The residential transformation of St Kilda Road is set to continue into with more new apartment plans for the sought-after boulevard.

Wing Tai Asia has lodged plans for a major residential tower at 464-466 St Kilda Road, replacing the former VACC House with an 18-storey mixed-use development designed around a retained heritage podium and a sculpted contemporary tower.

The proposal, prepared under Victoria’s Significant Residential Development with Affordable Housing pathway, would deliver 325 apartments and ground-floor retail across the prominent 4,653 sqm boulevard site in Melbourne’s St Kilda Road North Precinct.

The project centres on the adaptive reuse of the site’s heritage-listed VACC Building, an eight-storey office designed by Bernard Evans that has occupied the address for decades. Planning documents state the development would involve “carefully dismantling and conserving off-site the original metal fabric of the podium visible from St Kilda Road,” before reinstating it as the defining frontage of the new scheme.

Above the restored podium, Wing Tai is proposing a curvilinear residential tower. The scheme includes 172 one-bedroom apartments, 63 two-bedroom apartments, 66 three-bedroom apartments, and 24 four-bedroom apartments, alongside two ground-floor food and beverage tenancies fronting St Kilda Road.

The tower has been designed with substantial articulation and variable setbacks to minimise perceived bulk and maintain view corridors along the boulevard. Urbis, which prepared the planning report, said the design “has been significantly articulated through a curvilinear design” with “an interplay with materials, façade expression and depth” to create visual separation and visual interest.

The proposal also includes 254 basement car spaces, landscaped pedestrian links connecting St Kilda Road and Queens Lane, and a biophilic landscape strategy featuring canopy trees, raised planters, cascading greenery and a glass oculus pool overlooking the eastern frontage.

Planning documents confirm the $270.1 million development will contribute 3 per cent of project costs to the Social Housing Growth Fund as part of the application process.

Wing Tai acquired the St Kilda Road property in 2018 alongside Abacus Property Group for $95.38 million, before later consolidating ownership of the site. The property previously served as the Victorian Automobile Chamber of Commerce headquarters for around 60 years.

The transformation of the St Kilda Rd boulevard is already beginning to materialise, with a number of high-profile projects recently completed, launched, or approaching launch as developers continue to back the long-term appeal of the precinct.

Among the most notable recent completions is Louise by Samuel Property Group, just off the strip on Queens Lane, the same pocket Hirsch &amp; Faigen recently launched The Queensbury. Mirvac is too on the same street with The Albertine, which is approaching completion.

Dexus recently secured approval for its slice of St Kilda Road, while Gurner also has approved plans for the precinct.

Wing Tai unveils 325-apartment St Kilda Road tower on former VACC House site

Malaysian developer <a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> is the latest to jump into St Leonards booming Transport Oriented Development precinct.

The developer, which has previously delivered Sapphire by the Gardens apartment development in Melbourne, identified the Atchison Street site in 2023. It filed a Scoping Report around 12 months ago, and now has revealed the designs for the new&nbsp;40-storey mixed-use tower.

The State Significant Development Application covers <a href="https://next-portal.urban.com.au/projects/14650/summary">20-22 Atchison Street</a>, a 1,374 sqm site positioned between St Leonards Station and the new Crows Nest Metro station.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the project would deliver 181 apartments, above a four-storey commercial podium, five basement levels, and new public domain works along Mitchell Street. The apartment mix comprises 35 one-bedroom apartments, 39 one-bedroom-plus-study apartments, 85 two-bedroom apartments, and 22 three-bedroom residences.

The proposal has been lodged as a shop-top housing development under the NSW Government’s TOD planning pathway, which allows increased density around key transport infrastructure. The site sits within the recently rezoned Crows Nest Accelerated TOD Precinct.

SP Setia acquired the Atchison Street site as part of its continued expansion into the Australian apartment market. In comments made to City &amp; Country (The Edge Malaysia) in 2023, SP Setia President and CEO Datuk Choong Kai Wai described the acquisition as “a strategic move” aligned with the group’s post-pandemic market recovery strategy.

“Our target for this exceptional development is local and overseas buyers, including first-home buyers, downsizers and investors,” Choong said.

The tower has been designed as a slender vertical form rising from a mixed-use podium, with COX Architecture positioning the development as a response to the evolving St Leonards and Crows Nest skyline.

“The purpose of the project is to facilitate the delivery of high-quality housing at a strategically located site and deliver a built tower outcome that is consistent with the desired future character of St Leonards and aligns with the TOD controls,” the design report stated.

The podium would incorporate retail uses fronting Atchison Street, commercial tenancies, landscaped communal areas, and pedestrian improvements along Mitchell Street. Vehicle access and loading would be consolidated via Atchison Lane.

Residents would have access to more than 665 sqm of communal indoor and outdoor spaces, while the development proposes 96 parking spaces across five basement levels.

The proposal also includes a commitment for 10 per cent of residential floor space to be allocated toward affordable housing through a monetary contribution.

COX said the tower form responds directly to the emerging high-density character of the precinct while seeking to maximise solar access, cross ventilation, and outlook from apartments.

“The building is orientated towards north,” the Apartment Design Guide compliance report noted, adding that the tower’s slim form was driven by the constrained inner-urban site dimensions.

The design also incorporates landscaped setbacks and communal open space at podium level, intended to soften the interface with surrounding streets and improve pedestrian amenity.

The project adds to a growing wave of redevelopment proposals reshaping St Leonards and Crows Nest following the opening of the Sydney Metro City line and the NSW Government’s push for higher-density housing around major transport nodes.

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has revealed plans for a new mixed-use tower at 10 Dangar Street, Wickham, advancing a proposal that would reshape the southern gateway to Newcastle’s city centre with one of the city’s tallest residential buildings.

The State Significant Development proposal, now on exhibition, seeks approval for a <a href="https://www.apartments.com.au/new-apartments/bowline-10-dangar-street-wickham-nsw-2293">43-storey tower</a> immediately adjacent to the Newcastle Interchange. The project would deliver around 200 apartments, including 42 affordable housing dwellings, alongside 99 co-living units, a 171-room hotel, retail space, and new public domain integrated through the site.

The scheme marks a significant escalation of plans previously approved for the site. Urban Property Group took over the prominent 2,904 sqm parcel, where excavation and demolition had already commenced under an earlier consent for a 14-storey mixed-use development.

The proposal includes 245 build-to-sell apartments across a mix of one, two, and three-bedroom residences, as well as two penthouses. The co-living component would add a further 99 units, while the podium would accommodate retail uses and hotel facilities.

SJB said the site presents “a valuable opportunity to anchor the precinct by setting the standard for design, active ground planes and character at the key southern gateway.”

The architecture responds directly to the site’s position beside major transport infrastructure and within one of Newcastle’s fastest-evolving urban renewal precincts. The tower form sits above a sculpted podium designed to frame new public spaces, including a through-site pedestrian link connecting Station Street to Hannell Street, landscaped plazas, and activated retail edges.

The design report describes the project as part of the broader transition of Wickham into “a vibrant, high-quality mixed-use urban precinct” that leverages proximity to the station, open space, and regional connectivity.

A detailed public art strategy has also been prepared for the development. The strategy positions the project as “a transit-oriented development of state significance at the gateway to Newcastle’s city centre” and outlines a series of integrated artworks responding to Newcastle’s industrial and transport heritage.

Creative Road’s curatorial framework for the project, titled Unveil, draws on “stratified surfaces, carved volumes, and light-filled apertures” while referencing Newcastle’s transformation from an industrial city into a contemporary education and technology hub.

The proposal is being advanced through the NSW Housing Delivery Authority pathway after being declared State Significant Development in June 2025. The accompanying scoping report states the development aims to “maximise the site’s proximity to the Newcastle Interchange by delivering transit-oriented development” while increasing housing supply and affordable housing provision within the Newcastle LGA.

Urban Property Group’s plans align with the long-term strategic vision established under the Wickham Master Plan, which identified the interchange precinct as suitable for substantial uplift in height and density. The current proposal would significantly intensify that vision, positioning the tower among the tallest developments proposed for Newcastle.

The site sits immediately north of the Newcastle Interchange, bounded by Dangar Street, Hannell Street, and Charles Street. It is surrounded by a rapidly growing cluster of residential towers and mixed-use projects that have emerged following the completion of the light rail and transport interchange.

The demand for apartments at&nbsp;Iris Capital&rsquo;s $350 million Queensgate project in Potts Point has continued, with nearly half of the apartments accounted for following its launch just one month ago.

There were a further&nbsp;$20 million in sales during Sydney&rsquo;s traditionally quiet holiday period, taking the total sales tally to over $121 million.

Not often do interstate buyers head to Sydney, with the trend often the other way around, but the latest buying spree saw&nbsp;high-net-worth individuals from Brisbane and the Gold Coast secure apartments.

Among the recent sales was a one-bedroom apartment without a carpark for $2.2 million, while two-bedroom apartments have sold for between $4 million and $6 million.

Queensgate&nbsp;will deliver a collection of five buildings; Sovereign, Regent, Monarch, Consort and Empress, all featuring individual designs and their own lobby. Exclusivity is maintained throughout with no more than 10 apartments in each structure, with just 48 in total.

Another downsizer developer that investors and buyers should watch this year is Dare Property Group, led by the prolific Sydney developer&nbsp;Danny Avidan.

&ldquo;Dare Property Group was created to fill what I saw as a glaring gap in Sydney&rsquo;s prestige real-estate market. At the time I left the fashion industry after 25 years, the words &lsquo;designer&rsquo; and &lsquo;off-plan&rsquo; had not truly been recognised. I intended to change that&rdquo;, Avidan said.

Since it was established in 2019, Dare has grown to one of the most visionary property development brands in Sydney, with previous developments including The Carlton at Vaucluse and Bronte Place.

The luxury eastern suburbs development, Kalypso Tamarama, is slated for completion this year.

The most anticipated development by Dare in 2022 will be the&nbsp;Piper House collaboration with&nbsp;Fortis, which will offer 20 homes on a 2,000 sqm site in the blue chip Point Piper.

Piper, which stands on the northern side of New South Head Road and wraps around leafy Wunulla Road, will be available for purchase this year.

Top four downsizer developers in NSW that buyers should watch in 2022

The landmark Sydney CBD watering hole, the Shelbourne Hotel,&nbsp;is set to look a little different.

The hotel at 200-202 Sussex Street, affectionately known by locals as &quot;The Shelly&quot; since its construction in 1902, looks like it will undergo a huge redevelopment, which will see a tower built above the current building and&nbsp;its heri​tage facade restored.

Turner Studio has put together the concept plans, which will also see the currently hotel reconfigured. Above&nbsp;is&nbsp;set to be 42 apartments, a mix of 17 one-bedroom apartments, 21 two-bedders and just four three-bedroom apartments.

There will be around 5,700 sqm of residential floor area across the tower, and 830 sqm of non-residential, which will be either offices or retail.

The submission was prepared on behalf of Towncorp Pty Ltd, directed by the Shelbourne&#39;s owners, the Powell family.

Sydney's Shelbourne Hotel gets concept plan for mixed-use apartment, retail and commercial tower

The prominent Sydney developer, TOGA, has lodged plans for their next residential apartment development.

They&#39;ll be developing for the first time in Kensington, where they&#39;ve submitted a development application for 142 apartments above a mix of commercial and retail at street level. The expectation is approval and sales launch will occur around April time.

Turner Studio has designed the $59 million project at 137-151 Anzac Parade, having handled TOGA&#39;s popular mixed-use Marrickville precinct, Wicks Place, which is around 50 per cent sold.

TOGA&#39;s GM of sales, Anthony Falas, says the Kensington development is&nbsp;targeting the higher end owner-occupier.

&quot;The two-bedders are 80, 85 sqm, at the larger end of the scale for a typical two-bedroom apartments,&quot; Falas told Urban.

&quot;We&#39;ve dedicated over 75 per cent of the building to the two and three-bedroom product, offering something that is rare for&nbsp;the area&quot;

Falas added that TOGA wanted to cater for a different market than the area is used to, going away from the more common developments which are targeted at the&nbsp;student accomodation given the proximity to the UNSW Randwick Campus.

TOGA are also offering a range of unique apartments in the project. The SoHo apartments, spread across two levels, give owners the opportunity to have a separate work from home space downstairs, with a studio-style apartment upstairs, accessed by an external staircase.

Falas suggests there may well be buyers of those apartments who will lease out the ground level office space.

Turner Studio Director Kevin Driver, who directed the development application design and documentation, noted in the application that the proposed development will provide a built environment suited to the context that responds to the desired future characteristics of the area, while taking cues from the existing context in terms of streetscape, material and landscaping.

The development will feature&nbsp;rooftop communal open space with an&nbsp;outdoor dining barbecue area, flexible activity zones, a study and recreation area,&nbsp;and communal gardens, all with the aim to improve wellness of the residents.

There will be further communal open space at street level, with a future laneway proposed.

Turner advise that&nbsp;apartment layouts have been developed to maximise the number of north, west and east facing living spaces to ensure each building meets solar access requirements.

Some&nbsp;20 per cent&nbsp;of the apartments will be adaptable&nbsp;in order to provide variety to potential purchasers.

&quot;The architecture and materiality of the proposal draws on the local vernacular, while responding to precinct.

The Sydney developer, CBD Core, is continuing its&nbsp;residential development&nbsp;in the popular Hills District suburb of Castle Hill, in the booming North West Sydney growth corridor.

Having recently completed Oriel Castle Hill, one of the most impressive developments in the area, the long standing developer&nbsp;is&nbsp;set to create another two residential apartments buildings at 19 Ashford Avenue.

The low-rise towers, dubbed Ashford and Partridge&nbsp;for their locations&nbsp;fronting&nbsp;Ashford Avenue and Partridge Avenue, will rise six levels and home&nbsp;67 apartments within the new Showground Station precinct at Castle Hill, which&nbsp;is currently experiencing substantial urban change from the existing single-family dwellings of suburban character.

The project will be a mix of&nbsp;two studio apartments, 11 one-bedroom apartments, 39 two-bedders, 15 three-bedroom apartments.

LFA Pacific, who are the architecture team behind the design, noted in their design statement that the proposed development will create dwelling choice and opportunities for families in the surrounding suburbs, as family needs change. The studios and one-bedroom apartments will provide an affordable entry in to the housing market.

The communal&nbsp;open space in the central courtyard will provide passive and active recreational opportunities, with a swimming pool, fitness and play areas, and outdoor barbecue space.

CBD Core design and build for their demographic, which is predominantly locals who live within a five kilometre radius.

&quot;We have everyone from retirees, downsizers, young families and singles interested in our projects,&quot; a spokesperson for the CBD Core team told Urban.

&quot;We keep projects small in size in comparison to some of the towers that are popping up around the area, and we listen to the community and buyer feedback when creating our developments.&quot;

CBD Core&#39;s most recent project, Oriel Castle Hill, a $75 million collection of 78&nbsp;apartments, completed last year.&nbsp;CBD Core describe Oriel as more of a hotel than a residential apartment block.

A testament to the quality of the build of Oriel and the reputation of CBD Core, Oriel only has one apartment remaining, with the majority of sales&nbsp;secured during a COVID-hit stop-start year in the property industry.

Their next project, set to launch in April, will be Astrid, a block of 94 apartments just behind Oriel.

Astrid will feature&nbsp;extensive work from home facilities, with a conscious effort to create both indoor and outdoor communal spaces, outside of the apartments so those working from home have the option to still be away from where they reside. Residents will also have access to the a gym, swimming pool, and a rooftop with barbecues and seating spaces.

&quot;Oriel was&nbsp;the&nbsp;first apartment building complex in the Showground Station Precinct to be approved, so we need to continue to improve on that high bar we&#39;ve already set ourselves,&quot; CBD Core said.

The well-known Sydney property investor and developer, Vaughan Blank, has submitted $9.4 million plans to transform the old Westpac building&nbsp;on Bondi Beach&#39;s exclusive Hall Street in to a mixed-use precinct.

He&#39;ll be creating a new shop-top housing building, with retail premises on the ground floor of 26-32 Hall Street, and 15 apartments above.

BANG Architecture handled the design of the building, just a stones throw from the famous sand, which Blank bought for $17 million earlier this year.

Architect Wieger Meijer, who heads up BANG, said in the design statement submitted to Waverley Council, that&nbsp;Bondi Beach has seen some impressive developments come to fruition in the past decade.

Vaughan Blank has been a keen investor&nbsp;in Sydney&#39; eastern suburbs apartment market for a number of years, having previously spent over $33 million on a block of Art Deco flats in Edgecliff in 2017, which at the time was highest price paid at auction for a residential property in Australia.

Blank has adjoining future developments sites on the Bondi&#39;s O&#39;Brien Street.&nbsp;

Earlier this year $8 million plans were submitted for a <a href="/news/nsw/new-apartments-heading-to-bondi-beachs-hall-street">new&nbsp;arcade precinct and apartment development</a> just up the road across&nbsp;31, 35 and 37 Hall Street.

Behind the heritage building and facade which will remain at the street front will be a new arcade and 25 apartments, designed by&nbsp;Brian Meyerson, of the&nbsp;Surry Hills-based&nbsp;MHNDU.

The Melbourne-based developer, ICD Property, are readying a second mixed-use hotel and apartment tower in the Sydney CBD.

The project at 372 Pitt Street, toward the Haymarket end of Pitt Street near World Square, will be&nbsp;a joint venture between ICD and&nbsp;Belingbak, who appear to be a development arm of new investment firm Belingbak Capital Partners.

Woods Bagot has put together the plans for a 54-level tower,&nbsp;subject to change as the stakeholders continue to work through the architectural design and optimisation process.

The top two levels are set to&nbsp;home two full-floor, four bedroom penthouses.

There&#39;s expected to be around 288 hotel rooms, running at nine per floor from level seven to 38.

That will see the scales tipped toward apartments over the hotel room component, with 241 apartments and 101 hotel rooms to be developed at the 194-204 Pitt Street address.

The 50-storey tower is another joint venture, this one&nbsp;alongside the Singapore-listed First Sponsor. Late last year the project, designed by BVN Architecture with fjmt studio overseeing all heritage designs, received the green light from the&nbsp;Central Sydney Planning Committee.

ICD Property plan another Sydney CBD mixed-use hotel and apartment tower

Central Element's Pienza Neutral Bay Village project on Sydney’s Lower North Shore has project financing from MaxCap Group.

MaxCap will provide a $109m construction facility to Central Element.

MaxCap also recently announced support for Central Element’s Chatswood project which is due to begin construction later this year.

“Pienza targets the luxury down-sizer market where we have seen continued sales momentum over the past year and projects like this are the perfect means for MaxCap to continue with our renewed push in NSW,” said David Oudshoorn, MaxCap’s NSW state director.

Queensgate, the redevelopment of the Bourbon and Beefsteak Hotel in&nbsp;Sydney&#39;s Potts Point, secured over $102 million sales at its opening weekend launch.

Iris Capital&rsquo;s $350 million project saw a number of its 48 apartments snapped up, with huge sales including a 220 sqm, three-bedroom penthouse, bought by a couple from Sydney&#39;s north shore for $16 million.

Three of the 18 sales secured exceeded the $10 million mark, including the sale of a further two penthouses featuring their own private pools.

&ldquo;We are delighted with the sales result to date and are immensely proud of the product that we have worked tirelessly to deliver to market,&rdquo; said Iris Capital CEO Sam Arnaout.
