It was the combination of research, timing, and growth potential that led Youngki Park to secure his first home in <a href="/developers/deicorp">Deicorp</a>’s Melrose Central, part of the expansive Melrose Park urban renewal project.

Youngki, an architect by trade, had become aware of the opportunity for growth in the area from his friend who had previously bought an apartment in Melrose Park with Sekisui.

"The value of my friend's apartment had gone up since he had bought it off the plan, so that for me opened up the idea of buying an apartment that hadn't been built yet,"&nbsp;Youngki said.

Youngki had seen first hand how much the area had evolved in recent years, and was well aware of the infrastructure developments in <a href="/developments/melrose-park-nsw-2114">Melrose Park</a>.

"There is a lot happening in the area, especially regarding transport, which will connect it to the rest of Sydney," Youngki said.

"Melrose Central will be across the road from the future&nbsp;Parramatta Light Rail which will make commuting into the city easy, and there's a new bridge planned that will connect it [Melrose Park] to Wentworth Point."

Understanding no purchase of a home isn't without its risks, in both the established or off the plan space, Youngki said doing his research on the developer made him feel at ease.

"As an architect, I appreciated the design of&nbsp;<a href="/new-apartments/melrose-central-melrose-park-33-hope-street-melrose-park-nsw-2114">Melrose Central</a>,&nbsp;and after doing my research into Deicorp and the fact they have delivered 100 per cent of projects they've set out to, my mind was made up."

Youngki is renting across the harbour in Rhodes but decided it was the right time to invest in his financial future. He was one of 40 or so buyers who secured apartment on the display suite launch at&nbsp;<a href="/new-apartments/melrose-central-melrose-park-33-hope-street-melrose-park-nsw-2114">Melrose Central</a>.

"I hadn't intended on buying on the opening weekend, however, the sheer number of people, and the clear confidence and intent of those buyers, pushed him over the line."

<a href="/project-marketer/cbre-residential-australia" target="">CBRE</a>&nbsp;Residential Project Managing Director, David Milton, says Melrose Central represents great value for buyers.

"Our two-bedroom, two-bathroom apartments are priced under $1 million. If you go to any of the neighbouring suburbs, you can't get that kind of value," Milton suggests.

Milton says the buyer pool has been diverse, with first home buyers, local owner-occupiers, and even investors purchasing.

Maleela Rise, a Bawlyn apartment development that counts billionaire James Packer as one of its interested parties, has been approved.

Packer's name features in a long list of company directorships that tie him to a <a href="/new-apartments/maleela-rise-balwyn-23-maleela-street-balwyn">new $32 million apartment development</a> in one of Melbourne's leafiest suburbs, a suburb where new apartment developments are a dime a dozen.

A tangled web of investors shows Packer's Consolidated Press International Holdings Limited investment vehicle as the ultimate holding company for Sharland Holdings, which shows an interest in the entity NPG MALEELA PTY LTD, the name on the development application.

The project will be developed by Chapter Group, with the Lefkos family name in the directorships of the main company, in a joint venture with&nbsp;Gersh Investment Partners.

The VCAT approval, secured in 10 days, paves the way for a three-level, Cera Stribley-designed building on a prime&nbsp;3,862 sqm site at 23 Maleela Avenue, just set back from Whitehorse Road between Balwyn and Deepdene.

The design, submitted to the Boroondara Council, aims to reflect the character of Balwyn, a suburb known for its architectural diversity.&nbsp;

The building will include two and three-bedroom apartments, with 18 different floorplans across the 31 residences.&nbsp;

The two-bedroom apartments will range in size from 114 sqm to 140 sqm, while the three-bedroom apartments start at 150 sqm.&nbsp;

At the top end, three penthouses will span between 310 sqm and 361 sqm, each featuring three master suite bedrooms and two living rooms.

Cera Stribley Architects stated that the design takes inspiration from the surrounding area, referencing Balwyn's eclectic mix of architectural styles, including Georgian Revival, Moderne, and Tudor Revival homes.&nbsp;

The articulation of the building will respond directly to the adjacent residential architecture, with the southern portion of the building grounded on the highest point of the site and horizontal planes flowing northward.&nbsp;

Landscaping by Jack Merlo will further integrate the development with its surroundings.

The development reflects the growing demand for diverse housing in established premium suburbs like Balwyn, which has seen an influx of new and emerging apartment projects.&nbsp;

Maroochydore is set for a rare new development a stone's throw from the Maroochy River.

<a href="/developers/rocking-horse-construction">Rocking Horse Constructions</a>&nbsp;has been given the green light by the Sunshine Coast Council to developer&nbsp;El Parasol, a new 12-level apartment with 53 apartments.

<a href="/architects/ferro-chow-architects">Ferro Chow Architecture</a>&nbsp;has designed the building at&nbsp;15-17 Ocean Street. The designs units have been inspired by the surrounding ocean and the dynamic lifestyle of the area, the architecture firm says.

<a href="/new-apartments/el-parasol-15-17-ocean-street-maroochydore">El Parasol</a>'s approved design will bring 16 two-bedroom apartments, 32 three-bedroom units—half of which will feature a study—and four four-bedroom penthouses on the top floor.&nbsp;

The development will also include communal facilities on level three, such as a swimming pool, spa with cabanas, a gym, and a kitchen and dining area.&nbsp;

Maroochydore is continuing to grow into a new hub for South East Queensland and the Sunshine Coast region.

Kooyong doesn't often get many new apartment developments.

The last launch in <a href="/developments/kooyong-vic-3144">the affluent suburb</a> was in 2022 when <a href="/buildings/mansard-kooyong-709-713-toorak-road-kooyong">Mansard</a>, the development of 16 apartments inspired by French architecture, hit the market. Now that's approaching completion mid next year, there is set to be a new choice for off the plan buyers.

The new development, submitted to the Stonnington Council this week, will be smaller, just nine apartments across a four-level buuilding designed by the busy Cera Strbiley at 449 Glenferrie Road.

The building will replace an existing two-level block of flats and outbuildings.

Is now the best time to purchase an off the plan apartment?

Recent data released from CBRE suggests new apartments are set to get more expensive, with CBRE forecasting prices could jump by as much as 20 per cent by the end of 2026.

CBRE is forecasting build prices are forecast to grow 23 per cent by 2026, as supply tightens to around 45 per cent below pre-pandemic completion rates over the next five years.

CBRE’s Pacific Head of Research Sameer Chopra said newly built apartments are commanding a premium price compared to older stock.&nbsp;

“These premiums are justified by changing consumer expectations around amenities, like building security, lift access, flooring to rooftop gardens and gyms, which typically come with newer builds,” Chopra said.

New one-bedroom apartments are delivering a 16 per cent premium compared to older apartments, new two-bedroom apartments are at a 30 per cent premium, and it’s 45 per cent increase for newly built three-bedroom apartments.&nbsp;

Urban.com.au CEO, Mike Bird, says we are seeing the gap between off the plan and established units continue to grow.

"Historically there hasn't been much backwards movement in the cost structure that drives new apartment pricing, so that suggests the only way the market can unlock the supply is by the price of established growing through increase lending capacity driven by the upcoming rate cut cycle."

The report forecasts rents will grow by 25 per cent ($170 per week) between 2024 and 2029 across 59 suburbs in Australian capital cities. By 2029 it’s predicted the rent for a two-bedroom apartment will exceed $600 per week across 90 per cent of precincts.

<h2>The Supply Factor</h2>

CBRE’s Apartment Vacancy and Rent Outlook 2H 2024 estimates over the next 10 years, demand for housing is expected to benefit from a combination of population growth (+3.9 million), employment growth (+2.6 million) and rising income (+$36,000).

In terms of supply, delivery of new apartments is expected to be around 50,000 per year from 2025 to 2029, but population growth is expected to require an apartment supply of approximately 75,000 per year to avoid further falls in vacancy.&nbsp;

In Sydney, apartment delivery is expected to average 12,100 per year from 2025 to 2029, well below the 30,000 average demand for housing stock per year. In the next three years, city-wide vacancy is expected to fall from 2.2 per cent to 1.5 per cent.

Apartment delivery in Melbourne is expected to average 8,700 per annum over 2025-2029, nearly 35 per cent below Sydney, however demand for housing stock is likely to average 37,000 per year over the next five years. The supply and demand inbalance should continue to drive down city-wide vacancy rates from 1.8 per cent to 1.4 per cent, CBRE suggests.

Brisbane's demand for housing stock is likely to average 18,000 per year, but apartment delivery is only expected to be 4,200 per year which should drive vacancy rates from 1.5 per cent to 0.9 per cent.

<h2>The Demand Factor</h2>

CBRE's Q3 2024 Residential Valuer Insights revealed that 43 per cent expect apartment value growth over the next 12 months, with the highest conviction in Perth and Brisbane metro.

CBRE's forecast suggest 60 per cent of new supply purchases will be from owner-occupiers. Over the past 25 years, the demographic has comprised 64 per cent of all purchases.

They say that of the investor market, they see a growing share moving across to institutional build-to-rent sector, which will comprises around 22 per cent of new apartment supply, or 11,000 per year, by 2029.

Harry Triguboff's Meriton has submitted plans for its latest apartment development in Sydney's Zetland.

Having already completed several buildings in Zetland in the last decade, Meriton is proposing another two more, one 26-level high-rise with 230 apartments, the other eight levels with 72 apartments and 28 townhouses.

Part of the $221 million proposal for 905 South Dowling Street is for&nbsp;a 125-place childcare centre, a supermarket, and three basement levels for 444 cars.&nbsp;

Earlier this year Meriton sold out its 260-apartment development, Allegra, which they completed mid-last year.

Fellow high-rise developer Deicorp is also in planning mode in Zetland. In July they filed plans for Joynton Square, nine new buildings at the end of Zetland Avenue, near Gunyama Park. There will be a total of 574 apartments at a cost of just over $300 million.

Mako Architecture and Aileen Sage Architects won the Competitive Design Alternatives Process undertaken by Meriton at the start of 2024.

Meriton plots next stage of Zetland precinct

Walker Corp is continuing its push in South East Queensland.

A few weeks after its Robina megasite was given fast tracked approval to develop 2,750 homes, Walker Corp has pushed the go button on <a href="/new-apartments/sol-by-walker-maroochydore-first-ave-maroochydore">Sol by Walker</a>, on its large Maroochydore CBD site.

The developer has filed $220 million plans for a two-tower, mixed-use development with 251 dwellings. The towers will share a three-level podium that will home extensive commercial and retail spaces.

The 6,715 sqm sits on the corner of&nbsp;First Avenue and Future Way. The 19-level towers will be inlign with Habitat Development Group's recently completed The Corso apartment development.

Walker Corp is proposing 55 one-bedroom apartments, 111 two-bedrooms, 80 three-bedrooms, including 11 townhouses, and five four-bedroom apartments.&nbsp;

The town planning report by Walker Corporation&nbsp;Principal Planner,&nbsp;Nicole Topple, said the proposed diversity of housing stock in the development will provide dwellings at various price points, allowing a cross-section of the population with differing demographics and family sizes to move into the development. A third of the proposed dwellings comprise three or more bedrooms, providing opportunities for families.

Plus Architecture said in its design report that&nbsp;Sol in Maroochydore sets a new benchmark for high-quality residential living, serving as a catalyst for future development in the Maroochydore Town Centre.

"This project seamlessly combines design excellence, sustainability, and sub-tropical living principles, creating a vibrant and engaging public realm."

They said the development goes beyond being a residential building, offering active public interfaces, inviting lobbies, and shaded public spaces that foster community interaction.

"Awnings along commercial and retail frontages, along with integrated street trees and vegetation, enhance the pedestrian experience and reflect sub-tropical design considerations. Robust materials and thoughtful landscaping ensure the building's longevity, allowing it to withstand coastal conditions while remaining aesthetically appealing."

Sustainability is at the core of the design, Plus noted, with provisions for electric vehicle (EV) charging, resilient plant species, and vegetated rooftops that reduce the heat island effect and enhance the urban environment.

Walker Corp unveils Sol by Walker in Maroochydore CBD

Wollongong developer&nbsp;Level 33&nbsp;has revealed what it intends to do with its recently acquired WIN Grand development.

<a href="/developers/level-33">Level 33</a>, led by Eddy Haddad, bought the 13,088 sqm megasite for a reported $70 million from&nbsp;media veteran and billionaire Bruce Gordon earlier this year. Now Level 33 has submitted a $500 million, State Significant development application for three residential towers, between eight and 40 levels, a commercial office building, and a hotel. There will also be extensive retail on the ground and podium levels, entertainment facilities, and a wellness centre.

A total of 578 apartments have been proposed, of which around 100 will be designated affordable housing under the infill affordable housing bonus scheme.

The original scheme, for the entire city block that borders Crown, Keira, Burelli, and Atchison streets,&nbsp;was approved in December 2022, but Level 33 has now refined the original vision, appointing a new design team, to rework the site’s development approach.&nbsp;

Their key objectives for the site were to:

• Rationalise the proposed retail uses to ensure the provision is compatible with and enhances the retail primacy of Crown Street and aligns with current market trends and needs analysis.

• Update residential mix to meet local housing needs in Wollongong.

• Enhance the pedestrian experience around and through the site to improve permeability and movement to and from the Train Station and Crown Street Mall.

• Implementing a staged approach to ensure longer-term leases remain operational during site development.

• Incorporated a hotel component into the architectural proposal to enhance the overall design and functionality

Located within <a href="/developments/wollongong-nsw-2500">Wollongong</a>’s central business district, WIN Grand is well-positioned, just 280 metres from Wollongong Train Station and adjacent to Wollongong Central Shopping Centre.&nbsp;

"Redevelopment of the site will act as a catalyst for improving this part of Wollongong and stimulating broader renewal of the town centre."

The design maximises solar access for private and public spaces and takes care to avoid overshadowing MacCabe Park, less than 50 meters away.

First look exclusive: Level 33 reveal $500 million WIN Grand, Wollongong development

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Yasmine Ghoniem, Director of YSG Studio, says their vision&nbsp;for The Frederick "reinvents coastal living."

Positioned to capture panoramic views from the hinterland to the ocean, the rooftop has been designed as a series of intimate zones. It includes a pool, sauna, sun decks, workspaces and dedicated entertaining areas.

“The rooftop was conceived as a collection of spaces where residents can unwind and connect, an extension of the Nobby’s lifestyle,” Barrett says.

Architecture for the project was led by Plus Architecture, with landscape design by LDG.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its design flair/ appeal,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. Big Projects is targeting a late 2027 completion.

Big Projects taps Sydney’s YSG for first multi-residential project at The Frederick Mermaid Beach

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The 17-storey building is a masterclass in adaptive re-use, with the existing commercial building’s façade, shell and internal structure to be retained, before high-end residences are built from the ground up in a newly built Albert Park facing addition to the building.&nbsp;

Architecturally, the building will feature a curved, geometric façade that celebrates and elevates the existing structure, with warm, muted tones which were selected to extend the materiality of the existing building rather than contrast it.&nbsp;

Interiors will bring together three metre high ceilings with waffle concrete in some spaces, natural timber, granite and Australian materials, culminating in crafted, generous and considered spaces that are defined by authenticity.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Melbourne’s property market growth is currently led by apartments. According to RPM VIC Apartments &amp; Townhomes Market Report (April 2026), units are outpacing houses, especially in the middle ring suburbs where median prices hit $757,500 – a four-year high that represents 2.9 percent growth quarter-on-quarter.&nbsp;

Construction is set to begin at <a href="https://www.apartments.com.au/new-townhouses/orchard-mews-glen-iris-18-scott-grove-glen-iris-vic-3146">Orchard Mews</a> in Glen Iris, with&nbsp;PC Whitehall &amp; Sons&nbsp;now appointed as the townhome development moves into its next phase.

The development by&nbsp;<a href="https://www.apartments.com.au/developers/montcoeur">MontCoeur</a>,&nbsp;located at 18 Scott Grove, is now around 30 per cent sold, with completion targeted for late-2027.

Orchard Mews comprises a curated collection of three- and four-bedroom customisable townhomes, positioned within one of <a href="https://www.apartments.com.au/developments/glen-iris-vic-3146">Glen Iris</a>’ more tightly held residential streets. Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

“Drawing inspiration from the pale trunks and flowering canopies of the scribbly gums and blue gums prevalent in the area, a considered material palette was developed,” the architectural design report states.

“This palette references the established materiality of the suburb while elevating it through refined finishes to achieve a more luxurious architectural expression.”

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

St Ives remains a relatively untapped market for new apartment development. North Shore developer WINIM has a number of projects in the area, while INCA is nearing completion of Ellis Residences.

More recently, Traders In Purple has lodged plans for one of the denser projects proposed in the suburb, a 75-apartment development on a 5,900 sqm site on Cowan Road.

NewQuest, a construction, design and development firm, has delivered over 24 projects across commercial, residential, industrial, and lad markets.&nbsp;

First look: NewQuest Property proposes new St Ives apartment development

<a href="https://www.apartments.com.au/developers/centa-property-group">Centa Property Group</a> has achieved two major milestones at its <a href="https://www.apartments.com.au/new-apartments/bilinga-house-107-golden-four-drive-bilinga-qld-4225">Bilinga House</a> apartment development in the sought-after southern Gold Coast.

They've almost sold 50 per cent of the Golden Four Drive building, while at the same time announcing the commencement of construction through reputable builder Greyburn Construction.

The boutique 10-storey building, with 47 two- and three-bedroom apartments, now has a mid-to-late 2028 completion date.

Rothelowman Senior Project Leader Matthew Tencate said the design approach centres on liveability and community.

“Providing curated on-site amenities and communal spaces for residents that facilitate a sense of community, liveability, and wellness,” Tencate said.

Residents will have access to a suite of private amenities including a pool, gym, sauna, and communal alfresco areas, alongside practical features such as surfboard storage and bicycle facilities.

Centa Property Group Director Jason Yuen said the project has been designed to appeal to a range of buyers seeking flexibility in how they use their property.

“Bilinga House is designed for those who want the best of both worlds – a modern beachside escape with the flexibility to generate income when you're not there,” Yuen said.

Bilinga remains one of the quieter pockets of the Gold Coast, sitting between the more established hubs of Coolangatta and Palm Beach. Its appeal has strengthened in recent years, supported by proximity to the Gold Coast Airport and the Oceanway coastal path.
