Derby Street by Milieu, at the top end of Collingwood

A rare new apartment development in the Blue Mountains is the latest in a string of State Significant Development Applications submitted through the New South Wales Government's Housing Delivery Authority.

A total of 270 apartments are being proposed for the 1.16-hectare site at <a href="https://www.apartments.com.au/new-apartments/blue-mountains-alpine-retreat-142-150-narrow-neck-road-katoomba-nsw-2780">142–150 Narrow Neck Road in Katoomba</a>, a parcel of land adjoining the former Katoomba Golf Course. The site was acquired for $3.85 million in 2021 by private developer VDM Prime.

The apartments, comprising a mix of serviced apartments, affordable housing, and traditional build-to-sell product, will be spread across eight low-rise buildings, along with a separate building for a new restaurant, arranged around a green spine that leads to a central park.

The Urban Design Report by Atlas Urban says the vision is to create a "contemporary mountain precinct that is responsive to its escarpment landscape, heritage character, and community context."

"The development responds to the current housing supply and affordability challenges identified under the NSW Housing Delivery Authority (HDA), providing a balanced mix of standard, affordable, and short-stay accommodation," the report noted.

"By introducing a variety of dwelling types and tenures, the proposal supports intergenerational living, local workforce retention, and greater housing choice within an area constrained by topography, heritage, and environmental protections."

Of the 270 units proposed, 52 will be serviced apartments. The remainder will comprise 54 studios, 121 one-bedroom units, 39 two-bedroom apartments, and four three- to four-bedroom residences.

The Design Report, by VDM Prime and appointed architect Antoniades Architects, noted that the design seeks to "provide a built form outcome that is highly considered, respectful and contextually fitting, whilst contributing positively to an evolving precinct."

"The site offers three frontages and the opportunity to provide a meaningful interface with the public domain environment. the design has a sympathetic response to streetscape and the green open space that surrounds the site."

The report states that the buildings are broken up to establish an appropriate bulk and scale, emphasised through height and setback strategies and defined through articulation that supports the transition of precinct granularity. It also notes that a central communal open space is established through the site to enhance the social dynamic and access to amenity, including natural ventilation and light to the apartments. The east and west frontages receive solar access during the morning and afternoon, whilst maximising views to the green open space.

The site adjoins the recently completed Yarrabee Katoomba development, comprising 24 duplexes that were completed last year and sold through McGrath Projects.

The relatively new Housing Delivery Authority pathway established by the NSW Government allows developers to submit State Significant Development Applications through a fast-tracked state process, effectively reducing reliance on local council approval pathways and aiming to accelerate housing delivery across New South Wales.

Architect Chris Idle describes the intent as long-term rather than stylistic: “We wanted it to feel timeless.”&nbsp;

This emphasis on durability extends to how the buildings are accessed and secured. Entry is managed through keyless systems, with a double-gated basement incorporating number plate recognition for vehicle access. The Heydon Street approval followed extensive consultation with Mosman Council, with Abadeen working closely with Council throughout the assessment process.

The approved scheme comprises 27 residences, with only four per floor, creating a low-density living environment. The building will include four half-floor penthouses designed to capture views across Middle Harbour, Sydney Harbour and the surrounding district.&nbsp;

The project is expected to appeal to downsizers and owner-occupiers seeking house-like proportions, privacy and local convenience. There will be north-facing Middle Harbour views from the second level upward. It is also just a flat 100-metre walk to Bridgepoint Shopping Centre, which will appeal to owner-occupiers and in particular downsizers.

Two-bedroom residences are expected to be priced from $1.99 million when sales launch later this year.

Hotelier Julian Gerner will retain ownership of Sorrento's Continental Hotel in a deal struck this week.

"It is an outstanding investment and development opportunity to bring new life to Sorrento’s iconic Continental Hotel," said Wells.
“The Continental Hotel redevelopment is a major undertaking, in a seasonal location and requires a respectful and detailed restoration,” Gerner noted.
“This has created some complexity around commerciality and funding.
"Due to increasingly difficult market conditions, I have resolved to take the project back to market.”
Heritage restoration and basement works have commenced, while the planning approvals provides for mixed use development capitalising on the site to provide a hotel, public bar, restaurants, multiple function rooms, café and two penthouse apartments along with parking for 114 cars.
The hotel has been closed for over two years.

Sorrento's stalled Conti Hotel listed for sale

Billionaire Lindsay Fox has bought another commercial holding in Sorrento on Victoria's Mornington Peninsula.
The Fox family have paid $3 million for a 1,660 sqm fringe land holding at 856 Melbourne Road (above).
Currently on the land are two 1920s built homes.
It it's likely given its location one street back from the main shopping strip on Ocean Beach Road, that it will be developed into commercial premises.
One of the homes was known as Mayfair. They were sold as a tenanted investment, according to the Commercial Real Estate website.
The site sits along the road from where Fox owns a 4000 square metre site on the corner of Melbourne Road and Ossett Street, the busy roundabout at the far end of the retail strip.
Running from 839-843 Melbourne Road and on Ossett Street, Fox acquired it for $4.1 million in December 2015, settling October 2016.
CBRE secured the recent sale which was bought by a family run company Fox Shelf No 1 Pty Ltd.
The Fox family have their weekender compound at Portsea, a 16,000 sqm compound on the cliffs.
The most recent retail sale within the Sorrento township was $4.07 million for 54-56 Ocean Beach Road, the Sportsgirl premises - $1 million above reserve.
Investment company, developer and retirement living specialist Knowles Group bought the premises, paying more than $22,000 a square metre — a record for the popular coastal shopping strip. It is headed by Melbourne socialite Coral Knowles, the wife of John Knowles.
The Country Road concept store fetched $7.125 million in 2018 when the former Post and Telegraph office and postmaster’s quarters was sold. 
The 10-16 Ocean Beach Rd property on 750sq m had been expected to sell for over $6 million.
The vendor, former Rothschild Australia chairman Peter Griffin, paid $2.53 million in 2013 for the property.
It is currently leased until 2022 with two further five-year options available.
It sold to Anna Maria and Giuseppe Pollio.
In 2016, the Mitre 10 hardware store at 80-98 Ocean Beach sold for $11.47 million to Melbourne property developer Colin DeLutis on a yield of 0.4 percent.

Thalatta, a 1400sqm clifftop block with a 1950s shack in Sorrento, has sold for just below its $10 million asking price.
The weatherboard house had been a holiday home for the Langford family for more than seven decades.
It was offered by Liz Jensen and Gerald Delany from Kay &amp; Burton Portsea.
Located at <a href="https://www.realestate.com.au/property-house-vic-sorrento-130160246" target="_blank">10 Netley Avenue</a>, the original family home comprises of three bedrooms, bunk room, open plan living with fireplace and verandah with sea and coastal views.

The expressions of interest campaign closed on February 12 and the property sold February 14, The Herald Sun reported.
“There were six parties interested and four put in bids in a silent auction,” said Jensen.

The family is descended from Clements Langford, a noted master builder and philanthropist.
He who was involved in the construction of the spires of St Paul’s Cathedral in the city.
Clements Langford was born on 25 March 1853 at Portsea, Hampshire, England.
The family arrived in Tasmania in 1864 and moved to Melbourne in 1868.
After working with auctioneers Beauchamp &amp; Rock, Clements was apprenticed to the builder in 1869.
From 1887 he had a holiday house at Sorrento.
Langford undertook an eclectic range of contracts including the Bryant &amp; May factory, Hoyts' Theatre in Bourke Street, the Myer Emporium and the Herald Building.
He died on 6 February 1930 at Sorrento with his wife and five sons and three daughters of his first marriage survived him, inheriting an estate sworn for probate at £181,632.
