Melbourne developer PDG has secured Victorian Government approval for its $1.5 billion Southbank development <a href="https://www.apartments.com.au/new-apartments/the-one-1-queens-bridge-street-southbank-vic-3006">The One</a>, clearing the way for the long-dormant riverfront site opposite Crown to finally be developed.

The Minister for Planning has approved the project at 1-29 Queens Bridge Street, with the Department of Transport and Planning issuing the planning permit following its assessment.

The approval will allow PDG to develop the prominent 5,059 sqm site with a major mixed-use tower comprising premium apartments, including branded residences, a luxury hotel and boutique office space.

PDG acquired the site in late 2024, with its position directly opposite Crown's main entrance and near Melbourne's Arts Precinct making it one of Southbank's most significant remaining development opportunities.

Designed by COX in collaboration with ODO and PDG, the tower's architecture draws on the movement of the Yarra River, with six vertical pleats running the height of the sculpted facade.

The project will also see the heritage-listed Queens Bridge Hotel restored and incorporated into the development&nbsp;with new hospitality and public uses, including a rooftop venue.

A significant component of The One will be its residential amenity.

More than 5,000 sqm of resident facilities will be delivered across a single level, making it one of the largest consolidated residential amenity offerings proposed in an Australian apartment development.

The planning approval also incorporates a major upgrade of Queensbridge Square, which PDG will deliver in partnership with the City of Melbourne.

The existing square will be revitalised as a new civic and pedestrian space along the Yarra River, strengthening the connection between the project, Southbank and the riverfront.

PDG Founder and Managing Director Vince Giuliano said the approval represented a major milestone for a site which has remained largely underutilised for more than 15 years.

“This is the most significant Planning Permit approval Melbourne has seen in recent years,” Giuliano said.

“For more than 15 years, this site has remained underutilised. This approval enables us to deliver a project that will contribute meaningfully to the revitalisation of Southbank, restore and reactivate an important heritage building, and create a new civic and hospitality destination for Melbourne.”

The latest approval follows an earlier planning permit issued by the City of Melbourne covering demolition works across part of the site at 9-29 Queens Bridge Street. Those demolition and early works are already underway.

PDG has also started generating early interest in the residential component from owner-occupiers ahead of a planned public launch in early 2027.

PDG secures approval for $1.5bn Southbank apartment development, The One

Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

While there have been a lot of development applications, it has failed to materialize into real supply.&nbsp;

Sarazin has been the major player in the area. They are under construction at Murcia Residences, on the fringe of East Brisbane and Woolloongabba. Residents of The Waterline will have access to a private pool, along with Harbour Shores' wider collection of amenity including a lagoon pool, social clubhouse, tennis court, gym, yoga facilities and sauna.

Lewis Land partnered with Studio Collective to furnish the completed display, with the interiors designed to demonstrate how the residences could function as permanent homes rather than simply as show apartments.

Studio Collective Director Melissa Park said the surrounding waterways informed the interiors, but in a more restrained way than a traditional coastal scheme.

“We drew inspiration from the canals and coastal surrounds, but our approach was to interpret that subtly through layered materials and a grounded palette of earthy tones, rather than literal coastal references,” Park said.

“We introduced hero moments of green and teal to reference the surrounding waterways, while mirrored elements help reflect natural light.

“The result is a residence that feels elevated yet comfortable, somewhere buyers can genuinely imagine themselves living, entertaining and unwinding.”

Sky Homes are priced from $3.65 million.

Lewis Land is also offering private marina berths with The Residences, its limited collection of three and four-bedroom villas positioned directly along the Harbour Shores waterfront boardwalk.

Lewis Land opens sky home display as The Waterline completes at Harbour Shores

St Vincent de Paul Society Housing Australia has filed plans for a major mixed-use housing precinct on the southern edge of the North Sydney CBD, adding another significant proposal to a pocket around North Sydn​ey Station that is quickly becoming one of the LGA's busiest development zones.

The State Significant Development Application covers a 5,990 sqm site at <a href="https://www.apartments.com.au/new-apartments/1-19-mackenzie-street-lavender-bay-nsw-2060">1-19 MacKenzie Street and 211 Blues Point Road in Lavender Bay</a>, immediately south of Nor​th Sydney Station and between the commercial core and the lower-rise Lavender Bay Heritage Conservation Area.

Designed by Wardle, the proposal would deliver a new residential tower comprising 88 build-to-sell apartments and 19 affordable apartments, alongside a separate co-living building with 57 rooms and a building manager's studio.

It would also see the significant restoration and upgrade of St Francis Xavier Catholic Church, the adaptive reuse of the former school building, new parish facilities, retail, a new public square and around 1,000 sqm of publicly accessible open space.

The project is seeking a concurrent rezoning of the site to R4 High Density Residential and an increase in the maximum building height to allow a tower reaching RL120, or up to 20 storeys. The proposal was progressed through the NSW Government's Housing Delivery Authority pathway.

The build-to-sell component will be weighted toward larger apartments, with just six one-bedroom apartments compared with 31 two-beds, 43 three-beds and eight four-bedroom residences.

The 19 affordable apartments will comprise two studios, 15 one-bedroom apartments and two two-bedroom apartments, taking the total apartment component to 107 residences before the 58 co-living rooms are included.

Wardle's design for the Vinnies site has sought to negotiate that emerging high-rise context while retaining the lower-scale character of MacKenzie Street and the adjoining heritage conservation area.

The main building adopts a three-storey podium and tower arrangement, with the podium aligned to the ridgeline and front setback of St Francis Xavier Church.&nbsp;Wardle has designed the podium with colonnades, seating, recessed entries and active ground-floor frontages, with sandstone-toned precast concrete and face brick referencing the materiality of the existing church.

The tower then steps back eight metres to the south and six metres to the north before rising in a sculpted form comprising four interlocking quadrants. Wardle has also introduced rounded forms and chamfered corners to reduce the tower's perceived bulk and improve view sharing with neighbouring development sites.

Resident facilities and outdoor areas are planned at the separation between the podium and tower at Level 3, oriented toward Sydney Harbour and the CBD skyline.

The tower itself will feature a glass reinforced concrete facade, with recessed balconies and deep reveals used both to provide shading and privacy and frame views toward the harbour and city. The lower levels take a different architectural approach, using brick and sandstone-toned finishes intended to establish a stronger relationship with St Francis Xavier Church. The Church itself will be conserved and upgraded for its continued use, while the former school building will be adaptively reused as part of the co-living component.

The proposal adds to an increasingly concentrated pipeline of residential development around Blue Street, MacKenzie Street and Lavender Bay.

Just west of the site, Central Element lodged plans earlier this year for one of the most significant residential developments proposed in Lavender Bay in recent years.

Central Element's SJB-designed scheme at 64-66 Lavender Street and 3-7 Middlemiss Street would deliver 163 apartments across two towers rising 23 and 32 storeys, replacing five existing apartment buildings containing 32 homes. The project also forms part of the Housing Delivery Authority pathway.

Immediately around North Sy​dney Station, another two significant proposals have emerged at 5 and 15 Blue Street.

Zurich Australian Insurance Properties is seeking to adaptively reuse its longstanding commercial building at 5 Blue Street, directly above North Sydney Station, rather than demolishing the structure.

Its SSDA proposes converting the building into a 14-storey mixed-use development with 62 apartments and 86 co-living rooms, together with ground-floor retail and a major refurbishment of Blue Street Plaza. The application is currently at the Response to Submissions stage.

First look: Vinnies files for 20-storey Lavender Bay apartment tower as North Sydney housing pocket heats up

When the opportunity arose for South Australian developer Palumbo to return to Kent Town, where it had previously delivered East Park Apartments and the East 
Rundle Apartments, it wasn't one the longstanding developer-builder was going to pass up.

The decision was quickly vindicated, with more than 30 apartments sold within the first month of launching <a href="https://www.apartments.com.au/new-apartments/royal-apartments-kent-town-2-8-north-terrace-kent-town-sa-5067">Royal Apartments</a> to the market.

The 206-apartment development, which will bring significant new supply to Adelaide's tightly held eastern city fringe, also gives <a href="https://www.apartments.com.au/developers/palumbo">Palumbo</a> the opportunity to bring new life to one of Kent Town's most recognisable watering holes.

Royal Apartments incorporates the historic Royal Hotel, a venue Palumbo Managing Director Daniel Palumbo said has a longstanding connection with the local community.

"Everyone in the area has history with the Royal Hotel," Palumbo told Apartments.com.au.

"It was quite an active pub and social gathering place for locals. We want to bring it back to its former glory."

The wider development will comprise two residential towers alongside the restored hotel, sitting on North Terrace opposite the Adelaide Park Lands.

For Palumbo, the project also marks a return to familiar territory.

The developer completed East Park Apartments next door more than a decade ago and jumped at the opportunity to develop in Kent Town again when the Royal Hotel site became available.

"The opportunity emerged, and we moved to secure the site," Palumbo said.

"We were approached by the previous landowner, who said they had extensive commitments in Sydney and weren't in a position to deliver the project.

"We took over the site and within six months recut the design scheme to be more in keeping with the type of development we want to bring to Adelaide.

"Now we're on the market and those changes have really resonated with local buyers."

That has translated into a strong start to sales, with 33 apartments transacting in the project's first 35 days.

Palumbo said the early purchaser profile had been consistent with the group's traditional focus on owner-occupiers rather than investor-led apartment stock.

"Local owner-occupiers have always been our market," he said.

"There are always some investors, but we've never developed what would be called traditional development stock. Owner-occupiers are very much our market."

The buyer mix has been diverse so far, with downsizers and younger professionals both accounting for a significant portion of early sales.

South Australia's current stamp duty settings, which allow&nbsp;eligible homeowners in South Australia aged 60 savings of up to $103,830 on stamp duty when they downsize to a new property valued at up to $2 million,&nbsp;have helped encourage downsizer activity, while younger buyers in their late 20s and early 30s have been attracted to the opportunity to live immediately outside the CBD while still being able to walk into the city.



Location has been a major part of the proposition for both buyer cohorts.

Royal Apartments sits on North Terrace directly opposite the Adelaide Park Lands, with residents able to walk through the parklands toward the East End, Rundle Street and Rundle Mall.

Apartments have been positioned to capture views across the parklands, Adelaide skyline, Botanic Gardens and Adelaide Hills.

Palumbo believes the scarcity of developable land along this section of the Park Lands makes the site particularly difficult to replicate.

"There's very few allotments on that side that can be developed," he said.

"If this location was in New York and you were sitting on Central Park, you'd be talking about a $60 million apartments."

Royal Apartments will offer a broad mix of residences, ranging from one-bedroom apartments through to four-bedroom sub-penthouses and penthouses.

Current listings include one-bedroom apartments from $680,000, while larger three and four-bedroom residences are priced around $2.5 million.

Residents will have access to a swimming pool, gym, barbecue and recreation areas, residents' lounge and dining space, and a communal deck.

The apartments will feature generous balconies, while secure parking, bicycle storage and storage cages will also be provided.

A porte-cochère-style arrival and drop-off area has also resonated with buyers, particularly those attracted to being able to walk into the CBD during the day while retaining secure vehicle access at home.

Palumbo is acting as developer, architect and builder on Royal Apartments, continuing the vertically integrated model it has used across its South Australian portfolio.

The group was also behind the $150 million Sofitel Adelaide, the 251-room five-star hotel and residential tower which opened in 2021.

Palumbo said Royal's launch had come at an interesting time for the broader Adelaide apartment market.

Buyer confidence had initially been impacted by uncertainty surrounding the Federal Budget and broader economic conditions, but Palumbo believes sentiment is beginning to improve against a backdrop of significant investment flowing into South Australia.

He pointed to increased activity across defence and resources, including Olympic Dam, as potential long-term drivers of the state's economy and housing market.

"Money is starting to flow into Adeliade, significant amounts as Adelaide bucks the trend of the rest of the country.," Palumbo said.

"There's a lot of activity in the economy over the next decade. I think more investment will come into this market."

Early works on Royal Apartments are expected to commence this year, with major construction activity and cranes anticipated on site from early next year.

Sydney's Eastern Suburbs is the most expensive pocket of real estate in the whole of the country.

Whether it's harbourside Point Piper, where four of Australia's most expensive house sales have occurred in recent years, or beachside at Bondi or Bronte, demand for prestige houses is always bubbling away.

In 2022 there were 72 sales settle over the $10 million mark, 32 of those over $15 million, just in the Woollahra LGA alone.

Ray White Projects Managing Partner Eddie Mansour believes prestige turnover could be higher however, if there were more high-end new apartment developments being launched.

"You've got a consistently high turnover of prestige house sales every year in Sydney's most affluent areas," Mansour says.

"With limited prestige developments launching, there's very few places for these sellers to go.

"They could be walking away with over $10 plus million in cash, and want to buy a bolthole in Sydney and another home in a Hinterland or Coastal location, which will ultimately end up as a potential retirement dwelling.

"But there's not enough high-end apartment stock to service these buyers, which makes them hold onto their homes longer."

Mansour says these buyers aren't affected by interest rate movements. If something comes to the market, they can buy it within a day without the same bank approvals the majority of Sydney buyers need.

Prices for the one-bed apartments started from $2 million.

Mansour says the project acted as a good opportunity for those downsizing locally to secure a bolthole.&nbsp;

"At any given time the building, at best, is about 50 percent occupied. It's predominantly used as the owners' Sydney residence."

Mansour noted a trend during the sales process at 1788, a trend which has become more and more prominent in Sydney's east.

"There were a number of buyers in the project amalgamating apartments, buying two apartments to create one of the largest apartments in the block," Mansour said, adding that amalgamations are something the Woollahra Council are starting to limit.

"They want to try and keep entry level units in new apartment developments affordable for a wider range of buyers, rather than those that have just sold their prestige home and can put together two or three smaller apartments in the building."

The latest development on Sydney's beaches by prominent architect Koichi Takada, the plans for Aqualine were for 17 apartments, but a number of amalgamations has taken the total number of apartments down to 12.

Ray White Projects have all but sold out the project, with just the $26 million penthouse remaining. That's expected to launch in the next few months, and will be the largest apartment across a single level in Bondi Beach, sprawling some 450 plus sqm.

Mansour says there's been a lot of interest for the project both locally and offshore for the four-bedroom apartment complete with multiple living/entertaining areas and two balconies.

There are less and less approvals coming through councils for high-end apartment developments, Mansour notes, across both Sydney's East and North Shore.

"There were five or six developments we were expected to work on at the back end of this year, however with delays, they're all now pushed out to the start of 2023," Mansour says

Prominent Eastern Suburbs developer Eduard Litver is set to bring something to Double Bay it's never seen before.

Litver, who runs Capit.el Group and is best known for the redevelopment of the Bondi Pacific, has had Japanese architect Koichi Takada design a new mixed-use development in the heart of the suburb,&nbsp;just across the road from The Cosmopolitan Centre where Litver owns the retail component.

Takada's plans include two retail spaces at street level, as well as two food and beverage tenancies.

The top two levels will be dedicated to just two two-level apartments. The downstairs will home the living, kitchen and dining area, with two terraces overlooking both Knox Street and Knox Lane.

Upstairs will be three ensuited bedrooms, with the master opening to a huge terrace, another overlooking Knox Street.

Litver has been patient with the project, his first site acquisition dating back to 2018 when he secured 31-37 Knox Street at auction for $12.5 million. A year later he spent $9.83 million on 27-29 Knox Street,

Litver has gone on record previously saying he wants to transform the Cosmopolitan Centre into a world-class venue, having paid $40 million for the retail in 2018.

The Urban Design Report submitted by AE Design Partnership says the design of the proposal has been developed through detailed site and analysis to ensure a contextually harmonious development

"The proposal will enhance the streetscape by redeveloping the existing outdated buildings into a contemporary built form with vertical and horizontal articulation accentuated by sculpted timber look aluminium framing, light timber look aluminium timber batten screens, glazing and upper-level planting," the report read.

Litver has been involved in a number of luxury developments across the Eastern Suburbs over the years. He was a part of the redevelopment of The Bondi Pacific, as well as The Bondi further down on Campbell Parade, and the QT Pacific Bondi Beach on Beach Road.

Why now is the perfect time to invest in off-the-plan apartments in Sydney

The small Parramatta suburb Dundas is set for a fresh new apartment development.

Plans have been submitted by HVH Investment Pty Ltd, directed by Chinese-born, Pymble-based Hung Shang,&nbsp;for a two-building development on an&nbsp;amalgamated 3318 sqm site across&nbsp;7-7B St Andrews Street &amp; 79-79A Kissing Point Road.

Centred largely around the future Dundas Light Rail Station, which is part of the Parramatta Light Rail project, due to be completed in 2024, the development is the final parcel of land to be consolidated into a residential flat development, set within walking distance to transport, retail, community and green amenity.&nbsp;

Two five-storey buildings will be constructed across the “arrow-shaped” site, with Building A fronting the cul-de-sac on St Andrews St and Building B oriented toward the busy Kissing Point Rd. Due to the topography of the site, Building B’s massing has been reduced, steeping down to allow the rooftop space and subsequent podium to be relatively hidden from the street view.&nbsp;

Designed by the architects at Texco Design, with direction from Hsien Ming Lee, Building A will split 40 apartments into two transportation cores, with a 22-18 split between the western and eastern lift cores, creating a more liveable environment, while Building B will feature just 13 apartments.&nbsp;

Most of the apartments take advantage of the site’s favourable northerly orientation, which allows plenty of natural light into each of the homes, with projecting concrete shelves on each floor consequently incorporated to help to shade the opening from overexposure in the warmer months.&nbsp;

The building massing is also highly articulated, which allows for many apartments to be able to access dual aspects, thus promoting natural ventilation through the units, which helps passive cooling in the summer.

A mix of apartments will be delivered across both buildings, with six one-bedroom apartments penned, along with 34 two-bedroom and 13 three-bedroom apartments.&nbsp;

The design of the apartment layouts is kept fairly functional and efficient, with combined living, dining and kitchen areas created to fill the current market requirements.&nbsp;

Most of the kitchens have been provided with island benches, with sinks facing the living space, to ensure visual connectivity within the living space. The bedrooms, again, are a fairly standard fare for today’s Sydney housing market, with rectilinear layouts, and a wardrobe on one end.&nbsp;

“Where possible, we have expanded either the ensuites to master bedrooms, or the wardrobes into walk-in spaces for the larger units, to add a degree of luxuriousness to these primary bedrooms,” Lee says in the group's design statement."&nbsp;

Some of the apartments - namely the two and three-bedders - have also been afforded study corners, acting as informal extensions of the living spaces.&nbsp;

The proposed development features a neutral colour palette which is at once reflective of its street context, and more sophisticated, perhaps in part due to its cooler tones, in its blending of browns, greys and blacks. The predominant colour of the development is set by the choice of brown-grey bricks for most of the external walls.

“These massing's are occasionally broken up by vertical blocks of dark grey, and blade walls in dark brown.”

Horizontally, the building is broken up by bands of white in the form of projecting slab edges. The slab edges feature rounded corners to soften the many corners and angles of the building mass, and also add a shadow line, under-lining each slab profile, which Lee says will help create a streamlined and almost fluid appearance to the building profile.&nbsp;

A further sense of rhythm and texture is added to the façade in the form of vertical bars for balustrades, and timber-coloured battens for privacy screening.

A six-metre-wide deep soil and landscaping zone will be incorporated along the northern boundary of Building A, which will form the principal communal open space for the development, as well as being a natural divider between Building’s A and B. The decked communal open space will be sheltered by awnings and pergolas to ensure a degree of shelter from the elements for pedestrians crossing between building blocks.

The rooftop of Building B will house further communal space with an open-air space featuring a recessive awning surrounding the lift and stairs lobby.&nbsp;

Combined with the natural amenity of being adjacent to the Dundas Public School, the site will also benefit from proximity to a small business pocket, located adjacent to the future light rail station, along with an abundance of green open spaces, including the Vineyard Creek Reserve to the North, the Winjoy Reserve to the West, the William Reserve to the East, as well as the Crowgey Street Reserve to the South.&nbsp;

The development site is currently occupied by two detached brick dwellings and brick church building, alongside an asphalt carpark.

First look: Apartments slated for final residential site along Kissing Point Road in Dundas

The prolific Bondi Beach developers Eduard Litver and Allen Linz are back developing on the beachfront.

Litver, who runs Capit.el Group, and Linz, of Rebel Property Group, are teaming up with fellow eastern suburbs property developer Gil Baron to create a boutique project at 14-18 Campbell Parade, which runs all the way along the beach front.

The trio, under the development name Bondi Residence Pty Ltd, spent $15 million early last year on a commercial building at the south end of the beach opposite Notts Avenue, the exclusive street of Icebergs and some of Bondi's most expensive apartments. Currently the building is home to Bondi Beach Chemist and Kelp Hairdressing, and a handful of apartments.

The original building on the site was named the Cliff House Hotel, and was built around 1880. The Cliff House was demolished in the early 1920s and a new hotel (now Hotel Astra), was built by Jack Shaw around 1926. The remainder of the site was subdivided and sold, and the current building was constructed a few years later.

Litver, Linz and Baron are proposing the redevelopment of the block, creating seven apartments.&nbsp;

Brian Meyerson's MHNDU note in their design statement that the&nbsp;proposed development aims to contextually `fit in’ with both its immediate neighbours and the wider suburb.

"The proposed new building had been designed to retain the form and understanding of the Inter-war Flat Building when viewed from the public domain," the design statement submitted to Waverley Council read.

They state the different apartment types and sizes are deemed suitable for the desired character of the area, aiming to attract a range of owners from families and downsizers to young professionals.

There will be six two-bedroom apartments on offer, each occupying half a floor and spanning 86 sqm. The whole top level is crowned by a whole floor, three-bedroom apartment, complete with a fireplace and a full-width, ocean-facing terrace.

"The building is designed generous apartment sizes and internal dimensions to create usable, functional and highly saleable apartments of excellent quality", MHNDU added.

A focus on the design was to minimise energy use and maximise the efficient use of resources.

Each apartment has a 100 per cent rate of natural cross ventilation, while balcony projections help to control solar access and heat gain by limiting summer sun penetration&nbsp;whilst allowing the lower winter sun to penetrate deep in to the plan and private open spaces.

The ground floor is planned for a single retail tenancy.

Litver, Linz and Baron have all teamed up previously in Bondi. In&nbsp;2016 they spent $19.12 million on the former Bates milk bar at 124 Campbell Parade.

Litver and Linz are well known for their redevelopment of the Bondi Pacific building up the street.

First look: New apartments set for Bondi Beach's Campbell Parade

A private Singaporean developer is seeking to create the newest tower in the evolution of St Leonards in North Sydney.

Plans have been filed for a 39-level, mixed-use tower by&nbsp;Elegant Private, which is directed by the China-born Zirong Zhao.

Zhao has previously sought to develop student accomodation in Sydney's Haymarket. Elegant Private is a subsidy of the Singapore-based commercial property developer Grantal Enterprise.

The plans for the $123 million tower at 100 Christie Street, just across the road from the St Leonards train station and adjoining Christie Street Reserve, include over 5,700 sqm of commercial space in the five-level podium, set above ground floor retail and a six-level basement which will hold 112 resident parking spaces.&nbsp;

The residential section of the building will start from level seven, above the landscaped level six outdoor communal area which will feature an extensive variety of resident facilities, from an outdoor cinema to yoga lawns.

A mix of 186 one, two and three-bedroom apartments will be spread over the next 32 levels, with an average of six apartments per floor.

Levels 37 and 38 will home four two-level penthouse apartments, each with five bedrooms, a soaring void over the ground level living area and a butler's pantry.

PTW Architects have designed the tower. Director Simon Parsons, who signed off on the design statement lodged with the North Sydney Council, suggested in the submission that the proposal presents a high-quality mixed-use development in a liveable and connected precinct, to utilise the nearby amenity of St Leonards and Metro Stations and future St Leonards Plaza.

"The proposed development consists of a tower and podium form, which is in line with the desired future character of the street and surrounding buildings," PTW wrote in their statement.

PTW also suggested the mix, weighted toward two-bedroom apartments, provides&nbsp;great housing choices to the community, but also responds appropriately to the market demand in the St Leonards area.&nbsp;

The site is divided into two distinct components. On the southern part of the site is a 12-level commercial tower, and to the north is Christie Street Reserve.

As&nbsp;part of a voluntary planning agreement, Christie Street Reserve and Sergeants Lane will be upgraded to a design by RPS landscape architects.

PTW note that the tower and the upgrade of the landscaped areas will combine to create a major piece of urban design that will transform a key hub within the heart of St Leonards.&nbsp;

"The design proposes to transform the public domain by facilitating movement, activating retail frontages, enhancing sight lines and amenities and an overall better connection to Christie Street reserve and the wider community."

First look: New mixed-use tower planned for St Leonards

The luxury eastern suburbs apartment developer Clutch Capital has lodged plans for their latest residential development.&nbsp;

The group, who have a string of projects across Bellevue Hill, Bondi Junction and Rose Bay, will develop just seven apartments on a large 1470 sqm block at 440 Edgecliff Road.

PBD has handled the architecture, aiming to blend the new&nbsp;six-storey building seamlessly with the surrounding context.

Four three-bedroom apartments and three penthouse-size apartments will be on offer, each extending onto generously-sized balconies or terraces, positioned to flow from primary living spaces and take advantage of the sites northernly aspect.

A modulated facade will front Edgecliff Road, with a central void space at the lower ground floor and ground floor levels. Levels four to six will reduce the perceived external bulk and scale, with setbacks applied to the front, sides and rear of the building. 

Tying in with the Edgecliff locale, an exisiting sandstone wall will be preserved on the site, with masonry cladded blade walls used as a unifying element to the upper and lower levels of the building.

A communal open space will also be featured in the project, complete with a pool, lounge and outdoor seating, in addition to landscaped areas which have been created to promote social interaction and create a sense of community within the building.&nbsp;

The site is also located within close proximity to a number of convenient facilities including public transport, supermarkets, educational and leisure facilities as well as schools and healthcare.&nbsp;

Luxury developer Clutch Capital lodge plans for Edgecliff apartments

Prominent Sydney developer Urban Property Group have lodged a new development application for their coastal Little Bay apartment project.

After securing court approval for a concept development application at their 11,612 sqm Jennifer Street block, they've now recently filed the detailed development application to Randwick City Council that comprises of 76 apartments designed by Hill Thalis Architecture at 11 Jennifer Street.

The proposal adopts the courtyard apartment type, which Hill Thalis founding principal Philip Thalis says is puzzlingly rare in Australian cities, despite its suitability to the climate and long architectural traditions of sociability.

"The courtyard garden type has antecedents in many urban cultures around the world," Hill Thalis noted in the design statement submitted to the council.

"As is the case in many examples of this type, the courtyards organise the primary access and address to the various cores, and they are planted with endemic species and dotted with seats.

"The entry (northern) courtyard has framed vistas open to the landscape on the east side, and back to Reservoir Street to the west. The southern courtyard opens to the ESBS."

The proposal is for 76 dwellings in three separate buildings that frame two substantial landscape courtyards. While the pair of northern buildings that front Crown Road are linear, the larger southern building has a U-shaped configuration.

The apartments are distributed over three and part four residential levels above a single level basement car park.

There will be 10 one-bedroom apartments, 38 two-bedders, and 28 three-bed units. 15 of the ground floor garden apartments have direct street or garden access and private gardens. The top floor apartments on both levels two and three have larger floorplans and have extensive terraces.

"The proposed development provides a mix of accommodation to support the needs of a future population, including families given the sizes and mix of apartments," Hill Thalis added.

Urban Property Group went through the Land and Environment Court to obtain approval for 38 apartments and 8 townhouses back in 2019, but have since been back and forth with design proposals for the site.

The Little Bay area on the eastern side of Anzac Parade has seen new urban precincts created over the last two decades, including the redevelopment of the former Prince Henry Hospital site and the early stages of Little Bay Cove to its immediate north.

The Little Bay project is part of UPG's continually growing development pipeline.

In the past month they've submitted applications in Penrith, and a townhouse and apartment project at Edmondson Park both close to train station infrastructure. Those two projects alone add a further 1,100 dwellings to UPG's pipeline.

A Central Coast tower that was originally approved over seven years ago has finally arrived in the heart of Gosford.

Prominent Sydney developer ALAND expanded on the plans after acquiring the 5656 sqm site at 108 Donnison Street in June.

Named after Archibald Acheson, the second Earl of Gosford, the two-tower development will be home to 323 residential apartments, 130 hotel rooms, multiple food and beverage tenants, plus a whole floor 960sqm sky bar.

ALAND CEO George Tadrosse said the revitalised development would be worth the wait given its tremendous offering and outstanding location.

John McGrath, CEO of McGrath Estate Agents who are marketing the project, said the Central Coast is poised for impressive price growth performance.

Despite a widespread price correction across many residential markets, McGrath said the thriving region has great long-term prospects.

“The Central Coast has been impacted along with almost every other market in the country, but the growing trend towards sea and tree changes - coupled with work from home demands - has positioned this market for a softer landing and a more rapid bounce when interest rates stabilise.

“A very large section of the growing demand for the Central Coast are both big city downsizers from nearby Sydney as well as professional couples and families. Apartment living has never been more in-demand by these groups.” McGrath also suggested Archibald will suit Sydneysiders seeking a nearby getaway within an hour of Sydney.

The two buildings will house one, two and three-bedroom units, plus three and four-bedroom penthouses, all with access to resort style facilities and many with views of Brisbane Waters and the city skyline.

Apartments in the development range in sizes from 58 sqm to 280 sqm, with a one-bedroom starting from $475,000.

Jaimie Woodcock, principal of McGrath Central Coast, said Archibald by ALAND is a breath of fresh air for the region.

“We've been waiting a long time for a development that has something significant to offer the area. This has the hotel offering, a significant food and beverage offering as well as a gym and pool," Woodcock said, adding that the price point has already proven attractive for prospective buyers.

Chapman Gardens is set to be one of the earliest completed projects in the new $1 billion Showground Precinct in Sydney's Castle Hill.

The first stage of the three-building, 258-apartment development is slated for completion early next year, with the whole project expected to be completed by early 2024.

The completion date has been an attractive proposition for buyers, Shant Van Kolck, head of sales and marketing at developer CG says.

"The precinct is coming alive and we'll be one of the earliest completed projects," Van Kolck recently told Urban.

CG are a builder developer, which Van Kolck says has been another major drawcard for buyers.

"Because we're also building the project, buyers know our building timelines aren't going to blow out as much, and we have building teams on site all day to answer construction details about the project."

Chapman Gardens, on a massive 12,000 sqm site on Dawes Crescent, comprises three buildings, The Chapman, Greenview, and Parkfront, all focused on being surrounded in lush landscaping.

Van Kolck says the team have tried to create something that sets it apart from the rest.

"There's a number of projects slated for the Showground Precinct, so it's important to develop something that brings buyers to your project and not anyone else's, and that's what we've done."

Chapman Gardens is unique in that it gave 50 per cent of the site back to gardens and landscaping, which meant the space between the three buildings is larger than anything else on the market.

"No shadow diagram was requested as part of the development application," Van Kolck notes.

What the separation means for buyers is that not only is the project surrounded in walkways and outdoor meeting spaces, the apartments get double the amount of sunlight in winter than any other development in the immediate area.

Another drawcard for buyers Van Kolck says is that they've created the project in a way that will bring in a variety of different buyers.

"There are a number of different configurations throughout, with the majority being one-off designs" Van Kolck says.

"We have a real mix of configurations across our three buildings, which means there's something for everyone. Some of the apartments have two bedrooms and two study rooms. No one offers that anywhere."

Van Kolck says it can be an attractive proposition for an investor who might be looking at an apartment's resale value and rental yield.

The majority of interest however has come from downsizers and upsizers, from the immediate area.

"Castle Hill and Hills District locals have shown the most interest, while we've got buyers coming from Macquarie Park and Hornsby who want to move into the area."

There's small touches that CG have made to their apartments, such as going with a five burner gas cooktop instead of four, and including butler's pantries as standard. Showers and baths have been separated in the bathrooms. Van Kolck says the modern day buyer is moving away from the traditional, and now quite outdated, shower and bath combo.
