Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

Off the plan purchasers have started moving into the 49-apartment project on Pier Street, with the remaining move-in-ready one-, two- and three-bedroom apartments starting from just over $500,000.

Display apartments have now been fitted out, allowing prospective buyers to inspect the completed residences by appointment.

Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

Queensland’s top auction sale at weekend auctions was $3.7 million for an apartment on the Gold Coast. The Liberty Pacific sub-penthouse was sold by an upgrader in the 1999 Mirvac built complex.

It sold through Jackson Paradise from Ray White Prestige. He had eight registered bidders for the four-bedroom Main Beach sub penthouse at 1181/1 Lennie Street.

The Lennie Avenue apartment sold to a couple from Sydney who flew up to see their desired holiday home property last Friday. “We are seeing a huge amount of interest in the Gold Coast prestige market, both from holiday home buyers and relocators,” Paradise said. It last sold at $2.3 million in 2014. It first sold at 1.35 million in 1999.

CoreLogic calculated 53 percent of Queensland's apartment offerings were sold on the weekend, compared with 83 percent of its house offerings. The top weekend auction result was a Point Piper penthouse that sold on Friday evening, just hours prior to its scheduled Saturday auction at $16 million plus. The whole-floor apartment in the tightly held Wentworth Place block comes with three bedrooms and three-bathrooms. It has views to the Bridge and Opera House.

The Wentworth Street penthouse has 300sq m of internal space plus 300sq m rooftop terracing. It traded 28 years ago at $3,325,000 and at $3.85 million in 1989. CoreLogic data showed that 86 percent of Sydney apartment listings found buyers at weekend auction, just lower than the 90 percent success rate for houses.

The national weekend unit clearance rate was 73 percent, compared to 84 percent for houses. There were 2,451 homes taken to auction across the combined capital cities last week, up from 2,128 over the previous week, although lower than this time last year when 3,026 auctions were held.

Of the 2,053 results collected so far, 81.9 per cent reported a successful result, down from last week’s preliminary auction clearance rate of 84.4 per cent, which revised down to 79.6 per cent at final figures. Over the same week last year, 73.9 per cent of reported auctions were successful across the combined capital cities.

The final auction clearance rate has held above 75 per cent since auction reporting re-commenced in late January after the seasonal slowdown and this week will likely be no exception despite higher volumes. In Melbourne, 1,273 homes were taken to auction, compared to 1,095 over the previous week and 1,612 this time last year.

Of the 1,091 auction results collected so far, 77.7 per cent were reported as successful, down from the previous week’s preliminary clearance rate of 82.2 per cent, which revised down to 77.4 per cent at final figures. Sydney was host to 844 auctions this week, increasing from 768 over the previous week, although lower than this time last year when 1,087 homes were taken to auction across the city.

The preliminary clearance rate came in at 88.9 per cent this week, up slightly from the previous week’s preliminary clearance rate of 88.2 per cent, which revised down to 83.4 per cent at final figures.

This time last year, 76.6 per cent of reported auctions were successful. "It is likely that Sydney’s final clearance rate will come in around the low to mid 80 per cent range for the 4th consecutive week," CoreLogic's Tim Lawless said. Across the smaller cities, Canberra recorded the highest preliminary clearance rate at 84.7 per cent, followed by Adelaide (82.5 per cent) and Brisbane (79.0 per cent).

Gold Coast penthouse tops Queensland apartment sales in weekend auctions

Across the capital cities some 2,094 homes were scheduled for weekend auction, up from 1,496 over the previous week.

Of the 1,754 results collected so far by CoreLogic, 84 per cent have reported a successful result.

The national auction volume sat around 20 percent down over the same time last year, when 2,517 homes were taken to pre-COVID-19 pandemic auction with 72 per cent sold.

"Auction markets are set to be tested on larger volumes next week, with CoreLogic tracking close to 2,500 capital city auctions scheduled to be held," Corelogic’s Tim Lawless noted.

Melbourne was host to 1,061 weekend, auctions, down on this time last year's 1,248 homes. 

Of the 908 results collected so far by CoreLogic, 82 per cent were successful, down from last week’s preliminary clearance rate of 87 per cent, which revised down to 70 per cent at final figures.

In Sydney, 769 homes were taken to auction last week, compared to 963 this time last year. The preliminary clearance rate came in at 88 percent.

"It is likely that Sydney’s final auction clearance rate will come in above 80 per cent for the third consecutive week," Tim Lawless suggested.

Sydney's had the nation's highest declared sale was in Elizabeth Bay, when a freestanding Queen Anne revival-style mansion on 512 sqm sold for $8.5 million. 

The property offered by the bankruptcy trustee last traded for $2.9 million in 2001.

Across the smaller cities, Canberra recorded the highest preliminary clearance rate at 92 per cent, followed by Adelaide at 85 per cent.  

Dr Andrew Wilson, the chief economist at AI property intelligence platform Archistar noted the weekend saw “red-hot auction markets with rampant buyer activity in all capitals showing no sign of easing.”

All capital cities recorded clearance rates well above 80% on Saturday, with Melbourne the exception just failing to reach that benchmark by 0.4%

Saturday’s clearance rates were generally significantly higher than recorded over the same day last year with the exception of Melbourne that was marginally lower.

Dr Wilson noted Sydney’s Lower North, Northern Beaches and Upper North Shore were the top weekend auction regions all recording clearance rates above 90%.

Sydney recorded a median price for houses sold at auction on the weekend of $1,692,500.

At 87 percent, the clearance rate for units was slightly below that reported for houses. The median unit sale was $970,000.

Melbourne recorded a median house auction price of $1,050,000 at the weekend. The median price for units was $687,500.

Of the 1,191 results collected by CoreLogic so far, 86 per cent have reported a successful result, higher than last week’s preliminary auction clearance rate of 83 per cent which revised down to 79 per cent at final figures.

Over the same week last year, 1,596 homes were taken to auction and 73 per cent of reported results were successful. 

“While the preliminary clearance rate came in strong, it’s important to note that as remaining auctions are collected, we will likely collect more withdrawn results, particularly in Melbourne where another lockdown is currently in place, which would lower the final clearance rate,” CoreLogic’s Tim Lawless suggested.

Melbourne was set host to 668 auctions this week, up from 615 over the previous week.. Of the 467 results collected so far, 87 per cent were successful, up from last week’s preliminary clearance rate of 80 per cent, which was revised down to 76 per cent at final figures. 

Preliminary results show that 47.6 per cent of the successful auctions in Melbourne were sold prior, while so far, just 8 per cent have been reported as withdrawn which we expect will increase over the coming days as the remaining results are collected now that the city is back in a stage 4 lockdown which was only announced on early Friday afternoon..

In Sydney, 624 homes were taken to auction, compared to 447 over the previous week and 583 this time last year.

Sydney’s preliminary clearance rate came in at 87 per cent, down from the previous week’s preliminary clearance rate of 89 per cent, which revised down to 84 per cent at final figures. 

The same time last year saw 75 per cent of reported auctions were successful.

Across the smaller cities, Canberra recorded the highest preliminary clearance rate at 91 per cent, followed by Adelaide on 89 per cent, Brisbane at 62 percent and Perth at 42 percent.

Weekend auction markets saw the combined capitals’ preliminary clearance rate edging above 83 per cent, the best ever rolling success rate recorded by CoreLogic. 

It bettered a brief period in May 2015 and before that in September 2009.

Domain reported the Sydney’s auction market had its biggest result in 24 years, as its preliminary clearance rate reached 88.7 per cent on the weekend.

Every capital city recorded above 70 per cent, CoreLogic noted, after 1287 homes were taken to auction, up on the 884 auctions in the prior week. Over the same week last year, 1167 homes were offered across the capitals, returning a 67 per cent success rate.

It was Canberra that secured the highest weekend clearance rate of 92 per cent.

Sydney followed at 89 per cent, then Adelaide’s 82 per cent, Melbourne on 80 per cent, Perth at 75 per cent and Brisbane on a stronger-than-usual 74 per cent.

The nation’s top auction result was a beach house at Avoca Beach on the NSW Central Coast which fetched $7 million through McGrath.

Sydney's auction market biggest result in 24 years

The capital city clearance rate sat 69 per cent over the 2020 December quarter, making it the best performing quarter of 2020, followed by the March 2020 at 62 per cent.

Auction volumes increased by 44 per cent over the three months to December, with 20,489 homes taken to auction across the combined capital cities, up from 14,216 over the September quarter, according to CoreLogic’s Auction Market Review.

“While the three months to December was the busiest quarter of 2020, it was significantly lower than the December 2019 quarter, when 26,923 homes were taken to auction across the combined capitals.”

CoreLogic’s Head of Research Australia, Eliza Owen, says the bulk of the uplift could be attributed to Melbourne.

“65% of the uplift can be attributed to the resurgence of auctions scheduled across Melbourne,” she said noting that vendor activity became pent up during stage four restrictions across the city.

Owen expects auction results to continue “on a strong footing” into 2021, providing there’s no major resurgence of COVID-19 in the community.

Of the 20,411 auction results collected over the latest quarter, just 8.9 per cent reported a withdrawn result, compared to 18.7 per cent over the September quarter and 31.0 per cent over the June quarter. 

Of the sold results, 36.8 per cent were sold prior to auction, compared to 42.0 per cent over the September quarter and 47.8 per cent over the June quarter.

Evatt in the ACT secured a 100% success from its 22 captured results.

Sydney’s Bass Hill sat at 95.8% with 23 of its 24 scheduled auctions finding buyers in the quarter.

Melbourne’s Tullamarine was the top suburb with an 88.5% success rate with 23 of its 26 scheduled auctions yielding a sales results.

Brisbane’s top auction performer was Camp Hill at 75% with 24 of its 32 scheduled auctions being sold.

December quarter auction clearance rate the best quarter over 2020 with nearly 70 per cent sold

Auction activity rose last week with a total of 2,536 homes taken to auction across the national capital cities.

It was up on the 2,085 auctions held the prior week with around 74 percent selling under the hammer.

Over 1,000 homes were taken to auction across both Melbourne and Sydney over the week, the busiest week the cities have seen since early April.

Typically auction markets would be winding down after the second week of December, however this year auction activity is set to remain high leading into the festive period, with around 2,300 auctions to be held over the coming week, Tim Lawless the head of research at CoreLogic advised.

The priciest of the pre-Christmas weekend listings was in Dolans Bay in Sydney (pictured main) which saw the preliminary clearance rate at 76.5 per cent.

The nation's cheapest sale was a $290,000 one bedroom apartment at Tullamarine in Melbourne which saw a preliminary clearance rate of 73.5 per cent, compared with a preliminary rate of 73.6 per cent a week earlier, which was revised down to 67.7 per cent after collection of the final results.

Across the smaller markets, Canberra recorded the highest preliminary clearance rate of 87 percent across 113 auctions, followed by Adelaide with 76 percent success across 96 results.

Adelaide saw a $3.9 million trophy home sale through South Australia Sotheby’s agent Grant Giordano who after marketing the home for the past year decided to go to auction given increased competitive interest.

It was initially scheduled for the weekend when Adelaide went into lockdown last month.

The Adelaide Hills home, designed by architecture firm Woods Bagot to curve into the landscape, was built in 2013, with a pool and tennis court in its 2.6 hectare grounds.

It won the South Australia Institute of Architects award in the new home category.

It sold to an international buyer with permanent residency.

The final weekend before Christmas sees about 2300 auctions scheduled with 1350 being in Melbourne.

The Kings Cross unit of the late Chinese acupuncturist and herbalist Anthony Hung-Hoi has been sold at $820,000.
Bidding at the Ray White Elizabeth Bay auction opened at $700,000 with 14 registered bidders after 5985 internet property views.

Hung-Hoi’s clinic, which he sold more than 10 years ago, is still an acupuncturist practice.  It was sold under instructions of the estate executor John Halkett.
Hung-Hoi's patients included Kerry Packer. “He had the status of professor in China but also ran classes on Chinese medicine in Australia," Halkett said.
He bought unit 28 as a residence and unit 22 for his practice.
It sits on the north east corner of the seventh level in the 1920s Wintergarden block of 36 units.
The two bedroom, 60 sqm apartment with study nook has been untouched.
The building was  designed in the Chicago style skyscraper by John Burcham Clamp.

Last week, final results saw 1,803 properties taken to auction across the combined capital cities and one year ago a significantly higher 3,206 auctions were held.
Melbourne is expected to see a considerable rise in activity this week, with 899 homesscheduled for auction. 
This week’s scheduled volumes are set to surpass last week’s 646 auctions, as the busiest week the city has seen since April. 
However, volumes remain lower than one year ago, with 1,533 held over the same week in 2019.
In Sydney, 929 homes are scheduled for auction over the week with the city also expecting its busiest week since April, increasing on the 805 auctions held last week, although lower than the 1,221 held one year ago.
Across the smaller auction markets, scheduled volumes are higher over the week in Adelaide; after a brief lockdown period last week resulting in a number of withdrawn auctions. 
Canberra and Perth have fewer scheduled auctions over the week.
One of the big auctions include <a href="https://www.realestate.com.au/property-house-qld-carrara-134769582" target="_blank">5001 Emerald Island Drive, Carrara</a>, a French chateau style home that boasts over 39 metres of water frontage on the Gold Coast.
Double-height formal rooms and imposing touches like the foyer’s dramatic dome skylight have grandeur, according to Ray White agent Matt Micallef.

Last week, the combined capital city final auction clearance rate fell as volumes rose. 
There were 1,803 homes taken to auction over the week, recording a final auction clearance rate of 69.1%. 
The previous week saw a lower 1,728 auctions held with a higher 70.6% final clearance rate. One year ago, a higher 2,612 homes were taken to auction when 68.5% cleared.
In Melbourne, 646 homes were scheduled for auction last week, the busiest week the city has seen since April. 
The higher volumes returned a final auction clearance rate of 70%, higher than the 69.7% success rate over the week prior when a lower 604 auctions took place. One year ago, 1,221 Melbourne homes were auctioned with 70.1% successful.
In Sydney, the final auction clearance rate remained relatively steady as volumes fell slightly. 
There were 805 homes taken to auction, returning a final auction clearance rate of 71.6%. The week prior saw 840 auctions take place and a final clearance rate of 71.3%. One year ago, 940 Sydney homes were auctioned with a higher final clearance rate (76%).
Canberra, a consistent best performer of the smaller capital cities returned the highest clearance rate of 79.3% last week.
Brisbane followed with 57.6% of homes selling, overtaking the usual second highest performing region for auctions Adelaide as the city entered a 3 day lockdown last week. 
As a result, the city returned a lower final clearance rate of 48.9% over the week with a withdrawal rate of 41%.

Sydney was host to 754 auctions this week, up from both last week when 430 auctions were held, and this time last year when 733 homes were taken to auction. 
Of the 587 auction results collected so far, 73.1 per cent were successful, similar to last week’s preliminary result of 73.2 per cent which revised down to 65.8 per cent at final results. This time last year, Sydney recorded a final auction clearance rate of 76.9 per cent.
Last week, the combined national capital city preliminary auction clearance rate increased across a higher volume of auctions, according to CoreLogic.
 There were 1,090 homes taken to auction over the week, up from 648 over the previous week although significantly lower than this time last year (2,022). 
Of the 822 results collected so far, 71.5 per cent were successful, up from last week’s preliminary figure of 69.3 per cent which later revised down to 64.4 per cent at final collection. Over the same week last year, a final clearance rate of 73.5 per cent was reported across the combined capitals.
Auction activity remains low across Melbourne this week with 60 homes taken to auction. Of the 52 results collected so far, 59.6 per cent were successful while just under one third of reported auctions were withdrawn. Over the previous week, 55 auctions were held across the city, while this time last year, 974 Melbourne homes were taken to auction.
In regional Victoria Ray White Warrnambool agent Jason Thwaites sold 11 MacLand Drive, Warrnambool for $429,000.
It was a three bedroom single storey brick house. 
“This result is the perfect example of why auction is the best way to see your property. We only had two registered bidders, but they both battled it out strongly, and the property ended up selling $29,000 over the reserve price,” Mr Thwaites said.
“We had 14 private inspections during the four-week campaign with interest coming from both owner-occupiers and investors - with an investor buying on the day. 
“The regional market is really good across all the regional centres and we’re seeing a lot of interest.
"Not just from metropolitan Melbourne, but across the whole state,” he said.

Adelaide had the nation's cheapest sale when $370,000 was paid for 4 Indora Avenue, Ingle Farm.
CoreLogic noted the combined capital city preliminary auction clearance rate held firm relative to last week across a lower volume of auctions.
There were 823 homes taken to auction over the week, down from 866 over the previous week and 1,639 this time last year.
Of the 657 results collected so far, 67.3 per cent were successful, roughly equivalent to lastweek’s preliminary figure of 67.5 per cent which laterrevised down to 60.5 per cent at final collection.
Over the same week last year, a final clearance rate of 72.8 per cent was reported across the combined capitals.
