The new <a href="https://www.apartments.com.au/new-apartments/yarraville-green-42-stephen-street-yarraville-vic-3013">Yarraville Green</a> development in Melbourne's inner west is showing that landscaping can be just as influential as architecture, with buyers responding strongly to the garden-first approach adopted from the outset by developer Excelon Projects and the project's design team.

The enormity of delivering a true skyscraper in Australia's new development market is often overlooked.

It has taken the best part of a decade since plans for Chevron One were first unveiled, but the 41-storey tower is now complete, with residents collecting their keys and moving into what has become one of the Gold Coast's most recognisable new landmarks.

Rising 127 metres above Chevron Island, Chevron One stands almost twice as high as any other building on the island. Its scale places it alongside the trio of towers at Jewel, arguably the last truly significant addition to the central Gold Coast skyline when they were completed around six years ago.

The tower has been the talk of the town for years, says Ray White Projects Gold Coast agent Caitlin Rosenboom, who is selling the remaining apartments.

Last month saw more residences on the market than is normal for the season, prompting speculation that the market is entering a lull from research firm SQM Research.
A total of 348,222 residential properties were listed last month, down 1.2% from March. But according to SQM Research, April usually marks a more substantial drop in national stock levels.
There was a minor monthly increase in listings in Darwin, Melbourne and Perth, contributing to the softer than usual national drop. Sydney’s housing market was also a contributing factor, recording a yearly decrease of 13.5%, compared to year-on-year decreases in stock levels of 17% in recent months.
SQM Research’s Asking Prices Index showed that both dwelling and unit prices stagnated in April. Capital city average asking prices increased by only 0.1% for houses and 0.5% on a monthly basis.
According to SQM Research managing director Louis Christopher, the apparent lull in the market is not necessarily an indication that boom times are over.
“Listings did fall during the month, however this was expected due to the multiple long weekends. The fact they did not fall much, and indeed rose in some cities, provides an indication that the market might be in a brief lull, overall,” said Christopher.
“However as we have already said prior to today, each city is telling its own story. I for one am not convinced yet that the boom is over in Sydney. On the other hand, there appears to be ample evidence now that the mining downturn is affecting the Perth and Darwin housing markets.”

Realestate.com.au have released the top 10 suburbs searched online for apartment rentals over the past six months (September 2013 to February 2014) based on their internal statistics.

<li>Brisbane (QLD) 4.7% vacancy rate (SQM Research) Daniel Argent from Urban Property in Brisbane says that the rental demand for inner Brisbane apartments is increasing.“There is definitely a high level of rental demand for inner city apartments. There are a lot of people looking for two-bedroom apartments that are close to shopping and transport. With such high demand we find that most of the properties are tenanted within two weeks of listing,” said Argent. </li>
<li>Canberra (ACT) 2.5% vacancy rate (SQM Research) </li>
<li>Perth (WA) 5.7% vacancy rate (SQM Research) <a href="https://www.realestate.com.au/property-apartment-wa-perth-412854299" target="_blank">This two bedroom, two bathroom apartment</a> is currently available to rent in Perth. Sitting on the border of East Perth and Perth, it’s available at $750 a week. </li>
<li>Melbourne (VIC) 6.2% vacancy rate (SQM Research) </li>
<li>Docklands (VIC) 5.8% vacancy rate (SQM Research) A renter could lease an apartment in <a href="https://www.realestate.com.au/property-apartment-vic-docklands-412777379" target="_blank">this Docklands complex at $400 a week</a>. Unfurnished studio apartments at Victoria Point are leasing from $315 per week. Docklands' difficult conception and towering cranes previously saw Property Observer take a deeper look at the area, expected to have attracted $17.5 billion by 2025 in private sector investment, in this <a href="/news/vic/docklands-finding-its-feet-after-a-difficult-conception">suburb spotlight</a>. </li>
<li>Southbank (VIC) 2.3% vacancy rate (SQM Research) An unfurnished <a href="https://www.realestate.com.au/property-apartment-vic-southbank-412778263" target="_blank">one bedroom apartment in the Victoria Tower</a> will set a renter back at least $405 per week. Shared facilities include a gym, tennis court, spa, sauna and pool. </li>
<li>Braddon (ACT) 1.5% vacancy rate (SQM Research) This <a href="https://www.realestate.com.au/property-townhouse-act-braddon-412841911" target="_blank">three bedroom, two bathroom townhouse in Braddon</a> is significantly more affordable, at $670 per week. </li>
<li>Nathan (QLD) 3.3% vacancy rate (SQM Research) </li>
<li>Parramatta (NSW) 2% vacancy rate (SQM Research) The booming Sydney "second CBD" suburb of Parramatta is currently seeing <a href="/expert-insights/buying/slab-to-be-set-on-highest-residential-tower-in-parramatta-v-by-crown-today">the tallest residential tower in the area, V by Crown</a>, under construction. The impressive development may just underpin the longevity of the area. </li>
<li>Chatswood (NSW) 2.8% vacancy rate (SQM Research) <a href="https://www.realestate.com.au/property-unit-nsw-chatswood-412715351" target="_blank">T</a><a href="https://www.realestate.com.au/property-unit-nsw-chatswood-412715351" target="_blank">his freshly painted and two bedder</a> in Sydney’s Chatswood is available for $525 per week. </li>

Interestingly, as noted above, the vacancy rates are still high on a number of these areas - and SQM Research's Louis Christopher has since tweeted Property Observer that he has put out warnings to investors on a number of these suburbs. Docklands and Southbank, in particular, have long had a <a href="/expert-insights/buying/melbourne-residential-unit-market-oversupplied-and-its-going-to-get-worse-terry-ryder">reputation of an apartment market oversupply</a>.
The number of tenants and sharers seeking apartments rather than other types of property, both established and new, is up to 39% of the market – an increase of 7% since 2012, according to the realestate.com.au figures.

Tenants under the age of 35, earning between $50,000 and $99,000 are those driving this trend. Within this, 52% of Gen Y said they’d like to live in the inner suburbs.
While only 6% of Gen Y tenants nominated regional suburbs as their ideal location, 15% of baby boomers preferred regional suburbs, in their 2014 Consumer Insights Report on Tenants and Sharers.
Of all tenants, 72% of Gen Y said they’d take care of the property like it was their own, with 84% of Baby Boomers citing the same. Six in 10 tenants have said they spent money to make improvements to a rental property.
The general manager of sales and operations at realestate.com.au, Arthur Charlaftis, said that the key for tenants is research and knowing the key statistics about the area, as well as the amenities and lifestyle available.

Where do tenants want to rent? The top 10 suburbs where renters are searching for apartments

SQM Research has recorded flat asking prices and rising stock levels across the country for the first quarter of 2014.
According to the research firm’s latest figures, the capital city average house asking price fell 1.6% over the March quarter, while unit prices stayed flat. Sydney asking prices for houses dipped by the same 1.6%, with units rising by just 0.2%, a result that may surprise some given the bullish outlook many commentators had for the city at the beginning of the year.
Adelaide was the quarter’s strongest capital city market, with house asking prices increasing by 0.9% and units climbing by 3.5%.
SQM Research managing director Louis Christopher noted that SQM’s findings for the quarter differ from those provided by RPData.
“This is all in contrast to the very bullish findings from the RP Data daily index, which among other things, reported a very sharp rise in Melbourne dwelling prices of 5% for the quarter and now has Sydney up over 15% for the year,” said Christopher.
“While that index may be meeting our forecasts this year of 15-20% rises for Sydney, SQM Research continues to remain dubious of it and strongly recommends for you to follow the ABS and APM versions of house price sold data, which will be reporting early next month based on a lot more sold data for the quarter gone by.”
The firm also reports a rise in stock on market for March, with a 1.8% increase over the month to 352,369 dwellings.
However, the national stock level was down 5.2% on a year-to-year basis, with Sydney’s stock on market down 17% from March 2013.
Darwin recorded the highest jump in stock on market from the previous year, with listed dwellings rising 12.8% from 1,221 in March 2013 to 1,335 last month. SQM Research noted that stock on market levels are particularly vulnerable to seasonal influence, making monthly fluctuations a less useful indicator of market conditions than year on year analysis.
The research company expects a fall in listings over the Easter holiday period.
