New Brisbane developer Dalcott has unveiled Marrone, the first of three residential projects it is planning in and around Browning Street in South Brisbane.

The project will sit in a quiet pocket of South Brisbane between South Bank and West End, close to the restaurants, cultural attractions and riverfront amenity that have driven the suburb's continued transformation.

Dalcott is targeting buyers looking for more space and amenity than has traditionally been offered in the inner-city apartment market, particularly downsizers and professionals wanting to remain close to the city.

Dalcott has appointed Realm Projects, led by Managing Director Shane Foley, to handle sales and marketing following previous sold-out collaborations between the groups.

Foley said the Brisbane apartment buyer had become increasingly focused on the quality of the home itself rather than simply securing an inner-city address.

Marrone will be the first project delivered as part of Dalcott's broader investment in the precinct.

It will be followed by La Terra, a boutique project comprising penthouse-style, single-level apartments on a northeast corner site with extensive resident amenity and city views.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Marrone will initially be offered through a pre-release registration campaign ahead of its broader public launch.

Dalcott targets owner-occupiers with South Brisbane debut Marrone

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

First look: New apartment tower pitched for Strathfield Town Centre precinct

An $18 million penthouse has hit the market in Main Beach as construction tops out on La Mer, the $155 million apartment development rising just metres from the beach.

Final stage of Alexandria’s Alex Collective launches

Boutique Sydney&nbsp;developer Central Element, who are behind the luxury Neutral Bay apartment development Pienza, has lodged plans for the construction of a 19-storey mixed-use building on the fringe of Hyde Park.

There will be&nbsp;three retail tenancies at lower and upper ground floor levels, with 53 residential apartments above.

The plans involve the amalgamation of two lots at 262-266 Castlereagh Street and 271-279 Elizabeth Street, which will see the site area come to around 875&nbsp;sqm.&nbsp;

The subject sites are currently occupied by a vacant four-storey commercial building as well as the&nbsp;16-storey Hyde Park Inn hotel.

Central Element were granted special dispensation to forego the standardised&nbsp;design competition after engaging with Pritzker Prize-winner Glenn Murcutt and the respected architecture firm Candelapas, the latter also designing Shanghai Development Group's&nbsp;<a href="/buildings/castle-residences-sydney-116-castlereagh-street-sydney">Castle Residences</a>&nbsp;down the road.

Allen Linz's Rebel Property Group is set to create a huge mixed-use precinct in&nbsp;the heart of Sydney.

Rebel Property Group, which Linz founded in the late 1990s and is behind some of the Eastern Suburbs most well known buildings, has submitted $161 million plans for a residential and retail precinct at&nbsp;164-192 William Street, Woolloomooloo, a huge 6,400 sqm site.

There will be 229 apartments across the striking 10-level building, which will feature extensive roof gardens by landscape architects Ground Ink&nbsp;as the building tiers toward the top levels.

Local multi-disciplinary design&nbsp;studio fjmt has handled what are&nbsp;the early designs of the project, suggesting that the&nbsp;characteristics of the site are well suited to residential use, due to the&nbsp;high level of sun access to the north and extensive views of Sydney Harbour,&nbsp;the Opera House, the Domain, and the Sydney CBD.

"It is well connected by public transport and represents an excellent opportunity to enhance Woolloomooloo village and help transform William Street into a city boulevard," the team noted in their submission to the City of Sydney.

Solstice will bring just 15 apartments to Prince Street -&nbsp;Cronulla&#39;s version of Bondi&#39;s Campbell Parade - offering unobstructed beach views across the amalgamated 1,700 sqm dress circle site.

In reality there&#39;s actually only 13 available to purchase, with the developers, GNK, wanting to retain the two penthouse apartments for themselves to reside, which are both set to feature wrap-around balconies and plunge pools.

GNK Developments, led by builder developers Geoffrey Mailey and David Hammond, amalgamated the site at 5-9 Prince Street at the northern end of Cronulla Beach, and had the Sydney-based EMK Architects design the H-shaped development, two buildings coming together to create the five-storey building.

A six-storey apartment building has been lodged&nbsp;at 25-27 The Grand Parade, Sutherland.

The proposal has been submitted as an Affordable Rental Housing development designed by MKD Architects.

The building will be home to a total of 38 apartments, comprising six studio units, eight one-bedroom units, 22 two-bedroom units, along with two three-bedroom units.

Fronting The Grand Parade, the northern portion of the building has a four-storey podium form, with the upper two levels recessed to reduce the buildings visual bulk when viewed from the street.

Outlined in the design statement by MKD Architects, units will utilise crossflow ventilation and natural light that is filtered throughout the building due to its location and positioning.

&ldquo;Each apartment has been sized to suit market demands and arranged to maximise, space, natural light, ventilation, amenity, and outlook,&rdquo; the statement read.

A small rooftop common open space has been outlined in the plans, which will be lined with planter boxes and will contain a centrally located pergola structure, with an outdoor kitchen and barbecue space and seating.

The corner position subject site is located within a high-density residential zone that transitions to a low density residential zone to its north and east. There is a run of recently constructed six-storey apartment buildings in the immediate vicinity, including the adjoining property to the west.

The site is a 400 metre walk to Sutherland CBD, with well-serviced public transport links. &nbsp;

The landscape design has been prepared by Taylor Brammer Landscape Architects, who have sought&nbsp;to incorporate a range of green, open spaces, consisting of easy to maintain and native planting. Two large mature eucalyptus trees are located on the site, which have also been incorporated into the proposed development.

The building will be home to a total of 38 apartments, comprising six studio units, eight one-bedroom units, 22 two-bedroom units, along with two three-bedroom units.



MKD to design new Sutherland apartment development

Mirvac will&nbsp;release the next two buildings in their Willoughby masterplan, NINE&nbsp;by Mirvac, later this month.

The two buildings, Montage and Overture, has already secured a number of sales following&nbsp;a successful VIP release late last year.

Overture&nbsp;is set alongside Laurina Square, one of several green spaces within NINE by Mirvac. There are 55 apartments across the eight-level building, predominantly two and three-bedroom apartments.

The demand for luxury apartments in the Sydney CBD has never been stronger in a trend that is driving increased sales in the $10 million-plus bracket.

Despite extended lockdowns impacting the CBD over the past two years, Colliers National Director of Project Marketing Residential, Blake Schulze, said he had witnessed the strongest demand ever experienced over the past six months, with this high level expected to continue into 2022.

&ldquo;It&rsquo;s a trend that strengthened at a time when a lot of attention was being focussed away from the CBD towards trophy homes and regional activity,&rdquo; Schulze said.

&ldquo;It really affirms how parts of the Sydney CBD have successfully evolved into a high quality and desirable world-class apartment market.&rdquo;

The demand for high-end apartments has been clearly demonstrated across a range of new projects including 111 Castlereagh Street, One Sydney Harbour, Crown Residences Barangaroo and the Sirius Building.

Stand out transactions include all of the available penthouses (sold off-the-plan) at 111 Castlereagh Street, as well as the penthouse collection consisting of The Jones, The MacKellar and The Cambridge Residences, which have sold for a combined total of $66 million.

&ldquo;Sales are running ahead of any familiar or traditional trends, with demand concentrated out of Sydney&rsquo;s East and North Shore, and not necessarily driven by down-sizers.&rdquo; Schulze added.

&ldquo;This pattern also further distinguishes Sydney&rsquo;s CBD apartment market as distinct from trends we see in Melbourne and Brisbane.

&ldquo;Current high-end buyers often own multiple homes and are those who have &lsquo;fallen in love&rsquo; with a new generation of projects, attracted by the appeal of Sydney&rsquo;s CBD. Values clearly indicate that it&rsquo;s smart to be back in the city, and price is not an issue.&rdquo;

However, Schulze says apartment size, design, quality of finishes, location, and lifestyle, must&nbsp;all be spot-on.

Amenities generally expected include a pool, equipped gym, resort level resident&rsquo;s lounge, dining room and gardens, private climate-controlled cellar, and concierge.

Strong high-end demand has also extended to the lower north-shore and select re-sales in the CBD.

These include the soon-to-be completed 440sqm $14 million &ldquo;Grand Luna&rdquo; apartment in The Landmark, St Leonards, which is one the most expensive outside of the Sydney CBD.

A 223sqm $11 million listing at the Greenland Centre and a new listing of an &ldquo;Aqualuna&rdquo; Milsons Point penthouse, consisting of 275sqm internally and 50sqm externally, are both also going to market in early 2022.

&ldquo;High-end-luxury demand is being locally driven, but all elements, including car parking must be available. Buyers understand quality, even to the point where they will, and do commit to a multi- million dollar purchase often only after a video tour. This means the quality must be instantly authenticated.&rdquo;

While the current level of demand for apartments in the $10 million-plus bracket is unprecedented, it remains to be seen what impact the full re-opening of international borders will have.

According to Colliers, there are reasonable expectations for even stronger demand as other high-end developments continue to boost Sydney&rsquo;s appeal.

Demand for luxury Sydney CBD apartments has never been stronger

The Sydney-based developer, Third.i, are continually trying to break new ground in what type of product they are bringing to&nbsp;the off the pl​an apartment market.

It&#39;s been a pillar of Third.i since it was founded by Luke Berry, Robert Huxley and&nbsp;Ron Dadd in 2005, so much so it forms a key part of the company name.

I recently got to catch up with Luke Berry, who also handles Third.i&#39;s sales and marketing, to discuss the company&#39;s current direction and how they like to develop.

&quot;The name Third.i was very much formed with the two most critical elements&nbsp;to development; investment and infrastructure,&quot; Berry said.

&quot;We follow planning, jobs growth, and the inevitable need for housing in those areas.

&quot;Infrastructure is key; where the government are spending, where there&#39;s private spending on infrastructure, new transport hubs etc. Always invest where infrastructure is and is planned to be.&quot;

The third I was more in the spiritual sense, Berry added.

&quot;We are always trying to think ahead, constantly challenging both ourselves and pushing the boundary as to what&#39;s conceivable in apartment development.

&quot;We try and create apartments and a style of housing that people don&#39;t even know they want yet. We think of the projects people are going to need, rather than what they necessarily need right now.&quot;

Their latest innovative venture however isn&#39;t about what they&#39;re offering a buyer in terms of the product they are creating. It&nbsp;goes well beyond that.

The team has recently launched CoPosit, which allows potential buyers secure a&nbsp;property with just $10,000 in savings, with the remainder of the deposit paid over weekly instalments until the apartment is ready.

That&#39;s available for buyers at the Dairy Farmers project in Newcastle&#39;s West End, where already 100 of the 184 apartments have been sold. Around 10 per cent of those buyers have used CoPosit.

&quot;Developers usually need five or 10 per cent deposit minimum as a bank needs a qualifying presale to provide funding for the project,&quot; Berry said.

&quot;But we&#39;ve managed to crack open the door for first home buyers, who, if they can&#39;t stump up a deposit, can still secure an apartment and take advantage of the price growth of that apartment during the construction phase.

&quot;Traditionally, those buyers would maybe have to wait a year, or wait until completion, before they can buy the apartment. With the way the property market has gone in recent years, that&#39;s a lot of growth they&#39;ve missed out on. They&#39;re potentially paying $50,000 more for that same apartment they couldn&#39;t get a few years earlier when it wasn&#39;t complete.&quot;

Berry says he believes the scheme will completely revolutionize off the plan sales.

The Dairy Farmers project will&nbsp;comprise a separate five story-building that will house the very first residents&rsquo; shared work hub coupled with 1600 sqm of commercial and retail space.

The development will also include a range of exclusive amenities featuring communal green spaces, a state-of-the-art gymnasium, cabana pool areas with a lap pool, a wine bar and cellar, as well as multiple function rooms.

The Newcastle West site was once home to Dairy Farmers - one of Australia&rsquo;s largest dairy producers. In a nod to the history of the site, Third.i will re-imagine the heritage-listed, iconic glass milk bottle and clock towers as part of a pedestrianized, broader public art installation.

A large number of locals have made up part of the buyers so far,&nbsp;a mix of downsizers wanting to live in an urban apartments and first home buyers who see the entry level apartments as good value for money.

There&#39;s also been a number of investors, both from Newcastle and Sydney.

Third.I, has always been forward thinking - and is one of the largest providers of SDA (Specialist Disability Accommodation) apartments along the East Coast of Australia.&nbsp;They have a partnership with Aruma (formerly House with no steps) and many other SIL&rsquo;s (Specials Independent Living Advisors) to provide suitable accommodation in their medium and large scale developments.

&quot;ESG (environmental, social and governance)&nbsp;has always been important to us, and the commitment we have in creating SDA Housing is a cornerstone of our business policies in providing social housing&quot; Berry added.

It was at the forefront of their efforts in London. Both of their London projects, the completed Battersea apartment building currently under construction,&nbsp;and the upcoming Vauxhall development, has around a third of its development set aside for&nbsp;people who couldn&#39;t traditionally afford them.

&quot;We have around 30, 35 per cent of our developments in the UK reserved for people like nurses, school teachers, train drivers, single parents who struggle to afford to get in to the property market,&quot; Berry says.

The expansion in to the UK has seen Third.i&#39;s global footprint expand, with meaningful conversations with huge REITS and investment firms.

&quot;What London has done has cracked open the door for Third.i to forge international business relationships with funders, agents, based in Singapore, Dubai, Hong Kong, Malaysia, all which wouldn&#39;t have happened if it wasn&#39;t for the investment in to the UK market.&quot;

Long-standing and renowned developer&nbsp;Fortis has developed a solid portfolio across Australia&#39;s two biggest capitals, with more than $276 million in successfully completed projects.

The group&rsquo;s future is just as prosperous with new developments, valued at over $2.2 billion in the pipeline for completion in the coming years.

We&rsquo;ve taken a closer look at the top five developments Fortis has both in Sydney and Melbourne in 2022.

1. Piper -&nbsp;2A Wunulla Road, Point Piper, NSW

Piper is the first collaboration between Fortis and Dare Property Group, who has teamed up to create a rare new development in the most affluent suburb in the whole of Australia.

Sharing its postcode with some of Australia&rsquo;s most prestigious and historic homes, Piper,&nbsp;at 2A Wunulla Road, there will have just 15 exclusive residences, which will have interiors by MIM Design and sit in landscaping by Dangar Barin Smith.

There will be a mix of two, three and four-bedroom apartments across the boutique four-level building. Each apartment will feature soaring ceilings, open layouts and large living, entertaining, and outdoor areas. Some of the apartments will even have their own private pools.

The three two-bedroom plus study apartments start from 127 sqm of internal space, the three-bedroom apartments start from 161 sqm internal, and the biggest offering, the four-bedroom apartments, have an internal living space between 210 sqm and 260 sqm.

&quot;The rich design palette places a deep focus on the polished and matte, the light and dark, the coarse and soft, heralding the mineralised and lustrous qualities hidden within Piper&rsquo;s natural forms,&quot;&nbsp;Miriam Fanning of Mim Design said.

Completion on the development is&nbsp;scheduled for the first quarter of 2024.

2. Mona Road - 1 Mona Road, Darling Point, NSW

Fortis will soon launch Mona Road, their first development in Darling Point, another high end harbourside suburb in Sydney.

The premium mixed-use development will offer both residential and retail at the Mona Road site. Created by award-winning architects MHNDU, Mona Road features six residential floors with a mix of one, two and three-bedroom apartments, with terraces and balconies capturing views across the city, harbour, nearby Paddington and surrounds.

The creative inspiration for the site comes from the history-steeped harbourside corridor it overlooks, with respect paid to the original brickwork of the fa&ccedil;ade.

Situated at the gateway to the Eastern Suburbs between Potts Point and Double Bay, the north-oriented site occupies a prominent frontage along Mona Road&mdash;only four kilometres from the Sydney CBD.

Edgecliff Station is a 350-metre walk, while major bus and ferry routes are also within easy reach, providing regular services towards the city and beyond.&nbsp;

Construction on the development is expected to be completed by late 2023.

3. Colindia &ndash; 5 Colindia Avenue, Neutral Bay, NSW

Currently in the market in Sydney is Colindia, north of the bridge in the sought-after Neutral Bay on the Lower North Shire.

Inspired by nature&rsquo;s organic shapes and raw textures, Colindia presents as a sculpted artform, nestled at the end of a quiet cul-de-sac.

Designed by PBD Architects, Colindia&rsquo;s four levels comprise six half-floor residences crowned by a full-floor penthouse.

Separated from nearby buildings, Colindia&#39;s discreet street frontage opens up to just two residences per floor, with the penthouse sweeping across a whole-floor.

The feature balustrades on the balconies also serve to create added privacy between residences.

From front to back, each residence extends the full length; the open-plan living designed to maximise the space, light and views, with full-height windows creating a connection to the terraces and courtyards beyond.

4. Pillar + Tide &ndash; 41A Blackstreet, Brighton, VIC

Just moments from the buzz and flow of Church Street and the idyllic Brighton waterfront, Pillar+Tide presents 16 contemporary residences that explore the relationship between the indoor and outdoor.

Presented as a monolithic structure with two street fronts softened by verdant greenery, Pillar+Tide takes over three existing sites to create a singular vision.

Shaped by award-winning architects&nbsp;Carr, the design is defined by rhythmic fa&ccedil;ade elements, robust natural materials and an abundance of space reflective of Brighton&rsquo;s local architectural context.&nbsp;

Considerable design emphasis has gone into planning the master suite and living areas to follow a spacious and open layout, while each residence is further complemented by wrap-around gardens and lush, low maintenance landscaping by&nbsp;Acre.

A rare and sought-after corner location, Pillar+Tide puts an abundance of retail, caf&eacute;s and restaurants within easy reach, together with excellent transport connections and&nbsp;tree-lined streets.

5. Brighton Street &ndash; 8 Brighton Street, Richmond, VIC 

Later this year Fortis is expected to launch their Brighton Street project.

Just moments from the bustling Church Street and Swan Street intersection in Richmond, 8 Brighton Street has been designed by&nbsp;SJB Architects and will see apartments and commercial suites built above a modern ground floor retail precinct.

Central to the vision for 8 Brighton Street is to reflect the site&rsquo;s rich heritage context, whilst also evoking a fresh, contemporary approach to living and working.

&ldquo;The location within Richmond &ndash; along with the Activity Centre zone which permits retail, residential and commercial &ndash; is what really sets this site apart from others,&rdquo; Colliers agent Ben Baines said.

The design, materials and finishes will be selected to work in seamless harmony, allowing the completed building to grow into its inner-city surroundings.

Occupying a corner site in one of Melbourne&rsquo;s most popular inner-city neighbourhoods, 8 Brighton St enjoys easy access to the CBD and key business districts. The site has three street frontages, with an abundance of amenities in its immediate vicinity.

Numerous train and tram stops are less than 200 metres away, while the site is a short walk away from caf&eacute;s, restaurants, bars, supermarkets and parks.

Construction is due to be complete on the Brighton Street site by early 2023. &nbsp;
