Malaysian developer <a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> is the latest to jump into St Leonards booming Transport Oriented Development precinct.

The developer, which has previously delivered Sapphire by the Gardens apartment development in Melbourne, identified the Atchison Street site in 2023. It filed a Scoping Report around 12 months ago, and now has revealed the designs for the new&nbsp;40-storey mixed-use tower.

The State Significant Development Application covers <a href="https://next-portal.urban.com.au/projects/14650/summary">20-22 Atchison Street</a>, a 1,374 sqm site positioned between St Leonards Station and the new Crows Nest Metro station.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the project would deliver 181 apartments, above a four-storey commercial podium, five basement levels, and new public domain works along Mitchell Street. The apartment mix comprises 35 one-bedroom apartments, 39 one-bedroom-plus-study apartments, 85 two-bedroom apartments, and 22 three-bedroom residences.

The proposal has been lodged as a shop-top housing development under the NSW Government’s TOD planning pathway, which allows increased density around key transport infrastructure. The site sits within the recently rezoned Crows Nest Accelerated TOD Precinct.

SP Setia acquired the Atchison Street site as part of its continued expansion into the Australian apartment market. In comments made to City &amp; Country (The Edge Malaysia) in 2023, SP Setia President and CEO Datuk Choong Kai Wai described the acquisition as “a strategic move” aligned with the group’s post-pandemic market recovery strategy.

“Our target for this exceptional development is local and overseas buyers, including first-home buyers, downsizers and investors,” Choong said.

The tower has been designed as a slender vertical form rising from a mixed-use podium, with COX Architecture positioning the development as a response to the evolving St Leonards and Crows Nest skyline.

“The purpose of the project is to facilitate the delivery of high-quality housing at a strategically located site and deliver a built tower outcome that is consistent with the desired future character of St Leonards and aligns with the TOD controls,” the design report stated.

The podium would incorporate retail uses fronting Atchison Street, commercial tenancies, landscaped communal areas, and pedestrian improvements along Mitchell Street. Vehicle access and loading would be consolidated via Atchison Lane.

Residents would have access to more than 665 sqm of communal indoor and outdoor spaces, while the development proposes 96 parking spaces across five basement levels.

The proposal also includes a commitment for 10 per cent of residential floor space to be allocated toward affordable housing through a monetary contribution.

COX said the tower form responds directly to the emerging high-density character of the precinct while seeking to maximise solar access, cross ventilation, and outlook from apartments.

“The building is orientated towards north,” the Apartment Design Guide compliance report noted, adding that the tower’s slim form was driven by the constrained inner-urban site dimensions.

The design also incorporates landscaped setbacks and communal open space at podium level, intended to soften the interface with surrounding streets and improve pedestrian amenity.

The project adds to a growing wave of redevelopment proposals reshaping St Leonards and Crows Nest following the opening of the Sydney Metro City line and the NSW Government’s push for higher-density housing around major transport nodes.

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has revealed plans for a new mixed-use tower at 10 Dangar Street, Wickham, advancing a proposal that would reshape the southern gateway to Newcastle’s city centre with one of the city’s tallest residential buildings.

The State Significant Development proposal, now on exhibition, seeks approval for a <a href="https://www.apartments.com.au/new-apartments/bowline-10-dangar-street-wickham-nsw-2293">43-storey tower</a> immediately adjacent to the Newcastle Interchange. The project would deliver around 200 apartments, including 42 affordable housing dwellings, alongside 99 co-living units, a 171-room hotel, retail space, and new public domain integrated through the site.

The scheme marks a significant escalation of plans previously approved for the site. Urban Property Group took over the prominent 2,904 sqm parcel, where excavation and demolition had already commenced under an earlier consent for a 14-storey mixed-use development.

Designed by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a>, the tower has been conceived as a landmark transit-oriented development anchored to the Newcastle Interchange precinct. The proposal includes 245 build-to-sell apartments across a mix of one, two, and three-bedroom residences, as well as two penthouses. Fifteen apartments and one operational unit are earmarked for NDIS housing. The co-living component would add a further 99 units, while the podium would accommodate retail uses and hotel facilities.

SJB said the site presents “a valuable opportunity to anchor the precinct by setting the standard for design, active ground planes and character at the key southern gateway.”

The architecture responds directly to the site’s position beside major transport infrastructure and within one of Newcastle’s fastest-evolving urban renewal precincts. The tower form sits above a sculpted podium designed to frame new public spaces, including a through-site pedestrian link connecting Station Street to Hannell Street, landscaped plazas, and activated retail edges.

The design report describes the project as part of the broader transition of Wickham into “a vibrant, high-quality mixed-use urban precinct” that leverages proximity to the station, open space, and regional connectivity.

A detailed public art strategy has also been prepared for the development. The strategy positions the project as “a transit-oriented development of state significance at the gateway to Newcastle’s city centre” and outlines a series of integrated artworks responding to Newcastle’s industrial and transport heritage.

Creative Road’s curatorial framework for the project, titled Unveil, draws on “stratified surfaces, carved volumes, and light-filled apertures” while referencing Newcastle’s transformation from an industrial city into a contemporary education and technology hub.

The proposal is being advanced through the NSW Housing Delivery Authority pathway after being declared State Significant Development in June 2025. The accompanying scoping report states the development aims to “maximise the site’s proximity to the Newcastle Interchange by delivering transit-oriented development” while increasing housing supply and affordable housing provision within the Newcastle LGA.

Urban Property Group’s plans align with the long-term strategic vision established under the Wickham Master Plan, which identified the interchange precinct as suitable for substantial uplift in height and density. The current proposal would significantly intensify that vision, positioning the tower among the tallest developments proposed for Newcastle.

The site sits immediately north of the Newcastle Interchange, bounded by Dangar Street, Hannell Street, and Charles Street. It is surrounded by a rapidly growing cluster of residential towers and mixed-use projects that have emerged following the completion of the light rail and transport interchange.

Boutique developer MADE Property is doubling down in the Prime Minister's neighbourhood.

Fresh off the back of launching <a href="/new-apartments/kirribilli-harbour-75-kirribilli-avenue-kirribilli">Kirribilli Harbour</a>, nine luxury apartments on Kirribilli Avenue, <a href="/developers/made-property-group">MADE</a>, led by Davin Finn, is planning their next development.

They're seeking to develop 19 two and three-bedroom apartments at <a href="/new-apartments/carabella-22-24-carabella-street-kirribilli-nsw-2061">22-24 Carabella Street</a>. It's a slightly different location from Kirribilli Harbour, more Jacaranda streetscapes than Harbour views.

The proposal by SJB Architects retains the existing red-brick facade at 24, while demolishing number 22. The development will be split into&nbsp;two four-level buildings - separated by a central landscaped corridor that enhances permeability and greenery on the site.

“The landscape strategy is to retain the street trees of Jacarandas, Brisbane Box and Crepe Myrtles species, providing a landscaped outlook for the residents, while also masking the bulk of the proposed building form," SJB noted in the application to the North Sydney Council.

Ray White Projects WS Managing Director Mark Bernberg says North Village appeals to a wide range of buyers.

“We are already seeing first home buyers and young professionals who see the price points as very attractive,” Bernberg says.

All one- and two-bedroom apartments are priced under $800,000, meaning eligible first home buyers won’t pay a cent in stamp duty.

Rozelle Village to offer 59 affordable housing units after State Significant Development Application approval

Buoyed by positive news on interest rate cuts and a surge in rental prices over recent years, investors are gradually re-entering the residential property market in Sydney.

The December quarter data from the ABS revealed that New South Wales led the growth in investor loans throughout 2024, marking a near-30 per cent increase compared to 2023. Importantly, this surge occurred even before the February rate cut and growing economic commentary predicting up to four additional cuts in 2025.

The official cash rate currently sits at 3.85 per cent, but most major banks forecast it will fall to 3.1 percent by year’s end.

Developers are now preparing for a renewed wave of investor activity. Since the Reserve Bank of Australia began aggressively increasing rates — coupled with significant price growth in Sydney over recent years — many investors have struggled to make the numbers work. However, improving conditions are shifting that sentiment.

Investors typically seek two key features in residential property: scarcity and a prime location. If these two boxes are ticked, then a strong rental yield and strong capital growth will likely follow. These criteria explain the rising investor interest in Capital Corporation’s <a href="/new-apartments/the-residences-at-wahroonga-estate-169-fox-valley-road-wahroonga-nsw-2076">Wahroonga Estate</a>, located in Sydney’s leafy Upper North Shore.

A major drawcard is the limited supply of apartments in the area. According to the latest Census, of Wahroonga’s 4,600 dwellings, fewer than 20 per cent are apartments. Most existing stock is more than a decade old, and aside from the future stages of Wahroonga Estate, there’s minimal new supply in the pipeline — which will likely support long-term demand and value growth.

Wahroonga Estate is ideally positioned near major infrastructure, including the Sydney Adventist Hospital — NSW’s largest private hospital — located right next door. Within a five-kilometre radius, residents have access to four of the Upper North Shore’s most prestigious schools: Knox Grammar, Barker College, Pymble Ladies’ College, and Abbotsleigh, which only further strengthens rental appeal and price growth for investors.

Wahroonga also satisfies two other key investor metrics: low vacancy and solid rental yields. According to SQM Research, the region’s vacancy rate sits at just 1.3 per cent, while the gross rental yield for units is 4.2 per cent — outperforming the Lower North Shore at 3.8 per cent.

The first stage of Wahroonga Estate, The Residences, will feature 128 one-, two-, three-, and four-bedroom apartments across three mid-rise buildings. The development targets owner-occupiers — a demographic that also appeals to investors, as it aligns with the profile of their likely tenants.

Notably, The Residences avoids costly amenities, helping to keep strata fees relatively low compared to developments with extensive facilities like rooftop pools. The development will still provide significant amenity, more geared around the natural surrounds. There will be over 8,000 sqm of private landscaped gardens, a pet-friendly green spine, a BBQ pavilion, a dog wash bay, and a residents’ lounge equipped with a boardroom-style meeting space and kitchenette.

While most early interest in the apartments has come from downsizers within the Upper and Lower North Shore, <a href="/developers/capital-corporation">Capital Corporation</a> has recently seen increased activity from investors.

According to Jim Hunter, Director at Capital Corporation, the uptick is driven by two key factors: the declining interest rate environment and the strong quality and appeal of The Residences at Wahroonga Estate.

“There’s nothing on the horizon for Wahroonga that compares to Wahroonga Estate,” Hunter says. “We’re expecting investors will benefit from both strong yields and long-term capital growth, and demand from the rental market when the first stage is ready for occupancy.”

Construction of The Residences is expected to begin later this year, with completion anticipated by mid-2027.

Investors spurred by rate cuts look to The Residences at Wahroonga Estate

North Shore developer Hyecorp has revealed its next apartment development in the Upper North Shore.

They’re planning 259 apartments in Roseville, around 600m from one of their current projects, <a href="/new-apartments/juliet-roseville-64-pacific-highway-roseville">Juliet</a>, which recently commenced construction.

The new development, on a large 9,370 sqm block bordering Lord Street and Roseville Avenue, has been designed by FK, who said in the planning documentation that the project "offers a unique opportunity to create a new residential offering in the desirable suburb of Roseville, with its own unique expression."

"The project vision calls for the integration of landscape features and sensitive architecture, a variety of boutique apartments and high-quality communal amenities that foster a village feel in a predominantly single dwelling neighbourhood," the State Significant Development Application read.

"Our vision for this project is for a site-responsive building, one that integrates familiar materiality from neighbouring sites and utilises multiple facade strategies to establish character. It is inextricably connected by a networked ground plane of gardens and linked walkways."

Of the 259 apartments, 117 are two-bedrooms (45 percent), 104 are three-bedrooms (40 percent), with 28 one-bedroom units and 10 four-bedrooms.

Also planned for the nine-level building is a wellness centre with a 15-metre swimming pool and gym, a kids club, cinema space, games rooms, and a residents' lounge.

FK said that, in order to respect the tree-lined character of Roseville Avenue, Lord Street and Martin Lane, they have elected to retain as many significant trees as possible on the site.

"This has led to the creation of a setback in the Roseville Avenue facade, which will be dedicated for resident and community use, adding to the series of pocket parks found within the immediate area."

A connection to Lord Street creates a large central courtyard, which will provide a dedicated space for residents to sit beneath a large Blue Gum tree, to be retained on site.

Sydney’s harbourside suburbs have undergone rapid regeneration over the past five years

New developments are lining the harbour and the surrounding streets.

Pyrmont, one of Sydney’s most central harbourside suburbs, has been somewhat left behind in the new apartment development scene.

The suburb—just a bridge and waterway away from Darling Harbour and the heart of the Sydney CBD—hasn’t seen a new apartment development since the completion of Paragon of Pyrmont in 2021. That project primarily featured three- and four-bedroom apartments and luxury terraces.

Pyrmont Place to fill gap in harbourside suburb apartment supply

Macquarie Park is rapidly transforming into one of the fastest-growing suburbs in Greater Sydney.

With billions of dollar in investment and several new apartment buildings already under construction, the next stage in the Macquarie Park evolution will see four or five new towers built between the Macquarie Park and North Ryde Metro stations.

The State Significant Development Application proposes two options; either four or five towers, with around 1,760 one, two and three-bedroom dwellings, each with significant commercial and retail space.

The smallest tower proposed would be 30 levels, and increase in height to 58 levels.

Cox Architecture has put together the sketch plans for the 33,840 sqm site which borders both Wicks Road and Epping Road. The land is identified as an ‘Accelerated TOD Precinct’.

The six sites are currently owned by&nbsp;Charter Hall, Harvey Norman, Abacus, and a company associated with geotechnical engineering and environmental consulting services firm, JK Group.

Urbis says the concept application seeks to establish building envelopes, high-level built form principles, and land use allocations to guide future detailed development applications for the site.

"Benefiting from its strategic location near Epping Road, Waterloo Road, and the Macquarie Park Metro Station, the project presents a major opportunity to address NSW’s housing crisis while contributing to Macquarie Park’s economic growth," the Scoping Report by Urbis noted.

They said a key feature of the proposal is a 9,700 sqm public park.

"This park will enhance pedestrian connectivity between the site, Lachlan’s Line, and the metro station while providing high-quality public amenities, including shaded play areas, seating, picnic tables, and BBQ facilities."

There will be a new road established between Wicks Road and Lachlan’s Line, improving local accessibility.

The site is currently occupied by several low to mid-rise buildings including a&nbsp;Domayne furniture showroom, a Storage King, the office of JK Geotechnics, and several warehouse/office buildings.

Several new apartment developments are underway in Macquarie Park.

TOGA is delivering <a href="/new-apartments/macquarie-rise-122-herring-road-macquarie-park">Macquarie Rise</a>, 268 apartments across three towers next door to the shopping centre on Herring Road. They recently installed the <a href="/news/nsw/toga-installs-first-tower-crane-at-macquarie-rise-as-construction-gathers-pace">first tower crane</a> on site.

Around the corner on Talavera Road, Urban Property Group is working on <a href="/new-apartments/la-vera-94-talavera-road-macquarie-park">La Vera</a>, around 120 apartments in a building designed by Cox Architecture.

First look: Concept plans filed for Macquarie Park TOD

It’s been 15 long years since the former Balmain Leagues Club was open to the public.

The large 7,330 sqm Victoria Road site has grown progressively more derelict since the doors to the former club shut back in 2010.

It’s been seven years since the first redevelopment was mooted, and following a recent change in ownership, the former club is now set to become the hub of Rozelle once again.

Sydney developer PERIFA has taken the development reins, securing the site from former landowner Heworth.

PERIFA is part of the Versatile Group of companies, which counts construction firm Versatile Construction among its businesses. They’re set to bring something completely different to what has come before on the Balmain Peninsula.

Sydney’s residential property market continues to tell a story of two very different sectors.

As the market rebounds, house values are pulling further ahead of unit prices—April was no exception.

According to the Home Value Index from Cotality (formerly CoreLogic), house values rose by 0.4 per cent in April, while unit values declined by -0.4 per cent. Over the rolling quarter, houses are up 1.4 per cent, but units have fallen by -0.4 per cent.

Sydney’s median house value now sits at $1,474,000, compared to $854,000 for units—a $620,000 difference.

This widening gap underscores the ongoing affordability advantage of units for buyers priced out of the housing market, particularly in a city where overall property values remain among the highest in the country.

<h2>What happened in Sydney’s off-the-plan apartment market in April?</h2>

The increasing cost of housing in Sydney is giving developers every opportunity to bring projects to market and secure prices that will allow them to move to the construction phase of the project.

Developers are certainly having to look for new ways to bring something more to their projects above the ordinary, ensuring they're delivering a considerably better place to live than buying into an established building.

No doubt renowned builder-developer DASCO has done so at its recently launched&nbsp;<a href="/new-apartments/danks-st-district-waterloo-903-921-bourke-street-waterloo-nsw-2017">Danks St District</a> in <a href="/developments/waterloo-nsw-2017">Waterloo</a>. They have a fairly unrepeatable 1.7-hectare block in the middle of the inner-city suburb where they are to create a large mixed-use development with 373 new apartments above a retail and dining precincts.

The first stage that buyers have jumped at is Bourke Street Residences, a sculptural building designed by&nbsp;<a href="/architects/mhn-design-union">MHNDU</a> and <a href="/architects/fieldwork">Fieldwork</a>.

The building will feature rooftop gardens, BBQ areas, an outdoor gym, and a soundproof music room.

DASCO has also taken out the sought-after Latent Defects Insurance from Resilience Insurance.&nbsp;The insurance, which can only be taken out by the developer and not the property owner, protects homeowners from major structural or waterproofing faults for 10 years post-completion.

Another builder-developer who has created something unrepeatable is <a href="/developers/toga-group">TOGA</a>, who is selling the final homes at its transformative inner-city development, <a href="/buildings/surry-hills-village-redfern-6-14-baptist-street-redfern-nsw-2016">Surry Hills Village</a>.

Surry Hills Village, or SHV, on the border of Surry Hills and Redfern, just off Crown and Cleveland Streets, has received much fanfare since it completed late last year, namely due to its hospitality precinct, Wunderlich Lane, one of the hottest spots in Sydney.

The final homes for sale in the sought-after development are the Marriott Street Terraces. There are only three, individually-designed terraces left which have three bedrooms, sculptural kitchens with Sub-Zero and Wolf appliances and a wine bar, outdoor spaces primed for entertaining, and a car space, a rarity for terraces in the inner-city.

Masterplanned developer <a href="/developers/sekisui-house-australia" target="">Sekisui House Australia</a>, who is creating communities in previously underutilised areas across Greater Sydney, released the Skyhome Collection at Willow, the latest stage of their $2 billion Sanctuary masterplan at&nbsp;<a href="/developments/wentworth-point-nsw-2127" target="">Wentworth Point</a>.

Designed by <a href="/architects/turner-studio">TURNER</a>, the homes feature floor-to-ceiling glass, expansive balconies, and curved bronze-toned screens that reflect the form of the Parramatta River. Prices range from $810,000 to $4.5 million, with each apartment designed for light, space, and uninterrupted views of the river, CBD, and Blue Mountains.

Sanctuary is evolving into one of Sydney’s most connected waterfront precincts, with buyers drawn by access to ferry services, parklands, and future light rail.

North of the Bridge, April saw&nbsp;<a href="/developers/coronation-property" target="">Coronation Property</a>&nbsp;break ground on its $250 million <a href="/developments/chatswood-nsw-2067" target="">Chatswood</a> project, a 32-level mixed-use development on Archer Street.

The project, designed by <a href="/architects/woods-bagot">Woods Bagot</a>, will deliver over 150 apartments, along with 2,500 sqm of retail and commercial space, wellness amenities, and a restored heritage building.

Recognised as a State Significant Development, the project will generate up to 400 jobs and be a key contributor to Chatswood’s transformation into a vibrant residential and retail hub.

In April, another builder-developer, <a href="/developers/scion">Scion</a>, started welcoming buyers to Sterling, their 50-apartment development in <a href="/developments/lane-cove-north-nsw-2066">Lane Cove North</a>.

Originally started by a different developer, Scion stepped in mid-build, assured by the project’s Latent Defects Insurance and robust independent inspections.
