Brisbane developer Aria is reviving its South Brisbane development which is being pitched as&nbsp;‘one of the world’s greenest residential buildings.'

The sustainability-focused developer initially sought to build a 34-level tower back in 2020, before scaling the density back to 20 levels. That was approved in 2021.

Three years later, they've filed again with the Brisbane City Council, seeking to go back up to 30 levels. Proposed are 321 one, two, three, four and five-bedroom apartments, under a full rooftop amenity level, a signature feature in Aria's developments.

The reason for the uplift is to take advantage of the recently gazetted&nbsp;Kurilpa Temporary Local Planning Instrument.

Urbis noted in its Town Planning Report that the TLPI&nbsp;provides for greater density, building height and reduced car parking requirements where design and sustainability benchmarks can be delivered.

"These benchmarks include design excellence, community benefit, sustainability measures and housing diversity where proposing higher density residential buildings."

They said Aria's Urban Forest&nbsp;comprises a truly iconic and world-class residential building, one which links Musgrave Park and South Bank Parklands.

"The proposal goes above and beyond the usual offering for a residential building with a level of community and public benefit that is unprecedented for any development of this scale in Brisbane – a true landmark for the city and a new benchmark for innovative subtropical design in Australia.

"This community and public benefit is made possible through the additional density allowed for by the TLPI and is more than justified through its suburban, precinct and site-level context."

Renowned Japanese architecture firm Koichi Takada Architects has been in charge of the design.

"The design has a layered living facade, inviting dappled light into the balconies and living rooms," the Urban Design Report submitted to Council noted.

"Urban Forest design learns from the natural environment, using a living facade to filter air and provide ventilation while protecting windows for heat gain. The apartments and common areas enjoy fresh air improving indoor health and quality."

Urbis said the project landscape architects, LatStudios, have analysed the world’s most recognisable and acclaimed green buildings to confirm that the proposal does indeed provide the most landscaping for any residential building in the world.

The ground plane has been dedicated as a considered open space at a more intimate scale than the nearby large and medium-scale public green spaces with a variety of seating, open space, lighting, art, water features, high volume, sculptural green columns.

The 30-level tower would home 321 apartments, down from 383 apartments in the original 30-level design. There will be a variety of configurations, from one-bedroom to five-bedroom apartments.

Recreational space will be on the communal rooftop, where there will be a 50-metre infinity pool and several spas, cabanas and day beds, yoga spaces, meditation pods, and barbecue and alfresco areas.

Aria to move ahead with bulked-up 'Urban Forest' apartment development in South Brisbane

Integrated builder-developer TOGA Group has completed the residences at Surry Hills Village, its landmark mixed-use community on the border of Surry Hills and Redfern.

There are only 18 apartments and townhouses left in the building on the corner of Cleveland St and Baptist Street. They're part of the wider precinct that will include a hand-picked selection of&nbsp;boutique retailers, restaurants and food purveyors which will create a vibrant local destination for the new residents and the broader community.

Victoria &amp; Albert, the new two-tower apartment development currently under construction in the heart of <a href="/developments/broadbeach-qld-4218">Broadbeach</a>, can wear many different hats when it comes to the type of buyer it is attracting.

The two towers by Sam Arnaout's <a href="/developers/iris-capital">Iris Capital</a>, home to just over 400 apartments, have been cleverly designed to offer something for every type of buyer, be it an investor, holiday-maker, or downsizer.

Over the last three years, there's been equal demand from the two camps, but more recently, next home buyers have shown the most interest as the more typical investor-friendly stock was snapped up. All of the one-bed apartments were reserved by mid-2023.

Current data shows there's still strong demand from New South Wales, with traffic from Queensland's southern neighbour accounting for around a third of total listing views.

Melbourne's soft property market continued over September, but there's better news for units than their is for houses.

Unit values did grow, a modest 0.1 per cent in contrast to house values, which declined -0.2 per cent, CoreLogic's Monthly Index showed.

Unit values are however -0.5 per cent down over the September quarter and -1.6 per cent down so far in 2024.

Units generally are performing better than houses across the country, with six of the eight capitals seeing unit values rise by more than house values over the quarter.

The median value of units in Melbourne now sits at $612,000.

Located on a former University of Melbourne site, the development will feature a new garden community comprising 365 residences across six low-rise buildings.

There was further movement in Brighton in September as developer&nbsp;<a href="/developers/primeland">Primeland</a>&nbsp;revealed its plans for&nbsp;the former Brighton Savoy Hotel at 150 Esplanade.

The $25 million plans are for a luxury apartment development that will replace the 1900s-built hotel that was first a private residence before becoming a hotel in 1959.

The 3,386 sqm corner site at <a href="/new-apartments/savoy-hotel-150-esplanade-brighton">150 Esplanade</a>, opposite the famous beach, had been owned by the Lee family for 55 years before it was acquired by Primeland as part of its growing $1 billion portfolio which includes assets across hotel, residential, and mixed-use sectors.

Luxury developments and releases too were timed for September.

Developer <a href="/developers/dcf-property" target="">DCF Property</a> launched First Light, just 30 apartments lcoated in South Melbourne's popular Domain Precinct.

The new tower at 28 Albert Road will be a mixed-use building with luxury apartments sharing the building with an 88-room Nu by YOO Hotel, the brainchild of property entrepreneur John Hitchcox and&nbsp;French industrial architect and designer Philippe Starck.

The collaboration continues in the two ground-floor restaurants. One will be run by acclaimed chef Scott Pickett, from Chancery Lane and Estelle, and the other by restaurateur Jason Lau.

How Candela Ivanhoe is shaping the gateway to the exclusive north-east suburb

National Australia Bank (NAB) has brought forward the timing of the first RBA cash rate cut by three months.

NAB is now expecting a cut in February, in line with ANZ and Westpac, having initially thought a cut wouldn't come until May.

Commonwealth Bank, the nation's largest lender, still thinks the first cut will come in December.

NAB changed its call following the August monthly inflation figures that were released at the end of September, showing it had dropped to 2.7 per cent.

"The risk has been skewed to a first cut earlier in 2025, and today’s change acknowledges the balance of risks has likely shifted sufficiently for the RBA to feel comfortable cutting a little sooner than we earlier expected," NAB noted in its latest update.

They added that the cadence of the cuts may be faster than its central profile.

"Domestic inflation pressures are cooling, but only gradually, and we continue to expect the conditions for a cut will not be in place this year.

NAB believes the easing cycle will end at 3.1 per cent by early 2026, which is five cuts from the current 4.35 per cent cash rate.&nbsp;

CBA also thinks 3.1 per cent will mark the end of the cutting cycle, while Westpac is forecasting 3.35 per cent, and ANZ is the most pessimistic at 3.6 per cent, which would be just three interest rate cuts.

Canstar Data Insights Director, Sally Tindall, says if core inflation continues to track in the right direction, or unemployment starts to accelerate significantly, we could well see a cash rate cut as early as February of next year.

“All four big banks now believe the RBA will be ready to cut the cash rate in just over four months’ time, if not before, in the case of CBA.

“However, the outlook for both inflation and unemployment is still highly uncertain. A couple of wobbly sets of inflation data could see the RBA holding for longer, particularly if unemployment remains relatively steady."

There’s no slowing down for new apartment development in <a href="/developments/palm-beach-qld-4221">Palm Beach</a>.

The in-demand southern <a href="/developments/gold-coast-qld">Gold Coast</a> suburb, which has arguably been one of the most popular areas in the country since the onset of the pandemic, is finally seeing supply that meets the continued heightened demand for new apartments.

The latest plans are from B.K.A Holdings Pty Ltd, a company directed by solicitor David Ingwersen.

B.K.A is planning two towers across the amalgamated six-lot, 2,472 sqm site at 1395-1405 Gold Coast Highway and 436-438 The Esplanade, located on the prized eastern side of the highway.

Several single-level commercial buildings, currently tenanted by BWS and Marie's Pizza, as well as a single-level beach shack on The Esplanade, will make way for what is being dubbed Est Palm Beach in the planning documentation.

The two 13-level buildings have been designed by architecture firm Plus and will home 98 two, three and four-bedroom apartments.

Plus wrote in their submission to the Gold Coast City Council that the proposed development&nbsp;is crafted by location and considered with design.

"Its close proximity to the beach and thriving community, together with quality building amenities, provides its residents the ultimate experience in lifestyle living," Plus, led locally by Danny Juric, wrote.

They noted the&nbsp;architecture is a seamless blend of form from east to west of site, that maximises opportunities and aspect.

"Views are focused toward the ocean, with functional screening elements proposed to enhance experience through play on shadow and privacy. Both towers are a blended curation of form and function."

The West Tower will have the bulk of the apartments (72), with six units per floor, while the East Tower will have just 25 three-bedroom apartments, each with a multi-purpose room, and a sole four-bedroom penthouse.

There will be two small hospitality venues on the ground floor of the buildings. The more dense buildings will have greater amenity, in the form of a ground level swimming pool and a wellness centre with a gym, steam room, and sauna, while the more boutique building will have the same facilities, just without the gym.

The Planning Report by Zone Planning suggested the proposed development has been thoughtfully designed to allow for both towers to predominately operate independently, sharing only access, on-site circulation, waste management, and infrastructure connections.

"The two towers have been designed in consideration of each other and the broader community, maintaining important view corridors towards the ocean and hinterland, as well as along the Gold Coast Highway corridor," Zone noted.

"Each of the units include a generous provision of private open space which capitalises on views towards the coastline and hinterland, maximising outlook through the considered aspect of the buildings.

Zone said the proposal will provide 98 additional dwellings in a location that is well-located to accommodate an increase in residential density.

"The proposed units vary in their size and typology – contributing to housing supply and diversity."

The development is seeking to trigger the 50 per cent building uplift provision in the City Plan, exceeding the designated 29m height limit in place.

The biggest proposal in September however came from the heart of the Gold Coast.

Local developer <a href="/developers/andrews">Andrews Projects</a> revealed it was the buyer of the well-known <a href="/new-apartments/south-beach-surfers-paradise-3006-surfers-paradise-boulevard-surfers-paradise">Orion Towers site</a>. One of the towers was approved at over 100 levels, which would have made it one of the tallest towers in the southern hemisphere.

Andrews however has pared back the plans for 1,100 apartments, instead opting for two 37-level towers with just under 400 apartments.

For most new apartment buildings, the Owners Corporation starts life with little more than a bank account and the first quarterly strata levies.

At <a href="https://www.apartments.com.au/buildings/9-gay-street-castle-hill-9-gay-street-castle-hill-nsw-2154">9 Gay Street</a> in <a href="https://www.apartments.com.au/developments/castle-hill-nsw-2154">Castle Hill</a>, it starts with around $7 million in reserve.

It's an unusual legacy of what was once one of Sydney's highest-profile apartment remediation projects. When the development, originally known as Skyview and built by disgraced developer Top Place, came under scrutiny by then NSW Building Commissioner David Chandler, an $11 million remediation bond was negotiated to ensure any building defects could be fully rectified.

The building underwent an 18-month remediation program, during which around $4 million of that bond was spent bringing the building up to the standard it should have been in from the outset.

After extensive inspections, all active rectification orders have been lifted. What's more, around $7.2 million remains secured for the Owners Corporation for the next 15 years.

In a twist few would have predicted, what began as a significant concern for purchasers has left the building with something almost unheard of in the apartment market: a multi-million-dollar financial reserve from day one.

<a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a> Executive Chairman Greg Huxley said the structure offers buyers a level of certainty that is difficult to replicate.

"The $11 million bond established for the Skyview Castle Hill development represents exceptional value, providing genuine financial security for purchasers," Huxley said.

"Unlike a standard insurance policy, this bond consists of real funds held in trust for the Owners Corporation, offering a tangible layer of protection and added peace of mind."

The apartments themselves have been designed with a focus on practical, contemporary living. Interiors feature Smeg appliances, stone benchtops, tiled living areas, carpeted bedrooms, 2.7-metre ceilings, floor-to-ceiling glazing, and ducted heating and cooling throughout.

Residents also have access to a range of shared amenities, including two rooftop barbecue areas, a swimming pool, children's playgrounds, secure building access, storage cages, and visitor parking.

The location continues to be one of the project's strongest drawcards. Castle Hill Metro Station sits virtually on the doorstep, providing direct connections across Sydney's expanding Metro network, while Castle Towers offers extensive retail, dining, entertainment, and service amenities within walking distance.

The building, now named after its location at 9 Gay Street, comprises a diverse mix of one-, two-, and three-bedroom apartments starting from just under $600,000.

Equitifund National Sales Director Ben Hamblett said demand in the Hills District continues to be driven by buyers seeking convenience and connectivity.

"Interest from both owner-occupiers and investors in Castle Hill remains exceptionally strong, with buyers consistently prioritising developments in close proximity to the Metro station and Castle Towers Shopping Centre," Hamblett said.

"There is a clear trend in the market, with purchasers seeking convenient access to transport and lifestyle amenities that support a seamless, low-maintenance way of living."

On top of the long-term protection afforded by the remaining $7.2 million bond, Equitifund is offering a limited-time stamp duty rebate on selected apartments.

Eligible purchasers can also secure finance options, including a 3.99 per cent two-year variable rate, loan-to-value ratios of up to 90 per cent, and interest-only lending options through EquitiCredit.

Why this Castle Hill apartment building starts with a $7 million advantage

For much of the past few years, conversations about Australia's property market have centred on the rapid growth seen in Sydney, Brisbane, Gold Coast, and Perth. <a href="https://www.apartments.com.au/developments/melbourne-vic-3004">Melbourne</a> has followed a different trajectory.

That relative underperformance is now encouraging some buyers to reassess the city, particularly those willing to look beyond short-term market movements and focus on quality property in established locations, along with the long-term growth prospects of a city expected to overtake Sydney as Australia’s most populous.

"Melbourne continues to present one of Australia's strongest long-term investment stories," Bekiaris says.

"While other capital cities have experienced stronger recent growth, that relative underperformance is exactly what's attracting sophisticated counter-cyclical investors."

Equitifund isn't just commenting on Melbourne's property market, it's investing in it.

He said interstate enquiry has also strengthened as buyers reassess Melbourne's position within the national property cycle.

"Melbourne currently stands as the most compelling entry point of any major Australian capital, and discerning buyers are beginning to recognise what those who move early always understand: the best opportunities are taken before the price rise confirms them."

Why now is the time to buy in Melbourne's premium apartment market

Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

"If you're looking to change your lifestyle over the next five years, now is your window of opportunity to buy."

Developers are already positioning themselves ahead of that window.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. They include <a href="https://www.apartments.com.au/new-apartments/gloriette-30-bedivere-street-yeerongpilly-qld-4105">Gloriette</a> at Yeerongpilly Green, a 25-storey tower within one of Brisbane's key Olympic precincts, and <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a recently approved 25-storey riverfront development at 47 Skyring Terrace in Newstead.

Hutchinson Builders will deliver both projects, with early works already underway at Yeerongpilly and Newstead expected to commence later this year.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."
