OSK unveils AURA, the latest stage in Southbank's $3.5 billion Melbourne Square precinct

National developer Time &amp; Place appears to have settled on a design for its long-anticipated Potts Point project.

After several years of back and forth with local council and the NSW Government, the developer, which has spent close to a decade targeting the former The Chimes site on Macleay Street, has now progressed its plans.

Following a concept design submission last year by SJB, Time &amp; Place has lodged a full State Significant Development Application with the NSW Government, this time for a scheme designed by Kerry Hill Architects.

The 16-storey proposal includes 44 apartments, 21 of which will be build-to-sell. These will comprise 19 three-bedroom apartments and two four-bedroom penthouses.

More than 50 per cent of the development will be dedicated to affordable housing, with 23 studio apartments to be delivered in line with the NSW Government’s Housing SEPP.

Kerry Hill Architects said the proposal is driven by a strong response to place.

“Our proposal for a new residential building for Potts Point in Sydney is driven by a deep consideration of place,” the practice said in its submission.

“This operates on multiple levels, including a landscape approach that reinstates endemic flora of the Sydney peninsula and provides a ground-floor garden for residents, reconnecting the site to its pre-European history. A brick podium further strengthens this relationship to context, integrating planting and fine bronze detailing that references the predominant material language of Macleay Street.”

The three-level podium will be topped by a communal resident space, featuring a covered pool designed to receive direct afternoon sun in winter, a neighbouring reflection pool, dining and event areas oriented to maximise sunset views, and an outdoor exercise zone.

The design also incorporates highly crafted shopfronts and a clearly defined residential entry to activate the street. Juliette balconies to the podium residences will provide passive surveillance and a strong sense of habitation.

“The tower steps back in a series of gently curved volumes that reference the rich Art Deco context of Macleay Street,” the architects said. “Carefully calibrated vertical fins frame the views while providing privacy and a sense of refuge.”

They are currently selling Park Modern, 246 apartments near the famous Botanic Gardens in South Melbourne.

The developer has approval for The Burke, a mixed-use project in&nbsp;<a href="https://www.apartments.com.au/new-apartments/glen-iris-vic-3146">Glen Iris</a>&nbsp;being delivered in partnership with Woolworths. The 60 apartments, positioned above a new Woolworths supermarket, are expected to launch in the coming months. <a href="https://www.apartments.com.au/developers/develotek">Develotek</a> is joining the likes of TOGA, Deicorp, and One Global Capital, betting on a boom in Five Dock ahead of the 2032 mooted opening of the Five Dock Metro Station.

Develotek, which is currently developing Bianca on the Drummoyne waterfront and has plans approved for a tower in Chatswood, has filed a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/79-81-queens-road-five-dock-nsw-2046">two-building project in the evolving Kings Bay precinct</a>.

The buildings, one more boutique just five storeys and the other 26 storeys, will rise from an 3,158 sqm site across&nbsp;79–81 Queens Road and 2–8 Spencer Street, will home 134 one-, two-, and three-bedroom apartments, above ground-floor retail and five basement levels of parking.

A key component of the proposal is the inclusion of 15 per cent of residential floor space as in-fill affordable housing, unlocking additional height and density under the Housing SEPP.

At the upper levels, the tower façade has been conceived using a modular system to support prefabrication and reduce construction waste, while improving build efficiency. The splayed form draws on the geometry of surrounding industrial rooftops, reinterpreting the area’s heritage in a contemporary expression while also helping to reduce solar heat gain to east and west-facing apartments.

Ascot’s Racecourse Road continues to be a hive of activity for Brisbane developers.

Following Fortis and GRAYA, which are both preparing new projects along the key strip connecting Kingsford Smith Drive and Eagle Farm Racecourse, local developer <a href="https://www.apartments.com.au/developers/skyhold">Skyhold</a> is the latest to lodge plans for its own development.

The group is proposing One One Two Residences, a boutique project comprising just seven apartments, named after its address at 112 Racecourse Road.

St Ives apartments have soared 47 per cent in price in the past five years, according to CoreLogic, with 8 per cent annual compound growth. The median price for two-bedroom units is $895,000, with a 3.7 per cent rental yield.
Jedinak began his career at Sydney United, with his performances earning him a trial, leading to a contract, with the Central Coast Mariners. The apartment was secured just after Jedinak left the Mariners to join Turkish club Gençlerbirligi.
Two years later the Camperdown-born midfielder moved to the English Premier League where he spent five seasons at London club Crystal Palace.
He made his debut for the Socceroos in 2008 and captained the Socceroo's in the 2014 and 2018 World Cup finals. 
He became a fan favourite at Crystal Palace when he scored a late winner in the final game of the season to secure a playoff place.
He captained the side to a playoff final win, taking them to the Premier League, and winning the player of the year in the process.

Retired Socceroo captain Mile Jedinak lists St Ives investment

On Sydney's upper north shore a St Ives offering has been sold off market by a billionaire who hails from the petrochemical industry in China.
The 5729 sqm Douglas Street property sold a year ago at $9.9 million with an older style single-level double-brick home, guest house, a pool and a tennis court.
But Paul Diks and Daniel Jin at Richardson &amp; Wrench had it re-listed.
They secured $11.2 million.
It seems it might now become a site for five houses.

Popularity for residential properties in St Ives has increased, according to Savills latest report.
“The predominantly residential suburbs of St Ives and St Ives Chase are situated on the Upper North Shore of Sydney, approximately 18km from the Sydney CBD.
“St Ives has recently experienced an increase in popularity and is now considered a suburb of choice, whereas it was once viewed as a more affordable alternative to the neighbouring suburbs of Pymble and Gordon.
“Amongst other attributes, shopping centre and parks, as well as access to city and bus services mean residential property in the St Ives area is in high demand.
“Given the suburb developed later than neighbouring suburbs, the primary architecture style is modern homes on larger than average blocks of land as opposed to period homes.
“These large homes are attractive to growing families, particularly given the lack of preservation restrictions, which are found in neighbouring, older suburbs.
“As well as the housing stock, in the past ten years there has been a large growth in the development of apartment blocks, particularly around the shopping centre.
“This is part of the government mandate for more medium density housing throughout Sydney,” the report stated.
Savills says that property prices in St Ives and St Ives Chase has significantly increased in the past decade.
“Property values in St Ives and St Ives Chase have experienced significant growth over the past decade with house prices increasing by 95 percent and 110 percent respectively, in line with the Sydney average.
“Over the past year, price growth has remained in double digits while a slowdown was recorded across other parts of Sydney, reflecting a lack of supply in the area.
“Apartment prices in St Ives recorded a more subdued rise over the longer term, increasing by 45 percent over the past ten years.
“However, much like houses, growth over the past year has outperformed the Sydney average with a rise of 9 percent.
“The average sale price for a house in St Ives and St Ives Chase in December 2016, was $1,905,000 and $1,756,000 respectively.
“This is significantly higher than the Greater Sydney average of just over $1,000,000 but offers a discount compared to the neighbouring suburbs of Gordon and Pymble where the medium house price is $2,445,000 and $2,302,000 respectively.
“However, this gap in prices is beginning to narrow as the popularity of St Ives increases,” the report advised.
The current median price of houses in St Ives and St Ives Chase in 2017 according to CoreLogic is $1,985,000 and $1,840,000 respectively.
A five bedroom house at <a href="https://www.realestate.com.au/property-house-nsw-st+ives-125275902" target="_blank">10 Kitchener Street</a>, St Ives (above) has been listed with a price guide of $1.95 million.
Similarly a five bedroom house at <a href="https://www.realestate.com.au/property-house-nsw-st+ives-123591890" target="_blank">39 Douglas Street</a>, St Ives (below) has been listed for $1.895 million.

The median rent in St Ives is higher than Sydney averages according to Savills.
“While the private rented sector in St Ives is much smaller than other areas across Sydney, it is growing.
“At $1,200 per week for a house and $710 per week for a unit, the median rent in St Ives is higher than the Sydney averages of $650 and $560 per week.
“However, rental values vary significantly depending on property type and size,” the report commented.
Downsizers play a key part in St Ives’ housing market Savills says.
“Downsizers play a key part in the housing market in St Ives as the majority have paid off the mortgage on their larger, family homes, giving them significant buying power on their next, smaller property.
“Across the suburb, just over a quarter of the population are aged over 60 compared to 18 percent across Greater Sydney.
“International buyers are an important source of demand for the housing market across Sydney as both owner occupiers and investors.
“In St Ives, there has traditionally been a large South African population.
“This is still the case with 12 percent of the population born there compared to just 0.8 percent across Greater Sydney.
“There is also a growing Asian population in the area.
“The most recent census data from 2011 recorded 9 percent of residents describing their ancestry as Chinese, slightly over the Sydney average.
“This is likely to have increased over the past six years, as Chinese buyers look further afield.
“Accessibility to employment locations is high priority for many house hunters.
“Residents in St Ives work in a number of locations, reflecting the suburb’s connectivity to both the centre of Sydney and other key employment locations.
“The largest employment industry for people living in St Ives is the Professional, Scientific and Tech sector accounting for 18 percent of employees compared to an average of 10 percent across Sydney.
“This industry is the fastest growing in Sydney meaning St Ives is well placed to draw on the newly created wealth in these industries,” Sophie Chick, Head of Savills Residential Research stated.
Savills says that low interest rates, population growth and investments are some of the factors that will determine the outlook for St Ives.
“It is important to assess the outlook for the St Ives area in the context of the Sydney market.
“Factors such as low interest rates, population growth and infrastructure investment point to a positive economic outlook for NSW over the next five years.
“These factors are expected to continue to support demand for housing, particularly in Sydney.
“However, we do expect the rate of house price growth to slow, given the affordability pressures and the regulatory measures implemented to slow the amount of bank lending to investors.
“The St Ives area continues to offer good value in comparison to neighbouring suburbs as well as having high quality housing stock, an abundance of open space and good schools.
“We expect these factors to continue to appeal to buyers, particularly families,” the report commented.

St Ives residential market continues to grow in popularity: Savills

The family home at 26 Richard Road St Ives sold last Friday.
The five-bedroom home is located on the 950 square metre corner block of Richard Road and Byron Avenue. 
The home features a luxurious two-storey high glass wall overlooking the pool area. 
The property was sold by Raymond Lin at Savills Cordeau Marshall Lindfield. 
The median house price in St Ives is $1.7 million according to CoreLogic RP Data.
