<p>ASX-listed developer Cedar Woods is progressing its plans for its Southbank arts precinct site.&nbsp;</p>

<p>The developer has filed plans, which are now with the&nbsp;Department of Transport and Planning, for a new 20-level tower at&nbsp;<a href="https://www.apartments.com.au/new-apartments/141-151-sturt-street-southbank-vic-3006">141–151 Sturt Street</a>, a 2,718 sqm block opposite the Habitat Filter sculpture.</p>

<p>The proposal seeks to demolish the two-level&nbsp;commercial building, including a small supermarket and medical tenancies, and create a new building with 180 apartments and a focus on an&nbsp;active public realm and arts integration.</p>

<p>There will be a full mix of apartment configurations, including 28 studio apartments, 16 one-bedroom, 104 two-bedroom, and 32 three-bedroom units.</p>

<p>Retail, creative arts, and residential amenity functions are integrated across the lower levels. A food and drink tenancy is planned to front Dodds Street, while a retail tenancy fronting Sturt Street will be accessed via an elevated walkway. The first floor includes a substantial 734 sqm creative arts space, envisioned to support Melbourne’s growing cultural and digital industries.</p>

<p>Architecture firm <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a> has put together the plans. In their&nbsp;Urban Design Report they highlighted the project’s ambition to embed itself within Southbank’s evolving cultural fabric.</p>

<p>A central feature of the design is a through-block link connecting Sturt and Dodds Streets, landscaped with native plantings and embedded with universal access ramps.</p>

<p>“The ramp has been thoughtfully integrated as the primary access point, ensuring universal accessibility for all users,” the report noted, with the link offering “a direct response to the urban planning scheme of creating more green spaces within our communities”.</p>

<p>The building’s podium form responds to the mandatory height limits along Dodds Street and maintains a fine-grain interface to adjoining developments. Above the podium, the tower is articulated with recessed balconies and a focus on views toward the CBD and surrounding arts institutions. A communal rooftop recreation deck and indoor lounge are positioned on level four, adjoining seven apartments and providing over 900 sqm of resident amenity space.</p>

<p>Vehicle access and loading will be provided via Dodds Street, with 155 resident car spaces located across two basement levels and the first three above-ground floors. Bicycle storage is more generous, with 226 spaces distributed across resident, staff and visitor needs.</p>

<p>Rothelowman describes the architecture as “humanist,” with ground-level interfaces designed to encourage social interaction and provide a dignified entry for both residents and passers-by. “All street interfaces are crafted to invite and nurture human connections,” the design report states. “The façade transitions to a human scale, providing an approachable and engaging streetscape”.</p>

<p>Cedar Woods, while well-known for its large communities it develops outside of Australia's capital cities, they have recently developed in Melbourne's inner-ring before. They are approaching completion at <a href="https://www.apartments.com.au/new-townhouses/88-leveson-north-melbourne-88-leveson-street-north-melbourne-vic-3051">88 Leveson</a>, just 15 townhouses in the heart of North Melbourne.</p>

<p>Brisbane developers Core Property Partners and Vector Property Australia has teamed up for Brisbane's newest apartment development.</p>

<p>The duo identified <a href="https://www.apartments.com.au/developments/east-brisbane-qld-4169">East Brisbane</a> as their preferred suburb, on the fringe of the Gabba Precinct, where they've just revealed BANKSII, 72 apartments opposite Raymond Park.</p>

<p>The 10-level building has been designed by MAS Architecture. Their designs were inspired by the native Banksia flower, with the architecture and interiors reflecting the organic symmetry of its namesake flora. MAS has interpreted this throughout the building’s curved form, façade detailing and interior palette.&nbsp;</p>

<p>The building’s flowing geometry and natural tones are complemented by large balconies and floor-to-ceiling glazing, maximising cross-breezes, daylight and views over the city, parklands and river.</p>

<p>“Having a strong narrative for a building helps us architecturally,” MAS noted. "We can choose colours that come off that species of flowers. The trunk and the trees and the flower elements all are now visible in our joinery on the inside and in our architectural finishes on the outside."</p>

<p>Apartments will feature timber floors, soft porcelain tiles, brushed bronze fittings, and stone benchtops with warm veining.&nbsp;</p>

<p>Kitchens feature premium SMEG appliances and generous storage, while bathrooms have been designed as calming retreats with curved cabinetry and twin sinks in the master ensuites.</p>

<p>The building will feature a suite of rooftop and wellness amenities. Residents will have access to an infinity-edge pool, BBQ and alfresco dining areas, sun lounges and a rooftop sauna.&nbsp;</p>

<p>A residents-only gym will be located on the podium level, while a ground-floor café and landscaped laneway will further activate the site and improve neighbourhood connectivity.</p>

<p>BANKSII will rise from a prime Wellington Road site, with the building oriented to overlook the adjacent Raymond Park and take in extensive city views. It is also on the doorstep of key&nbsp;lifestyle infrastructure, including the future Kangaroo Point Green Bridge, The Gabba stadium, and the planned Brisbane Live arena.&nbsp;</p>

<p>Public transport options, including ferry, bus and rail - including the future Cross River Rail Woolloongabba station - are all nearby, supporting a car-optional lifestyle just minutes from the CBD.</p>

<p>Williams said the team spent over a year searching for the ideal site before securing this location.</p>

BANKSII sales launch in booming East Brisbane apartment market

<p>The Minns Labor Government will deliver Sydney’s first new heavy rail station in more than a decade – enabling up to 10,000 new homes by rezoning land around Woollahra and Edgecliff stations, right next to the CBD, to tackle the housing crisis and rebalance growth across the city.</p>

<p>Recent reports by the NSW Productivity Commission have warned that Sydney is losing twice as many young people as it is gaining, while also finding that Woollahra is the most feasible Local Government Area (LGA) in New South Wales to build new housing.</p>

<p>Despite this, housing approvals in Woollahra consistently lag well behind other LGAs, and the population has declined by 11 per cent over the past 50 years while Greater Sydney as a whole has grown by 74 per cent.</p>

<p>The new station that will be an eight-minute trip from Sydney CBD, will be located on the Eastern Suburbs train line in Woollahra, where a station build was started in the 1970s but never completed.</p>

<p>To enable the delivery of new homes the NSW Government will lead a rezoning of Woollahra and Edgecliff stations similar to other state led rezonings to allow additional homes to be built around the stations.</p>

<p>Affordable housing will also make up a proportion of development on the site with the final amount of affordable housing required, to be determined as part of the rezoning process.</p>

<p>The area surrounding the new station is within walking distance of major green and recreational space including Cooper, Trumper, Rushcutters Bay and Centennial Parks.</p>

<p>The Eastern Suburbs train line between Bondi Junction and Sydney CBD also has the lowest passenger usage rates during the AM peak of any line on the Sydney network, with only 43 per cent of operating capacity during the AM peak currently being utilised by passengers.</p>

<p>Sydney Water and Infrastructure NSW have confirmed there is capacity in the water and wastewater systems to accommodate the proposed 10,000 dwellings without major upgrades.</p>

<p>The rezoning is expected to take around two years and will further support the Government’s housing targets that rebalance the delivery of new homes around existing infrastructure.</p>

<p>Lodged on behalf of the Adventist Church, the plans were approved for&nbsp;136 - 144 Fox Valley Road, following extensive planning, community engagement and modification.</p>

<p>Designed by architectural consultancy firm, GroupGSA, the energy-efficient buildings aim to be visually interesting, contemporary and sympathetic to the surrounding area, with the building’s interiors also benefiting from designs by Coco Republic.&nbsp;<br />

Ranging from four to six-storeys, the buildings will be constructed across two stages, with 143 apartments set for the first stage and an additional 34 in the second.&nbsp;</p>

<p>26 one-bedroom, 95 two-bedroom and 56 three-bedroom apartments will be delivered across the project, with a new two lane access road set to be built as well, providing an entry point to a shared basement.</p>

<p>The apartments will be located within the approved concept plan’s building envelope, just off Fox Valley Rd, with the DA approval coming 12 years after the State Government approved a Part 3A plan for the site, which included the expansion of the Sydney Adventist Hospital and a range of residential, commercial and higher education developments.&nbsp;</p>

<p>“The collaborative approach we took with Council and the community ensured we are delivering a plan that meets the needs of the local community and this was evident in the amount of feedback received.”&nbsp;</p>

<p>A review of initial plans resulted in the reconfiguration of the residential development’s footprint, along with the addition of landscaping and open space.&nbsp;</p>

<p>&nbsp;“We are thrilled with the result and we are excited to bring this project to market in early 2023,” Hunter added.&nbsp;</p>

<p>The group has also recently completed a string of developments including the Esplanade in Norwest, Parklands Estate in Rouse Hill, Veridian in Kogarah, along with Stages One, Two and Three at the $1 billion Woolooware Bay Town Centre in the Sutherland Shire.&nbsp;</p>

<p>All three of their children went to art school, including daughter Fabia Tory, who published a memoir in 2016, A Book of Not Forgetting.</p>

<p><span>It was sold by David Walker and Belinda Edwards of Ray White Upper North Shore. </span></p>
<p>Nestled on a 1,416sqm block, the <a href="https://www.realestate.com.au/property-house-nsw-wahroonga-133769486" target="_blank">12 Kintore Street</a> home comes with a substantial second level bedroom wing, granny flat and designer pool.</p>
<p><span>It comprises five bedrooms, formal lounge, open plan casual living, dining and TV area, and marble topped kitchen. </span></p>

<p>Redleaf, the grand 1899 Howard Joseland-designed residence at Wahroonga, proudly sitting on 5000 square metres, has been sold for $8 million plus.</p>
<div>It didn't get near its close to $10 million initial expectations through Christies International.</div>

<div>It was one of the earliest homes designed by the respected British-trained architect after he arrived in Australia.</div>

<div>Joseland installed a sweeping verandah around the two-storey brick-and-shingle structure to capture the cooling summer breezes.</div>

<div>Initially it was on a six hectare lot, when the solicitor Walter Parish of the Sydney legal firm Parish Patience and McIntyre, built on what was then known as Lane Cove Road.</div>

<div>Greta and Doug Moran paid $38,400 for the property in 1967 and then returned it to a single-family home with 10 bedrooms for their seven children Kerry, Linda, Peter, Shane, Barbara, Brendan (deceased) and Mark.</div>

<div>In 1970 the couple reportedly added the cottage next door for $40,000, an adjoining block the following year for $35,000 and and vacant block in 1984 for $130,000 to create what the 5000-square-metre offering.</div>

<div>Doug and Greta Moran were driven by a desire to preserve Australia's heritage as well as look after the health of Sydneysiders.</div>

<p>It was the family’s first major home restoration in a portfolio that still includes Darling Point’s Swifts, Camden’s Study Park, Darling House at Millers Point and Paddington’s Juniper Hall.</p>
<p>Greta, who was credited as being the administrative powerhouse of the family operation, is now based in the luxury Moran retirement living community at Vaucluse.</p>
<p>She is a direct descendent of one of colonial Sydney's most colourful early settlers, Robert Cooper who was transported after being caught smuggling fine French silks, cognac and ostrich feathers during the Napoleonic wars. Later pardoned, Cooper built Juniper Hall, a fine early Sydney building on Oxford Street.</p>
<div>Redleaf's 1899 design was considered avant-garde in its time.</div>

<div>William and Rose Parish sold it to the Crane family in 1916 for 600 pounds. Arthur Crane died in the 1930s at Pevensey on nearby Ada Avenue.</div>

<div>After many changes in ownership it was left to the Sisters of Mercy in 1948 by Violet Yuille, widow of the Dr Alan Yuille.</div>

<div>It was in 1999 when the heritage architect Clive Lucas from architects Lucas Stapleton &amp; Partners undertook its award-winning restoration, the trades being careful not to trample the hundreds of camellias planted in the grounds.</div>

<div>Over the decades, bits had been added on especially in the years it been used as a home for elderly nuns. </div>
<div> </div>
<div>The home had also escaped extensive modernisation which transformed many other old homes in the area after World War II.</div>

<div>The panama-hat wearing Lucas removed the four bedrooms that had been built on to the verandah, blocking off the breeze and light.</div>

<div>Underneath, Lucas discovered the old footings, which had been quarried from sandstone on the site.</div>

<div>The billiard room saw Lucas remove a false ceiling, the behind it covered by seven coats of paint, was the original cedar ceiling. </div>

<div>Greta shared with Lucas a passion for William Morris designs so they used his wallpapers, designs and fabrics and restored the original colour schemes.</div>

<div>Simple headlight with flowers such as hollyhocks and sunflowers survived. Cosy inglenooks around the fireplaces and seats in the big bay window were given new life.</div>

<div>The Wahroonga house won the Greenway Award for Conservation from the NSW Chapter of the Royal Australian Institute of Architects, </div>

<div>At the time Greta said it had been like re-discovering the house and on its completion Mrs Moran was asked how does it feel to live in a period piece?</div>

<div>"It seems normal to us. I grew up living in my grandmother's house. Maybe I haven't progressed with the times. In a plain white box I would never feel comfortable, I like colour." </div>
</div>
<p>Tim Smith, director of heritage operations at Heritage NSW, says recent studies of community attitudes to Federation homes confirm not only do the homes retain their value over time, but investing in their restoration only increases their market appeal.</p>

<p>Last sold in 2013, the home built in 1962 to a design by architect Russell Jack sold for $1.9 million.</p>

<p>Said to be designed to Sir Ken’s specifications, the pavilion-style house sits on a 1,534 square metre Cleveland Street holding.</p>

Russell Jack-designed Wilkinson Award winner at Wahroonga sold

<p>Wahroonga on Sydney's north shore is well known for its grand homes.</p>
<p>Malto Ende, the 1901 manor built for public servant Alfred Newmarch, remains listed for the first time in a generation.</p>
<p>Newmarch, who paid 240 pounds for the block, was the son of the late Major Henry Newmarch, of the Bombay Staff Corps.</p>
<p>For many years he held the position of accountant in the Master in Equity's Department, Sydney.</p>
<p>Newmarch purchased the then acre block from a syndicate of parliamentarians: John Fitzgerald Burns, the former postmaster-general, George Withers and Robert Burdett Smith.</p>
<p>In 1910 Malto Ende, translated to remote land, became the boarding house for Eldinhope School for Girls, run by the Hooke sisters.</p>
<p>It sold in 1918 to mining geologist Chas G Gibson and wife Hilda for 3000 pounds.</p>
<p>In 1949 the property became part of the Knox Grammar School estate after it sold for 4850 pounds. It was divided into flats for housing staff.</p>
<p>The last time the home traded was in 1993 when it was bought by investment banker Ian Maxton and his wife Susan.</p>
<p>They paid $1.03 million for the home since renovated in keeping with its Federation pedigree.</p>
<p>Set within 2,600 square metre lush gardens, with pool and tennis court, Chadwick Real Estate agents Lynette Malcolm and William Zhang who initially had $8.8 million guide, and then sought $7.8 million.</p>
<p>The family room with original wood fireplace and soaring high timber-clad ceilings opens through French doors to a sandstone alfresco terrace.</p>
<p>A music room adjoins the formal lounge.</p>
<p>There are five upstairs bedrooms. The master has a private balcony, walk in wardrobes and a limestone ensuite.</p>
<p>One of the bedrooms has an adjoining home office.</p>
<p>There's a guest wing with a bedroom living space and an art studio.</p>
