A landmark former orphanage site in Surrey Hills could be transformed into a new residential community under plans lodged by <a href="https://www.apartments.com.au/developers/antipodean-land-developments">Antipodean Land Developments</a> that would deliver 76 apartments and townhouses while restoring some of the suburb's most significant heritage buildings.

The burgeoninng Melbourne-based developer has submitted plans for the 9,158 sqm site at 1 Kent Road and 24 Durham Road, home to the former St Joseph's Home for Destitute Children, a historic institutional complex dating back to the late 19th century. The proposal seeks to adaptively reuse several heritage buildings while introducing two new four-storey residential buildings set within extensive landscaped grounds.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a> and Kerstin Thompson Architects, the project has been conceived as a contemporary residential village embedded within a restored heritage precinct. The development team describes the design approach as "The Village in the Garden," with new buildings positioned among mature landscaping by OCULUS and significant heritage structures.

The proposal would deliver 76 dwellings comprising a mix of apartments and duplex-style residences, significantly increasing housing supply on one of the largest privately held residential landholdings in Surrey Hills. The development includes 127 car spaces, 24 bicycle spaces and more than 1,000 sqm of communal amenity, with the existing chapel building earmarked for conversion into resident facilities.

According to the planning submission, the project centres on the restoration and adaptive reuse of the site's most significant heritage assets, including the original c.1889 St Joseph's building, the chapel designed by architect Augustus Andrew Fritsch, and the historic brick perimeter walls and entry gates. The proposal also incorporates the retention of other contributory buildings including the former infirmary and school building.

Tract Consultants, in the planning report accompanying the application, said the scheme had been shaped through extensive heritage analysis and design development.

"The shared vision for the Site by the project team has culminated in a scheme which successfully breathes life back into a historic site while delivering upon the objectives of Victoria's Housing Statement in a carefully curated and contextually responsive manner."

The proposal is being assessed under Victoria's Significant Residential Development with Affordable Housing pathway. As part of the application, three per cent of the project's residential development cost would be contributed to the Social Housing Growth Fund. The development would also provide a diverse mix of one, two and three-bedroom residences targeting a broader range of buyers than typically found in Surrey Hills' detached housing market.

Sustainability initiatives include an anticipated 66 per cent BESS score, natural cross-ventilation to 80 per cent of apartments, 28 per cent deep soil landscaping and a canopy cover outcome exceeding local planning requirements. The proposal also sets aside more than 1,083 sqm for communal indoor and outdoor resident amenity spaces.

Planning documents describe the property as one of the largest underutilised residential sites in Surrey Hills, arguing it presents a rare opportunity to introduce "missing middle" housing in an established inner-eastern suburb while preserving and revitalising a significant heritage precinct.

Antipodean Land Developments has built a reputation for design-focused residential projects across Melbourne, particularly in the medium-density sector. Previous developments include Neighbourhood in Brunswick East, delivered with Breathe Architecture, and Balfe Park Lane, designed by Kerstin Thompson Architects.

They've been very active in site acquisition as they build out their future development pipeline. Developer <a href="https://www.apartments.com.au/developers/auyin-property-development">Auyin</a> is the latest to turn to the Victorian Government's Development Facilitation Program in an effort to secure approval for its long-planned, mixed-use project in Elsternwick.

In 2018, Auyin lodged plans with Glen Eira City Council for a 14-storey building, however Council approved a reduced eight-storey scheme. A subsequent VCAT appeal in 2019 upheld the eight-storey height limit.

The project was later amended to nine storeys, but Auyin is now seeking to revive something closer to its original vision. The developer argues that the planning context has evolved significantly over the past decade, particularly within the Elsternwick Activity Centre, where higher-density development has increasingly been encouraged along Glen Huntly Road.

The proposal would transform the 1,239 sqm site at <a href="https://www.apartments.com.au/new-apartments/7-12-horne-street-elsternwick-vic-3185">7-15 Horne Street</a>, opposite Elsternwick Railway Station, into a 13-storey residential and retail development designed by CBG Architects, with 40 apartments

The site currently comprises three commercial properties.

A publicly accessible 135 sqm plaza would be created on the north-east corner of the site, providing seating, landscaping, and a new gathering space adjoining Horne Street.

The design adopts a four-storey podium that references the finer-grain character of the surrounding streetscape, with the upper tower recessed behind generous setbacks on all boundaries.

Architecturally, the building draws inspiration from the established character of Elsternwick Village. The façade combines dark charcoal brickwork, textured concrete, bronze-toned metal detailing, and extensive planting integrated into podium and tower levels. The design also incorporates a chamfered corner treatment and publicly accessible plaza intended to strengthen pedestrian activity around the station precinct.

Over $26 million worth of industrial property listed in the Sutherland Shire

It has taken some time, but St George Illawarra Dragons star halfback Ben Hunt has settled into Sydney during the off-season, buying a family home after his move from Brisbane.
He and nutritionist wife Bridget didn’t buy into the St George heartland, but are setting up in the Sutherland Shire with their son Brady and two pooches Leeroy Brown and Rowdy.
And the Hunts have timed their purchase nicely. Ben signed a contract with the Dragons at the beginning of 2017, when prices in Sydney were still soaring. But the family has now been able to buy into a subdued market.
The home sat on the market for around 60 days, failing to sell last year until its price tag was reduced to $1.67 million. The couple paid $1.61 million through Cripps &amp; Cripps Property Cronulla agent Graeme Miller. 
CoreLogic calculates the suburb has seen an average 7 per cent change in median price over the past 10 years.  
The property was built nine years ago, after the original home, a 1970s weatherboard, traded for $610,000 in 2002.
The architect-built four-bedroom home sits on an 865sqm parcel and had an ­estimated build cost of $350,000. Environmentally sustainable, the insulated home features windproof Safetyline Jalousie louvre windows. 
There’s also a heated concrete slab and wood combustion fire.

The new home is a little further away from his radio studio, but as he once suggested getting up at 3.25am is the punishment, with the trip to work at that hour a breeze. 
Brendan, wife Helen and their three kids lived at their Sylvania property for nearly a decade, although Jones said Helene hadn't been too keen initially..
The sleek white four bedroom home on nearly 700 square metres cost $1.3 million in 2009.
Recalling purchasing the house, Jones joked earlier this year that it "looked like a drug dealer owned it".
The home, built in 2000, has four bedrooms, open plan living and dining areas and a home office.
When he couldn't get to the beach, Jones used to practice stand up paddleboarding in the swimming pool having taken it up in Hawaii in 2011.
There's no swimming pool at his new home, but there's direct water access from the sloping 1,175 square metre parcel.
The vendors initially sought $5.3 million, before changing agents to Laura McKay at Highland Property Agents Cronulla who marketed the home reducing the price to $5 million then $4.85 million.
On the water Jones will have his own jetty, pontoon and renovated boathouse.
Jones, who recently celebrated his 50th birthday, began his career on the community radio station 2BCR Bankstown before jobs at 6KA in Western Australia, 2NM Muswellbrook and i98FM in Wollongong.
He has co-hosts breakfasts WSFM with Amanda Keller for 12 years. The show was the number 1 FM station in 2005 when it defeated comedy duo Merrick and Rosso.
In the most recent ratings it was second most listened.
Jones, who was a contestant in the 13th season of Dancing with the Stars,  published his memoir, Fifty Shades Of 50 last year.

Brendan 'Jonesy' Jones upgrades in Sutherland Shire

The half-built Shire mansion of Adam Cranston, the man behind one of Australia's alleged largest tax frauds in history, has been sold.
The <a href="https://www.realestate.com.au/sold/property-house-nsw-burraneer-127706986" target="_blank">Burraneer home on the pricey Matthew Flinders Place</a> fetched $2,425,000.
Cranston started the rebuild after he bought the former 1960s home with wife Elizabeth for $1,875,000 in 2015.
The property on 935 square metres with views over Port Hacking has approval for a large four bedroom home with pool.
Century21 agent David Wolfhart sold the home. Cranston's property empire has shrunk with sales also sold in Miranda and the Hunter Valley.
Cranston retains the Bondi Beach property where he was arrested last May. 
The couple bought the Simpson Street townhouse jointly for $1,222,000 in 2015.
He is alleged to have de-frauded the ATO of $130 million.

Chinese developer Dahua Group have launched the first stage of their Sutherland Shire boutique estate, The Ridgeway.
The first 13 blocks of land within the 14 hectare Barden Ridge development that sits opposite the landscape-designed The Ridge Golf Course range in size from 550 sqm and are priced from $800,000.
Stage one is being marketed as The Linden Release, named after the native trees within the estate.
The whole project near the Royal National Park will total 133 lots and will retain a large portion of the native bushland on the site.
It includes a small forest of native Turpentine trees.

Dahua Group launches Sutherland Shire land release at  The Ridgeway

More than 90 per cent of 118 apartments offered at the Crest complex in Woolooware Bay Town Centre in the Sutherland Shire were sold on Saturday.
Downsizers, young professionals and first-timers were prominent among the buyers.
Even the local NRL coach's family bought into the complex. 
Prices range from about $615,000 for a one-bedroom with a single car park to $1.75 million, for a three-bedroom with two car spaces.

The Sutherland Shire development is on land owned by the Cronulla Sutherland Leagues Club, and is on a 10-hectare site which was billed will have 600 apartments, a Sharks Club and a 17,700 square metre retail and medical centre.
The 2014 launch also saw first home buyers, young families, downsizers and retirees purchasing - with 95% local buyers.
Prices ranged from $450,000 for one-bedroom apartments, $575,000 for two-bedroom apartments and from $860,000 for three-bedroom apartments.

Crest sees Woolooware Bay apartment sales continue

Developer Hyecorp Property Group are set to build a six storey residential development in Sydney's southern suburb of Sutherland.
The 33 apartment development, named Sia, is located at 66 Glencoe Street features  one-bedroom apartments range from $585,000 to $625,000, two-bedroom apartments priced from $770,000 to $840,000 and three-bedroom penthouse apartments ranging from $1,100,000 - $1,200,000.
Stephen Abolakian, managing director, Hyecorp Property Group said Sutherland was the obvious choice for the group when deciding where to build their first project outside of the lower north shore.
“Hyecorp is now a fast-growing company and there is a limited amount of development sites in the lower north shore, where we have been primarily active,” he says.
“When we were researching which area to expand into, Sutherland was a standout.
"It’s a low-risk area, it’s well-established with a strong population and there is high demand for the right kind of properties.
“We believe Hyecorp is well-placed to fill the gap in the market and the deliver for what Sutherland residents are looking for and Sia is a great example of this.
"We are offering high quality apartments in an area that has all the infrastructure and amenities that residents could want,” he says.
George Benlian, director of sales and acquisitions Hyecorp Property Group said Sia’s pricing was set before the State Government announced its housing affordability package and the company is hoping the development will attract a diverse range of buyers.
“Sutherland doesn’t have a lot of new stock that comes up – the availability of new apartments is very limited,” he says.
“So we anticipate there will be plenty of local buyers and investors attracted to Sia, as well as strong interest from first home buyers from other parts of Sydney, given the generous stamp duty concessions in the Government’s housing affordability package.
“Sutherland is an area that definitely has the potential for more density and growth in the medium-long term, so Hyecorp is thrilled to be coming into the community at this point in time.”
Hyecorp’s in-house architect Troy Kassabian says key to the design of Sia was maximising both the indoor and outdoor space of each apartment.
“The balconies and outdoor areas are really a continuation of the indoor living spaces to make the most of the views, the breeze and the natural light,” he says.
“Hyecorp prides itself on our attention to detail. For example, the apartments all feature full- size pantries with spice racks, high-quality Bosch appliances, ducted reverse cycle air- conditioning, gas points, high ceilings, high windows and shadowline cornices to include a sense of luxury.”
