The Gold Coast is poised to deliver a bumper crop of new apartments in 2024, with 2,000 expected to be completed and settled during the year.

That may not be enough however, with recent data from Colliers suggesting even 2,000 won't be enough to meet the continued heightened demand for apartments on the Gold Coast.

The shortage has become so acute that Colliers’ research shows that the ‘housing crisis’ is also hitting the top end, with a 30 per cent supply gap for luxury apartments.

“Despite an estimated 2,000 apartments coming to completion later this year, it has to be remembered that the bulk of this supply has already been presold over the last three years,” said Colliers Residential Director David Higgins.

“The settlements this year are effectively the flow-on effect of a massive increase in buyer activity in 2021, but since then we have seen significant challenges for the high-rise sector that continues to keep supply well behind the demand curve. Buyers continue to flood the market competing for less available stock than this time last year.”

Colliers has revealed that 1,157 new apartments sold off the plan in the past 12 months on the Gold Coast, leaving 1,401 apartments available for sale, or just over 12 months supply.

The pressure is being shared across all price points as supply at the end of the June quarter remained well below the 1,689 apartments for sale in the second quarter of 2023.

This led to a surge in the weighted average price for new apartments to $1.772 million in the first quarter of this year, the highest ever reported by Colliers.&nbsp;

The average price held its ground in the second quarter at $1.714 million and Colliers sees plenty of reason to expect the average price to hold r even go higher.

“We’re now seeing more apartments selling above $1 million than ever before and it’s evident that this is part of a changing dynamic for the Gold Coast market,” Higgins added.

“Over the last two years, 67 per cent of sales were priced at $1 million and over, but during the second quarter of this year 89 per cent of sales were $1 million and over.”

While price gains have been driven in part by lagging supply, with Colliers estimating that the supply gap sits at 30 per cent even for the luxury end of the market, demand has remained elevated on the Gold Coast for some time. Colliers estimates that 30 per cent of all high value property transactions in Southeast Queensland last year occurred on the Gold Coast.

“Over the next decade, the stage is set for what we believe will be a transformative shift in luxury real estate on the Gold Coast with the critical force behind this being led by the baby boomer demographic,” Higgins said.

“These buyers, many of them downsizing, are investing their capital in luxury apartments and houses and frequently paying cash up front, without the need to secure finance to complete.

“Ultimately, this will continue to be driven by an estimated $272 billion inheritance windfall over the next decade as wealth begins to be transferred to the next generation.”

The latest research from Colliers into the apartment sector shows that the Gold Coast recorded total sales of 571 apartments for the first half of 2024, which is slightly above the 499 reported a year earlier.

The Gold Coast Central Precinct accounted for 89 per cent of sales during the second quarter 2024. This precinct also has the highest level of supply with 91 per cent of the 1,400 apartments remaining for sale on the Gold Coast.

The market is currently being led by experienced developers with most of the projects being launched and moving forward to construction being undertaken by those backed by a solid reputation of project delivery.

While there are about 5,650 new apartments under construction across the Gold Coast, only 31 per cent are expected to be completed this year and a further 36 per cent next year.

Developer James Place has set the Penrith apartment price record, selling one of its penthouses for $5.5 million in its new apartment development, Perle.

Double-digit off the plan apartment sales keep coming at Ode Double Bay

Units in Brisbane are on track to grow in value by over 20 per cent over 2024.

Last month, with data commissioned by property data analytics firm CoreLogic, Urban reported&nbsp;that Brisbane's unit market hadn't been this strong since 1988.

After CoreLogic's latest monthly update, it looks set to surpass the 16 per cent gains from 1988.

The August index from CoreLogic showed no slowing down for units, with values jumping another 1.7 per cent to now be 13.9 per cent up over the calendar year.

Based on the rolling quarter gains of five per cent, Brisbane should record a 20 per cent gain in the unit market in 2024, a remarkable turn of events that has seen it leapfrog Melbourne to become the second most expensive capital city unit market in the country.

The Brisbane median unit value is now $40,000 higher than Melbourne, despite only overtaking the Victorian capital earlier this year.

The unit market outstripped growth in the house market in August (+0.9 per cent) , a trend which is being seen across every capital city. Brisbane's median house value is now $966,000, up 8.5 per cent year to date.

Brisbane’s ongoing undersupply of new apartments and the city’s appeal as a lifestyle destination are major drivers of this surge, particularly as the city gears up for the 2032 Olympics.&nbsp;

Supply constraints remain a challenge, with increased construction costs and a shortage of available construction companies slowing the pace of new developments in market.&nbsp;

<h2>What happened in Brisbane’s off the plan apartment market in August?</h2>

There were just two new <a href="/developments/brisbane-qld">Brisbane</a> apartment developments to hit Urban in August, two developments which cater for very different buyers.

The first images were unveiled for the $1.5 billion&nbsp;<a href="/new-apartments/teneriffe-banks-17-27-skyring-terrace-teneriffe">Teneriffe Banks</a>, a suburb-shaping development on Skyring Terrace on the Brisbane River.

Teneriffe Banks&nbsp;by&nbsp;<a href="/developers/kokoda-property">Kokoda Property</a>&nbsp;will feature around 200 luxury apartments in the five-building development that will also incorporate&nbsp;Brisbane’s first Kimpton Hotel and a host of high-end amenities, including a rooftop bar with panoramic city views, an infinity pool, and extensive wellness facilities.&nbsp;

The only other development is Amado Windsor, by the family-run Carbone Developments.

Amado comprises just 30 large-scale apartments across a six-level building in the inner-north suburb.&nbsp;

Targeting the owner-occupier, Amado is a mix of two and three-bedroom apartments, and two large penthouses spread across the top level with the communal rooftop that offers unrivalled panoramic views of Brisbane City.&nbsp;

Luxury home builder turned multi-residential apartment developer, Kassis Homes, has revealed what intends to do with their prime Castle Hill site they secured earlier this year.

Under their new development arm Reve Group, Sam Kassis and business partner Romio Georges are planning a four-tower development on a sprawling 9,074 sqm site that cost about $80 million to amalgamate.

They're seeking to develop three residential towers, with 264 apartments, and a hotel tower.

"We've been building in the area for three decades, and we're passionate about delivering high-quality residential living to Castle Hill," Sam Kassis told Urban.

Kassis is currently delivering <a href="/buildings/grand-reve-castle-hill-8-18-garthowen-crescent-castle-hill">Grand Reve</a>, one of the most impressive apartment developments Castle Hill has seen, just next door to the new project.

Grand Reve is the first development in Castle Hill to have the <a href="/news/what-is-latent-defects-insurance-and-is-it-bringing-confidence-to-the-off-the-plan-apartment-market">Resilience Latent Defects Insurance policy</a>, the new insurance that protects apartment owners from any structural defects of the building for 10 years post-completion. The policy is far and away the most comprehensive insurance new and off the plan apartment buyers can access.

The one-beds range in size from 50 sqm to 74 sqm internally. The two's start from 75 sqm and top out at 116 sqm, while the three-bed offer between 111 sqm and 203 sqm of internal living space.

The 11 four-bedroom apartments have between 154 sqm and 253 sqm.

The hotel will have 143 rooms in a 19-level building. 474 parking spaces will be provided, and 136 motorbike and bicycle spaces.

To be called&nbsp;Grand Reve II, at 22-26 Garthowen Crescent and 20-34 Old Castle Hill Road, has been designed by Turner, with extensive landscaping by landscape architect Land and Form.

Land and Form said the goal is to "create a biophilic landscape sanctuary, immersed in nature."

"At an elevation of approximately 100m above sea level, the Site is located on one of the highest points in north west Sydney, making it a prominent location with the opportunity to develop as a marker within its context via built form and landscape outcomes that demonstrate design excellence and facilitate key government-led place making priorities," the documentation noted.

The Economic Impact Assessment by HillPDA Consulting said the 264 apartments is projected to house 560 residents, leading to an&nbsp;estimated annual household expenditure of $11.2 million. They believe around $8.7 million will be spent at local businesses, with Castle Towers likely benefiting most.&nbsp;

"This development will support local retail and commercial businesses, indirectly create jobs, and meet increased retail demand," the report noted.

"The on-site retail space, due to its small scale, will complement rather than compete with other local centres and will likely direct surplus expenditure to nearby retailers."

The $166 million design and construction phase of the development is expected to generate around 1,278 jobs.

The property market in Melbourne continues to face downward pressure, now falling behind the likes of Adelaide and Perth for median dwelling value.

Melbourne unit values declined a modest -0.1 per cent over August, while houses dropped -0.2 per cent.

On the face of it, they aren't huge declines. The issue is the pace that other capital cities are growing at. Brisbane is closer to two per cent growth in units, and arguably doesn't have as much of a supply issue as Melbourne.

Questions are being asked as to whether <a href="/developments/melbourne-vic">Melbourne</a>&nbsp;now represents a great opportunity for buyers, because the market will turn at some point in the not too distant future, it's more a matter of when than if it will turn.

It's the first time since 2015 the Melbourne median dwelling value has slipped behind Perth, when the latter was just coming off the highs of an iron ore boom.

CoreLogic's 40-year median dwelling value series hasn't seen Adelaide with a higher median than Melbourne.

Values are skewed however slightly, given a third of Melbourne homes are units, compared to around 16 per cent homes in Perth and Adelaide.

CoreLogic Research Director, Eliza Owen, said there are a wide range of factors contributing to Melbourne's softer market conditions.

"The increased tax burden on investment property owners in Victoria, but it's not the only factor at play," Owen said.

"Supply is also a big factor for Victoria, where the state saw more dwelling completions over the past decade than any other state of territory."

August was a quiet month in Melbourne's off the plan apartment market, with no new developments of note for buyers to enquire on.

Plenty of developers however are starting to line up their pipeline for the start of 2025.

One of the most exciting projects coming up is the $1.2 billion mixed-use precinct by Salvo for Melbourne's Pentridge Prison in Coburg.

The Melbourne developer is the latest to reveal plans for the southern portion of the former prison that ceased operations in 1997.

The proposed development will include heritage preservation elements, such as Ned Kelly’s grave site and the bluestone F Division building, providing a mix of retail and public spaces while reflecting <a href="/developments/coburg-vic-3058">Coburg</a>’s character.

Pentridge Coburg is part of Salvo’s $3 billion development pipeline, which includes a $1 billion four-tower, mixed-use development at Fisherman’s Bend and Moray House, a $220 million multi-residential development in Southbank.&nbsp;

There were also noteworthy submissions in some of Melbourne's most popular inner-city suburbs.

Diversified developer&nbsp;<a href="/developers/goldfields-group">Goldfields</a> is pushing forward with plans for a 12-level mixed-use project in Richmond that will see 125 apartments developed above ground-floor retail at 9-15 Brighton Street.

With <a href="/architects/cera-stribley-architects">Cera Stribley</a> overseeing design and <a href="/landscape-architect/jack-merlo">Jack Merlo</a> handling landscaping, the project is set to bring another high-quality residential offering to <a href="/developments/richmond-vic-3121">Richmond</a>, a suburb known for its proximity to the CBD and iconic attractions like Chapel Street and the Melbourne Sports Precinct.

Well-known construction firm <a href="/builders/cobild">Cobild</a> is also planning an inner-city development. Their plans are in Fitzroy where they're proposing a 10-level building at 159-167 Johnston Street.

Dubbed <a href="/new-apartments/johnston-napier-159-167-johnston-street-fitzroy">Johnston &amp; Napier</a>, the development will deliver 57 large-scale apartments, on average spanning over 130 sqm.

With a strong focus on sustainability, this project aims to accelerate Melbourne's transition towards becoming a self-sufficient city, a trend that continues to gain momentum across the city's new developments.

Designed to cater to downsizers, the development, with unobstructed views of the beach and a prime location near Hampton Station, has been particularly appealing to those transitioning from larger family homes.

In Melbourne's south-east, <a href="/developers/damgar-group">Damgar Property Group</a>’s <a href="/new-apartments/rosella-murrumbeena-50-rosella-street-murrumbeena-vic-3163">Rosella</a> apartment project in <a href="/developments/murrumbeena-vic-3163">Murrumbeena</a> continues to perform well, with over half of the 70 apartments already sold.&nbsp;

Unit growth in Australia's most expensive capital continued to dominate over the house market as&nbsp;

The value of units, which incorporates apartments and townhouses, grew by 0.5 per cent over August, CoreLogic's Monthly Index found, compared to 0.3 per cent of houses.

The general trend across capital cities is the strength in the unit market, with every capital city unit market outperforming its house counterpart in August.

"The ongoing outperformance of ‘cheaper’ markets reiterates a strain on demand," CoreLogic's Head of Resarch, Tim Lawless, noted.

"The lower quartile of the combined capital city market, which makes up the most affordable 25 per cent of dwellings, rose 2.7 per cent in the three months to August, compared to a 0.3 per cent lift across the upper quartile.

"In a similar demonstration of demand being deflected towards lower price points, the quarterly change in unit values was higher than houses in five of the eight capital cities."

<a href="/developments/sydney-nsw">Sydney</a> was not one of the cities however that had stronger rolling quarterly unit growth. Unit values have risen 0.7 per cent over the last three months, compared to 0.8 per cent for houses.

Sydney's median house value remains the highest in the country at $1.4 million, while the median unit value reached $859,000.

<h2>What happened in Sydney’s off the plan apartment market in August?</h2>

There was considerable strength in the more affordable end of the off the plan apartment market in August, although sales continued to flow at the top end too.

CBRE took 40 deposits on the opening launch of <a href="/new-apartments/melrose-central-melrose-park-33-hope-street-melrose-park-nsw-2114">Melrose Central</a>, the joint venture between <a href="/developers/deicorp">Deicorp</a> and <a href="/developers/payce-consolidated-limited">PAYCE</a>&nbsp;and the heart of the Melrose Park urban renewal project. The following week they took over 10 more reservations.

CBRE Residential Project Managing Director, David Milton, says Melrose Central represents great value for buyers.

"Our two-bedroom, two-bathroom apartments are priced under $1 million. If you go to any of the neighbouring suburbs, you can't get that kind of value," Milton suggests.

Milton says the buyer pool has been diverse, with first home buyers, local owner-occupiers, and even investors purchasing.

Melrose Central will comprise around 500 apartments above 30,000 sqm of retail and commercial space.

Deicorp had similar success at their debut Rhodes apartment development, Marquet &amp; Mary.

They secured a record two-bedroom apartment sale for Rhodes, with an 87 sqm apartment on the 30-th level of the 32-level tower selling for $1.72 million.

The price was driven both by the track record that&nbsp;<a href="/developers/deicorp" target="">Deicorp</a>&nbsp;is bringing to Rhodes, and the sweeping views the apartment will offer.

Interest in the project has been high since the unveiling of its display suite at suite 803/5 Rider Boulevard, Rhodes, less than 300 metres from the site of the development at 1-9 Marquet Street.

The first stage will introduce 93 one, two, three and four-bedroom apartments on the cusp of Crows Nest Village, a short walk from Crows Nest Metro which will no doubt draw buyers who want easy access to the city.

The buildings have been designed by PTW to wrap around a central courtyard with extensive landscaping.

There will be one, two, three and four-bedroom apartments on offer, as well as a handful of large townhouses.

Boston Buckler Principal, Alex Walker, said the residences are&nbsp;"tailor-made for owner-occupiers," with designs catering to first home buyers, downsizers, and young families.

Elsewhere across Sydney, builder developer <a href="/builders/aland">ALAND</a> officially opened its new Parramatta building, Paramount on Parkes, while also topping out Archibald by ALAND in Gosford.

<a href="/buildings/paramount-on-parkes-harris-park-14-20-parkes-street-harris-park">Paramount on Parkes</a> comprises 331 apartments in a 46-level tower, alongside 3,000 sqm of commercial space.&nbsp;

The development was praised for its contribution to meeting Parramatta’s growing housing demands, with local officials highlighting its importance to the city’s future growth.

ALAND, founded by Andrew Hrsto over two decades ago, topped out the tallest of the two towers at <a href="/new-apartments/archibald-by-aland-gosford-108-donnison-street-gosford-nsw-2250">Archibald by ALAND</a>, their first foray into the Gosford market.

The mixed-use development, with both apartments, a hotel and extensive retail, is another suburb redefining development for ALAND.

It will bring the first VOCO Hotel to Gosford, as well as&nbsp;327 apartments and six hospitality venues, including the Central Coast’s highest rooftop bar.

Over 95 per cent of the apartments in the development have already sold, marking the project one of the most successful across Greater Sydney for several years.

Looking ahead, Fortis filed plans for another boutique development in Rose Bay.

Earlier this year&nbsp;<a href="/developers/fortis">Fortis</a>, the development arm of financier and investment manager Pallas Group, snapped up a prime&nbsp;<a href="/new-apartments/10-12-ian-street-rose-bay">double site on Ian Street</a>, just two rows back from&nbsp;<a href="/developments/rose-bay-nsw-2029">Rose Bay</a>&nbsp;Beach.

They're planning a $16.5 million development, continuing their push into in supplying new apartments to downsizers in Sydney's Eastern Suburbs. There is just one two-bedroom apartment planned and 11 three-bedroom apartments across the low-rise, five-level building designed by&nbsp;<a href="/architects/mhn-design-union">MHN Design Union</a>.

The submission comes as Fortis prepares to take the wraps of Atlas, its current Rose Bay development.

August saw the partnership revealed between prominent Wollongong developer <a href="/developers/level-33">Level 33</a> announced and community affordable housing provider,&nbsp;City West Housing,&nbsp;to bring a much-needed influx of apartments to the growing coastal city.

They've proposed just over 900 apartments in a State Significant Development, of which around 220 will be affordable.

The leaves nearly 700 apartments that will hit the traditional off the plan apartment market in the coming years, pending NSW Government approval.

The 30,130 sqm site&nbsp;at the&nbsp;<a href="/new-apartments/60-74-flinders-street-wollongong">intersection of Gipps and Flinders Streets</a>&nbsp;is currently occupied by an old Bunnings Warehouse which ceased trading at the start of 2023, as well as extensive car parking space and a small brick building.

The ground floor of the buildings will be&nbsp;dedicated to business and retail spaces, takeaway food premises, specialised retail, and a gallery. The proposal also includes two levels of basement parking, with vehicle access from&nbsp;<a href="/new-townhouses/throsby-act-2914">Throsby</a>&nbsp;Drive and&nbsp;Gipps Street.

The project will be constructed in stages, beginning with Buildings 4 and 5, the latter of which will house the affordable apartments.&nbsp;

City Beat September 2024: Sydney unit growth continues to outpace houses

For most new apartment buildings, the Owners Corporation starts life with little more than a bank account and the first quarterly strata levies.

At <a href="https://www.apartments.com.au/buildings/9-gay-street-castle-hill-9-gay-street-castle-hill-nsw-2154">9 Gay Street</a> in <a href="https://www.apartments.com.au/developments/castle-hill-nsw-2154">Castle Hill</a>, it starts with around $7 million in reserve.

It's an unusual legacy of what was once one of Sydney's highest-profile apartment remediation projects. When the development, originally known as Skyview and built by disgraced developer Top Place, came under scrutiny by then NSW Building Commissioner David Chandler, an $11 million remediation bond was negotiated to ensure any building defects could be fully rectified.

The building underwent an 18-month remediation program, during which around $4 million of that bond was spent bringing the building up to the standard it should have been in from the outset.

After extensive inspections, all active rectification orders have been lifted. What's more, around $7.2 million remains secured for the Owners Corporation for the next 15 years.

In a twist few would have predicted, what began as a significant concern for purchasers has left the building with something almost unheard of in the apartment market: a multi-million-dollar financial reserve from day one.

Residents also have access to a range of shared amenities, including two rooftop barbecue areas, a swimming pool, children's playgrounds, secure building access, storage cages, and visitor parking.

The location continues to be one of the project's strongest drawcards. Castle Hill Metro Station sits virtually on the doorstep, providing direct connections across Sydney's expanding Metro network, while Castle Towers offers extensive retail, dining, entertainment, and service amenities within walking distance.

Why this Castle Hill apartment building starts with a $7 million advantage

For much of the past few years, conversations about Australia's property market have centred on the rapid growth seen in Sydney, Brisbane, Gold Coast, and Perth. <a href="https://www.apartments.com.au/developments/melbourne-vic-3004">Melbourne</a> has followed a different trajectory.

According to National Sales Director Ben Hamblett, enquiry has been driven largely by Melbourne downsizers and buyers upgrading from smaller apartments.

Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

"If you're looking to change your lifestyle over the next five years, now is your window of opportunity to buy."

Developers are already positioning themselves ahead of that window.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. They include <a href="https://www.apartments.com.au/new-apartments/gloriette-30-bedivere-street-yeerongpilly-qld-4105">Gloriette</a> at Yeerongpilly Green, a 25-storey tower within one of Brisbane's key Olympic precincts, and <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a recently approved 25-storey riverfront development at 47 Skyring Terrace in Newstead.

Hutchinson Builders will deliver both projects, with early works already underway at Yeerongpilly and Newstead expected to commence later this year.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."
