Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

GreenPoint Partners brings years of experience assembling and scaling real estate operating businesses across major markets. And Green sees a big opportunity in Australia.

“For its size, sophistication and importance to the community, Australia’s living sector has remained largely under-institutionalised, which represents significant opportunity,” Green said. “GreenPoint identified that gap, assembled the right team, and is backing One Living to build a platform that is aligned to market needs.”

Green said being a builder-developer would give the company the capacity and flexibility it required to deliver reasonably-priced homes.

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

One Living will undertake a component of affordable housing in its schemes, which it will own and operate, and it could also run build-to-rent on some sites.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.

Within the first tower, Helios, residents will also have access to a dedicated amenity offering known as the Sky Private Club.

The upper 15 levels of the building will include private lounges, dining spaces, rooftop amenities and optional private wellness studios integrated within residences.

The Helios tower itself comprises 260 apartments ranging between 60 sqm and 300 sqm, including a collection of penthouses.

National Australia Bank (NAB) will fund <a href="https://www.apartments.com.au/new-apartments/palmera-residences-gold-coast-18-garfield-terrace-surfers-paradise-qld-4217">Palmera</a>, a $1 billion, 52-level luxury residential tower being developed by Central Equity in one of the Gold Coast’s most tightly held coastal locations at Northcliffe.

The project, launched recently by <a href="https://www.apartments.com.au/developers/central-equity">Central Equity</a>, one of Victoria’s largest private residential developers, comes at a time when construction funding for large residential developments has become increasingly competitive as lenders tighten exposure to the sector.

Multiplex has been appointed the builder, and construction is now underway.

Since its first project, Central Equity has delivered more than 85 residential developments with a combined end value exceeding $8 billion.

Palmera reflects Central Equity’s growing focus on the Gold Coast luxury apartment market and continues a relationship between Central Equity and NAB that dates back to the late 1980s, when the bank funded one of Melbourne’s earliest inner-city residential towers at a time when high-rise apartment living in the CBD was largely unproven.

NAB funds $1 billion Surfers Paradise apartment development, Palmera

Two years after completing one of the newest developments in North Sydney, developer <a href="https://www.apartments.com.au/developers/aqualand-australia">Aqualand</a> is turning its attention to the rapidly evolving St Leonards apartment market.

The developer, which completed AURA by Aqualand on North Sydney's Walker Street, has lodged plans for a 5,918 sqm site at <a href="https://www.apartments.com.au/new-apartments/33-37-herbert-street-st-leonards-nsw-2065">33-37 Herbert Street, St Leonards,</a> seeking approval for a pair of residential towers rising above a shared podium opposite Royal North Shore Hospital.

The proposal forms part of the broader transformation underway across the St Leonards-Crows Nest precinct, where former industrial and commercial sites are increasingly being redeveloped into high-density mixed-use projects tied to major transport infrastructure.

According to the planning documents, the site sits “within the St Leonards–Crows Nest Strategic Centre, identified by the NSW Government as a key area for accommodating future jobs and housing across Sydney.”

The proposal has been designed by fjcstudio, formerly FJMT Studio, and is being progressed through the State Significant Development pathway due to its scale and affordable housing provision.

The scheme would comprise 413 apartments, including 46 affordable housing units, alongside retail and commercial uses fronting Herbert Street. The project would also include communal open space, landscaping, a swimming pool, gymnasium, children’s play areas and podium-level resident amenities.

Planning documents show the development would consist of a part-13, part-39 storey tower form positioned above a four-storey podium.

“The development comprises a unified podium that activates the street interface, and two setback towers to accommodate new housing supply while maintaining an appropriate human scale at ground level,” fjcstudio noted in its Design Report.

The northern and southern towers have been shaped to respond to the surrounding skyline while also limiting overshadowing impacts to nearby public open space, particularly Talus Reserve.

The design report said the differing tower heights were intended to “contribute to a varied skyline while responding to the surrounding built form context and solar access considerations.”

The site sits directly opposite Royal North Shore Hospital and within walking distance of both St Leonards Station and the new Crows Nest Metro station.

While the site itself sits just outside the formal Crows Nest Transport Oriented Development boundary, the planning documents repeatedly reference its alignment with the broader TOD objectives reshaping the Lower North Shore.

“The site is located adjacent to St Leonards Station and in close proximity to Crows Nest Metro which is within the Crows Nest Transit Orientated Development Accelerated Precinct which has been identified by the NSW Government to support housing delivery,” the Design Verification Statement noted.

According to fjcstudio, the project has been designed to respond to the broader transition occurring across St Leonards, where increasing residential density is being concentrated around transport infrastructure and employment hubs.

“The broader precinct is undergoing significant change, with a mix of existing mid-rise buildings and newer high-density developments,” the report stated.

“Recent and approved projects indicate a consistent shift toward taller built form, typically organised as tower-and-podium typologies with more active ground levels.”

The proposal includes close to 6,000 sqm of retail and commercial space across the ground floor and podium levels, designed to create a more activated street edge along Herbert Street.

Aqualand’s plans would also introduce a landscaped podium shared between the two towers, with communal open space in the form of a podium rooftop designed to support resident interaction and improve urban greening outcomes. The scheme would also introduce pocket parks at the northern and southern ends of the site, including a landscaped area at the corner of Herbert and Ella streets designed to improve pedestrian amenity and soften the streetscape.

The proposal is being progressed through the NSW Government’s Housing Delivery Authority pathway, which was introduced to accelerate housing supply across the state. The application was declared State Significant Development in April 2025 following an expression of interest process.

St Leonards has been particularly active with new developments in recent weeks. Developer SP Setia’s <a href="https://www.apartments.com.au/news/nsw/first-look-sp-setia-targets-st-leonards-skyline-with-40-storey-tod-tower">plans for a new 42-storey tower</a> recently went on exhibition through the same pathway, while <a href="https://www.apartments.com.au/news/nsw/first-look-stockland-plans-52-storey-538-apartment-st-leonards-tower">Stockland’s 52-storey tower proposal</a> was also recently unveiled.

Aside from the St Leonards project, which is expected to take around nine months to move through the approvals process ahead of a potential 2027 launch, Aqualand is also preparing to launch Boronia, a new apartment project in Roseville comprising around 111 apartments on Larkin Street.

The developer also has approvals in place for the next stage of the Barangaroo precinct, which will feature new residential, retail, hospitality and community uses, alongside a new metro entry across the five-hectare site.

More than 50 new retail destinations are planned for Central Barangaroo, alongside a 270-metre-long boulevard connecting Hickson Park to Nawi Cove. Together with Harbour Park, more than 50 per cent of the precinct will comprise public open space and parkland.

Sydney-based construction company Level 33 has submitted plans to Wollongong City Council for a large-scale, mixed-use development in the centre of the third-largest city in New South Wales.

The family-owned firm is proposing to construct two towers in Wollongong, one of 18 levels and the other of 19, on a 6,514 sqm parcel of land made up of four separate lots.

Located on the corner of Crown Street and Gladstone Avenue, the towers&nbsp;will contain a total of 262 apartments, above 1200 sqm of retail space with seven separate tenancies.

The $73 million project plans were submitted by town planners Planning Ingenuity on behalf of Level 33, with BKA Architecture behind the designs.&nbsp;

A company linked to Level 33 Director Eddy Haddad bought&nbsp;357-359 Crown Street for $7 million in late 2021, then added the 20-unit block next door at 363 Crown Street for between $191,000 and $625,000.&nbsp;

The new development, which will replace all existing buildings, will feature a five-storey podium containing retail and commercial tenants, along with parking for 318 vehicles on the ground and lower-ground levels.

The majority of the apartments proposed are two-bedders (191). There will be&nbsp;63 one-bedroom units and eight three-bedroom apartments. BKA noted in their design statement&nbsp;submitted as part of the application that the density is considered to be appropriate within the urban and social context of the site.

"Its location in close proximity to transport links and numerous retail, commercial and recreational facilities suggests that the proposed density is both sustainable and compatible with the nature of likely future development."

The main communal open space features over 1,800 sqm of landscaped gardens.

BKA said the proposal to develop the site for residential purposes will greatly enhance the quality and amenity of the streetscape and make a positive contribution to the emerging and renewed character of the area.

"The proposed development is contextual at its core, adapting its built form and landscape design harmoniously with the topography and adjacent consolidated high density residential neighbours in accordance with the desired future character of the area."

The building has been designed with due regard to environmentally sustainable design principles. Most of the proposed apartments have their living areas orientated towards the north and east to maximize solar access.

Part of the consideration in the design process was the heritage-listed Moreton Bay fig tree on the site, which has stood since at least the late 1930s.

Level 33 file plans for mixed-use Wollongong development 

It was a move back to Sydney that prompted entrepreneur Brett Boyle and his wife to secure an apartment in Piety Group's Wentworth Point development, ONE The Waterfront.

Following a two-year stint living in their Blue Mountains home during COVID, the couple returned to the city, and rented an apartment in ONE The Waterfront, the most recently completed building in Piety's waterfront precinct. They went on to buy a two-bedroom apartment in the same building.

Now with a baby on the way, the growing family decided to upsize, selling their apartment for a healthy eight per cent gain and staying put in ONE The Waterfront, buying a three-bedroom unit.

Boyle says the couple have lived on and off in Wentworth Point for the last decade or so, given it's where his parents reside.&nbsp;So when it came time to head back to the city, Piety's nine-building community offered a rare opportunity to live in a near-new apartment in an area they knew well.

"We looked at buying an apartment when we first made the move back to Sydney, but we decided initially to rent within the precinct, to make sure it was the right fit for us," Boyle, who runs the business consultancy firm RiseUp, told Urban.

"Within six months, we bought in the same building."

Boyle says they were impressed with the quality and the level of detail in the project.

"We were confident in both Piety's track record and what we'd physically lived in and owned. We had no problem committing to upsizing within the precinct knowing what we know about the developer," Boyle says, adding that he's now recommending to his family and friends to buy into the project.

First home buyers have also shown significant interest since the NSW Government signed off on the changes to stamp duty. Now&nbsp;a first home buyer won't pay any stamp duty when buying an apartment in ONE The Waterfront, given the most expensive three-bedroom remaining is priced at $1,109,000, well below the new $1.5 million cap.

The busy developer Lindsay Bennelong is continuing to pad out its multi-residential property portfolio.

Off the back of two contrasting applications in 2022, one for a $150 million project in Crows Nest and another for a boutique project on Manly Beach, Lindsay Bennelong, headed by Clarendon Homes Founder Peter Campbell, is heading to the Eastern Suburbs.

They've filed for a mixed-use project at 138 Maroubra Road, just behind the Pacific Fair Shopping Centre and next door to the Maroubra Police Station.

The company secured the 1,512 sqm site during their busy 2022. They'll be demolishing the current office building and replacing it with a nine-level building, which will offer a mix of retail, commercial, and residential.

There will be 57 apartments on offer, a mix of one, two, three and four-bedroom units. The plans are for two retail spaces on the ground level, and a first level commercial office space, which will be flanked by a landscaped outdoor space.

There will be 23 one-bedroom apartments, which range in size from 51 sqm to 62 sqm, 12 two-bed units, which start from 86 sqm and top out at 99 sqm, and large three-bedroom apartments, the smallest 105 sqm and the largest 149 sqm.

There is a sole four-bedroom apartment, which has over 150 sqm of living space.

There are a number of outdoor breakout spaces for residents. Level two will feature an outdoor kids play space, an outdoor gym, and built-in seating around turfed areas.

Level eight will home two outdoor spaces, the largest at the southern end of the building which will have an outdoor barbecue and kitchen area and communal dining space, as well as community garden planters.

The northern outdoor area will have the same facilities, just across a slightly smaller footprint.

DJRD Architects designed the building. Co-owner and director Andrew Hipwell signed off on the design statement, noting that the&nbsp;design intent is to respond positively to the scale and massing of the existing adjacent buildings.

"The proposed project seeks some subtle variety by utilising brick and sheet cladding as a point of difference in texture and colour," the report submitted to the Randwick City Council noted.

"The Ground and Level 1 component will be subtly expressed as a podium with an alternate expression for the residential use above.

"The façade is designed to have “bays” defined by columns and piers that come to ground. The retail frontage is frameless glass for maximum exposure to the street."

The report noted that the structure will be primarily concrete column and slab, with non-loadbearing party walls which would allow apartment amalgamations down the track without any structural implication.

"This feature will permit multiple future configurations of bedroom, bedroom/office, bedroom/living."

Lindsay Bennelong was established in 2007 by the respected property identity Peter Campbell.

They currently have projects in Bondi Junction (Whitton Lane) and Crows Nest (Delano). Last year they submitted plans for five beachside apartments on Manly's dress circle North Steyne.

Residential property ownership has been the cornerstone of The Australian Dream since the term was first coined in the 1950s and 60s.

Back then however the median house price in Sydney was around $10,000. Now the median is just over $1 million, CoreLogic data suggests.

That's priced many out of the Sydney housing market. Most banks nowadays require a 20 per cent deposit. The buyers that don’t have $200,000 or more will require another upfront fee, Lenders Mortgage Insurance (LMI).

Some prospective buyers are finding other ways to invest in bricks and mortar, one of Australia's strongest performing asset classes over the last century.

"Investors have flexibility to invest in the property sector and choose from funds that deliver ongoing dividend payments through assets such as mixed-use development or commercial assets, or higher return single capital repayment at completion of the development, such as residential buy to sell projects,” Kuiters told Urban.

Kuiters says, on top of the inherit investment return benefits, a lot of investors appreciate the ability to have a single asset that they feel connected to and can see the progress of, through design development all the way through to construction and completion.

"The benefit of investing in an unlisted property fund like WINIM’s is that it gives an investor exposure to asset classes that were typically out of reach of non-institutional investors," Kuiters says.

"Additionally, with the average price of Sydney homes over $1m, having a minimum of $100k investment means you can invest in premium real estate markets with a much smaller outlay of funds."

WINIM’s development funds are currently focused on both premium residential development as well as hotel and mixed-use developments on the East Coast of Australia.

"We are constantly analysing different micro markets in key blue-ribbon suburbs with solid property fundamentals including low supply of premium developments," Kuiters says.

"We focus on low to medium density products that meet specific purchasers' demand and designs that speak to local heritage architecture for long term appeal.”

Seasoned investor Matt B, who is now onto his fifth investment at WINIM, has been investing in property funds for about 15 years, and has both personal property investments and investments in a number of funds.

International developers BRDB take to South Hurstville for Allen & George apartments

Property developer Heworth are soon to launch Rozelle Village, their redevelopment of the former Balmain Leagues Club in Sydney's inner west.

The vibrant, mixed-use precinct, which will be centred around a new village square with a retail precinct and apartments above, is to be marketed through CBRE.

Heworth recently lodge amendments to the approved development application, seeking to reduce the number of apartments 167 to 147 and change the apartment mix, increasing the number of two bedroom and three bedroom apartments.

Heworth Head of Property, Chris Walsh, said the team amended the product mix to create larger units.

“Through our amendments, we are seeking to change the apartment mix increasing the number of two and three-bedroom apartments as we feel the larger size floor plates and premium interior architecture, fixtures and fittings, will appeal to discerning local owner-occupiers, particularly downsizers," Walsh said.

“A key focus of our development is a new village square and major retail and hospitality podium connected by a series of laneways.

"It’s going to significantly enhance Rozelle, provide new much-needed amenity and become a major community meeting place and destination.”

Rozelle Village, former Balmain Leagues Club redevelopment, set to launch

Potts Point's historic Bayswater Road, lined with Victorian terraces and once a bustling nightlife scene, is set for a facelift.

Hamptons Property Services have filed an application to redevelop four sites between 28-38 Bayswater Road, currently home to a mix of residential and commercial spaces.

Vince Squillace, of the Surry Hills architectural and interior design practice Squlliace, handled the designs of the $20 million project, which will incorporate 22 apartments above extensive food and beverage spaces, and a handful of terraces.

"The vision for the site is to develop it into a mixed-use building with commercial activation to all three streets with residential apartments above," the design report put together by Squillace read.

"The existing terraces are to be retained and modified into single level residential units while the rest of the site will be redeveloped to enhance the residential offering to the precinct of Potts Point, due to its prime location in terms of access to local shops, entertainment, services and public.

Next door, 32-34 Bayswater Road, is another two mid-Victorian terraces, which are considered to have heritage significance. Popular bar Eros currently occupies the ground level, while the upper level are commercial spaces.

36-38 Bayswater Road is a four-storey building on the corner of Ward Ave and Bayswater Road. Its current use is commercial premises. All subject properties are located within the Heritage Conservation Area as specified in the LEP.

The design report said the&nbsp;alterations and additions to the Bayswater Road terraces will restore the buildings to be more consistent with their original design.

The design for the new apartments takes inspiration from the proportions and materiality of the existing brick buildings common throughout Potts Point," the report added.

"The new development has been designed in such a way to accentuate the verticality and reduce the visual bulk of the development.

Potts Point, one of the most expensive apartment markets in Australia, has been subject to a number of new apartment development applications in recent months.

Melbourne developer Time &amp; Place recently submitted long awaited plans for their redevelopment of The Chimes apartment building on Macleay Street.

The Macleay Street block dates back to the mid-20th century when it was designed by Hugo Stossel, a modestly well-known post-War émigré architect who designed a number of similar residential apartment buildings in Sydney’s inner eastern suburbs.

They're planning a brand new building designed by SJB, with a mix of one, two and three-bedroom apartments.

The redevelopment of the Sydney CBD landmark City Tattersall Club has taken a step closer, with Richard Crookes Constructions appointed to handle the build.

Joint venture partners, Singapore-listed First Sponsor and the Melbourne-based ICD Property, secured development approval for the project at 194-204 Pitt Street in November 2021, which will involve the majority of the building making way for a new 50-level tower with 241 apartments and high-end hotel with around 110 rooms.

The heritage ground floor area will remain, but will undergo major upgrades.

Richard Crookes Constructions will work alongside project architects fjmt and BVN Architecture to deliver the guest rooms and residences that pay homage to the site’s heritage significance.

Builder appointed for $400 million City Tattersall Club redevelopment, Sydney House

Prominent Sydney and Melbourne proprety developer Landream are well and truly ready to take advantage of the $750 million of the Sydney Fish Markets at Blackwattle Bay.

They're pushing on with their $330 million Wattle Street project, across the road from Wentworth Park and a stone's throw away from the popular Fish Markets, which following the redevelopment which will create a major food and dining precinct for the area.

Landream secured the 12,381 sqm site at 14-26 Wattle Street in 2021 from the Sydney City Council, pending approval of a Stage 1 Concept DA, which was approved in May 2021.

The Sydney City Council acquired the site in 1906 as a road works depot. Facilities to support the depot were constructed on site between 1912- 1921. They're the only buildings that stand on the large site which straddles Wattle, Fig and Jones Streets.&nbsp;The site was previously used as a sandstone quarry, formally known as Hell Hole Quarry.

Prior to the submission of the recent development application, the Sydney-based architecture&nbsp;firm BVN won the project's&nbsp;Architectural Design Competition, beating design submissions from&nbsp;likes of&nbsp;Carter Williamson, Tzannes, SJB and Bates Smart in the Architectural Design Competition.

The jury said BVN's scheme was "considered, engaging, pragmatic and rooted in concept, materiality, and place making."

"The design is underpinned by the current and future site context and character, seeking to contribute to and unlock the natural advantages of the environment and the approved concept scheme," the jury continued.

"The jury appreciated the design development of the approved concept scheme, benefiting the public realm and enhancing the residential amenity. The modified massing allows the development to be read as a ‘family of buildings’, rather than as a single complex.

"Each building is unique in design approach and they work together to establish a cohesive and comfortable environment within the site."

The jury also noted the clever design of the ‘Garaban’, the central residential building, one of five buildings proposed, which will deliver high amenity residential living.

"It is appreciated that this structure presents 100 per cent north facing apartments and 100 per cent cross ventilated apartments to deliver positive sustainability goals."

Four of the five buildings will home 237 apartments. There will be 50 one-bed units (21 per cent), 101 two-beds (42 per cent), and 82 three-bedroom apartments (35 per cent), as well as a handful of studios and large four-bed apartments.

The fifth building will solely home commercial and office space, while one of the residential buildings will also feature a recreation centre with two multi-purpose indoor courts, and a childcare centre.

BVN's Design Statement, part of the extensive submission to the City of Sydney Council, said&nbsp;14-26 Wattle Street is located in the Innovation Corridor of the Sydney Harbour CBD, a unique precinct in the city that is undergoing rapid transformation.

"Previously an underutilised area of the city, it is developing into a prime mixed-use precinct to help strengthen the Harbour.

"Capitalising on its easy access to Pyrmont, Blackwattle Bay, the Fishmarket, Darling Harbour and the central CBD Precinct, it is set to become a sought-after destination with a strong focus in connecting Pyrmont to the Sydney CBD.&nbsp;The work/live industrial history of Pyrmont and Ultimo is still evident in the urban fabric."

The report, signed off by BVN Principal Phillip Rossington, noted a number of sustainability initiatives in the project.

There will be rainwater storage, landscaping on the open rooftop with climate and location suitable plant selection, natural light and ventilation to the majority of apartments, as well as efficient services throughout the building like extensive bicycle parking, energy efficient light, and composting facilities.&nbsp;

BVN said the key to the proposed development was understanding the extremely different contexts on the three addresses (Jones, Fig and Wattle), and providing appropriate responses to each.

"This approach allows the development to be read as a family of buildings rather than one large complex," BVN said.

"The Jones building is set back and articulated to complement the existing Jones Street Terraces. The Wattle Street aesthetic draws on neighbouring buildings’ arches and strong lines. The Courtyard building is a smaller more boutique building with a focus on it’s true north facing aspect and enhanced sustainability features, and the Fig Street commercial building reflects the rhythm of the Winchcombe Carson building."

The Winchcombe Carson building, bordering the site on Fig and Wattle Street, is a landmark building and former woolstore, which opened in 1894.
