Perth’s new apartment market recorded its strongest quarter of sales since Q4 2021, with 412 apartments sold in Q1 2026 and a record quarterly sold value of $537 million, according to Urbis’ latest Apartment Essentials results.

Urbis said the March quarter result reflects strong, highly product‑specific demand across both ends of the market, from more attainable projects delivering at scale, through to premium stock being absorbed by equity‑rich downsizers.&nbsp;

David Cresp, Partner at Urbis, said the key story in Perth is not demand, it is the market’s ability to convert demand into delivered housing.&nbsp;

“This is the strongest sales quarter since Q4 2021, and it reinforces that demand in Perth is real and it’s local,” David Cresp said. “But the task now is delivery, turning that demand into projects that can actually be built and completed.”&nbsp;

<h2>Affordable product leads, premium demand remains resilient</h2>

Sales in Q1 were led by more affordable projects, with The Boulevard (SKS Group) recording 115 sales in the quarter, the presentation noting this is only the second time a single project has surpassed 100 quarterly sales. The project was able to offer more affordable housing product right next to a train station.&nbsp;

Palmyra West (Finbar) also delivered strong results with 28 sales in Q1, following 84 sales in Q4, with an average price of under $800,000, underscoring depth of demand for well‑located, attainable new stock.&nbsp;

At the premium end, Urbis said downsizer demand is continuing, with the results highlighting Romeo (Applecross, Finbar) recording 75 sales and reaching almost 50% sold in one quarter.

Jual (Shenton Park, Celsius Property) also posted a strong quarter with 28 sales, reaching 39% sold in one quarter.

Urbis noted that Perth apartment demand is not speculative, not investor‑led, and not uniform, describing it as localised, often equity‑driven and highly product‑specific, a pattern reflected in the polarisation between strong “attainable” performers and premium downsizer product.&nbsp;

<h2>Prices underpinned by costs, and the delivery risk is growing</h2>

Urbis said pricing pressure is cost not demand‑driven: construction costs and delivery risk are now a central constraint, with the results noting build costs remain elevated and volatile, and that energy, fuel and labour uncertainty weigh on feasibility.

David Cresp said a growing challenge for private Build‑to‑Sell developers is simply securing a builder in the current environment.

“Developers are really feeling the pressure from a building market that was operating at capacity and securing a builder is challenging,” David Cresp said, adding that even where a builder can be secured, “trying to get to the price that makes the development financially viable is incredibly challenging in the current market.”&nbsp;

Urbis’ broader WA commentary also notes that industry remains at or above capacity with lot and housing creation, and that many builders are limiting new sales to manage stretched workforces and fixed‑price contract pressures, conditions that flow directly into apartment feasibility and delivery timing.

<h2>Supply: improving later, but still constrained, and Perth lags eastern benchmarks</h2>

While near‑term supply remains constrained, Urbis’ forecast shows completions lifting “Supply is forecast to be back above 1,500 apartments per annum for the first time since 2019”, with 1,775 completions forecast for 2026, and volumes remaining above that level over the following years.&nbsp;

Looking further ahead, completions are forecast to reach 2,500 in 2028, with the report noting 32% of that total is social/affordable, reflecting the role of government‑supported delivery in rebuilding the pipeline.&nbsp;

However, Urbis said Perth remains behind comparable markets on pipeline scale. In a national comparison of projects under construction, the report shows under construction Perth Build‑to‑Sell (BTS) at 3,446 apartments versus the Gold Coast at 7,922. Mr Cresp said “The challenge for Perth is how to we grow the delivery pipeline”.

Urbis’ conclusion is that Perth’s market is increasingly defined by product discipline and delivery certainty, with the research identifying “delivery certainty is key” and calling out builder risk and procurement models as core success factors, alongside “timing and staging”.&nbsp;

Perth apartment sales hit strongest pace since late 2021 as builder capacity tightens

<a href="https://www.apartments.com.au/developers/sammut-developments">Sammut Group</a> has secured development approval for its latest Brisbane apartment project, marking the Sydney developer’s next step in expanding its Queensland pipeline following the success of its debut Gold Coast development, Coast.

The approved project at <a href="https://www.apartments.com.au/new-apartments/44-glen-road-toowong-qld-4066">44 Glen Road, </a><a href="https://www.apartments.com.au/developments/toowong-qld-4066">Toowong</a> will deliver a 15-storey riverfront apartment building with 42 residences, significantly increasing the scale of the site’s previous approval for a smaller luxury scheme. Designed by Bureau^proberts, the development will comprise a mix of predominantly four-bedroom and two-bedroom apartments positioned to maximise Brisbane River and city views.

Sammut Director Julian Sammut said the group had been actively searching Brisbane for several years before identifying Toowong as the right fit.

“Brisbane was the right step for Sammut,” Sammut said.

“With the success of Coast we thought we should definitely look to do more in Queensland alone. We then pushed up to look at Brisbane. We've been looking for I'd say two to three years actually and it was hard to find the right location.”

Sammut said suburbs including New Farm and Teneriffe were considered before the group ultimately focused on Toowong due to its strong downsizer demographic and limited supply of developable riverfront land.

The site was acquired off-market after what Sammut described as a lengthy negotiation and planning process, with the developer pursuing an uplift to the original approval.

“We are DA approved now which is very exciting,” Sammut said.

“We've had our change approval come through and we've obviously doubled the height, 15 storeys plus rooftop. We've got 42 amazing apartments that are going to be coming to market soon.”

Bureau^proberts said the design responds to Toowong’s evolving urban character, balancing contemporary apartment living with the area’s established residential identity.

“A place where traditional Queensland living has taken place for centuries; Toowong is seeing a shift of contemporary influence, commercial and retail hubs mixed with well-considered residential offerings – all the while maintaining its character and charm,” the architect noted in planning documents submitted to Brisbane City Council.

The architecture practice said the project’s form was shaped by its riverfront setting, flood considerations, neighbouring building scales, and view corridors.

“They said the mix of four and two-bedroom apartments capture the ‘fundamental qualities of Queenslander living,’ translated into the context of a contemporary subtropical building.”

The development sits just off Coronation Drive within walking distance of Toowong’s retail precinct and the upgraded Regatta ferry terminal, while also benefiting from proximity to the incoming green bridge connection to West End. Sammut said the accessibility and amenity offering were central to the site’s appeal.

The approval adds to growing residential activity along the Toowong riverfront, joining nearby projects including Consolidated Properties’ Monarch Residences and Spyre Group’s ARC Residences.

Sammut secures approval for debut Brisbane apartment development in Toowong

Developer Lanevick is heading back into Sydney’s apartment market after focusing more heavily on the luxury townhouse and terrace sector in recent years.

Lanevick, founded and directed by Steve Maroun, is expecting to receive approval in the coming months for a new apartment development in Gladesville, with the aim to launch it to the market later this year.

The 51-apartment project, designed by Studio Johnston, will comprise a mix of one-, two-, and three-bedroom apartments positioned toward the Hunters Hill downsizer market.

“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said.

“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.

“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”

The project sits near Boronia Park and within close proximity to the Parramatta River foreshore, an area Maroun says offers more of a Hunters Hill lifestyle than a traditional apartment precinct.

“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun said. “You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”

From level four and above, apartments will capture water views&nbsp;toward Sydney Harbour. Communal amenity will include rooftop entertaining areas, wellness spaces, and a gym tailored toward owner-occupier buyers.

“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”

The proposed development has also been designed to respond to the changing character of the broader Gladesville town centre, where a growing number of mixed-use and residential proposals are expected to emerge over the coming years.

“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre, and we’ve approached the project with a strong focus on architecture, liveability and long-term community value,” Maroun said.

Maroun said Lanevick saw a first-mover advantage within the precinct as planning controls continue to evolve to accommodate greater housing density.

“We think there’s a real opportunity there that hasn’t really been serviced properly yet,” he said.

“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”

The Venus Street proposal will include a commercial and retail component at ground level designed to contribute to that evolving streetscape activation.

“A big part of the thinking was how do you activate that area properly and create more vibrancy and amenity, which is what Hunters Hill has been looking for,” Maroun said.

Lanevick’s focus since 2020 has largely been on smaller-scale luxury townhouse and terrace developments. The developer recently completed Royale Randwick, also designed by Studio Johnston, where prices reached $3.65 million. The project was featured in the UDIA NSW 2026 Professional Development Prospectus and was also named a finalist for Development of the Year.

Lanevick to cater for Hunters Hill downsizers with new Gladesville apartment development

Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

“For its size, sophistication and importance to the community, Australia’s living sector has remained largely under-institutionalised, which represents significant opportunity,” Green said. “GreenPoint identified that gap, assembled the right team, and is backing One Living to build a platform that is aligned to market needs.”

Green said being a builder-developer would give the company the capacity and flexibility it required to deliver reasonably-priced homes.

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

One Living will undertake a component of affordable housing in its schemes, which it will own and operate, and it could also run build-to-rent on some sites.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.

It's been several years since there's been an opportunity to buy a brand new townhome in Melbourne's coastal suburb of Mordialloc. Even apartment developments in recent times have been few and far between in the area.

Local developer LDS Property identified the gap in new housing, securing a site on White Street, directly opposite&nbsp;Woodlands Golf Club Mordialloc. WM Residences fills gap in Mordialloc townhouse market

There will always be property “professionals” willing to stand up and declare that the prime inner city suburbs are not only the best places to buy, but the only places to buy.
They will sit down only if someone asks them for some hard evidence to support their claims. Through decades of observing people with a vested interest or a bad case of real estate snobbery claiming so-called prime property has the best growth rates, I’ve never seen anyone back it up with research.
My own research contradicts the claims of the supremacy of “prime” property. The top end markets never produce the best long-term capital growth rates. In most of our capital cities, the lists of best suburbs for long-term growth are dominated by the affordable end of town.
For affordable, read downmarket. Across Australia right now, there are downmarket locations on strong growth paths. The number one market in the nation, according to Hotspotting research for The Price Predictor Index, is Logan City.
I wrote at length about this area last month. In discussing the general prospects for South East Queensland, I wrote: “There are myriad options but one that I particularly fancy is the unheralded (indeed often maligned) municipality of Logan City. The local council sees it as a strategic “city between two cities” because Logan bridges the gap between Brisbane City and Gold Coast City. It’s a municipality of 60 mostly affordable suburbs and collectively they are a nice fit for my core formula of affordability + infrastructure + jobs = price growth.”
Since then our research has found that Logan City has more suburbs with rising sales activity than any other municipality in Australia. Four Logan City suburbs make our national Top 30 list for suburbs with seriously forward momentum.
In Sydney, there are growth markets spread across the metropolitan area, some top end, some middle market and some bottom end. One that stands out as a market trending rapidly north is the Campbelltown LGA. Together with neighbouring Camden, it forms the single strongest precinct in metropolitan Sydney at the moment.
Other Sydney markets that continue to be strong include the local governments areas of Penrith, Blacktown and Liverpool.
Adelaide continues to fly under the radar of most investors, but the city is rising steadily – indeed, has been for the past 12-18 months, in terms of sales volumes. Towards the end of last year, we saw the first signs of that translating into price growth.
Within Adelaide, the number one area is the Salisbury municipality, which has more grown markets than any other precinct in the South Australian capital. The Salisbury LGA is about as downmarket as you can get, anywhere in capital city Australia.
The other standout markets with rising activity in Adelaide are all bottom-end precincts or middle market areas.
The generalised numbers for Perth depict a market that is stagnating or going into mild reverse. But beneath of the citywide statistics there are numerous sub-markets with growth trajectories. They are mostly bottom end affordable areas, like Wanneroo in the far north, Armadale in the south-east and Rockingham in the south-west. One or two are middle-market areas.
Last week I wrote that <a href="/news/vic/melbournes-middle-ring-leading-the-way-terry-ryder">middle Melbourne is leading the way</a> in residential property in the Victoria capital. But there are also several bottom end precincts with strong growth momentum. They include the municipalities of Epping in the north, Casey in the far south-east and Brimbank in the west.
That’s not to say there are no top end areas doing well in capital city Australia. In addition to the rise of affordable precincts a long way from the CBD, Sydney has a number of buoyant areas among the million-dollar-median suburbs. The numbers suggest that the millionaire suburbs surged in 2013, peaked in the December quarter of that year, subsided somewhat in the first half of 2014 but staged a marked sales revival late in 2014 and early in 2015.
Another standout is inner city Sydney. The Sydney City LGA includes a dozen highly-active suburbs, predominantly with sales of apartments.
But the good news for investors on a budget is that most of the growth markets in our cities are the cheaper ones.

Hi Ming,
It would seem that at the moment most property investors want someone to simply tell them if they should buy a property they have seen, or not, or even just tell them where and what to buy. In asking such a question, it assumes that all investment properties are right for all investors, and nothing could be further from the truth.
Property investing is actually a very personalised thing, and what is right for one investor, may not be right for another.  While some properties simply should not be purchased at all, and some areas will never deliver anything in terms of growth, when it comes to buying property in what is thought to be an area which may have potential, there are a number of things to consider:

<li>Risk</li>
</ul>
All property types will carry different levels of risk to each other and each investor should consider whether their own risk profile matches the level of risk each property type presents to them. 
For example, a serviced apartment in a tourist destination would be considered to carry a lot more risk than a three bed house in the Brisbane suburbs. Further, that serviced apartment would present a lower risk to a person with a large portfolio of properties, and plenty of personal cash flow than it would to the one who has a tight personal budget, and a complete reliance on that property delivering weekly income, and growing. 
The investor with the large portfolio can afford for it not to work out, while the other investor might have their entire financial future changed by just this one property if it works out badly.

Some properties deliver better cash flow than others, and some investors can withstand higher levels of negative cash flow than others can.
The cash flow of any property you buy must be one which you have established you can manage – and you must build in a margin for lower than expected cash flows to cover times when vacancies may be higher than anticipated.

<li>Capital Growth</li>
</ul>
The investor with the large portfolio can afford it if one or two properties stagnate and do not grow, while the newer investor, particularly if they have low equity in their own home, must have a property with more assurance of growth.  While there are no guarantees of growth anywhere, it’s commonly known that some areas have characteristics which assure at least some growth over time (like suburbs of a capital city) while others may experience fabulous growth, or none at all (or even a loss, such as in some mining towns).
And so, in direct answer to your question, while Newstead definitely possesses characteristics which demonstrate that it has what it takes to grow and deliver a decent cash flow, there are concerns over the short term supply factor.
In the event that the developments keep being approved, the supply will grow faster than the demand, and, in the short-term at least, prices may stagnate.  Given the strong fundamentals of the area, this oversupply will eventually work its way out, but no one can tell you with any certainty when this will happen – and so you must determine the level of risk that this presents, to you.

Ask Margaret: Will buying off the plan in Brisbane be a worthwhile investment?

Conventional real estate wisdom says you should always sell your home first then buy. The wisdom follows that you need to know exactly what price you will achieve for your home to be able to set your budget for the next home.
This has been our advice in the past to ensure that clients don’t get caught out having two mortgages or require bridging finance during the changeover period in selling houses.
However, in the current Sydney property market, convention does not apply. The market is exceptionally strong and finding a suitable buyer at a solid price is almost assured. 
Sydney’s auction clearance rate on the weekend was 83% from 677 auctions, according to CoreLogic RP Data, and the clearance rate has been running at above 80% since the market re-ignited in February.   
There are frequent reports of properties going well over the reserve price at auctions in Sydney and we have witnessed many sales going above a reasonable price as two or more bidders battle it out.  With continuing low interest rates and Sydney’s chronic undersupply situation, there is nothing to suggest that the market will slow down anytime soon.
Buying a property first is a strategy that only works in a hot market.  It will give you certainty about your next address and will also help motivate you to get out there and find something suitable. As for selling your existing place, you can have confidence that there are plenty of other frustrated buyers out there looking for a home.  
The latest figures show that it takes just 29 days to sell a house in Sydney and 26 days for apartments. Compare this with Melbourne at 43 days for houses and 61 days for apartments (or Darwin with 106 days for houses and 117 days for apartments).
Which leads us to the next question: What happens if you just stay out of the market for now and wait till the buying frenzy subsides? 
Many buyers are no doubt questioning what will happen to prices in the future and wistfully hoping prices will drop at some point.  Over the past 25 years, research by Residex has shown that Sydney’s median house price has increased from $175,000 to $911,500 which represents an average rate of growth of almost 7% per annum.
Sydney tends to have very strong spurts of growth followed by slow growth or flat line pricing.  Even massive external shocks like the global financial crisis only put a small dent in Sydney’s long term upward trajectory – prices retracted just 5% then recovered significantly in subsequent years.
The frustration of Sydney home buyers is widespread.  A quality home in the inner and middle rings of Sydney may attract 50 to 100 groups inspecting and 10 to 15 registered bidders on auction day.  Yet just one of them will walk away smiling, while the others feel despondent wondering if they will ever find a property. 
The hassle of organising your solicitor to review the contract, getting pest and building inspections completed in time and arranging finance all goes to waste each time you miss out.  Then, you may well come up against other frustrated buyers on the next property.
Buyers are getting “buyer fatigue” having to inspect so many properties that end up out of reach. It’s tough out there!  Here’s my perspective on the range of emotions that buyers are feeling at the moment: it can be a roller coaster ride.
We are also seeing some buyers having to re-think their original plan.  If you have been out of the market for over a year, you may be very surprised to see just how much prices have moved.  Buyers and sellers are having to re-calibrate their expectations on pricing.  If you had your heart set on a specific suburb close to the kids’ schools and walk to shops, you may have to compromise now as the market has jumped (or find those extra dollars).
Our team of buyers agents have recently helped a number of clients find their next home and navigate this hot Sydney property market.  The common thread in their feedback was that they would not have been able to find the number of properties we shortlisted, work out fair value and then exchange with speed without our help.
The message is clear; Don’t be afraid to enter the market, do your research and be cautious about what you buy and how much you pay.  Many people are forward paying capital growth now just to get a foothold.  Think about the long term value of the property and who will buy it after you.

­When it comes to investment, the property v shares debate has waged on over the years. But what is the honest unbiased answer? The question itself leaves the answer open to much interpretation, so I’ll do my best to present a balanced overview of the arguments.
The general consensus is that the housing market offers a more stable investment option due the constant demand of the market. Houses are one of the few assets that are a must-have. Everyone needs a house and the demand will continue to rise along with the population.
Investing in shares is often perceived as a riskier route, left to those who thoroughly understand the game, and those who like the gamble of holding shares during volatile periods on the market.
However, those perceptions aside, what are the cold hard facts surrounding this debate?

<li>Security</li>
</ul>
From a young age we are led to believe that owning property is literally ‘as safe as houses’. This confidence in the market is one of the driving forces behind people’s faith in investing such large amounts of capital, with today’s properties worth in excess of hundreds of thousands of dollars.
This trust further extends into the lender’s jurisdiction, with bankers prepared to loan more money against property (90%), than against shares (50%), and at a lower rate of interest. However, as dwellings become more volatile, these levels of borrowing may be subject to review.
It is also important to note that, as an asset, property can very rarely be worth nothing, unlike a share, which can leave the investor with an asset with no value.

<li>Transparency</li>

It’s difficult to fabricate the quality of a property investment opportunity. Residences are a tangible asset that can be inspected and reviewed prior to purchase, with most risks identified during this pre-investment stage. This is in contrast to a share purchase where the investor is dependant upon the company directors offering integral feedback on the risks involved, and behaving accordingly in terms of legal and corporate regulations.
In today’s market, there is much more information available to hand in regards to a property’s history, market performance and characteristics.

</ul>
The estimated total value of Australia’s residential portfolio is in excess of $5 trillion, whereas the total market capitalisation of the stock market is suggested to be in the order of $1.5 trillion.
<ul>
<li>Commitment</li>
</ul>
Property investment is a long-term commitment. Shares tend to provide higher returns, at less risk, within a shorter period of time, whereas houses and units provide higher return in the long run.
On another note, you can’t decide at any one time that you wish to dispose of the property and expect to make a quick buck. Sometimes it can take many months to sell, and to get the most out of your investment you must be prepared to wait until the right offer comes along.

<li>Ambiguous</li>
</ul>
It’s not always easy to identify the market value of a property. This fluctuates consistently based on many factors including market conditions, employment rates, local amenities, crime, infrastructure and development – all interchangeable factors that affect the value of a property.

<li>Upfront costs</li>
</ul>
To step onto the property ladder you have to commit to a huge initial capital investment. This investment will also be attributed to a single entity, ensuring you are locked in to the performance of that individual asset over time. Investment in shares, however, can be diversified, with the risk spread out across various markets and mediums.
From the above analysis, I think it’s fair to say that overall an investment in housing appears the be the lower risk solution, although I think that the important question is whether an investment in housing provides a better total return.
As the appealing Australian lifestyle has drawn more investment in our housing market, people now view dwellings more as portfolio assets than buildings to live in. As a result, Australian housing markets have seen higher volatility and lower rental returns. Between June 2005 and June 2014 alone, the average house in Sydney provided returns between -1.00% and 20%.
On the other hand, while many reports do indicate an investment in shares is the better performer, I believe these reports are based on time frames that benefit the shares market and do not take the risk factor into account.
A better quality analysis would seek to compare the two over a longer timeframe, taking many different investment periods into account and then consider the medium outcome. That analysis would take into account all income streams of the assets and allow for leverage and taxation.

Property v shares - the age-old debate: Eliza Owen

Billionaire investor Warren Buffett published his eagerly anticipated annual letter to shareholders of his company Berkshire Hathaway this weekend.
The letter is a <a href="https://www.smartcompany.com.au/finance/investment/41783-five-gems-from-warren-buffett-s-annual-shareholders-meeting">flagship event in the business calendar</a> as the investment guru updates shareholders on the company’s progress while dropping plenty of investment wisdom on the way.
The letter is published ahead of Berkshire Hathaway’s annual meeting, which Buffett refers to as “Woodstock for capitalists”.
Here are six pearls of wisdom from this year’s edition:
1. Beware of investment bankers
Buffett takes aim at investment bankers on Wall Street in his annual letter.
“The Street’s denizens are always ready to suspend disbelief when dubious manoeuvres are used to manufacture rising per-share earnings, particularly if these acrobatics produce mergers that generate huge fees for investment bankers.”
2. Don’t dawdle
Buffett acknowledged he stuffed up by being slow to sell shares of the British supermarket chain Tesco, which wound up costing Berkshire Hathaway $US 444 million.
“An attentive investor, I’m embarrassed to report, would have sold Tesco shares earlier,” he says. “I made a big mistake with this investment by dawdling. Charlie calls this sort of behavior ‘thumb-sucking.’ (Considering what my delay cost us, he is being kind.)”
Buffett noted the loss amounted to only 0.2% of Berkshire’s net worth.
3. The need for post mortems
The investment guru concedes that he has made mistakes along the way, particularly the use of Berkshire shares to purchase businesses with “limp” earnings.
“Mistakes of that kind are deadly. Trading shares of a wonderful business – which Berkshire most certainly is – for ownership of a so-so business irreparably destroys value,” he says. 
Buffett advocates post mortems of all acquisitions in order to determine “an elementary reality” whether the intrinsic value of the shares you give in an acquisition is less than the intrinsic value of the business you receive.
“I’ve yet to see an investment banker quantify this all-important math when he is presenting a stock-for-stock deal to the board of a potential acquirer,” he says.
“Post mortems of acquisitions, in which reality is honestly compared to the original projections, are rare in American boardrooms,” he says.
“They should instead be standard practice.”
4. Forget about the too-good-to-be-true bargain
Buffett recommends focusing on paying a fair price for top businesses rather than a bargain price for a mediocre business.
“Forget what you know about buying fair businesses at wonderful prices; instead, buy wonderful businesses at fair prices,” he says.  
5. Always have cash flow
Buffett revealed Berkshire Hathaway maintains $US20 billion in cash reserves at all time.
While that’s a little unrealistic for most small businesses, Buffett says cash reserves are key.
“At a healthy business, cash is sometimes thought of as something to be minimized – as an unproductive asset that acts as a drag on such markers as return on equity,” he says.
“Cash, though, is to a business as oxygen is to an individual: never thought about when it is present, the only thing in mind when it is absent.”
Buffett says that in 2008 when other businesses went under Berkshire was uninterrupted.
“When bills come due, only cash is legal tender. Don’t leave home without it.”
6. Work out your succession
While not naming names Buffett has assured shareholders he has the succession question well in hand at Berkshire Hathaway.
The investment guru says he and the board of directors “believe we now have the right person to succeed me as CEO,” and who in some respects “will do a better job than I am doing.”
Buffett also left open the prospect of a female chief executive saying, “Gender should never decide who becomes CEO.”

Six pearls of wisdom from Warren Buffett’s 2015 letter to shareholders

Is investing (or should one say, "speculating") in single industry towns a good idea?
In a word – no.
Single industry towns are typically offer a poor risk versus return equation and can represent excessively perilous locations in which to purchase an investment property.
Two of the main advantages of residential property are that everyday investors can generally use greater leverage than they can in other asset classes, and due to only a small percentage of the housing stock turning over in any given year, price movements generally tend not to be volatile.
However, just as a sportsman's greatest strength can also be his Achilles heel, so it is in real estate investment.
Using high levels of debt in an illiquid asset where there is a sustained or drawn-out price reversal means that punters can be stuck with a leveraged investment which is steadily declining in value, which is just about the worst thing an investor can do.
That's why I only recommend investing relatively close to the centre of the largest and growing capital cities for the long-term.
Risk v return
Of course, the concept of risk v return holds that if you pick the right town and you are not using excessive leverage, then it is possible to make fast gains in single industry regions.
Massive price gains in the Pilbara during the mining construction boom proved this to be true.
But the flip side is that if you don't get out again before the market peaks, there may be very few willing buyers on the way back down the price curve.
We have seen this in the Pilbara too, plus plenty of other regions which were tipped as hotspots in 2012 based upon the false premise of a mining construction boom that was - somewhat ridiculously – supposedly going to go on for decades.
Cash buyers or those with 50% plus deposits may be more willing to take on such a risk, but generally speaking, it is too risky a proposition.
Macroeconomic environment
OK, with all the above caveats and disclaimers out of the way, are there any towns or regions which are set for such a boost in 2015 and beyond?
Indeed there are.
If you study and have a basic understanding of Australia's macroeconomic environment then the answer to this question should write itself.
Australia is now coming down the other side of the mining construction boom with intention surveys suggesting a capex bust which could be one for the ages.
Meanwhile, as engineering construction collapses globally bulk commodities markets have been flooded with supply as the new mines come online and pump export volumes out at a record pace.
What does this mean for property markets?
Two things – a cash rate set to decline to a record low of perhaps 1.75% by 2016 – which will fire up some of the investor-heavy inner ring capital city markets - and a currency which has rapidly dropped off a cliff from around 110 US cents to below 78 cents.

What about regional towns and cities?
Summarily, the towns and regions which are likely set for a property market boost include tourism regions and those with a heavy emphasis on dollar-exposed industries.
There are several regions which immediately spring to mind.
Firstly, these include a couple of Queensland's major coastal tourism regions.
Secondly, there is also a conurbation in tropical north Queensland which is long overdue to pick up after suffering a diabolical property market performance for the past decade and a half.
Be wary, however, as unemployment rates are elevated up in parts of the north, and these can be both volatile and illiquid markets.
And thirdly, while parts of Tasmania were clobbered by the dollar as it soared towards 110 cents against the US dollar, there should correspondingly be some relief as the dollar has  been dumped all the way back to 78 cents.
A word of warning, though – some of Tasmania's industries such as forestry will never regain their former glories - one of Australia's most established companies Gunns was thrust into administration an subsequently there were suggestions by the administrator of the grand old company having traded while insolvent.
Hobart's property market appears to be tightening considerably, which suggests a "landlords' market" is finally arriving after no price growth in real terms over the past decade.
There are several such regions and towns which could well see a 20% or more uplift in property valuations.
But I still wouldn't recommend investing in them. Sure you might get a 20% uplift, or perhaps even more, but then what?

Investment strategy
Investing in residential property in growing capital cities can work well over the very long-term as an inflation hedge since new properties must be built to house the immigrant population and they will always be built in today's dollars and at today's construction and labour costs.
High transaction costs and capital gains taxes upon subsequent sale reflect that property does not generally work well as a regularly traded asset.
Over the long-term dwelling prices can be driven higher by:
<ul>
<li>a growing population; and</li>
<li>the growing wealth of that population.</li>
</ul>
While you might see either or both of these in a single industry town for a period of time, it is unlikely to be a sustained dynamic, and much of the wealth from an economic boom tends to filter back to capital cities in any case,
If property prices do genuinely take off in region then land is often released for development resulting in a glut and a corresponding market crash, as we have seen in some of Queensland's coal towns, including Moranbah.
Ask yourself how would you cope with a four week vacancy? Or a 4four month vacancy? If the answer is "not too well" then steer clear.
Furthermore if you hear vested interests in a market using phrases such as the following, alarm bells should probably begin to chime:
"Only 15-20% of employment in this region is employed in mining/tourism/forestry/other industry" – directly perhaps, but what about indirectly in related services industries.
And anyway, if unemployment rates are rising, 15-20% is a very significant figure.
"It's only a blip, this will blow over" – is the commentator qualified to opine on the industry outlook? Particularly if until only recently they thought the boom times would last for decades?
Timing the market is tough
Of course, like most markets, residential property is chock-a-block full with folk who think they are smarter than the market.
But, just as most drivers on the roads believe they are "better than average", by definition they cannot all be correct.
And indeed, they aren't.
You only have to look at some of the recommendations by expert advisors in the media over the past six or seven years – in fact, even over the last three - to know that picking regional property hotspots can be a hit-and-miss game.
Since the market bottomed in 2009, meanwhile, we have seen capital growth of around 78% in London on the Office for National Statistics indices.
In Sydney we have seen capital growth of around 60 since that time, with another massive year of price growth ahead.
For long-term sustainable capital growth - and a more accessible price entry point - investors should also consider inner ring Brisbane, in those suburbs with constrained supply (there are several which are not) and very low unemployment.
Instead as a property investor you should leave the single industry towns for the gamblers and construct a plan to compound or snowball your wealth for as long as you live.
The wrap
Remember, businesses and industries tend to have a life cycle, which is why for most average investors it is much safer to acquire assets which they can onto hold forever, such as an index fund.
This "all caps" approach works because all industries will not simultaneously decline, and if one company falls upon hard times, then another business from a different industry steps up to take its place.
And it's a bit like this when investing in property in capital cities.
The majority of jobs in the modern era are in the services sphere, with finance, banking, insurance and healthcare likely to be amongst the most thriving sectors.
Basic common sense dictates that investors should acquire property within easy commuting distance of where the great bulk of those jobs are located, in landlocked and supply-constrained suburbs, and hold on to them for the very long-term.

Risk v return: Is investing in a single industry towns a good idea? Pete Wargent

When it comes to investment strategies, there are those who use a cash ﬂow strategy and those who understand that real wealth is only achieved by using a capital growth property strategy.
The aim of a cash flow strategy is to supplement your income and retire at the end point. But that doesn’t mean you will retire earlier that you would using a growth strategy. That will depend on your initial available capital and the timing of the next market growth cycle.
A cash flow strategy is very simple. Identify properties with a rental yield higher than the total amount of your expenses, interest repayments and holding costs. Once your desired level of passive cash flow has been reached, you have a choice about whether or not you want to remain in the workforce.
There are a number of problems with a cash flow strategy. The first is the amount of capital required in today’s Australian markets to establish a sufficient cash flow positive portfolio. This aside the main issue when considering a strategy to build wealth is that real wealth comes from doubling your asset holdings every seven to 10 years. You will never achieve real wealth by trying to supplement your income. I’m sure you’ve realised by now that I’m a capital growth property strategist.
The properties required to build a cash flow portfolio are usually located regionally or on the outskirts of major cities. With regional properties you’re lucky if they double in value every 15 years, so we don’t consider them as part of a capital growth strategy.
Here’s an example of how a growth strategy outperforms a cash flow strategy.
If you were to invest $400,000 into a cash flow property portfolio and assume that it would double every 15 years, then your initial investment will double twice in value over 30 years. Its value at this time would be $1,600,000. This may seem like a large amount in today’s money, but in 30 years it won’t buy you much.
If you made the same $400,000 investment in a growth property portfolio and assume your investment will double every seven to 10 years, then you can assume your initial investment will double three to four times in 30 years, which means if doubled every 10 years it will be worth $3,200,000. If it doubles every seven years, the end value will be about $6,400,000.
Be very clear on your desired end position when comparing and considering these two strategies. You can’t save your way to wealth with rental income or earned income.
I also want to make it clear that you should never combine these two strategies when building your portfolio. Decide on your preferred strategy and stick with it. If you’ve already started on a cash flow strategy path and you want to switch to a growth plan, I recommend you sell up and realign your portfolio to your plan.
Tips
<ul>
<li>You can’t achieve real wealth by trying to supplement your income.</li>
<li>Regional properties generally double every 15 years and are not suitable for a capital growth strategy.</li>
<li>Growth properties historically double every seven to 10 years.</li>
<li>Never combine these two strategies when building your portfolio.</li>

What's the right investment strategy for you? Cam McLellan

At 6.00 pm on Saturday, on our first auction day of the year for Inner East and Bayside we have been to 13 auctions – all had bidders and all sold.
No emphasis on stats today as there were very few $1 million plus auctions , Inner Melbourne’s big auction games start next week.
I’ve really only had this week to get a “face to face street feel” on what’s happening in 2015. It appears to have started strongly and the vibe from the agents at the 20 homes which I inspected and rated was positive and “maaaate, the market continues to fire”. Heaps of people through opens.
Our company enquiry levels are up solidly on last year and we concur with what the selling agents are whispering under their breaths. We have already started with an auction win and a miss ($1 - $2 million) and the market hasn’t really got going in auctions yet. Off markets and other types of buying has also started for us.
Auction-wise, next week is different, a strong weekend with around 140 auctions over $1 million scheduled for Inner East and Bayside and the following week is a Super, Super Saturday with nearly 250. Hold onto your hats.
No we mean it – buyers should be holding onto their hats and only put their hand up if it makes sense. Every February we expect a strong start and this year is not unusual. After a six week Christmas hiatus there are a number of nervous nellies out there pushing hard on prices – it happens every year. It appears it will happen again this year.
So demand is coming from four types of buyers:
<ol>
<li>New local buyers (average price thoughts)</li>
<li>New overseas buyers (higher than average price thoughts)</li>
<li>An array of nervous nellies (higher than average price thoughts)</li>
<li>Last year’s wounded underbidders (higher than average price thoughts)</li>
</ol>
All these buyers are pushing through the February OFI doors like a Boxing Day David Jones Doorbuster Sale.
Every year around this time, we urge caution, 2015 will be the same. If it’s good, go for it; but once the bidding get’s past very strong, consider your competitors, consider your alternatives, consider stopping and trying on another home, another day.
Case in point (1): Last weekend on the one we missed at 14 Parliament Street, Brighton (Julian Augustini) – agent quoting around $950,000 to $1,050,000. We opened at $1,100,000 and then a guy bid $1,150,000 and then bid against himself up another $50,000 to $1,200,000. We competed against him and another bidder, until we were beaten at $1,325,000. Please, this was a good home for what it was and congratulations to the buyer – bought a good property, but the agents will tell you they couldn’t get it sold late last year around the opening bid (nearly $200,000 south of today’s price).
Case in point (2): We could have bought 8 Johnson Street, Hawthorn (James Tostevin) quietly last year circa $1,600,000. We didn’t. Today four bidders competed to just over $1,800,000.
Case in point (3): We couldn’t buy a property pre-Christmas off market, but bought it this year before auction – Glen Iris (Cameron Edgoose).
So has the market started with a bang or is this the usual February ”Berocca” effect where you wake up desperate, take a Berocca and go out there and take the world on?
Big numbers through opens in February is about as Melburnian as big numbers through the gates at the first round of the footy season.
While the market mood appears just as strong as last year, maybe even more so, any longer term market shift won’t be evident until Super Saturday 28 March and confirmed mid May.

Caution - nervous bidders are pushing hard on auction prices: Mal James

The performing Sydney and Melbourne property markets are no secret. They are all over social media and the news.
And for those home owners and investors who have had the great fortune to see their property values skyrocket, what’s next?
Why not take advantage of the fantastic values currently on offer and tap into some of that equity and keep investing?
But what does “tap into our equity” actually mean?
Similar to when you purchased your property, the banks would only allow you to borrow up to so much of the value of that property. This is called your Loan to Value Ratio (LVR). Well, provided you can service the debt at the increased amount (make the repayments), the banks will allow you to increase your loan up to a certain LVR and use that cash for a deposit on an investment property.
The great part about that is, that the increased amount that you use as the deposit on another property is tax deductible, even though the banks used your home as security for the funds.
Why?
Purely because what makes a loan tax deductible is the purpose for which those funds were used.
Like usual, let’s number this out.  
Say three years ago your home was worth $600,000 and your home loan was $480,000. Your LVR is 80% because $480,000 is 80% of $600,000. But in the last three years your home has seen some great increases in value and it is now worth $850,000.
The banks will now allow you to increase your loan to 80% of $850,000. So your new loan would be $680,000. But you only owe $480,000 so there is $200,000 available for you in available funds, in your offset account or in redraw ready for you to use when you locate another property.
Now to keep your accountant happy, it is best to split the $680,000 into two loans, one split for $480,000 and the second as $200,000. That way your accountant can easily work out the interest on the loan that they can claim on your tax each year.
Obviously, this is how we would structure your loan and explain all this to you as we go.
At the same time as arrange the extra cash for you to use as a deposit, we would arrange a pre approval for you so that you could purchase an investment property.
Even if you have some extra money paid off your home loan, do not use this but instead continue to make the extra repayments on your home loan to pay this off first. Simply because this debt is not tax deductible.
You should restrict the maximum amount you aim to spend on an investment property, and that should be nowhere near the value of your home.
Even as a professional investor I don’t spend over $425,000 on a property. My last four purchases were for:
<ul>
<li>$410,000 – ACT</li>
<li>$40,000 – in the USA</li>
<li>$356,000 – QLD</li>
<li>$134,000 – Tassie</li>
</ul>
The advantages of spending less are:
<ul>
<li>Diversify</li>
<li>Less to lose, if by some chance everything turned pear-shaped (always invest with worst case in mind)</li>
<li>Potentially be able to invest in different markets and take advantages of different property cycles</li>
<li>Baby steps – especially if this is your first go, I see couples where one of them wants to invest much more than the other, and it’s not worth fighting over. You’ve only got one life and it ain’t no dress rehearsal. (Sorry if I just went all Dr Phil on you)</li>
<li>Yields are generally more attractive and the properties will pay for themselves</li>
</ul>
So back to the story, we have set up a pre-approval at the same time for you for a purchase price of $375,000. The loan would be for $300,000 which is an 80% LVR.
But there are some set up costs along the way to, for example:
<ul>

The great thing here is that you can pay for all these from the $200,000 loan you have already set up.
Yep, that’s right nothing from your pocket and the interest these fees attract on that loan is also tax deductible.
Now to make that transaction work you only require around $100,000 and you have borrowed and extra $200,000, meaning you have the option later on to possible purchase a second investment property. But by tapping into the equity now whilst the values are high, could give you the option at a later date. When values go through a correction you may not get that privilege. And you only pay interest on the money that you have used, e.g. the $100,000.
Now, not everyone is in a position to tap into their equity and invest, as they may have borrowed 95% of the purchase price when they recently purchased.
What you may have been experiencing, is that there are some much better interest rates on offer. They can be as much as 0.5% better.
So what can be done about this?
Firstly, interest rates are now allocated as rate for risk, meaning those higher risk borrowers to the banks are not on the same interest rates as those borrowers who own 20% or more of their properties.
And this risk is judged on the value on the day that a valuer puts a dollar figure on your property. So as we have experienced some great growth in the Sydney and Melbourne property market, you may now find that you do own 20% of the property value now.
But be quick, because this great market isn’t going to stick around much longer and you want to capitalize on the maximum value you can achieve.

Time to tap in to some equity and keep investing: Todd Hunter

When we think about building inspection reports (BIR), we often refer to a report that is conducted and only relevant to older homes.
Older homes are sometimes referred to as secondary stock (SS), dwellings that have been up for more than just a few years.  I believe it’s time to rethink a critical part of the property purchasing strategy in general.
In light of current construction trends and more to the point, the emergence of fly-by-night builder and developers; it is prudent that a purchaser obtains a professional pest and building inspection report (PBIR).
The following points could save you tens of thousands of dollars.

<li>Just because it is “new and shiny” does not mean that it was well built</li>
</ul>
The relaxed building codes, <a href="/expert-insights/is-a-storm-brewing-over-sydney-s-construction-and-development">as previously reported</a>, when coupled with bad workmanship, adds to the inferior quality of finished construction. The following is a summary of a building report conducted of a townhouse development in the Sydney suburb of <a href="/news">Homebush</a>, where the town house values reached $950,000.
The inspection report identified over 100 defects. Again, I point out that the home being inspected was newly constructed. The report was a building report carried out as a “pre-settlement report”.  
The background of the complex itself highlights some very interesting information. The development company is a newly established company. The majority of the sales in the complex were made to overseas investors that had not seen the property to date, and were relying on their “buyers agents/advocates”, to guide them on their purchase.
I spoke to the building inspector and asked about the person he represented. The purchaser was a local resident that wanted to buy something new, and in this particular location. He bought early in the piece and due to being local, felt he could keep an eye on the progress of the development.
Much to his surprise, as the development progressed and he had the opportunity to talk to the trades-people on site and the builder, he became more and more dismayed with their building practices. Although being a novice, he was able to see and talk to some of the tradespeople on site who raised several concerns.
Now nearing settlement, and not convinced of the quality of construction, the purchaser decided to engage “David” to conduct a pre-settlement or hand over inspection report. The report showed over 100 defects.
When the developer was questioned on these issues, the response via the selling agent was words to the effect: “If he doesn’t wish to settle, he can have his deposit… we have other buyers interested in the property.”

<li>Where to from here?</li>

It will not be a surprise for similar stories to arise over the next six to 12 months. The three main reasons for the rise in shoddy construction I see are: fly-by-night property developers, the building codes not keeping up with the strong rise in urban development and the use of new materials and building methods not being properly tested by the course of time.
However, regardless of how you and I view the deficiencies and raise concerns through legal avenues and consumer rights, whilst the property market remains as hot as it was in 2014, our voices will pale in comparison to the noise generated by the current appetite for new development in Sydney where the higher influence is the foreign dollar.
It is however shameful that what was recognised as one of the best and toughest building standards in the world which Australia had, is diminishing in stature. Perhaps it’s time that the relevant authorities conducted more spot checks, as opposed to purely relying on private certification.

<li>Take action don’t rely on preconceived notions</li>
</ul>
It is, however, important to take personal action when accepting a new property once completed. Don’t be persuaded by the agent nor the vendor that you don’t need a building inspection just because it is new.
Do not be persuaded by the selling agents or marketing companies that tell you that the ongoing remedy for building issues will be taken care by the owner’s corporation (OC). At the end of the day, even this argument is flawed; you are part of the OC so you will pay for it in part.
Common areas may be less burdensome to fix as all owners chip in, but ultimately defects in your lot (property/unit) will not necessarily be taken care by the OC. You may have to bear the entire costs of repairs.
Once you accept the property, it is harder to enforce any legal obligations on the builder to rectify any substandard workmanship, specifically to the inside of your unit/townhouse. You have limitations of time to have issues fixed internally and can you just imagine having trades people trampling through your home day in, day out after you just spent a million dollars to buy a new property?
Some may say “better the devil you know”; this is true in construction when buying into highrise apartment blocks that have had ample time to settle and the major issues dealt with.
However, we should not be punished if we ourselves make a decision to buy a new home. To better safeguard yourselves in the purchase, appoint a property lawyer to act for you in regards to the conveyancing.
I am one to believe that developers and builders fear lawyers more than do conveyancers, when dealing with off the plan purchases and newly built property. This will assist in hedging the likelihood of being misled by a developer and safeguard you against major investing regrets, the purchase ‘hangover-regrets’ that tends to keep people awake at night.
