said of their first project outside of New South Wales.

"We're not building anymore coastline, so there's always value on the water."

Chanine had been working on securing the site for over a year. They're building the apartments on the 824 sqm The Esplanade site which has a 20 metre frontage. They will landbank the site fronting the Gold Coast Highway if a future development opportunity arises.

There will be 16 apartments in the building which has been designed by CDArchitects. The 15 three-bedroom apartments will sit beneath a massive 354 sqm, five-bedroom penthouse with its own&nbsp;rooftop pool, barbecue kitchen and alfresco space.

CDArchitects said the&nbsp;architectural concept draws inspiration from the dynamic interplay of shifting sands and ocean waves.

"Emulating the sinuous movements found in nature, the design manifests in a curvilinear facade that echoes the undulating contours of both sand dunes and waves."

They said the&nbsp;apartments themselves offer a superior level of luxury, boasting spacious interiors and uninterrupted sightlines to the beach and coastline.

"Far from imitating past architectural feats, the proposed building aspires to establish itself as an iconic landmark along the coastline, setting a new standard for design innovation and coastal living."

There will be two basement levels with&nbsp;55 parking spaces and 18 bicycle spaces, as well as resident amenity on the ground floor in the form of a pool and spa.

GV Property Group's Luke Reaby&nbsp;says they're seeing an influx of developers coming back into the market following a slight lull in the market in 2023.

"Stock has dried up and record revenues are being achieved every week in the off the plan market," Reaby says, adding that the record revenue have assisted in beachside projects becoming more viable."

As for Palm Beach, where GV has sold seven sites in the last 18 months and their 17th in Palm Beach, Reaby says it's arguably one of the most demanded suburbs on the coast.

"Plenty of new development has and will continue to occur in and around Palm Beach which will result in a really vibrant neighbourhood."

Chanine has around $1 billion worth of development in the pipeline across New South Wales and now Queensland.

Their main focus in Sydney is a 4,595 sqm site they have in Bellevue Hill where, subject to council approval, they'll be launching 36 three and four-bedroom apartments later this year.

The apartments will be spread across a trio of buildings at 186-192 Old South Head Road, on the corner of Banksia Road near where Bellevue Hill meets Bondi Beach.

Sydney developer eyes Palm Beach luxury apartments

Veteran Gold Coast developer Morris Property Group welcomed buyers to their Burleigh Heads apartment development, Sandbar, late last year.

The timing of the completion, as well as a clever design of the floorplans toward the top of the tower, hit an undersupplied section of the market, in an area that has been one of the most popular Gold Coast suburbs in the last five years or so.

While <a href="/new-apartments/burleigh-heads-qld-4220">Burleigh</a> has been a hive of activity, particularly since the onset of COVID-19 in early 2020, the majority of the apartment developments are beachfront, whole floor, and can start anywhere around the $5 million mark.

Those that do have slightly more affordable stock are either all sold out, or not under construction, so they're still at least three years away from being realised.

<a href="/developers/morris-property-group">Morris Property Group</a> launched <a href="/buildings/sandbar-burleigh-heads-1969-1971-gold-coast-highway-burleigh-heads">Sandbar</a> in 2018, and its late 2023 completion has given them a competitive advantage of having the largest, and newest, three-bedroom apartments in Burleigh Heads.

The apartments total nearly 190 sqm, with around 155 sqm of internal living space and a further 30 sqm of balcony space.

Morris Property Group designed the building in a way that the three-bed apartments fully maximise the coastal views, both north and south.

Morris Property Group Sales Director Travis Welsh says capturing significant view lines north and south is something a lot of other buildings can't offer.

"While prices always go higher on the beachfront, they don't offer the panoramic north-south views that we can," Welsh says.

"Because they're smaller buildings and half or full-floor apartments, the floorplan tends to prioritise the living, kitchen and dining rooms toward the front of the apartment facing the beach, keeping the bedrooms at the back. Every bedroom in our three-bedroom collection has significant ocean views, not just glimpses."

The three-bedroom apartments were designed to wrap around the front of the building, giving them extensive views and allow the maximum amount of natural light.

The three-bedroom apartments start from level 14, so they soar above any established buildings as well as any other developments that are currently in with the council.

Welsh says the large apartments typically suit a more mature demographic given their price point. He adds however they're still incredibly undervalued in a Burleigh market which has seen exponential growth in recent years.

"We've found that Sydneysiders in particular are still seeing a lot of value in the three-bedroom apartments," Welsh says.

"They're comparing Burleigh Heads to Bondi Beach, in terms of lifestyle and the lack of supply of new apartments, however, prices in Bondi can be double what we've got on offer for something much smaller."

Welsh has fielded interest from several interstate buyers who have a view of three different uses for the apartment; a high-yielding holiday let, a holiday home for themselves, and a future retirement pad.

"Morris Property Group manages the whole building, so there's a level of ease when it comes to holiday letting that you don't get at other apartment developments," Welsh adds.

Residents at Sandbar have access to a suite of building amenities. The recreation deck features a swimming pool, fully-equipped gym, yoga deck, residents lounge, and a covered barbecue area.

Cube Developments' interior designer Sarah Busch spoke of the subtle yet elegant design choices within the penthouse, featuring soft and neutral tones that complement the expansive views.

At the time of the purchase of the Kombi Street site, Cube Director Scott Juniper said the 3,215 sqm block, located between Caloundra and Mooloolaba and adjacent to <a href="/buildings/the-terraces-at-bokarina-beach-corner-lake-kawana-boulevard-birtinya-boulevard-birtinya">Bokarina Beach</a>, was earmarked for a six-level apartment building of up to 75 apartments.

But Juniper wanted to go the other way, planning something more boutique which would offer a point of difference to the other developments in the masterplan.

“Four of the six sites nearby are under construction and are quite large scale, large built form projects, some with over 100 units,” Juniper said, adding that those developments will have ground floor activation.

“We’re looking to go boutique, with larger format units, and really build to the strength of what Bokarina Beach has become,” Juniper said.

The other five two-level penthouses have been snapped up, with buyers ranging from locals to those from Brisbane, Sydney and even Singapore.

Oasis is over 90 per cent sold and is expected to complete in late 2024.

Cube release final penthouse at Bokarina Beach development Oasis

It can be a long and arduous journey for developers after they submit a development application to local councils.

They each have different criteria and move at different speeds.

Sometimes however, they can all come at once. That's certainly been the case for Tim Campbell and Stuart Kacir's Carpe Group, which has had two developments approved in the last few weeks.

Carpe, who develop for downsizers right across Melbourne, has secured approval for two projects in the Bayside suburbs of Hampton and Sandringham, and hope to secure one in Kew where they're currently developing The Walton.

In Sandringham, Carpe secured eight townhouses across two blocks which will make way for <a href="/new-apartments/the-coterie-sandringham-49-51-abbott-street-sandringham">The Coterie</a>, a Warren &amp; Mahoney-designed building of 25 apartments.

They will be a mix of 11 generously sized two-beds, starting from 100 sqm, and 14 three-bed apartments which get as large as 190 sqm internally. The penthouses will have large rooftop terraces with the option to add a spa. Every apartment will have interiors by Lisa Buxton.

The project sits in a cracking spot at <a href="/new-apartments/the-coterie-sandringham-49-51-abbott-street-sandringham">49-51 Abbott Street</a>, toward the western end of the street near Sandringham Station, the surrounding retail amenity, and Sandringham Beach.

Carpe's other Bayside project, in <a href="/developments/hampton-vic-3188">Hampton</a>, is another that's all about the location. Strategically located one street back from the vibrant Hampton Street with all the retail, hospitality and Hampton Station. Carpe will launch 18 apartments at 8-10 Ocean Street, designed by Martin Friedrich Architects who will also handlethe interiors.

That building, with five two-beds from 113 sqm and 13 three-bed apartments, will replace an old house, which has already been demolished, and two side by side townhouses.&nbsp;

Carpe will be developing Ocean Street alongside joint venture partner Icon Kajima. They're forecasting a spring launch after they complete their display suite on Hampton Street.

Carpe is hoping to get another project to get approved in Kew, where they're approaching completion on the nearly sold-out The Walton. They've grabbed a 3,709 sqm site at 85 Studley Park Road, near Studley Park, where they're planning 31 apartments.&nbsp;

Campbell says that while it takes more time than ever to put together a good site in a good location, it's always time well spent.&nbsp;

"Both the Bayside projects are a short walk to train stations, without being right on top of them, and with the train stations come the activity centres of the suburbs. All the shopping needs are within a walk, and with Bayside, you've also got the beach and park reserves."

Campbell says Kew presents a different opportunity compared to the Bayside.

Stuart Kacir says you can't have all of the above in Kew, so you offer something different depending on where you're developing.

"With The Walton, residents will be closer to the centre of Kew, while the new project is more geared toward being a short walk to Studley Park, with the convenience of numerous bus stops on Studley Park Road. The centre of Kew and the shops are still only a kilometre away."

Studley Park will be the last domino to fall, with a launch expected later in 2024 after Carpe complete the display suite on High Street.

Carpe Group secure green light for two Melbourne apartment developments

Luxury developer&nbsp;Central Element has broken all of Coogee's real estate records with the sale of the penthouse at their heritage restoration project, Ballamac House.

The three-bedroom penthouse sold for $20 million, the highest price paid for anything in Coogee.

The 241 sqm penthouse sold for just under $83,000 per sqm internally, and close to $90,000 per sqm when incorporating the 77 sqm of external space.

The sale trumps the previous suburb record which was $13.1m for a four-bedroom house located on Wolseley Road, just a short distance from Wylie’s Baths ocean pool with views across Coogee beach to Wedding Cake Island.

The record for an apartment was previously held by the recent sale of $8.8m for a 286 sqm four-bedroom penthouse on Carr Street, with panoramic north-facing views across Coogee Beach to <a href="/new-apartments/clovelly-nsw-2031">Clovelly</a>, by former NSW premier Bob Carr.

It also beats the record in neighbouring South Coogee, which is $18.5m for the three-level five-bedroom clifftop residence at 1A Seaside Parade that was achieved earlier this year. Before that, the $16.85m for the Bunya Parade ‘Coogee Castle’ held the record, which was purchased by Fred Schebesta, the co-founder and CEO of the comparison website, Finder, in 2021.

Final opportunity to buy in The Grand Residences, Eastlakes

There's very little in the way of comparison when looking at Miami in Florida and Miami on the Gold Coast.

As a matter of fact, they're polar opposites.

Miami in Florida has the third highest city skyline in the US, after New York and Chicago, while its Gold Coast namesake is at completely the other end of the spectrum. It flies under the radar in the grand scheme of the Gold Coast, and that's just how locals like it.

Miami is the only beachside Gold Coast suburb with a strict three-level height limit on buildings, which essentially&nbsp;puts a cap on density and how much new development can occur.

When there's a cap on supply, there's always long-term price growth, something which is not lost on property investors.

What the two do have in common however is their ability to draw both locals and visitors through culture, convenience, and climate.

The Victorian division of Sydney's longtime luxury Lower North Shore development company Abadeen, is continuing its push into Melbourne's owner-occupier market.

Having launched <a href="/new-apartments/malea-94-burke-road-malvern-east">Maléa</a>, a collection of just seven luxury apartments on Malvern East's Central Park, <a href="/developers/abadeen-group">Abadeen</a>, led locally by former CBRE Director Andrew Leoncelli, has filed plans for its next project.

They'll be developing a boutique building in Prahran at&nbsp;<a href="/new-apartments/grandview-prahran-616-646-high-street-prahran-vic-3181">616-646 High Street</a>,&nbsp;on the corner of&nbsp;Airlie Avenue and High Street near Toorak Park and Orrong Romanis Reserve.

Abadeen secured the 2,198 sqm site, which is the&nbsp;former Cabrini Hospital medical facility, last year.

They had Carr design a four-level building that curves around a Smooth Bark Apple tree, immovable as it's listed as a national trust significant tree.

Carr is no stranger to having to incorporate a heritage-listed tree in a new development, nor are they a stranger to having to do so for a development overseen by Leoncelli.

Leoncelli's ALP Developments were behind&nbsp;Victoria &amp; Burke in Camberwell, where Carr had to incorporate a 220-year-old gumtree in the development of just 15 apartments. The Burke Road project broke records for the suburb when two of the penthouses sold off the plan for $5.5 million each in 2020.

There are a further three trees on the Prahran site, two Flowering Gums and an English Oak, which line the perimeter and need council approval to be removed or pruned.

The documents submitted to the Stonnington Council said the building form pays homage to the existing heritage-listed tree curving around its canopy.

"Windows and glazing are perpendicular to the building grid and juxtapose against the curved form, creating moments of interest in the facade."

There will be 26 apartments across the four levels, a mix of two-beds, two-bed plus study's, and three-bed apartments. They will sit above two levels of basement with parking for 56 cars.

The two-bedroom apartments start from around 100 sqm internally and the largest three-bedrooms, the three penthouses, range in size from 180 sqm to 269 sqm internally, not including the wraparound terraces and the private rooftop terraces.

Abadeen broke onto the Melbourne off the plan apartment development scene late last year when they launched Malea.

Designed by Ewert Leaf and in landscaping by John Patrick,&nbsp;Malea comprises seven two and three-bedroom apartments with&nbsp;Miele and Gaggenau appliances, extensive outdoor spaces immersed in nature, and a parkside location unrivalled in Malvern East.&nbsp;

First look: Abadeen lodge plans for second Melbourne apartment development

Melbourne developer LAS Group has submitted plans for a new 25-level tower in the heart of Southbank.

Fender Katsilidis (FK) has put together plans for the 188-apartment tower at 38 Clarke Street, on the corner of City Road and Clarke Street just behind Crown Melbourne.

In contrast to the neighbouring buildings with predominantly glass facade buildings, 38 Clarke Street embraces the industrial heritage of the area, with the building's lower level finishes drawing on the 19th-century local vernacular found on City Road with rich red brick detailing and arched windows.&nbsp;

FK associate principal Kianson Tay says the design of the tower needed to respect the context of the site and the surrounding area, while offering a fresh, timeless expression for residents to connect with, both within the development and beyond.&nbsp;

“City Road has a heritage of 19th century masonry warehouse buildings which we believe offers opportunities for contemporary reinterpretation," Tay says.

"There is an architectural language here of tactile materiality and brickwork detailing which we are excited to interpret into 38 Clarke Street. The material palette of our scheme has a sense of solidity and tactility, with materials that will patina and age gracefully over time."

Comprising two interlocking tower forms, the solidity of the masonry base transitions to a lighter and more delicate tower materiality of expressed warm-coloured concrete blades with an oxide finish.&nbsp;

The lower ground level at street level features resident amenities including a dedicated bike lobby and parking area, pool and gym.&nbsp;

"To enhance the pedestrian experience and engagement along the street frontages, we have carefully considered the podium ground-level experience through human-scaled elements with a sense of craft and detailed design," Tay added.

"An off-form concrete canopy establishes a datum line at the base, with a composition of arched brick bay windows that evoke the industrial past of the neighbourhood. We were conscious that City Road can be a busy and hard-edged environment, &nbsp;and so we wanted to introduce architectural detailing and fine-scaled elements to enrich the experience at street level."

The top of the podium features a densely planted native garden bed designed by renowned &nbsp;Tract Landscape Architects. The garden bed provides residents and neighbouring towers with a visual connection to nature and strengthens the site's ecological value.&nbsp;

Sustainability measures targeting a 5-star Green Star rating include a bike-friendly lobby with extensive bicycle parking accommodating more than 200 spaces, far beyond typical allowances, &nbsp;to encourage the use of the city’s cycle lanes and reduce vehicle reliance. From an energy perspective, the all-electric building features distinctive angled fins that will passively reduce solar heat gain.&nbsp;

<a href="/developers/las-group">LAS Group</a> spokesperson Les Smith said one and two-bedroom apartments are highly sought after in&nbsp;<a href="/developments/southbank-vic-3006">Southbank</a>, particularly at a mid-tier price point.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Architecture for the project was led by Plus Architecture, with landscape design by LDG.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its design flair/ appeal,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. Big Projects is targeting a late 2027 completion.

Big Projects taps Sydney’s YSG for first multi-residential project at The Frederick Mermaid Beach

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Melbourne’s property market growth is currently led by apartments. Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

“Drawing inspiration from the pale trunks and flowering canopies of the scribbly gums and blue gums prevalent in the area, a considered material palette was developed,” the architectural design report states.

“This palette references the established materiality of the suburb while elevating it through refined finishes to achieve a more luxurious architectural expression.”

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

St Ives remains a relatively untapped market for new apartment development. North Shore developer WINIM has a number of projects in the area, while INCA is nearing completion of Ellis Residences.

More recently, Traders In Purple has lodged plans for one of the denser projects proposed in the suburb, a 75-apartment development on a 5,900 sqm site on Cowan Road.

NewQuest, a construction, design and development firm, has delivered over 24 projects across commercial, residential, industrial, and lad markets.&nbsp;
