Perth’s new apartment market recorded its strongest quarter of sales since Q4 2021, with 412 apartments sold in Q1 2026 and a record quarterly sold value of $537 million, according to Urbis’ latest Apartment Essentials results.

Urbis said the March quarter result reflects strong, highly product‑specific demand across both ends of the market, from more attainable projects delivering at scale, through to premium stock being absorbed by equity‑rich downsizers.&nbsp;

David Cresp, Partner at Urbis, said the key story in Perth is not demand, it is the market’s ability to convert demand into delivered housing.&nbsp;

“This is the strongest sales quarter since Q4 2021, and it reinforces that demand in Perth is real and it’s local,” David Cresp said. “But the task now is delivery, turning that demand into projects that can actually be built and completed.”&nbsp;

<h2>Affordable product leads, premium demand remains resilient</h2>

Sales in Q1 were led by more affordable projects, with The Boulevard (SKS Group) recording 115 sales in the quarter, the presentation noting this is only the second time a single project has surpassed 100 quarterly sales. The project was able to offer more affordable housing product right next to a train station.&nbsp;

Palmyra West (Finbar) also delivered strong results with 28 sales in Q1, following 84 sales in Q4, with an average price of under $800,000, underscoring depth of demand for well‑located, attainable new stock.&nbsp;

At the premium end, Urbis said downsizer demand is continuing, with the results highlighting Romeo (Applecross, Finbar) recording 75 sales and reaching almost 50% sold in one quarter.

Jual (Shenton Park, Celsius Property) also posted a strong quarter with 28 sales, reaching 39% sold in one quarter.

Urbis noted that Perth apartment demand is not speculative, not investor‑led, and not uniform, describing it as localised, often equity‑driven and highly product‑specific, a pattern reflected in the polarisation between strong “attainable” performers and premium downsizer product.&nbsp;

<h2>Prices underpinned by costs, and the delivery risk is growing</h2>

Urbis said pricing pressure is cost not demand‑driven: construction costs and delivery risk are now a central constraint, with the results noting build costs remain elevated and volatile, and that energy, fuel and labour uncertainty weigh on feasibility.

David Cresp said a growing challenge for private Build‑to‑Sell developers is simply securing a builder in the current environment.

“Developers are really feeling the pressure from a building market that was operating at capacity and securing a builder is challenging,” David Cresp said, adding that even where a builder can be secured, “trying to get to the price that makes the development financially viable is incredibly challenging in the current market.”&nbsp;

Urbis’ broader WA commentary also notes that industry remains at or above capacity with lot and housing creation, and that many builders are limiting new sales to manage stretched workforces and fixed‑price contract pressures, conditions that flow directly into apartment feasibility and delivery timing.

<h2>Supply: improving later, but still constrained, and Perth lags eastern benchmarks</h2>

While near‑term supply remains constrained, Urbis’ forecast shows completions lifting “Supply is forecast to be back above 1,500 apartments per annum for the first time since 2019”, with 1,775 completions forecast for 2026, and volumes remaining above that level over the following years.&nbsp;

Looking further ahead, completions are forecast to reach 2,500 in 2028, with the report noting 32% of that total is social/affordable, reflecting the role of government‑supported delivery in rebuilding the pipeline.&nbsp;

However, Urbis said Perth remains behind comparable markets on pipeline scale. In a national comparison of projects under construction, the report shows under construction Perth Build‑to‑Sell (BTS) at 3,446 apartments versus the Gold Coast at 7,922. Mr Cresp said “The challenge for Perth is how to we grow the delivery pipeline”.

Urbis’ conclusion is that Perth’s market is increasingly defined by product discipline and delivery certainty, with the research identifying “delivery certainty is key” and calling out builder risk and procurement models as core success factors, alongside “timing and staging”.&nbsp;

Perth apartment sales hit strongest pace since late 2021 as builder capacity tightens

<a href="https://www.apartments.com.au/developers/sammut-developments">Sammut Group</a> has secured development approval for its latest Brisbane apartment project, marking the Sydney developer’s next step in expanding its Queensland pipeline following the success of its debut Gold Coast development, Coast.

The approved project at <a href="https://www.apartments.com.au/new-apartments/44-glen-road-toowong-qld-4066">44 Glen Road, </a><a href="https://www.apartments.com.au/developments/toowong-qld-4066">Toowong</a> will deliver a 15-storey riverfront apartment building with 42 residences, significantly increasing the scale of the site’s previous approval for a smaller luxury scheme. Designed by Bureau^proberts, the development will comprise a mix of predominantly four-bedroom and two-bedroom apartments positioned to maximise Brisbane River and city views.

Sammut Director Julian Sammut said the group had been actively searching Brisbane for several years before identifying Toowong as the right fit.

“Brisbane was the right step for Sammut,” Sammut said.

“With the success of Coast we thought we should definitely look to do more in Queensland alone. We then pushed up to look at Brisbane. We've been looking for I'd say two to three years actually and it was hard to find the right location.”

Sammut said suburbs including New Farm and Teneriffe were considered before the group ultimately focused on Toowong due to its strong downsizer demographic and limited supply of developable riverfront land.

The site was acquired off-market after what Sammut described as a lengthy negotiation and planning process, with the developer pursuing an uplift to the original approval.

“We are DA approved now which is very exciting,” Sammut said.

“We've had our change approval come through and we've obviously doubled the height, 15 storeys plus rooftop. We've got 42 amazing apartments that are going to be coming to market soon.”

Bureau^proberts said the design responds to Toowong’s evolving urban character, balancing contemporary apartment living with the area’s established residential identity.

“A place where traditional Queensland living has taken place for centuries; Toowong is seeing a shift of contemporary influence, commercial and retail hubs mixed with well-considered residential offerings – all the while maintaining its character and charm,” the architect noted in planning documents submitted to Brisbane City Council.

The architecture practice said the project’s form was shaped by its riverfront setting, flood considerations, neighbouring building scales, and view corridors.

“They said the mix of four and two-bedroom apartments capture the ‘fundamental qualities of Queenslander living,’ translated into the context of a contemporary subtropical building.”

The development sits just off Coronation Drive within walking distance of Toowong’s retail precinct and the upgraded Regatta ferry terminal, while also benefiting from proximity to the incoming green bridge connection to West End. Sammut said the accessibility and amenity offering were central to the site’s appeal.

The approval adds to growing residential activity along the Toowong riverfront, joining nearby projects including Consolidated Properties’ Monarch Residences and Spyre Group’s ARC Residences.

Sammut secures approval for debut Brisbane apartment development in Toowong

Developer Lanevick is heading back into Sydney’s apartment market after focusing more heavily on the luxury townhouse and terrace sector in recent years.

Lanevick, founded and directed by Steve Maroun, is expecting to receive approval in the coming months for a new apartment development in Gladesville, with the aim to launch it to the market later this year.

The 51-apartment project, designed by Studio Johnston, will comprise a mix of one-, two-, and three-bedroom apartments positioned toward the Hunters Hill downsizer market.

“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said.

“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.

“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”

The project sits near Boronia Park and within close proximity to the Parramatta River foreshore, an area Maroun says offers more of a Hunters Hill lifestyle than a traditional apartment precinct.

“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun said. “You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”

From level four and above, apartments will capture water views&nbsp;toward Sydney Harbour. Communal amenity will include rooftop entertaining areas, wellness spaces, and a gym tailored toward owner-occupier buyers.

“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”

The proposed development has also been designed to respond to the changing character of the broader Gladesville town centre, where a growing number of mixed-use and residential proposals are expected to emerge over the coming years.

“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre, and we’ve approached the project with a strong focus on architecture, liveability and long-term community value,” Maroun said.

Maroun said Lanevick saw a first-mover advantage within the precinct as planning controls continue to evolve to accommodate greater housing density.

“We think there’s a real opportunity there that hasn’t really been serviced properly yet,” he said.

“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”

The Venus Street proposal will include a commercial and retail component at ground level designed to contribute to that evolving streetscape activation.

“A big part of the thinking was how do you activate that area properly and create more vibrancy and amenity, which is what Hunters Hill has been looking for,” Maroun said.

Lanevick’s focus since 2020 has largely been on smaller-scale luxury townhouse and terrace developments. The developer recently completed Royale Randwick, also designed by Studio Johnston, where prices reached $3.65 million. The project was featured in the UDIA NSW 2026 Professional Development Prospectus and was also named a finalist for Development of the Year.

Lanevick to cater for Hunters Hill downsizers with new Gladesville apartment development

Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

“For its size, sophistication and importance to the community, Australia’s living sector has remained largely under-institutionalised, which represents significant opportunity,” Green said. “GreenPoint identified that gap, assembled the right team, and is backing One Living to build a platform that is aligned to market needs.”

Green said being a builder-developer would give the company the capacity and flexibility it required to deliver reasonably-priced homes.

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

One Living will undertake a component of affordable housing in its schemes, which it will own and operate, and it could also run build-to-rent on some sites.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.

It's been several years since there's been an opportunity to buy a brand new townhome in Melbourne's coastal suburb of Mordialloc. Even apartment developments in recent times have been few and far between in the area.

WM Residences fills gap in Mordialloc townhouse market

One of the specialist property magazines, for lack of an original idea, is featuring what it calls “the age-old stoush” of capital growth v cash flow.
This recurring theme in property media – whether you should buy for good capital growth or for good cashflow prospects – shows a fundamental lack of understanding.
Investors do not have to make that choice. A good property investment will provide both.
There are myriad opportunities around Australia to secure properties that pay their own way and are located in areas with the core drivers to deliver good capital growth as well.
Currently, the best income yields in the nation are found in Cairns. The days of double-digit yields in mining towns and resources-driven regional centres are over, for now at least. Cairns, meanwhile, can readily provide investment properties with gross yields in the 7-8% range.
Cairns is also a strong prospect for ongoing capital growth. The North Queensland centre has a poor record but in hotspotting the recent past is irrelevant. The future is another country.
Cairns’ future will be different from its past because there is fundamental change taking place in the city’s economy. Like others including the Sunshine Coast and Port Macquarie, Cairns is re-inventing itself, so that it is no longer just a tourism town.
Tourism-based economies are fragile and habitually bad real estate performers. It’s only when economies diversify through infrastructure spending and creation of new industries that their real estate performance improves.
Cairns is undergoing that process. There is major spending on infrastructure, city leaders are working hard to encourage economic diversity and, as a bonus, tourism is thriving again.
In New South Wales, Dubbo is one of the strongest regional economies. It offers an attractive package for investors: affordable property with good rental returns, underpinned by a growing population, a strong economy with diversity and plenty of jobs generation.
It’s not too hard to find houses with returns above 6% and the median house price has increased 10% in the past year. In other words, good cashflow and good capital growth is on offer.
At the Victoria-NSW border, Albury-Wodonga is one of the nation’s most important regional economies, underpinned by a strategic location with strong road, rail and air links. Houses are typically priced in the $200,000s and rental yields in the 6-7% range are common.
In the past 12 months, many suburbs including <a href="/news">Lavington</a>, <a href="/news">North Albury</a>, <a href="/news">West Albury</a>, <a href="/news">Wodonga </a>and <a href="/news">West Wodonga</a> recorded median price growth of 8% and above.
There are myriad examples in regional Australia. Toowoomba and Rockhampton in Queensland, Tamworth and Goulburn in NSW, and Bendigo and Ballarat in Victoria, are all strong growing cities that offer the desired combination of good cashflow and superior growth.
It’s a formula that can also be found in capital cities. Brisbane and Adelaide will be among the growth leaders in 2015 and both present options for investors seeking the best of both worlds.
In affordable Logan City, the municipality the bridges the urban gap between Brisbane City and Gold Coast City, eight suburbs have recorded median price growth between 8% and 13% in the past 12 months.
There are also a dozen suburbs with median rental yields in the 5.7% to 6.7% range.
The most compelling location in Adelaide, in terms of 2015 growth prospects, is the municipality of Salisbury in the city’s north. This is an area with good infrastructure and lots of major job nodes. Most of the LGA’s suburbs have median prices below $300,000, with typical yields in the 5.7% to 6.5% range.
Virtually every suburb in this precinct has shown some sort of capital growth in the past year, with more to come in 2015.
The question occupying the minds of property investors is not whether they should chase capital growth or cashflow, but which of many available options should they choose to achieve both.

When you work in the property industry, you tend to notice patterns. Anytime you're immersing yourself in data in order to predict how things are going to turn out in the future, this is bound to happen.
In terms of real estate, one unmistakable trend that I've noticed is that more and more Australians are looking outside the Sydney CBD to fulfil their property goals. Rather than looking at smaller apartments in the city centre, buyers are opting for houses and land in suburbs that we might think of as more remote.
These investors have the right idea. As Sydney gets bigger and bigger, the premium on its outer suburbs is only going to follow suit.
Bucking the conventional thinking
This all might sound strange or even counter-intuitive for those who feel they know the Sydney real estate market. For some time, investors were quite cautious about looking outside the CBD area, which has always been a strong reference point.
This reflects one of the issues around property investment. There are 1.7 million property investors in Australia. Rather than taking a scientific or math-based approach to their investing, however, most of these Australians base their investment choices on instinct, gossip and what they already know. Familiarity, not fact, becomes the basis of judgement.
Unfortunately, while this might seem like a safe approach, it can also close you out of a number of opportunities. In fact, it is the investors who broke away from this trend earlier and invested in outer suburbs who are reaping the benefits now.
Outer suburbs mean big returns in Sydney
When you look at the totality of Sydney, it's clear how limited simply focussing on the CBD is. For one, let's take the fact that, for most investors, the price range is around $400,000-$700,000. Today, to afford something in the CBD for around $600,000, you're looking at a one-bedroom apartment. This is on top of the fact that rental yields aren't necessarily high, that you're facing high body corporate costs and you've got a low land component.
As well as this, there's the massive amount of growth and development happening in parts of Sydney other than the CBD. You've got a city like Parramatta emerging, which is about to overtake Adelaide as the fifth biggest CBD economy in the country, is a considerable economy in its own right and is seeing the construction of the tallest tower in Sydney.
You can also look at key infrastructure areas like Penrith, or maybe Liverpool, whose hospital is the largest in the southern hemisphere. There is a massive amount of growth and development happening in many previously overlooked parts of Sydney, making them more viable for investors to consider.
It used to be that people wouldn't think twice about a region like western Sydney, which is stereotyped as a low socioeconomic area. But it's also one that's experiencing a large amount of investment, from the new airport in Badgerys Creek to the $11 billion WestConnex road project, along with the many housing developments taking place in the region.
The first law of economics
The fact is, Sydney is a basin, and there is only so much land - something investors are increasingly becoming aware of.
Because of this, it's the areas that were once ignored that will be the new growth centres over the next decades - that's where the affordability is. If you can get land there now and hold onto it, you stand to win. It's basic supply and demand.
A good example of this is Kellyville. Years ago I was telling people it was a great place to invest, and people would ask me if anyone actually worked out there and whether they had high incomes. Today, land is virtually impossible to access in Kellyville, and before I even start talking, people ask me if I have anything available there.
If investors can look beyond conventional wisdom and forget about what they're familiar with, they can benefit just like the landowners in Kellyville have.

When you invest in property, leave familiarity at the door

It’s no secret that when I invest I am looking for a bargain.
In fact, I am looking for the property owner who needs to liquidate and exit from their property (either home or investment) fast and take a significant loss in the process.
But with interest rates at historic lows, this task can become a lot tougher and probably more difficult, as we look like having another interest rate drop or two.
That said, it may surprise you that even in an awesome property market, like what Sydney is experiencing right now, that 2.7% of all property sales were sold for less than what they were paid for.
And if we were to include entry and exit costs like:

<li>Stamp Duty</li>
<li>Legals to purchase</li>
<li>Loan application fees</li>
<li>Transfer registration fees</li>
<li>Mortgage registration fees</li>
<li>Building reports</li>
<li>Pest inspection reports</li>
<li>Depreciation Schedules</li>
<li>Ongoing council rates</li>
<li>Ongoing water rates</li>
<li>Legals to sell</li>
<li>Real estate sales commissions; then this percentage would probably be more like 15%.</li>
</ul>
Now, ‘time in market’ could, and can, play in whether you make a profit on a property or not. But that said, 3.2% of those sellers who owned their properties for between 10-15 years sold for a loss. Work that one out.
I know who would be happy, those Sydney purchasers who made it into the 2.7%.
But I thought property prices never went down? Ha, try and tell that to these old owners.
Now the vast majority of property sale losses occurred for owners who only owned their property for three to five years (18.2%) and five to seven years (15.6%).
Basically from the global financial crisis (GFC), but not limited to.
Now not to pick on Sydney, but they got off the lightest. Their percentage of losses in sales were low, but the number of property transactions are high.
Nationally the numbers are scarier, with 9% of all sales making a loss for the June 2014 quarter. That’s 6,332 property owners across Australia who sold their property for a loss within that three month time frame. Units in Cairns, Queensland and Widebay, South Australia were the worst performers though, with close to 50% of sales losing money.
And backing what I have been yabbering on about for many years now, are the oversupply of units in Melbourne, with 18.3% losing money. That’s almost one in five properties sold for a loss. It’s an interesting figure given the buoyant property market there currently.
So, what’s the point in all this?
In trying to locate a deal on a property purchase, they are still there, but you need to be more diligent on your research to find these awesome deals. They are still around in ‘hot’ markets like Sydney and Melbourne but are much more prevalent in cooler markets like Adelaide or ACT.
For our recent investors though, in locations like the Gold Coast (15%), Bunbury (15%), Wyong (7.8%) Mandurah (18.9%) Armadale (6.4%) and Townsville (27%), you can be happy knowing that we have located deals for you in these small percentiles of owners who made a loss.

Preparing to start your property investment adventure

I thought as my final story before we close for the year and take a little break, I'd share with you a case study on one of our best property development results for 2014.
The development strategy: House renovation, Torrens title subdivision, three bedroom, two bathroom duplex construction, strata subdivision.
What an adventure this development was. We started our journey after locating a fabulous three bedroom house on large block of land for our lovely clients Lean and Alex, a very hard working couple and savvy property investors wanting to boost their portfolio.
On the land there was room to build a three bedroom, two bathroom duplex facing a secondary street.

Property Bloom negotiated a nice discount off the purchase price and terms including a low deposit and extended settlement with access to start our renovations.
Our main concern was drainage and vehicle access to the secondary street as it was not a certainty that council would approve our orientation of the duplex because there was a small section that could be classified as a laneway that led to the secondary street.  However, there was some existing guttering that had been completed by a developer a few blocks up and a stormwater drain within a few meters to direct our run off to.  
To add to the complication, a new local environmental plan (LEP) and development control plan (DCP) came into effect during our settlement period. We had to ensure our plans would meet all the new requirements.
It was decided that we would lodge a development application (DA) with two stages; firstly a two lot Torrens title subdivision and the second stage to construct the duplex. If we lodged a DA for a three unit development (including the existing house) we'd need to provide space for visitor parking and complete certain upgrades to the house that would not necessarily increase its value but would be costly. By subdividing first we could maximise the area for the duplex and make it more spacious. It was a more lengthy and complicated process, but gave a far better design result.
We used the settlement period to complete the house renovations and work on the concept plan for the duplex. The house was leased at a strong rent which offset holding costs whilst we worked on the duplex design, planning and construction phases.
After much research and several meetings with council we lodged our DA.
The DA process was frustratingly long which we put down to the planners also getting their heads around the new LEP and DCP requirements. Finally we received the consent but then found conditions around the timing of when the subdivision should be registered that we wanted amended. We wanted to start construction before the subdivision was registered which would be a much quicker process. So we lodged a Section 96 application and were granted permission for the subdivision to be registered before the release of the occupation certificates, so after constructing was completed, this saved valuable time.
The actual construction went very smoothly thanks to our wonderful builder and our clients even received some credits for provisional sums that were not needed.
Property Bloom set up a relationship with a national housing group that required new properties to lease to their government tenants, so our client received rent from the date of handover and are on a long term lease with this agency.

Here's the actual financial results of this project:

Our client's portfolio was boosted by three properties created from one.

Owning your own home may be a dream, but is it the best first move?
Many first time buyers aren't looking for a home to live in – instead, they're seeking investment properties.
If you can purchase an investment property while living with your parents – and are happy to continue living there – you can generate a tidy secondary income or build equity with few outgoing costs.
Some prefer not to live with their parents, or are unable to do so. For those eager to get into the property market, it may seem the pressure is on to settle down in a permanent home. The other option is to rent – but rent money is dead money, right?
Not necessarily. In fact, renting while building an investment property portfolio is a well worn strategy. But what are the pros and cons of buying an investment property and renting before purchasing your first home?
Firstly, it's useful to consider the reasons many choose to make their first property purchase their own home.
<h3>Owning your own home first:</h3>
The pros
<ul>
<li>First home owners grants and concessions</li>
</ul>
Depending on the type of property you are hoping to purchase and where you live, you may be eligible for a <a href="/expert-insights/buying/first-home-owners-grants-set-for-2015-changes-state-by-state-round-up">first home owners grant</a>.
In order to claim a first home owners grant, most buyers will have to live in their home for at least six months (12 months, in some places).
In some states, including Queensland, you will not be able to receive the first home owners grant for a property purchase that isn't your first, even if your first property buy was an investment property.
You may also be able to claim land tax concessions on your first home purchase.
<ul>
<li>Caring for your own home</li>
</ul>
Owning your own home also allows you to dodge many of the worst parts of renting. You're free to decorate, upgrade and make alterations to your own property. Home owners don't have to wait for a property manager to give them permission to make improvements or have that faulty plumbing fixed.
You can also keep pets and welcome additional inhabitants without seeking your landlord's approval.
Property isn't all about money – homes have emotional value. The appeal of owning one's own home is obvious to many.
<ul>
<li>Stability and security</li>
</ul>
Another downside of renting is the lack of security or a consistent lifestyle. Within three months, you could find yourself without accommodation, at the whim of your landlord.
Purchasing a home does not guarantee you will always be able to live there. You may be uprooted for work or be unable to make your repayments. However, generally speaking, you are responsible for ensuring you can continue living in a home you own.
While renting, the length of your stay in your home is totally at the discretion of your landlord.
If you're making your mortgage repayments comfortably, you can then use the spare money to invest in other assets, knowing that you have a stable home.
<ul>
<li>Capital Gains Tax exemption</li>
</ul>
When upgrading and selling your primary place of residence, you don't need to pay capital gains tax – something you will have to do if selling an investment property.
The cons
<ul>
<li>Fewer tax exemptions</li>
</ul>
While owning your own first home will allow you to dodge capital gains tax, you also have fewer tax exemptions available to you than you would if investing. As your home is divorced from your income, you won't be able to claim deductions for interest payments or upgrades to your property.
<ul>
<li>No income</li>
</ul>
Unless you rent out some parts of your house while you live in them, your house will only deliver you cash on the day you sell – and even then, it may not.
What you gain by owning your own home, you lose in cash flow.
<ul>
<li>The growth/lifestyle trade off</li>
</ul>
Some are willing to sacrifice a lot to live near the CBD, or their parents, or their friends, or their child's school.
Unfortunately, the best places to live may not be the places you can afford, or places that have good investment potential. If you're sure you won't be happy unless you live in the inner city, but can only afford to buy in the far western suburbs, buying a home may not be for you.
The places that make the best places to live – for many reasons ­– are not necessarily the best places to invest. Nine years down the track, you may realise your dream home hasn't appreciated in value at all in the time you've lived in it.

<h3>Buying an investment property and renting</h3>
The pros
<ul>
<li>Cash flow</li>
</ul>
An income generating property, if managed properly, can pay for itself (literally). If cash flow positive, the rental income you receive could cover outgoing costs and your mortgage payments (including interest). If it's generating a healthy rent, it could even cover your own rental payments.
Not all investment properties will be positively geared, particularly if they're recent purchases. As your investment property is an income generating asset, you can claim interest payments as tax deductions if your property is negatively geared. If you back your property to appreciate and generate capital growth when you sell it, and your taxable income is considerable, this could be a worthwhile strategy.
<ul>
<li>Tax exemptions</li>
</ul>
Beyond negative gearing, an investment property has many other tax benefits. Outgoings including maintenance, improvements and repairs can be claimed as deductions, as can depreciation. Speak to your accountant before making an investment to see what you will be able to claim.
<ul>
<li>Flexible purchasing arrangements</li>
</ul>
If you're purchasing a home to occupy, it's unlikely many people, beyond your co-inhabitants, will be willing to contribute. But if you're buying an investment property, you may be able to work with family members, or friends, splitting the income generated. If you're considering this option, make sure you know the <a href="/expert-insights/buying/should-i-buy-a-property-with-a-friend-six-things-to-consider-first-ask-margaret">potential draw backs</a>.
<ul>
<li>Equity</li>
</ul>
If your investment property is positively geared, you can use the income to pay off your mortgage, building equity faster than you may be able to if you were paying off the mortgage of your own home using just wages.
That equity can then be used to expand your property portfolio.
The cons
<ul>
<li>First home owner grants</li>
</ul>
Many grants and concessions will not be available to you for your first purchase if it is not your primary place of residence. Even if you do buy a home to live in later on, you may find that you are no longer eligible for a first home owner grant due to your first purchase.
Some first time investors choose to live in their newly acquired property for six or 12 months to get the first home owners grant before moving out and renting the home. However, if the tax office can successfully prove you never intended to make the property your principal place of residence, you may be required to pay back the grant.
<ul>
<li>Volatile costs</li>
</ul>
Part of the allure of renting is never having to pay for maintenance (unless, of course, an issue is your fault). Leaks, mould or flooding isn't your problem, it's your landlords. Of course, if you rent and buy an investment property, suddenly you are a landlord – and all those problems with your investment property are now your own.
Don't underestimate the time and cost of maintaining a rental property. If you have a good property manager, you may have relatively few surprise costs. But for some unlucky property managers, the first time they hear about a leak is six months after it was reported, when the pipe has burst and the ceiling is ruined – blowing a small cost into thousands of dollars.
If you're purchasing an investment property, make sure you have plenty of time and money to deal with maintenance.
When renting and owning an investment property, you get all the frustrations involved on either side of the fence.
As a renter, you also face uncertain costs. Mortgage payments are generally quite regular, even with rate changes. The rent your landlord chooses to charge is not necessarily so consistent. If your landlord decides not to renew your lease, you are also tasked with finding new accommodation (and, normally, paying bond and a month's rent up front).
<ul>
<li>Capital Gains Tax</li>
</ul>
You will be required to pay capital gains tax when it's time to trade any properties that are purely investment assets. You aren't required to do so when selling your primary place of residence.
<ul>
<li>Relinquishing control</li>
</ul>
As many renters can attest to, living in a property you don't own can be a frustrating experience. Maintenance seems to take double the time it should, costs can go up unexpectedly and you can't customise your home the way you would like.
<ul>
<li>Which is a better strategy?</li>
</ul>
The answer will, of course, depend on the property you're hoping to purchase, your priorities, and your investment goals.
For some, the first home owners grant is negligible when compared to potential rental income. For others, the frustrations of maintaining a property that you don't have control over just isn't worth it, especially if you have no experience in property. Negative gearing benefits may not make a difference to someone on a low income, and if you're disinterested in renovations, you may be very happy to rent for the rest of your life.
Purchasing your first property is a complex investment and big financial responsibility – make sure you do your research. Speak to an accountant and be honest about your personal goals before jumping into the property game.

Buying an investment property while renting: The pros and cons

Quantity surveyors Washington Brown are warning investors not to get carried away with that holiday feeling this summer.
Over the holiday period many investors can fall into the romance of owning their own private get away. But Washington Brown says to tread carefully.
Holiday properties can be an enticing investment. Victoria’s coastal town of <a href="/news">Torquay</a> has a median house price of $617,000 and a median rental price of $400 per week, according to Core Logic RP Data.
Washington Brown says when buying a property, the ‘we have got to have it and we will make it work’ compulsion is natural. After purchase costs such as renovations and furnishing can build up and before you know it, you may have spent over $1 million on your new holiday property.
Quantity surveyor and depreciation expert Tyron Hyde says that there are way around spending a lot of time and money on holiday properties.
“Holiday houses can be depreciated if they are rented out to a third party,” said Hyde.
This stops you from staying at the house whenever you want.
“As long as it’s available for rent most of the year you can block out a two week period over Christmas and claim the depreciation pro rata,” Hyde said.
“You are still entitled to that deduction regardless of how many weeks the property is actually rented out as long as it was available for the full 50 weeks.”
“I’m seeing many clients buy holiday homes at close to, or less than the construction cost and if you furnish your holiday home, you’ll magnify the deductions.”

Beware the summer holiday home investment: Washington Brown

People are pretty comfortable with the idea of residential property investment. 
Most people (I’m guessing) have lived in a house or a unit before; many have also rented them.  So it’s a known quantity and having a few houses in our portfolio makes us feel pretty good.
Now, maybe you’ve been to realestate.com.au on the odd occasion, and you’ve noticed the ‘commercial’ tab on the far right.  A quick search in your local area brings up a plethora of offices, retail shops, warehouses, hotels and even commercial farms, many with the words ‘outstanding opportunity’. 
So is commercial property investment something within the reach of all property investors?  How does it compare to investing in residential property?  Should you be looking to diversify into commercial? 
Well the attractiveness and suitability of any investment boils down to risk vs return.  So let’s compare the two asset classes:
<ul>
<li>Returns</li>
</ul>
Show me the money, as they say.  Here, commercial has the upper hand with returns usually around 6-8%, and sometimes significantly higher for the real 'unicorns'. Residential returns are a little lower at 4-5%, but as you’ll see, less risky and cheaper.
<ul>
<li>Vacancy</li>
</ul>
One of the biggest risks in property is the vacancy rate.  How long can you afford to make repayments and pay outgoings on a property receiving no income? 
Residential property has lower vacancy rates than commercial.  A house or unit may stand vacant for a few weeks before it’s rented, whereas a warehouse, a shop or an office might be vacant for months or years at a time. 
The commercial leasing sector tends to be more affected by the economic climate - they’ll lay off staff and consolidate space when times are tough, causing a contraction in demand for space, whereas individuals still need somewhere to live.  That tends to make the residential property sector a bit more stable.
<ul>
<li>Rental / Lease agreements</li>
</ul>
In the residential world, striking a deal with a tenant is pretty straightforward with much of the common terms (or boilerplate) outlined in a mandated Residential Tenancies Agreement.  All you need to consider are your variables like lease term, rental amount, bond, etc. 
In the commercial world, there’s no statutory authority to tell you how to reach agreement - it’s all up for negotiation (there are conventions though).  Commercial leases run to dozens of pages and include things like incentives paid by the lessor to put towards fit out, and make good clauses, specifying if and how the tenant should return the tenancy when they vacate.  You’ll need specialist property lawyers or a tenant advisor to help with this process.
<ul>
<li>Cost</li>
</ul>
Square metre for square metre, commercial real estate is often cheaper than residential property (unless you’re talking about CBD office space north of $700 a square metre per annum) but because you’re buying more square metres per property, commercial is usually dearer in real terms.  And you have outgoings such as electricity, security, and base building maintenance to consider, however these are passed on to the tenant in some way (net or gross lease). 
In commercial, it’s easier to pass on costs if utility prices climb, but harder to do so with residential property.
<ul>
<li>Maintenance</li>
</ul>
A dripping tap or faulty ceiling fan in a residential property is an annoyance to a tenant and something you should get fixed promptly to keep your tenant happy.  However in the commercial world, tenants tend to be more demanding, particularly if the fault or shortcoming is costing them money - for example the air conditioning breaking down in a shopping centre in summer. 
For this reason, you’ll need a professional property manager with agreements in place with services contractors like air conditioning technicians, plumbers, electricians, security contractors, and who knows the language of that world.
<ul>
<li>So which is better?</li>
</ul>
You may get sick of hearing me say this, but it really comes down to your personal financial strategy, your financial situation, and your appetite for risk &amp; return. 
Before investing in property or any asset class, know what you’re getting into, retain good advice and don’t overcommit yourself. 
For many investors, commercial property represents ‘the next level’ where the scale is greater, the sums are larger, and the returns are higher.

Residential or commercial - which should I invest in?

You should always begin with the end in mind, in other words your desired outcome.
Once your journey begins, it’s easy to get distracted and stray from your path of systematic investment. Talk to your accountant about your initial setup and holding structure, as this will have an impact on the timing of your exit strategy.
Here are the four main exit strategies property investors:

There are some pros and cons to this strategy. Many people feel the need to be debt free and their only financial goal is to pay off the family home.
From time to time you will hear people toss around the saying ‘work smarter, not harder’. But the majority of people don’t do this. Instead, they work hard to pay off the family home with income they earn from a job. And that is a big waste of time.
I realise most people have been conditioned to think this way by their parents and society as a whole. But that doesn’t make it a viable strategy. I’ll give you an example that shows why paying off the family home over 25 or 30 years with earned income is a bad strategy.
Let’s say you only ever buy three properties in your life.
Two well-chosen investment properties bought at $500,000 each and the family home also bought for $500,000.
<ul>
<li>Investment property value - $1,000,000</li>
<li>Family home value - $500,000</li>
<li>Total property value $1,500,000</li>
</ul>
For simplicity’s sake we’ll assume the total loan amount is also $1,500,000.
Remember tax breaks and rental income will help you fund most of the loan repayments.
As we know, well-chosen property will double in value about every seven to 10 years. That being the case, all you need to do to become debt free is to hold the investment properties through one full growth cycle and then sell them.
This means your two investment properties will increase in value from $1,000,000 to $2,000,000. If you were to sell the two investment properties at this point for $2,000,000 you would incur capital gains tax of 25% on the profit from the sales (25% rather than 50% as these properties will have been held for a period longer than 12 months). The remaining amount available to reduce debt after tax will be $1,750,000.
You can now pay back the $1,500,000 debt on the investment properties and your own home, leaving you with $250,000 to play with. I’m sure you’ll think of something to do with the extra money.
This is a simple example of what you can do, though it’s not the strategy I recommend.
Remember, if the rent is covering the repayments on your portfolio, then what you have is good debt. It’s worth examining whether your desire to reduce debt is due to societies deep-seated belief that all debt is bad.

Or keep it as interest only but start paying off the principal from your excess cash flow.
Once you pay the debt on this property, focus your increased cash flow on your remaining total debt.
Your interest repayments have been reduced because you’ve already paid off one house. This means you can pay off your next house in an even shorter timeframe.
This is called the domino effect.
As each loan or house is paid off, cash flow improves and subsequent loans are paid off at a faster rate until you are debt free. This is a reasonable strategy to use while you are still working and it means you can have a stress-free retirement with a solid income. To truly become debt free or to fast track your wealth building, you may need to use the selling exit strategy in conjunction with the domino effect.

Neither of the above two strategies are my preferred options however. My choice is to:

This is relatively simple process. Once I’d achieved an increase in my portfolios value, I had my portfolio revalued. I then created a line of credit with the banks. This now allows me to use these funds to live off. This is an ideal situation, as long as your portfolio grows in value faster than your living expenses.
Most people want to know how they can eventually own their properties outright. But ask yourself this. If your portfolio is supporting your loan repayments and providing you with an adequate income, why do you need to pay them all off?
You could simply have your portfolio at a positive or neutral cash flow position and leave it to increase in value. Meanwhile you live off the equity gains. If the value of your portfolio increases on average at a faster rate than your yearly expenses, this may be a satisfactory strategy for you.

If they are smart enough to handle it. You can use this strategy in conjunction with the others I’ve mentioned. Simply transfer control of a portfolio that’s held in trust by appointing a new company director. The actual asset never changes hands so no tax is incurred. You are simply signing across control of the asset’s holding entity.
As with any exit strategy, the right ownership structure is very important.
Remember, your portfolio will be equity rich and positive in cash flow by the time you make an exit. An exit strategy is all about minimising tax and maximising returns.

“Is the property big enough? Is that the part of town that we want to live? How does it fit in with the kids commute to school? Do we like it?”
These are all emotional questions which are very important in achieving the primary objective of buying the family home – the objective of being happy at home.
The primary objective of investing is different – to make money over the longer term. So, it’s important to totally remove all emotion from the purchase decision and to treat the asset not as a property, but a financial instrument.
The majority of investors purchase properties within 10 kilometres of where they live.  When asked why, these people often say “I know the market”. Knowing a local neighbourhood and knowing a property market are completely different. Buying locally for no other reason or with no other research than it is simply close to where we live, would be like a share investor saying “...Qantas is my preferred airline so I’ll invest in Qantas shares” – the shares have performed abysmally.
Australia is not one single property market; even Brisbane/Sydney/Melbourne have markets within their own market. With over 9.6 million properties in Australia, it is unlikely that you would be lucky enough to have ‘the best’ investment opportunity in your own neighbourhood.
Property investors would do well to adopt a business owner mindset to building and managing their property portfolio.  You’re in the business to make money through providing accommodation to people. You’ll make more money from the growth of your asset value over time than from the net rental income collected each year.
It is irrelevant whether or not an investment property resembles something that you would live in – that’s not the objective, that’s emotions clouding a financial decision. Remember that different people have different preferences for the cars they drive, the food they eat, the clothes they wear, and the type of property they live in.
It is important that an investment property has general demand from a broad market. Demand for accommodation is most influenced by affordability (the more people who can afford it, the higher demand) and where people work. Ongoing demand creates competition and price growth.
I’m not saying rush out and find the ugliest property, but we need to keep in mind that whilst an exceptionally well presented property may look pretty, it will also more often than not come with a larger price tag. The property must be structurally sound and presentable for potential tenants (that means neat, tidy and everything in working order).   
After a few years of tenants occupying a property, the shine will wear off the ‘pretty’ property with the even prettier price tag. We want a property looking its best when it comes time to sell – not when you are buying it.
Purchasing an investment property is a financial transaction; not an emotional one!
