Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Hills District developer Reve Group is looking to fill that gap with <a href="https://www.apartments.com.au/new-apartments/nova-r-ve-castle-hill-2-garthowen-crescent-castle-hill-nsw-2154">Nova Rêve</a>, a major new mixed-use precinct on the corner of Garthowen Crescent and Old Castle Hill Road, a short walk from Castle Hill Metro Station and Castle Towers.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.

A collection of just 25 large-format apartments and penthouses overlooking Goodwin Park is entering the Coolangatta market, with <a href="https://www.apartments.com.au/new-apartments/marea-residences-coolangatta-27-27a-dixon-street-coolangatta-qld-4225">Maréa Residences</a> combining a low-density, residential-only approach with uninterrupted park and Pacific Ocean outlooks.

Maréa Residences brings parkside apartments to Coolangatta

Melbourne developer PDG has secured Victorian Government approval for its $1.5 billion Southbank development <a href="https://www.apartments.com.au/new-apartments/the-one-1-queens-bridge-street-southbank-vic-3006">The One</a>, clearing the way for the long-dormant riverfront site opposite Crown to finally be developed.

The Minister for Planning has approved the project at 1-29 Queens Bridge Street, with the Department of Transport and Planning issuing the planning permit following its assessment.

The approval will allow PDG to develop the prominent 5,059 sqm site with a major mixed-use tower comprising premium apartments, including branded residences, a luxury hotel and boutique office space.

PDG acquired the site in late 2024, with its position directly opposite Crown's main entrance and near Melbourne's Arts Precinct making it one of Southbank's most significant remaining development opportunities.

Designed by COX in collaboration with ODO and PDG, the tower's architecture draws on the movement of the Yarra River, with six vertical pleats running the height of the sculpted facade.

The project will also see the heritage-listed Queens Bridge Hotel restored and incorporated into the development&nbsp;with new hospitality and public uses, including a rooftop venue.

A significant component of The One will be its residential amenity.

More than 5,000 sqm of resident facilities will be delivered across a single level, making it one of the largest consolidated residential amenity offerings proposed in an Australian apartment development.

The planning approval also incorporates a major upgrade of Queensbridge Square, which PDG will deliver in partnership with the City of Melbourne.

The existing square will be revitalised as a new civic and pedestrian space along the Yarra River, strengthening the connection between the project, Southbank and the riverfront.

PDG Founder and Managing Director Vince Giuliano said the approval represented a major milestone for a site which has remained largely underutilised for more than 15 years.

“This is the most significant Planning Permit approval Melbourne has seen in recent years,” Giuliano said.

“For more than 15 years, this site has remained underutilised. This approval enables us to deliver a project that will contribute meaningfully to the revitalisation of Southbank, restore and reactivate an important heritage building, and create a new civic and hospitality destination for Melbourne.”

The latest approval follows an earlier planning permit issued by the City of Melbourne covering demolition works across part of the site at 9-29 Queens Bridge Street. Those demolition and early works are already underway.

PDG has also started generating early interest in the residential component from owner-occupiers ahead of a planned public launch in early 2027.

PDG secures approval for $1.5bn Southbank apartment development, The One

Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

While there have been a lot of development applications, it has failed to materialize into real supply.&nbsp;

Sarazin has been the major player in the area. They are under construction at Murcia Residences, on the fringe of East Brisbane and Woolloongabba. A $2.669 million sale was the nation&#39;s highest reported weekend auction result amid 476 apartment offerings.

It was an 18th floor northeast corner apartment with a 131sqm layout.

The listing came with two car spaces and storage in the security complex with a 24-hour concierge.

Its sale price bettered the prior top sale, also on the 18th floor in May, at $2,180,000.

The tightly held apartment was sold by Adam Wong at Di Jones, having last sold off the plan at $660,000 in 1999.

Two-thirds of Walker Corporation&#39;s Regency Chatswood had sold in its 1998 marketing when Walker Corp took 175 deposits in the 299-unit Regency Chatswood project.

Walker Corp&#39;s $250 million development of the residential Regency Chatswood project was on the site of the former Wallaceway retail block in the heart of the shopping centre.&nbsp;

The development is to be completed in two stages comprising a 26-storey twin tower site with 534 apartments ranging in price from $185,000 to $1 million.&nbsp;

At the time there were three other residential projects under construction in Chatswood and seven projects with 1220 dwellings having development approval.&nbsp;

Some of the bigger residential projects for sale were Meriton&#39;s Bentleigh development on Victoria Avenue and The Chelsea on Brown Street.

There were 467 apartments amid the 1,977 homes taken to auction across the combined capital cities last week, revising down from the 2,106 originally expected as a number of vendors reschedule to a later date.

The national apartment clearance rate was 56 percent while the house success rate sat at 65 percent.

Sydney agents advised 158 of 176 apartment results with a strong 82 percent selling.

A Drummoyne apartment at 9/11 Bayswater Street sold for $878,500 at online auction on Saturday, at $118,500 above reserve through Ray White Drummoyne agents Mario and Jessica Carbone.&nbsp;

There were 10 registered bidders with seven of them active in seeking the two bedroom abode.&nbsp;

The winning bid was a first home buyer moving from the inner city.&nbsp;

The vendor had previously lived in the home before moving to Melbourne and turning it into an investment property.&nbsp;

Melbourne&#39;s auction clearance rate was hit by withdrawals as prospective buyers are unable to physically inspect a property.

CoreLogic calculated a 40 percent success rate after high withdrawals.

Melbourne agents advised 188 results of the 267 offerings.

The dearest result was when $1,629,500 was paid for a four bedroom, four bathroom townhouse at 21a Melva Street, Bentleigh East.

The price guide had been $1.42 million to $1.52 million.

Record Walker Corp Regency Apartment, Chatswood sale tops weekend sales

Sydney apartment vendors secured a 70 percent weekend auction success rate with CoreLogic advising almost half the sales were pre-auction.

CoreLogic reported 214 apartment and townhouse sales with 97 finding buyers before auction.

Sydney estate agents secured 52 sales via online auctions given the city being in lockdown.

Some 48 listings were postponed.

CoreLogic calculated a $1.03 million median.

Sydney&#39;s dearest weekend apartment sale was the two bedroom, two bathroom at 161/5 Wulumay Close, Rozelle which sold at online auction for $2.77 million.

Set on the 18th-floor in the Regency Tower, the recently refreshed apartment last sold at $780,000 in 2009.&nbsp;

Sydney had the nation&#39;s cheapest apartment sale result at weekend auctions across the capital cities.

It was when 17/22 Nagle St, Liverpool fetched $285,000.

It was 55 percent from the 36 Brisbane offerings, a slight improvement on the prior week when&nbsp; CoreLogic calculated there was a 50 percent weekend success rate from Brisbane&#39;s 16 apartment listings.

Last week was set to be the second biggest auction week so far this year however with another lockdown in Victoria volumes dropped slightly.&nbsp;

There were 2,930 homes taken to auction over the week which is currently the third highest number of auctions we have seen this year across the combined capitals.&nbsp;

Of the 2,460 results collected so far, 75.7 per cent were successful.&nbsp;

In comparison, the previous week recorded a higher preliminary clearance rate of 78.2 per cent, which revised down to 75.6 per cent at final figures.

With Melbourne currently in lockdown, 1,264 homes were taken to auction this week, compared to the 1,451 auctions predicted for this week.

Preliminary figures show 72.8 per cent of the 1,101 results collected so far were successful.

There were 1,177 homes taken to auction across Sydney this week, compared to 1,103 last week and 452 this time last year. There have been 969 auction results collected so far, returning a preliminary auction clearance rate of 81 per cent.&nbsp;

Across the smaller capital cities, Canberra recorded a preliminary auction clearance rate of 84.7 per cent, followed by Brisbane where preliminary results show 71.9 per cent of auctions were successful. Adelaide recorded a preliminary auction clearance rate of 69.3 per cent, while in Perth, 34.8 per cent of reported auctions were successful.

The week was set to be the second biggest auction week so far this year however with the lockdown in Victoria saw volumes dropped slightly.

Sydney and Melbourne, the two major apartment auction markets were neck and neck at weekend auctions.

It was a 74% clearance rate for 208 Sydney apartment suctions and 73% for Melbourne&#39;s 187 weekend apartment auctions.

There was a $660,000 median in Melbourne and $955,000 median in Sydney.

CoreLogic noted houses have outperformed units throughout the year, recording final clearance rates above 80% for consecutive weeks.&nbsp;

&quot;This is the first week where the preliminary figure for houses has dipped below 80% with 79.6% of (1621) houses recording a sold result compared to the 74.7% for (421) units,&quot; Tim Lawless, the head of research noted.

In Melbourne, auction volumes fell with 925 properties going under the hammer last week.&nbsp;

Of the 770 results collected so far, 76.1% were successful results.

Compared to last week, a auction clearance rate of 78.1%, later revising down to a final auction clearance rate of 77.3% by final collection.

Over the same week a year earlier, only 144 Melbourne auctions took place with a final clearance rate of 27.9%.

Sydney recorded a preliminary auction clearance rate of 82.1% this week across 777 auctions.

This was lower than last week&rsquo;s preliminary figure of 84.8%, which later revised down to 81.5% at final results.

Last week a higher 919 Sydney homes were taken to auction.

One year ago,192 auctions were held and a 50.9% final clearance rate was recorded.

Canberra was once again the standout capital city auction market, recording a preliminary auction clearance rate of 97.7% this week. Brisbane recorded the second highest preliminary figure of the smaller capital cities at 76.2%.

Macquarie Capital’s global executive chairman David Roseman and his interior designer wife Sue have reportedly secured $10 million for their Point Piper beachfront apartment.

There had been guide of $9 million plus on the whole-floor Wolseley Rd apartment.

The Rosemans had undertaken a renovation after it was bought 13 years ago for $3.9 million. 

Sue is a former Macquarie executive.

The four bedroom apartment features Tasmanian Oak chevron floors, Calacatta marble appointments and high ceilings.

The spacious open plan living and dining areas flow to a deep covered terrace.

The ground floor comes with gymnasium, swimming pool and lawn with steps to the beach.

The couple were the recent buyers of the nearby duplex of JP Morgan boss Paul Uren and his wife Jennifer at more than $16 million.

$10 million Point Piper trophy apartment tops weekend sales

Sydney apartment vendors secured an 84% weekend success rate in what was the busiest week for auctions since the week prior to Easter 2018.

There were 3,791 homes taken to auction across the combined capital cities last week, according to CoreLogic.

The higher volumes saw the preliminary clearance rate strengthen, with 84.4 per cent of all auctions recording a successful result.

For apartment vendors the best result came with Sydney's 84% success rate.

Melbourne apartment vendors had a 71% success rate.

It was 55% in Canberra and 52% in Brisbane.

Houses outperformed units in all the major auction markets, Sydney (80%); Melbourne (84%); Canberra (90%) and Brisbane (73%).

Auction volumes are set to fall this week due to the Easter long weekend, with CoreLogic currently tracking around 880 auctions a cross the combined capital cities.

The Easter period last year saw 634 homes taken to auction.

Melbourne's results ranged from a $122,500 Box Hill studio which sold through Jellis Craig pre-auction through to a $2 million three bedroom, three bathroom Brighton East townhouse.

The 1A Hodder St offering had a $1.6 million to $1.7 million Gary Peer price guide.

The most affordable sale at auction in Sydney at the weekend was a two bedroom townhouse at 3/165-167 Adelaide St St Marys at $423,990.

The villa had sold at $355,000 in 2016.

Sydney was host to 1,392 auctions, increasing from 1,025 over the previous week, and 1,279 this time last year.

The prior week's clearance rate sat at 77% after the auction of 578 units.

Sydney was the best of the major capital city markets for apartment auctions, according to CoreLogic.

Sydney vendors secured an 82% success rate from 319 listings. Houses in Sydney performed even better with 90% of the 729 houses finding buyers.

Melbourne was the busiest capital for unit offerings with CoreLogic putting the auction tally at 330. 

There was a 73% success rate, as against the 989 houses which recorded an 80% clearance rate.

Some 75% of Perth's 21 apartment listings were sold.

Brisbane saw 38% of its 18 listings find buyers.

Sydney saw a Bondi Beach penthouse sell for $20.1 million at weekend auction, becoming the most expensive apartment ever sold at auction in Australia.

Melbourne's top apartment sale was $2.36 million for the four bedroom townhouse (above) at 2/17 Olinda Street, Caulfield South through Gary Peer &amp; Associates.

Melbourne had the nation's cheapest apartment sale which was secured before its scheduled auction when $255,000 was paid for a two-bedroom Harkness offering.

The 2010-built ground floor unit in the Parkside Apartments complex at 1/9 Petrea Place was offered through Russell Parker at First National Melton.

It came with a $250,000 to $260,000 price guide having last sold at $215,000 in 2011. 

The 80sq m ground floor space first sold off the plan in 2009 at $215,000.

Its last advertised rental asking price, according to CoreLogic, was $240 in late 2019.

The demand for property in Victoria reached record levels in February.

Some 84.8 per cent of the 3,000 properties that went to auction sold under the hammer, the Real Estate Institute of Victoria found.

It was also the highest clearance rate of any month over the last 11 years, topping an old 2010 record which saw an 84 per cent clearance rate.

There were 17 suburbs which saw a perfect auction run, clearing 100 per cent of its properties at auction.

The likes of inner city Hawthorn East, Brunswick East, Collingwood and Fitzroy North saw all of its homes sell.

Also scoring a perfect game were Ferntree Gully, Rowville, Seaford, Ashburton, Blackburn South, Fawkner, Wantirna, Boronia, Fairfield, Hillside, Seddon, as well as the bayside suburbs Sandringham and St Kilda West.

Reservoir, Coburg, and Bentleigh East beat out the rest to land as the top selling auction suburbs for February 2021, clearing 44, 37, and 35 auctions respectively, while 11 suburbs at least doubled their auction sales compared to same month in 2020.  

The best improvements on last year are in Sunshine North, Dingley Village, Gladstone Park, Ashwood, Albert Park, Fitzroy North, Doncaster, St Kilda West, Montmorency, Hoppers Crossing, and Templestowe.  

The REIV put the stellar results down to government incentives for first home buyers, mortgage repayment holidays and low interest rates, as well as pent up demand following the COVID-19 enforced lockdowns which saw thousands of auctions cancelled.

Victoria sees highest February auction clearance on record

There were 1,587 capital city homes taken to auction last week and with 1,311 results collected so far, 84.5% have found buye

It was an improvement on last week’s preliminary clearance rate of 81.9% when volumes were higher (2,473). 

Final figures saw last week’s preliminary clearance rate revised down to 79.3%.

The lower volumes this week can be attributed to the four of the states and territories having a public holiday on Monday, including Melbourne were volumes are down substantially over the week.

There were 477 Melbourne homes auctioned last week, down on the 1,299 last week.

Of the results collected so far by CoreLogic, 80.9% were sold results. 

The final clearance rate last week came in at 76.4% and one year ago 66.1% on a lower 418.

In Sydney, 812 homes were taken to auction this week, returning a preliminary auction clearance rate of 86.7%.

Last week, a higher 844 auctions were held with an 85.3% final clearance rate and one year ago 830 auctions took place and a 75.2% success rate was achieved.

According to preliminary figures, all of the smaller auction markets saw over 80% of auctions successful this week, Canberra returned the highest preliminary figure of 91.5%, followed by Brisbane (82.3%), Perth (81.8%) and Adelaide (81.7%).

Dr Andrew Wilson, chief economist at Archistar, from My Housing Market noted there was an 88 percent weekend success rate for Sydney houses and 82 percent for units.

It was 80 percent for both Melbourne houses and units.

Long weekend auction results hold firm

The Point Piper penthouse sold on Friday evening, just hours prior to its scheduled Saturday auction.

The whole-floor apartment, within the tightly held Wentworth Place block, comes with three bedrooms and three-bathrooms.

It has views to the Bridge and Opera House.

The Wentworth Street penthouse has 300sq m of internal space plus 300sq m rooftop terracing.

It traded at $3,325,000 in 1993 and at $3.85 million in 1989.

Sydney's Point Piper boasted Australia's highest median unit value, according to CoreLogic’s best of the best 2020 report.

Point Piper took the top spot with a median unit value at $2.28 million, with all the top 10 coming from Sydney.

Nearby Darling Point ranked second at $1.78 million followed by Millers Point at $1.69 million.
