Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

While there have been a lot of development applications, it has failed to materialize into real supply.&nbsp;

Sarazin has been the major player in the area. They are under construction at Murcia Residences, on the fringe of East Brisbane and Woolloongabba. Lewis Land has opened the first completed sky home for inspection at Harbour Shores, giving buyers their first opportunity to step inside one of just three double-storey residences crowning The Waterline.

Lewis Land Head of Development Michael Long said the inclusion of a berth with every Sky Home had become increasingly valuable as marina access across the Gold Coast tightened.

“Marina berths are becoming increasingly difficult to secure across the Gold Coast, so including one with every Sky Home makes this a genuinely rare offering,” Long said.

“The private 70-berth marina will accommodate boats up to 12 metres in length and is positioned just 2.5 kilometres from the Broadwater, placing the open ocean only 15 minutes away.

The display opening comes as construction completes on The Waterline, with the first residents expected to move in from mid-October.

Residents of The Waterline will have access to a private pool, along with Harbour Shores' wider collection of amenity including a lagoon pool, social clubhouse, tennis court, gym, yoga facilities and sauna.

Lewis Land partnered with Studio Collective to furnish the completed display, with the interiors designed to demonstrate how the residences could function as permanent homes rather than simply as show apartments.

Studio Collective Director Melissa Park said the surrounding waterways informed the interiors, but in a more restrained way than a traditional coastal scheme.

“We drew inspiration from the canals and coastal surrounds, but our approach was to interpret that subtly through layered materials and a grounded palette of earthy tones, rather than literal coastal references,” Park said.

“We introduced hero moments of green and teal to reference the surrounding waterways, while mirrored elements help reflect natural light.

“The result is a residence that feels elevated yet comfortable, somewhere buyers can genuinely imagine themselves living, entertaining and unwinding.”

Sky Homes are priced from $3.65 million.

Lewis Land is also offering private marina berths with The Residences, its limited collection of three and four-bedroom villas positioned directly along the Harbour Shores waterfront boardwalk.

Lewis Land opens sky home display as The Waterline completes at Harbour Shores

St Vincent de Paul Society Housing Australia has filed plans for a major mixed-use housing precinct on the southern edge of the North Sydney CBD, adding another significant proposal to a pocket around North Sydn​ey Station that is quickly becoming one of the LGA's busiest development zones.

The State Significant Development Application covers a 5,990 sqm site at <a href="https://www.apartments.com.au/new-apartments/1-19-mackenzie-street-lavender-bay-nsw-2060">1-19 MacKenzie Street and 211 Blues Point Road in Lavender Bay</a>, immediately south of Nor​th Sydney Station and between the commercial core and the lower-rise Lavender Bay Heritage Conservation Area.

Designed by Wardle, the proposal would deliver a new residential tower comprising 88 build-to-sell apartments and 19 affordable apartments, alongside a separate co-living building with 57 rooms and a building manager's studio.

It would also see the significant restoration and upgrade of St Francis Xavier Catholic Church, the adaptive reuse of the former school building, new parish facilities, retail, a new public square and around 1,000 sqm of publicly accessible open space.

The project is seeking a concurrent rezoning of the site to R4 High Density Residential and an increase in the maximum building height to allow a tower reaching RL120, or up to 20 storeys. The proposal was progressed through the NSW Government's Housing Delivery Authority pathway.

The build-to-sell component will be weighted toward larger apartments, with just six one-bedroom apartments compared with 31 two-beds, 43 three-beds and eight four-bedroom residences.

The 19 affordable apartments will comprise two studios, 15 one-bedroom apartments and two two-bedroom apartments, taking the total apartment component to 107 residences before the 58 co-living rooms are included.

Wardle's design for the Vinnies site has sought to negotiate that emerging high-rise context while retaining the lower-scale character of MacKenzie Street and the adjoining heritage conservation area.

The main building adopts a three-storey podium and tower arrangement, with the podium aligned to the ridgeline and front setback of St Francis Xavier Church.&nbsp;Wardle has designed the podium with colonnades, seating, recessed entries and active ground-floor frontages, with sandstone-toned precast concrete and face brick referencing the materiality of the existing church.

The tower then steps back eight metres to the south and six metres to the north before rising in a sculpted form comprising four interlocking quadrants. Wardle has also introduced rounded forms and chamfered corners to reduce the tower's perceived bulk and improve view sharing with neighbouring development sites.

Resident facilities and outdoor areas are planned at the separation between the podium and tower at Level 3, oriented toward Sydney Harbour and the CBD skyline.

The tower itself will feature a glass reinforced concrete facade, with recessed balconies and deep reveals used both to provide shading and privacy and frame views toward the harbour and city. The lower levels take a different architectural approach, using brick and sandstone-toned finishes intended to establish a stronger relationship with St Francis Xavier Church. The Church itself will be conserved and upgraded for its continued use, while the former school building will be adaptively reused as part of the co-living component.

The proposal adds to an increasingly concentrated pipeline of residential development around Blue Street, MacKenzie Street and Lavender Bay.

Just west of the site, Central Element lodged plans earlier this year for one of the most significant residential developments proposed in Lavender Bay in recent years.

Central Element's SJB-designed scheme at 64-66 Lavender Street and 3-7 Middlemiss Street would deliver 163 apartments across two towers rising 23 and 32 storeys, replacing five existing apartment buildings containing 32 homes. The project also forms part of the Housing Delivery Authority pathway.

Immediately around North Sy​dney Station, another two significant proposals have emerged at 5 and 15 Blue Street.

Zurich Australian Insurance Properties is seeking to adaptively reuse its longstanding commercial building at 5 Blue Street, directly above North Sydney Station, rather than demolishing the structure.

Its SSDA proposes converting the building into a 14-storey mixed-use development with 62 apartments and 86 co-living rooms, together with ground-floor retail and a major refurbishment of Blue Street Plaza. The application is currently at the Response to Submissions stage.

First look: Vinnies files for 20-storey Lavender Bay apartment tower as North Sydney housing pocket heats up

When the opportunity arose for South Australian developer Palumbo to return to Kent Town, where it had previously delivered East Park Apartments and the East 
Rundle Apartments, it wasn't one the longstanding developer-builder was going to pass up.

The decision was quickly vindicated, with more than 30 apartments sold within the first month of launching <a href="https://www.apartments.com.au/new-apartments/royal-apartments-kent-town-2-8-north-terrace-kent-town-sa-5067">Royal Apartments</a> to the market.

The 206-apartment development, which will bring significant new supply to Adelaide's tightly held eastern city fringe, also gives <a href="https://www.apartments.com.au/developers/palumbo">Palumbo</a> the opportunity to bring new life to one of Kent Town's most recognisable watering holes.

Royal Apartments incorporates the historic Royal Hotel, a venue Palumbo Managing Director Daniel Palumbo said has a longstanding connection with the local community.

The wider development will comprise two residential towers alongside the restored hotel, sitting on North Terrace opposite the Adelaide Park Lands.

For Palumbo, the project also marks a return to familiar territory.

The developer completed East Park Apartments next door more than a decade ago and jumped at the opportunity to develop in Kent Town again when the Royal Hotel site became available.

"The opportunity emerged, and we moved to secure the site," Palumbo said.

"We were approached by the previous landowner, who said they had extensive commitments in Sydney and weren't in a position to deliver the project.

"We took over the site and within six months recut the design scheme to be more in keeping with the type of development we want to bring to Adelaide.

"Now we're on the market and those changes have really resonated with local buyers."

That has translated into a strong start to sales, with 33 apartments transacting in the project's first 35 days.

Palumbo said the early purchaser profile had been consistent with the group's traditional focus on owner-occupiers rather than investor-led apartment stock.

"Local owner-occupiers have always been our market," he said.

"There are always some investors, but we've never developed what would be called traditional development stock. Owner-occupiers are very much our market."

The buyer mix has been diverse so far, with downsizers and younger professionals both accounting for a significant portion of early sales.

South Australia's current stamp duty settings, which allow&nbsp;eligible homeowners in South Australia aged 60 savings of up to $103,830 on stamp duty when they downsize to a new property valued at up to $2 million,&nbsp;have helped encourage downsizer activity, while younger buyers in their late 20s and early 30s have been attracted to the opportunity to live immediately outside the CBD while still being able to walk into the city.



Location has been a major part of the proposition for both buyer cohorts.

Royal Apartments sits on North Terrace directly opposite the Adelaide Park Lands, with residents able to walk through the parklands toward the East End, Rundle Street and Rundle Mall.

"If this location was in New York and you were sitting on Central Park, you'd be talking about a $60 million apartments."

Royal Apartments will offer a broad mix of residences, ranging from one-bedroom apartments through to four-bedroom sub-penthouses and penthouses.

Current listings include one-bedroom apartments from $680,000, while larger three and four-bedroom residences are priced around $2.5 million.

Residents will have access to a swimming pool, gym, barbecue and recreation areas, residents' lounge and dining space, and a communal deck.

Palumbo is acting as developer, architect and builder on Royal Apartments, continuing the vertically integrated model it has used across its South Australian portfolio.

The group was also behind the $150 million Sofitel Adelaide, the 251-room five-star hotel and residential tower which opened in 2021.

Palumbo said Royal's launch had come at an interesting time for the broader Adelaide apartment market.

Buyer confidence had initially been impacted by uncertainty surrounding the Federal Budget and broader economic conditions, but Palumbo believes sentiment is beginning to improve against a backdrop of significant investment flowing into South Australia.

He pointed to increased activity across defence and resources, including Olympic Dam, as potential long-term drivers of the state's economy and housing market.

"Money is starting to flow into Adeliade, significant amounts as Adelaide bucks the trend of the rest of the country.," Palumbo said.

"There's a lot of activity in the economy over the next decade. I think more investment will come into this market."

Early works on Royal Apartments are expected to commence this year, with major construction activity and cranes anticipated on site from early next year.

Go-to builder-developer <a href="https://www.apartments.com.au/developers/graya">GRAYA</a> is continuing to bulk out its already impressive and diverse apartment portfolio across South East Queensland. Their latest milestone is securing development approval for Silk, its boutique riverfront apartment development in St Lucia.

The approval clears&nbsp;the way for the team to begin construction planning for the 22-residence project.

GRAYA Co-founder and Chief Executive Officer Rob Gray said the project had been shaped around local homeowners wanting to remain in St Lucia without maintaining a traditional family home.

"St Lucia is one of those suburbs people do not want to leave," Gray said.

"They know the river, the trees, UQ, the golf course, Toowong and Indooroopilly, and that familiarity is hard to replace.

"True riverfront opportunities here are exceptionally scarce. What we have designed at Silk is a way to stay in the suburb people love, with the scale and privacy of a private home and far less to maintain.

"This is not typical apartment product. It is a proper home on the river, and that is exactly what this market has been missing."

The approval comes as new apartment development continues to increase across the St Lucia and neighbouring Toowong corridor, although direct riverfront sites remain considerably more tightly held.

"Genuine riverfront sites of this quality in St Lucia are not something that comes up regularly," Gray said.

"The fundamentals here are as strong as anything we have assessed in Brisbane."

Silk will see GRAYA return to a stretch of the Brisbane River where it already has recent construction experience. The vertically integrated group recently completed ARC in neighbouring Toowong as builder for developer Spyre, delivering the riverfront project on a constrained site.

GRAYA will take a different role at Silk, controlling the project from design and development through construction and aftercare under its vertically integrated model.

The development will include a gym and resident leisure areas at ground level, integrated with the river's edge.

Silk joins a growing pipeline for GRAYA across Brisbane and the Gold Coast, which includes Enclave, The Gallery, Coral and Ripple.

The developer-builder has also recently lodged plans for its largest project to date, <a href="https://www.apartments.com.au/new-apartments/the-silo-19-chester-street-newstead-qld-4006">The Silo</a>, a proposed <a href="https://www.apartments.com.au/news/qld/graya-buys-frasers-newstead-site-plans-the-silo-between-james-street-and-gasworks-precincts">$700 million mixed-use development</a> in Brisbane's James Street precinct.

After annualised -10 per cent declines, it seems the Sydney unit market has possibly bottomed out.

Property data firm CoreLogic found that, despite two consecutive monthly declines of over one per cent, the Sydney unit market posted surprising gains over February.

Corelogic's Home Value Index showed the unit market in the harbour capital grew 0.3 per cent growth, the first gains since February 2022.

Over the last 12 months Sydney's median apartment value has dropped from $831,000 to $769,00.

CoreLogic's national index declined -0.14 per cent over February, the smallest monthly fall since May 2022 (-0.13 per cent), when rate hikes commenced.&nbsp;

CoreLogic’s research director, Tim Lawless, said the stabilisation in housing values over the month coincides with consistently low advertised supply levels and a rise in auction clearance rates.

“The past four weeks have seen the flow of new capital city listings tracking -17 per cent lower than a year ago and -11.9 per cent below the previous five-year average,” Lawless said.

“This trend towards a below average flow of new listings has been evident since September last year, coinciding with a loss of momentum in the rate of value decline.”

Lawless however suggested the recent stronger results don't necessarily indicate the market has bottomed.

“Considering the RBA’s move to a more hawkish stance at the February board meeting, along with an expectation for a weaker economic&nbsp; performance and a loosening in labour markets, there is a good chance this reprieve in the housing downturn could be short-lived,” Lawless said.

“We also have the fixed-rate cliff ahead of us; arguably the full impact of the aggressive rate hiking cycle is yet to play out.”

Mark Bernberg, Managing Director of Ray White Projects Western Sydney, says he believes a new reality is dawning.

"I think buyers are well, well versed that 0.1 per cent were emergency interest rates, based on a once in a lifetime pandemic," Bernberg says.

"It's still well below the long term average, and having an interest rate with a three, or potential four, in front of it, is a new reality, and one that people are adjusting to.

"Humans are resilient, and human resilience is creating a new reality. Now they've got over the shock of rate rises, and now there's less of a fear of how far they can go, their expectation has been realigned, and now they're just trying to find value within their new borrowing power."

Property advisory firm Charter Keck Cramer's recently released H2 2022 report noted that, for a second year in a row, Sydney has built fewer apartments than Melbourne, which Bernberg believes will create an apartment boom.

"Simply put, demand is still massively outstripping supply, even in a correcting market, and clearly it will continue to do so as building approvals decline and apartment completion forecasts don't stack up to the surge in population we are set to experience," Bernberg added.

Charter Keck Cramer's report says there continues to be a growing mismatch between several supply and demand side metrics which is leading to a substantial shortage of supply of apartments in Sydney over the next few years.

"The NSW Department of Planning &amp; Environment significantly reduced population projections in 2022 anticipating average growth of 60,000 persons per annum, down from circa 92,500 persons per annum pre-COVID in 2019.

"Based on the reduced population projections, implied dwelling demand will average circa 28,500 dwellings per annum of which apartments will need to (and have historically) comprised the majority of new dwelling supply.

"With only 17,000 forecast apartment completions in 2023, 11,400 completions in 2024 and 2,800 completions in 2025, the imbalance between demand and supply continues to grow."

Gosford's Mann Street is one of the most ideally located spots for apartment seekers arguably across the whole of the Central Coast.

Kann Finch, one of the world's most accomplished architects, designed the tower to protrude from a&nbsp;fine-grained sandstone podium, which will be crowned by a striking resident infinity pool and a landscaped garden by Site Image Landscape Architects.

Within the podium, on street level, will be a number of food and beverage tenancies when the building is complete in 2025.

The curved form of the building is a source of inspiration for the design, with panoramic bowed terraces that spill into vast internal living spaces, with the living areas adjoining a true entertainer's kitchen and dining room, featuring stone island benches, back-lit stone splash backs, brushed brass stylish Parisi tap ware, and ILVE appliances.

Floor-to-ceiling windows invite an abundance of natural light into each of the residences,&nbsp;with the open-plan living areas featuring timber look floors and lush carpets. The penthouses also include under-mount wine fridges, as well as&nbsp;bespoke joinery that extends to outdoor barbecue areas.

The gateway to Gosford: Ace Property and TQM Group combine to launch The Grand Gosford 

Canterbury Leaguers Club have unveiled their ambitious plans for a new National Rugby League (NRL) precinct in Liverpool.

The precinct at&nbsp;84 Memorial Avenue, Liverpool, spanning over 80,000 sqm, is set to become a world-class facility that will boast a state-of-the-art stadium, training facilities, and community spaces.

In a battle of interests, Liverpool City Council has come to a head with the club over the proposed lifestyle, entertainment and recreational precinct worth a staggering half a billion dollars on the outskirts of the city.

Canterbury Leagues Club has engaged a team of consultants, including&nbsp;Zhinar Architects and&nbsp;GAT &amp; Associates,&nbsp;to prepare a Planning Proposal to create an amendment to Schedule 1 of the Liverpool Local Environmental Plan 2008 to allow for the 10-building project, earmarked to&nbsp;accommodate 1150 apartments, 44 serviced units, 150 hotel rooms, up to 1000 sqm of commercial space and a registered club.

However, the proposal has been met with significant resistance from Liverpool City Council, leading to a potential stalemate, with the council rejecting the plans in March 2022 stating the proposal, "engendered an “out of centre” development that had potential to undermine planned residential and commercial growth in the city centre" along with noting reduced walkability issues.&nbsp;

The project would involve rezoning the area to allow for building heights of up to 77 metres, a significant increase from the current maximum of 21 metres, with the proposed buildings ranging in height from 37 metres to a towering 77 metres.

Canterbury Leagues Club has however made an audacious move in calling for the New South Wales Planning Department to overturn Liverpool Council's refusal of its rezoning application for the major redevelopment, stating&nbsp;"the precinct is not intended or designed to compete with the Liverpool City Centre, but rather be a destination precinct in its own right."

GAT &amp; Associates also noted in their planning proposal on behalf of the club that “the development is conceived as a lifestyle, entertainment and recreational precinct providing entertainment and recreation uses that are not found within the Liverpool City Centre, while also providing residential and limited commercial uses."

The plans also propose upgrades to the existing open spaces around the site, as well as new pedestrian links, which would alleviate some of the council's issues.&nbsp;

<h2>Revolutionary Design</h2>

The site is part of a greater block of land known as Woodward Park with the subject land being directly on the corner of Memorial Avenue and Copeland Street and is positioned as the western gateway for the Liverpool City Centre.

The site is to be broken into three precincts: a club/hotel precinct, a western residential precinct and an eastern residential precinct.

The eastern residential cluster is located on the corner of Memorial Avenue and Copeland Street and will serve to provide a legible built form marker on this prominent corner. This site is the smallest in site area. The intended design is for five separate residential flat buildings with a shared central communal open space, with some buildings to provide rooftop gardens that will receive excellent solar access.

The western residential cluster similarly intends for five residential flat buildings, a central communal area and rooftop gardens.

A boulevard is intended to provide a direct linkage from the City Centre, over a new pedestrian footbridge, through the centre of the site to Hillier Oval and the Whitlam Leisure Centre. This boulevard is supported by limited commercial floor space to provide an active street.

The precinct's design is set to revolutionise the way sporting facilities are constructed in Australia. The state-of-the-art stadium will have a seating capacity of 45,000, making it one of the largest stadiums in the country. The unique bowl design will ensure that every seat in the house provides an unobstructed view of the game.

The stadium will have a retractable roof, allowing games to be played in all weather conditions. The precinct will also have a community sports centre, featuring indoor and outdoor sporting facilities, available to the community for use.

<h2>Economic benefits</h2>

The precinct is expected to generate significant economic benefits for the local community, with an expected $300 million injection into the economy. The project is also expected to create over 2,000 jobs during the construction phase, and over 1,000 ongoing jobs.

The precinct's location in Liverpool has been chosen strategically, with the aim of driving investment and growth in the area. The development is set to become a hub for sports, entertainment, and community activities in the region.

<h2>Environmental sustainability</h2>

The precinct's design incorporates environmental sustainability features, including solar panels, water recycling, and efficient lighting systems.

The project aims to be carbon neutral, with the goal of reducing greenhouse gas emissions and minimising the impact on the environment.

<h2>The 10 year plan to move Liverpool forward</h2>

With the City of Liverpool setting its sights on a prosperous and sustainable future, releasing its long-term Community Strategic Plan, Growing Liverpool 2023, it is believed the two sides will be able to reach a solution, with the Community Strategic Plan outlining a vision for the city, focusing on the promotion of a thriving economy, the creation of a safe, healthy and liveable urban environment, and the development of sustainable infrastructure that protects and enhances the natural environment.

The proposed planning proposal, which is currently under consideration, is seen as a step in the right direction towards achieving these goals. In particular, it is believed that the proposal aligns well with the strategies outlined in the plan, including the promotion of high-quality development, the creation of local employment opportunities, and the establishment of a sustainable development that complements the natural environment.

The precinct will intend to host community events, festivals, and other activities to promote community engagement and involvement.

Furthermore, the development is expected to provide a safe and healthy environment for future residents, pedestrians, and users of the recreational facilities, such as the Whitlam Centre and Hillier Oval, which are located adjacent to the proposed site.

<h2>Transport connections</h2>

The site is in a well connected location in terms of both public transportation and road infrastructure. For public transportation, the Liverpool Railway Station is 800 metres to the east of the site, with three separate rail lines servicing the station.&nbsp;

The rail network provides direct services to the Sydney CBD and other major centres including Parramatta, Blacktown, Bankstown and Strathfield. The Liverpool-Parramatta Transitway is to the west of the site, with a bus stop within 400 metres, which provides access to key local and regional centres via Sydney’s bus network. A bus stop is located along the Memorial Avenue frontage that provides direct access to the Liverpool Railway Station and Westfield Liverpool and western suburbs.

Turner Studio has been appointed as architects for Western Sydney's newest residential development following an extensive design competition.&nbsp;&nbsp;

The $560 million mixed-use project at 34 Hassall Street, Parramatta, is being developed by prominent Sydney developers Deicorp, who have taken a strong interest in the growing outskirts of Sydney, with the group also currently developing the Hills Showground Village in Castle Hill and Tallawong Village in Rouse Hill.&nbsp;

Pitched to cater toward Parramatta's growing population, 600 apartments will be constructed across the two 45-level towers, as well as shops and workplaces.

Not only is the design visually appealing, but it also incorporates functionality by connecting the two towers with a raised podium hosting an elevated courtyard garden.

"Minimising unhelpful sight lines and increasing solar and views has been a key consideration in the design of the towers," Turner noted in their design statement.&nbsp;

"Apartment placement and the facade have been designed to allow for at least 24m of visual privacy between the towers, even whilst maintaining an 18 metre building separation."

"From the Site, there are views of the CBD, the river, and the parklands. The tower forms maximise and share these views for all the residents."

The ground floor has been thoughtfully carved out to offer ample space for retail and hospitality frontages, inviting commercial tenants to activate the precinct, while above, the building will offer flexible work spaces, in addition to a fitness centre and a medical practice.&nbsp;

The entire structure is inspired by a nature, offering a park-like experience for both residents and visitors. The apartment's design follows this theme, providing district views of nearby points of interest such as the river and parkland, inviting the surrounding nature in to each of the homes.&nbsp;

The level one, two and three podiums will be known as ‘Gully Forest’, with the feature landscape sanctuary set to be embellished with a range of lush greenery, in addition to a series of smaller breakout and seating spaces which have also been included, along with a feature outdoor kitchen and a series of garden pavilions.&nbsp;

An open air community space offering barbecue facilities and smaller group gathering areas will also be located on the level two podium.&nbsp;

The development's prime location close to the park and transport hubs reflects the priority placed on putting residents at the heart of the design, with a number of convenient amenities within walking distance of the site.

Turner unveil design plans for Deicorp's new Hassall Street Parramatta apartments 

National diversified property developer Goldfields Group has launched it's maiden Chatswood apartment development, The Bryson of Chatswood.

The project, on the Pacific Highway near Beauchamp Park, will comprise 70 one, two and three-bedroom apartments across its 26 levels, including a collection of&nbsp;skyhomes and penthouses.

Located in the heart of Chatswood, the 90 metre tall tower offers expansive views across the Sydney CBD and beyond. Drawing on Sydney’s established narrative, this development embraces its context with a design language inspired by both the industrial ambience and urban vibrancy of its streetscape.&nbsp;

Goldfields CEO Lachlan Thompson said that the launch of The Bryson marked a significant milestone for the increasingly diversified developer.

Architecture firm MAKE handled the design of The Bryson, noting they&nbsp;designed the building form with four vertical ceramic blades that create a full-height cruciform shape.

"The blades curate apartment views and define the residential quadrants of the floorplate, while controlling daylight exposure, shading and ventilation.

"Their earthy, terracotta colour will visually ground the building within its local context, taking a cue from nearby brick residential buildings.

There was also a focus on wellbeing in The Bryson, which features&nbsp;communal open areas with a swimming pool, reading lounges, pool deck, outdoor terraces with barbecue facilities, dining areas and fire pit lounges.

"We’ve maximised the podium rooftops to provide amenities to residents, including a lap pool, outdoor dining spaces, a yoga terrace and landscaped terrace gardens," MAKE added.

"We’ve also included landscaping at the ground level and publicly accessible open space that’s shaded by large canopy trees.

"With its projected 5 Star Green Star rating, it will set the standard for future development in the Chatswood area."

Goldfields launch The Bryson of Chatswood apartments

Sydney developer FYVE headlines over $70 million worth of development applications submitted to the Bayside Council in January.

The Bayside Local Strategic Planning Statement (LSPS) details that by 2036, the Bayside Council local government area will require an additional 28,000 dwellings to accommodate the LGA’s swelling population.

FYVE has&nbsp;lodged plans for an eight-level block at 5-11 Flora Street, Arncliffe, which will have 54 one, two and three-bedroom apartments.&nbsp;

There will be a number of communal spaces in the Benson McCormack Architecture-designed building, a central space on the ground floor, and one on the rooftop which will home outdoor seating and extensive landscaping.

The Flora Street site is within proximity to a range of public open spaces, including Cahill Park and Discovery Point Park, which are just 700 metres away. Tempe Recreation reserve and Riverine Park are also within walking distance.&nbsp;

Across the road at 12-18 Flora Street, renowned architecture firm Rothelowman has designed another eight-level building, which will have 51 apartments (pictured main).

They designed the apartments to create&nbsp;seamless indoor/outdoor living, with expansive living spaces and open corner balconies.&nbsp;

"The design of 12-18 Flora Crescent is founded in exploring opportunities to maximise the liveability for the residents and create a building that delivers a positive engagement to the public domain through a focus on a “generous eye for life","&nbsp;the design statement signed off by Rothelowman Principal Ben Pomroy noted.

"The prototypical envelope in the Wolli Creek/Arncliffe precinct delivers buildings that create an urban edge interface to the public domain, through tall street walls, and lack of depth to building facades.

"Whilst the landscape character of the new precinct re-establishes itself, this more intense urban environment creates a strong contrast to the existing one of houses and gardens.

"The humble bungalows of the surrounding area, created connectivity to the street through elements such as the porch. These spaces allow residents to sit comfortably within their own private domain, yet still engage with, and interact with the life happening on the street.

A further 47 apartments will rise from 15-17 Kyle Street in the nearby Arncliffe.

Sydney-based architecture group Chanine Design has designed the plans for the owner-occupier focused building, which is nearly 90 per cent two-bed apartments.

The existing building will be demolished to make way for the eight-storey building, which will also include two levels of basement car parking.

The amalgamated lot spans a total area of 1,468 sqm and is located within proximity to the Arncliffe shopping strip precinct, as well as being within walking distance to Arncliffe railway station. A regular bus service also runs along the Princess Highway, providing a number of transport options to the Sydney CBD.&nbsp;

A large common open space is proposed across the ground level, within the north-eastern corner of the site, in addition to a rooftop communal space.&nbsp;

Botany has a fresh development application for two residential buildings at&nbsp;2-4 Bay Street.

The low-rise buildings, four and five-levels, have been designed by&nbsp;BKA and will have just 22 apartments.

Building A will comprise eight three-bedroom apartments, while Building B will consist of four one-bedroom and 14 two-bedroom apartments.&nbsp;

The $10 million project sees the buildings divided into two distinct volumes, connected via a highly landscaped walkway. The open lobbies allow for natural ventilation and filtered light, and also allow for a visual connection between the entry of both buildings.

“Divided into two modest building forms, the street facing front block has been defined by its green facade. As well as this, the top level has been further setback to reduce the appearance of the overall height and promotes an articulated 'sky scape'. These setbacks have been used for generous balcony spaces,” BKA noted in their design statement.&nbsp;

A communal open space is set to be located across the ground floor, spanning a total 347 sqm, while Building A will be crowned by a rooftop terrace.&nbsp;

The Bayside Local Strategic Planning Statement details that by 2036, the Bayside Council local government area will require an additional 28,000 dwellings to accommodate the LGA’s swelling population.

FYVE headline over $70 million of apartment developments lodged in January in Arncliffe and Botany

Just seven weeks after the rezoning of the Bella Vista precinct, Sydney developer Landen has filed plans to create a six-building project just off Old Windsor Road.

The project at 40 Memorial Avenue, an 18,790 sqm site Landen secured toward the back end of last year, will have 244 apartments and will take advantage of the rezoning, which now allows for a mix of R4 high-density residential and R3 medium density residential.

Just over 20 per cent of the development will be one-bed apartments (50 units), a mix of smaller and larger configurations (some at 58 sqm).

Nearly 60 per cent of the apartments on offer will be two-bedders (127 units), again with a collection of larger two-bed apartments at 110 sqm.

The remanining apartments are three bedrooms (47), and will have some larger product spanning 135 sqm. There will also be a handful of two-level townhomes.

In the design statement submitted to the Hills Shire Council, architecture firm Turner said the&nbsp;architectural form seeks to acknowledge its surroundings in its design strategy.

"The proposed development will provide a built environment suited to the context that responds to the desired future characteristics of the area, while taking cues from the existing context in terms of landscaping and materials."

They cited the local Bella Vista Farm, which was established in the late 1700s, as an inspiration for their design of the new project.

"The proposed design seeks to be place-specific and connected to the history of the area. We aim to reinterpret historical references in a new and contemporary manner."

It's the homestead in particular Turner reference.

"Due to its cultural significance to the nation, Turner feels it is appropriate for the proposal to pay homage to the existing landscape, use and architecture of the area by setting buildings within the landscape and taking design cues from Australian vernacular architecture as exemplified by this two-storey homestead within the Bella Vista Farm complex."

The project will be delivered in three phases; the first demolition and two new roads, and half of the buildings. The final three buildings, including a landscaped podium with a resident swimming pool connecting two buildings, will be part of phase two. Phase three will see a community area and park developed.

There will be sustainability initiatives at the project, including provisions for 100 per cent charging EV, low e-glazing, and bicycle parking.

The project, to be delivered in three phases, will have 244 apartments and will take advantage of the rezoning, which now allows for a mix of R4 high-density residential and R3 medium density residential.

And now one of Bronte's most exclusive streets, Bronte Marine Drive, is set for its first ever, brand new apartment development.

There's only 19 buildings on Bronte Marine Drive, all houses, apart from a tired block of apartments at 2 Bronte Marine Drive that date back to the 1930s.

That block is now set to be demolished and will make way for a striking new Tzannes Architects-designed building in landscaping by Myles Baldwin.

The proposal has been submitted on behalf of the executors of the Estate of Angelina Cordatos.

The project, fittingly dubbed Project Angelina, will have five three-bedroom apartments on the sloping 600 sqm site which overlooks the ocean, beach, and fronts part of the famed Bondi to Coogee walk.

The new proposal seeks to shift the original primary access from Bronte Marine Drive to Bayview Street, which will be via a splayed feature wall adjoining to a private staircase, leading into the residential lobby.&nbsp;

In the design statement submitted to the local council, the aim was for a design which is "consistent with a Sydney coastal garden with a touch of Mediterranean."

The planting palette is made up of a mix of natives and exotics to compliment the surrounding areas, with the terrace planter boxes at balcony edges and green roofs visible from the street.

Each apartment spans a whole floor and will feature private terraces oriented towards the beach, taking in sweeping south and south-eastern views. The terraces are accessed off the open plan living spaces which will be lined with floor to ceiling doors to take in the views.

The building will be crowned by a two-level penthouse. That will have two open terraces.

The built form will consist of a series of layered stone, concrete and masonry elements, defined at the openings by architectural metalwork and landscaping. The curved, horizontal language is established by bands of masonry that wrap around the full perimeter of the development, on top of expressed floor edges.

The overall form of the building features sweeping corners which soften the built form, and splayed balconies and terraces. These are oriented to address the main view towards Bronte Beach, and prevent onlooking between apartments.

Last Bronte Marine Drive took the record for Bronte's most expensive house sale. The property next door to Project Angelina, 1 Bronte Marine Drive, sold for $23.3 million to Singaporean blockchain entrepreneur Joanne Huynh.

F45 co-founder Rob Deutsche sold his home on Bronte Marine Drive last year for $17.7 million.

A local developer has lodged plans for an apartment project in the Sydney's affluent suburb of Mosman.&nbsp;

The development, at 5 Brady Street near Spit Junction and Bridgepoint Shopping Centre, is currently home to a four-storey former aged care facility, which will be retained in the $16.3 million development, with intentions to reduce the existing height and bulk of the building, in addition to internal wall alterations to accommodate the proposed apartments.&nbsp;

Multi-disciplined design practice PBD handled the architecture for the project, with Managing Director, Paul Buljevic, noting in the group’s design statement that the proposal reflects the current market demands in Mosman.&nbsp;

Taking inspiration from its locale, the building takes on a restrained palette, with brick and metal cladding donning the exteriors, with screens and battens adding an elegant finish.&nbsp;

The elevations have been varied throughout, responding to sun, views and the setbacks within the building, with foliage and landscaping spilling over the edges.&nbsp;

The apartments have been designed to maximise the building’s north-facing aspect, inviting natural light and cross flow ventilation in.

“Apartments are open plan in design providing a free flowing living quality with generous open space for occupant flexibility," the report stated.

Each will connect to a private open space, with the ground floor apartments benefitting from external courtyards which are oriented toward the street, promoting further street activation.&nbsp;

A close collaboration with Ground Ink Landscape Architects has resulted in extensive planting and trees throughout. The original landscaping to the front of the building will be retained, maintaining the site’s current street character, while the north-west boundary will have additional deep planting, providing privacy to the building as well as solar shading in the summer months.&nbsp;

Drawing upon the unique heritage of the neighbourhood, predominantly native planting has been utilised throughout, blending the boutique building into the streetscape.&nbsp;

Lush landscaping will be incorporated across each of the common areas as well, with the ground floor and rooftop communal space brimming with greenery.&nbsp;

Crowning the building will be an exclusive four-bedroom apartment, set across two levels, with an extended balcony space alongside the communal rooftop deck, complete with alfresco dining/seating and a spa.&nbsp;

Future residents will be within close proximity to a range of everyday essentials, including public transport, supermarkets, recreation and leisure facilities and schools.&nbsp;

First look: Plans lodged for boutique apartment development in Sydney's Lower North Shore

Despite generous government incentives in place for first home buyers, and investors seeing record rental yields due to the current rental market boom, both demographics are contracting when it comes to new lending.

First home buyer numbers dwindled again in November, to be over 30 per cent down since November 2021 and 50 per cent down from the January 2021 peak,&nbsp;according to stats from the Australia Bureau of Statistics.

Investor loans written declined 3.8 per cent in November to be 23 per cent down since November 2021.

Some developers are putting their strongest foot forward to differentiate themselves from other developers and projects, offering their own incentives to prospective buyers.

Traditionally, given investors and first home buyers are traditionally very different buyers, developers tend to offer two different incentives which cater for each of their needs.

Developer Piety Group are offering free strata levies at their recently completed Wentworth Point apartment precinct,&nbsp;ONE The Waterfront.

The two years of no strata levies equates to around&nbsp;$11,000&nbsp;in savings. They're also offering&nbsp;for a limited time&nbsp;purchasers&nbsp;to exchange&nbsp;with just a five per cent deposit, as opposed to the traditional 10 per cent.

The one-bedroom apartments in ONE The Waterfront are priced from $599,000, meaning buyers will only have to face an upfront cost of $30,000. The apartments, despite complete, still fall under&nbsp;the&nbsp;first home owners grant threshold

First home buyers also now can pay no stamp duty on apartments under $1.5 million, as part of the NSW Government's new First Home Buyer Choice scheme.

Toward the back end of 2022, Piety&nbsp;and Laver Residential Projects recognised that buyers were concerned about increases in interest rates,&nbsp;consequently&nbsp;offering an industry first&nbsp;freeze on interest rates hikes&nbsp;so buyers, both owner-occupiers and investors, could freeze their rate when they purchased. The project sits on the doorstep of Bay Park's 5,000 sqm of parklands, which feature a children's playground, fitness station, and further barbecue facilities.

“Buyers are yet to grasp the likely value increases that are coming due to a number of factors,” Elbanna said.

“The new light rail station is opening up directly in front of the development providing&nbsp; fantastic and convenient public transport, whilst the new surf park will provide further entertainment for residents.”
