It's been four years since Abbotsford, in Melbourne's inner north-east, has seen a new apartment development launch.

That was Walmer on the Yarra by Salta, which is now fully complete and occupied.

There are two sides to <a href="/developments/abbotsford-vic-3067">Abbotsford</a> however. The Walmer is on the fringe, near Victoria Gardens and on the river. Abbotsford's newest project however is more of an inner-city project, bordering the cool and thriving suburbs of Fitzroy and Collingwood.

Abbotsford set for injection of new apartments as New Johnston project revealed

Melbourne developer Ross Pelligra is set to take on one of his largest projects to date, lodging plans for a huge multi-stage precinct in Melbourne's growing Fishermans Bend precinct.

Having worked extensively with the Fishermans Bend Precinct and the City of Melbourne over the last 18 months, development manager&nbsp;<a href="/developers/citinova">Citinova</a> has proposed a four-tower development that will bring over 1000 apartments to the chronically undersupplied Melbourne market.

One of the towers will be dedicated build-to-sell, while there will be more build-to-sell apartments in tower two that will also home 200 hotel rooms and extensive amenity.

Tower three will be a commercial office tower, that may be suit a co-working provider, and tower four will be build-to-rent apartments. All the towers will be linked by a podium that will feature&nbsp;vibrant laneways with an arts and culture hub, retail tenancies and an urban grocer.

The five-stage project will also include an unencumbered 3,075 sqm public open space.

The 1.77-hectare site at&nbsp;99-109 Lorimer Street, Australia's flagship Subaru dealership at the gateway to Fishermans Bend, was secured in 2021.

Since then the stakeholders have been in planning mode, commissioning&nbsp;Architectus to put the designs together for the towers which will be connected by a raised podium. The main residential tower will have 452 apartments and tower two, shared with the hotel, will have 244.

Citinova Director Nathan Minicozzi said since the proposal was submitted, they've received positive feedback from the council.

"There are considerably more stakeholders for precincts of this size and scale," Minicozzi says.

"You're not just going to council and submitting plans for a new development. Before you get to that stage you've spent 12 months working with the Fishermans Bend Taskforce, the DELWP, and the City of Melbourne Council, as well as their design team, to work out best practices and what will be the best project for the site."

Minicozzi says there's a lot of front-end work with these types of developments, but that allows designs to evolve and consistent feedback to be given throughout the process.

"It's almost like a pre-lodgement meeting where you're squaring off any concerns before submission, which should translate into a better proposal, a higher quality project, and a speedier approval process."

Landscape architect Mala Studio has been part of the design, as have planning consultants Tract.

The development will connect to the Yarra River and expand on Melbourne’s “Green Spine” with landscaped pedestrian and cycling links, creating a new neighbourhood green hub for Lorimer Street.

Architectus says the project has been designed as a "cohesive 'family' of towers."

"Each building will still have a unique identity and scale-shaped by its use and siting," they said.

"Materials and textures will take inspiration from the precinct’s industrial and maritime origins.

"Staggered and oriented toward the site’s southern boundary, the towers will integrate seamlessly with the evolving Fishermans Bend skyline while minimising overshadowing to adjacent green spaces."

First home buyers are back in the market across Sydney.

Having left in droves following the RBA's quickfire burst of interest rate hikes, first home buyers are starting to emerge in the off the plan apartment space.

Data from Apartments.com.au's data product MatterFact shows a 30 per cent spike in enquiry from first home buyers in the first three months of 2024 compared to the last three months of 2023.

Compared to 12 months ago, first home buyer enquiry is up 35%.

The spike in enquiry is part due to more confidence in the interest rate having more than likely reached its ceiling, and part due to an increase in stock levels in more affordable projects. It's now been three consecutive months where the RBA has kept interest rates on hold, and the expectation is, despite higher than expected inflation figures in Q1, that rates will start to come down a few times in 2025, if not earlier.

Data from the ABS suggests first home buyers are too. Nationally first home buyers rose by 4.3 per cent to 9,377 of new loans written after a 5.6 per cent fall in January. In New South Wales first home buyer activity rose 6.4 per cent, double the rate of Queensland. First home buyer loans rose just 1.3 per cent in Victoria.

Dave Milton, CBRE Managing Director of Residential Projects, says they've seen first home buyer numbers increase by 11 per cent in the first four months of 2024 compared to 2023.

Milton says the majority of those first home buyers (56 per cent), are seeking two-bedroom apartments rather than one-bedrooms.

"First home buyers are arguably the savviest cohort in the market at the moment," Milton says.

"They're calculating how much they can spend and they're moving quickly before there are price increases, which are happening across the whole market. They don't want to wait and find their budget, which could have got them a two-bedroom apartment a few months ago, now only gets them a one-bed."

The value of off the plan apartments is too rising quickly.&nbsp;The average sale price for first home buyers across CBRE's projects has jumped over 10 per cent year on year, from $748,000 to $827,000.

Most first home buyers are couples who are buying the more expensive two-beds, CBRE's data shows, happier to pay more for what they want rather than drop their requirements to fall under the government's stamp duty benefits.

The biggest increase in first home buyer activity has been in the Hills District, in particular in Castle Hill's Showground Precinct where CBRE is selling Deicorp's Hills Showground Village and The Ashford.

"First home buyers are recognising the lifestyle Castle Hill offers, with the important driver the new Sydney Metro which will open in mid-2024 and connect Castle Hill to Barangaroo in 33 minutes," Milton says.

Then there's the evolution of the northwest growth corridor as a whole. Castle Hill has seen significant investment over the last five years, while its location on the fringe of Chatswood adds further connectivity and&nbsp;another retail precinct.

"It's now a convenient choice for young first home buyers, with access to both the city and an increasing amount of local amenity," Milton says, adding that demand from first home buyers is only likely to increase over the course of 2024.

First home buyer activity lifts across Sydney's off the plan apartment market as interest rates steady

When it comes to apartment investing, there are two key criteria to look at; the vacancy rate trends and current rate in the area, and the price per square metre.

Local developer Robert Laybutt was well aware of what's important to investors and went against the grain on the island of producing apartments that were solely for the downsizer. What he's produced lends itself perfectly to the investor or first home buyer market.

The result is <a href="/new-townhouses/andiamo-apartments-hope-island-38-42-broadwater-avenue-hope-island">Andiamo Apartments</a>, the most affordable apartment development Hope Island has seen in years.

The first metric is the vacancy rate. There are just over a dozen rental properties currently available on <a href="/developments/hope-island-qld-4212">Hope Island</a>, 90 per cent of which have three bedrooms.

"The rental market in areas such as Hope Island and its surrounds have experienced some of the most significant price hikes in the country," Bernice Cooper, of Mercer &amp; Cooper said.

Locals buyers agency firm By The Coast Property says that with constrained supply and continued demand from interstate and overseas migration, strong demand for apartments and increased construction costs, property prices and weekly rents on the Gold Coast will continue to rise through 2024.&nbsp;

They believe that weekly rents will continue to rise in 2024 fuelled by migration and a continued shift into more affordable apartments from free-standing houses offering property investors the opportunity for increased yields, particularly if interest rates fall later in the year.

The other key element investors look at when purchasing is the price per square metre.

The Light Rail Spine experienced the most uptick in new apartment prices in 2020, rising by 9.5 per cent to an indicative value of $11,500 per sqm. It ranged from $8,800 sqm to $14,3000.

Andiamo's starting price per sqm of $7,500 isn't even close to the range.

The two-bedroom apartments at Andiamo begin at $630,000, which is luring first home buyers given the Gold Coast median unit price according to property data analytics firm CoreLogic is $721,000.

The majority of apartments left fall under the $750,000 First Home Owner Grant cap, so first home buyers at Andiamo don't have to pay a penny on stamp duty.

Both first home buyers and investors have also been drawn to the low body corp, just $70 a week. That's despite amenity in the form of a reosrt-style swimming pool, barbecue area, multi-purpose room and access to lifts.

Located on Broadwater Avenue, Andiamo comprises 76 apartments designed by&nbsp;<a href="/architects/david-gallez-architect">David Gallez Architect</a>.

Investors know the location is an important factor in securing a tenant. Andiamo is ideally located just 100 metres from&nbsp;Broadwater Plaza where there's a Godfather Pizza and a handful of retailers within. Just a few hundred metres the other way is the more abundant Hope Island Marketplace, the shopping hub of the whole of Hope Island.

Hope Island is also home to some of South East Queensland's best golf courses, 16 in total across Hope Island and the nearby Sanctuary Cove.

Andiamo Apartments is currently under construction by SEQ builder <a href="/builders/bryant-building-contractors">Bryant Construction</a> and is expected to be completed in early 2025.

Why every apartment investor metric stacks up at Andiamo Hope Island

Diversified investment group and property developer Salter Brothers is set for its first development play in the Queensland capital.

While they own and operate a handful of retreats across the Gold Coast and outer Brisbane through their Spicers Retreats brand which they acquired in late 2022, their new project, exclusively revealed by Apartments.com.au, is their first within the City of Brisbane.

Salter Brothers, who is based in Melbourne but has several hotels and commercial assets nationally, is seeking to demolish the Mercure Brisbane Garden City Hotel in Upper Mount Gravatt and develop a new 17-level apartment building at 18 Macgregor Street, Upper Mount Gravatt.

They've had Bates Smart, who has worked more in Sydney and Melbourne since it was founded in the mid-1850s, create the plans for the mixed-use building that will have 101 apartments above a four-level podium. That will home a 90-space childcare centre and parking for 107 cars.

The residential apartments will start from level six and run through to level 17. The apartments are expressed as "gently undulating petals," Bates Smart wrote in their submission to the Brisbane City Council.

"The tower form and floorplate have been inspired by the native indigenous Tea Tree Flower and Wallum Banksia, two species of flora endemic to the region. This resulted in each apartment being expressed as an individual 'petal' with a curved edge, spatially and visually separated from the apartment adjacent."

There will be eight apartments per floor, six two-beds and two three-bedders. Living rooms and balconies are oriented to achieve maximum amenity through view outlook and solar access.

Bates Smart said&nbsp;Mount Gravatt was known by the local Turrbal and Jagera Peoples as 'kaggur-madul', meaning the 'Place of the Echidna', or 'Where Echidnas Rest'.

They said they when they designed the external shading system, they took inspiration from the delicate fine grain repetition of echidna spikes and their use in traditional indigenous jewellery making, where the quills were dried, treated with emu oil, and then assembled into beautiful strings of necklaces which express a strong linear repetition that enhances the legibility of curved surfaces they adorn.

The 5,356 sqm site is ideally located a five-minute walk from Garden City Westfield, one of Brisbane's largest shopping centres.

Down in its native Melbourne, Salter is currently developing <a href="/new-apartments/candela-ivanhoe-40-upper-heidelberg-road-ivanhoe">Candela Ivanhoe</a>, 62 one, two three and four-bedroom apartments in Melbourne's north east.

Pipis Bilinga is the newest beachfront apartment development on Bilinga's dress circle Golden Four Drive, in the sought-after pocket at the southern end of the Gold Coast.

It's the second <a href="/new-apartments/gold-coast-qld">Gold Coast</a>&nbsp;development by Brent Thompson's Siera Group, which is also developing Tapestry on Chevron Island.

Since Pipis launched in October, it’s been popular with interstate buyers, particularly those from New South Wales looking for a slice of the Gold Coast beachfront.

Data from Apartments.com.au's new data product MatterFact shows that around a third of the enquiry for Pipis month on month since launch has come from New South Wales and Victoria.

New South Wales accounts for the majority of interstate interest, at around a quarter of total enquiries. Queensland buyers have represented over half of the enquiries.&nbsp;

During the autumn and winter months, MatterFact data from last year shows enquiry from New South Wales overtook that in Queensland in Bilinga, a suburb that is often overlooked for Coolangatta to the immediate south and Palm Beach to the north.&nbsp;

But Thompson says Bilinga is benefitting from everything that's happening in both Palm Beach and the Coolangatta/ Kirra area, all while maintaining its own laid-back, Gold Coast beach lifestyle.

"Despite being just a few kilometres down the coast, <a href="/developments/bilinga-qld-4225">Bilinga</a> is so different to Coolangatta, and that's what people love about the area," Thompson says.

"Future residents at Pipis will have direct access to one of the quietest stretches of sand in the southern Gold Coast, while they will be just minutes from the new Kirra retail and hotel precinct. They can decide what type of day they want, quiet and relaxed, or active and social. Bilinga offers the best of both worlds."

There's also the added bonus of the extension of the light rail which will run down Coolangatta Road, adjacent to Golden Four Drive.

The feedback from the Urban Community suggests the best thing about the project&nbsp;is the quality of finishes, with both the project team experience and location being the second best features of Pipis.

Each apartment will be finished and furnished with high-quality materials, including Natural Italian stone as countertops, European oak timber as flooring, New Zealand wool carpet, and European SMEG appliances.

Construction commenced on Pipis in November, with <a href="/builders/lps-group">LPS Group</a> already making strides with significant progress. In February, LPS Group completed the basement 2 raft slab, which serves as the structural foundation for the entire project.

The completed raft slab also accommodates the crane base, providing structural support for the assembly of the SIERA tower crane.&nbsp;Energex civil works to the Golden Four Drive verge were finalised in February, preparing for the permanent undergrounding of power lines.

Why Pipis in Bilinga is seeing strong interstate demand

Contreras Earl Architecture is continuing to bring its architectural smarts to Brisbane on behalf of developer Vista Projects.

Having submitted <a href="/news/qld/first-look-architectural-apartments-set-for-st-lucia">plans for Vista in St Lucia late last year</a> for five striking apartments, the Gold Coast-based architecture firm has put together a design for their next project in the neighbouring <a href="/new-apartments/taringa-qld-4068">Taringa</a>.

The project, dubbed La Flor at&nbsp;128-130 Swann Road, will replace two single-level houses on 1,042 sqm.

La Flor draws inspiration from nature, with its design metaphorically likened to the unfolding petals of a flower and translates into an architectural interplay between openness and enclosure.&nbsp;

The material palette, including coloured concrete, translucent glass, stone, and aluminium, further reinforces the concept of the building's petal form.

The six-level building will have eight three-bedroom apartments and a four-bedroom penthouse with its own private rooftop. The rest of the rooftop is reserved for resident amenity, comprising a resort-style pool, a sauna, extensive seating, barbecue spaces and sun lounges.

The design also takes the&nbsp;opportunity to use the undercroft area below the building with a unique wellness zone nestled amongst the gentle slope that includes an outdoor gym, outdoor yoga and entertainment areas distributed across different terraces immersed by lush landscape and vegetation.

The architecture also incorporates cascading vegetation that complements the building's organic lines, strategically placed to enhance privacy internally and externally while fostering a stronger connection with the surrounding vegetation.

Contreras Earl has a long history on the Gold Coast. Led by Rafael&nbsp;Contreras and Monica Earl, the company has designed several buildings by Sunland including the luxury 272 Hedges Avenue in Mermaid Beach and 180 Marine Parade in Labrador.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

The sale comes as construction progresses on ONE Burleigh, a boutique development of 17 full-floor residences at 88 The Esplanade, scheduled for completion in early 2027.

Developed by MAYD Group and designed by <a href="https://www.apartments.com.au/architects/mas-architecture-studio">MAS Architecture</a> with interiors by <a href="https://www.apartments.com.au/interior-designers/sici-design">Sici Design</a>, the project has been positioned as a collection of house-sized beachfront apartments, each occupying an entire floor with around 381 sqm of internal and external living space.

When construction commenced, MAYD director Todd Mould pointed to the long-term resilience of premium coastal real estate as a key driver behind the project.

Interior designer Sici Design said the approach was to reflect the project’s coastal setting through both materiality and spatial planning.

Mould said the design intent was to balance that outlook with a sense of retreat.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Yasmine Ghoniem, Director of YSG Studio, says their vision&nbsp;for The Frederick "reinvents coastal living."

Positioned to capture panoramic views from the hinterland to the ocean, the rooftop has been designed as a series of intimate zones. It includes a pool, sauna, sun decks, workspaces and dedicated entertaining areas.

“The rooftop was conceived as a collection of spaces where residents can unwind and connect, an extension of the Nobby’s lifestyle,” Barrett says.

Architecture for the project was led by Plus Architecture, with landscape design by LDG.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its design flair/ appeal,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. Big Projects is targeting a late 2027 completion.

Big Projects taps Sydney’s YSG for first multi-residential project at The Frederick Mermaid Beach

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The 17-storey building is a masterclass in adaptive re-use, with the existing commercial building’s façade, shell and internal structure to be retained, before high-end residences are built from the ground up in a newly built Albert Park facing addition to the building.&nbsp;

Sitting atop the building will be two 320+sqm penthouses with private rooftop terraces, which are expected to be priced between $9 - $11 million.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

ALTA Property was launched by Nigel Givoni in 2023, bringing over 25 years of experience in multi level residential delivery.&nbsp;

Melbourne’s property market growth is currently led by apartments. According to RPM VIC Apartments &amp; Townhomes Market Report (April 2026), units are outpacing houses, especially in the middle ring suburbs where median prices hit $757,500 – a four-year high that represents 2.9 percent growth quarter-on-quarter.&nbsp;

The development by&nbsp;<a href="https://www.apartments.com.au/developers/montcoeur">MontCoeur</a>,&nbsp;located at 18 Scott Grove, is now around 30 per cent sold, with completion targeted for late-2027.

Orchard Mews comprises a curated collection of three- and four-bedroom customisable townhomes, positioned within one of <a href="https://www.apartments.com.au/developments/glen-iris-vic-3146">Glen Iris</a>’ more tightly held residential streets. Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

“Drawing inspiration from the pale trunks and flowering canopies of the scribbly gums and blue gums prevalent in the area, a considered material palette was developed,” the architectural design report states.

“This palette references the established materiality of the suburb while elevating it through refined finishes to achieve a more luxurious architectural expression.”

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

St Ives remains a relatively untapped market for new apartment development. North Shore developer WINIM has a number of projects in the area, while INCA is nearing completion of Ellis Residences.

More recently, Traders In Purple has lodged plans for one of the denser projects proposed in the suburb, a 75-apartment development on a 5,900 sqm site on Cowan Road.

NewQuest, a construction, design and development firm, has delivered over 24 projects across commercial, residential, industrial, and lad markets.&nbsp;
