Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

An $18 million penthouse has hit the market in Main Beach as construction tops out on La Mer, the $155 million apartment development rising just metres from the beach.

Spanning around 600 sqm across the top two levels of the 29-storey tower on Main Beach Parade, the four-bedroom penthouse is one of the latest eight-figure residences to test the upper end of the Gold Coast apartment market.

Its launch comes amid continued activity at the very top of the market, following the $30 million off-the-plan sale of a Burleigh Heads penthouse earlier this year, which surpassed the Gold Coast's previous $24 million apartment record set in 2023.

ODUS Director Byron Sakha said topping out the tower had provided the opportunity to release the project's most significant residence.

Designed by Plus Studio, La Mer is one of the more boutique additions to the rapidly changing Main Beach apartment market.

The tower comprises just 24 full-floor, three-bedroom plus multipurpose room apartments below the two-level penthouse, giving the project a considerably lower density than many of the larger towers being developed across the Gold Coast.

Residents will have access to a pool and spa, gym, sauna, barbecue facilities, private sun lounges, yoga lawn and outdoor beach shower.

The penthouse has been released as part of the final collection of residences at La Mer, with remaining apartments priced from $4.3 million.

Construction is expected to complete later this year, with a fully furnished display apartment now open on level four.

ODUS releases $18 million penthouse crowning La Mer Main Beach

Spanning levels 44 to 68 of the 68-storey <a href="https://www.apartments.com.au/architects/rothelowman">Rothelowman</a>-designed tower, the Eliza Collection has been conceived as a lower-density offering within the broader development, with only five apartments on each floor, dedicated lift access and a collection of resident spaces reserved exclusively for Eliza Collection residents.

The Eliza Collection forms part of Far East Consortium's broader move toward larger-format residences at 640 Bourke Street, where the number of apartments was reduced from earlier plans as apartment sizes increased.

By the time S&amp;S Projects began planning <a href="https://www.apartments.com.au/new-apartments/radia-rainbow-bay-271-boundary-street-coolangatta-qld-4225">Radia</a>, the developer already had three Rainbow Bay projects from which to draw.

Flow, Awaken and Esprit had given <a href="https://www.apartments.com.au/developers/ss-projects">S&amp;S Projects</a> experience developing in the southern Gold Coast enclave, as well as buyer feedback that could be carried into its fourth project, a boutique collection of 38 residences at 271 Boundary Street.

“We have experienced a lot of success in this location and as this was our fourth building we had taken all of the learnings and buyer feedback from previous projects to arrive at a design and apartment mix that we believe had captured all of that experience and remained a true S&amp;S Project in its design and amenity,” the developer said.

That experience has translated into a collection of two, three, four and five-bedroom residences including two penthouses positioned on an elevated corner in Rainbow Bay, where the site opens to multiple coastal view corridors and the area's distinctive north-facing bay.

Cottee Parker responded with a sculptural floorplate and strong horizontal banding, with continuous balconies and landscaped planters wrapping the building. Operable screens along the balcony edges allow residents to manage light and shade while creating an additional layer of pattern across the facade.

The tower rises above a heavily landscaped podium incorporating the entry lobby and recreational level, while the broader architectural expression takes cues from Rainbow Bay's coastal environment through its organic forms and light material palette.

Cottee Parker says the design has also been developed to complement S&amp;S Projects’ three previous Rainbow Bay developments while retaining its own architectural identity.

Inside, the residences continue that coastal response through two interior schemes centred on warm timbers and neutral tones, alongside patterned natural stone and fluted detailing.

Floor-to-ceiling sliding glass doors connect open-plan living areas to wraparound balconies, while natural stone is used across benchtops, splashbacks and bathroom walls. Specifications also include light-washed timber flooring, gas fireplaces, integrated bar and wine fridges, freestanding stone baths and 100 per cent wool carpet.

Cottee Parker Director Sandra Brown said the intention was to create an architectural response closely connected to its surroundings.

How three Rainbow Bay projects shaped S&S Projects' fourth, Radia

Nearly 40 years after <a href="https://www.apartments.com.au/developers/sheida-group">The Sheida Group</a> began working on the northern Gold Coast, the family-owned developer is continuing its involvement in Hope Island with Marina Point Apartments, where apartment scale has been a central part of the development.

Across the 235-apartment waterfront community, the developer has prioritised larger floorplans, substantial open space and marina access, responding to a purchaser base that has predominantly comprised local owner-occupiers and downsizers moving from larger homes.

"Having already delivered Anchorage nearby, we also understood this particular market and how people live here," developer Rick Sheida said.

"<a href="https://www.apartments.com.au/new-apartments/marina-point-apartments-hope-island-66-view-line-terrace-hope-island-qld-4212">Marina Point&nbsp;Apartments</a> gave us the opportunity to build on those lessons and create the next evolution of our work in Hope Island."

The Sheida Group acquired the Marina Point land around 2018. Its appeal, Sheida says, went beyond having a waterfront address.

"What attracted us was not simply that the site was waterfront, but the way it meets the water," he said.

"It sits at the junction of broad waterways, creating long sightlines, changing views and a sense of movement throughout the day. Its shape also allowed us to orient the buildings outward, improve privacy between residences and make better use of natural light and breezes."

The buildings have subsequently been positioned around the perimeter of the site, allowing most apartments to take in water views while others look across the resort amenity or hinterland. Once all four buildings are complete, approximately one hectare of the site is expected to remain as open space.

The waterfront also provides the potential for up to 50 marina berths, with berths ranging from 15 to 24 metres and options designed to accommodate wider vessels including catamarans. Access from the marina to the Gold Coast Seaway is bridge-free.

The developer says purchasers to date have predominantly been owner-occupiers and downsizers from <a href="https://www.apartments.com.au/new-apartments/marina-point-apartments-hope-island-66-view-line-terrace-hope-island-qld-4212">Hope Island</a> and elsewhere on the Gold Coast, generally aged between 45 and 70. Many have sold larger family homes or properties requiring significant upkeep.

That purchaser profile informed a design brief centred on retaining the space and functionality of a larger home within an apartment format.

"Many of our buyers are coming from large, well-appointed homes in Sanctuary Cove and the surrounding area," the project team said.

"They are accustomed to generous spaces and thoughtful design, so it was important that the apartments delivered the same sense of comfort and functionality.

"Every room needed to feel well proportioned, every space needed a clear purpose and nothing could feel compromised."

Residences range from 139 sqm through to 319 sqm penthouses, with two car spaces provided to apartments and three to penthouses. Minimum 2.7-metre ceilings, floor-to-ceiling glazing, entertainer's kitchens with butler's pantries, substantial storage and balconies ranging from 18 sqm to 37 sqm further reflect the emphasis on space.

One purchaser from Sanctuary Cove has taken the concept further, combining two of Marina Point's largest apartments to create a 552 sqm residence with raked ceilings reaching up to 4.5 metres.

With Building 1 now complete, the developer is also seeing its original design assumptions tested against purchaser feedback.

Three completed display residences allow prospective purchasers to compare apartment sizes, layouts, finishes and outlooks in person. The sales team says one of the most consistent responses has been to the scale of the apartments, with visitors describing them as feeling more like homes than conventional apartments.

The first stage of resident amenity is also operational, including a 25-metre heated lap pool, Technogym-equipped gym, infrared sauna, golf simulator and yoga room. Future facilities are set to include a resort-style pool and spa, waterfront barbecue area and a residents' lounge with a library, fireplace, pool table, kitchen and bar.

Rather than treating the four buildings independently, the design brief called for a complete waterfront neighbourhood, balancing private residences with landscaping, open space, marina access and shared amenity.

For Sheida, Marina Point Apartments is ultimately an extension of the developer's longer-term involvement in Hope Island and its view of how the suburb is evolving.

"We were equally interested in the long-term future of Hope Island," he said.

"Its position between Brisbane and the central Gold Coast gives residents access to both, while improving transport connections are making the northern Gold Coast increasingly attractive as a permanent place to live."

Hope Island Marketplace is 1.3 kilometres from Marina Point, while Sanctuary Cove and Paradise Point are within six kilometres. Links Hope Island, The Pines and The Palms golf courses are also nearby, and the new Hope Island train station is under construction around five kilometres from the development.

Building 2 is under construction, with completion scheduled for 2027.

Property development and funds management giant, <a href="/developers/charter-hall">Charter Hall</a> has filed plans with the City of Sydney Council for several new buildings, one a 55-level mixed-use tower at 201-217 Elizabeth Street, on the corner of Park Street and opposite Hyde Park.

The 3,900 sqm corner site is currently home to a 38-level commercial office tower with a retail plaza at the lower ground level that has&nbsp;underground pedestrian connections to Museum Station.

The new $924 million tower will incorporate both hotel rooms and apartments, as well as ground and podium-level retail and hospitality spaces.

Proposed is a genuine mix of one, two, three and four-bedroom apartments. On offer will be 67 one-bedroom apartments, a rarity in the new apartment market, as well as 123 two-beds, 58 three-beds, and 16 four-bedroom apartments.

The apartments will start from level 12. Levels one to 11, the podium will home 441 hotel rooms.

The design, spearheaded by design competition winner <a href="/architects/fjc-studio">fjc studio</a>, introduces significant urban enhancements, from minimising overshadowing on Hyde Park to creating accessible pedestrian spaces, making the site a distinctive entry point into the city.

fjc studio designed a tri-partite tower with three sections in various heights and orientations, aiming to create an “urban repair” along the Elizabeth Street streetscape, reconnecting the area visually and physically with neighbouring sites.&nbsp;

fjc studio said the proposed development at 201 Elizabeth Street will be targeting an exemplary level of sustainability performance, benchmarked against the most progressive definitions of sustainable development in the Australian marketplace.

"With a targeted 5 Star Green Star Buildings v1 rating, a 4 Star NABERS Hotel Energy rating, a 3 Star NABERS Hotel Water rating and BASIX targets that exceed the minimum compliance level, the building will meet a holistic definition of sustainability through design, construction and in to operation," fjc studio noted in its submission to the Sydney of City Council.

fjc won the design competition for the development in late 2018.

The Jury reached a unanimous decision in recommending fjc’s scheme as the preferred winner of the competitive design process fjc studio proposed a tri-partite ‘cluster’ of finely proportioned elements for the tower, each at a different height and orientated towards the north east in a varying fan alignment.

The alignment of each element maximises views from apartments to Hyde Park and Sydney Harbour.

The apartments will sit above&nbsp;several retail tenancies on the upper and lower ground floors.

Alternative asset manager,&nbsp;<a href="/developers/fife-capital" target="">Fife Capital</a>, also has plans for a <a href="/news/nsw/exclusive-fife-capital-lodge-castlereagh-street-sydney-cbd-mixed-use-apartment-and-office-development">17-level tower at 139 Elizabeth Street</a>. The plans are for just 26 apartments in a building that will be predominantly made up of office space. The tower will&nbsp;sit alongside a heritage-conscious redevelopment of the George Bosch Chambers and St James Hotel&nbsp;building that has stood since the 1920s.

Sydney's Olympic Park precinct is set to get ist biggest transformation since its establishment ffr the Sydney Olympics back in 2000.

The NSW Government has released the Sydney Olympic Park Masterplan 2050 which "envisions a transformation beyond sports and entertainment, crafting a thriving urban community that will integrate homes, jobs, and cultural spaces alongside green corridors and environmental initiatives."

Projected to introduce up to 13,000 new homes and create 32,000 jobs, the plan seeks to establish a balanced ecosystem where housing options, including five to ten per cent affordable units, meet diverse needs, while commercial and recreational facilities support a vibrant community life.

<a href="/developments/sydney-olympic-park-nsw-2127">Sydney Olympic Park</a>, currently home to around 5,250 residents, could see an influx of 25,000 new residents over the next 25 years, according to NSW Minister for Planning and Public Spaces, Paul Scully.

Central to the master plan’s design are key precincts, each fulfilling distinct roles within the park. The Urban Centre will be the park's primary hub, blending residential, commercial, and cultural spaces.

Adjacent residential neighbourhoods—Eastern, Southern, Haslams, and Edwin Flack—will provide a range of housing choices with dedicated zones for affordable housing.&nbsp;

Additionally, the Sports and Civic Precinct and Stadia Precinct will continue to host major sporting events and community gatherings, supporting a range of activities beyond the stadiums that define the area’s heritage.

Environmental conservation and sustainability play a significant role in the Master Plan 2050, with provisions to conserve key ecological areas and introduce precinct-scale water systems for efficient usage and treatment.&nbsp;

Urban canopy expansion and the creation of green corridors aim to support biodiversity and urban greening, while new buildings are required to meet high standards of environmental performance.&nbsp;

The plan also addresses legacy contamination within the park, setting guidelines for land rehabilitation.

The Master Plan also prioritises connectivity, with a focus on promoting active transport. A network of pathways will support walking and cycling, integrated seamlessly with public transport options.

Inside the Sydney Olympic Park Master Plan 2050

After 21 months of gains, the Sydney housing market has finally recorded a drop in values.

CoreLogic's Monthly Index showed home values, both units and apartments, declined in October, the first time since January 2023.

&nbsp;

While units have been outperforming houses in recent months, October is the first time both were in the red.

Sydney's last decline saw the market contract -12.4 per cent between February 2022 and January 2023.

Weaker conditions have been led by the most expensive areas of the market, with a -0.6 per cent fall in upper quartile house values over the month and a -1.1 per cent drop over the past three months.

In comparison, Sydney’s lower quartile house and unit values both recorded a half a percent rise in values in 
October.

CoreLogic Research Director Tim Lawless notes that the stronger performance across the more affordable end of the market is a consistent theme across the capital cities.

“A combination of less borrowing capacity and broader affordability challenges, as well as a higher-than-average share of investors and first home buyers in the market is the most likely explanation for stronger conditions across the lower value cohorts of the market.

“The past three months has seen the lowest quartile either record a higher growth rate or smaller decline relative to the upper quartile or broad middle of the market across every capital city except Canberra.”

<h2>What happened in the Sydney off the plan apartment market in October?</h2>

While the established market continued to grapple with affordability challenges and an increase in supply, it wasn't the case in the off the plan apartment space.

October saw several developers quickly able to move forward on delivering their projects given successful starts to their sales campaign.

There are no projects more successful than those in the booming Northern Beaches Metro corridor at the moment.

<a href="/developers/twt-property-group" target="">TWT Property Group</a> held what they called a "Ground Building Ceremony" in October at the recently launched first stage of their Crows Nest masterplanned precinct, The Collective.

The Ground Building Ceremony signalled the&nbsp;completion of the basement concrete pour and commencement of vertical construction.

Over $30 million worth of sales were secured&nbsp;at the first release of apartments, with the majority of purchasers coming from the local area.

<a href="/project-marketer/belle-property">Belle Property</a>&nbsp;International's Murray Wood said younger couples and downsizer owner-occupiers were among the first buyers in the building of 93 apartments.

"The enthusiasm we’ve seen on day one confirms that there’s a real appetite for boutique-style residences in this area," Wood said.

"Buyers are very keen to secure a foothold in&nbsp;<a href="/developments/crows-nest-nsw-2065">Crows Nest</a>, especially given the new Metro station's convenience. The market is showing resilience, and these sales reflect strong confidence in premium, well-connected developments like&nbsp;<a href="/new-apartments/the-collective-crows-nest-23-35-atchison-st-crows-nest">The Collective</a>."

Construction of the building is moving ahead of schedule. It is slated for completion in late 2026.

There has been an equally strong resposne to <a href="/new-apartments/elevate-hume-place-crows-nest-25-hume-street-crows-nest-nsw-2065">Elevate Hume Place</a>, the over-station development above the new <a href="/developments/crows-nest-nsw-2065">Crows Nest</a> Metro.

The joint venture between Third.i and Phoenix Property Investors saw over 6000 people enquire on the 130 one, two and three-bedroom apartments in a building designed by the internationally acclaimed architecture firm Woods Bagot.

The apartments are split into three categories; The Urban Residences, Panoramic Residences, and Skyhomes.

The Urban Residences are made up of 76 one and two-bedroom apartments. They start on level seven and each feature a balcony or winter garden providing an extended alfresco living space.&nbsp;

The Panoramic Residences offer one, two and three-bedroom apartments, higher up the building to offer extensive views stretching from the heads, across the Harbour, and to the city skyline.&nbsp;

There are only 11 apartments in the Skyhomes collection, including a number of three-level penthouses that have their own rooftop terrace with a pool and outdoor kitchen. Each of the Skyhomes has three bedrooms, except for one oversized two-bed.

Set to ride the wave of demand in the area is Sterling, the first new development launched in Lane Cove for several years.

Ray White Projects Wider Sydney Managing Director, Mark Bernberg, says everything about the project is intrinsically tied to what sterling is all about.

The insurance, often known as LDI covers structural defects of the building for up to 10 years post-completion. Sterling is the only development in&nbsp;<a href="/developments/lane-cove-nsw-2066">Lane Cove</a>&nbsp;to have the insurance.

Scion Group is well advanced in construction of Sterling. The building itself is expected to complete later this year, with the internal fitout seeing residents move in some time in Q1 2025.

In October, three of Sydney's biggest developers reveal plans that will contribute nearly 1,000 dwellings to the undersupplied Sydney apartment market, filing for&nbsp; apartment supply across Sydney&nbsp; is more supply coming from Sydney's biggest developers.

Meriton <a href="/news/nsw/meriton-plots-next-stage-of-zetland-precinct">submitted plans for two towers in Zetland</a>, Level 33 proposed a&nbsp;<a href="/news/nsw/first-look-exclusive-level-33-reveal-500-million-win-grand-wollongong-development">$500 development in Wollongong</a>, and ALAND took over the <a href="/news/nsw/first-look-exclusive-aland-take-over-second-toplace-site-plot-two-30-level-apartment-towers">Parramatta site</a> from collapsed developer Top Place.

While the established market continued to grapple with affordability challenges and an increase in supply, it wasn't the case in the off the plan apartment space.

There's a reason apartment developer TOGA is set to soar past delivering over 1,000 apartments in Macquarie Park.

<a href="/developers/toga-group">TOGA</a> Executive General Manager, Tony Falas, says <a href="/developments/macquarie-park-nsw-2113">the suburb</a> is incredibly well connected, with the shopping centre acting as the focal point as well as the university, hospitals, and public transport links to wider Sydney.

TOGA's latest development in Macquarie Park, following on from its successful Macquarie Central, Macquarie Green, and One Twenty Macquarie developments, is Macquarie Rise, three towers with 268 apartments above retail and commercial spaces.

Falas said they have&nbsp;focused particularly on the amenity at Macquarie Rise, as well as the quality of the finish, which they believe is the best quality in the area in the market at the moment.

"We have looked at the competition and we wanted to position ourselves at the top as far as quality is concerned, and that's been vindicated by the buyers that are coming through."

Residents will have access to a suite of amenities including a heated pool, gym, a resident lounge, karaoke room, and a bookable dining room.

There has been a mix of first home buyers and downsizers in the development that offers one, two, three and four-bedroom apartments.

Several of the larger apartments have been cleverly designed to offer multifunctional rooms that have sliding panels rather than traditional doors, adaptable for various uses like study or guest rooms.

Whether it's beachfront Manly or higher density in the growing activity zones of Crows Nest and St Leonards, Sydney's North Shore market is booming.

The market has been buoyed by a mix of record sales, low supply, and new transport connections thanks to the recent opening of the NSW Government's $21 billion Metro line that dissects the likes of North Sydney, Crows Nest, and Chatswood.

With only a few months left of 2024, we've looked ahead to 2025 as to what's set to come to the market in the North Shore.

<h2>Who: Cbus Property &amp; Galileo</h2>

<h2>What: East Walker Residences; 258 apartments</h2>

<h2>Where: North Sydney</h2>

<a href="/developers/cbus-property" target="">Cbus Property</a> and joint venture partner Galileo will take to market <a href="/new-apartments/east-walker-street-north-sydney-173-179-walker-street-north-sydney-nsw-2060">East Walker Residences</a>, their new <a href="/developments/north-sydney-nsw-2060">North Sydney</a> development in 2025.

The towers, designed by&nbsp;<a href="/architects/rothelowman" target="">Rothelowman</a>, will home 258 one, two, three and four-bedroom apartments on the prime 3,950 sqm site across&nbsp;173-179 Walker Street and 11-17 Hampden Street.

The tallest building will rise 30 levels and home 161 apartments, while the smaller building will have the remaining 67.

There is a third building proposed on the large site, a small five-level building connected to Hampden House. That will have a handful of apartments and a rooftop lap pool.

The most recent application, lodged earlier this year, represents the latest iteration in the site's development, which has undergone two previous concept designs.&nbsp;

Local architecture and design firm fjmtstudio designed the 2022 plans, after SJB had had a crack on behalf of Avenor, who sold the site to CBUS and Galileo for around $150 million in 2021.

Iwan Sunito is lining up the first launch of his newly named development company,&nbsp;<a href="/developers/one-global-capital">One Global Capital</a>.

Sunito, who founded Crown Group, is taking what he knows to <a href="/developments/macquarie-park-nsw-2113">Macquarie Park</a>&nbsp;where he'll be launching a three-tower project at some point next year.

The buildings, across 7-11 Lachlan Avenue and 157-159 Herring Road, will home just over 300 apartments, as well as an activated street level with retail and hospitality venues.&nbsp;

There will be 35 studio apartments, which take up just over 10 per cent of the building. The majority of apartments will be two-bed (149 apartments, 49 per cent), while there will be 60 one-bed and 60 three-bed dwellings (20 per cent).

There will be a handful of 'Plus' apartments, which will feature a dedicated study space, responding to the rising trend of working from home.

One of the towers will feature a range of amenities, including indoor and outdoor recreation spaces and a swimming pool, set in landscaping and rooftop gardens. There will be play areas for children and barbecue areas.

Earlier this year&nbsp;<a href="/developers/deicorp">Deicorp</a>, one of Sydney's most active apartment developers, secured approval for its 16-storey mixed-use project at the Five Ways Junction in&nbsp;<a href="/new-apartments/crows-nest-nsw-2065">Crows Nest</a>.&nbsp;

Dubbed <a href="/new-apartments/falcon-alexander-8-alexander-street-crows-nest">Fiveways</a>, the 16-level building will home 129 apartments designed by <a href="/architects/turner-studio">Turner Studio</a>.

The first three levels of the project will be a podium with 8,000 sqm of commercial space. The seven basement levels will home 247 car spaces.

The project, at 391-423 Pacific Highway, is located just minutes from Crows Nest Metro Station.

The Avidan family is back at it, this time debuting in Sydney's Lower North Shore.

<a href="/developers/dare-property-group">DARE</a> Property Group, led by developer Danny Avidan, is set to bring in a new era of shoptop housing to the Lower North Shore's most affluent suburb.

Earlier this year DARE secured a prime 1,286 sqm, triple site at 696, 700 and 706 Military Road, in the heart of Mosman.

The site will soon be home to a fresh new building designed by <a href="/news/dko-architecture-on-the-changing-face-of-hotel-design" target="">DKO Architecture</a>&nbsp;who says the proposal considers Mosman’s eclectic character, materiality and colour along Military Road and heritage surrounds.

They have approval for a five-level,&nbsp;$100 million development with 24 apartments at 35-43 Belgrave Street, near&nbsp;<a href="/developments/manly-nsw-2095">Manly</a>&nbsp;Beach.

In 2021 they secured a prime waterfront site at 184b-190 Kurraba Road,&nbsp;<a href="/developments/kurraba-point-nsw-2089">Kurraba Point</a>,&nbsp;before engaging&nbsp;renowned architect Koichi Takada put plans together for just 10 residences across the 4,200 sqm block which slopes down to the water.

On the site acquisition back in 2022,&nbsp;Coronation's&nbsp;Head of Urban Transformations,&nbsp;Aras Labutis, said the purchase represented an important milestone for the company as they continue to focus on mixed-use sites around Sydney.

Elizabeth Bay has netted one of its highest apartment sales to date with a $24 million sale of a sub penthouse in the under-construction apartment development, Billyard Ave.

The highest price was set when the whole floor penthouse within the same project sold for $30 million to&nbsp;former head of USB Matt Allen, the owner of Sydney to Hobart winning ocean racer, Ichi Ban.

The other su bpenthouse sold for $22 million to Paul Keating’s confidante and lawyer Chris Coudounaris, and the garden manor residence sold for $17.5 million to Tina Green, widow of the late hotelier Maurice Green.&nbsp;

There are just&nbsp;nine residences in the high-end development that is almost complete.&nbsp;

The recent buyers of the sub penthouse are an Eastern Suburbs couple relocating from a large family home in Bellevue Hill with a strong affiliation with Elizabeth Bay. The property’s size, location, and unparalleled finishes were key factors in their decision to purchase.

Sekisui House Australia's Veue Parkside, the latest addition to The Orchards masterplan in Norwest, has attracted significant interest from both downsizers, young professionals, and even investors.

Among the newest residents is Wendy Tranter, a director of an IT company, who recently purchased her fourth apartment in the development.

Wedny's journey with The Orchards began in 2021 when she moved into Imperial Stage 1. Over the next few years, she transitioned to Aire Stage 2 and later invested in a third property at Veue Central.&nbsp;

Buyer secures fourth apartment at Sekisui's The Orchards, Norwest masterplan

For decades, the Hills District has been known for its quiet, suburban, community-driven atmosphere, where residents often choose to settle down and stay for the long haul.

Traditionally, the housing landscape in key suburbs like Castle Hill, Kellyville, Dural, and Rouse Hill has been characterized by acreages and large family homes. Even the smallest properties in the area typically sit on blocks of over 600 sqm, which is about double the size of homes in Sydney's inner ring.

Data from the 2021 census shows that over 92 percent of homes in the Hills District are separate houses, while just 0.7 percent are apartments. However, that gap is expected to shift significantly in the next census, as the Hills District is currently undergoing a substantial transformation. This change has been sparked by the development of the $1 billion Hills Showground Precinct and the recent opening of a Metro Station that connects the area to the city.

As a result, a wave of new apartments is being introduced, catering to two demographics that previously hadn't really been in the market: first home buyers and downsizers.

With no apartments available and the typical need to work in the city, first home buyers often looked closer to the CBD. However, with the opportunity to be connected to the city by the Metro in just 33 minutes and more affordable properties being delivered, first home buyers are seizing their chance.

Also taking advantage of this opportunity are downsizers, who previously lacked options for truly low-maintenance, lock-up-and-leave living.

Among the developments launched in the last few years in Castle Hill, the first apartments to sell were the larger, premium units. Developer CPDM designed its new Castle Hill development, <a href="/new-townhouses/larool-crescent-castle-hill-2-22-larool-crescent-castle-hill-nsw-2154">Larool Crescent</a> specifically to suit the downsizer and owner-occupier market.

Unit values are having their time in the sun in Sydney, as affordability and higher interest rates put a dampener on the house market.

The monthly update from property data analytics firm CoreLogic shows unit values increased by 0.6 per cent across September, whereas the counterpart house market saw a modest 0.1 per cent gain.

The Sydney median unit value is now $860,000, compared to the median value of houses which is now $1,473,000.

The growth in the Sydney market has slowed, with dwelling values, which incorporates houses and units, showing 0.5 per cent gains over the September quarter, the lowest growth since early 2023 when values briefly declined.

<h2>What happened in Sydney’s off the plan apartment market in September</h2>

There has been strong response to several new off the plan apartment developments in Sydney in September, particularly in the booming Lower North Shore region.

Over 60 per cent of apartments in the first release at TWT Property Group's <a href="/new-apartments/the-collective-crows-nest-23-35-atchison-st-crows-nest">The Collective</a>, on the fringe of <a href="/developments/crows-nest-nsw-2065">Crows Nest</a> and <a href="/new-apartments/st-leonards-nsw-2065">St Leonards</a>, were snapped up on the opening weekend.

Local downsizers and young couples made up the majority of purchasers who were attracted to the proximity to both&nbsp;Crows Nest Metro and Crows Nest village.

An $8.85 million sale is the highest achieved for a three-bed apartment in the suburb.

Ray White Projects Director, Marcello Bo, said local rightsizers continue to show strong interest in the project with "generous layouts and amazing interiors."

“Uninterrupted views of the harbour and city skyline is a big drawcard for buyers, along with the proximity to Woollahra,&nbsp;Bondi Junction&nbsp;and Centennial Park across the road," Bo said.

“The Centennial Collection&nbsp;finishes are extremely luxurious. There’s a winter pool and a year-round rooftop pool, a concierge and wellness hub; it really is a luxury experience.”

Activity from both buyers and developers continued in Castle Hill.

Developer&nbsp;<a href="/developers/cpdm">CPDM</a> has secured significant interest following the launch of its low-rise development&nbsp;<a href="/new-townhouses/larool-crescent-castle-hill-2-22-larool-crescent-castle-hill-nsw-2154">Larool Crescent</a>.

Its proximity to Castle Towers, and its variety of configurations, has seen it become a hit with first home buyers, rightsizers and downsizers.

The most notable new development plans filed in September across Sydney was also in <a href="/developments/castle-hill-nsw-2154">Castle Hill</a> where&nbsp;<a href="/developers/kassis-homes" target="">Kassis Homes</a> unveiled plans for Grand Reve II, named after its recently completed debut Castle Hill apartment development, <a href="/buildings/grand-reve-castle-hill-8-18-garthowen-crescent-castle-hill">Grand Reve</a>.
